Positive experience: I've been renting a property from Ultimate for several years now, and I've had a great experience with them. Negative experience: Rental house was so dirty when keys were turn in! The only professional cleaning it had was the carpet! Bathroom was full of pee stain! Walls were dirty, worthless even arguing as I had to get out from my other rental within 3 days and obviously I leave my rentals nice and clean to get my full deposit! It’s sad how Lupe (the leasing manager) lied saying she will have it ready for me ! Lies after lies! After I turned in the deposit when I return back for the keys she didn’t even show me her face, she had the receptionist give me the keys! Because she probably knew the house wasn’t ready! Horrible service! Please do your research before leasing with this company! So unprofessional, yet so quick to received the money! I can’t wait to move out from this horrible management! I’m serious guys! Best company I rented was with invitations homes! They’re the sample to call professionals!

Fantastic experience: Over the past several years, we have enjoyed multiple opportunities to work with Allie Desroches (Project Manager) and Kelly Espinosa (Leasing Manager) at Ultimate Properties in Peoria, Arizona. Together, Allie and Kelly manage our real estate portfolio of single family homes in the west valley of Phoenix. We communicate with both Kelly and Allie regularly by email and phone calls. We also schedule an annual in-person meeting with these two ladies. All of our interactions with them have been thoroughly professional, productive, and pleasant. Each has a very strong work ethic, excellent attention to detail, and superb customer service skills. We feel lucky that Allie and Kelly are our "go to" team members at Ultimate Property Managment, because we know we can count on them for consistent, high-quality follow-through. Property management is a tough role to play; both Kelly and Allie are consummate masters of it. We recommend their services without question.

Negative experience: I lived at 16010 West Maricopa Lane in Goodyear, AZ until January 31, 2026, and my experience was extremely disappointing. The home had constant plumbing issues. The toilets clogged frequently, and the garbage disposal was in very poor condition and would repeatedly clog the kitchen sink. It made basic daily use very difficult. Cheap and fragile closet doors, cheap blinds they will charge you if you break when they’re thin like paper. There were also ongoing pest problems. We saw large cockroaches outside around the sprinkler system, and baby roaches were coming into the downstairs bathroom. Pest control had to be done regularly. There were also termite tubes visible on the property. At the end I gave up and just waited to just leave this house. One of the most frustrating maintenance issues was an exposed wall that was opened during a repair. It remained open for an extended period and was never properly repaired while I lived there. Even after my lease ended on January 31, 2026, they texted me on February 2, 2026 asking for permission to enter to fix it. This clearly shows the repair was still not completed. However, they later claimed that I delayed the repair process, which was very upsetting because I had cooperated with maintenance requests. My family and I also experienced health issues while living there, which we believe may have been related to mold in the home. In that room downstairs where the leak was! After moving out, they kept most of my $2,100 security deposit and charged me for multiple items. I was charged several hundred dollars for blinds that were extremely fragile and low quality. I was also charged for cleaning and landscaping. The home was cleaned, not professionally cleaned but it was cleaned not to charge me $360 for I had cut the grass and removed the weeds before leaving. However, it appears photos were taken later after the grass and weeds had time to grow back, also the pictures of what they send me as weeds on a part of the home was just long grass, the pictures also include how I left them a lawnmower and trimmer because I had just cut the grass! I was charged for landscaping even though I had maintained the yard before move-out. These charges are unreasonable. Overall, this was a very stressful experience. I recommend future renters document everything carefully, take photos and videos at move-in and move-out, and keep records of all communication.

Fantastic experience: I spoke with Debra at a Surprise market about doing some marketing for Ultimate Properties and she was so pleasant. She said they are always open to new ideas and was very helpful in providing information for our company.

Negative experience: I contacted this property to see if they took the voucher. They do because of city that the home is in. No one can deny the voucher that became law within the city start of 2025. However, I was informed that applicants must also earn two times the rent in additional earned income, separate from the housing voucher. For a unit renting at $2,500+, this policy would effectively disqualify most voucher holders, as earning that level of income would typically make someone ineligible for Section 8 in the first place. This requirement would also exclude applicants whose primary income comes from SSI, SSDI, disability income, or veteran benefits, as these programs do not provide income at two times market rent levels. I’m glad I asked detailed questions before paying the non-refundable application fee, because this policy would have resulted in an automatic denial. I recommend that future applicants especially those using housing assistance request written clarification of income requirements upfront before applying.

