Negative experience: If i could review this lower than a 1 I would. If you miss rent by 1 single day, they are already trying to take you to court/evict you. Their payment management system, tries to take double our rent payment and they refuse to fix that. We try to take payment to property manager , she is never there. The phone number she provided goes to a childcare company. So tough to make payments in office when the PM isn't ever around, doesn't respond to emails or calls. Lund Management doesn't seem to care about any of this and just wants to make tenants life miserable and anxiety filled. Their company mission is all a lie as you can tell by how many other negative reviews are left for this place. If your moving to Wakefield,NE, don't go to Logan Creek Apartments, terrible PM manager and terrible place to rent.

Negative experience: Rented from Lund only once for one year. I’ve rented for over 20 years and this company is by far the worst. They stole my security deposit, combative staff, incompetent maintenance personnel, shady practices, buildings not up to code. Roaches, spiders, ants SO MANY BUGS! worst year of my life. Get Lund out of Omaha!

Negative experience: Have lived at oak creek apartments and now fox valley, both are completely TERRIBLE AT ANYTHING APARTMENT RELATED. If you love breathing mold, broken everything, water leaking inside from a living room window, dog barking constantly (but they try to get yours taken away.) AND not getting back to emails, texts, calls. :) So if you love that, pick lund

Negative experience: We have lived in 2 Lund Communities and both seem to show the Corporate Leadership likes people who show strong attitudes and little appreciation for their tenants. Every property manager we’ve had the pleasure of dealing with is rude, condescending and seemingly insensitive. What they all fail to realize is we pay a ton in rent to have a “nice” place, others seem to want to destroy things and leave the place rough, and when concerns are voiced the tenants are dismissed and made to feel stupid. All while they live in their homes off property and view you as a problem. My advice is to rent elsewhere if you can.

Negative experience: 3 months after we moved out of our apartment we get a bill for 300 dollars for “damages” that we didn’t do but since we had no way to prove it we had to pay it. Absolutely would not recommend renting from anything the lund company owns.

Negative experience: I live in Bennett Pointe in Edmond, OK. This apartment sucks overall. The company that owns it, Lund Living, does not care for ANY their properties at all. We have been through 3 property managers and I have not even been here a year. The first was fired for never being in the office, the second for harassing residents and forcing her way into an apartment during an eviction, and now we are on our third, who likes to vape inside of the leasing office. There are plumbing issues DAILY. Quoted from the maintenance man. He really does try, but I recently found out he is the only one managing multiple properties. My shower has not worked in 48 hours and has been leaking since. They have not been back to fix it, stating that he is dealing with fires and sewage elsewhere. We are headed into day 3 with no shower and nothing more than “he is trying!” from our property manager. Nobody is happy here. There are roaches, water leaks, and so much more. I see the cops multiple times a month for god knows what. Oh, and the pipe in the back parking lot that spews sewage once a month, and takes them over a week generally to clean up the feces. I have spoken to corporate many times, but they are the cause of this. This property will never be any good. DO NOT MOVE IN HERE!!!!

Negative experience: Complex itself is ok. Decent sized apartments, not terribly noisy, a bit outdated but reflected in the price. The Property Manager/Management though, Charlie with LundLiving bought the complex located in Sioux City, IA and took over Aug 1st and it has been awful. They incorrectly tell people they owe back amounts but fail to prove it, only providing a copy of the leases after 8 requests over a 1 month period of time and still refuse to provide a copy of my ledger from the previous company reflecting back owed amounts. Refused to provide me with an email address 3 times when I requested so I could communicate in writing and later "forgot" and entire in-person conversation that included me physically handing Charlie my rent check (which got deposited just fine). 4 phone calls to corporate office in Omaha results in leaving messages for 4 different people and never getting a call back. Charlie, the local property manager hung up on me mid conversation because I was referencing Iowa laws and what they are bound and required to provide to tenants, and they've yet to provide that. Many of my neighbors do not speak English as their first language and I am almost positive paid the FALSE CHARGES Charlie said they owed so they wouldn't be evicted from their home even though she hasn't provided proof she is authorized to collect back owed amounts, proof of what the back charges are for (mine said "market rent" but she cited undercharged water and possibly unpaid pet rent when questioned) or that the tenant agreed to pay those charges. They violate and disregard Iowa laws pertaining to debt collections and simply do not respond or hang up when a tenant advocates for themselves. This is a the prime example of why property management companies and their employees need to be regulated by the State and tenants need protected from predatory practices.

Negative experience: 2nd attempt as the first review was removed. The beginning of their reply to the first attempt was “Our inspections did not find evidence of bats” and then each review disappeared. I gave Tranquility Pointe and Lund Living an opportunity to discuss before I left reviews. There is nothing slanderous. It is a warning supported with background. This time with very little of the evidence available attached. My thoughts on their full response would be another novel, though it was sent to them directly. Videos and pictures were provided to the complex in person and email while I lived there. Somehow they don’t have evidence from the last 7 years, but I sure do. My claims can be denied. The risk cannot be hidden from the public. Unfortunately, a lot of information is left out (if you can imagine) due to space limitations. Everything boils down to terrible management. If living with bats in the walls for 7 years doesn't tell you everything you need to know about on-site “management”, I don’t know what will. My ever-getting worse asthma all but disappeared 3 weeks after moving. Whether from bat waste or mold, that apartment/building is a legitimate health risk. At this point I'm more concerned regarding my new ability to breathe than the bats. And they're just going to move someone else in. No one should have to go through this again. No one's health should be affected because of the home they're living in. Unit 7-303. One cannot imagine the insanity that starts to creep in after listening to bats in your walls for 7 years. They were undoubtedly there before me. I can't stand to think about the amount of guano, urine, and carcasses filling the external walls from end to end. Little brown bats are a protected species; relocation can only be attempted mid-April to mid-October. Bats live in colonies. Bat waste causes severe damage to structures. You don't hear them all the time, especially not in summer. Your sanity will start to crack in December when the scratching in the walls seems at its worst. You let the office know, some "attempt" is made (poison/roofers/someone "looks at it"), find out late fall it wasn't successful. Call the office, another "attempt", lose your mind from the noise late fall through spring. Repeat. I knew I had to move last December. Breaking point came when waking up from the noise in the bedroom walls (late May) and I was out in a month. "Management" doesn't care to fix it (anything). They said it was mice and for the first year and a half threw poison in the attic. Through a series of unfortunate events, I realized it was bats. Frequent questions/responses: -Are bats getting into the apartment? -There's too much insulation in the attic to look for points of entry. -They can't look at the roof because it's been too hot/cold/snowy/etc. -Bats can't be exterminated. -The buildings are too high for professionals to come (blatant lie). -Am I sure the noise is coming from bats? - The file of 7 years of videos documenting the indoor and outdoor activity is enough to make me sure. I mentioned reaching out to DHHS. Ken (maintenance "manager") said he knew whomever there who would confirm the property is taking the right steps (lie). Transferring units was mentioned but not ideal at the time. When I did request a transfer, I didn't receive a response. I tried sending a written, formal request for resolution. I tried escalating it to the (now former) property management company. After maybe 4 years they agreed to hire professionals. I don’t know or care at this point what happened that it was unsuccessful. Lisa's (property "manager") response was always "I'll let Ken/them know". DOWN TO THE DAY I HANDED MY KEYS OVER. I told her again there are still bats in the walls; without an ounce of expression she said, "I'll let them know". Ken's response until I started pleading to call professionals was "I'll call the roofers". *No ownership, no accountability, indifferent, dishonest, poor to zero communication, unapologetic.*

