One day, out of the blue, we received a call from Kyle Basnar. It was a call he absolutely did NOT have to make and it immediately spoke to his character and willingness to go the extra mile. I gave Kyle a very difficult request to both sell my home and purchase a home at the same time with a contingent offer. Kyle was able to find us a great deal, help convince the sellers to take our contingent offer, and assist us with everything along the way. While the market dictates prices having a good realtor like Kyle can make significant difference in the money that ends up in your pocket by negotiating repairs, and other items along the way. Kyle saved us thousands of dollars on our recent transaction. I'm not convinced that most realtors would have done the same. Kyle is on top of everything. While the other realtor was forgetting about deadlines and misunderstanding terms, Kyle held their hand and walked them through everything, keeping us under contract and getting our sale done in time to prevent us making a temporary move. Finally, Kyle has a great team. His assistant Kara is always available to answer questions. Everyone in Kyle's team is professional and great to work with.

We had multiple offers well over asking price to choose from within 48 hours of listing and were under contract within 72 hours. The best part of the experience was meeting Kyle during our interview process when we were selecting our realtor. We interviewed three realtors from different agencies. Kyle explained his services and strategies very well and we had a clear understanding quickly. He is willing to take as much time as you need, but doesn’t drag it on for hours trying to convince you why he is the best and why we should choose him. We really appreciated him focusing on us, our needs, and his strategy rather than trying to sell us on him compared to other realtors and realty groups. Ultimately, Kyle is genuine, delivers on every aspect, doesn’t over sell yet instills confidence and is awesome to work with. Negative experience: I wrote a good review for this agent a few months back...that was before I realized the extent of what we were facing in our new home. I was under the impression that the condo had A/C. Not only did the Realtor not know, neither did the property management company. After nearly a week in a record breaking heatwave that resulted in a heat rash for my toddler and a lot of discomfort for my whole family, the property management company told us there was no A/C. In June, it's hard to get an A/C company to come out. There was a 2 week wait. Once they did arrive, not only was it not a simple install, they had to rehaul the entire HVAC system because it was so poorly kept. I didn't know any of this since I bought out of state and had trusted the Realtor. It cost me over $12,000 unplanned and that's not even mentioning the windows... They literally fall out of the frames. It's impossibly difficult to open them and scary every time. Those are getting replaced within the next several months. We didn't plan for all these expenses and aren't particularly wealthy. I do not feel like the agent gave my transaction the attention it deserved because it was on the low end of the spectrum in Fort Collins as a one bedroom condo. I will never use this Realtor again and debated whether to leave this review for a long time. I work with Realtors every day as a professional writer (sticking to marketing writing) and it is clear to me what a good Realtor and a bad one are. This is not a good one. I don't necessarily think he's bad. I just think that since my home had a few less zeros on it that he didn't put forth the effort he would have on another home. I just want to save another family the difficulties we've had to face by choosing this agent

Fantastic experience: As experienced buyers my wife and I have worked with a number of realtors over the years. Kyle is by far the best realtor we have ever worked with. We had a very tight window to look at homes in Fort Collins, and on very short notice Kyle was able to accommodate us. Once he understood our wants and needs, he lined up around a dozen homes to look over a period of less than a day and a half over a weekend.
