Fantastic experience: 3/21/26 update - best handyman Brendon. He is so thoughtful, thorough and professional. Thank you! I have to say when I read the reviews of RPM of Rockies before we leased from them I thought it might be not 100% accurate, but after signing with them and having had to work through a couple of issues with the house that we couldn't be any more believers. Haley and William have been incredible to work with and the unexpected issues we had with the house were taken care of immediately with professionalism and care. I know that leasing is a business but they always make us feel like we are so much more than just a tenant which is not always the case with landlords. They are proactive, interested and always responsive to any of our communications and needs as well as offering small incentives or rewards from time to time to keep us connected. We definitely would recommend RPM of the Rockies to anyone with full confidence. Thank You!

Fantastic experience: RPM is a Full Service Agency (updated 2/2026) I’ve utilized services from both property management and real estate services. I’ve included both reviews below. When I first started working with RPM via a third party website when I was moving back to NOCO from across the country without the benefit of an in-person tour. From the moment I first reached out, everyone on the team was responsive and helpful - which wasn’t true for many of the property managers who place ads on those sites. Even though the property I inquired about was unavailable, they directed me to others on their website and I found one that was a great fit. Over the last 2.5 years, I’ve had the pleasure of working with different folks at RPM - everyone has been professional, helpful, and thoroughly responds to my questions. They have fixed every issue I reported and performed routine maintenance (sprinklers, HVAC) quickly. When I was ready to buy, I contacted RPM to take advantage of their real estate services. It’s a great benefit for tenants interested in purchasing and I can’t say enough about it. I reached out to Katherine late on a Saturday and had appointments at 3 places on Sunday with Katherine’s thoughts on a few other places to help me figure out what was most important for me. We put in an offer on a great home that fit my needs (and several wishes). Katherine was always available when I had questions, setup key appointments, and asked important questions that I might have missed during inspection. She kept up with the seller and helped me figure out all the important details (like how to time the closing). She went above and beyond to help me purchase my new home. I highly recommend RPM of the Rockies to both property owners and tenants looking to rent. I would be happy to work with them again in the future.

Negative experience: Very rigid management style. If life happens and you need help understanding realistic options, expect little flexibility and minimal solutions-focused guidance. Get everything in writing and don’t assume they’ll work with you if circumstances change. Money is their biggest priority

Hi Valerye. Thanks for sharing your experience. One thing we do have to be rigid on is the signed lease agreement. Families with investment homes make payments, pay taxes and insurance, and sometimes can also struggle to make ends meet. We have several means of flexibility available to tenants for situations that arise, but we also must protect owners in order to keep great rental units available to the market. We must care for all our customers, both owners and residents. Difficult circumstances have consequences that typically impact others, and it's a tough balance to strike.

Fantastic experience: Very happy with our past 2+ years renting through RPM. Several appliances in the house reached their end while we've lived here, and RPM has been very good about getting them repaired or replaced. Fantastic experience: I am leased an apartment unit managed by Real property management in Fort Collins. The maintenance team is extremely responsive. The staff is very supportive. I had an emergency where I locked myself out after office hours. I reached out to the company phone and their property manager helped me opening the door by bringing the spare keys to my place real quick. I especially thank Keaton ( property manager) for helping me out in that situation. Excellent service, would highly recommend it.

