Negative experience: I am currently renting a unit through this company and I do not recommend. I’m renting a town home and since the first month I moved in the garbage disposal switch kept having issues and one of the times we got blamed for it and got charged $125 The washer is a bit old and we kept getting a bad smell come out of it I put in a maintenance request I knew somebody was coming out to look at it but i never knew if something g got fixed or not but I noticed they billed me $225 My utility bills are coming out pretty high $210 OPPD and $289 MUD Never have I had these issues anywhere I have lived seems like the home is the problem but they make it look like it is our fault so that we pay for it Looking at the reviews now makes me scared of loosing my deposit and being billed for damages that were already there prior to moving in. I should of read reviews before renting through here.
Fantastic experience: Prompt and reliable service, that took care of some unrelenting smoke detectors while I was out of town so I could come home to a quiet home!

Negative experience: Third party payments are set up by pj Morgan only not by property owner. Renovation,remodeling and upgrades are required if rent is continuously raised is wrong. Should be illegal. Ceiling not repaired in bathroom and window doesn't open and it's been going on 6yrs. smh it's ridiculous. So many issues at apt complex without anything gets better. They want rent money bUT don't fix anything.
Fantastic experience: Meg Bullock has done an outstanding job in increasing the value which our Clubside HOA receives from the management team at PJ Morgan. Her leadership consistently provides effective guidance to her team and, as a result, our association receives many benefits due to her understanding of what HOAs need from a management company. It’s a good fit for us.
Negative experience: I've had my ups and downs with the company for the year I've lived here. Just a warning that if you wish to pay rent through the tenant portal, an extra $9.99 will be processed as well. PJ's stance is that AppFolio is the entity requiring this fee. PJ needs to eat that cost, and not visit it on the tenant. My tent is X amount and I should not have to pay 1 penny more. It's inconvenient to get a money order and drop off at the office.
Fantastic experience: Derick Lewin & Ryan Ellis are incredibly deserving of this complimentary shout out!!! Derick & Ryan went above and beyond time and time again throughout this transaction to ensure that my buyer was purchasing a quality home. They were incredibly instrumental in getting this home purchase across the finish line and to a successful, on time closing. Derick & Ryan are go-getters and did not make haste with regards to guiding their Seller and ensuring repairs were taken care of in a timely manner. Even with a minor hiccup the day of closing, these gentlemen made extra efforts to obtain the house key from me and go back down to the house to make sure the appraiser had photos of repair items required for completion & final loan funding. As a real estate salesperson myself, I do not typically write formal reviews for other real estate agents, so I am hoping this review will carry a lot of weight as to why I am choosing to do so right now. Unfortunately, it is all too often that us real estate agents have unfavorable controversy with agents on the other side of a transaction. Negative experience: PJ Morgan is wonderful to do business with until of course you decide to take your business elsewhere, at which point they will become an absolute nightmare to work with. My story is as follows: My fiancé and I lived at a PJ Morgan owned residence for about 2 years prior to purchasing our first home. As is the case with the housing market these days, timing wasn't perfect, and we were forced to break our lease to secure the home we wanted. Understandably breaking a lease anymore rarely remains simple or cheap. However, this process has been made exceedingly difficult by PJ Morgan and their representatives. First, they tactically omit any sort of lease break clause in their contracts. This is because (unlike many other property management companies in Omaha) they plan to hit you with the full remainder of your lease should you decide to terminate early. Despite fulfilling our required 60-day notice (such as affording time for them to relist the unit) no effort was made by PJ Morgan to rent the unit during this period. Simply left un-listed on any of their platforms, websites etc. It is our opinion that the disinterest in re-leasing the unit is because they essentially have us paying rent and utilities to a residence we no longer occupy. Speculatively it appears that the income of rent to a unit that is not being occupied (i.e. undergoing normal wear and tear) is more profitable for them and worth foregoing their legal duty to honor good faith renting practices. Unsurprisingly though, like any good horror story, it certainly doesn't end there. PJ Morgan also hit us with some outrageous additional cleaning/move out fees. We were charged a total of $550.00 for cleaning and trash removal in an apartment (yes, an apartment) we ourselves meticulously cleaned prior to moving out. Of course, this would raise questions in any reasonable person yet upon our request for documentation of services rendered (photos, invoices, literally anything that could verify the work we're being billed for was completed) we have received nothing of the like. All the while they are of course holding our security deposit hostage. We have been moved out for over 30 days now, have sent many emails, made many phone calls and have received next to no communication back from management and certainly no sign of our nearly $2,000 deposit. In total PJ Morgan is attempting to make this move out process cost us nearly $10,000.00 when industry standard usually revolves around some type of flat fee or 1-2 months’ rent. Despite our efforts to be accommodating and communicative with our prior landlord/property management company, their style of doing business, lack of communication and what seems to qualify as unethical business practices have made what should have been an exciting milestone in me and my fiancé’s life (the purchase of our first home) into a pretty bleak, scary and financially burdensome period. I would encourage anyone looking for an apartment or rental home to look elsewhere.
Negative experience: Tenants Beware: PJ Morgan's Loyalty to Landlords Trumps You & Your Rights. My partner and I, both attorneys, rented a PJ Morgan-managed property on Mayberry Pl in SOMA from December 2022 - June 2025. It was, without question, the most unprofessional and exploitative rental experience we've had in over a decade of renting. During our tenancy, PJ Morgan actively helped our landlord, Roberta, violate both our lease and state law, including by engaging in the following: - Subjecting us to 5+ weeks of disruptive and invasive construction of the windows and roof, without proof that it was necessary (i.e., there were no leaks, insulation issues, or water damage to resolve), while we were living in the property, and with zero compensation. - Attempting to sneak Roberta into our home without providing us notice. - Withholding $1,000 of our security deposit for items that were ordinary wear and tear, pre-existing conditions, or landlord responsibilities (e.g., citing $550 for standard turnover cleaning, $200 for painting due to minor wall scuffs, and $630 for unspecified “repairs and maintenance.") When we sought to address these matters with PJ Morgan, they were unresponsive and sneaky, unwavering in their allegiance to the landlord. Also, as military tenants relocating out of state, we had no practical recourse to challenge the security deposit charges in person in Omaha court and had to instead negotiate the charges down from $1,455 to $1,000. Special mention goes to Meg B. and Hayden D. for their particularly abysmal handling of the security deposit dispute. If you browse PJ Morgan’s Google reviews, you’ll find similar complaints from other tenants, which PJ Morgan routinely denies. We urge you to trust our reviews, which confirm a real and troubling pattern. As legal professionals, we are well-versed in tenant rights. PJ Morgan’s loyalty lies entirely with their client landlords, even at the expense of ethics, fairness, and legality. If you value any of those, we strongly advise against renting from PJ Morgan.
Fantastic experience: If I could give more stars for this company I would. Hands down PJ Morgan is the best property management company I have ever experienced. Christina Clem and her team literally go above and beyond their jobs to make sure everything from property maintenance to customer service runs smoothly. I am so happy to be a tenant with them. Negative experience: They had an Open House for a rental property posted on mutuple websites. I tried to call, and I couldn't get a hold of anyone. Showed up, and no one was there to show the house. Left a message, and I haven't received a call back. Update-1. They responded to my review about canceling due to weather, but the Open House was on Wednesday, not on the Thursday we had the bad weather. 2. It's been a week, and they still haven't returned my call. I'm not confident I would get assistance if I was a tenant.

