Negative experience: This is a HORRIBLE company to rent from. I do NOT recommend. if you can avoid this place, make sure you do!! They allow their residents to move in & they won't even make sure the make ready is properly done. Our house was FILTHY when we moved in and the walls were atrocious! They are trying to charge us for a dryer that was broken when we moved in! Our carpet in the basement even had water damage on day of move in because they didn't even fix a leak before giving us the keys. It's been such a horrible experience that we would rather move out early than live in this AWFUL house. And Melvin the property manager is just as bad. STAY FAR FAR AWAY!

The move-out charges in this case were based directly on the discrepancy between the move-in report and the condition the home was left in. Fantastic experience: Do Not Rent from them unless it is your last resort. Unethical business practices as this is owned by SHEMA LLC. They charge heavy fees for everything & almost no one will get any of their security deposit back unless you dispute it in court or file a complaint. Their website is poorly designed & malfunctions often during payments which can cause you to be removed from online payment system if you opt out of auto pay. Several last minute inspections without minimum notification required by state law. They will email you during odd hours & show up outside of scheduled hours. Stay away from renting with them if possible.

Negative experience: They manage a property in a building where I live. The tenants are awful and play this obnoxiously loud music. They say they will handle it and it just gets worse. They are rude and unsympathetic. Living next to their property it an absolute nightmare.

OPPM has not managed this unit for over two years. Our contract for this property ended in 2023, at which time we officially turned over all keys and management responsibilities to the owner’s Realtor. We have had no involvement with the leasing, tenant screening, or management of this condo since that time.
Because we are no longer the agents for this property, we have no authority to address tenant behavior or noise complaints there. We recommend contacting the building’s HOA or checking with the current management firm to ensure your concerns reach the right people. Negative experience: The process was not easy. It was a lot of back-and-forth. No we don’t have the credit report no communication no emails showing different from the people in the office. You don’t talk to the same person and when asking factors on why not approved there was no answer. Just an email showing credit report. Understand that there is application fee however it’s not communicated that the fee is not refundable. Seems like they are taking application fees, but not really doing the research and helping others to get in a place recommend run your credit. Don’t ding your credit with this company.
Hello Achsah, we take every application seriously and the money you pay is used to gather information in a background check. Some applications are more complicated and require some back and forth communication. It sounds as though you did get the credit report in your email. If you didn't get a reason for your application's denial, you are welcome to call us for those details. We know that it is frustrating to be denied, we apologize that we are not able to move forward with your application.
Negative experience: The google reviews are terrible. i thought i'd give them the benefit of the doubt. I reached out to inquire about a rental home. They scheduled it, got there automated system that forced confirmation. which i did. They contacted me like an hour before the showing and canceled. Said the home didn't have any power.. ok fine. things happen. Rescheduled for a couple days later. I reached out several times after they gave me the new date and time. i asked several times. "Everything still set for appointment". They contacted me 3 minutes before the showing when i was already at the rental property waiting. Saying the appointment was auto canceled bc i didn't confirm. This time i got no automated message from their system. i reached out to them a day prior and hours prior that everything is still set and confirmed. What a waste of my time. i should have listened to the google reviews and moved on. Very unprofessional.

The first cancellation was due to a regional power outage. The second was canceled because our automated system requires a specific confirmation response from the prospect between an hour and 30 minutes before the showing. Fantastic experience: I like OPPM. They've been very clear with the lease, making sure there is no confusion. They even state that if we want to repair something - we have the right to, as long as there is consent from the property owner. The property owners have never been disagreeable, they understand things cost money and have even assisted in replacing things that they weren't obligated to. When you rent a HOUSE, you are renting a LOCATION. You are not obligated every single amenity like an apartment. Obviously a few spots need some TLC, but hey, this house is like 50 years old. Negative experience: If I could give this company zero stars, I would. Working with OPPM has been nothing short of a nightmare from the very beginning. Their lack of professionalism, communication, and accountability makes them one of the worst rental companies I’ve ever dealt with. And be sure not to voice your opinion on their unprofessionalism and no accountability cause you’ll be in the wrong.
At OPPM, we maintain clear standards for all our properties to ensure a high quality of living for our community. While we respect every tenant's right to share their opinion, our records show that this particular residency concluded with significant, documented damages to the property that far exceeded the security deposit.
We operate strictly by the terms of our lease agreements, which include maintaining the home and transparent communication. Negative experience: We own a house next to a rental property of their’s, another house. We are having our trees trimmed and as 2 of the trees on the property they “manage” hang way over on our roof, the arborist company requires a signature to trim 6’ into their property. The property line ends flush at our house. The tenants are great people. Super nice and helpful neighbors. I had spoke with them once and they gave me the name of this place and said honestly they have put out several orders to have these trees trimmed as the people who do the gutters have recommended it and they have tons of falling branches. The tenants said they never responded. Rudest customer service in this kind of industry. They called us back and told us no because it would be disrespectful to the tenants. I spoke with the tenants again as I just helped him carry 2 12’ foot branches to the front from their backyard and porch.. and into our yard. And broke their fence… into our yard. So the tenant and I discussed this with OPPM and the tenant stated the several issues.. some they have already had tickets out for.. and saying that they would love to have some of their trees trimmed from our side of the yard. They have other trees to be looked at, broken fence, and huge limbs in the front yard to be picked up. I dropped off the waiver. 2.5 weeks later they will not sign it, limbs still in neighbor’s yard. They have been completely rude in this whole process and I can’t believe they would treat tenants like this. I would not rent from this company. People deserve better where they live. Feel for my neighbors. They are so nice.

If the tree company were willing to guarantee against damages they may cause, then our answer would have been different.
Negative experience: After talking to by far the most rude woman I have encountered in quite some time, I would love to share that this company ignores their tenants, has maintenance requests that are going unanswered, and the company itself is a mess. Please, save your money and go elsewhere. Coming from the homeowner next door.

Negative experience: I live at one of their properties and nothing ever gets fixed. I have a fridge that has not worked properly since December I've been waiting until August to get a new fridge still nothing.

