Fantastic experience: We had the hot water break the Friday before Thanksgiving, and had three babies under 3 coming to visit the following Wednesday. Jeff and his contractor assessed the issue on Monday morning and by Tuesday late afternoon had everything replaced and running beautifully. When we wanted to upgrade to a new place from the existing All County property that we had been living at, we inquired about All County properties specifically because of our experience with them. Negative experience: Avoid this company at all costs! Let me start by saying that I have owned and rented several homes and this is the single worst company I have ever dealt with. They start out friendly enough but they are a nightmare to deal with. Beware that they advertise a non refundable "professional" cleaning upon move out, so basically you are paying 400 dollars upfront for a cleaning after you move out. When we moved into this home that was probably valued around 650,000 dollars with a rent of 2700, the home was not clean, it was dusty, dirty in places and the carpet was atrocious, stains everywhere, cat piss stains, mysterious green stains amongst others, the carpet flat out needed replaced. We took several pictures of the carpet and the broken blinds that were broken upon move in, for a professional clean, and a rental at this price point, this should have been unacceptable for the company but they do not care and told us the stains would not come out but rest assured that they would not charge us for them which he had plenty of documentation on. Upon move out they will take at least 60 days to even send the deposit which is ridiculous as they had it rented right away. They charged us for broken blinds and other things, around 500 dollars worth plus the non refundable 400 dollar cleaning fee. The real kicker is that they charged us almost a 1,000 dollar carpet cleaning fee for carpet that could not be cleaned. I did some calling around and no professional carpet cleaning company gave me a quote over 500 dollars, even the one that they used and showed me a receipt for. After weeks of back and forth emails with these idiots they finally refunded the 500 but would not refund the 1000 for carpet cleaning, so just so you know, no matter what the carpet looks like they are going to charge you a outrageous amount to clean it. Absolute fraud, I am sure they have some sort of deal with these cleaning companies to over charge so they and the owner can profit from it but obviously that would be hard to prove. No other rental company would do that on every rental with carpet especially when it looked the exact same when we moved out as it did when we moved in. If you dig down in the reviews there are so many people with similar complaints but there is a trend I noticed, every time they get bad reviews they have 3-4 5 star generic reviews that talk about how great they are to bury those down, pretty sure they are writing their own reviews to boost their numbers and hide the one star reviews, I am sure after I post this that they will get some 5 star ones soon after. Do not expect things to be fixed quickly either, are sump pump was not working and for weeks I emailed and called with no concern from the property company, it rained nearly every day but they do not care, getting anything done is a nightmare. A few days after we moved out the property manager Heather came inside our home without any prior notice which is illegal, her rational is that she felt the property was abandoned, even though the rent was paid, we still had a week left in the lease, all the utilities were paid and I was still moving stuff out of there, she just came in the home to snoop and take photos which is illegal. The owner of our property also told our neighbors information about us and information on the lease such as how much we paid and when it was up, also illegal. We took great care of the property and paid our rent, we are not some criminals who did not pay or got noise complaints, we were a normal family who paid our bills but were treated like trash from this company, there is no way these 5 star reviews are real, read some of the other one star reviews if you do not believe me, I would love to discuss further with anyone who has questions, unless you want to flush money down the toilet and have all of your rights violated, please do not rent from these people, we are seeking legal consul to take action against them as I hope other people do as well. Can not wait for the lies they respond with.

Fantastic experience: Over my 10 years of living in Fort Collins I have rented from five different property management companies and All County is easily the best. Heather and Carey were quick to respond to any issues we had and they always seemed happy to help. Plus they seem to really want to take care of their properties and the clients they work with so you don't have to worry about any hidden property issues down the line. I would gladly rent from them again if I needed to.