Negative experience: As a young mom, I thought renting with the same company would be the smart choice—you know, keep it simple, stay loyal, make life easier. Turns out, PJ Morgan doesn’t reward loyalty… they punish it. Instead of stability, I got treated like I was playing some twisted game of ‘How fast can we drain a young mom’s bank account?’ Picture this: juggling kids, bills, and bedtime routines, only to have your entire deposit vanish like it’s part of their business model. Renting within the same company should make you feel secure, not like you’re in trouble for trying to be consistent. Fantastic experience: A BIG Thank You to Cara Woosley for her effort on various issues in the Grey Hawk West HOA. Working thru the changes with the new lawn services and the home improvements. She also communicates well between the HOA and homeowners. We appreciate the firm but flexible adherence to the HOA rules. Negative experience: Having a current situation as former renters. Owner decided not to renew our lease because he wanted to remodel. They sent us a bill for the entire remodel. We lived there for 7 years. They never painted, yet charged us for painting. I told them for years how the garage door was broken and the garage flooded every time it rained, yet they charged us for a new garage door. On top of flooring, drywall, painting, garage door, they charged us over $21,000 in "miscellaneous repairs". Nothing is itemized for this billed amount. I asked for an itemized statement, of which they did not reply. They just sent it to their lawyer. The house was purchased for like $165,00. We got a bill for over $33,000. Normal wear and tear is apparently subjective to their opinion and theirs alone. If you think they're ripping you off, it's because they are.