Negative experience: My sister and I lived at Somerset Apartments in Lincoln, NE. for 11 years. We moved from the 3rd floor to a first floor apartment for it to be our Forever Home until the Assisted Living. We have a police record of them coming to our apartment 14 times in one year. Both my sister and I are disabled and are on a fixed income. We are now being SUED by Lund for the rent we couldn’t pay when we had to move. They want us to come up with about 1400 dollars. WE TRULY BELIEVE THAT WE SHOULD GET A BIG CUT OFF THE RENT WE OWE!!! We had no choice to live under 2 sets of NOISY AND DISRESPECTFUL PEOPLE WE HAVE ever encountered in our 11 years living at this Lund Property. We would have left a STELLAR REVIEW like we had been doing for 11 years there. WOULD SOMEONE FROM LUND HEAR OUR STORY AND GET BACK TO US? We have been in a financial bind since we HAD TO MOVE. More REVIEWS ARE SURE TO APPEAR ON YELP, GOOGLE AND ANY OTHER PLACE WE CAN TELL OUR STORY.

Negative experience: ZERO 0 / 5 Stars I don’t even know where to begin with The Brink at Ridgeview in Plattsmouth. This place is an absolute disaster. The trash is constantly overflowing, giving the whole property a filthy, neglected appearance. It’s embarrassing. The office staff? Completely useless. They couldn’t care less about the residents and seem focused only on squeezing out every last dollar from tenants. They have the audacity to charge a “community fee”—for what, exactly? The pool sat as a green, swampy health hazard for months after construction and only just finally opened. There are no community improvements, no events, no maintenance that justifies the extra charge. They’re clearly pocketing that money. The grounds are a joke. They water the grass like it’s some kind of law, using awful sprinklers that mostly soak the sidewalks, not the actual grass. The few spots that do get watered are already muddy messes because they forgot to plant grass there in the first place. You either walk through a swamp or get completely soaked just trying to enter your building—unless you want to avoid the sidewalk entirely. Speaking of the buildings: terrible. The construction is so cheap you can hear a car alarm from the third floor in the middle of the building. Kids are constantly screaming, crying, banging on walls, and throwing things around. There are unfinished rooms, holes in the walls, missing caulk—everything screams “cut corners.” I honestly don’t know how this place passed inspection. It’s one giant OSHA violation. The parking lot is another nightmare—covered in mud, rocks, nails, trash, cardboard boxes, grass clippings, cigarette butts, and construction debris. The careless workers clearly don’t clean up after themselves, and management doesn’t care. Meanwhile, cops show up regularly, and kids roam freely with no parental supervision. This place is a complete joke. Corporate needs to step in yesterday and reevaluate every inch of this property—from the reckless construction to the absent managers and disrespectful tenants. It’s not just mismanaged—it’s unlivable. Safe your sanity and find elsewhere!

Negative experience: This is what I moved into when I moved into Southroads Apartments, we lived there for 3 years and needed to move when a roach was crawling on my son. They kept promising to fix it, but every time the manager would start to fix things or have pest control come out the next week they were replaced by someone else and all maintenance tickets would disappear.

Negative experience: Current resident at The Trails and wishing I’d made a better choice. The staff is friendly enough and the location is great but everything else sucks. When we moved in our washer was broke (keep in mind we were the first ones to move into this apartment) and it took them 2 weeks to even look at it and longer to fix it. The floors were covered in construction dust and the water smelled like rotten eggs. We’ve had nothing but trouble with the noise, the floors are so thin that we can hear our upstairs neighbors talking. The biggest issue is that currently our AC is broke (it’s been 77-80° consistently in our apartment) and it’s been like that for a little over a month. We placed our first maintenance request a month ago, they closed that request fast and nothing changed. After a week I put in another request as it was still 77-80° in the apartment. They have done nothing to fix it and when I go to talk to the staff they are dismissive and not helpful. I understand there’s only so much they can do but also a month of having your apartment around 80° is ridiculous. I would suggest looking somewhere else to values their residents and wants to fix all the issues in a timely manner.