Negative experience: The Worst Rental Experience of My Life Dealing with this company has been an absolute nightmare from start to finish. They lure you in with false promises, then vanish the moment you sign the lease. Repairs are ignored, safety issues are brushed off, and you’re treated like an inconvenience whenever you try to get help. When it comes time to move out, expect outrageous, made-up charges and an uphill battle to get even a fraction of your deposit back — no matter how spotless you leave the place. Their customer service is hostile, dismissive, and completely unwilling to take responsibility for their own mistakes. This company operates with zero integrity and zero accountability. I wouldn’t recommend them to my worst enemy.

Negative experience: Absolutely Awful Rental Experience — Avoid at All Costs This is by far the worst rental company I have ever dealt with. Communication is non-existent unless they want money from you. Any maintenance requests are ignored for weeks (if not months), and when they finally do respond, the work is either sloppy or unfinished. They have no respect for tenants, show zero urgency in resolving serious issues, and are completely unprofessional in their tone and actions. They are quick to tack on excessive fees without explanation and will fight you on returning your security deposit, even if you leave the property cleaner than when you moved in. Policies are applied inconsistently, and it’s clear their priority is squeezing as much money as possible out of tenants rather than providing a livable, safe environment. Do yourself a favor and rent from literally anyone else — this company is a nightmare to work with.

Fantastic experience: During a very stressful moment of having a pipe leak and flood All County property management helped cc alm the situation. Theu were prompt to send help and repair faucet along with replacement of drywall. It was excellent service during a absolute chaos of trying to clean everything up. Timely response and wonderful vendor who came in and fixed everything! Thank you all!

Negative experience: I am coming back to the renting landscape after years of homeownership and I expected a lot more from a property management company than I received. The property manager double booked my walkthrough appointment and judged my partner so harshly (he has tattoos and gauged ears) that she wouldn't even look at me. I asked a question regarding the property as we were in the condo and she looked at the other interested party and answered her as if she asked the question. They ask for a picture of your ID to book a walkthrough appointment so there was no reason why she should not have known that the 1:30 appointment was me and not the lady who showed up late for hers. Adding into the unprofessionalism, she had no knowledge of the property or the community amenities and told us, directed at the other party, that she had no answers for us but could find out. However, she only had one business card on her and of course, did not provide me or my partner with her contact information. She said she had more cards in her car and she gave me the general allcountyfc card, not hers. So I proceeded at apply because we liked the property, only to not have that property's option listed on their paid application website. I called the general line and was given attitude by the agent who answered and said "it is there you just have to look for it." No ma'am, it indeed was not there and I had to call back to get someone helpful on the phone who told me to apply to the general allcountyfc team option and specify on my application the address of the condo. It took 5 days and 3 emails from me to the main allcountyfc email page to even get a response regarding my application from the agent who showed us the property explaining the reason our application was not being processed was because my partner had not submitted his. Which we purposefully had not submitted since there were technical issues when I submitted mine, and was also why I contacted then multiple times to follow up and make sure they would connect the two. And then about 20 minutes later she emailed again that the property had already been rented. The only nice thing that the company did was refund my application fee. I have to say that after being in touch with different property management companies it put into perspective how poorly we were treated. I highly suggest for property managers to not judge on looks because our credit scores, on time mortgage payments, and income is stellar, as we were told by the other companies we applied through. We found a condo that would fit our needs better than what allcountyfc had to offer anyway, so it all works out in the end. I just wanted to give a warning to anyone else in the renting market to not get their hopes up of fair treatment or stellar assistance with this company.

