Negative experience: UPDATE # 2 We continue to be extremely disappointed with the lack of communication, urgency, and basic follow-through from this HOA management company. For weeks, we have been trying to resolve a straightforward issue involving insurance proceeds for a major loss that left our unit uninhabitable. After the insurance check was finally deposited, we repeatedly asked for one very simple and reasonable action, a simple phone call to the bank to confirm when the check cleared and when the proceeds would be ready for pickup. Despite multiple emails, escalations, and even a request that was explicitly directed and highlighted to upper management, there was no acknowledgment, no response, and no action. This wasn’t an isolated incident. Earlier in the process, management waited passively for weeks for an insurance check to arrive, suggested it might be lost when pressed, and then stated the very next day that it had already been deposited. That same passive, “waiting” approach has continued, even when timely action was clearly required. The ongoing lack of communication and accountability has caused real harm, our contractor stopped work because we could not access funds that were already approved, and repairs have been unnecessarily delayed. What has been most frustrating is not just the delay itself, but the absence of transparency, responsiveness, and empathy when a homeowner is dealing with a serious, time-sensitive issue. Based on our experience, owners should be prepared to aggressively follow up to get even basic information or action. This situation should never have required this level of escalation. ORIGINAL REVIEW Unfortunately, our experience with this management company has been defined by a complete lack of communication at multiple levels. We have been dealing with an HOA insurance claim related to a slab leak — a common-area issue — and our property has now been uninhabitable for over four months. Despite repeated, documented emails requesting coordination so repairs can begin, we have received no acknowledgment or response. The insurer has confirmed that funds are being issued, yet the continued silence from management has directly delayed repairs and extended our loss of use, creating significant financial hardship. Based on our experience, if timely communication and accountability are important to you, we would strongly encourage asking detailed questions before engaging this company. UPDATE: Nearly five months later, this matter remains unresolved, and communication continues to be inconsistent, nonexistent, or lacking substance. Despite repeated follow-ups to management leadership, we are often left without clear answers, timelines, or accountability. What has been most frustrating is not just the delay itself, but the lack of transparency and responsibility in handling a serious homeowner issue. When responses do come, they rarely provide concrete information or meaningful next steps. This experience has made it clear that owners cannot rely on timely communication or effective problem-solving when urgent issues arise. I will continue documenting this process so others understand what to expect.

Negative experience: This is the worst HOA management company I’ve dealt with. Optimum shows little to no concern for the communities they manage. They are consistently dismissive about security issues and seem more focused on their own image than on actually resolving residents’ concerns.