Our records show that we first addressed a temperature issue with the refrigerator in December. At that time, a repair was performed that appeared to resolve the issue. We did not receive further reports of a malfunction until July 10th.
Once it was reported that the issue had returned, we monitored the unit to confirm the failure. Recognizing that a second repair was not a viable long-term solution for you or the property owner, we secured approval for a full replacement. The new refrigerator was installed on July 31st.
While we aim to repair appliances whenever possible to remain responsible to our owners, we agree that a replacement was the right call in this instance. We wish you the best in your new home.
Negative experience: Dealing with Omaha Premier Property Management was hands down one of the most frustrating rental experiences we’ve ever had. From the beginning, communication was spotty and dismissive. We're not people who complain often — only when something truly needs to be fixed — but it felt like once the lease was signed, they were nowhere to be found unless it involved collecting rent. One of the most serious issues we faced was a large, clearly dead tree on the property. During a storm, part of the tree fell — totaling one of our vehicles and causing significant damage to another. When we reached out, they refused to take any responsibility and showed zero concern for the financial and emotional stress their negligence caused us. They also repeatedly sent notices about upcoming inspections, but never arrived at the scheduled times. Instead, they would show up randomly without notice and never once provide a report or follow-up afterward. It left us feeling disrespected and uneasy in our own home. To make matters worse, we submitted our move-out notice well ahead of the required deadline through the proper channels. Despite having documentation, they claimed they never received it and attempted to charge us for an extra month’s rent. When we pushed back with proof, they were condescending and made the process far more difficult than it needed to be. After moving out, we left the unit in excellent condition — cleaned thoroughly, followed every checklist step, and returned the keys on time. Yet we were still hit with unfair charges for “damages” that were either pre-existing or clearly just normal wear and tear. It honestly felt like they were looking for any excuse to keep more of our deposit. They are not proactive, they do not care about tenant safety or fairness, and they operate in a way that feels dishonest at best. The lack of professionalism, accountability, and basic human decency we experienced throughout our lease was appalling. I would never recommend Omaha Premier Property Management to anyone — whether you’re a renter or a property owner. Save yourself the stress and look elsewhere.
Regarding the Tree Incident
We understand how upsetting and financially impactful the tree limb falling on your vehicles must have been. We want to clarify that while the damage was significant, events like a tree limb falling during a storm are generally considered "acts of God." This classification is not meant to be dismissive of your loss, but rather reflects that what might be obvious after a tree limb falls is not always apparent beforehand, even with regular property maintenance. Property owners and management companies are typically not held liable for damages caused by natural events that are unforeseen or unavoidable, as this is typically covered by renters' or auto insurance.
On Inspections and Communication

We conduct inspections within time windows to allow our technicians to complete as many inspections as possible in an efficient manner, helping us keep costs down for our tenants and owners. Move-Out and Deposit Charges

Negative experience: In the kindest most respectful way of saying the worst ever. from 2022 to 2025 this 1st day of July caught them in several several lies. Very unprofessional very disheartening. I started going to the office in person and recording audio and video each time. Filing an eviction when I did not even live in the property. And then hiring someone from a credit bureau too. 3 false accusations for money. I have actually filed a lawsuit and have court at the end of the month against them Other prior tenants as well. It's very sad to take advantage of people. Not to mention all the laws broken on the maintenance men too. Negative experience: Absolute worst tenant experience of my life. Several ignored issues. The worst being a family of raccoons living inside of the attic and walls. FOR MONTHS. It took them about a month to come out and even leave a trap outside, which they came back and took shortly after without fixing the issue. At one point the owner of the building went around them to fix the holes they had made and instead of setting a trap OPPM continued to ignore the issue until they were trapped inside the building forcing them to create more holes to escape. We were literally having a conversation about contacting a lawyer over their neglect when we were notified that the owner pulled his properties from OPPM. The new property manager disclosed that several other properties they took over from them had infestations and had suffered the same neglect. I have rented several units in different cities in the last 10 years and would not recommend this property management company to anyone.

When we were notified of the raccoon issue, OPPM promptly set traps to address the problem. Our process involves a period of trapping to ensure all animals have been removed before any sealing of entry points takes place. Unfortunately, the property owner chose to dispatch their own crew to patch the holes before our trapping process was complete. This action, taken independently of our established protocol, inadvertently led to the raccoons being trapped inside the building.

Negative experience: Said they wouldn't deny solely due to poor credit. But denied because of my credit. I called and asked all the appropriate questions before wasting $120 just to end up wasting my time and money.

Negative experience: Don’t waste your time with this company, very unprofessional. Scheduled a tour, went to the house for a tour and waited for 30 minutes, no one showed up. I then called the main office and they told me “all tours were canceled”. No one made any effort to let me know. I took time off work and do not live in Omaha, this was a complete waste of my time.

Negative experience: The worse company you could ever choose to rent from. Everything in my apartment was brand new & I left with nothing because the apartment unit had bed bugs. They blamed me for it and charged me for it on top of every summer I'd go weeks without ac because they buy the cheapest stuff. They sent me to collections for a bunch of bs charges. So moral of the story, If you love your peace find someone else to rent through (:
We had outside professional exterminator make the assessments and we acted accordingly. The measures we took were to protect the neighbors and eliminate the problem as quickly as possible.

Negative experience: I've decided to skip over any house that has anything to do with this company. The first tour I tried to set up the realtor refused to work with any of my times/days and would ignore me for days. They canceled my second tour right when I got there, claimed it was "off market" I get on zillow a couple days later and the house was still available. The third tour I showed up and no one showed up to give us this tour, I tried calling and texting out and I was ignored once again.