Negative experience: As a tenant: I understand that All County is running a business and representing property owners, but it’s important to remember these are people’s homes and daily lives. While my experience hasn’t been entirely negative, there were some serious issues that future tenants should know about. When I gave notice to move out, I was given less than 24 hours’ notice for showings. I explained that it wasn’t a convenient time—I had a dentist appointment, work obligations, a babysitter lined up, two dogs, and a toddler to manage—but they insisted on showing the property anyway. The person who came to show it arrived 20 minutes late, with no call or text, leaving my sitter, toddler, and dogs waiting outside in 90-degree heat. It was unprofessional and stressful. Communication throughout the process was poor—I often didn’t know if or when someone was actually going to show up. I also own a home that’s managed by a rental company, so I understand the owner’s perspective and the importance of filling vacancies. But tenant experience matters too. Maintenance during my lease was inconsistent. Some things were rigged from the start, and when I asked for repairs, I was told to “just watch YouTube videos” to fix them myself—including a malfunctioning smoke detector. I had to fight to get the fireplace fixed, and when a professional finally came, he said it would’ve been dangerous for me to attempt the repair myself. The most alarming issue was that a handyman sent to my unit made inappropriate sexual comments toward me. I felt unsafe in my own home and ended up installing a door camera for protection. That should never happen, and it was never truly addressed. Bottom line: If you rent here, inspect everything thoroughly before moving in. And if you’re looking for a management company that communicates well and treats you like a human being—not just a number—you might want to look elsewhere.

Positive experience: For the first 3 years we rented with them in our first location, everything was fine. We were kicked out of that location for no clear reason (I'm assuming a significant rent increase). In the second location, it's been one hassle after another. It took two months for them to figure out how to change the address on their portal when we moved and even longer to adjust the rent charge to remove a pet rent charge. We've had random charges that didn't make sense, nightmare neighbors, etc. I'm not sure what happened or why, but it's not good.

We live out of state, and we feel very comfortable and know that All County treats our properties as if they are their own. We pwn properties in other states, and we wish those managers were as good as All County! Terry B.

Negative experience: This is a warning to anyone splitting rent with someone. My roommate left without notice. The lease clearly states that any exiting party is responsible for their half of rent until they find a replacement for themself. I brought this to the room mate who said "I already found a place to live, I'm not doing that, worst they can do is evict me and I'm already out." I took this to Heather who simply said, yes, if rent isn't paid in full you will be evicted and it is not our responsibility to enforce the lease on them. What followed was 6 months of me paying double what I planned for in 2024's economy which left me regularly putting groceries on my credit card, then moving back in with my parents so I could pay them off. The lease is not there to protect you, it is only there to protect them.

Positive experience: I rented from All County Fort Collins from July 2023 to June 2024. Although they were flexible with our move-in date, the unit was still quite messy when I finally moved in. The previous tenant had left personal belongings scattered throughout, including the fridge, dishwasher, and linen closet. Considering the required cleaning fee upon move out (stated in the lease), it seemed like the cleaning company hadn't done a thorough job. They also neglected to clean behind and between the appliances. The appliances in our unit were outdated and often needed repairs. I had to submit multiple work orders, but Heather and Carey were always prompt in addressing them. All County relies on outside vendors for maintenance and doesn't have any on-site staff that we were aware of. All County was hands-off during our stay. The neighbors were friendly, the neighborhood felt safe, and All County promptly addressed all work orders or concerns regarding the lease. The only slight downside was the security deposit. They took the full 60 days to return it. We moved out on June 30th, but didn't receive the money until August 30th (post marked August 28th). The plus is that they only deducted cleaning fees, which felt somewhat fair. I have seen others comment on the cleaning fees, so for transparency, the cleaning fees totaled out to $489.25. $270 for house cleaning and $219.25 for carpet cleaning. Again, when we moved in it appeared the unit hadn't been throughly cleaned. I would be curious to see who they have clean these units, especially when they're charging this much consistently. Overall, I would rent from All County again and would recommend them to others. Heather and Carey were great and very responsive via email!

Negative experience: 3 comments about renting through them 1) Durning the leasing process we had an agent assist us. Once we moved in and paid the agent blocked our number and would not respond to us leaving us in the dark on who our contact was. 2) Over the 9 month lease we had 2 water leaks, the fridge break 2 times, and had several overgrown tree branches break falling in the yard, road, balcony etc. 3) They took 58 days to send back the deposit and kept more than 50% of it. We believe it was clean. They have not been professional or honest to work with.