Fantastic experience: Great experience. Logan Harpenau helped make the process extremely smooth for me being a first time homebuyer. He was quick to respond and show us houses in a timely manner. He was very knowledgeable, punctual, and honest!
Negative experience: They just don't care. End of discussion. About their tenants, about their properties, anything. Laziest property management company we've ever leased from. EDIT: Our fellow tenants have taken to vandalizing the property and our personal belonging in the shared space and menacing our employees. The PJ Morgan team does nothing about it. Our employees are afraid to leave their offices because of the drug use and erratic behavior. The screaming of homophobic slurs in common areas are really what pushed it over the top for me.

Negative experience: I genuinely had a good experience until it was time to move out. I knew that I wouldn’t get my entire security deposit back due to some damages to blinds and other small miscellaneous things. However, they took my entire security deposit and charged an additional $400 for things that they definitely know were not necessary to upcharge for. I’m very disappointed, I wanted to leave a very good review because they took care of me for two years And four months. But this has shown me they are willing to up charge and screw you over just to fill their own pockets.
Negative experience: I have lived in one of the properties they managed for well over four years. As a whole, the management is subpar. The overall performance of their maintenance staff is insufficient. Vehicles have been damaged and broken into under their watch. It has also been broadcasted on the KETV news recently how one of their properties, that they advertised as secure, was clearly not. Because thieves have been able to get in a secured building with ease on multiple occasions. 10's of thousands of dollars of personal and professional items have been stolen without forced entry. Police reports have been filed for these incidents on behalf of the tenants. However PJ Morgan's plan of action to rectify the issue was to aquire a security system that has NOT good enough to assist law enforcement in apprehending any suspects. That same complex has had multiple sewage issues. However, they contracted a very small company to simply use bleach and water to clean up toxic waste, which was left on the grounds accessible to children for well over 2 and a 1/2 weeks. DO NOT LET THE NAME FOOL YOU THIS IS NOT A REPUTABLE COMPANY TO DO BUSINESS WITH!!!
Negative experience: I can't find a way to reply to the response from the company directly in the reviews so I'm updating it here. For the record my issue isn't the timeline on anything but the gas line issue. My problem with the toilet is I mentioned it months ago and was ignored only for it to come back. My issue with the animals were the multiple times I was told it had already been taken care of when it in fact had not. The repeated "we know there are problems, and we are working on it :)" messages combined with 0 front-facing results just make the statements feel like trite lies. If you need me to, I would be happy to talk, but after all this I just want to finish out the lease term, move out, and put the experience behind me. Trigger warning there is an animal corpse in one of the images below. I have included the screenshot of my original review down below. I have updated this based on my experiences since then, but do not want the previous issues to be forgotten. This is the third iteration of this review am I am forever returning it to 1 star. You can see my original issues with the completely criminal state of this slum when I moved in. I then had good hopes when someone actually competent reached out, but since then P.J. Morgan has lost all of the goodwill they built with me. In the last 2 months I have had non-stop issues. Beginning with it taking over a WEEK to fix a gas-buildup issue that affected every apartment in the building, then having multiple visits from the plumber because the leaking toilet I mentioned 6 months ago turned out to actually be an issue and it was not 'fine' per the original 30 second glance from PJM Maintenance. The most recent incident is the catalyst for my angry review dropping. A racoon was hit by a car and died on the lawn. Hardly PJM's fault, but I reached out to the maintenance team because I don't have the materials to dispose of this. I was assured I made the right call and it would be taken care of ASAP. It has been the better part of a week and it smells horrible. Luis has promised that the issue has been taken care of twice now by different teams of people the picture below of the animal corpse in the front yard should tell you how reliable this information is. If you want the number 1 worst experience I have ever had renting anywhere in the country; full of admins that gaslight you or tedious explain simple concepts like you are an idiot for asking for an update on the gas issue you had been told was 'top priority' a week ago, the absolute worst and slowest maintenance people ever. If the idea of spending about a week on serious issues like gas leaks and corpses in the lawn sound fun. If having the unit full of the previous tenant's moldy food is appetizing, then you have found the Real Estate office from you. My personal favorite thing is how every time I get the same trite platitude on how they want to do better, but not improvement actually ever occurs. Saying it does not make it true. You actually have to try. Cannot ever recommend. Hands down the worst experience and I will be moving out at the end of my lease. And will be going out of my way to avoid PJ Morgan if work every brings be back to Omaha.