Negative experience: All pictures are in order of the reviews. Review #1 (2024) Our Community CC&Rs: 2.16.5 Prohibitions on Installation. No Authorized Antenna or any other device may be installed in the Corporation Property, including landscaped areas and exterior surfaces of the Condominium Building (such as the roof, fascia, and exterior wall surfaces). Optimum: Hold my beer....(see pics) I've been dealing with this for 3+ years and they still refuse to enforce the CC&Rs for certain residents. We live in a condominium complex but they allow certain residents to act like they live in SFHs. These are not security cameras managed by the PM, they are residents' personal cameras facing common areas. Imagine being recorded every second you are in your own community, not by a certified/licensed property manager but random individuals who then only share the footage with their 'friends.' Review #2 (August 2025) Community manager ignored multiple warnings of residents messing with guests’ vehicles and it resulted in 2 vehicles getting vandalized. Back on 4/11/25, I noticed someone had thrown dirt/debris on a guest’s vehicle. I informed Optimum and asked them to investigate or at least send out a communication to the community asking residents to stop this behavior. Community manager ignored my request. Then on 6/6/25, a resident informed me that someone was putting handwritten notes on guest’s vehicles. Better than having dirt thrown on top of your hood I suppose, but still kind of weird. I informed the community manager and again expressed my concerns and asked them to send some type of communication for residents to (1) stop messing with guest’s vehicles and (2) take more appropriate action (i.e. – notify the community manager or LADOT). Community manager again ignored my requests. Then on 6/14/25, two guests’ vehicles got vandalized. Luckily one of the vehicles was a Tesla with Sentry Mode on and a police report was filed. This could have been avoided in my opinion had Optimum actually listened to other community members, versus strictly only doing what the board tells them to do, which seems to be their modus operandi. I called into the next general session of the HOA meeting as advised by Optimum's VP of Community Management. However, I was muted by our "community manager" when I brought up this incident along with asking why guest vehicles are being towed without warning while vendors and construction equipment are allowed to park all day and sometimes an entire week in the "fire lane." Review #3 (Jan 2026) They are now allowing residents in our Condominium complex to build permanent structures in their patios (see last pic). After referencing the CC&Rs that specifically state this is not allowed, for obvious reasons, they informed me that if I have an issue, to take legal action against the HOA. This is how they treat you if you are not on the board. I informed them that allowing cameras to be posted on the exterior of the buildings and letting residents build permanent structures in their patios may jeopardize the community's value, however, they didn't seem to care about my opinion. Everyone I have spoken to in the real estate industry including HOA attorneys and other property/community managers have ALL, with the exception of Optimum, confirmed that a property/ community manager's #1 responsibility is to ensure the CC&Rs are followed. I am continuing to giving Optimum a 1 star review because they refuse to enforce the CC&Rs, which are supposed to help maintain and protect property values.

Fantastic experience: I have been on the HOA board for 20+ years and have been working with Optimum for many years. We had our share of personnel turnover at Optimum (which I understand it's generally same trend in the Property Management market, not unique to Optimum). We had the good fortune of working with the last two very good property managers Payton and Christian. They are very responsive to our needs, from regular maintenance to ad hoc/emergency repairs. I have seen some good progress in Optimum's services, quality control and accountability.

Fantastic experience: I highly recommend Optimum Property Management, especially if you have Charles Tripp as your representative. He is personable, hard-working, a very efficient problem-solver when presented with situations that need to be solved(there are many that have gone on too long here) and will do his best for everyone.. even the unreasonable and/or uneducated when it comes to who is responsible.

Fantastic experience: They manage a couple of our communities and have recommended them to other HOA's as their price structure is more transparent than other Management firms. From our experience they have been professional, attentive and knowledgeable. I've dealt with several management firms in the past and I wouldn't spend my time writing a positive review as they have all been a disappointment. Optimum's team, thus far, have done all the right things and have remained cost competitive.

Negative experience: This is the wort management that you can deal with. I live in Gardengate Community and this people they make us pay so much money for a nothing. They claim they do pay companies for pets control services but they actually don’t. In this community we have rats and we have to pay for exterminator company to come. I called them and made complaint because of this last year and they absolutely did nothing about it. They lack communication and even when you call them they have no manager available to take action. I left so many v/m but never response.

Fantastic experience: Our association moved to optimum 5 months ago. I know first hand why this was a good move for our 220 unit association in Garden Grove CA because I am the long term HOA president. Optimum compartmentalization of different service within (separate maintenance,ARC approval, Vantaca (soft ware vendor approval) works incredibly seamless…letting onsite manager handle community relations as well as staff relations I have never felt more as an effective team member than with Optimum Management. I highly recommend them

Negative experience: I am writing this review due to a significant and unresolved issue with Optimum Professional Property, which manages the Bixby Hill Garden community in Long Beach. Over a year ago, a tree from the common grounds fell and caused substantial damage to my unit, a direct result of what I believe to be negligent property maintenance. As of today, the company has still failed to complete all the necessary repairs. The process has been plagued by internal staff turnover and a consistent lack of follow-through. Most concerningly, the management company has now ceased all communication with me regarding this critical issue. Their failure to act is not only unprofessional but is also a clear violation of the community's own CC&Rs. Based on this experience of unresolved damages and complete unresponsiveness, I cannot recommend this company.