You've highlighted some issues we can certainly explain. Spring is a very high-demand season in the rental market, and properties can be leased incredibly quickly. Unfortunately, this means that even when a showing is scheduled, there's always a chance a deposit will come in and secure the property before your scheduled viewing.
Regarding the canceled tour, there was indeed a deposit placed on that specific property right before your scheduled showing. We canceled to avoid wasting your time, as it would have been disingenuous to proceed with a tour for a property that was no longer available. We do our best to remove listings immediately once a deposit is received, but we don't have control over all the third-party websites that syndicate our listings. While OmahaPropertyManagement.com is our direct and most accurate source, it can sometimes take a few days for other sites such as Zillow to update.
The no-show for your third tour is unacceptable, and we're truly sorry for that oversight and lack of communication. We understand how frustrating it is to be ignored, and we're looking into why that happened to prevent it from recurring.

Negative experience: Avoid at all costs. Extremely rude staff, they book multiple people for viewings to create a competitive atmosphere; we dealt with Jill who was EXTREMELY rude. She showed up late, and refused to answer our questions as her temper over rules her ability to communicate. Overall bad experience. The reviews speak for themselves!

That was a pretty special circumstance, we will work hard to see that it doesn't happen again.
Negative experience: Don’t bother trying to rent from them. I texted a realtor to set up a showing for a home. It took three days for the realtor to respond, and when he did it was to tell me he had some “issues” and that I should pick a new date to view the home. I responded immediately, but I guess the realtor is very bad at their job so he waited two MORE days to message me, just to tell me the house has already been rented. Absolute scammers and slumlords from the look of other reviewers. Avoid at all cost.

Negative experience: Applied for a house and they have called to reschedule twice already within 30 minutes of our scheduled showing time giving different excuses each time. I told them that’s okay we didn’t need to reschedule the 2nd time and that we weren’t interested and the lady hung right up on me extremely rudely. Glad we didn’t end up going with them because that showed their true colors right there!

Negative experience: As of today, November 18, 2024 I’m reluctantly sharing my disappointing experience with OPPM and specifically with Jared, my primary contact at the company, as I prepare to move out of one of their properties in Omaha. I truly did not want to have to leave a negative review. Outside of the maintenance issues we’ve faced, the home is beautiful, and I would have gladly stayed here if these problems had been addressed. But, despite my best efforts to communicate with Jared and find solutions, his lack of responsiveness and support has made this a deeply frustrating experience. I rented from OPPM for over two years, and while I was initially hopeful about the new home, dealing with the company has been challenging. The primary issue has been a persistent odor and moisture problem in the garage that periodically seeps into the main living areas, especially after rain. This odor has worsened pre-existing health conditions. I have medical documentation that shows this condition has worsened because of the mold/mildew. Despite repeated maintenance requests and documented issues dating back to our move-in, Jared and OPPM have not taken adequate steps to address the root cause. When I raised this issue formally, Jared acknowledged in writing it as a “typical” problem for homes of this age but dismissed it as “minimal and confined to the garage.” This response contradicts the property’s original move-in checklist from April 2022, which explicitly documented moisture on the garage floor and cracks retaining water. Despite these clear issues from the beginning, neither Jared nor OPPM has effectively resolved the underlying problem, even after over two years of requests. To make matters worse, OPPM has been unresponsive as I try to finalize the move-out process. I’ve sent multiple certified letters and emails requesting a final inspection, which he has not acknowledged. Now, just days before my move-out, I just called them to inquire about my unanswered letters, was informed that I should have scheduled this inspection weeks ago—an impossible demand given their lack of communication. As a tenant with a perfect rental history, this treatment is unacceptable and unfair. Throughout this process, I have been willing to negotiate in good faith. I even offered to forfeit my $1,850 security deposit (less any documented damage charges) to reach an equitable agreement on early termination due to these habitability issues affecting my health. Despite this offer, Jared and OPPM have been uncooperative, unwilling to provide any solutions that don’t include an early termination fee. Jared’s lack of respect for tenants’ well-being and habitability concerns has been disappointing and reflects poorly on OPPM as a whole. They appear more focused on profit than on providing a safe, healthy environment for residents. I had genuinely hoped to resolve this issue peacefully and without resorting to a negative review, but OPPM’s unwillingness to communicate and disregard for tenant rights have left me no other choice. Negative experience: Sense this seems to be the only way for any kind of management to respond to you. My basement flooed with mold and black water because of the lack of maintenance done by this company. It’s been over a month and they still haven’t fixed drain in our basement. There’s mold and crap water that’s been sitting in that basement for over a month.legal speaking it’s uninhabitable for anyone. After 14 days tents have the right to move out without paying fees if there landlords are refusing to fix the issue. They wanna charge us 5,000$ to move out of a house we can’t live in. We take maintenance and habitability seriously. When you first moved in in 2021, we addressed minor plumbing adjustments within days at no cost to you. Since then, you chose to renew your lease twice, and we continued to provide prompt repairs for any wear-and-tear issues at our expense.
Regarding the recent drain backup you mentioned:
The Cause: Upon inspection, the technician determined the main line clog was caused by tenant misuse (foreign objects/debris), not a failure of the home’s infrastructure or roots.
The Responsibility: Per the lease agreement, repairs resulting from resident damage or misuse are the responsibility of the tenant.
The Outcome: Rather than addressing the repair cost for the damage caused, the property was abandoned. The "fees" you referenced are the standard costs associated with a breach of lease and the subsequent cleaning and restoration required.
We have documented all service calls and technician reports from your tenancy. While we wish your time with us had ended on better terms, we must hold all residents accountable for damages to the property to ensure we can maintain high standards for all our homes.

Negative experience: Horrible communication skills, when their having a difficult day you can definitely hear in on how they portray themselves… even if your not the one causing them discomfort. Not the call receptionist, but the management in charge of them should be reevaluated. Being in the business industry, this is the worst attitude I’ve ever been initially confronted by when seeking reimbursement on a 30 day water leak that I had to deal with that came from the 3rd floor resulting in me having to deal with the smell of mold, destruction of my roof and constant cleaning of trying to maintain the leak.

