Negative experience: Hell, pure hell! Renting from them was a complete nightmare! From the small things of their staff being rude on the phone and in person showing up stinking of weed (see video in reviews) to major repairs not being done. All the negative reviews are true! They tried to hold my deposit for things that weren't on my lease. Things were so bad 3 of the 4 roommates got legal council (yeah, lawyers, it was that bad) and they said to stop paying rent. We all had to have lawyers threaten to sue before we got our deposits back. Run like hell from this place.

Negative experience: Do not rent from this company, I do not recommend. Be prepared to say good bye to your security deposit if you choose them. It is true that their shared laundry’s prices will continue to go up even though you are using old appliances that work half of the time. Don’t even worry about cleaning up the apartment yourself or hiring someone to do it for you, they will still claim a cleaning fee and crazy rates for “labor” and materials. Stay away from them if you value your money. All the bad reviews I read are true, yet they always claim the reviewer must be confused with another company or you never rented through them.

Hello Ivan,
I looked into your security deposit and understand how frustrating that is to lose so much of it. There was a carpet cleaning charge there that you were made aware of in your lease ahead of time. I can see the other charges were maintenance work done by our techs that was determined to be your responsibility and lots of cleaning that needed to be done. Also, the laundry at the location you lived in is handled by a third party, whose information is in the laundry rooms for tenants to contact them directly for maintenance. That third party provides the machines, upkeep, and decides upon price increases. We are sorry to hear that you were having lots of issues with the machines functionality and will check in with the vendor currently providing the machines there.

Fantastic experience: Very responsible property management. When I moved in, the carpet has strong pet odor. Then Evergreen immediately arranged carpet cleaning for the whole house! But the smell still lingers. To My surprise, Evergreen even arranged carpet replace! For the entire living room, entire basement, almost all bedrooms! Really responsible property management! So far have no problem with them at all.

Negative experience: !!WORST COMPANY EVER. DO NOT RENT FROM THEM THEY WILL SCREW YOU OVER!!!Actually the worst company to rent from. I’ve been renting for 10 years and have always gotten my deposit back. Renting from them they took more than half my deposit $1500 worth! They charged me for maintenance requests I had put in months prior before moving out that they never handled. They charged me because the light bulbs weren’t the same luminescence, charged me for a dryer that had been over $12 years old. Even did a walk through with them to confirm everything was fine and they still charged us for cleaning. EDIT: I promise this is the right company and I did a walkthrough with Parker. I won’t be deleting this because you guys have done wrong and are continuing to do people wrong. BE BETTER

Negative experience: I am giving this place 2 stars because I am trying to be the better person. My time living in Evergreen properties (over 3 years) was full of frustration, much more so than any peace of mind that should come along with renting and not owning a house. As other reviewers have stated, the evergreen looks for each and every opportunity to take money from you. They make you pay for repairs to old appliances sayig it was "user error" when it was not. They charged me additional fees for issues that existed when I moved in and were documented. If you live somewhere that has shared laundry, they will constantly up the charge of doing laundry. The lady who answers the phone can be extremely rude and unhelpful and honesty, aggressive at times. My apartment has had bug infestations and mold problems that they also reuse to fix. If you decide to rent with this company, know in your heart of hearts that you will not be getting your deposit back, even if you do everything perfectly and leave it better then when you left.

Negative experience: Renters be aware of them charging you for move-out costs that shouldn’t be your responsibility. We had almost $300 taken off our deposit for our garbage disposal, bathroom sink needing to be re-caulked, re-securing toilet to wall, towel rack loose, etc. Also be aware the move-out cleaning checklist is extensive, if your apartment isn’t absolutely perfectly clean in every way, they will charge a hefty fee.