Negative experience: After noticing that my bank account amount was lower than it should have been, I researched and discovered that a duplicate rent payment was made. I called the leasing office, RPM, and a man answered. I asked to be refunded the duplicate payment and he told me that he'd have the Supervisor Arika reach out to me about it. Arika has never been helpful to me before so I wasn't too excited about what she'd say. She didn't even bother to call me and instead sent me a text saying to call my bank to stop the payment. I called my bank and was told that a dispute could take up to 90 days and that it's weird that my apartment advised me to call them and that the leasing office should just refund the money. So I called the leasing office back and spoke to Melissa and told her the situation and she told me that she'd be able to refund me via a check and that I could come to pick it up or they would mail it to me - I opted to pick it up as I don't want $1000+ floating about via mail. I drove 52 miles down to Fort Collins to go pick up my check and when I arrived and asked for my check the receptionist knew nothing of what I was talking about. I told her that I was specifically told by Melissa to come get the check and the receptionist went and grabbed Melissa. Melissa then told me that they WOULDN'T be giving me my refund check and that she got another call after speaking with me, as if this excused her giving me totally inaccurate information and wasting my time. I left work early to make sure I'd get there before the office closed! They took double the amount of my rent, so I have less money! They wasted my gas, my good standing and attendance at work, my time and my faith in them. In exchange they offered me some gift cards of low value. I'd advise you don't trust their autopay system as it's led to nothing but frustration for me. Also if you need repairs in your unit they'll have you pay for them, as they had me pay $126 for a clogged tub drain when the lease says that the property managers should handle repairs.

These double payments are so hard to reconcile, and they are very frustrating. If you can image, we have had quite a few incidents where we refund a double payment, only to then have the valid payment cancelled as well. Unfortunately, these things take time to properly unwind. What's more frustrating is that you received this invitation to drive to our office believing that this could be resolved faster. I'm so sorry that your time was wasted in this way. I'll give you a call, Miss Madam, and follow up with you directly. Once again, I apologize on behalf of our office.

Fantastic experience: RPM of the Rockies has managed our properties since 2018. They have consistently found solid tenants, treat the tenants fairly and collaborate well with us as owners to solve issues. Christy Arriola has been our Property Coordinator for a long while. She has been a rockstar. Dependable. Detail oriented. Prompt communication. She has consistently improved her service and takes sound instruction well. Jake Martin is our current property manager (Since September 2025). He has been an excellent communicator thus far. Timely and transparent. He is not afraid to tell you what he does not know and then tracks the answer down. You can tell that he cares about doing a great job.

Negative experience: I wouldn’t rent from them - they stole my deposit . They also committed fraud by charging me for the owners trash removal. They won’t respond to msgs , won’t issue an itemized receipt. I also walked into a disgusting home, That they refused to clean! I had nothing but issues and I’m so thankful I got to leave so quickly! Fantastic experience: This is a reputable and honest company that makes owning rental property very easy. If there is something on the property that needs attention they take care of it. They do yearly inspections of the property. They found a great family for our tenants. They send a statement every month so I can easily track income and expenses. When I get an email from the HOA, I pass it on to them and they contact the tenants if necessary. The bottom line is I don’t worry about our property or our tenants. I can’t imagine being a landlord without them.

Negative experience: Ive been in this beautiful home for almost seven years. A family tragedy resulted in the family I rent from to resort to utilizing a property management company. Here's how that's going: My garbage can and recycling bins disappeared. Two weeks later and multiple trips to the landfill, I decided to figure it out myself even though they claimed to be in contact with the waste management company. I called the company, tracked the bins down, dragged them home, had my truck cleaned from the transporting household garbarge, and began my journey with RPM. Gutters clogged, overflowing for months. Found expired smoke detectors after their "property assessment" and was told they would take care of it immediately. I called again a month later to finally get it taken care of. Currently going on 2 weeks without a clothes washer. The owner, who I adore, decided to replace the current clothes appliances so I understand some time to order and deliver but that conversation didn't start for a week. I gave them a phone number to call for the delivery of the appliances as I wouldn't be home. Nobody called that number, delivery fell apart, now they want me to setup the delivery. You wait 3 days after the delivery falls apart to tell me to take care of it? Here's the best part......They want you to pay to have the locks changed after your lease is up. Have a lawyer look at your lease before you sign it. Lots of hidden gems. Good luck!