Negative experience: UPDATE: The deposit insurance I used when I originally moved in (Rhino) has been HOUNDING Lund Co for MONTHS to try and get back to the money from a false claim submitted by the property manager at Flat on 75th. They submitted a claim to Rhino AFTER I had already paid off my account. Will SOMEONE just respond to them? Rhino wants YOU to manage your property, NOT ME!! Management company for Flats on 75th. Of which in the 2 years I have had to live there, the management has always been terrible. In only 2 years, we have had 4 or 5 new property managers and each of them has the communication skills of a walnut. The property has had a SLEW of issues including falling support pillars that take months to get fixed, constantly broken doors, USPS stopping all mail because of how bad of shape the mailboxes are in, and the WINDOWS are absolute garbage and have taken YEARS to even get attention. This management company fails at the one thing it is meant to do, MANAGE. And the other low ratings just tell you more and more that this is consistent across all their properties.

Negative experience: This company makes everything look amazing and new. In my opinion their lack of customer service is terrible. We rented a townhome from Lund Corporation (Trails and North Stream) and let me tell you it’s a mess. The property managers aren’t trained enough to help renters out with all aspects. If you complain to Lund, they only drop it back to property managers to handle again…. It’s the run around if you ask me. I will never refer anyone to a Lund property ever. Thanks

Negative experience: We moved in with this company at fox valley apartments. we immediately started having issues with extremely rude and dismissive management. We had a fridge that was pouring water causing floating mold spores over 1-2 inches wide. Open moving in our oven also broke the same week we moved in and their ONE ☝ person fixing all of the buildings issues came three different times after weeks of waiting. We had our air conditioner go out at least 3 times throughout the summer and we were left in 80+ degree weather with a one room fan in our multiple room unit. We had horrible neighbors that would get into in large groups to fight in the parking lots almost hitting my vehicle multiple times. We reported to management who said not their problem. We called police to report these fights seeing weapons were pulled and we lived on the first floor. We had multiple complaints on our upstairs neighbors with no solution for loud noise at 1am+. There were consistent issues with our toilet coming unlatched inside the tank that needed a part they refused to order. Also our bathroom vent would overheat and stop working for days at a time leaving our bathroom damp. Our final straw was our washer flooring our entire apartment and they brought a small fan at 11:30 at night (I called it in at 4pm) left it and never came to clean the water up it took until the next two days for them to send someone to check the machine and send someone to finish drying our half soaked hallway.We were told at move-in in January that the pool would be opened and then the date kept changing and we spent the entire summer searching for answers never getting them. We made sure to consistently pay full rent but we weren’t receiving any help when things got bad. We decided to end our lease which was extremely stressful and difficult because the buyout is well over 3,000$. We left in august after we decided we were done.

And don't bother trying to call their company directly bc they won't answer. These are only some of the pictures I could find. Negative experience: My relative, Hkawn Nu had the worst experience living there. When things broke or leak, she calls them to fix the leaking because it smells so bad. They still doesn't come even though she called. She had to call police for them to finally come and fix it. Not just this time, it happens more before and after that. They are so irresponsible and they don't pity the children living there, they have to smell the leaking and it almost affects their health. If it's possible I dont want to even give a star. I want to give zero star.

Negative experience: I would really give this apartment complex a review of 0/5 if I could. It is unbelievable. I have had a crack in my bedroom window for at minimum 9 months and have not had any resolution. I can never get ahold of anyone via phone or email. I’ve been told so many different things and been put on the back burner and still no resolution. I am so unbelievably upset. There are more issues than the crack but the crack is a major issue as it is a deep crack in the window and one wrong bump to the window and it will shatter/fall out.

Fantastic experience: I live at Orchard Village and great service from Tammy Barth and maintenance Mike. One of the smoke detectors went off & I almost had a stroke as was napping. Mike came over, changed & stayed to make sure did not go off. Fantastic teamwork and high marks for both. Been here over 10 years and loving it. Thank you for hiring such a team.

Negative experience: A nightmare from the start. Understaffed and under resourced. I filled a maintenance request for working lights in November & it took until April for this to be completed after multiple attempts to allow maintenance in including leaving the place unlocked. If that wasn’t bad enough I had my lease renewed absolutely no problem and planned to renew it. However the month my lease was renewed was when I filled a complaint to have working lights. In May I came home to a letter of you can’t renew your lease you have until July 1st to get out. Classy. Real classy. There are no words. Get more help that’s quality or you’ll continue to have bad reviews Lund.

Negative experience: The Vue apartments is ran by Lund. I currently rent from Lund. I wanted to look into moving to a new location (The Vue) that was also owned by Lund. I put $500 down for a deposit and they wanted more $$ for the deposit. Even though I am a paying resident with them now. Now they won’t return the deposit for the new location that wasn’t available until 1.5 months later. How can you ethically keep funds for a deposit that you never plan on giving to the customer? You’d think they would at least return an email.

Negative experience: ROACHES!!!!!!! ‼️‼️‼️‼️‼️‼️I live in southwest gables apartments and I can’t express how desperate i am to leave this place. I have had to call maintenance and have had to put in maintenance requests almost every month since i’ve moved in. I have NOT had a break from issues that have reoccurred over and over and over again. Not only did my toilet not flush the first week I moved in, but it also flooded my bathroom destroying all the mats i had placed in there. Every time I called for maintenance i swear they put a bandaid on the situation and things kept breaking or not working. After I reported the toilet, it just kept happening. I had issues with the dryer to which I couldn’t do laundry for almost a month. They came to clean the vents and when they took the vent off they ripped the temporary dryer tube and didn’t think to replace it or tell me about it, so I couldn’t use my dryer. When I reported this to maintenance, they came and “fixed” it but they didn’t replace the tube and left some holes leading to more time without a dryer. Unfortunately my husband and I made the mistake of signing the lease while we were in a different state (Military) thinking we were going to be a good place, but when we got there we were wrong, and I have never been so regrettably disappointed in myself for not taking the time to look deeper into homes in omaha. I swear they took advantage of the fact that we couldn’t see the unit and they put us in the worst, outdated unit they had, and here are the consequences….reoccurring issues every month. I had the AC break and didn’t have AC for almost two weeks and unfortunately this happened when omaha’s temperatures were at their highest. To make matters worse. I have had ROACHES!!!!!!!!!!! in my unit. I have sent maintenance requests about the roaches and they did come out to “inspect”…but they have since came back and I find them in my kitchen, my bathroom, and I even found one on my bed while I was sleeping and woke up to a roach near my face. Disgusting. and just flat out frustrating. I have currently found more roaches in my unit. I’ve lived in poor situation and neighborhoods therefore I know I am not being picky or over dramatic, I truly have never lived somewhere with this many issues. Especially a roach problem like this. My husband is deployed and I already face the stress of him being away. You would think i’d be in a home that didn’t give me so much anxiety and stress but here we are….thankfully my husband gets back from deployment in august and we will be terminating our lease, but I wanted to give a heads up about LUND company and SOUTHWEST GABLES… LOOK elsewhere please and do your research.