On your security deposit settlement you were only charged $20 for clearing your garbage disposal of obstruction and for replacing one set of blinds, ($104 for materials and labor), plus under $300 for cleaning.
We do not charge residents for caulking, we did not charge you to re-secure the toilet to the wall, nor for the loose towel rack. When looking at your settlement please note that only items highlighted with an R next to them are resident charges. I hope that helps clarify. Negative experience: A sketchy company for sure. I am a current tenant. I applied for a lease for $1,195 but with all the extra fees they don’t tell you about it comes out to over $1,300. Mid way through the lease they increased the rent $100. Maintenance is near impossible to have done which I find ridiculous with the amount they are having us pay. This apartment was not cleaned before new tenants or renovated but they want to say they are competitive on the market. It’s kind of a joke how obvious it is that you are only the product and they want your money. Sketchy leases, poor housing, ridiculous fees, and sketchy borderline illegal escrow utilities accounts. I am currently financially trapped with this company and I would not recommend doing business with them.

Hello Kenton,

I have looked through your tenant account and it looks like you originally signed a lease with us which started April 1st , 2024, and ran to June 30 , 2024, at a rental rate of $1095 with a prorated utility fee of $105. This unit was vacant outside of our normal leasing cycle and therefore you were asked to sign a renewal that would take you through June 2025, the rental rate did increase for that period and was $1195.00 with a prorated utility fee of $110.00. You have initialed each page to say you have read the lease and the renewal and have signed both documents and I haven't seen any communication in writing that you disagreed with or misunderstood the lease terms. We offered you a new lease renewal April 2025 which again you initialed and signed, the renewal was for the period July 1st, 2025, to June 24th, 2026, at a rental rate of $1250 with a prorated utility charge of $110.00.

I also see that you requested maintenance on May 7th, some of your request, specifically new carpets was not approved by the property owner, but we will be replacing your tub faucet and showerhead and addressing the window insulation today.

Positive experience: The maintenance is always timely and done well. I have had a specific guy, Kurt, come by and fix stuff and he was super great! The only thing I'd knock off for is the ability to keep rent stable from year to year. I have rented the same place for a while and it would be nice to get a tenant reward for staying for longer than a few years. But I do love the company's timely responsiveness, and the ability to work with the owner to make change happen to the property! Special shout-out to Kurt, Katie, and Rhea!

Fantastic experience: As far as property management goes, I must say Evergreen is pretty good. The people that I've had to talk to for various reasons have all been positive interactions, even when contacting them out of frustration. For example, a technician scheduled for a 4-8 hour job called out this morning last minute which cost me my work day and pointless doggy-daycare fees. I was extremely frustrated by this. By the time I finally got ahold of the manager who informed me of this, Nikki, she was extremely apologetic and immediately offered to compensate me for my dog's care because of the circumstances. This, and the general pleasantry I've experienced from Evergreen shows me they actually do care about their residents, providing good and consistent service. For the most part work orders are completed in a reasonable, sometimes even quicker, amount of time. I've grown to really like renting from Evergreen and would again. :)

Good Afternoon, it appears you requested a replacement part for your a/c unit today which is fully functioning but missing an exterior cover. I see the string of texts between you and our maintence administrative person who is trying very hard to politely communicate with you in order to better understand what's missing so that we can quickly order a part for you. As this is not an emergency we are unable to pull our Maintenance techs off of other work. We understand what is needed and are working on locating the part. We appreciate your patience.

Fantastic experience: With the colder weather approaching, I noticed my weather stripping was rotting around my front door. Steve came the next day and got me all fixed up! He took his time, ensuring that my deadbolt wasn't going to be hard to look because of the wider weather stripping. He was very polite. Negative experience: DO NOT RENT FROM THESE PEOPLE. This is the worst property management company I have rented from. Their maintenance department is super shoddy, to the point they replaced my AC with one that was mis-sized and unable to go flush into the wall leaving an exposed seam to the outside. They also refused to let me into the building or call a locksmith when the building door had become locked (none of the tenants were ever provided with a key to the building and it never should have had a lock on it). Furthermore, they are super shady about returning security deposits, take 60 days to return them, have questionable charges galore, and will refuse to discuss any disputes or charges over the phone. I've also had a very questionable situation with them overcharging for utilities because of an apparent water leak for the building. They are very unwilling to discuss matters or provide documentation for their responses.