Negative experience: RENTER BEWARE – My dealings with this company were mixed. Here are some thoughts: 1) they were very good at responding to repair issues that I had while living in one of their managed properties. Each time that I placed a “meld” they had someone at my home within a day, or so. 2) Their communication skills other than this instance have been horrible! They are very inconsistent in how they respond to visits or any questions that I had regarding me leaving, etc. When you call the office you almost always get the runaround as well as conflicting information, ex. the person who rented me the property quoted me a number for my “break-lease” fee that turned out to be double what it actually turned out to be. 3) My most recent experience with this business is in trying to get my deposit money back. It took exactly two months, which as a former landlord myself, was about a month too long. When I did receive the check, they deducted close to $500 for “cleaning” when I made sure to perform a thorough cleaning of the home before I left. There was NO WAY that someone needed to spend 8 hours cleaning up after me! UPDATE: It turns out that I am having to start a Small Claims action to get my money back. I would suggest avoid renting from this company, if possible!

Fantastic experience: Jeffrey from All County Property Management is the best property manager I’ve ever worked with. He’s gone above and beyond my expectations on multiple occasions. One of the things I appreciate most about him his his responsiveness when I have questions or problems. Frequently, he has gone above and beyond to resolve issues that have occurred with my properties. He answers my emails promptly, usually within several hours. His emails are well-written and his communication skills are excellent. I have the utmost confidence in Jeffrey and know that my properties are well taken care of. Everyone at All Property Fort Collins has provided excellent customer service but Jeffery is the best of the best!

I have been thrilled with their professionalism and know-how in getting my property on the rental market to finding a qualified tenant. Carey was fantastic in his assessment of my townhouse and quoted a very reasonable but competitive number for the monthly rental amount and has been super prompt when I have questions. I have since referred a friend to the All County Fort Collins team to manage her house as a rental and she was equally impressed, and they already found a tenant for her home. Highly recommend this company if you are looking for a property management company.

Positive experience: Overall we have been pretty satisfied with the management! They have always been prompt with issues we had and very responsive. My reason for not a perfect score is because the house itself came with numerous issues. One issue was a pretty big spider infestation that was left behind by the previous owners so we had to have an exterminator come in. This was handled very quickly, however. I just wish they had sprayed beforehand. We also had an instance of our shower/tub in our upstairs bathroom being moldy which should have been taken care of before we moved in. It was not fixed until 2-3 weeks after move in. The previous owners did not take very good care of the property and upon taking over, we were met with pet hair covered in the carpets, the laundry machines were gross, dusty spaces especially on the shelves covered in at least a half inch of dust, the undercarriage of the stove fan was disgusting, etc. it was not properly cleaned before moving in, so we had to spend hours deep cleaning which was a little frustrating. Since then, however, we have had no issues and the property checks in on us from time to time. Their website is easy to navigate too which is always a plus.

Positive experience: Have been using ACB for 4+ years and things went smoothly for a while. But recently there have been several accounting errors in their favor. One was a duplicate charge of ~$800 for a repair and another was charging both myself and my tenant the half-month rent for finding a new tenant. Most recently was a smaller charge for utilities that were not our responsibility. I find myself double checking everything now and wonder if they are worth their fees given the extra effort that I am now taking.

Negative experience: Heather showed up about 15 minutes late and with the wrong keys. We didn't get to see the property from the inside. Heather also said she was going to reach out to reschedule a showing for Monday, never got a call or anything. We took it as that Property wasn't for us and found another. We decided to stay away from this property management since they can't even successfully show us a property.

Negative experience: Their online system is trash. It needs work and out of all the other formats of paying bills have I ever had my ability to pay turned off (through my bank account) and required to come in person to pay. There was no notice of their website turning off the ability to pay after a certain time.