Fantastic experience: Optimum is a high quality property management company, senior management personnel who really care and support their employees. Many management companies promise everything and then fall flat with their service levels. Optimum created very professional HOA financial reports that are second to none quickly and efficiently.

Fantastic experience: I'm on an HOA Board and we switched from another property management company to Optimum. Optimum is excellent at protecting the overall interests of the homeowners which is the purpose of any property management company. Some of the area that Optimum excels in are best-in-class information systems, records of every financial transaction, communication records for every work-order, after-hour call logs, easily accessible senior leadership, excellent personnel, outstanding financial guidance, property managers that do perform monthly inspections, and a willingness to try new things that will help their customers.

Negative experience: Zero stars!! STAY AWAY IF YOU ARE LOOKING FOR A MANAGEMENT COMPANY!! Between unacceptable response times, Merry's behavior is unprofessional when you do get a response. I am really surprised that a company is okay with the type of customer service that she offers. They send blanket violation notices to the entire community, even those who have corrected the violation and sent in proof they corrected the situation. They do not respond when emails are sent. Then during a meeting will say they didn't receive anything, we will screenshot the original sent email. During meetings they will interrupt the members time. This is just a few examples.

Negative experience: I have been living in different condos and townhomes with different HOAs with some positives and of course some negatives. This HOA is by far the worst HOA ever (not just me saying this everyone who Iives in my complex says the same thing). It’s like living in an internment camp. Any bit of noise they fine you $300.00 without any proof. If your trash is out 30minutes before it’s due they send you a $500.00 fine. They are out to get money in every way. My car got towed because I left it from 11pm with a note saying I will be back 12:30 (30min after towing begins) since I went to go buy a battery because it was not staring. It was a horrible dinghy that evening because I had left my asthma inhaler inside and when it called them the next day G Garcia didn’t even respond. Why? Simple he could care less. It’s not putting money in his pocket. They made another rule where we are not allowed to park in our own complex. This is where it gets insane. Now we have to walk outside half a mile to park our cars in the dark where tons of coyotes just sit around at night. Do they care? Of course not since it’s not paying them. Watch out from G. Garcia I have complained to him about several issues like the plants never getting cut or removed on our side of the complex and he never responds to anything. He’s a scammer and so is this whole entity. Again if you want to live an uncomfortable life be my guest. They don’t care about anyone their security guys are only concerned with seeing if they can fine you for any stupid reason but no safety measures are ever taken to Protect the community. I have seen coyotes in the complex and complained several times again no answer. Ridiculous! if you want protection, security and peace of mind STAY AWAY FROM G GARCIA AND THIS DOWNTRODDEN HOA!!!!!

As far as parking rules, neither Gabe nor Optimum makes the rules for a community. Rules either exist at the onset or are created and approved by the Board along with the community members. Negative experience: I don't typically write reviews, but I have never been for traumatized from a business's negligence. They cost me the sale of my condo because they signed our building up for an insurance policy that conventional lenders don't take. When I questioned them about it, they completely blamed the HOA board for the decision, even though the HOA board had been asking them for months to present insurance options to them, and instead at the 13th hour Optimum told them they had 1 option or no insurance. This is just one of many horror stories I have of how this company negatively impacted our building. Run don't walk when you see their name.