Negative experience: If I could go no stars I would. When we needed maintenance done it would be weeks before someone would show up if anyone would at all. No upkeep kept around the properties, if you patch and paint holes in the wall you still get charged, spend 4 days cleaning for move out…get charged over a thousand dollars. Basically they will charge you an arm and a leg for everything and do the absolute bare minimum to upkeep and take care of their residents.

Negative experience: This place was one of the worst rental companies I’ve ever worked with , they lie have u pay the application fee then turn around and want double the deposit or a co signer for the worst apartments in Loveland. They fail to tell u they approve every one but with those conditions. Called and talked to 3 people and no one could help or even transfer me to a supervisor. Be careful where u apply and make sure this place is ur last resort

All of our Leasing Associates notify prospects that we work with everyone that under certain conditions we will request addional deposit or a co-signer. The Associate who showed you the property, which you liked enough to apply for, was also the Associate you spoke to again this morning who reiterated our policy and I also believe you spoke to our accountant who stated the same policy. We would neither waste your time or ours by lying about our application policy which is also stated on our website.

Fantastic experience: I just had to give a shout out to Evergreen's maintenance crew. I've lived here for 4 years. Recently, a portion of the roof over my unit blew off during a wind event. Then there was a huge rain and my upstairs ceiling was soaked and water gathered in the light fixture. I contacted Evergreen through their maintenance portal. In less than 24 hours, they had a roofing company here to patch the hole while they deal with insurance claims. One of their maintenance techs came and removed the water filled light and cut out the saturated ceiling and removed the wet insulation. He left a fan to dry out the area. Nikki and Rhea kept in constant contact with me via text on getting a vendor to replace the ceiling and light. No vendors had the time to do the work so 2 Evergreen maintenance techs were sent instead. They did such a great job!!! They were extremely respectful and knowledgeable. All 3 of the techs from start to finish made me feel like they cared about fixing the problem. Huge thanks to each of you involved in the process for taking care of everything quickly and efficiently. Top notch communication too!!!

Negative experience: Have been renting from here for several years, first year we were coming from out of state and saw they had downstair appartment available in our price range, we paid deposit and first months rent several months before even moving to the state, when we pick up our keys we are told its an upstair appartment and they cant do aything about it since we signed the lease already, even tho i had texts confirming we were told it was a downstairs appartment. So we are stuck with what was given cause of ahady practices and lies, then when our lease is up we couldnt find what were were looking for else where and settled on another location with same leasing company, this time we were in state to go and look at places, when we find one the agent helping us said we didnt have the proper paper work due to me starting a new job and that we cant lease the place even tho i had letter from company showing i was going through the hiring process, it took evergreens own human resources person to get us situated and settled in when in fact the paper work i had was all that was needed to confirm employment. Then this lease we are currently at is ending, again we are struggling to find another location when we settle on a loveland residence, evergreen was more than happy to accommodate this time with less headaches from the employees, but when time comes to show our current ending place i get a message asking me if the next day later in the day works, i told the lady up front that no it doesnt as we have a person who lives there and works overnights, that a different time would be better, she tells me that shes going to tell the people the place can be shown regardless even tho i said no its not going to work, and if they show up un announced after giving my answer we wouldnt let anyone in, she finally gave in and called to reschedule. She made it earlier in the day at 10:30am lo an behold, the showing is late, theyre in the house with less than 24hrs notice, (waiting till end of day to schedule with current tenants) at 4pm like she originally wanted is not how a business should wor. In 2 years we have only ever been late once by a day due to holidays, we always pay early, never try to cause issue and only contact them if there is issue with residence. The whole place needs new better more pateint and willing to do whats needed and right kind of staff. Its always something with this place mainly being rude, and condescending over the phone, they dont dont that when in person cause its easier to hide behind a phone or keyboard. Hopefully someone important sees this and addresses the issues, joke of a company employing folks that treat people like that.