Of the property management companies I’ve rented with in Fort Collins, they have been the best. Brendon came to our unit today to help with a few maintenance requests, and was friendly, professional, and even went out of his way to help fix another small maintenance item I brought to his attention that wasn’t part of the original plan. Fantastic experience: I recently worked with Russ at RPM of the Rockies and he was so extremely helpful! I was trying to be as effective as possible when apartment hunting and I requested 4 places I wanted to look at while meeting him. He gave me ample detail on each apartment and also showed me other apartments that were for rent with similar criteria! Our conversations about each place were honest and helpful. You can tell he really enjoys what he does and is looking to find the perfect renter for a place. I love where I moved into and it was a property Russ suggested that wasn’t on my list. 10/10 extremely helpful and communicative. If you go to RPM of the Rockies, ask for Russ!

Positive experience: I’m currently renting from RPM and they have been very welcoming and reliable. The renting process was smooth, which is always nice. There were some things not properly set up for us when we moved in, but they were quick to respond and fix the issues. We had one maintenance tech named Brendon who was even early to fix an issue. Fantastic experience: I just moved in to apartment with this company a few weeks ago and so far my experience has been great. The previous tenants left the place a bit of a mess and they were great about getting it ready for us before we moved in and looking good. Some of the existing damage was quickly fixed after as well. There was a fence that was starting to fall and they scheduled a repair super quick and it went very well. The maintenance tech Brendon was super friendly and did a great job. Definitely my best renting experience so far

Negative experience: If I could leave zero stars I would. This “management” is no management at all… I’m not exactly sure what any of their jobs are. I rented a house from this so called business/manager (Nichole Andersen) and finalized my lease. No communication beyond that point was present. I HAD to be the one to reach out to my Landlord (Pat Davis) and ask if my move in date was secured. We then reached out to Nichole to see what else we needed to do. She then replied with getting utilities and then mentioned briefly that there is “new management and the buildings were supposedly bought last minute” uhhh doubt it. Now, move in date is here and I meet with the Landlord (Pat Davis) and get my keys and walk into something scary and unlivable. Bugs everywhere in the hall, my front door liner is broken causing 2 inches of space from the floor to the door causing anything to come in including a multitude of bugs which happened. It’s also a safety issue. Floors were extremely dirty with food and stains all over them, old food left on counters, old knife and stains all under the cabinets in the kitchen, shower completely filthy, stuff coming from the attic, all doors had stains, and nails just sticking out in the hallway and in my closet on the ground. After I said it was very dirty, Pat said “the cleaning must have fell through the cracks”. They claimed they had cleaned it twice before I moved in but I have picture proof that it was never cleaned. She even insinuated that it didn’t get cleaned so that’s funny. Because of my NEW GREAT MANAGEMENT my stuff is being taken care of. They still took hundreds of dollars even though they failed to complete any of the things they said. They are now pawning it off on the new management saying it is their problem now. NEVER have I experienced this magnitude in lack of effort from a rental management company. It’s 2025 do better. Tootles!

Negative experience: Weird all the reviews are from people who never review things. This exploitative policy of “In-person showings will only be offered to people who have been approved to sign a lease” is the most questionable practice I’ve ever seen and it’s rampant among the PM companies here. It places all risk on the tenant, removes transparency, and opens the door to abuses like app fee harvesting, especially if they approve multiple tenants per unit and never actually lease to them. I’m not even looking to rent but enjoy browsing the market and seeing what availabilities look like. Unreal the market is so bad that practices like this become normal. It says a lot that the company adopts these polices as well.

Thanks for the candid feedback, Spence. We actually don't charge for those applications, so there's no "harvesting" happening there. Our rental market is highly competitive, and we find it beneficial for both the potential tenant and our company to know whether the tenant even qualifies before we waste everyone's time in viewing a unit. Additionally, we are often doing in-person showings of units that are occupied, and we must also be respectful to those existing tenants by not touring their home with anyone and everyone who wants to take a look. We value our tenants, and potential tenants enough to keep these measures in place, even though they are inconvenient at times.