Negative experience: DONT NOT EVER RENT FROM OPPM!!!! they are manipulative and will add unnecessary charges that are way more than they paid to have them done for they will also have very terrible maintenance workers that never get anything fixed correct the first time I live in a apartment by them for 6 years and never once they fixed the kitchen sink corrected to work after charging me the 4th time for that never got fixed the first times I gave up on even calling for maintenance I was also billed nearly 6k for less than 200sq ft of carpet when I was brutally assaulted in my apartment while doing the maintenance without telling me in the hospital I was also billed 1.2k to reseal the bathtub after leaving the old building that always smelled like bad plumbing which it had was disgusting seems all the comments read the same

Negative experience: Currently I've lived here for like 5 years. Awful. It's flooded 2 times, my sink drain has overfilled and flooded my kitchen 2 times, not from my apt. Got charged like $300 for those, and my favorite currently is the washer has not worked since may at least and I've put in several work orders and they just delete them. They give no update on when it will be fixed or anything. I've texted and emailed and never get any response. 1 washer is being used for the entire 3 floored building. And the other washer leaks every time you use it. Before the 1 washer was broken, it has caught fire 2 times and they didn't really do anything. I had to keep calling the fire department. I have mold growing in my bathroom even tho I use the fan and at this point I have the bathroom door open and it still molds every month. If I tell maintenance they will charge me several hundrend dollars and say it's my fault if they even respond. Garages are $100 a month and just got door openers, can barely fit a car in them. I was late on rent 1 time several years ago and now I have no option to pay online, I have to drive from Bellevue to 50th and center to pay a check every month. Ridiculous. They raises rent this year but didn't do anything to fix the property or the buildings. Our building is locked with no code entry, other buildings have a code, so no packages can get to you. This place is awful and please don't live here.

Negative experience: If I saw the most perfect rental house… perfect price, perfect location… but then saw it was managed by OPPM, I would instantly find something else. Negative experience: I moved in a place about a year ago. Upon moving in, there were many issues with the unit. The refrigerator did not work, I had no water in the kitchen, a leak started in my bedroom closet and there were drain flies. I was unable to live on the unit at any point. I ended up having to break the lease because these issues were not all apparent at the day of my move in. I had to stay with family while the refrigerator was being replaced (I had lost about 80$ dollars worth food). And I would come over to unpack after work and the other issues became apparent. After I discovered the leak in my bedroom closet, I decided to cut my losses and break my lease. This apartment was not ready for a tenant to move in. I do not recommend renting with this company.

Negative experience: This is a horrible company to rent from. My experience with them have been horrible since they took over my previous rental company (PetersonBrosReality) My OPPD have been shut off twice in the summer time due to them not paying it. Even though, I pay it through them every month. They will get over on you ridiculously when it comes to maintenance. I needed a toilet lid repaired and I was charged 386.00 for a 20$ seat and 10 min repair. They don’t fix maintenance problems at a reasonable response. You’ll literally have to make it seem like the house is falling apart in order to get an answer/fix. There is no grace period. If you get paid every 2 weeks, you better hope that pay day falls before or on the 1st. They’ll def hit you with ridiculous fees amounts on top of a percentage of your rent. I DONT NOT RECOMMEND THIS COMPANY>> THEY ARE THE DEFINITION OF SLUM LORD!!!!

He’s displayed acts of being a racist and prejudice to tenants and workers. The ladies (some) at the office are rude and not helpful in anyway. The moment you take action and stand up for what’s right they retaliate. They will deduct deposit cost for no reason. They will even issue notice if they don’t like you saying something or if u don’t agree with their way of doing business. It took everything in me and a lot of talks with the man upstairs to remain professional when dealing with this company. The owners should understand that Jared and their front line of service will harshly affect their business. As a business the last thing u want to do is review a business poorly but the community deserves better!

Negative experience: **Terrible Experience with OPPM Rental Management Company** I had an extremely negative experience with OPPM Rental Management Company and feel compelled to warn others. My partner and I inquired about a rental property and toured the house with an agent. We made it clear that we needed to move in within the next two weeks and were assured that this was possible if we submitted our application right away. Trusting their word, we submitted our application and paid the application fee. On Monday of the next week, we called OPPM to check the status of our application and were told it was under review. When we followed up on Wednesday, we received the same response. Then, on Friday, we were blindsided by the news that the property had been rented to someone else, and OPPM had received a security deposit from the other applicant on Wednesday. (they did not tell us even though we had called that day) At no point were we informed that there were other applicants, nor were we notified when the property was rented out. This lack of communication is completely unprofessional and left us scrambling to find another place on very short notice. To make matters worse, OPPM refused to refund our $80 application fee despite their poor communication and failure to provide the promised service. Their behavior was deceitful and left us in a difficult situation to scramble and find another property days before our move. I strongly advise against using OPPM Rental Management Company. Their lack of transparency and professionalism is unacceptable, and they clearly do not value their customers. **AVOID OPPM AT ALL COSTS!**

Negative experience: Currently trying to break my lease over at 115 south 38th ave apt 12 Omaha NE 68131. The whole facility smells like urine and they can’t seem to fix the problem. I have noticed my health has been getting worse since I moved in. My eyes are swelling, I’m getting brain fog and and having a hard time breathing. I will be taking this company to court.

Negative experience: I rented a cute little 2 bedroom house for 3 months just shy of 5 years. I was only late paying my rent one time, and that was because I forgot to transfer rent from my savings to checking. I came upon hard times when both my parents passed away within months of each other, and I lost my job because my mother's care took precedence. I was forth coming with everything and kept them in the loop via email. I sent emails because no one ever seemed to know anything when I called. They never responded one time. When it got to the point that I was being evicted, I went to court and was given 13 days to pay or leave. I wasn't given the opportunity to speak to the judge myself. The lawyer said that OPPM had told him that I was a good tenant for a long time. 2 months after leaving, I checked an old email address that I no longer used and found an email from the actual owner asking me why I couldn't pay my rent. I'm not sure why it was sent to that email because every email I sent OPPM came from my current address. It was the email that I entered into the portal at the time of move in, but I changed it at some point. I had asked for the owners contact information to inquire about rental assistance but wasn't responded to. In wrapping this up, they did nothing to help me. They just didn't care. They could have liesoned communication between myself and the owner. They could have offered to work with me on a payment arrangement or assisted with rental assistance themselves. It's been 2 months since I left, and I've been homeless since, and the house sits empty. The neighbors tell me they haven't done anything there but mow and bring trash cans from the curb. No one won in this situation. But there was so much more that could have been done had they been compassionate enough to take the extra steps.
No one wants to be involved with an eviction. It's typically as a result of chronic nonpayment of rent. Please reach out with concerns.