After all of the communication or miscommunication was cleared up, Evergreen and their team are great. Lynne is fantastic! All of the maintenance team that I have met have been amazing. And the scheduling team are all very nice and accommodating. I am sorry we all started off how we did, but things are much better now. Thank you for working with me :) Original review: Signed a lease in May, supposed to start moving in today. The house is a mess! Dirty beyond belief, soda sprayed on ceilings, dirt all over the floors. The walls are disgusting. Looks like someone tried to repair damage the previous tenant left and the repairs are terrible. All walls need paint - the areas where the poor repairs were made have been painted over in gloss white paint even though the base paint looks to be matte white. Right now, Evergreen gets a one star review. I’m so disappointed. What are tenants paying for if this is what we can expect? I understand that the property owner may be considered ‘more important’, but I’m still a paying customer. Looks like I’m going from one bad property management company (Advantage Property Management), on to another. What happened to property management companies in Fort Collins? It didn’t used to be this way…

Negative experience: Not a great company. Will argue with you if you ask for them to only do showing during times when you're home when they know you're moving out (despite giving them several times and days a week that someone would be home). Then once moved out they will literally take as much of your security deposit as humanly possible for things that were either not truly needed (cleaning fees for things you had cleaned) and charges for things that were already there when you moved in. I'd stay away to avoid unnecessary headaches

Negative experience: I'd give them negative stars if I could. My daughters apartment was without heat for over a year. They had her car towed while she was on vacation. Car info was put on lease paperwork at the time of renting, so it should have been in their database. Tags were current, but they had been stolen off the plates (2 other cars in the same lot also had expired tags showing (also probably stolen), they were not towed). Add on - now she has moved - The front door was broken for the 2 yrs she lived there and could just be pushed open even when locked (door wouldn't even close when she 1st moved in) She made multiple requests for repairs. They would come out and say good enough and leave it broken. Like with the furnace, they replaced the batteries in the thermostat (she'd already tried that before calling). They said that should fix it and left. Of course It did not. She had no heat the full 1st winter and half the 2nd winter, - 16 no heat. Horrible horrible company.

Hello Crystal, we have checked our maintenance records regarding the heating outage, and we see that your daughter (tenant) reported a heating outage on Saturday, November 19th, 2022, we tried to troubleshoot the outage with the tenant as per our protocol and this didn’t help, we requested our licensed heating contractor to visit the property and they scheduled an appointment for Sunday, November 20th. The heating system was repaired and was operational as Of Sunday, November 20th, 2022. We have had no further requests from the tenant since this date. I texted and left a VM this morning for the tenant morning to follow up on this issue. I personally spoke to the tenant on Friday and there was no mention of any heating problems.
Regarding the vehicle being towed, the plates expired as of November 2021. This is a violation of the City ordinance and therefore a violation of the lease agreement. We checked our database for the license plate number, but it wasn’t registered to any tenants at the property. The vehicle was tagged for towing 3 days prior to being towed.

Response to add on: We do not have any work orders, text messages, or emails from your daughter stating the door lock was not working. Our inspection photos show that the door is intact and we would be happy to share these photos with you. Again, looking through our records, we have found no communication of any repairs being needed. If you would like further clarification on our response or evidence please feel free to call or e-mail our office.

Negative experience: An "okay" place to live... if you want to live in 1986, or a similarly outdated unit. My recommendation is to do yourself a favor and DO NOT RENT FROM THESE PEOPLE. My unit wasn't particularly clean when I moved in, the closet door was broken, and the microwave is from 1986, literally. I did not have a spinning plate, was low voltage, and had KNOBS for time and heating power. It belongs in a museum, not in a rental property. Now, I am not usually the type to leave long rambling reviews, but after receiving my "security deposit" refund, I just have to make this public so people can be warned of this company's absolute snakiness. I thoroughly cleaned the entire apartment when I left and I was STILL charged a nearly $300 "cleaning fee." I was also charged over $100 for "materials," charged an extra 20 bucks for "closet door repair" (again, it was broken when I got there!), charged $75 for a window screen (which I never even touched), charged over 50 bucks to replace the kitchen sprayer, and was even charged for recaulking the bathroom sink (which was thoroughly cleaned before move out). I am literally getting back a fraction of my security deposit from these a-holes, and I guarantee my partner and I left the place cleaner than when I originally moved in (moved to CO to get my Master's which is now acquired). I CAN understand taking SOME of the deposit back to deep clean a rental property. I CANNOT understand why Evergreen took close to HALF of my security deposit. 0/10, would not recommend to anyone, would give zero stars if I could. If you can, AVOID. In my 2-year experience, I just found that they are NOT willing to work with you.