Negative experience: Poor move out process, do not recommend. Stay away from property managment companies at all cost. They will also stick you with over $100 rekey fee. Homeowners should be responsibile. Really really poor communication in the move out process. They invade your home every 6 months, you will get ignored if you tell them about problems on these visits (put it in the system they say), well they why, tell me why did you send some one out...?!?! Once a year is acceptable but to go open all my doors and cabninets every 6 months is complete bs. Buy a house if you possibly can, tank the rental market, the rental companies, and all the home owners holding these bags Stay away Edit: to the response to the owner. I did everything I could to try to make the place perfect. I begged, begged your team to get more involved to help. Nothing, lack of responses, canned answers, or no responses is what happened. You know who I am, I'll be happy to take this down when I get my painting fee back for lack of attention to working with your customers. You are the judge and jury. I called Melissa and told her I would post it, she said sorry. Contact me and fix this and I'll take this down, until then, I'll let your customers understand the bs business you are running

Negative experience: Immediately after signing the lease, we have not been able to reach anyone in the office for days to acquire the most basic information. It has been days of leaving voicemails and sending emails for help, ending up in no response or being re-directed to "someone else" with no response or acknowledgement. With the horrific costs of living, this horrible office leaves you high and dry the second they get your money. do not rent.

Negative experience: As a homeowner our relationship with RPM started well with good communication. However, our contacts over the years changed frequently and communication became convoluted. The biggest issue we had with RPM was the close out with the renters departure. Many things were damaged beyond normal wear and tear (one notable example was the bathroom door), and items that were supposed to be fixed by renters (or RPM) never were. Our RPM contact refused to acknowledge lack or poor repairs. There were also quite a few items left by the tenant. I would recommend anyone using RPM for property management to document everything and make sure the agreement is super detailed so you don’t get stuck with a long costly list of repairs and cleanup that RPM refuses to fix.

Negative experience: There is a reason the only unit Real Property Management of the Rockies is offering one month free rent at is the 3bed/1 bath apt at 201 E. SOUTH 1ST STREET, APT 3!!! BEWARE!! The tenants above unit 3 are a RENTER’s WORST NIGHTMARE!! Ask yourself this: Why would RPM charge a lower monthly rent for the 3bed/1bath (unit 3) than the 2 bed/1bath at the same location?! Do yourself a favor… find an apt elsewhere!!!

We have been with them for a couple of years and have had great service from them. They have protected us and our property by having excellent tenants, maintenance, and any legal changes that are required by CO law. They respond immediately to any problems that may come up and they communicate up to date with a portal. Of course they welcome phone communication also. Caleb Willis is our management specialist. He is personable ,caring and professional. There are other management company around but in my opinion Real Property Management is the best.

Negative experience: Secretary who answered the phone seemed not to want to transfer me to an agent/property manager for information about a property (1111 Flint, Laramie). Said I'd be in cue if I applied but wouldn't tell me how long I would have to wait for a response, what my place in cue for the app was etc. I requested to speak with a leasing agent/manager multiple times, was seemingly hesitantly transferred. Positive experience: Renting with Real Property Management of the Rockies has been an overall good experience. Property management is easy to get in touch with and easy to talk to. Maintenance requests are easy to submit and are usually handled in a timely manner. They also do a great job ensuring that appliances are working properly. My only complaint is that they do not offer anything less the a year long lease (this may only apply to my apartment/building). Negative experience: When I was moving in to a brand new apartment they just opened, I was ghosted for 3 days asking about the lease with no explanation. I had been already approved, but they were running into issues with the Certificate of Occupancy so I wasn’t legally allowed to live there yet. I didn’t know they didn’t have this finalized, and they even agreed they could make my move in date worked. They finally answered me after I bombarded them the day before our agreed upon move in date when I finally got a lease. Now I’m in the midst of trying to move out and there is daily construction blocking the sidewalks and road for the block in front of my apartment. I find it hard to believe they did not know of this as they did communicate a day the city shut off our water for construction near our place. Not once did they send a message to let us know this would be a long term construction project. Now I’m left not knowing how I’m supposed to move out without it being late at the night having to navigate around missing sidewalks and construction equipment.

