Fantastic experience: My wife and I were interested in purchasing our first home, and we were referred to Katnik Brothers Real Estate Services by a family member. We are so thankful that we worked with them! Shortly after we reached out, we were contacted by Mike Woepse, who was a superstar throughout the entire process. In our initial call with him, we had a variety of questions, and he had clear and thorough answers to all of them, ranging from advice on lenders, the current state of the market, which areas seemed to fit our preferences, what our timelines would look like, and how we would be working together. By the end of the call, we knew that we had found a good fit. This was a remote search, as we were not actively living in the area where we were looking to buy. Normally, this can introduce some challenges, but Mike and his team were comfortable with it, having worked with many buyers and sellers throughout the COVID era. They made it clear that they recommended visiting homes in person, which we were on board with, but that also was a good sign that they cared about us and wanted to make sure that at the end of the day, we wouldn't be surprised by anything about the home. During our first showings, Mike walked us through things to look out for, while also being attentive to things that my wife and I pointed out about the homes as pros and cons. He also scrutinized each of the homes with a more experienced eye, pointing out things like termite damage, unusual (and possibly not permitted) additions, or other concerns that would have otherwise slipped past us as newcomers. Throughout the whole search, we felt like he was looking out for our best interests. After a few more rounds of searches, we found a couple of homes that we wanted to make offers on. Of course, Mike was completely prepared for that process too, walking us through everything that we needed to do on our end, and recommending strategies to approach counter-offer situations. We eventually had an offer accepted, and we went into escrow for our first home. Mike and his team had several recommendations for inspectors, which we worked with to take a closer look at the home. We started to find a few concerning issues, and in a situation where a first-time home buyer might feel overwhelmed, we instead felt like we could bounce questions off of Mike and his team about anything and receive an honest and helpful answer. Around this time, we also found another home that we liked even more, and even though it would be a bit of a challenge to navigate the cancellation for the first home, another round of offers and counter-offers, and another closing process, we decided to pursue this other home. We ended up having our offer accepted with only a two-week window to close, which was very tight, but with the help of Mike and his team, we were able to coordinate access for inspectors and a family member to get everything looked at. On top of that, we also found some things that needed to be worked on in the near future, which would be a bit expensive, and Mike helped us decide on an appropriate amount of seller credits to request before closing, which the seller accepted. Finally, we were able to close on our first home! We're very excited, and we're grateful that we worked with KBRE to do it. Mike and his team literally worked 'round the clock to accommodate our work schedules, and we couldn't be more satisfied. We will happily be recommending them to anyone that we know that is looking to buy or sell.

Fantastic experience: We can’t imagine buying our first home without Mike. He guided us through every step of the process — from narrowing down the right neighborhood, to finding the perfect home, to navigating what turned into a uniquely long and complicated escrow. The home we were buying got flagged for unpermitted work during the escrow process, which led to a three-month holding pattern while the city inspected and approved the corrections. This created unexpected challenges with our lender around rate locks and required careful negotiations with the seller for coverage of those costs and prorated rent. Mike went far beyond the role of a typical buyer’s agent in helping us navigate this situation, ultimately saving us tens of thousands of dollars through his advice and advocacy. He was relentless in negotiations, proactively visited the property on our behalf while we were out of town for inspections, and consistently caught issues we never would have noticed until after closing. From the way he advised us to structure our offer, to the items he pushed the seller to cover, to guiding us through complex rate lock negotiations, Mike’s expertise made a measurable difference. Mike was an absolute pleasure to work with and someone we would recommend without hesitation to anyone buying in Orange County. Fantastic experience: So my wife and I decided it was time to downsize. Not doing the typical thing on moving out of state but downsizing to a smaller home in Tustin/Orange with added income of an ADU. Katnik’s entire team helped us with that entire process. They were fantastic! They communicate well with us, keep us informed on listings, offers, estimates, Docusign’s, open houses, commissions etc. Now it has been 20 years since I’ve moved and the equity made was fantastic. But plan on tacking on 10-15K more in the buyer/seller estimates on fees. You will have inspections to pay for and some escrow added fees. That was the ONLY surprise out of this entire process. They will give you an estimate on buyer/seller escrow costs but just don’t be surprised if costs you a little more than the highest estimate.