Negative experience: Currently living in a unit that does not have a door that locks. Have been reaching out to both the complex and Lund to get this fixed. It has been a week and have not heard from a single person and no one will call me back or email me. Have had nothing but issues since day 1, including a washing machine that will not turn on, a door that doesn’t lock, and issues getting in contact with literally anyone. I just want my door fixed and to move on however it has now been 7 days and I have heard NOTHING. Worst experience of my life, I would never recommend anyone move to a single Lund property as they all have issues with communication and completely do not care. I have reached out over 20 times and no one seems to care or want to help me. I have left multiple voicemails, sent multiple emails, and nothing I do results in them contacting me or fixing it. As our landlord, it is within our rights for you to provide a door that locks. I will result to taking legal action if I do not hear back.

Negative experience: Lived at sterling apartments for a few months, place was crazy loud all day and night to the point police would show up, the package theft was hands down the WORST I HAVE EVER SEEN IN MY LIFE!!! I grew up in flint and Detroit and thsi was WAY worse. Finally got fed up and just moved out, AFTER keeping my entire security deposit sterling apartments STILL charged me 75 for damage and charged me a total of 3500 which I've yet to pay. I get I moved out early but this wad the first and will be the last time I EVER live in an apartment. I was told over and over that the package theft issue was being brushed to the side by the management at lund. I'm not paying 3500 for moving out of some apartment early that I couldn't even enjoy living at. I had 19 packages stolen over 3 months. It got so bad I actually started posting a reward on the doors for info leading to the thieves. While living here I worked for paul davis restoration, we were called out to a building for a sewage leak on the 3rd floor. We were not allowed to properly clean or tear out the contaminated drywall, all 3 apartments from top to bottom floor had literal human waste in the ceilings and floors. It's still there with children living in there breathing in that.

Negative experience: UNPROFESSIONAL never want to fix anything. Maintenance just enters without notice you could be naked and they will still come in without calling your phone. Charges fees for pest control but doesn’t even have anyone to come out. Highly would not recommend stay away from this company!

Negative experience: These people don’t care about hard working people and familys. All they care about is money. Over priced and greedy. Don’t embarrass them online or else they will destroy your living history. They tried to over charge me when leased an apartment and then after moving out tried to bill for $2k worth of damages that didn’t happen. All because I pointed out flaws in their buildings and they refused to do anything about it. The bugs, the constant noise, staff has no clue how to manage an apartment complex.

Negative experience: Application by my step child was made. Funds were taken accompanying an executed agreement by my step child & a female employee of this company. Within the agreement it states that $150 of the fee will be refunded if the rental is not approved (includes if it is not accepted by the applicant). The female at the office was surprised to find that someone actUally unveiled her practice of keeping the entire fee. It was not until a copy of the executed agreement was provided to her, with the section highlighted for her to blatantly see she agreed to refund $150 of the fee, Following, she provided an apology of her "mistake". This company may want to consider running a background check on an employee or two... Negative experience: Have lived at Lund property since Sept and we have told the leasing office on multiple occasions of leaking dishwasher, broke shower door, broken drawers when first moved in. Never been fixed. I called Friday for an act leaking kitchen sink no maintenance showed up. Expensive rent for an outdated apartment.

Negative experience: I have tried every Avenue to get resolve to very easy problems: 1.) a fellow tenant who had violated no smoking, no drugs, creating massive noise, leaving furniture in the halls as well as trash, blocking exits, threatening other community members 2.) a furnace that constantly drips onto filters (had to fix myself for it to get done) 3.) safety issues as police have no way to enter the buildings. Management and Lund continue to state police have access to Knox box when, in fact, police have consistently verified they do not have access. Lund offered that this was resolved and then 4 days later police couldn’t get in the building and once again stated they have no access to Knox box. 4.) I had reached to Tyler for help, he listened and told me he would follow up. I never received a return call from him. I tried 5 times and left 5 voicemails and he never bothered to call back. What business is this that’s being run? Absolutely subpar in every single aspect! Will absolutely never recommend Lund Co. establishments to anyone.

Negative experience: The worst rental experience I’ve ever had. One highlight was the huskie living below us that barked all day and at night for months. When we brought the issue to management multiple times, Michael asked us verbatim “what do you want us to do?” We even tried to get out of our lease because we couldn’t to anything in our own home due to the noise. Tenants have a right to quiet enjoyment, but we didn’t get that here. When a new building manager took over for Michael and Jaqueline (who also received our concerns and did nothing), she handled the noise issue in under 2 weeks, and let us know that the dog in question WASNT EVEN ON THEIR LEASE. Basically she showed us that the issue could’ve been handled months ago if it was properly addressed. The maintenance was also terrible. When my radiator wasn’t emitting heat, he came to the unit and told me how to turn the knob from off to on…. I know how to work a knob, the radiator wasn’t emitting heat when it was on. It took more visits from maintenance for them to actually admit the radiator wasn’t working and fix the issue (which took even more visits because they kept needing different tools and parts). We had to call maintenance many times during our year here. At one point, black sludge was oozing from our shower drain and filling our tub. We had one window ac unit for our entire apartment. In the summer we had to sleep on the couch as to not overheat. The radiators were iffy. Over Christmas, the radiators were clanking and banging SO LOUD something was definitely wrong. I called to tell the management and they just said that radiators make noise (once again relaying common sense info to me and not solving the problem). Well it turns out that once they checked on it days later, they found out that someone forgot to open a valve before everyone left for the holiday and the system was unable to properly release steam/air pressure. The noise was so loud it was like someone was inside the room hammering on the pipes. If that is what Lund considers to be regular radiator noise….. Being dismissed by management and maintenance is what we came to expect here. The building was gross. Bugs in the basement, old gross sinks. Laundry is so expensive and you have to buy a laundry card before you can even put money on it for laundry. They penny pinch you at every point but none of that money goes back into making the building better. The elevator was down for MONTHS. Our elderly neighbor had to get help bringing her groceries up the stairs. Make sure you’re okay with the way they bill for gas before you sign. The “gym” is a treadmill and elliptical in an offshoot of the mail room. The light is supposed to be motion censored but I used to work out daily on the treadmill and the lights would just shut off and not come back on. I did many miles in the dark. Lund has so many bad reviews and still I see them respond to people saying they never received certain requests or concerns and dismissing poor reviews. I so regret never finding and reading the reviews for Lund before we signed a lease at the St. Regis because we wouldn’t have signed. I’ve included some photos of the building for reference

