I even wrote them a note letting them know how great their website was and I felt was the best I had used for an HOA. Easy to use and when I had to leave and got get correct information, the website actually emailed me the work I had done so it picked right back up with the information already added and I was able to finish registering our tenant. Very pleased.

Experiencia negativa: My parent’s community HOA was recently transferred to Heywood, and the experience has been incredibly frustrating. The payment process is confusing, unclear, and far from transparent. They automatically switched my elderly parents to paperless billing without clearly notifying them, and ever since, every step of the payment process has felt unnecessarily complicated... late fees, admin fees, processing fees, you name it! Even the “convenient” payment options come with added charges. Auto-pay sounds helpful, but their own instructions warn that it won’t adjust if assessment amounts change. That means you can still get hit with penalties if you don’t manually update it in time. So if you’re switched to paperless billing without realizing it, you might not even see the statement. It honestly feels like the system is designed to make payments harder and find new ways to collect fees. Just unnecessarily complicated and unfair, especially for older homeowners who may not be comfortable with online systems. At this point, it’s hard to see what value this HOA provides beyond collecting payments and issuing fees. An HOA should make life easier for homeowners, not harder. Based on my family’s experience, this has been really disappointing and discouraging.

All inquiries were received, documented, and routed promptly, and responses were provided based on the Association’s governing documents and the bank’s posted activity.
Statements were delivered according to the owners’ selected delivery method, and the system shows that the emailed statements were received and opened. Fees referenced in your review, including administrative and returned-payment charges, are costs or direct bank charges, which management does not have the authority to waive.
Our role is to coordinate communication, provide account information, and follow the procedures set by the Association, which occurred throughout this exchange.
If anything remains unresolved, we are happy to ensure it is routed to the appropriate party.
Experiencia positiva: I have been waiting over 6 months for a response to a violation they sent me about plants in Sonoma ranch. I was on the zoom meeting and asked if someone would call me the gentleman said if it wasnt to late ge would call that night or tomorrow morning as if 9 o'clock tonight he never called. As I'm handicapped and with my walker i don't want anymore plants in my yard it tangles up the wheels but i guess they just don't have the time. Ive sent you everything i have and it's not my fault that you didn't get records from the old HOA that my new landscaping was approved and i think they want me to tear it out. Just sad they won't contact a handicapped person to talk about anything

Over a week of sending follow up emails trying to get a reply on a pool key replacement we already paid for but they won’t send. Terrible customer service. I’ve never dealt with a company with such awful follow up. I’m convinced that any good reviews are from their family and friends because there is no way we are all talking about the same management company otherwise.

Experiencia negativa: Gate is always broken at Taos, unsafe, Heywood takes forever to reply, we pay over $300 in fees and honestly for what...our wonderful landscapers and a clean pool. To purchase a new gate key I don't even get to test it first and they are non-refundable? I love where I live but wish a better company managed us.

Experiencia negativa: I’ve had nothing but frustration dealing with this HOA. For the past few weeks, I tried calling multiple times to resolve an issue with my autopay, but no one would answer. When I finally got through, I mentioned the autopay problem, and the woman named Carly spoke to dismissively said, “That’s on you.” She then transferred me to someone named Brenda to leave a voicemail. While also calling I spoke to someone else and I understand that people work remotely, but it’s incredibly unprofessional to hear kids in the background while trying to handle payments. Communication is seriously lacking, and it feels like they make it harder than necessary to get simple issues resolved. There’s no clear way to access account information online, which forces residents to call in for basic details—only to be met with unhelpful responses. It shouldn’t be this difficult to pay dues on time. If you're considering moving into a community managed by this HOA, I’d recommend asking a lot of questions upfront about how they handle payments and communication—you’ll save yourself a lot of headaches.

Experiencia negativa: If I could leave zero stars I would. Terrible communication from Chris and Haywood property management. They don't take residents concerns seriously. They do not respond to questions in any kind of timely manner. They refuse to hold the HOA board accountable for anything and just allow them to operate with total impunity. Unequal enforcement of HOA policies? That's not a problem for Haywood. Residents vehicles being target for towing while other vehicles are in violation? Not their problem. Don't expect answers or resolutions if an issue occurs. They are not interested in resolving issues , they don't clearly answer questions if they answer them at all. If this is your property management company don't expect much. I'm told to keep dealing with Chris who has literally wasted 3 weeks going back and fourth, stringing me along,telling me he would get answers and never doing so. So basically I'm at a point where I feel as a resident I have no one that I can go to that is interested in assisting residents or clarifying the rules and enforcement policy of the HOA. I guess I'm just supposed to keep asking questions , waiting weeks for inadequate answers.from a company and property manager that has shown they are not interested in working with residents to look for solutions.