I fact a young man came out today fixed my kitchen sink just 20 minutes after I called this morning, and he was so professional. Took it rite away first day there I called the office to ask for master bedroom sink to be unclogged because it was draining slow. They didn’t sent a maintenance guy out until 4 months after I called to fix the sink. Then a month before some one came to fix the sink the office sent someone out to my home said it was a city inspection to take pictures of my whole entire house no matter what was there they took a picture of all my furniture tvs kitchen closets everything. That was very uncomfortable for a single mother of two small children. He said he was looking for damage but there clearly was no damage and he took a picture of the whole house every wall in the house no matter what was there or in it. I have never heard of anything like that. The office lady who answers the phone is very short and rude. They are super nice before you sign the lease once you sign the lease you get a whole different company then what they appear to be. I broke the lease early because they are a really bad company and don’t like to fix anything. They will let you move in to a property knowing that it needs work then blame you for it and make you pay for it with your own money. They charged me for the sink being stopped up and it was clearly like this the day we moved in. I was told after fees was paid for leaving early I would get my deposit back that was a lie. They kept my deposit after I paid fees. DO NOT go with this company especially if you are a clean paying rent on time. Take care of the property like it’s yours kind of person DO NOT go with this company you will not be appreciated and will not be taken care of. Horrible company to rent or buy from! I rather sleep in my car then to ever rent from OPPM again! God has the last say so this company won’t last for many more years because of the way yall do people! Negative experience: The experience my partner and I had while trying to pay a deposit for a duplex was BEYOND stressful and ridiculous. If you have a service or emotional support animal don't waste your time. They clearly don't want you. They just want the money they would get if your animal was a house pet. When our application was approved the only thing we were told was that the property was first come, first served. We were not informed about the pet website on viewing and/or when we were sent the link for the application. They knew we had animals because you have to put it on the application. We were not informed until coming into the building with deposit IN HAND and information about our pets being ESA (since there wasn't a place to do so on the application). This made the process last longer than expected and we were trying our best to get everything they needed accomplished as fast as possible (because, again, first come first served). But, because of all the hoops they made us jump through, we missed our chance to have a place we looked forward to getting. I understand there are policies in place that need to be followed but they could have done something for us like accept the deposit, and if the ESA paperwork fell through, charge us the pet deposit. Whatever the case, you need to work on a better system. Not first come first served because clearly you don't follow it. Furthermore, there was one lady who was very rude to us the whole time while were were professional and polite (unfortunately we did not get her name but she's one of the main ladies at the leasing office desk).

Negative experience: A few things…currently renting going on year 2. -They raised our rent on our side of the duplex but did not raise the rent on the other side. -“Painted” the house..paint splatters on the fridge, carpet, floor all over the house which was not here before move in. -Broken glass window in the garage. -Did not use their text communication line to let us know maintenance was coming to stain our deck 4/17 and I let me dogs outside when I go home and they run up to the poor guy and were barking at him. Thankfully he wasn’t afraid of dogs but what a super unsafe thing to do. I recommended to a friend of mine to move into the other side when it became available and they gave them the run around. They went to drop off the deposit and were turned away because they had not submitted paperwork for their service animals at this time. Which is something we did not have to do when we moved in. While the paperwork for their animals was being reviewed they get a text saying that someone else dropped off a deposit so they’re going with them. What a joke. There’s also a woman with a horrible attitude when you call and have an issue. Leaving this review was my first time looking at all the other properties they manage and wow…whoever writes the responses you really need a reality check sweetheart. I’m assuming it’s the same woman. Can’t wait to see the response for this one. I highly do not recommend this management property to anyone.

Negative experience: DO NOT RENT FROM THESE SCAM ARTISTS. here's some of what I encountered during my 2+ years there. I was on autopay so rent was NEVER late. I had ZERO problems with any of my neighbors although they did move someone in who just got out of jail for shooting someone during a meth deal gone wrong. They didn't shovel, not once. I did the entire driveway. They charged me $1200 in pet deposits for 3 animals. They tried to scam $35 at a time from me for animal waste that didn't belong to mine. They said I'd have to give my animals a DNA test and i agreed, but they didn't go forward. It was only after photo evidence that they stopped. They took pictures of my expensive household items when they came to inspect. They walked into my house while I was in the shower with no formal warning. They fined me $35 and gave me a 14/30 for cussing at them to gtfo. They said they were going to "inspect " to see if i adjusted my cussing. They retaliate often. They sent someone to my house for "weird smells' coming from my vent after I complained about that incident. They take zero accountability for any of the problems they start. They made me wait 5 days, on the third floor, for my air to be fixed, while being 115° outside because I didn't ask nicely enough. They did this knowing I had medical problems, animals, and a child, and we could've died from heat stroke. It was only after I threatened to come up there and tell people why they shouldn't rent from them, did they have someone at my house 10 minutes later. They tried to scam more money out of me after I gave my 30 days. Cat litter had spilled on to the floor as we were moving and they gave us a 13/30. Please do your research. These people are hands down the worst. I've had slumlords in Chicago do better. I've been renting for 23 adult years on my own and have never had an eviction. It's why I have impeccable references. Even oppm gave me an amazing reference to my new landlord. Don't rent from these people. Undoubtedly they'll comment and make some wild accusations, but 2.3 years, autopay and an amazing reference they gave me, says volumes.