Negative experience: My elderly mother has lived at Orchard Village for 10 years. She has enjoyed the other residents . She now needs to move where she can receive more assistance. I have overlooked the failure of management because she has enjoyed the other people who live there. The latest stunt they have pulled is just plain cruel. During a stressful time trying to move mom . She had noticed pink spray lines on her driveway. And told me she was going to call them and make sure they would not be worked on her driveway during her move in less than 5 days. I was totally shocked with the treatment both her and I received. WE WERE TOLD THAT WE DO NOT U DERSTAND HOW IT WORKS AND THEY CAN RIP OUT THE DRIVEWAY WHENEVER THEY WANT. I have already sign contracts with delivery people and movers. AND THEY NEVER SENT NOTICE AHEAD OF DRIVEWAY WORK. We would not have known if she hadn't called. She has the apartment another 35 days, we were willing to work with them to do the driveway work at another time. The worst part is the drive has been in it current dangerous condition for a least a year and she has fallen going down the drive.Has reported the driveway condition along with the gas fireplace that has never worked in the 10 years she has been a resident. Also the stove that is down to one burner, window in bedroom that is so leaky that I have seen snow on the carpet, not to mention a plant that had frozen in front of it. The list could go on. All of these issues had been reported and the maintenanceman does respond bur doesn'tseem to get the resources to do his job.. BUT I GUESS WE JUST DOESN'T UNDERSTAND HOW IT WORKS!!!!

Negative experience: Axis Apartments. In Jan the extreme -50° temperature broke my 2nd bedroom window. I assume some type of freezing and thawing made things worse. Either way, since Jan that window sill is an open portal to the outside. It stays about 50°, I get snow and ice built up around the window. The whole room is unusable. The work orders I put in get cancelled without resolution. I’m told it’s in error. Either way, it’s about to be April and I haven’t been able to use the room since Jan. Next, my washing broke and took Lund 6 weeks to replace it. The remedy was that I could use the washing machine in the vacant apartment above me. Why not move that washing machine to my unit? No idea. This company struggles with property management. They do not address concerns.

They can't take regular showers. The washing machine was broke for over 2 months. Where is maintenance? Rent is too high for this type of shoddiness.

Negative experience: 2024: We've hd no hot water for over a month now and today when they are suppose to be fixing it there's an emergency so another day of cold bathing!! This is getting out of hand with this company period!!! Do you not care what's happening at the location as long as we pay rent? I'm so at the point of breaking my lease and cutting my losses cause this has been AWFUL since they took over. 2024: I have no clue how this company continues to obtain and run properties!! Being in Puckett Pointe the last 2-3yrs they took over from the private owners have been the WORSE! Horrible managers, trash over ran, pool hasn't opened since they been here, the keep raising the rent yet most of our apartments are still stuck in the 60s when they were built, they refuse to come update anything but you can move in a newer apartment with a new deposit and the kicker is how the heck do you charge tenants to charge tenats?? $5 so yall can charge us for someone breaking down the amount owed for water to be charged to us? 10yrs damn near and it was great til this corporation took over cause they don't care about nothing but their money. I hate to leave the area I'm in but this has to be my last year dealing with this company. UPDATE: So the advise for my complaint is to go tell the RUDE disrespectful person I'm telling you about that I need to set an appointment with the regional manager regarding her??? Does that really make sense to you all or you really just don't care how your tenants feel, just get your money? Why do we eve have a "office manager" if we do everything online and can't talk to her cause she's rude? I live in your newly taken over location in KCK Puckett Pointe where I've lived going on 10yrs and had no issues with up until recent due to the lack of professionalism your chosen manager Norisha Reed has. No matter what time or day you go in there she has a terrible attitude and if you attempt to ask her questions or question her on something you know is against tenante laws the attitude gets worse. Negative experience: Dish washer broke down a few times And sewage started coming out of it. We got it fixed three times and had a plumber come fix the sink but he did not the dish washer. So while we lived for 2 months with the sewage water dish washer, while Club at highland where hiring and firing people they’re weren’t any staff to fix the problem or do any follow ups. So we called and emergency maintenance. And it took him 2-3 days to fix the sink. So i told the office that under these conditions we will not be paying our rent until your hold up your part of the contract and fix our amenities. They told me they did which they didn’t by saying they seen the emergency guy that done it. Then sent an email out to all the tenants saying “they’re sorry about not having a maintenance man available bare with them” and then they charge me a 200$ late fee for me with holding rent just so i can get my dish washer fixed. Now the company won’t take my 1700$ which is more than enough for rent. They say it’s a 5$ late fee but nothing ads up. Why is it that i have to keep up my end of the contract but y’all as a company don’t even keep up with the tenants or staff. This company just takes advantage of young renters. Like how is it that you can’t take any forms of payment from a past due balance. I’ve tried three times to pay my rent and they won’t accept it, and now trying to say i not willing to pay rent but i have the rent money and tried paying plenty of times. There’s one time i was told they don’t take money orders for rent after i handed someone my money order and nothing was said until the next day and then i was charge a late fee for the rent being late. But the leasing office people are great & understanding but when you have lonesharks as bosses i understand why it’s hard to keep good staff, and find people to move in. They only worry about if your pay on time. Because I’ve have more than enough to cover two months rent and they need every last dime of a late fee that continues to add just because i wanted my amenities fixed.