I emailed and called multiple times over 2 weeks and was just sent to a voicemail that no one ever returned. Fantastic experience: I have a rented with Evergreen for the past three years that I lived here in Fort Collins and Wellington. They do the best that they can working with the tenants and the owners. Sometimes the owners are to blame for the stuff that they ask, but they work good with them and give me at least two days notice on almost anything that the owner would like to do or whatever in the house. The maintenance people are the best in my personal experience. Anyway, the office people get right back to you within a day or two unless it’s an emergency then of course they reply right away if I ever find myself back in Colorado again I will definitely run with them again!

I looked through previous conversations we have had with you via text and email, and up until this review you have seemed to be generally happy with our management of your rental/ have had pleasant interactions with our staff. Therefore I am led to assume your dissatisfaction was a direct result of receiving your security deposit settlement.

The rental house you moved into had been remodeled immediately before your residency, which cost the owner 10's of thousands of dollars. While we understand there are certain alterations to a house that make sense to you personally for your life and individual taste/preferences, the alterations made to the rental home were far beyond what should have been done without approval to a home that you do not own. After your move-out EPM Inc. needed to replace the refrigerator and repair the cabinetry due to alterations of those items that caused damage. There were excessive personal items left in the house and yard, plus outdoor structures that had been built and needed to be removed. On top of this, the home needed a full cleaning. All of this contributed to your security deposit charges. We received your email regarding the charges, we have responded, and would sincerely appreciate your continued communication with us via text or email.

Fantastic experience: Evergreen has been open, communicative and quick to reply to the issues I contact them about. I've also met three separate techs who do the work, all of which seem to take a certain amount of pride and ownership in their work. It's obvious that a massive part of their limitation to act on certain degrees is specifically tied to the property owner, who I would give 2 stars to. I personally wouldn't want to operate a business that is dependent on property owners NOT being cheap and lousy. Seems like they do the best they can, and that's worth 5 stars to me.

Fantastic experience: GABBY IS THE BEST!!!! I have never had a better experience working with a rental company! Gabby was fantastic too, signing then accidentally having to subleasing, (due to a family problem) she really made that whole stressful process simple! From having to say oops we just signed and now need to sublease, she was right on it, tackled everything, helped us out and we had it listed and subleased out before I even needed to pay rent again. She rocks and everyone else on their team was super helpful and did a great job. If my work pulls us back out to Fo Co, I would call them first!

Negative experience: Just woke up to a phone call from evergreen property Management and the lady on the phone was very rude and very nasty towards me and all I did was answer her call would not suggest going through evergreen property Management if someone's going to call you being rude and nasty first thing in the morning. They are not professional in any sort of way. No I called about a property I did not have my computer in front of me to talk to her about that property and she was very rude and nasty that is disrespectful and causes people not to work with your company. To sit there and say that you guys didn't have what I was looking for you guys did. Oh and a matter of fact I was interested in two properties that would have fit perfectly if it wasn't for your rude receptionist.and what do u not affair in the first place that a good question ❓

Fantastic experience: We have been renting from Evergreen for almost a year. The staff is attentive,professional, and easy to work with. We had some things that needed fixed. The maintenance tech, Kurt, was professional and pleasant. He worked hard and completed several items in a timely manner. I have had no problems with any staff member and have found them to be flexible and willing to work through extenuating situations. I was pretty worried when I first contacted them as we had rented from. HENDERSON MANAGEMENT prior to this and I thought they would be similar. Negative experience: Do NOT rent with Evergreen! They are manipulative and take advantage of young people because they have the resources to do so and know that young adults do not. They resisted breaking a lease agreement -- and only agreed to after the police contacted them -- after 3 targeted break ins and then only gave 22% of the security deposit back after giving 2 days to move out of an unsafe and frankly hostile living situation with the threat present through the entire move out. INCREDIBLY unethical!

