Negative experience: It’s sad I have to write this because I do not typically write bad reviews. Given that I work in the same industry this is actually the worst place I have ever leased from. Me and my roommates have leased from plenty of apartments and never have had this experience before. Their move out process is the worst. They do not care about the tenants at all. We did not have a good move in experience either given the house that we stayed in was not made move in ready there was so much stuff that was wrong with the house that they had to come fix which took a month to fix. Their communication is horrendous. They are going to take money from your deposit no matter how you leave the house. Let me also add that if you are on Gainesville word of mouth and you look up Bosshardt you will find someone asking how this management company is and there are about 40-50 comments saying how bad the company is. Edit: now that they responded because it was a bad review. Just take a minute and look through the reviews and see how many people have similar experiences. The only reason they responded to mine is because I didn’t give exact details of what happened to us. If you’d like to know look at Melana Broaddus’s review. We should not have to put 11 work orders in for an house that was not made ready. I would like to point out that we have moved and are settled in our current place and have had NO PROBLEMS. They want to talk about their move out procedures but when we called them asking about it they could never get back to us on it. We leave places in good conditions and have never been charged for a “full clean” and when they provided pictures it was a light clean of dusting and one appliance that needed to be cleaned.

After reviewing your file, we do see that 11 maintenance requests were submitted during your tenancy and that our team completed all 11 work orders. Our goal is always to respond to tenant concerns and ensure maintenance issues are addressed as quickly as possible.
Our move-out procedures are based on the terms outlined in the lease agreement and are designed to ensure the property is returned in the same condition as it was received, normal wear and tear excepted. These policies help protect our residents, property owners, and the integrity of the homes we manage.

Negative experience: I want to start by saying that I hate leaving bad reviews but unfortunately, this one is warranted. Renting from this company is actually the worst PM company I’ve ever leased from. I’ve been in apartments/rental homes since 2020 here in Gainesville and I’ve never experienced something like this. To start, the house was not in move in ready condition but yet expected to be in move in ready condition when we moved out. We went over a month without a working washing machine and were never once offered compensation for having to use a laundry mat, nearly an entire week without a working A/C in the middle of a Florida summer. They send vendors out to the unit and have 0 communication as to when they arrive. The vendors they do send out are extremely rude/show up completely unannounced and will 100% give you snide remarks if they can’t preform a work order on their time. They claimed the house to be “smoke free” yet the carpet in the downstairs closet had to be completely replaced due to the entire primary bedroom smelling like a pack of Paul Mauls as well as 90% of the appliances having smoke stains. It sometimes takes over a full week to receive any responses from them if at all. The move out procedures are absolutely ridiculous. When we had questions regarding the touch up paint we were told to go to Lowe’s and get a paint match because they didn’t know and to wait for a call back, which we never received. It’s understandable that they have multiple properties to manage, however once they get your money, good luck having any form of common decency from anyone in the office. It’s simply non existent. You never even know who to contact because there is a new “property manager” in office every month. Not once did we complain or leave a bad review during the time of our tenancy there. To top it all off, once we received our deposit back they deducted $150 for “Additional rent” in the event they charge you for anything after you move out and an additional $350 for a “full clean” and when we requested photos of said “full clean” it took over 9 days, 5 emails, and a certified letter threatening legal action to receive 7 pictures of light dust on the baseboards and the oven claiming this required a “full clean.” Out of all 6 different places I’ve lived during my time here in Gainesville, I’ve never once been charged or had any money deducted from my deposit. I also want to mention that I’ve worked in this industry for 4 years and I’ve never seen someone charged for a full clean for some light dusting and one singular appliance needing to be cleaned out. If there is anything at all that I can say to deter you from renting from this company, let it be that there are 100s of property management groups managing over 50 properties in Gainesville that will at least email, call, or have some form of proper communication with you before allowing it to get to this point. Edited to add: It’s quite ironic how the only response you’ll get from their office is either A. After you threaten legal action or B. if you leave a negative review for them. What a shame.