We do consider your comments seriously, and will report back to the board with your dissatisfaction, however, the problem we may face is the rules are written in a way to ensure there are plenty of parking spots available for guests, which is why you as a resident, cannot park in guest parking spots. I'm sure you can understand why the rules are written this way and the parking lot is strictly enforced. Please feel free to keep in touch with Chris as the board considers alternative options.

I needed some trees on their property trimmed as they were hanging over into my backyard and dangerously close to my pool. Austin was incredibly understanding and offered a fantastic solution to the problem. He arranged for his landscaping team to trim the trees all around, ensuring they remained balanced and well-groomed, which was important to avoid any potential issues with the trees leaning or falling. His professionalism and willingness to address my concerns were greatly appreciated. Working with Austin was a pleasure; he was responsive, gracious, and truly committed to finding a solution that worked for both parties. This kind of customer care is commendable and reflects positively on Heywood Community Management. Highly recommend!
Experiencia negativa: My home is at the end of a cul de sac and my property is up against HOA maintained space. There are two large sissoo trees less than 10 ft away from my home. Everyone knows that these trees are very problematic with their roots and the damage the roots can cause. I started seeing sprouts coming up in my side yard from the roots of the sissoo trees so I immediately contacted the HOA to ask what can be done about these. I explained my fear is that the roots will grow under my foundation and cause me foundation issues. I asked what could remedy this situation and I was told the property manager was getting quotes to resolve this issue. I followed back up 3 weeks later and they said that the property manager would get back to me on what the quotes showed. 2 weeks after that I still hadn't heard anything and I asked for direct contact information for the property manager. I called, left a voice mail with no response. I emailed asking for an update with no response. I wrote stating that if I dont hear back anything within 48 hours I will take that as the HOA taking no responsibility and sure enough there was no response. I have been waiting for almost 2 months for a solution. The sprouts off the roots are now 2 ft tall in my yard and I am going to have to attempt to cut the root on my side of the property. This has truly been the worst experience with a management company I have been involved with. there are plenty of other petty issues I have dealt with but none of them possibly damaging my property like this.
Experiencia negativa: I have had it with this HOA company! They rarely ever reply to any of our concerns or disputes for their ridiculous compliances. They continuously raise our monthly fees. They tell us its for the shingles on our roofs but I have been a homeowner for 4 years and have yet had the shingles on my roof replaced until recent they are only replacing shingles that are missing in the entire neighborhood. When I first moved in the HOA was $163 and in 4 years its at $215!!! David Heywood is damn near robbing us. This is the worst HOA ever!!!!!
Erica, yes, you are correct on assessments going up. The Association is responsible for the mansard shingle roofing, which is now over 30 years old. It has reached its useful life and needs to be replaced. Like everything else over the past few years, the cost of this work has increased drastically. Only roof shingle repairs that are necessary are being done currently. Replacements of shingles will take place later as funds are available. The Board is working long-term to save for metal shingles to replace the existing asphalt ones so they will last for 30-40 years. The dues will be increased to the maximum amount each year over the next 4-5 years, so funds can be saved for the work. To complete shingles on the entire community right now is estimated at $1M. That comes out to over $8,000 per unit. No owner wants to pay that in a lump sum. Therefore, the Board will be increasing assessments, saving funds, and planning for shingle work over the next 5-6 years, or when ample funds are available to cover the expense. Thankfully, this board has great financial acumen and is planning for the expected capital expenditures. They are looking towards the future. Too bad you were not in attendance at the Annual Meeting last night as you would have been able to learn more first-hand about the community and long-term planning. As far as compliance goes, there are rules that everyone is expected to abide by. Those that don’t receive notices. If they continue their non-compliance they will be fined, which is to encourage compliance. Storing of inoperable cars that have expired registration within the community is prohibited. When they are covered in thick dust and haven’t moved in a long period of time, it is detrimental to the community.

I HOPE YOU GO TO THE BOTTOM OF THE BUCKET LIST OF HOAS
You need to take up this issue with your landlord/property owner. Ultimately they are responsible for the care of the property and have agreed to a set of restrictions imposed on the property. You may want to review your lease to ensure any HOA fines / violations are your responsibility as a property renter.
Also, as a renter, you have limited opportunity to be involved in the HOA as it is your landlord or property owner which is a member.