Negative experience: I am a diligent homeowner with an impeccable payment record, yet Optimum’s egregious negligence has led to an unjust $1,000 fee that threatens my ability to cover my mother’s critical medical bills. When I contacted Optimum, I discovered they had no record of my phone number, email, or correct address, and they failed to communicate any changes to me. As a result, I was completely unaware of the issue until it was too late. The Board claims this verdict is fair, but how can it be when Optimum’s failure to maintain my contact information and their total lack of outreach caused this mess? I had no knowledge of the management transition, and Optimum’s deceptive inaction left me blindsided. I respectfully urge the Board to reconsider this unfair fee and hold Optimum accountable for their predatory oversight. Reversing this charge would restore fairness and support my family’s urgent needs. My previous HOA management company had no issue reaching me, so Optimum’s claim that I’m to blame for their botched transfer is outrageous. I had no role or knowledge of this change, yet they scapegoat me for their incompetence. I urge the Board to reverse this predatory fee and hold Optimum accountable for its underhanded tactics. How’s this fair? ——————— Response to the owners response below ——————— Dear Optimum, I’m addressing the $1,000 fee and late charges that hurt my 850 credit score after the HOA management changeover. Please investigate these points: • I never missed a payment with the previous HOA management. • Payments stopped suddenly for months after the transition to Optimum. • When I called, I found my contact info (address, email, phone) was missing, meaning Optimum failed to transfer it correctly. Why would I stop paying and risk my perfect credit? The issue is clearly Optimum’s failure to transfer my info and notify me. Please investigate, reverse the fees, and fix my credit score. This is urgent for my family’s financial stability. Homeowners and board members, take note!

Negative experience: A history of bias and supporting unfair practices of litigious HOAs. Complete lack of respect for homeowners but a tremendous fondness for the members of “The Board”. Right or wrong, whatever The Board says, they will do. Thank God I live in a country where free speech is allowed and property ownership has its limited benefits. HOAs make false accusations and then have their lawyer send harassing letters and commit libel as well as slander plus defamation.

Board members are homeowners that have volunteered to run for election and then have been elected by their fellow homeowners to handle the affairs of the association, which include hiring and directing their management company. Negative experience: I had a disappointing experience with this office. I was instructed to submit my application and bring a check, but the front desk staff provided poor customer service. Not only did they fail to answer my questions, but they were also impolite. Overall, I received very poor service and was left feeling frustrated.

Negative experience: This HOA Board is really unreliable and irresponsible when it comes to implementing association bi-laws to everyone. The rule breakers are the board members.

Fantastic experience: I had a leak come through my kitchen ceiling on Christmas Day. Michael Claypool, my HOA's community manager went above and beyond in the emergency. It's now a month later and I've been waiting for my ceiling to get fixed. It's been a lot of back and forth and for a while it was hard to get ahold of someone at Optimum. One day Vicki S. took my call and though she is not assigned to my property, she took the time to listen and helped me sort everything out. She did not have to do this and I definitely want to give her big props because I felt heard and understood- that's honestly not a small feat with how things are these days. Thank you so much Vicki! Negative experience: Horrible Management company none of their staff follow our CCRs , Davis Stirling Civil Law for HOA, or their own Contract. Manager sends fake "Violation Letters". Manager does not follow our HOA Common Area Rules. Manager drains our HOA funds for their Vendors and their fake advice, hitting "completed" in Manager's "Owner Portal", and does nothing. This is the worst HOA manager you could find, power trips. This Manager took possession of our private property storage single keys, calling it Common Area. Board, you need to fire OPPM. Unethical to take Reviews and throw your attorney at Members like we are the enemy who may question your great errors.Oh yea? Your office aleady transferred me to everyone in this office, then your attorney sent me a nasty letter saying I wrongly contacted everyone in this office & proceeded to unethically drain our HOA funds to humiliate and call me legal names, this office bullies HOA members, gaslights, flat out reports requests are completed and nothing is verified completed, you treat member owners like we are fools. I tried resolving and manager never once follows Davis Stirling Rules of HOA procedures of Notice or Hearings. No improvements over this last YEAR of me trying. I will let our Board know, it is up to them to hire a good HOA Manager who follows Davis Stirling, Manager's Contract, or CCRs, this is all I am asking Manager to follow HOA and even our own Common Area Rules, they don't. No HOA Professional experience here. Unethical how managers drain our HOA funds. Boards, this company is not a good HOA Manager!