Fantastic experience: We contacted the Katnik Brothers nearly two years ago after we bought a new house that was undergoing some remodeling. We met with Karl Katnik and his associate Hannah and went over their proposal for selling our house. As it happened, the remodel took far longer than originally planned, and we had to put off selling our house for nearly a year. Karl checked in with us monthly just to see where we were in the process, and when we were finally close to the time we would list, he and Hannah came back and gave us all new comps once again. I was adamant that we have no open houses and that I wanted to be moved out of the house before it was listed. The Katniks and their team worked with us on everything we wanted, and they arranged for a gardener to spruce up the yard and for staging inside the house. We went on the market on a Friday afternoon at 5 p.m., and we had an offer well above asking price after a total of four days on the market. Escrow went smoothly as well, and they stayed in touch with us throughout the process. We've bought and sold many houses over the years, and this was by far the smoothest transaction yet.

Fantastic experience: I reached out to KBRE 1 ½ years ago for a consultation and met with Hannah and Mike. I told them I wanted to sell my house, but I was not in a rush and knew that I had things to improve for the sale. They walked the house with me and gave me their advice on what things to change. No pressure. Over the following year plus, Hannah would follow up with me periodically on my progress. Each time we talked I had some additional questions. She continued to provide me with advice. I continued to make the changes that made sense. Still no pressure. When I got to a point where I had made a substantial amount of the changes, I asked Hannah to walk through the house once more. We reviewed my progress and discussed what else I ought to do to maximize the value for the sale. We agreed on the items and Hannah helped coordinate the work. In addition, Hannah put a detailed schedule of activities that needed to get done to list the house. I then left the state for several weeks, and while I was gone Hannah managed the process to complete all of the work, the staging, the landscaping, and the photography. We had a call to rediscuss the listing price, and we agreed on what made sense based on the current competitive homes on the market. When I returned, my house was like a model home, and it was listed on the MLS. Hannah and the KBRE team then worked with me on the private showings. Their communication was fantastic! In a week I had multiple offers. After reviewing all of the options, I ended up selling over asking and Hannah supported me through the negotiation and expedited closing process. From listing to close was about one month. These are the things that stood out to me with using KBRE: First, the responsiveness. Hannah is extremely responsive and communicative, and the rest of the KBRE team was, too. I could not have been happier on this aspect. Secondly, no pressure. I told them upfront this was going to be a long process and they never pushed me to accelerate it. We worked on my timeline. I was also always asked whether I could accommodate the private showings. They were respectful of my time. Thirdly, they provided sound advice on what changes I should make. I am rather discerning on getting value back for spending money upfront. I feel like the work I did on the house had a good return on the final price. Lastly, their staging and landscaping work, which they pay for, was excellent. I was happy with how the house showed and it demonstrated its value in the sale. I highly recommend Hannah and KBRE, and have already told several of my neighbors to talk to them. Fantastic experience: I don't support or disparage products or services on social media primarily because I don't believe half of the reviews I read. This will be the exception. I needed to sell my fathers home as he moved to a board and care facility. KBRE brochures were one of several in his mailbox. After preliminary investigation I decided I would confer with them first. I met with Hannah at my fathers residence and explained I would be meeting with other realtors and eventually listing with the one who best met my needs (meaning I would need help with everything) How to empty the house, finding contractors, brokerage fees, likely sales price etc. There was no question left unanswered and no pressure to list. I took my time emptying the house which I decided to do on my own. I got an occasional text from Hannah asking if she could be of service or if she could answer any new questions I may have. still no pressure. I decided to go with KBRE when I was ready as long as Hannah was the agent I would be working with. Fantastic experience: I saw my neighbors selling their homes for record high's and I just took a new job 40 miles away so I figured it was great timing to sell my house. I met with Karl Katnik and Hannah. They were professional, friendly and knowledgeable from the very beginning. I unfortunately took my time to list with them as I wasn't sure I wanted to take that big leap. They didn't put pressure on my but they also made themselves easily and readily available. So when I finally listed my house, it was just about the same time interest rates went above 5%. So relatively speaking timing on my part wasn't that good and every article I read talked about offers being much fewer and further in-between all the sudden. I ended up discounting my house a bit, and started to change my mind and was going to lease my house out. However I do believe that if not for the Katnik Brothers attention to detail, responsiveness and overall ability I would not have got the offer I did. I figured the level of professionalism and responsibility they gave me they also performed at the same level with the buyer's team and all the behind the scenes stuff that I didn't see. I don't think I would have sold for what I did or at all if I went with a different realtor. They are on top of every detail, trust worthy and made a big confusing transaction easy. I would definitely use them again.