Hey Melina, thanks for sharing your thoughts. You should have received better communication during the move-in. There were definitely some things outside of our control on a brand new apartment complex, but those should have been communicated. As for the current construction project by the City of Loveland, those are made publicly available by the city and are completely outside of our control. The City is not obligated to communicate those plans to us. I am terribly sorry for the inconvenience, and can certainly understand how frustrating that must be. Fantastic experience: Kayla did a great job managing my rentals and in getting my rentals ready for sale (when I decided it was time to invest my rentals into something else). Kayla was very professional, always answered any concerns or questions in a timely manner, and when anything needed to be fixed -- the management company and she always worked with reputable vendors with fair pricing. When I was ready to sell -- Katherine Drake (with RPM) did a fantastic job as my realtor. I sold two rental properties within a short period of time, in a very tough economic market. Katherine made the whole process smooth and seamless. I have had several management companies over 10 years of being a landlord, and Real Property Management was the best.

Fantastic experience: We’re so thankful for RPM, and especially for Katherine, our realtor. We were in a tough situation with a lot of twists and turns throughout the process, and Katherine stuck with us every step of the way. Negative experience: I took help of real property management to find a house in Fort Collins there customer service was great and have immediate responses if there are any maintenance requests. Also the user interface for paying the rent is pretty simple. Highlights: friendly customer service, high availability, immediate attending maintenance request. Update: However after leaving the home there is not even slight respect or responsibility towards the tenants. I have been charged for breakges which we didn't do such as hole to the wall which I didn't do and before leaving house I even posted the photos of house. Afterward they suddenly claim that we made the holes which felt bad. And even the utilities bill is being charged to us tenants who left the property 2 months ago. The property management claim it's our mistake to revoke the accounts which we made. But atleast you can charge the amount to current tenants. They charged us almost 750$ utilities which doesn't make sense at all. It's a complete rip off from the tenant. Initially I thought RPM did great job but after leaving the home. It's the worst service I have ever encountered. Even I try to resolve this issue but raising the issue in student center in csu legally.

Negative experience: They denied me based solely on a credit score of 619. I explained the low score is the result of my divorce in 2022. They did not even consider the fact that I have 2 years of excellent rental history and 19 years employment with my current employer with a salary that way exceeds their income requirements. So 2 out of 3 is still a no with this company. I think credit scores should be illegal for rental, it's not like I am buying anything, I would be renting. Thanks for nothing RPM.

Fantastic experience: We just renewed our lease and have nothing but positive things to say about management. We’ve had a small handful of work orders come up, all of which are resolved fairly quickly and with great communication. Alberto and Nikki are always nothing but kind, friendly, and accommodating.

Fantastic experience: We had an issue with the garage door and I smashed my finger. Operator error mostly but the door had no handle. Real Property Management and Christy in particular, was extremely diligent in getting the situation remedied! She followed up with a garage specialist who was top notch. She followed up several times to make sure the work was done and done satisfactorily. The repairman also praised how conscientious RPM is in maintaining their properties and responding to clients needs. I haven’t rented in 40 years but am transitioning to FoCo and renting from them until I buy a place. I recommend them and praise Christy as both a renter and a homeowner.

Negative experience: If I could do negative stars, I would. Had the most unprofessional experience with an application I had put in nearly a month ago, with absolutely no correspondence, answering of phone calls or texts, all to reach an agent not associated with my property who informed me they had already accepted an application from another interested party, and were in the process of signing the lease. For a business solely dedicated to serving and housing people, I would strong advise that not only do you not seek one of their properties, but that you share that they are shady, uncommunicative, and not worth ANYONE'S business. -10/5 stars.