Experiencia negativa: Terrible in every way. Reported violations on 7/15/23 with follow up requests on 9/23/23, 11/21/23, 1/9/24 and 2/8/24. The first 2 requests we received the standard “We will look into it” with no follow up. The last 3 requests they didn’t even have the courtesy of a response. How do you run a business this way? You are being paid to provide a service to the community. Read all the previous comments and you will see that “unresponsive” is a very common theme. Also I just noticed their annual financial statement for our community lists every line item as a round number, in the accounting world that is a huge red flag. Next stop is BBB.

I’ve been contacted multiple times about a vague HOA violation and have reached out via phone and email asking for clarification for MONTHS so I can fix, I have never gotten an answer or response. Now they’re trying to charge me for it. I will not be paying.
Experiencia negativa: Horrible customer service experience. I have tried contacting support multiple days at different times and I keep getting a voicemail that they are not available. I have even emailed their support email and no response. I have been charged double payments for the HOA fee and I have never been able to contact the finance department. I have had to go straight to my bank to solve the issue and that is when I finally get a response from Heywood saying they want to charge me a fee for the return payment. The Heywood app is also beyond useless.
Our payment processor has marked you as high risk due to you reporting the payment you made in the app as fraudulent. I believe we have fixed the issue as we escalated the case to our payment processor.
In the future, please contact our office instead of filing a fraudulent dispute with your bank for a payment you make in the app.

Experiencia negativa: I’m surprised this management company has been given 3.8 stars. They shouldn’t even get one star. These people have their own agenda and have no regard for the homeowners. They stick together and believe each others lies. The attorney’s Heywood uses has an “F” rating and aren’t even registered with the BBB. The companies they use for the properties are just as bad as they are. They say the communities are beautiful and great, however there are sinking pools and hot tubs. The county even came out and closed the pools due to bird feces everywhere and pool gates that didn’t lock. I’m pretty sure everyone involved is getting kickbacks. HORRIBLE HORRIBLE PEOPLE!!!!!!

Experiencia negativa: is billing us alongside another association with no legal reason to do so taking a toll on me and my parents living conditions we have called about termites our house being flooded due to negligence on their behalf and a lot of white cap mushrooms growing in public space in our community not to mention all the people who come in from outside our community jumping the fences to our pools and having parties this is the most ridiculous show of an HoA doing not even the bare minimum to help its community

Experiencia negativa: I own the entity name Heywood Community Management and informed Larry Heywood of this on January 20, 2023. I have sent him a couple of emails allowing him 120 days to remove that name from the website, and all other areas he uses that name. I have sent a Cease & Desist letter in May of 2023, and he is still using my company name. I unfortunately live in a community where his management company helps our Board of Directors manage our HOA and I can tell you I would NEVER live in another HOA if they are the managing company. They ignore emails, they violate our governing documents when it suits them, and I have caught them in numerous lies. Telling us members in 2022 that the roof warranties were about to expire and after doing some research and contacting the roofing company, I discovered that the warranty had expired October 2020! He constantly says he’s been doing this for over 20 years, so don’t you think he knew that it had expired back then and there was no extended warranty plan purchased. Our HOA has spent approximately $15,000.00 repairing homeowners roofs and because of that our HOA acct has only $12,000.00. We would have $27,000.00 if they had done their job. This is just one area of this company. They are untrustworthy, incompetent, rude, and they are bullies.

Experiencia negativa: We have a sick tree that had a larger tree behind it last year but it died from bark beetles so this year it received extra sun and the wind blew off old needles. The assn. made an assumption we weren’t watering and billed us $25 a month off of their assumption we weren’t watering. There have even been mushrooms in the grass. Tree is alive and has new growth so we don’t want to kill it, the assn planted it just before we moved in. Really angry that an assn can wrongully bill a homeowner to make extra money.

The grounds are always clean and well cared for, the parks are beautifully maintained, and any needed repairs are always done quickly. Experiencia fantástica: I have had to reach out three times to the HOA. Once for Solar Panel approval and two times to have a disc golf basket repaired that was vandalized. Both times Kevin was very responsive and the disc golf course was fixed immediately. Heywood Community Management and Kevin are the best I have worked with as a home owner.