Fantastic experience: This was our third home purchase, but this time was different--we were jumping into a home search in a notoriously difficult buyer's market. We had heard the stories of people making 20-30 offers before one was accepted. We did not know what to expect, but we knew we needed to find the right home for our family, and we knew we needed to work with someone who had the skills necessary to allow us to compete in this market. We interviewed three other agents before stumbling on the Katnik Brothers website. The website promised a lot, but could they deliver? I left an after-hours phone message at the office, briefly explaining our situation. Shortly afterward, I got a call from Austin. I knew immediately he was different than the other agents I talked to. For one thing, he was immediately responsive—not just with the call back, but every time he said he'd send us information, he’d do it promptly. Sounds like a basic thing, right? We never experienced working with an agent so responsive before. Austin comes across as assertive, pleasant, and confident without being pushy, aggressive, or passive. That's a hard balance to strike! We knew we'd want to work with someone that could establish a good rapport with a seller's agent, and he fit the bill. He also set up a meeting at his office the next day, and he not only explained what Katnik Brothers was about, but offered to take us to showings that weekend, before we signed an agreement to work with them. We just knew he’d be the person we’d want to work with. Austin took us to showings for weekends on end, never pressuring us to settle or make an offer on a house that was overpriced or otherwise not what we needed. In fact, there were several times he really encouraged us to not settle and to be patient. He also very actively discouraged us from waiving our contingencies. He was realistic with us that it could take a while, but we'd find the right house. Approximately two months after we started our search, we found The One. Austin immediately went into gear--drawing up the offer, calling the seller's agent, and coordinating with our lender so our lender could call the seller's agent directly and pitch for us. And our offer was accepted--only $2,000 over asking, with our contingencies in place! He explained every step of the process and ensured the inspection process went smoothly. And even after that, he didn't stop--he took the items in the inspection reports and presented a very well-put together letter to the seller's agent requesting a credit for repairs, justifying every request. He got us the full amount he requested. We are now in a home of our own that we love. Thanks to Austin, we never had to settle on something that just wasn't right. He always said you "just know" when you find the house that's right for you. I think it's the same way with real estate agents--we "just knew" he'd be the right person to work with on this very important decision, and we're so thankful for all his work.
