Fantastic experience: My wife and I worked with Connor Martin at Soukup and... wow... we have bought and sold a few homes in our time, but have never had this kind of service experience. Connor was there every step of the way, including helping locate contractors for post-close improvements. I can sum it up this way: after closing and the hugs and handshakes, we got to our new home and there was Connor on a ladder putting window screens back on. He stayed for a bit to celebrate the moment with us and make sure we were all set. It is as though he is buying the home for himself, and that is how he approaches it. Fantastic experience: Wow! Where to even begin? We found Patrick from YouTube. We realized he was THE Fort Collins guy. We learned so much from his videos that we wanted to check out the town for ourselves. So we booked a 10-day trip, a month and a half out. During that time we watched many more videos and reached out to connect with him to book a tour with him to learn more about the city. Fort Collins checked many of our boxes and we had it in our hearts to move but hadn’t quite decided where yet. Once the trip came, we were very excited and felt that tingling feeling that something big was happening. Patrick picked us up from our hotel, with our 17-month old baby included, and gave us a thorough 2.5 hour driving tour, as well as 3 home showings. Although we couldn’t really care for the homes we saw, we left far more educated about the city’s landscape and which parts were more and less desirable to our tastes. Two days later, we decided to take a drive and saw a home we really liked and saw they were having their first open house that next day. So we came to check it out and from the entrance, we just knew we were home. We didn’t make it out of the driveway and called Patrick that we wanted to make an offer. Patrick was on a birthday trip for his wife but still took the time to call the sellers agent and negotiate a pretty crazy offer with lots of employment contingency that never with all the skill in the world could we have done without him and his experience. From then we drove completely in the fast lane and in less than one month’s time we packed our house and drove west to call Fort Collins our new home. Patrick went to bat for us again and again. Took all my calls to answer all 1000 of questions, came to all our appointments on our behalf, but more importantly made us feel like we were making the best decision for our family. No other realtor relationship has ever felt the same and nor do I believe they ever could again. I’d choose working with him every time!

Fantastic experience: We worked with Izzy and Rodney on the purchase of our home in Timnath. They are both spectacular people, and I could not think of anything they could have done better! Just really responsive and helpful throughout the search and even through closing. We moved from AZ, and they kept an eye on the house until we arrived, visiting the premise every week and meeting contractors on site. They are the best in NoCO, for sure!

Fantastic experience: Zach helped us with our recent home purchase, and he was absolutely fantastic! We were moving from overseas, so we needed someone who knew the area extremely well and was willing to do video walk-throughs for us and give us very specific and honest pros and cons about the different homes since, for most of the process, we weren't there ourselves to look. Fantastic experience: When we decided to relocate from Tennessee to Fort Collins, I did a deep dive to get the best information I could find on Fort Collins and doing a cross-country relocation. Negative experience: I paid $1,600 a month for a two-bedroom townhouse, and it turned out to be one of the worst living situations I’ve ever experienced. Before signing the lease, I specifically asked the property manager if the neighborhood was quiet, as I’m a full-time college student and need a peaceful environment to focus. I was assured that it was—but that was completely false. The apartment building next to mine housed tenants who didn’t work, and many caused repeated disturbances. One of them regularly urinated in the parking lot right in front of my door. Another hung laundry on my fence line. Because my unit didn’t come with a garage or driveway, I had to park my truck on the street—where it was eventually scratched, likely due to the behavior of those neighbors. These individuals were only evicted the month before my lease ended, which was far too late to make a difference in my experience. When I moved in, the unit wasn’t even cleaned. The smell of animal urine and dander from the previous tenant was so strong that I had to use plug-in air fresheners just to tolerate being in the space. I raised the issue with management, and someone eventually came to “clean,” but it was a bare-minimum effort. For $1,600 a month, I expected a clean and livable space—not one I had to sanitize myself. Noise was a constant problem. The walls were so thin I could hear my neighbors walking around, having conversations, and beginning their daily routines at 4:00 a.m. Despite the unit being on the ground level, it offered no sound insulation. It got so bad that my bedroom became uninhabitable. I was forced to sleep in the living room for nine out of the twelve months of my lease. So although I signed a lease for a two-bedroom unit, I essentially paid $1,600 a month to live in a studio apartment. When I brought this up to the landlord, their response was dismissive—they told me to “talk to the neighbors” rather than take any responsibility. That’s unacceptable. Tenants deserve more than an offloaded problem when they’re paying this kind of rent. There were also maintenance issues. I submitted a request to replace torn window screens that were letting in spiders. While the request was approved, the worker came when I was out of town. Because I couldn’t point out the exact damage, the screens weren’t fixed. Instead of following up, the landlord texted me that I should have thanked the worker for their military service. It felt like they were trying to guilt-trip me rather than solve the issue. Then there was the water heater. It began making loud, drilling noises early in the morning that woke me up. I submitted another maintenance request, but the landlord told the worker not to perform any repairs unless I could provide an audio recording. Apparently, my word wasn’t good enough—even though I was the one being disturbed by it daily. The heating system in the townhouse was shared with my neighbor. They would blast their heat from early morning until late afternoon. Because of the shared system, I had no control over my utility use but still had to cover part of the cost. I also mistakenly placed the water bill in my name at move-in and ended up being charged for the entire property for several months. I brought this to the landlord’s attention multiple times. Only after repeated complaints did they acknowledge the error, but I was never reimbursed for the last charge. No trash service. No air conditioning. No designated parking. No sound insulation. Just stress, noise, and unprofessionalism. Under Colorado law, tenants are entitled to a habitable rental and the right to "quiet enjoyment" of the space (see Colo. Rev. Stat. § 38-12-505, Colorado Warranty of Habitability). This rental failed to meet those standards in every way. If you're thinking about renting here—don’t. Rent literally anywhere else.

Fantastic experience: Where do I even begin! My husband and I were planning a move from SC to Colorado and had literally never even been to the area. My husband found Zach on YouTube and we are just so thankful that we reached out. We had a short timeline for selling the house, and Connor & Patrick hit the ground running for us. They drew up comparative market analyses, and formulated a game plan with us that was tailored to our needs and risk tolerance. They helped us triage the maintenance items that were worth addressing before putting the house on the market, and put us in touch with the perfect handyman to take care of it all. They sent over a home staging specialist to help us get the house looking in tip-top shape for showings. Next came the professional photographers (interior + external drone shots), and the results turned out amazing.