Negative experience: Downgrading from 1 to 0 stars if I could. They moved us into black mold and moths through a video tour during covid. I dunno if they pawn off problems to lower level employees, but all I ever get is "its not my problem". Terrible management.

Negative experience: Took me a week to even get an appointment to see a listing. They called a few days later to tell me that time won't work. Called to confirm my appointment for the rescheduled time and they told me that appointment had been canceled. I received no call or anything. If this is how they treat prospective tenants I can't imagine how they treat you once you are renting from them. Not sure why anyone would choose this company to manage their properties given their ratings.

Fantastic experience: I lived at the Garfield Ave location for over 3 years and never had any problems. The premises are clean and quiet. Any time I needed to contact management they were prompt and responsive. It's a great location for a good price, highly recommended!

Fantastic experience: I have been renting through Evergreen for over a year. Finding a new home during the pandemic was difficult but Evergreen made it so easy. I have had various things that needed fixed and the response has always been very fast and resolved in less than 24 hours. The service people are not only professional but kind and respectful of my space. The office staff keeps in great communication with when someone will come out and then checking if everything worked out to my satisfaction. I live in an older property so it has it’s quirks and older appliances but they are endearing to me and I love everything about my home!

Negative experience: Evergreen will rip you off. Any maintenance that needs to be done on your unit. They will charge you for. They will charge you for caulk, anything that needs repair. You as a tenet will be charged. Do not rent from this place. Unit above my daughter had a water leak. Caused a big hole in the ceiling. And they have charged my daughter not the landlord. She is not responsible for water leaks.

Hello Vicki, We have looked into the concerns regarding your daughters unit and found that she was responsible for two charges. These charges are not related to the unfortunate leak from the unit upstairs. The first was a maintenance request she made when she was concerned her AC unit was leaking. When the vendor arrived, they found it was due to the floor drain being clogged with baby wipes. This is considered a resident charge as the damage/dysfunctionality was due to the actions of the resident. This vendor had to charge a trip fee for his time, ($120), and a different vendor was called to clean the floor drain of baby wipes, ($170). In total your daughter was charged $290).Your daughter was not charged for any repairs related to the leak from upstairs. You will be able to see this information reflected in the tenant ledger if you have access to your daughter’s account. If there are any other concerns you would like clarification on, please reach out.

Fantastic experience: I’ve lived in my home for over two years now, and have another 8 months to go with hopes of staying longer. Evergreen property management has assisted me with not only repairs, but additional maintenance. Each gentleman that has come to my house, has been accommodating and kind. I am also grateful for management and the staff at the office for exceptional assistance through the trying times. This has been my greatest renting experiences. This review contains no information regarding the situation which made you unhappy, and therefore offers no opportunity for us to to remedy the situation, or even determine what happened. You are not a tenant of ours and I cannot see that you have applied to rent from us in the past.

Negative experience: By far the sketchiest company I have ever rented from. I had non-stop issues when I lived there and they basically steal half of your deposit if they spot a speck of dust in your apartment after moving out. Seriously, look at the the horrible reviews, they are true. Don’t make the mistake I did of thinking that it’s just a few disgruntled people, the company is dishonest and doesn’t care about its tenants.

We are surprised that you were so unhappy during your tenancy and wonder what merits calling EPM Inc. a sketchy company.

You stated you had non-stop issues while living there. I have read through all of the text messages between you and our staff, to look for maintenance conversations/ requests from you, and checked all email correspondance. I could not find a single email from you, not could I find a single work order you submitted though your portal.