Cara is our property manager, she is easy to work with, always professional and kind with the way she speaks, knowledgeable but willing to find answers if she doesn’t know something. She is organized and very accommodating.

Negative experience: I live in a neighborhood where PJ Morgan is supposed to be taking care of the neighborhood park. The trash has been overflowing for weeks now. There is trash all over, broken items, etc. The park is rarely tended to. It is absolutely disgusting.
Negative experience: Been renting from them for over a year. I’ve had a terrible experience with management. Very slow to action, terrible communication. Weeks upon weeks without resolutions. I would not recommend.
Negative experience: Recently had an interaction with Aaron Hueftle who's supposedly works for these guys and honestly I cannot recommend them less after dealing with him. Was a terrible experience and a very condescending person.

Fantastic experience: Our HOA has used PJ Morgan to manage our finances for the past several years. Over that time their systems and their people have improved two thousand percent. Their financial accounting is accurate and the software systems are sophisticated yet usable by some of our less computer-handy owners. Our current property manager, Jeremy Shirk, is highly competent and willing to go the extra mile to help us work on both the big problems and the little ones. Everyone in an HOA has a story to tell and managing a group of property owners can resemble the herding of unhappy cats. PJ Morgan has upped its game and they understand HOA's very well.
Fantastic experience: We recently transferred our rental properties to PJ Morgan. Their communications with our tenants during the transition was seamless and their response to maintenance issues has been exemplary. They hit a home run filling a recent vacacy and share our vested interest in caring for our tenants.

Positive experience: I have had the great pleasure of working with Cara Woosley for the past 8-9 years. I have had 5 properties under their care and under her management. Cara’s attention to detail is flawless. She gets 5 stars. She has grown with the company over the years and has worked her way up. At that point I was appointed to work with Rachelle & Beth. Cara is the only reason I decided to stay with PJ for as long as I did. Cara is a problem solver and when things went left she saved the day. She is a major asset to the firm. Rachel and Beth are the reason why I’m longer working with Pj. After being a customer for many years, I caught them not using my home warranty company which I pay a significant amount of money per month.. They were using their own handy man and rang up close to 8k in about a year. Which I had to fight to claw it back. The accounting is horrible and it takes forever to recover anything. Rachelle’s customer service is terrible. They made my fun experience of owning homes turn to crap. I am partners with Joe Grimaldi who had to get involved heavily as we both live on the west coast.
Fantastic experience: PJ Morgan has done an excellent job as a property management option for us. They found us a home that fit our needs and when it was destroyed by the April 2024 tornado, they had another home option for us before we even reached the hotel that night. They're very attentive to any maintenance requests and most of all... just real people. They're just simply amazing. We'd give them more than 5 stars, if it was an option.

Negative experience: I regret to inform you of the financial difficulties my company has encountered with PJ Morgan, leading us to file a construction lien against them. Despite numerous assurances that payment was forthcoming, we have not received compensation for our services rendered over 30 days ago. This situation compelled us to reach out directly to the homeowners, who were previously unaware of these payment issues. Notably, one homeowner, with two decades of real estate experience and a clean record, found himself facing a lien for the first time after engaging PJ Morgan's services. This unfortunate event led him to terminate his contract with PJ Morgan. I urge potential clients to consider this experience carefully before hiring property management firms. The repercussions of non-payment can lead to liens, which not only affect your property but also your financial history. Additionally, I've learned through industry channels that PJ Morgan's payment issues are not isolated. Several contractors have reported similar experiences, with some claiming they were never compensated at all for their work. To fellow contractors, I strongly advise caution when considering PJ Morgan for future projects. Ensure robust payment terms are agreed upon in writing before commencing work.