Negative experience: I have waited over a month for my return check on an application, along with paying $63 over the advertised $150. when I reached out to club at highland park they said they have no record of me applying and to contact this corporate location, after doing do I was told I would get my check that same day after calling at 8:00 am, after no communication I finally reached out 30 minutes to close only to find out I will not be receiving my check today. I planned coming in to get the check today as it is my only day off and they are only open 8-5 or til 4 on fridays. will be avoiding lund company in the future and will strongly suggest everyone im close with does the same.

Negative experience: Lund company I’m really starting to think they are scam artists. They manage parkwest across from What Was legacy. We have money to pay and been getting the run around after several other issues divided by two different apartments in the same complex. Running into the same issues, and then some even worse as the last apartment we were in then they messed up on the entire transfer in general. They messed up on our complete profile. Miss labeled me as a minor on the lease, and then tried to force me to pay the application fees again even though I was present for the lease, signing an application in the first place had bug issues lack maintenance new apartment they put in washer, dryer, and free refrigerator didn’t work which cost us even more money and two of which have still not been replaced because apparently there is no funding for maintenance which is what we were told by a maintenance guy who is now quitting because of everything going on here. Then they’ve been trying to use the exterminator to spy on us and even sent him into our apartment while we were tested positive for Covid and they knew we informed the office that Covid was in the apartment on top of everything no management is ever in the office. It seems like they’re always off doing something or on break so on top of everything management is even being they’re also now issuing a 30 day eviction and a seven day notice to pay even though we’ve told them multiple times we have the money we have partial payments, at least which they said that they would accept and that we could do that online on their portal, but that was a lie nowhere on their website or portal gives the option to offer partial payments and then the fact that no one wants to be in the office to accept her payments. I think there’s something going on and I don’t think I’m the only one they’re doing this we are family of six in this house and everywhere else that we try to find turns out to be a scam. How are we to survive as a family if companies like this keep treating their customers the way they do

Negative experience: Lund is failing horribly at taking over management of the Parkwood Terrace property. Zero communication. At least you knew to expect nothing from Noddle! Worse than pulling teeth to get a response. Extreme delays for urgent repairs. Hey they are right on slapping a coat of paint on the outside and ready to charge more for less service! STAY AWAY!!!! Sad because it is an awesome location and used to be a great place to live.

Fantastic experience: I know it’s businesses that get bad and great reviews but today I’m going to give the receptionist Diane a great review because I was very frustrated with the issues I’ve been having but it’s great to know that they are jumping on it immediately. She actually listened to me ramble on for a while, and not one time did she show any frustration. She is a very sweet woman and I hope they keep her around for more time to come. Negative experience: The Sterling Grand Island: Repeated requests over at least the last 6 months for pet waste station, There has been no response and no result from management. Our area, entire side of building has never had a pet waste station. Other areas have more than plenty waste stations. I have been here 2 years! Pet waste not being picked up by some residents adds to the frustration! Maintenance is fantastic!!! They are very kind and friendly. They respond within a day and have fixed the problem quickly over the last 2 years.

Took at least a day or 2 to return my phone calls, basically just pushed off my concern saying I needed to work it out with the PM. The reason I contacted him in the first place was because I had attempted speaking with our PM and was getting nowhere. This company doesn't care about their tenants.

Negative experience: You guys are one of the worst property management places I’ve seen.. our apartment flooded from the apartment above and it took over 3 days to replace it. The price has gone up to nothing being done. My maintenance guys actually replaced something in my apartment and while I was there, corporate called and told him not to waste money on apartments. There’s a total of 2 maintenance people for over several properties and we are expected to maintain them.. if anything is wrong don’t expect to get ahold of anyone on the office.. property manager ignores anyone

Negative experience: I just moved into one of the new properties that was just built. The only way to get into the building is with an app on your phone. I can think of several reasons off the top of my head as to why that is a terrible idea. Have it as an option sure.. but the only way to get in!?!? All the tenants I’ve talked to here hate it and the management has no intentions of ever making another way to get in the building. They call it a “benefit”but everyone here sees it as a nuisance. If it were just 1 of 2 methods to get in I think everyone would love it. On top of that I’ve lived here a week and I have no dryer, just a washer. My stove didn’t work when I moved in. The walls are bowed and not straight. There’s paint all over my floor and windows. I was given the wrong floor plan. My cabinets are falling apart already. Probably more that I’m forgetting but that says enough. Cheap building/appliances for how much the rent is. Highly disappointed, do not choose lundco. Oh and there’s practically no insulation. I can hear footsteps in the hall from my bedroom and can hear my neighbors casual conversations through the wall.

Negative experience: I moved in two months ago and reported a slow draining shower on the move in paperwork. Maintenance never came to assess the situation until last week when my bathroom was flooded. The base of the toilet leaked leaving an inch of water to cover the floor while I was in the shower. The entire issue could have been prevented if they had addressed it months earlier. Maintenance is highly understaffed and slow to respond. Preventative maintenance protects your investment and leaves tenants happier, thereby creating less turnover and lower vacancy rates. Additionally, the office guy (Michael) made multiple errors when drawing up my lease and welcome letter/ telling me what utilities I had to put in my name and amounts to pay to move in. He also gave me a building key that didn’t work properly and neglected to give me the WiFi information upon moving in until directly requested despite me being charged for it. Every month I have issues with the balance in the tenant portal being incorrect so I have to contact the office. Last time, when I went to pay the rent the utilities were not in the portal. Upon emailing the office, Michael said there were no charges for this month and the bill would get there in October, which was a blatant lie. Conservice sent a backdated bill and finally it was in the portal to be paid with a due date listed as 9/1. My point is the company is disorganized and lacking in business skill/ decency. Other tenants in the building have also complained about the dismissive and condescending behavior of the assistant property manager. Lund needs to address their customer service issues, disorganization, and maintenance issues.