Won’t fix things, will charge you an arm and a leg for everything they can, overcharge you for everything, office people are all very unhappy unprofessional people that don’t care about their tenants that are paying their salaries. We waited 45 mins while I am 8 months pregnant and no one showed. We called and no one answered. Finally went to the location and they DID NOT APOLOGIZE. They stated they were to busy to come out! Pickup our keys and left! White carpet throughout the rental home. 3 months within living there staines begging to appear. Went sent pictures and the manager Tami told me “you signed the contracted with the property as is and we are not required to remove the carpet”asked to get in touch with the owner because I had a new born and did not want her on the carpet. Now that I am moving out they have stated on paper “beyond cleaning and very fifthly”. The carpet looks just like it did 3 years ago, and now they are stating I need to replace the carpet! Charge you to repaint the walls throughout the house! …. It’s REQUIRED TO REPAINT! Garage door came off the hinge and charging us $250 for a 5 min job to put the tract back into place! Stated the house was beyond dirty and I took picture before I left because I knew they would try to charge me for lies. I cleaned every room and their were vacuum creases throughout each room. Everyone that works for this company tries to belittle you. I spoke with the maintaince manager to get a walk through and denied me. Will try to charge you a leasing exit fee of $100 Positives - NONE Please please do not believe the 5 star reviews, they are probably workers trying to help with their over review rating. This company is horrible, you will not get your deposit back, they will try to charge you so much you will owe them thousands in the end. The most unprofessional company I have ever had to deal with! No company should have to come onto their review to defend theirselves for EVERY REVIEW like OPPM! Save yourself and run!
From time to time we have tenants who break laws, are rude to their neighbors, or are abusive to a property. While not common, when this happens we need to intervene to enforce the rules. When we take these steps people frequently respond in anger such as this example. I encourage you to reach out to our office if you have concerns.

Fantastic experience: Pay not attention to the tenant reviews. As far as a management company, I don't think you'll find better. VERY professional, responsive, and knowledgeable. The customer service is outstanding, along with just about everything they handle. We interviewed a few different managers before we got in contact with Jarred and his team, it was a very obvious choice of who we were doing business with.

Negative experience: The agent was not informative about questions regarding the rental. The unit was not worth the headache due to off street parking and the inside basement rail was loose, the toilet would be running randomly so, still looking even a hotel looks better than these companies trying to overcharge for minimum effort. I can apply elsewhere for the same price range and garage.

Negative experience: This is the worst company!!! I reached out on a property and was scheduled to see the property the next day, I went at the scheduled time to meet to see the home only to be stood up!! We call to see why there was no one there and was told the home was rented the day before!!! What bothers me the most is we kept in contact and kept being told that the home was still available all the way up until meeting time. But then we call and it is no longer available!!! Negative experience: I rented from OPPM and they were consistently negligent and completely absent from any issue with our property. They were completely passive at the best of times, and actively dismissive of issues like no heating in the winter and no A/C in the summer. Never ever rent from them! They also didn’t bother to contact us about an outstanding debt we owed after we moved out… except by sending a letter to the very house that we moved out of.
The heating and cooling systems at your property had entered a time of increased maintenance and with each servicing, there were six over three years, the owner was hoping the problems would go away for a long time. Determining whether to repair or replace them poses a challenge for property owners due to the significant expense associated with full replacements in today's market. We recognize that there is an inconvenience to you each time the HVAC system experiences trouble, so we understand there is a struggle for both owner and tenant alike. Regarding the tenant damages, our standard procedure involves conducting move-out inspections once tenants return their keys. This approach ensures a comprehensive assessment of any damages, if present. Subsequently, a detailed deposit disposition report is issued. In the event that we do not receive a forwarding address from you, we will send the deposit disposition report to your last known address, as it often serves as a reliable means of forwarding it to your new address. Fantastic experience: mostly 5 star reviews from property owners. When you see posts with 1 star review, most are people angry because this property management company does what is required of it to handle issues caused by tenants that tenants don't like. They are angry because they were evicted, charged for damaging property, etc. Overall, the company managers properties in a very professional way - often, that makes tenants angry.

Fantastic experience: Two years later and I can still say that OPPM provides me a comprehensive property management solution for a majority of my properties. When I compare the systems and practices to some of the best companies I use in different markets, they are on the top tier of property management companies. Since I brought my properties in, vacancies have gone down, maintenance has been improved and long term rental viability has been established.

Negative experience: They don't like to answer if someone calls, half of the maintenance staff tries to say they don't speak English and then talk about you IN ENGLISH when you walk away. The charge for paying online constantly changes and is anywhere from $15 to $25. They merged with or took over BrickTown and PGM is worse than them! Still haven't had pest control do maintenance sprays, and it's been almost 2 years since they were last here. Disgusting.
Hello Hailey, I don't see that you have been our tenant. We have not merged with any other companies so I believe your review would be better suited to one of those companies. It is possible that you are using your credit card when paying rent online to your property manager, in those cases you are paying the credit card fee yourself. That would also explain why the amount changes from time to time. Most property managers do accept rent online without a fee as long as it is from your checking account. We certainly do, but I'm not sure who your property manager is and precisely what their policy is.
Negative experience: At first glance it was overgrown and trash EVERYWHERE along the side of the driveway. The front porch was disgusting and smelled terrible... My appointment was supposed to be at 230 and I called and was told they never emailed me and I wasn't scheduled. They scheduled me for 3 but by that time I realized it was in an extremely dangerous neighborhood and it looked nothing like the pictures so I left.
Hello Jasmine, I appreciate your feedback. I can see there was a miscommunication with our mowers about what they should be doing with the flowerbeds. We've corrected that as well as addressed the enclosed porch. About the neighborhood, there are a lot of people who enjoy living there and we cannot engage in steering you or others to one part of town versus another. We wish you the best.
Negative experience: By far the worst experience I’ve ever had renting. To start, the day we were supposed to move in the lady was 2 hours late to meeting us to give us our keys. Then when we arrived to the house, the keys did not work. We didn’t have a mail key for the first 3 weeks. House had many defects when we moved in and we documented it all on our initial damages report, just to end up being charged for the damages that were present before we moved in. Office workers are very complacent and don’t do much to help, sometimes takes days to get ahold of someone who actually knows what they’re talking about. Maintenance requests can take days if not weeks at times, and sometimes they don’t even get completed. Multiple inspections are done yearly and they ignore glaring problems and then blame it on you when you move out. I would never rent from this company again or recommend that anyone else does.
I'm sorry you are disappointed about your deposit. Smoking inside the home causes a great deal of damage and is taken very seriously. We take before and after pictures to be certain about what damages took place for each tenancy. Non emergency work orders may need to be approved by the home owner. Thank you.