In a very short period of time, Hilary has tackled HOA problems which has eliminated Board members needing to handle. Has been firm, fair and responsive on members requests, concerns and complaints. Fantastic experience: I’ve been an HOA board member for 8 years and have worked with PJ Morgan the entire time. We’ve had several property managers over the years, all of whom were pretty good, but none compared to Hilary Simpson . Hilary is in a category of her own. You want Hilary Simpson as your property manager. With her, you'll benefit from her extreme proactivity, quick and efficient responses (no procrastination whatsoever), and professional demeanor and communication. She’s a star. With her on your team, decisions for your board or property will be swiftly executed. She excels at managing homeowners' concerns, communicates effectively during board meetings, and consistently follows through. Hilary makes it her mission to understand your bylaws and covenants, and she actively seeks ways to save your organization money on overhead costs. You definitely want her on your team, but I don’t want you to have her because I want her for myself. I want to be selfish and keep the greatest property manager all to myself because I know how valuable she is.

Fantastic experience: We have been working with Cara Woosley for years and she is extremely easy to work with, knowledgeable and quick to respond!
Negative experience: The absolute worst company to work with. We were renting a house in which the landlords chose this company to do the paperwork side of things. It has been a nightmare from the beginning trying to get things done in a timely manner. And now that we are moved out, its even worse trying to get someone to simply respond to us about things such as deposit return, etc. Not to mention we had an appt for a move out walk through in which noone told us needed to be rescheduled until AFTER they stood us up. DO NOT RECOMMEND.
Negative experience: Their property management is mediocre at best. I have asked 6 times for a face to face meeting to get $1000s of dollars of charges explained and issues with my property resolved but apparently Brendan is afraid of confrontation and is neither a man of his word or able to speak in person. Miserable experience.

Fantastic experience: My husband and I bought our very first home at the end of 2023. I am so greatful that we had a friend recommend Julie Kelly to us. Negative experience: I continue to get billed for HOA fee even though I do not live in their neighborhood anymore . I have called 4 times I always get sent to voicemail and nobody ever returns my calls!

Fantastic experience: We recently worked with James Schneider to sell our long-time family home after the death of our mom last year. James was a pleasure to work with. He shared his expertise, but listened to our concerns and opinions as well and was very respectful of the decisions we made. Prior to putting the house on the market, he provided valuable input to us on what repairs and updates made sense. During the sale process James communicated with us in a timely manner and kept us informed every step of the way. He made what could have been a very difficult process go very smoothly. Additionally, after the sale was complete James went the extra mile to check in with us that there were no outstanding issues. I would highly recommend his services and would be happy to work with him again in the future.
Positive experience: My very small HOA is managed by PJ Morgan. The first few years I lived here we did not have a consistent representative working with us and it was difficult to communicate. We recently were assigned an amazing manager, Rochelle Plambeck, who got all of our issues (some messy ones) worked out and who has guided us in the direction we need to go to be a functional HOA. Rochelle gets 5 stars and we are grateful for her help!
Negative experience: The complex my mother lives n is trash they never fix things when they need 2 and there are so many issues at complex and all pj morgan does is raise rent and not upgrade. Right now tree is down on my mom and her neighbors car, over 2 hrs and no 1 has come 2 remove or even called. Thanks 2 a pj Morgan employee named Cara things r getn done at my moms complex and it only took us showing Cara the issues and so far she is getn things done. Hopefully they will b painting the inside of entry soon.
Fantastic experience: Stephanie Clardy is the best! She has gone above and beyond to deal with a difficult tenant and give us wonderful advise. She is available when I need her and returns calls! She been the best!!!
Fantastic experience: I am renting from them. Some small issues with moving in and some things not complete. But let me say, everyone in the office I have talked to is super nice. I wish others understood that there are somethings out of the management company's control, and mistakes happen. They have been super easy to get a hold of when you call. They actually return your calls. I will update if anything changes. But so far it has been a decent experience.

Fantastic experience: Our organization rented The Living Room event facility in the Mastercraft Building at 1111 N. 13th St.on August 1st, 2023 The facility was set up as requested and the AV System worked well. We hosted over 80 youth and adults with no problem, and were even permitted to use the beautiful outdoor park facilities immediately across the street to keep the youth engaged. PJ Morgan's management of these facilities is first rate.

Fantastic experience: As first time home buyers we had a lot of questions and were very nervous. Fantastic experience: My husband and I bought our first house right when the market went insane in 2021. We worked with Erica Menard and let me tell you, she was on top of the game!