Per the lease agreement, the washer and dryer at the property are considered non-warranted appliances, meaning tenants may use them but repairs are not guaranteed by the owner. In this case, however, the owner did approve and pay for the repair.
For maintenance requests, our process allows residents to communicate directly with the licensed third-party vendors assigned to the work order so that a time and date can be scheduled that works best for the resident. Our office facilitates the request, but we do not control vendor schedules or book appointments on behalf of residents.
We are not aware of any confirmed smoking concerns at the property. Prospective residents are encouraged to thoroughly tour and evaluate the home prior to signing a lease to ensure it meets their expectations.
Move-out procedures and applicable fees, including the $150 fee referenced, are outlined in the lease agreement provided at signing. While photos are not required to be provided with a deposit claim, we did provide them as a courtesy.
Bosshardt Property Management manages this home on behalf of a private owner, and our responsibility is to ensure the lease terms are followed fairly for both the resident and the owner.

Negative experience: If any property you’re looking at is managed by them, RUN! Far and fast! Your calls and emails WILL go unanswered and ignored. They’re inept at their jobs and have cost our community a lot of money. So do yourself a favor. If you have them now, fight to get rid of them. If your board is considering them, fight it. Your peaceful community will turn into a mess of confusion. I feel like they do NOT follow laws meant to protect owners. They will cut your access to pay via portal.

Negative experience: I have been dealing with them for a couple years now. I never receive a phone call back when I asked for one. I have asked for a review of my electric and never received any communication back. When we're gone. Our electric is twice as much as when we are there. There is zero communication from this company. I have no idea how they get a five-star review
Hi Beth, Bosshardt does not supply utilities. If you think you are having a problem with your electric bill you would need to call your utility provider.

Negative experience: Bosshardt Property Management – Worst Experience in Alachua County Bosshardt Property Management is by far the worst company I’ve dealt with in Alachua County. My family rented a townhouse from them in August 2022. The day we moved in, the place was filthy, and even worse, the A/C didn’t work. I immediately called their office, and they said they would send someone right away, but no one ever came. It was over 100 degrees, and we had a newborn baby. When I called again, they told us to wait until the next day. Still, no one came. The manager at that time told me that “A/C in Florida is not an emergency,” which was unbelievable considering the situation. Out of desperation, I took my family to a hotel and started making more calls. Eventually, I reached the owner, Carol Bosshardt, who finally made something happen, and the A/C was fixed soon after. I took many photos of the condition of the townhouse when we moved in because it was in such poor shape. When we moved out, I left it in the same condition. A few weeks later, I received a letter saying they were keeping half of my security deposit. I protested and sent the move-in photos as proof. After a long wait, they reduced the amount but still kept $645 with no valid reason. Originally, they wanted to keep over $1,000. This is unethical and fraudulent. They think they can keep tenants’ money just because they want to. Even after showing clear evidence, they refused to return my full deposit. Based on my experience and reading many similar complaints, this company has a pattern of mistreating tenants. Bosshardt Property Management should not be allowed to continue taking advantage of people. Tenants deserve honesty, respect, and accountability, not fraud and excuses.