Our late fee policy is in line with other property managers in Nebraska. Many property managers are requiring a 60-day notice to leave, OPPM is still allowing a 30-day notice provided you are not in your committed lease term. You are right about Anna, she is pretty great!
Negative experience: 1 Star is too much. Oh where to even start, between the completely inept front office staff or complete lack of any updates to the property. If you enjoy living in overpriced squalor this is the place for you. Personally it was worth every penny to buy out early and actually live somewhere not run by slumlords. Maintenance staff was surprisingly consistent, note that you'll be calling them a lot if you rent from OPPM and also multiple times since the office staff will just try to get you off the phone and provide no information or solutions. Best decision ever was getting out of there. OPPM I know you don't care about tenants but maybe train your staff more. Honestly worst renting experience ever. Heed the other warnings, I wish I would have read them beforehand...STAY AWAY

Negative experience: My rights in Nebraska as a renter!! My lawyer says I have rights too. So hold on. Freedom from unlawful entry by your landlord and his/her agents onto your premises Your landlord may enter the leased premises only when: 1) an emergency exists, or 2) the landlord has provided you with one day’s notice of the intent to enter If the landlord unlawfully enters the leased premises in violation of these provisions, you have the right to:[3] 1) obtain an injunction preventing the landlord from abusing the right of access in the future or 2) terminate the lease agreement and 3) in either of the cases, sue to recover an amount not less than one month’s rent for each violation, together with costs and attorney’s fees.
The other side of the story, a technician knocked on your door mid-morning for a work order you were informed of days in advance. It is possible to schedule work order time slots. If you have the opportunity to enter your work order in the tenant portal, please use that feature.
Negative experience: My mother lives at Cornhusker Creek apartments and they tow cars away for not being a resident with no visitors parking lot available. They must be in cahoots with the Tow Company. My mother is older and sometimes has in home health nursing come along with physical therapists. Now their at risk for their cars to be towed also. Getting a sticker is not offered on the weekends, only during office hours. What happens if a person visits after hours (after office hours are closed) randomly?

Negative experience: Absolute lying crooks. The person I was talking to the entire time while looking at a rental house said that they had no interest in the property and we would have no issues getting it if we applied. Just had to get pets screened which was fine. So after spending $200 a completely different person calls and says we are denied. When we ask why they give us absolutely no reasoning. When trying to find out why one person tells us one thing and then another something completely different we get ZERO answers. It seems like this company just likes to steal money from owners, applicants and apparently their renters too according to the reviews. You all are scum and would make more if you just treated ppl right.
It is disappointing to have your application turned down. The $40 per adult application fee is used to provide a complete background check. You are welcome to a copy of your credit check.
Negative experience: Me and my partner applied to a home right when it was listed. The real estate agent Tony was super nice however the people afterwards handling our application were not as nice and welcoming. We submitted our application on wed after being told by the agent the odds are in our favor, after 2 days not hearing anything we called the main office and we’re advised our landlord hadn’t gotten in contact with them however after going to our landlord they did confirm they sent all the paper work needed. We advised them this and They told us the would get back to us Monday after the weekend. After not hearing anything all day Monday we called to check the status and they told us the same thing that they were waiting for paper work from our prev rental. After reexplaining same thing we did she stated she was able to see the paper work and that she would reach out to me later that day. We didn’t hear anything back so we called again Tuesday and we’re advised we were denied and it was against “company policy” to tell us why. I have never heard of a policy like this and when we called and asked for them to go over it they said they would and let us know but never did. So basically $80 down the drain and they never sent us an email letting us know we were denied very unprofessional do not recommend. ( another fun fact we were adv if u get denied u cannot apply to any other rental property’s through them) DONT WASTE UR TIME !!

Negative experience: Had a showing today for 3349 s 90th @315. I asked them yesterday if I could reschedule, and I got told yea. Just to receive a message @338 to ask if I can come in at 330 because they don't have time for 4 ... like how can anybody come @330 if you Message @338 so unprofessional and the lady that answered the phone was very rude and unhelpful answered, Now they blocked my message because they screwed up
We are sorry that you are disappointed about the appointment. We only have 15 minutes for a typical showing so even a 30 minute reschedule means someone else would have to wait or get their appointment canceled. That's not fair to other people who have scheduled an appointment as well.
Negative experience: The property management has been rude, unhelpful and unprofessional. I wish. I read reviews and did more research before committing to such a horrible property management. They’ve violated my privacy by entering my unit multiple times without valid reason or consent, the unit has mold and was infested by insects, both of which they stated that neither mold or insects were present when I signed the lease. The units door was kicked in twice, and my safety has been threatened while living there. They will not let me break the lease and have showed no sympathy to any of the terrible situations I have been in.

Negative experience: This company is absolutely useless I mean my rental property wasn’t perfectly but taking the entire deposit and still wanting more money. Just don’t bother with this company I’m saving you all the headache they will give you. P.S if you have a bug or mice problem you have to info them. it says in the lease agreement they won’t do anything about though.
We are sorry you are disappointed about your security deposit, however, the damages which were left are well documented. Also, we take insect problems very seriously, we contact a professional exterminator immediately to inspect and treat any conditions that may exist.
Negative experience: Upon move out, they changed the locks on my doors when I still had till closing time to turn my keys in. I lost my property inside the residence, they refused to open it back up, and then charged me for "trash cleanup". Horrible neighbors, loud all the time, and my packages were regularly stolen with the property company telling me there was nothing they could do. Wouldn't recommend to anyone