Negative experience: This is the worst property management service I deals with. They manage submit court in Anaheim hills. I have to complain for 3 years to fix rain water leak in my garage. They fixed it but will see when it rains if it is really fixed. Hot tub hasn’t been working for couple of months, I have been complaining every other week and they act like it is working. They will charge you full amount for amenities but won’t provide. I regret doing my research before moving into this facility. Do your research before purchasing or renting property that is managed by optimum management.

Negative experience: 50 days ago they asked me to do a trouble call on the weekend and I sent two of my best people to solve the problem and we did fix the water leak I sent the invoice the next day with all the pictures involved in fixing the leak After three weeks I asked where is my check they said I will receive it with in max 30 days of the invoice date it’s been 50 days and no check yet Optimum is the most unreliable fake company that I ever worked with Be careful with them

There is at least one other management company by the same/similar name and perhaps it is with them. There is an Optimum that handles rental property that is a different company. Negative experience: Bad service comes from upper management down to the woman person who answers the phone. Big or small, it's no excuse to be lazy and not help answer questions. Just straight-up lazy or not having knowledge. You don't need to replay and say I apologize and email us back yada yada. Just fix or fire the problem. Many similar negative reviews. Get a clue. Fantastic experience: Our HOA board has been very pleased with our choice of Optimum, in large part due to our Community Manager, Elizabeth Calderon. She is amazingly competent, super responsive, unfailingly polite, and handles difficult owners with aplomb. We honestly are not sure how she juggles all of her responsibilities, but makes it look effortless.

Fantastic experience: Being a long time homeowner, I've had many varying situations where I needed immediate help from Optimum PM. With each and every call and/or email, be it simple or intense, like pipe leaks from inside my walls, I've had quick responses and genuine care from Jackiee, Matt, and Charles...Charles being the BEST Community Manager we've ever had. These three each have been very professional yet also very caring and sympathetic on a personal level, thankfully. If having to deal with long intrusive home repairs isn't traumatic and invasive of your personal space, I don't know what is! So, I have the utmost respect for them and owe them many thanks for their speediness. Negative experience: We have a new community manager who, unlike the previous manager, does not respond to emails or calls unless you contact the higher ups at Optimum. When you go above Bree to obtain a response, she will quickly respond with typo filled off-the-cuff responses on her iPhone. Very unprofessional and there’s a pattern here. Bree lacks basic common courtesies and seems to either not be on top of things or just doesn’t bother to respond to community safety issues in common areas unless you contact her boss Christian. As such, there’s no point in communicating with Bree since you won’t receive a response until she’s forced to as a cya move. That’s disappointing and self serving.

Positive experience: As a first-time homeowner trying to navigate all of the challenges that come with moving into my first house, working with Optimum has been a mixed bag. I’ve had bad customer service experiences, like incorrect information provided to me that didn’t apply to my neighborhood (which I only found out after several weeks and multiple rounds of conflicting information from Optimum staff vs. my neighbor who’s on the neighborhood board), or unhelpful exchanges with no follow-up that left me in limbo for more than a month. For example, my neighborhood has a pedestrian gate, and I did not receive a key for this from the prior owner. I initially spoke on the phone with someone in the maintenance department who looked up the property and told me that I could get this first key for free, and if I lost it, any replacement would be $50. When I submitted an online request to get the key, Vickie from the maintenance department told me it would cost $50. I explained what I had just been told and asked if she could confirm if that information was true. The headscratching reply was, “That is for the gate key. Homeowners pay for the pedestrian key,” with no explanation as to what the difference might be. I asked if she could send me whatever the complimentary key was, and got only a “Yes” in reply, with no further communication. After nearly two months, during which I never got a key to the gate and yet the request was marked completed in the online portal, I decided to call the maintenance department directly again. This time, I got the wonderful Jackiee Hong. I can’t say enough good things about Jackiee – she’s professional, helpful, and incredibly responsive. She immediately looked up the policy for my neighborhood, confirmed what I was told the first time, and while I was on the phone with her, stuck my key in the mail. She made what has been an at times stressful and overwhelming last few months a bit easier, and I am so grateful for her help. I hope the Optimum team appreciates her as much as I do! Negative experience: This review is not an attack towards the one good person I dealt with at Optimum while living in that abhorrent community filled with pretend activists, however it’s a review geared towards this company letting one resident bully them into submission and catering to his demands for fear of a lawsuit. They let a fraud con them into a corner with false accusations and bent the rules for this one mentally incapable psychotic individual who felt special as he owned(financed over his head) two units in the community.