Negative experience: I have the company actively avoiding my calls because I asked them to fix our HVAC as our pets are not safe in the heat they have exposed them and us to & they literally said it’s not their problem. Disgusting Update to comment: the work orders were never properly resolved, hence why we had to put in order after order. If things were “properly fixed” why would they still be malfunctioning after taken care of?

Negative experience: I made a post 3 year ago when I first moved in now that this place is being ran by LUND it has gone down hill I have been experiencing a bug problem (roaches) since August of 2021, they didn't tell me the tenant above me brought them here I later learned from the exterminator who came out. I have had to call the office several times to have my place sprayed very unhappy the place is dirty since they no longer have cleaners that come out on Monday's completely overpriced and not worth the money they are charging. PLEASE DO NOT MOVE HERE! Hope this helps someone, I talked to someone named Bobbi he refused to make formal complaint, I am now seeking legal advice, I left pictures of the bugs under the properties review, the refuse to do anything and I pay over $1100 a month

Negative experience: I called to voice my concerns about my apartment complex and all I received was “okay we’ll talk to them” and when expressing additional concerns that nothing would be done, I was told “is there anything else I can help you with” that is the most dismissive statement I’ve ever received especially when the frustrations are regarding the dismissal of requesting that no maintenance work is done without first calling me or verifying that I will be home. He could not care less about how I feel nor does he even feign sympathy for my feelings of lack of security.

Negative experience: DO NOT MOVE INTO ANY APARTMENT RUN BY THIS COMPANY!!!!!! I have lived on one of their properties for four years. It’s difficult to even list all the issues I’ve had. For the last two summers the air-conditioning does not blow out of two out of three vents. My living room and my bedroom are always very hot no matter the temperature of my thermostat. I’ve had maintenance out to fix it twice, with no actual resolution. When I had a plumbing issue in my bathroom they used one of my hand towels to wrap around a dirty rusty pipe and left it there. We are supposed to have a secured entry door but unexpectedly and without explanation the lock was removed months ago. About once every three weeks the water is turned off without notice or reason. Every summer I have lived here they have had issues with a pool claiming they “don’t have the right part” and it’s frequently closed. I’ve had Leasing Office contact me quite a few times over the last four years because they claimed they no longer had the pet policy I filled out with my lease. But they do have verification that I pay pet rent every month. As of now it’s been almost 4 weeks since the property has been mowed. This is a very dog friendly, family friendly complex during a time of year when tick season is increasingly bad. When I contacted the leasing office I was told they were dealing with the landscapers about it. That was five days ago (when the pictures were taken). It still has not been mowed. Obviously the grass is very high, but the weeds are knee-high on me, and I’m 5’6. I contacted the Lund company directly and never received a reply but it seems as though they have time to reply to every negative Google review, usually blaming the tenant, making excuses, or just blatantly lying. After all the issues I’ve had with them, and reading the reviews, I’m scared to move out. I feel as though no matter how pristine my apartment is, they will find a reason to keep my security deposit and possibly charge me for “repairs” that aren't needed. Because this greedy corporation has no standards, it doesn’t matter to them what our living conditions are nor is there any empathy for the fact that we are all working incredibly hard to pay not cheap rent while living in unhealthy conditions. I wasn’t even able to read through every single one star review because there’s so many. There needs to be an advocate, a petition, somebody to fight against this huge money hungry slumlord corporation. Because our individual voices are clearly not changing anything. And we all deserve better!

Negative experience: Horrible management of northridgre apartments in gretna. Nothing gets fixed in timely fashion. Parking lot is crumbling, sidewalks are crumbling, dumpsters are always overflowing green space is overgrown with weeds rarely mowed pool still not open yet but had all winter and spring to get it ready. Secured entrance is usually broken

Negative experience: I wish I could give no stars. I am an avid Google review reader and often take bad ratings with a grain of salt. If you’re the same way PLEASE take my advice seriously. RUN FROM THIS COMPANY! DO NOT rent from them if you are able to!!! Good luck getting ahold of someone here. If I had a dollar for every unanswered email or voicemail I would be rich. But despite this.. I planned to move into one of their complexes (Echo Park) because the units are gorgeous! I was promised a unit would be available to move into in late June/early July. The company never let me know that construction was behind schedule and my unit wouldn’t be available until AUGUST! I only found out after driving by the complex and physically SEEING that the building was not finished yet, then checking my application status to find my move in date was CHANGED to august with no communication or consent from me! I emailed management about this several times with no answer. I’m 3 weeks out from moving day with no where to live because of the lack of communication I received from this complex. Property manager Rachel advised me from the beginning I would be refunded my holding deposit in the event I choose not to move in, but when I asked for this to be refunded after finding out my unit would not be available, she said this was not possible and that by not moving in I am forfeiting my deposit to them. I contacted a supervisor of Lund and was treated like an absolute idiot for even requesting such a thing. The woman I talked to went as far as reading the application agreement to me (implying I was not able to myself) DO NOT WASTE YOUR TIME WITH THIS COMPANY! The reviews on them are all accurate unfortunately and I wish I would have went in with caution before I was out HUNDREDS of dollars due to no fault other than trusting the words of this company. *** editing to add*** I did come to a resolution with Lund on the issue stated above. I was put in touch with a different supervisor within Lund who was very helpful and accommodating. Still would not suggest getting involved with this company. Not worth the headache and stress.

Negative experience: I'm at the South Roads location. We were all notified that the parking lot was going to be painted and our cars had to be moved by a certain time. Cool! This happens every year and every year we all park our cars on the grass. Never had any issues doing this UNTIL yesterday. Now we have this new "property manager", she had the cars on the grass towed. When I asked her where should we park our cars, she said the FAMILY DOLLAR up the street! So we now have to risk our cars getting towed from the family dollar, as we are taking space from their customers! WOW! What an inconvenience! Keep in mind I have newborn twin boys and had to walk up to the family dollar carrying a diaper bag and TWO CAR SEATS! I am so fed up with this complex! Since I've been here, nothing but issues! I can not wait to move. I deserve better!