Negative experience: Very disappointing experience. We fully complied with all move-out requirements and paid for professional cleaning and carpet cleaning, yet the majority of our security deposit was withheld. The charges assessed did not match the condition of the home and were not supported with clear or sufficient documentation. Despite submitting a formal dispute and providing receipts and photos, the issue was not resolved fairly. I strongly recommend documenting everything and being cautious when renting through this company, especially regarding security deposit handling.

Fantastic experience: I rent a home managed by this company, let me tell ya they are wonderful. They always take care of whatever maintenance issues we have. They do it quickly and efficiently. They always respond with haste when I reach out. They are honest and fair. Could ask for a better team. If you are a home owner with tenants, slow Ultimate Properies to manage the rental for you. You and your tenants will be happy they do!

She responded promptly to our messages, arranged for technicians to come out right away, and even went above and beyond by convincing the repair company to visit us on a weekend (something they don’t normally do). Fantastic experience: I was out looking at properties and called on the one I was leaving, that’s when I got connected with Kelly Espinoza she listened to my families wants and needs and didn’t make me feel rushed or that I was a bother, she then told me about a property she had and just from the description I knew it was the one, I went with full faith and just a couple of pictures- filled out the application and was approved the next day! When I say I have been house hunting that would be a understatement- I have been HOUSE HUNTING and talking to everyone under the sun and Kelly with ultimate properties was able to get the job done within a 24hr period- when I said I wanted to get this over with and just be able to focus on the holiday ms Kelly made sure I am and was able to do so, so thank you Kelly for making a difference in my world and blessing us with this beautiful paradise. Fantastic experience: Beginning with scheduling our tour for our rental property, Ultimate Properties has demonstrated exceptional customer service. We fell in love with the rental property we rented and am so proud of where we live. Ultimate Properties is a top notch property management company and although we’ve only had to put in 2 requests for repair, they responded within 1 day. Kelly, Allie & Vanessa are absolutely amazing! Our last repair request was for a garage door repair issue and the owner of the property immediately referred his own recommendation for repair person and they were exceptional.

Home Fixers is a great contractor and I have zero issues with them as ALL their staff from dispatch to field technicians are phenomenal and professional. I would work with them on any issue that arises.

Negative experience: These clowns are awful. AVOID AVOID AVOID. Incompetent employees who don't return calls, irrational fees, all the worst things you hear about property management companies is all stereotypically true here at Ultimate Properties. Maybe this review will get some attention because calls go unanswered to a voicemail that isn't returning calls. No email response for days. Now? A 5 day eviction notice and $400+ in fees. How these animals sleep at night, I will never know. All this for a substandard dump at an obscene monthly rent. Ultimate Properties is gross. If it were possible to give zero stars it would still be too much.

Fantastic experience: Easy to use online application process. They got back to me right away on Monday. They also made it super easy to see the house and do a self-guided tour. Negative experience: Update: Attorney General involved. My experience with Ultimate Properties was extremely negative and raises serious concerns about their business practices. Communication from management, particularly from Lupe and Jensen, was consistently unprofessional. Repeated written requests for clarification on lease terms (including clauses 2 and 6) went unanswered. When we raised concerns that touched on potential Fair Housing Act issues, they were ignored. The company also repeatedly changed internal systems, making accountability nearly impossible. Most troubling, we were pressured into removing a review as a condition for ending our lease one month early due to medical circumstances. We have an email from their General Manager, Jensen Moore, stating: “Please remove your online review and provide a screenshot confirming its removal. Once received, our leasing team will prepare the lease addendum for your review and signature.” This clearly shows that our ability to terminate the lease early was contingent on silencing honest feedback, which is highly unethical. After move-out, we were charged $340 for “landscaping.” We personally completed the landscaping before returning the property and have before-and-after video documentation to prove it. The property was photographed and listed for rent the same day we returned the keys, making it impossible for additional work to have been done. When we requested a receipt or invoice to justify this charge, none was provided. For prospective tenants: • Review your lease carefully and document everything in writing (photos and video help). • Know your rights under Arizona landlord-tenant and Fair Housing laws. For property owners considering Ultimate Properties: • Exercise extreme caution. Their approach to communication, accountability, and ethical practices raises serious red flags. Overall, our experience demonstrated a consistent disregard for tenants’ rights, transparency, and professionalism.