Negative experience: Apartment was not prepared to be lived in before it was given to me. Working smoke detectors were not provided as required by law. There was a cockroach infestation, and I killed about 5 on my first day. The bedroom door had been ripped out of the wall by the hinges. The electrical socket in the living room was scorched and inoperable. The floor was sticky and stained throughout the apartment. The apartment was dirty as though it had not been cleaned after previous tenant's departure. Air filters in the HVAC units looked like they had not been cleaned in months/years and were choked with dust. AIR CONDITIONING DID NOT WORK FOR NEARLY THREE WEEKS. I moved in in June, and temperatures inside the apartment were routinely above 90 degrees in the middle of the night. After a few days without air conditioning, OPPM provided a small portable air conditioner with enough capacity to maybe cool the bedroom, but certainly not the apartment. Even with the portable unit, nighttime temperatures reached above 90 degrees. When I called to ask about the status of such a repair, I was given the answer "we are waiting on parts" for two plus weeks. When I called to request a refund as provided under Nebraska Law 76-1419 and 76-1425, I was hung up on, put on holds and told "there will be a call back" with no call back ever coming, accused of "badgering" employees despite remaining professional and respectful throughout the process, and eventually told no. The company believed that their provision of a portable air conditioner that could not keep the temperature below 90 degrees was good enough. I would not expect their properties to be prepared for you to move in, and I would not expect to recieve any breaks if you are left suffering due to their failure to maintain your home.
Duplicate review. The only time we ever hang up on a tenant is when the tenant is giving vulgar personal insults. Employees are people too and we can't allow them to be mistreated to this extreme. Sorry the portable AC isn't as good as a central AC.
Negative experience: The worst company I had ever rented from. Maintenance never fixed anything, they tried to evict me after I gave them a written notice I wanted to break my lease oh and by breaking my lease they charged me a few thousand dollars. Also the owner of this company has changed the name of it previously :) There was a rodent issue, there was leaks and water issues, the walls and carpet were dirty when I moved in, there was holes in the closet door. The was a huge hole in the bottom of our sink that led to oursife which led to the mice problem that they never fixed. They neighbors were also the worst, they would always put their trash on our curb, and we’re crazy loud, always had people pulling in the middle of the night.
Negative experience: Please avoid! Was told a move in date but when my old lease was up and started moving in they told me it wasn't ready! Recommended a friend and their car got towed and they paid everything even when they admitted they were wrong. Before the lease ended they mentioned that there was an extra adult and when we asked for proof when I was told they had evidence and pictures they retracted their accusations. Really sounds like shady practices.

Negative experience: In all honesty I would not even think to recommend anyone to move to any OPPM property because although the complex may look nice on the outside and even when you first purchase it, but when it comes to how they treat their tenets, it is terrible. I’ve been living in the North 73rd property for almost three years with my husband and we even had a baby after the second year. We’ve had countless water leaks in the bathroom and floors and carpets getting wet. The sink clunked up so many times. We even had a fridge that wasn’t working and took almost a month until someone came by to fix it. It was very frustrating that you had to go through a dozen phone calls to finally get their maintenance to come fix a problem. It was also very frustrating to go through problems after problems while living in these apartments. The staffing was very poor and unprofessional and it was like as if they were controlled by their boss. If even one minor mistake or anything was on the residents fault, they were quick to threaten people to be evicted and there were so many rules that must be met, making it harder for anyone to enjoy living in such a place. Below are a couple photos demonstrating the constant problem we were facing. Even with a new born their was no type of sympathy from the landlord or the staff but treat their tenants with harshness. So if you ask me I say find somewhere else before you look to OPPM for apartments.

This behavior is something the owner should not be liable for. Also, per your lease, you are responsible for maintaining the premises in a clean and safe condition, which you did not.
Negative experience: If there was no star there wouldn't be one.After notice of domestic violence against myself who is disabled with order of protection plus a written notice from myself that I intend to vacate. Locks were changed for my safety but I got charged for it. The place had mold unsafe railings broken windows and doors that didn't fit right I was charged. This was a joint account with my ex but ended up as collections to me.DO NOT RENT VERY RUDE UNPROFESSIONAL AND EXESSIVE FEES AFTER YOU MOVE

Maintenance will be out there again today to fix the issue. As for the water leaking we are working with the owner to approve an estimate of what needs to be done.
Negative experience: This is the worst management property I have ever encountered. My AC has been out for over a week and nobody has bothered to come fix it. They are lazy and do not care about the well being of others. I would not recommend this place to anyone. DO NOT RENT FROM THIS COMPANY.

We have over 1400 properties around town and get to work orders as soon as we can. Also, depending on what needs to be fixed there could be wait time for parts or other extenuating circumstances.
Negative experience: Take forever to respond to maintenance requests, act like your bothering them if you call their office, during move out will charge you for B.S (was charged for 2 "dead" light bulbs, whereas the actual circuit ((a maintenence request that was ignored)) was actually dead). Dont bother with dealing with this company and find someone else/different manager company.
Negative experience: OPPM we bow down to your power and give you the right to do with us as you please so you don't remove us from the property we diligently pay rent on. We shall fix/replace all appliances in the property and leave all appliances in the property once we leave. We will follow by the terms of the lease and not allow our children to be out after dark without adult supervision. We bow our heads in acceptance as you write any rent changing addendums that you provide. We see that you must have the Master's hand and allow you to gracefully take control as you please and we understand us feeble-minded tenants must do as master pleases. We shall show no further frustration when being hung up on while not getting answers provided regarding repair requests. We shall not question your authority or treat you as you treat us, but be respectfully to you. We no longer expect you to hold the owners of properties responsible for anything, ever. Please forgive us measly tenants for questioning the lease that we signed without having the opportunity to view it beforehand. We are at your mercy.

Fantastic experience: THEE KITCHEN SINKS WERE CLOGGED UP FOR NEARLY TWO WEEKS!!! NOT THEIR FAULT; WE WERE TRYING TO SEE IF WE COULD UNCLOG IT ON OUR OWN!!! I CALLED THE OFFICE AND THEY SENT THEIR PLUMBER THE NEXT DAY!!! HE WAS VERY RESPECTFUL AND HE SHOWED US WHAT THEE PROBLEM WAS; SOAP SUM!!!