Experiencia negativa: The neighborhood at Remington Heights and empire Estates has really gone downhill. The HOA here is not taking care of the property and the streets. It is very trashy. Whenever I informed them of broken branches they never come by to pick them up for weeks if at all and then sometimes when they trim the trees which is very rare, the damage, the plants in the front yard and don’t say anything
Experiencia negativa: Terrible company. Lies about everything, doesn't care about taking care of the things that actually matter. Like why worry about roofs that need to be repaired/replaced when there are "thin" spots of gravel. Why care that one of the swimming pools is literally sinking when they can care more about hiring a company to paint the complex. Oh and they STEAL MONEY! Allow claims to go through but any extra money that is left over magically disappears and they cannot account for the missing funds. Steve is a terrible human who harasses homeowners and uses profanity towards them. Steve also decided to give themselves a raise after the entire complex wants them gone.
Hello Mr. Wilkerson, we're sorry you're so upset however your claims are quite egregious. As members of our staff have mentioned to you previously, we're happy to supply financial records for your review. I'm not sure if you understand or not but we are not the ultimate decisions makers for your community. We are management company simply to assist the board in operating your association. The members of your board, both present and past, are responsible for the decisions made in your community regarding capital improvements and major financial decisions.
Experiencia negativa: If I could give zero stars I would. Steve with Heywood HOA is the problem. They have treated property owners terribly and is stealing money from the HOA. Its interesting that they pick and choose which claims to "accept" and which ones they deny solely on how much money they can skim off the top. Steve was given a raise recently when they shouldn't even be allowed to continue working. All over terrible and this management company should consider either firing Steve or be up front and honest about how they only care about the money they can steal.

Claims are not handled by our office directly. Insurance coverage up to a certain amount is the responsibility of each individual homeowner. Beyond those limits, the association's insurance policy, not Heywood Management's, may cover damages.
Experiencia negativa: I’ve worked with this company first hand as a resident in the community they manage and can honestly say they will do anything to avoid from having to do their job. They provide poor customer service and are not concerned with the choice of the community. Would look elsewhere for HOA management support
We can sympathize with your frustrations over the shared laundry units and inherit issues, however, the ultimate decision to continue/discontinue utilizing the current service provider is a decision made by the board. The board has directed us to provide contact information for the service provider to homeowners experiencing issues. Sorry for this inconvenience and we hope your continued pressure may promote change in your community which meet your needs.
Experiencia negativa: The property manager rarely answer phone calls and the front desk only transfers the call and know nothing. On top of that, they either don't respond emails and take a century to do so. Any request you put in, don't even expect it will get fixed.
Experiencia negativa: Communication is subpar. Confirming they’re working on requests, and providing periodic status updates is a very normal thing for a company to do, but it doesn’t happen here in my experience. I have to chase the admin down and literally tell her to go read past emails to remind herself what they’re supposed to be doing. A nearby community is managed by Heywood and it looks much nicer, so I know Heywood is not a total loss. It’s just hard to get stuff done around here for some reason.

Our internal communication records show that your mother recently called our office on your behalf on September 19th and we returned the call and left a VM on September 20th. There has been no further response from you or anyone on your behalf. This was the first communication in our ticketing system from you since 2020. As are aware, you did not receive a pool key when the pool area was rekeyed due to an issue with payments on your account. We can only issue a key if your association account is in a current paid in full status. Please feel free to reach out to us at our usual communication channels if you would like to pursue resolving any outstanding issues with your association account to be able to obtain a pool key for your community.

Experiencia negativa: Awful response time and communication with homeowners. When issues are reported it takes months to get things resolved. I shouldn't have to keep reminding them that the issue hasn't been resolved or checking on the status of things because nothing has been done after weeks/months of not hearing back.

We used them for our small community and now in the process of getting rid of them since the majority of the costs for the HOA went to their “management fees.”

They never show me proof of the car nothing at all . They just told me it was my car and gave me a Fee which I don’t even think it’s fair I been living here 6 years never had any type of problem everyone parks their car infront of their house I’ll tell you why the homeless people steal everything from you !one night I was coming home and a homeless man tried getting into my car with me inside I had to call the cops. It’s not fair the they are giving people fees but they don’t show proof the it was my car actually park there. ? So good luck with this people because till this day none seem to help me or show me proof .
Experiencia negativa: I thought the purpose of having an HOA was to ensure the outside of your property and common areas are well maintained and look nice. That does not seem to be what this HOA has in mind. I pay $150 a month, and I can’t even get an estimate on how long it would take to remove a tree branch blocking my front door and walkway that is supposed to be handled by the HOA as of the agreement. The weekly landscaping is mediocre at best. Landscapers leave garbage around the property and don’t even clean up trimmings from the landscaping they do. HOA doesn’t seem to care about anything at all, and they can’t even be bothered to return communications. Terrible management company. Extremely rude customer service.