Negative experience: Charges for services that are not completed or well below standards. Needed to Hire cleaning service for move in due to Dirty house. Stayed at hotel 1 day for cleaning service. Got charged for Weed service week later got a HOA letter about over grown weeds. Terrible experience so far. This was a Rush out of state move. Learning experience nonetheless.

Negative experience: This company is the epitome of poor service and customer disregard. I've been charged $25 a month for air filters that were never delivered, and despite multiple complaints, there's been no resolution. After a frustrating call, I learned that it could take months to receive a refund. Additionally, my AC unit is noisy, especially near my kids' room, and they refuse to fix it unless it completely breaks down. I urge anyone considering renting from them to think twice. My recent experience with a mistaken rent payment led to an eviction notice, despite my efforts to resolve it quickly. They wouldn't accept my payment in court, even though I had the funds ready. After four years as a tenant, their lack of support and understanding is shocking. This place is a nightmare—stay far away!

Since we are based in Vancouver, using Ultimate Properties to manage our houses makes it hassle-free for us by allowing us not to commute to the Phoenix area every single time a problem arises. All the information about our properties (statements, rent, etc…) are posted online, saving users time and energy from digging around just to get basic information about our properties. Ultimate Properties’ respectful and professional staff are always there, at the ready, to answer any questions and inquiries that we have regarding one of the houses. Usually, we can email and problems are answered within a business day. Useful solutions that are easy to follow and implement are given in a timely manner and are not confusing to users and owners of houses. Services and rent are reasonably priced and there are no hidden fees hiding and popping up unexpectedly. The company truly takes care of everything for the owners through all stages of the rental process from finding tenants, discussing rent, and taking care of monthly documentation.

Fantastic experience: I live in Virginia with my rental property in Glendale AZ so I rely heavily on a local property management team to keep me informed and manage all rental aspects. My rental property was 1980’s vintage so it required a major upgrades and maintenance. A year & a half ago I changed property management to Ultimate Properties and have not been disappointed. The Ultimate Team flawlessly managed a $70K property renovation that allowed me to modernize both the home’s interior and landscaping as well as increase the rental revenue substantially. Both Mike Reid, the Owner, and Jensen Moore, the General Manager, were personally involved. The Ultimate Team hired their preferred professional contractors for the upgrades, inspected their work and kept me informed of the renovation’s progress. It’s comforting to have a management team that is so dedicated, I highly recommend Ultimate Properties if you have rental assets.

Fantastic experience: We have been using Ultimate Properties for about 2 years. They were able to rent out our property within a month and a good rate. They have take care of the property well and have kept track of all payments and expenses. In addition, they were priced reasonably. Would recommend.

Negative experience: Realtor scamming people with application fees. I applied for a particular house but they rented it without considering my application. So the services I paid for weren’t rendered. now they won’t refund my money instead they’re trying to force me to rent some other house with them. Dirty company. Not sure how many other people they did this to was affected in this scam. Currently filing a complaint with the AGs office.

Negative experience: DO NOT RENT FROM THEM!! I would not recommend renting from this property management. My experience was extremely disappointing—they withheld my deposit for reasons that were never clearly explained and failed to fix several essential repairs in the house despite repeated requests. I expected prompt maintenance and clear communication, but instead, I found myself dealing with ongoing issues and a lack of accountability. Prospective tenants should exercise caution and thoroughly review their rental agreements before committing.