Negative experience: This company is the worst management company that I have ever dealt with. They never reply to problems brought to their attention with my apartment complex. A complex that bills itself as a Luxury apartment complex but in reality it is a ghetto. Trust me stay away from ALL that they manage

Negative experience: This is at fox valley off 108th and maple. First i had to call the office 3 times for maintenance to come fix my mold. Didn’t show up in the time frame promised, and also didn’t call like the website shows. When maintenance finally came, all he did was clean ONLY THE OUTSIDE of the vents. Keep in mind, i have mold growing in all my vents, even in the intake vent. I had to literally ask him to change my filter which was gross and over due. (Because they don’t regularly change them like they say) before he left. maintenance ended up replacing 2 vents but left the others basically untouched and still covered with mold. Also like changing out the event solves the issue. It won’t. There’s mold in the paint surrounding the vent slot, and even in between the air duct and dry wall. I have been getting sore throats, coughing non stop when I’m home, and get nauseous so easily. I do not trust their maintenance team with keeping this proper Tory in a livable conditions

Negative experience: Staying in the Westbrook Tower apartments downtown Omaha was awful, leasing agent in office has a horrible attitude, maintenance is non existent half the time, came close to setting my apartment on fire, apartment wasn’t ready when I moved in and put me in another apartment that needed repairs. Took almost two months to fix my stove, bathroom flooded and all the other awful problems I had there it cost me my job. Calling customer care is useless, Tyler and mary I spoke with was useless. Wouldn’t compensate for the damage they did to my pan set but want money for early termination of lease. This property management don’t care about there tenants all they care is about money. No concern of safety for tenants. I wouldn’t recommend them to anyone.

Negative experience: extremelyyyyyyyy slow services!!! office has neglected me for OVER a month and never responds to phone calls. if you have an issue and need to speak to the office they will happily IGNORE YOU and not speak to you about anything and give any excuse about why work orders cannot be done. they will also have work orders say "completed" when they have not even touched the work order after weeks of fighting with them on it. For the amount of rent that i pay PER MONTH i highly stress renting else where if you can ... id rather get my own house and do it myself at this point

Fantastic experience: I am giving these stars for Daniel graybeal and Michelle they are so nice and always on top of things making sure they get done. I called on call maintenance around 5:30pm because the fridge went out completely and I have a 9month old and a 6 year old they had someone named Christan call and he said there was nothing that could be done he didn't come out just called and said he would let the property manager know so they could get it replaced in the morning however Daniel was nice enough and got me a new fridge that night he was very nice and kind and Michelle was very helpful this was at willow Creek apartments Daniel went above and beyond to get this done so the food would not spoil. As christian was very nice over the phone I found out he never even contacted the property manager and that's just wrong I'm so glad $300 worth of food did not go to wast as the kids need there food thank you Daniel and Michelle so much you guys are so sweet and amazing

Negative experience: I have lived at Crystal Flats in Bentonville, Arkansas since 2020. During that time I have lived in an apartment on the 3rd floor in the first building opened and then moved to a two story condo in another building. BOTH have had major water damage with repairs needed. The most recent issue is an ongoing water leak from the master bedroom ceiling. The management team informed us we needed to be out of the apartment for a week to get this fixed. They asked us to be ready at 7 AM Monday morning. We made arrangements to board our pets and dropped them off the night before ($100/night for two doodles) and to stay in a hotel. They never showed up to do the repairs!!!! The manager has never talked to us. We are at our wits end. I hate writing bad reviews because I feel that people/businesses should have a chance to get it right. Unfortunately after months we are at our wits end - no resolution from management at Crystal Flats, no contact from Lund Co. I would never recommend Crystal Flats to anyone.

Negative experience: You have a problem? Leave a message and they’ll never return it. I can’t wait until my lease is up. Axis Apartments are a joke and are cheaply made, NO PARKING, staff is horribly unhelpful, countertops stain, walls scuff easily, NO STORAGE, I could go on and on. Avoid this company. Rent from Broadmoor.

Negative experience: An absolute joke of a company. They blame all of their inept maintenance practices on everyone but themselves. No one seems to understand how to actually maintain a property and then pin the issues on anyone they can for their lack of service. Their reputation is more than fitting for this group of incompetent people. Avoid at all costs!

Negative experience: I lived at one of their Kearney properties and it was the worst experience of my life. One of the bigger problems I experienced with the property was the lack of sealing there was around the windows. There was water in the track when it rained and it was impossible to keep the place warm or cold due to the constant draft. Towards the end of my stay, the carpet in a low traffic place had detached from the nails, which could only be poorly fixed, leaving me to step on nails the rest of my lease. The biggest problem I had was with the manager. She tormented the residents and constantly made threats about having photos of me “not picking up after my animal” and would never supply me with these photos when asked. Any conversation I had with this manager turned into her threatening me with these “photos”. Anytime you went to the office she was either not there or taking a personal call. Upon moving out, I heard nothing from the complex and the portal for my account was closed. It wasn’t until 4 months after moving out that I received a letter from a collection agency for something that was “unpaid”. I reached out to the manager for more information and proof and I was told they “sent it all to the collections agency and didn’t have it”. I ask why and the conversation, unsurprisingly, took a turn to her accusing me of not picking up after my service dog and her unable to provide me with pictures. Since the collections agency didn’t have any of this “proof”, I made a BBB complaint and it magically appeared. After back and forth, I ultimately received no proof of why this bill was set straight to collections. I only received blurry screenshots of a Snapchat video/picture. We left the place as we found it and this felt like a way to take advantage of their terrible construction and make the leaving resident pay for it. After this matter was disappointingly settled, I tried to reach out to the parent company directly to make a complaint. I never heard anything back from them regarding anything. Overall, the management of the complex and the parent company is extremely disappointing. There is a lack of communication and quality construction, which the tenant ultimately pays for.
