Experiencia fantástica: While trying to look for a home for my family, I had the pleasure of working with Wendy, who was so pleasant and willing to assist with my needs. The property was very well-kept and the viewing process was very smooth. This company has good thing going here!

Experiencia negativa: We rented through Caldwell Property Management for 8 years, and unfortunately the maintenance and customer service got worse every single year. The biggest issue was how long repairs took and how little urgency there was from management. We had major air conditioning problems during Arizona heat, and instead of handling the repair professionally, Caldwell pushed the responsibility onto the owner. It took over 46 days to finally get repaired and it wasn't ever completely taken care of. We also had a kitchen leak that took about 2 weeks to fix, and a backyard water leak that dragged on for months. During the delay with the backyard leak, a tree died. When we moved out, they actually charged us for the dead tree even though the issue happened because the repair was never handled in a timely manner. When we first moved in, the carpets smelled strongly of dog urine and were in poor condition. Caldwell’s response was basically, “You can have them cleaned if you want.” The backyard was also left in terrible shape. The carpet in high-traffic areas was badly worn, and instead of replacing it properly, they simply stretched the carpet as a temporary fix. That didn’t last long. The communication and customer service were equally disappointing. Maggie was consistently rude, dismissive, and acted like every phone call or maintenance request was an inconvenience. After 8 years as tenants paying rent on time, we expected much better treatment and professionalism. We stayed as long as we did because we loved the area and our daughter attended Legacy, but moving out was another nightmare. We paid a very large amount to terminate the lease early, yet they still sent us to collections afterward. At this point, small claims court appears to be the proper next step. I would strongly encourage anyone considering renting through Caldwell Property Management to document everything carefully and think twice before signing a lease with this company.

The next day, 5 minutes after their office opened they emailed me and told me the listing already had accepted a different applicant, they still took $120 dollar application fee from me and my husband. They refuse to refund it since the listing was already taken, they also emailed me and told me they wouldn’t be contacting me about the matter anymore which makes me very nervous that the whole thing is a scam and my husband and I just applied for a house and got scammed because they now have all our information. I would not recommend business with this company. Not very professional.

I’m a 72 year old widow and I have been a homeowner my whole life until recently. Life circumstances happened and I’m my 3rd year lease with this company. I just want you to know, this company ( Wendy ) my point of contact, is an absolute joy to work with. I can text or call with anything that may come up, and they immediately get back to me with help. I had my dishwasher go out, had a brand new installed. This past weekend, while moving Christmas boxes in my garage, I discovered my hot water tank had rust and corrosion on the front of it. I sent Wendy pictures and she had a plumber call me within minutes. A new one was installed yesterday. I still work full time, so these contractors they hire are working around my schedule. I’ve had plumbers, electricians and handymen here and they are all very polite and thorough. I highly recommend this company!!

Experiencia negativa: Discriminatory and Unprofessional Management: From the beginning, the manager, Maggie, was cold and not welcoming. I was fully approved for a rental based on my credit, income, and background. After I mentioned property issues like exposed wires, cat hair, and poor cleaning, I was told the home was “move-in as is.” When I referred to “we,” Maggie asked who “we” was, and after learning it included my husband — already listed on my application — my approval was suddenly changed to “pending” and then denied because he “has no credit or background.” My husband is a legal U.S. resident with a green card, which requires a federal background check. It became obvious this was profiling and discrimination after seeing his photo and realizing he’s an immigrant. If you’re a person of color, immigrant, or expect professionalism and fairness, avoid this management company.

Experiencia negativa: Do not allow companies like this. Tell you that you have to pay for stuff like utilities management and air filters. This is just a way for the miss scam you to get money from you. Fight back against it. Air filters don’t cost that much and the utility management is absolutely nothing at all.

Experiencia negativa: My experience with Caldwell Property Management was extremely disappointing and disheartening. I had worked diligently with my own realtor, as well as the realtor representing the homeowner, to secure a single-family rental home. Both realtors involved had collaborated to complete an application that included background and credit checks, which were reviewed and approved by the homeowner. Part of the appeal of this home was that the owner had been struggling to find qualified buyers, and we expressed a strong interest in renting with the option to buy. It felt like a good opportunity for both sides — a win-win situation. However, after the homeowner brought Caldwell Property Management into the process, we were asked to submit a completely new application and undergo another round of background checks, even though we had already been approved Caldwell persuaded the homeowner to not move forward with us as tenants. The most difficult part was having to tell my family that we no longer had a home, after believing everything was finalized. We had even turned down two other properties because we truly believed this one was ours. It was embarrassing, frustrating, and felt incredibly unfair. Caldwell Property Management’s involvement added unnecessary layers, created confusion, and ultimately caused a promising situation to fall apart. I would not recommend working with them based on our experience.

Experiencia fantástica: I have had a wonderful experience renting a home managed by Caldwell Property Management. I have rented in a lot of places including other houses and apartments. It can sometimes be a real gamble if you'll get property managers who seem to actually care about tenants in more than just words. I have found Caldwell to be very responsive and reliable. The few times I've had to make an emergency call, they had my back. When I've needed to make changes on the lease, they make it super easy. When I've needed repairs around the house, they get it done in an organized way. The contractors they hire to do that work have been awesome as well. Heck, even the guys who have come to do our rental inspection are super nice. Renting can be frustrating sometimes, and I'm grateful to Caldwell PM for keeping things easy, and having our back when we need it.