Negative experience: I went in and did a self tour on a house in Glendale, not bad but the asking price is unreal. $1945.00 plus $120 for pool maintenance plus tax plus deposit, plus those excluded that also want a lil something. THIS is only the beginning, you have monthly expenses like gas, water, electricity. Those I mentioned, they all want deposits too. How can anyone live comfortably anymore? Once the necessary bills are paid, there's a violent eruption of reality, I don't even have enough money for food at this point, and I have a 14 year old daughter. I realize my phone bill is due and that's the 3 line family plan at $129 I'm starting to worry, but really can't dispute having to pay this expense. The next expense that will always take priority over feeding me, is my car insurance, since AZ is full of horrible drivers, this is mandatory. I can't begin to end this list of expenses that occur on the daily, because the list has no end. Before I can consider buying a razor for myself to shave, I must assure feminine hygiene products are stocked to the necessary amount for my daughter's monthly is now costing this household an added expense. I haven't mentioned gas in the cars for transportation. Gas is necessary as well as maintenance on your vehicle. I don't eat enough when money is tight, because I'm busy trying to work to put gas in my car, or supplement income a little so my daughter can be in her cheerleading squad, and get basketball team, and volleyball team. If I don't have enough gas, how am I going to take her to her community Recreation center where she volunteers to help with the Phoenix Teens program? She's receiving education credits for that. My point is, it's hard out here, cost of living base rents have gone up x5 for me..... And that alone is a struggle for everyone, but I have trouble accepting that EVERYONE is charging outrageous application and administration fees, even if you are denied. You can't get approved because EVERYONE is only renting to non criminals that have not had ANY EVICTIONS or Money owed to previous landlords. Excuse me, but WOW... How can you expect EVERY adult over 18 to pay an app fee? And the rent that's gone up x5 for me, I have to make 3x that amount... What? I wish that due to cost of living, earning a living compensation would rise... I do not know who makes the rules, and who is enforcing the consequence.... But the punishment is inhumane because our kids are who pays the highest price right now. Families being evicted and forced to relocate or families having bad luck resulting from something uncontrollable are having to settle for the bad properties that rent to sex offenders and criminals and those up to no good, they may be easier to get into, but I shouldn't have to negotiate feeling safe over the alternative that now shuns me because life happened to me in the worst way. I need a safe home, where my surroundings are not too questionable. We are raising a 14 year old girl, she needs to feel safe as well. How can jumping around give her security in this stage of growth. She feels fear, and anxiety because she has no place to call home right now. Nobody will just waive an application or admin fee, hardly any property offers move in specials anymore, when they all used to give a month free. Where's the compassion, move in specials are awesome, application fees are not, denying prospective tenants sucks!! Approving families in dire need of a house to call home, who are employed... That's awesomeness. Be awesome, and join me in the first ever... A Moment like this, where you make a difference by contacting me, telling me , hey you're our lucky family this month in dire need of a house, we're gonna verify your income but you're in dire need of a home right now, first month is free, but you will pay the deposit of an amount equalling a months rent. And then increase the rent by ten bucks to get your admin fee or something. Just be awesome, less fees, more incentives and people will be excited to move in, not scared to apply because they just can't keep losing.

Negative experience: Be careful renting from this company. They are unresponsive and have sketchy policies for people moving from out of state. They have no option for new applicants to pay via an online system. In 2025 they are still asking people to get a money order and ship it 1 day delivery to secure a deposit. I’ve rented 4 other times in 3 different states and have always had the option to pay online. After being approved for a rental application at 8 pm at night I had follow up questions regarding “move in costs” that were not explained in the initial email. I was met with rude remarks about needing to send a money order over within 24 hours or my application would be denied. Not a company I would want to work with ever and would likely cause issues the entire time of your tenancy in one of their homes. I would not recommend Lupe or any of the staff here if you are looking to rent in the Phoenix area.

Negative experience: Terrible company to deal with. They will find a way to charge you for any and everything. Charged us for pre-existing issues that were declared in the move in documents. Charged us for lightbulbs and an air filter even though they were all changed the day before we handed in the keys. Charged us $40 to spray for weeds even though the landscaping was done professionally before we moved and they charged us 2x yearly for this exact “service”. Everytime they scheduled one of their many visit, these issue were not listed as needing fixed. Also, good luck rescheduling a tech because they will charge you for that too. Terrible company with terrible people working at it. I would give 0 stars if I could.