Fantastic experience: SECOND REVIEW 16 JUNE 2022 Home Sold: 27736 Via Rodrigo Thank you Karl, JJ and the KBRE team for another job well done! This is the second time in 3 years we have used KBRE. The first time was selling my Dad's house in Lemon Heights. Knowing the Katniks as they grew up in North Tustin I felt very comfortable using them to sell my Dad's house in an area dominated by another well known Tustin Area Broker. Despite the pessimism of my Dad's neighbors, KBRE sold the house at full asking price well above the listing price of several similarly situated homes in the area, represented by other Brokers. This go round they sold my In-Laws home in an area that was somewhat out of their market. But knowing the due diligence they would put into the effort my wife and I felt confident they would perform. The house was in a bit of a unique aera -Costa Del Sol in Mission viejo, a 55+ community. Due to a cooling market and the fact that most of the buyers would be "downsizing" as they retired, Karl warned me that this would be most likely a "contingent" type sale. He was correct. After rejecting several offers we received one $20,000 over asking price. KBRE went to work and researched the Buyers situation thoroughly. Based upon their research, Karl and Hannah felt the buyer's sale would go through and we should accept their contingent offer. We did and it did. It was a bit stressful dealing with the HOA but Karl calmed me down and KBRE took care of all of the HOA's nitpicking requests. It was very important for me to have a smooth process with my home being in Cerritos, and me being out of the country. As soon as I arrived back to the United States, Karl was ready to get the process started. It took less than a month for my home to go Active on the market, and it closed three weeks later. Although this was my second home sale, I needed assistance through the process, as it is a difficult experience. The Katnik Brothers team did such a great job to help me through everything. 01-14-2020 Dear Katnik Brothers Team, When I called the Katnik Brothers phone number on November the 9th from my landline someone picked up and said: Hi Carl. Well that is my uncle but he passed away 3 years ago. That someone was Karl Katnik and he remembered my Uncle Carl. So I told him that I wanted to sell the rental property that is in the Trust of which I am the Trustee of. Since I live 6 months a year in the Netherlands and it is too much of a problem, it is time to sell. He told me that my uncle Carl wanted to sell that house 4 years ago but many things happened and he did not go through with it. To me deciding to go along with the Katniks was easy, if my uncle trusted these guys it never can go wrong. I met Karl and Hannah on the 12th of November and I immediately had a good feeling about it. Things overhere definitely work different then in the Netherlands but with everything I did not understand they helped me. I think I drove all of them crazy. The ball started rolling and we had an open house on the 14th of December with many visitors, of which they kepted me informed of, not only that but the whole team was calling me and texting me. To make a long story short: That weekend we already had a bid and we came to an agreement and the house is sold and escrow is closed on the 15th of January.Everybody in my area said to me that it is a difficult time because of the Holidays, to sell a house but the Katnik Brothers did it. I cannot thank all of them enough for everything they all did for me. Fantastic experience: Katnik Brothers Real Estate We used the Katnik Brothers to sell our home in North Tustin. We purchased a home in Idaho in late December, as a non-contingent buyer, with a closing date of February 15th. We interviewed Karl and Hannah around December 27th. We signed the listing agreement on December 28th. Due to the Christmas and New Year holidays, there was a great deal to accomplish getting it listed on the MLS by 1/7/22, which included staging our home and sprucing up the landscaping. We were under contract on our purchase in Idaho and removing contingencies on 1/14/22. We really wanted to have a solid buyer in escrow prior to that date. We also asked for a two-month rent back. That was accomplished with no discussion. Not only did Karl and his team accommodate our very tight timeline, but they also provided excellent knowledge and advice on accepting the buyer. The worst possible scenario for us would have been to open escrow, have it fall out, and have to start all over again. That would have required a great deal of additional maneuvering that we were able to avoid. Selling after 35 years is enough stress, without having the uncertainty of our buyer. The Katnik Brothers did an amazing job of staging and landscaping, above and beyond, and at their cost. The photography was phenomenal, and the brochure exceptional. They did everything they said they were going to do and accomplished it on time. The Katnik Brothers offer a team approach that is undeniably professional, engaging, and extremely proficient. I could be personal friends with each and every one of his employees. I am in the development business, and I have always maintained a slogan that I believe in: “If you can trust your contractor the building process is fun and rewarding.” I believe that it not only is pertinent to the building business, but every contactor one deals with in the service industry. Fantastic experience: Our experience with the Katnik Brothers was truly the most incredible journey you could imagine. We met with Karl and Hannah in November of 2020 to talk about possibly selling and purchasing with their team. After our meeting there was no question that they were the perfect fit for our family. That being said, we listed and sold our condo in March 2021 for above the asking price and to a family (not investor) which was wonderful. With the Katnik Brothers team handling everything for us and helping us every step of the way it made the selling of our home so easy and stress free which is exactly what we needed. With work and preparing for the move neither one of us had much time and didn’t really have the knowledge needed to make the right choices.