If tenants are having issues within their apartments we need them to communicate these problems to us as soon as possible. I acknowledge that it is possible you called, but we re-iterate to tenants consistently that submitting requests in writing is the best method for all parties.

In regards to your security deposit, you recieved $507.48 as a refund from your original deposit of $815.00 The lock change fee is deducted from every tenant and that was $55.00. This leaves $760.00

The other charges against your security deposit were not huge, but they were more than a speck of dust. You left some personal items in the kitchen, the refridgerator light needed to be repaired, and we needed to replace the blinds on the front door, plus there was some minor cleaning to be done. we charge a 15% contracting fee to coordinate this work. All in all we charged you $252.52

It is absolutely false that we do not care about the individuals, families, young professionals, retirees, students, professors, and a myriad of other types of community members that live in our rentals. Almost every single employee who works for us has been either a student, part of a family, or renter, or young professional, or all of the above! We sympathize with the struggles that people have as they pass though any or all of these parts of life and do our absolute best to serve them.

Negative experience: I would not recommend anyone to rent from here. They will charge for anything they can, they nickle and dime for your deposit not to mention it takes them TWO months to send back a deposit check and on top of that I was sent out a check I cannot even deposit or cash anywhere I’ve tried. I was extremely happy when I was done with my lease.

We are surprised and disappointed to read your review, as all of the communication we have had with you during your tenancy has been positive. There were several text conversations to arrange maintenance on the apartment, all of which were collaborative, respectful and kind on your part and that of our employees. We tried our best to move a few appts around your schedule and call ahead of our arrival when it would help you. Based off these communications, I would not infer that you were unhappy while renting from us.

In regards to your security deposit, It was sent to you on the 20th of August, 6 days shorter than our 60 day promise. If you disagree with charges on your security deposit settlement, we are more than happy to discuss those in writing. You may do this via mail communication or email.

In the lease agreement that you signed at the beginning of last year, it states our policy of delivering security deposits within 60 days. These 60 days are necessary for our maintenance department to do a full walkthrough, make repairs and coordinate with leasing to verify which costs are tenant responsibility and which are not. We then work with accounting to check your utility bills, and any other outstanding charges, finally settling on the amount a tenant owes or is due a refund from us. We compose a full settlement detailing each charge and the resulting total due or owed. We have many many accounts to settle the deposits for in a short time. In order to make sure we do the best, most accurate evaluation of each deposit settlement possible, we do take up to 60 days to send you a settlement and or check.
Additionally, it is quite common to have 60 day delivery for security deposits. An example of another large local company that currently has this same timeline is Henderson.

Finally, we have reviewed the check that was sent to you, and everything looks good and should deposit normally. I talked with accounting, they responded to your email in 1 day's time about the check not depositing correctly and will continue to help you until you are able to access your funds.

Negative experience: Worst place I've rented from. They accuse and fine their tenants for compliance issues without giving any proof of said non-compliance. They do not take care of their properties at all. Fallen tree branches, cigarette butts, trash everywhere. Explaining your needs or unhappiness with how they handle their tenants does nothing as they do not listen. The 2.5 star rating speaks for itself. Save yourself the headache and do not rent here.

Fantastic experience: I worked with Evergreen first in renting out a property and then in selling that property. As a rental management company they made everything extremely easy. I work out of state and they did an amazing job taking care of everything for me so I didn’t have to worry about the property. Everything I needed to do was accomplished by email or their online portal so that was also very convenient. When it came to selling the house they made it a wonderfully smooth transition and again, took care of everything while I was working out of state. Highly recommend this company if you have properties you’re looking to rent out and/or sell.

Negative experience: I have never in my life had such a horrible experience trying to rent a place to live. Their customer service is terrible. Working with them was utterly exhausting. They are rude, disrespectful and in no way attempt to put their customers first. If you’re looking to rent property from them, I urge you to reconsider. If zero stars was an option, that’s the rating they’d receive from me.