Negative experience: The worst. Before they took over was living at the property for 3 to 4 years and only last one and a half years after. They would take extra long to respond to work orders, and Most times they would never get done. Rent was raised to an astronomical amount which I was forced to take because I was blindsided about it And had nowhere else to go. After moving out was charged about five grand and most of the stuff was my work orders that were never completed or responded to. If ultimate properties is taking over your rent management, I would pursue other rental properties as soon as possible. They only care about making money. I would give zero stars if possible. I hope this helps somebody.

Negative experience: Counting the days until this lease is up! Doing business with Ultimate Properties has been THE WORST rental experience I’ve ever had. I messed up by not reading the reviews on this outfit….read this, DON’T do it, unless you’re in a really really really tight spot, remember there are other options. I’ll bet my full deposit, they will find a reason to keep it.

Negative experience: Self viewed a home it's been on the market for 31 days which is very concerning racking up that money for application fees as well as the bad reviews. How scary renting homes these days are and to rent a place knowing they can deny renewing your lease for petty reasons even if you pay your rent in time also seeing the keep deposits for no reason. We didn't even look at anymore of the properties. You are whats wrong with this world! People please read your tenants rights they are there for a reason! Glad we dodged this bullet and will spend our money elsewhere

Fantastic experience: As a Tenant: I was very concerned about using Ultimate Properties to rent from because all of the 5 star reviews were from clients, not tenants. Our experience has been great. It's super easy to submit a repair ticket and the company is very quick about getting someone out to fix any issues that have come up. The filters (mentioned by other in the reviews) come on time for us every month. Rent is easy to pay online. It's been a very easy property management company to work with.

Negative experience: Great customer service when you are looking for a rental but all downhill from there. Their work orders for repairs are time consuming and takes a while to get any repair completed. We had outside patio lights not work so they initially sent a handyman who could not find the issue then they had to send an electrician who figured it out and then proceeded to charge us for the electrician coming out even though the lights had not worked since we lived there. Then on move out they charged over $400 in fees for re-keying and replacing a toliet seat after we keep up with day to day repairs and paid for professional move out clean. And the original toliet seat was left in the house. This was my first experience using a rental agency and not private landlord and I would never do it again.

I would recommend this company to a good friend or family member strictly because of how I was treated ! You don’t see that at all anymore ! My renting experience was terrible until I encountered Ultimate properties. I hope they keep this same energy throughout my rental experience!

Negative experience: Beware of leasing with Ultimate Properties. Our experience was nothing short of disappointing. Despite our efforts to maintain the property meticulously, including multiple instances of backbreaking yard work and various repairs such as replacing the filter, bulbs, fixing the RV gate, and paying professionals for cleaning the home(with receipt proof) we were shocked to discover that the leasing company charged us the entire security deposit including additional "touch up cleaning". It seems their definition of "normal wear and tear" doesn't align with reality, as they failed to recognize the extensive efforts we put into upkeep. The lack of appreciation for our dedication and the unjustified retention of our deposit reflects poorly on their integrity and fairness as a leasing company. We strongly advise potential renters to exercise caution when considering leasing with Ultimate Properties.

Negative experience: Buyers be Aware!! Their maintenance department is not good at the best grading. The manager is no more than a dispatcher between clients and the contractors, passing inaccurate and incomplete information. , having these contractors practice "Bait & Switch" charging scheme.

Fantastic experience: Even though there was a hiccup in the beginning of my rental it was taken care of quickly. Savannah was very pleasant and professional handling the signing of my lease. The girls in the office I would say the same. Allie has been great handling my service requests. I am so happy with my new rental. Having a yard and my own room has just been amazing. I know everybody's experience is different, however this is mine. Thank you all for helping me get in and for being so kind. I love spending time in my hammock swing with my little hummingbird friends visiting for a meal.