Negative experience: Horrible property management company. Let our pool room rot with water running for up to a year and did not complete the site visits we pay for. They are non resposive if you are not on the HOA as well. Overall I would recommend a different property management company. Update: Once we complained about the damages and requested they repair they sent us a notice that they were dropping our community. Bad business; they breached the terms of their own contract.

Fantastic experience: I reached out to Optimum as I needed help with parking in my HOA. The first person I reached out to didn't respond right away and forwarded my email to Kevin Soto. He was very quick at responding and resolved my issue in less than 2 hours. I had to reach out once more a couple weeks later and again, he resolved my issue right away.

Positive experience: Hello, I am Gianina Ferreyra, an owner at Grandview Crest Association, and I want to commend Jackiee Hong, the senior maintenance coordinator at Optimum PM. She provided amazing customer service, which is crucial for addressing any home-related issues we may face. On the other hand, my experience with Christian Walton, the manager at Optimum PM, was disappointing. Despite multiple emails about fixing the green belt area which turns into mud when it rains, I received no response from Chris. This lack of professionalism was frustrating until I connected with Jackie, who was always responsive and professional. In my opinion, she should be the manager based on her excellent communication and service. I hope Chris takes note of this feedback and improves his responsiveness, especially considering the high association fees we pay for quality service. My review highlights Jackie's exceptional support and also raises concerns about Chris' lack of communication and professionalism. I only put three stars because of Chris, the manager, but if it were for Jackie, I would’ve put in five stars.

Fantastic experience: Shoutout to JACKIEE HONG for her dedication and responsiveness. If not for her, this would be a very different review. Optimum could improve aspects of its automated system and other bureaucratic processes that delay restoration. Optimum also needs to hold some of their vendors to higher standards, or rethink using them altogether. Their plumbing vendor made a lot of mistakes—from breaking personal items, to cutting the wrong hole in the drywall. I let so many things slide, but their last fumble was costly; my place flooded again. These 5 stars are for Jackiee Hong, and Jackiee Hong ONLY. She is an excellent liaison. Jackiee was quick to communicate between multiple parties, escalate issues as necessary, and resolve the matters at hand. Thank you, JACKIEE!!!

Fantastic experience: Property management company’s are not super easy to deal with. Often they have these better than you attitudes ever though they really work for the homeowners! Kevin at optimum was a delight to work with. He listened to my issues and actually did what he said he would. He followed up and got me an answer to my concerns. Fantastic experience: As a retired Facilities Property manager with over 30 years experience and a current HOA board member, I Highly recommend Optimum Property Management Services, specifically, our property manager, "Maria Aries". My 30+ year old community has 423 units and has incurred years of deferred maintenance. In property management "circles" my communities HOA/Board has a reputation as being "difficult". Maria has stepped in and provided much needed leadership and best in class customer service. Maria's Project Management and Budgetary expertise has our community on track to tackle long overdue projects such as, Roof replacement, Street repair/coating, Deck repairs and Pool area refresh. Fantastic experience: i just wanted to mention that Kevin in the maintenance dept is awesome. I called about the light bulbs being burnt out and within an hour all the lights were fixed in the courtyard. Kevin cares about his job and it shows. Thanks buddy.
