Fantastic experience: We recently sold our home in Steeplechase subdivision in Windsor for $1.1 million, and could not have asked for a better experience working with Rob and Lindsay ! We had an offer in one day !!! They advised us to price it accordingly and obviously it worked very well ! We did have many negotiations along the way with the buyers as most transactions have, but they were resolved smoothly by the Kittle Team ! We even had to replace our septic tank and the whole replacement of that took less than a week from time of inspection to replacement ! I can't say enough good things about Rob and Lindsay as attention to detail, quick responses, and so knowledgeable about every aspect of the sale. Negative experience: Bought a 1.1 million dollar home through Kittle Real Estate. Lindsay at team Little was the underling of the transaction. Poor communication, lazy, and deceitful. Sellers and Rob did not disclose the home was a rental, had been smoked in, was behind on taxes, utlities etc. Home was even on septic and they tried to cover it up to avoid replacing after it was neglected for ten years. This firm will do anything to close the transaction and take a commision, regardless of the details of actual properties they sell. Avoid buying or selling with this agency. No attention to detail, careless, dishonest.

Negative experience: Had I known Rob Kittle was behind my recent real estate transaction, I would not have entered into it. His firm hid the full contract from me, including mineral rights exclusions, then threatened to take legal action, including keeping my earnest money when the details came to light at the closing table, on the day of closing. He said, "I know where you live, and I have attorney Jonathan Goodman of Frascona Joiner law firm on my speed dial. He's a good friend of mine." I found him threatening and deceptive and cannot recommend working with him or any of his companies.

Fantastic experience: From day one with Kittle Real Estate, Heide Fralic and Max Sepulveda Villar had my back. Selling a home and then buying a new one is a very stressful process. For me, from day one, I asked Heide to be brutally honest with me about what I needed to do to sell my house. She told me exactly what I needed to do, while also explaining some of the shortcomings from the previous real estate agent in representing the house and my best interests. Two days later she had a contractor working on the items that needed to be addressed. And then she leaned heavy into the marketing and left no stone unturned. The marketing materials and social media presence were top notch. Less than a week back on the market and the house was under contract. From there, she was a ferocious advocate for seeing the deal through inspection and closing. Max Sepulveda Villar worked on the buy end of my deal. We looked at several places, and on each and every one he did his homework. One house my son and I really liked, but he pointed out $100k worth of work that needed to be done. Ultimately he closed the deal on a perfect place for me and my son, and negotiated a $10k price reduction. He has an eye for perfection for his buyers that is unmatched, and an energy for his clients that makes you excited for the move. That matters. As for the Kittle Real Estate Team - you have to have a good team at your back, and they are the best. On the front end Heide and Max were perfect. On the back end, the rest of the team kept me updated on everything I needed to know and took care of the things I didn't need to know or care about. Top to bottom it was an elite team from start to finish. It's a stressful process, but as a client of Kittle Real Estate I wouldn't recommend anyone else, ever.

Positive experience: I sold my house with Kittle. I selected this agency, because I personally knew the agent Rob Klein who is very empathetic and I felt I could trust him with one of the biggest transactions in my life. I would definitely recommend him if you are looking to buy a house as he is incredibly patient and understanding. Kittle is a well-oiled team who is very efficient. Ultimately, the selling experience felt like I was on a conveyer belt being moved from one support staff member to another. This was a negative experience for me as I felt I worked with little with the agent that was my reason for selecting the agency and was lacking control in such an important transaction. However, for most people, I do think that the "conveyer belt" feeling would appear as efficient and that they could be more hands-off with the sale. I think an average buyer would enjoy working with Kittle and feel supported with their efficient, well-oiled machine of a team. For those looking for more 1-1 or personal experience in selling, then another real estate team may be the right fit.

Fantastic experience: Max Sepulveda with Kittle Real Estate is AMAZING! We had lived in our home for 40 years and were not willing to make the effort to move unless it was a home we truly loved. Max led us on our journey to figure out what we wanted and find the ideal home. His patience never wavered as we became educated about the market, property taxes, metro taxes, and HOA’s. We were not in a hurry. It had to be “right”. After considering over 40 homes, he took us to “our home”. It checked off EVERY box on our list and we closed on it about 6 weeks later. This opened the possibility of our son being able to sell his condo and purchase our original home. So Max gave our son pointers on what to do to prepare and when to list the condo. As out of town buyers, she provided us great expertise in sorting through the various neighborhoods and towns in the Fort Collins area.