Experiencia negativa: Do not rent from Maggie Duncan!! 5 years with this company, and the first 2 property managers, Wendy and Suzi, we’re good. They both responded in a timely manner, but this last year with Maggie has been horrible. It takes emailing her daily for her to finally respond. And when she does respond, she is incredibly rude, disrespectful and dismissive. I messaged her once clearly stating I’m a tenant and she responded so sweetly, but reading through her response, she thought I was the owner of a property. After having to explain that I was a tenant, she became short with me. 5 years in the house and all of a sudden, the owners want to do a month to month lease. Strange because just previously, the owners extended the lease contracts with Wendy and Suzi as the property managers, but with Maggie, month to month? I suspect Maggie makes commission and is not being totally honest with the owners/tenants. I suspect she want my family out in hopes of raising the rent at this property so she can pocket a little more money. From all my experiences with Maggie, she is a horrible person, and since she is a representation of the company, I refuse to rent from this company in the future. Like I said, do not rent from Maggie Duncan. Not one good review of her anywhere, good luck finding one, an honest one at least. Not all these negative reviews are lies.

Experiencia negativa: BEWARE!!!! Please read the persons review before mine as well. I am not one to ever write reviews, but I feel passionately about this. For one, Maggie couldn't have been any ruder or more dismissive on the phone. I felt very disrespected by her and quite honestly, would NEVER want management who treated me how she did. Do not spend your money on applications. She told me verbally she was going to take the listing off because of how many applicants there were and just couldn't "undertsand why there were so many people interested in this place". She never took the listing off, so they are receiving $55/applicant and just letting them rake in and you cannot get a refund. Please beware. Once again, I do not like to put negativity out there, but I hope to save someone else from making the same mistake we did. $110 down the drain. All I ask is that you read this and choose someone who actually cares about their customers and responds within timely manner. Also choose someone who will not steal your money. As the other review said, theft. BEWARE!!!!

Experiencia negativa: IF IT IS POSSIBLE I PUT ZERO STARTS, Please look for another agency, the start was smooth signing papers and setting the expectations. After that many things started feeling apart. 1- They didn’t take the pictures. 2- We were ready to leave and they didn’t send the inspector until a few days later. 3-Communication is poor, Maggie didn’t answer the phone just emails by the way, late responses. Probably you will think this a hate review however if you want to avoid passing for this take it in mind.

Maggie Duncan, the Manager... took our $110 application fee, then said she couldn't wait for the response from our previous landlord to confirm our rental history, after 1 DAY!!! That's theft. She would send us documents that weren't meant for us, totally unexplained, then later she would tell us who it was for, our landlord... zero timely explanation or response about anything to clear it up. Then she wouldn't answer our calls (must leave voicemail), and she only emailed the previous landlord. She didn't even call that landlord ONCE, which obviously would've just reached him immediately to confirm our rental history rather than waiting for an email reply. Easy excuse to take money from applicants without doing even half of your job to call the renters' landlord. We can prove this, we're literally friends with our landlord...! If you saw our whole email thread, you would NEVER even consider renting from Caldwell Property Management, at least not while Maggie Duncan works there. I know we dodged a bullet here, and I'm glad this happened so that we're not renting from these people. How Maggie maintains a management level position is far beyond me. Must be of no concern for the owners, which is a very bad sign for any tenants. Keep your money far away from any Caldwell Properties.

Not only do they take care of all the day to day issues, but bring bigger issues to us with solid suggestions for the best way forward. Their skill and expertise has helped us in so many ways. I do not recommend applying online unless you ABSOLUTELY are sure the property is available. They’ll send you an email like “there is an application that hasn’t been approved yet, not sure if you want to apply” very facetious to still get 55$/applicant from you. Very disappointing.

Experiencia negativa: I am shocked at how rude this property management company is. When I initially rented my townhouse, it was directly from the owners. Due to maintenance issues, they hired Caldwell to manage the property and it has been a headache as a tenant since then. They are rude and unhelpful - and it feels like the owner and the property management company bullies the tenant. DO NOT RENT FROM AN OWNER WHO USES THEM.

Experiencia fantástica: My AC went out in the middle of the night, it being June, it was hot. I contacted the emergency after-hours number and Philip responded and told me that a work order was sent to the landlords warranty service. I contacted them and they said they could not make it out for five days. I reached back to Philip and he reached out to Wendy. She soon responded the landlord okayed having their AC tech come out and by mid afternoon it was fixed. They follow procedure but when that doesn't work, they improvise to get the job done.

She responds to my queries right away; if it is something she cannot answer, will direct to the right person. If we need to do repairs, will give us quotes right away. When they communicate with their different dept about any issue with your propert, you will be always in the loop. Without me asking they will look into comps and adjust rent accordingly every year. If we have an issue with tenant, they are quick to address it. They also will do inspection once every year.of the property. All in all, I am very pleased with them. Thank you Angie and team

They are so helpful with everything and quick to resolve any issues. I can't imagine a better service out there. Caldwell has been managing my property for about three years. Early on, their communication wasn't great but that is no longer the issue. They maintain a high level of professionalism and everything is done on time and as efficiently as possible. I never have to stress about any property or tenant issues. I plan to continue trusting Caldwell with my managing my property for years more.