Negative experience: Very unprofessional and careless. Many maintenance requests have gone ignored and neglected I’ve just given up on requesting any mantaince so they will probably try to keep my deposit for the bubbles in the ceiling, gnat problem in the stairwell, my window seal has been chipping away since I moved in, along with all the paint (in the bathroom and doorways) they just keep painting layers and layers over instead of sanding it off. and I have picture proof of the empty apartment w the date and time of the day I went to the viewing with the hole in the window seal but I needed a place to stay and a small hole was the least of my worries at the time but as I place things in the window and open the window the hole just keeps chipping away more and more. They upcharge the rent every year but do no upgrades to anything and barely keep up with the pest and lawn control. I’ve had my car broken into, tires slashed, valve stems cut, whitnessed homeless people jumping in and out of the dumpsters along with being harassed outside my home by homeless people begging for money. There is a sign saying the neighborhood is a patrolled/watched neighborhood for criminal activity but it surely isn’t since we’ve encountered mischief many times. I have reported everything to police but nothing ever comes about it because we aren’t allowed to have cameras up according the bosshardt property managements leasing agreement, therefore I never have proof of anyone doing anything in the act just photos of the after math and Gainesville GPD just don’t give a damn without proof they’d hate to work a little harder I’m sure. But if I end up dead or missing… just remember this review. I do plan on moving out but I’m sure we all would love to move but the economy isn’t suitable for that right now. This is the cheapest place to rent in Gainesville but there is definitely a price to pay. You get what you pay for I guess. Safety shouldn’t have a price tag on it!
Negative experience: The absolute worst management company I have ever dealt with. I have waited 4 years to write this review, as I wrote a negative one after receiving our keys on day 1 and was immediately called and threatened for our lease to be cancelled if we didn’t remove our review. (The only reason Bosshardt will return a message). They don’t answer phones at all, so don’t bother trying to call. Emails are just as slow if you’re lucky to get a response. Maintenance request are slow to get answered. I went a week or more without AC multiple times. Also be sure to read the fine print because it is nearly impossible to move out without insane termination fees. You have to give a 60 day certified notice of moving out even at the end of lease termination. So essentially you are locked in 2 months before your lease ends. Several realtors and real estate attorneys read over the lease and question how they are getting away with this. Do your research, there are TONS of similar reviews, even of the threats over negative reviews. If you have other options definitely consider them. Glad to finally be free from Bosshardt.
Negative experience: Lord knows why my condo association switched to them. Went from normal office hours for the office to something like 10am to 3pm. How the heck does anyone get ahold of the property. You call bosshardt and I’ve yet to talk to a singular person. It rings you leave a message, and get no call back. They switched to cheaper landscapers and now the area is nowhere as nice as when we moved in. It’s wild.
Hi James, our office hours are 9 am to 5 pm. Please try and callus back. Also, Bosshardt does not make the decisions regarding switching landscapers. That decision is made by the condo association Board of Directors.
Negative experience: Do not rent from Bosshardt Property Management. They are unethical, unresponsive, and care only about collecting rent—not your safety or well-being. We reported mold in April and the property manager initially acknowledged the issue and claimed that cleaning and testing would be arranged, which we trusted. However, what followed was a masterclass in negligence and gaslighting. A single visit occurred during which the mold was superficially bleached, and after that, communication went dark. Despite written proof, they later denied committing to testing. After weeks of silence, we cited Florida Statute §83.60, our legal right to withhold rent due to habitability issues, and were met with an eviction threat, not a solution. Independent testing confirmed mold in the home, still, Bosshardt refused to communicate with us, by phone, email or in person. Out of 17 emails, 4 unanswered phone calls, and one in person visit, we received only 7 respondent emails and an eviction threat taped to our door. We also had been experiencing a massive leak in our ceiling that nothing was done about prior to us moving out. Because of this, out of sheer exhaustion and a desire to avoid further conflict, we paid July’s rent, despite their complete failure to meet legal or ethical obligations. It is beyond clear that this landlord prioritizes profit over people, and that they are more than willing to weaponize their position of power to intimidate tenants into silence. They are crooks, plain and simple, and your well-being will never be a priority. Rent from literally anyone else.

We’re disappointed to read your review, as it does not reflect the facts or the efforts made by our team to assist you during your tenancy.
To clarify, a Bosshardt representative visited your unit in April to conduct an in-person assessment of your unit. During that visit, cleanliness issues were noted, which likely contributed to the mildew that was present. This was documented thoroughly with photos.
Immediately after the assessment, our property manager submitted a work order to a vendor to further evaluate the situation and take any necessary steps to resolve it. That vendor did visit your unit, and work was completed to remove the mildew.
At no point did you provide our office with certified mold test results as required by your lease, even after repeated requests by our office. What you sent was a photo of a petri dish, which is not a reliable or professionally recognized method for identifying mold species or severity. In regards to the ceiling leak, your property manager immediately assigned a vendor to which you turned away three times.
Despite this, we still took your concerns seriously. We even offered you the option to terminate your lease early in an effort to provide a solution that worked for you. In addition, a 3-day notice was posted on your door because your rent was not paid on time, in accordance with your lease agreement. This notice served to give you a formal reminder and additional time to make your payment.
Throughout this process, we communicated with you multiple times, provided timelines, documented visits, and explained the steps taken. It is unfortunate that after all of this, you’ve chosen to leave a review that misrepresents the situation.

Negative experience: Had our lawn cut, trimmed, edged, etc taken care of by a professional company before move out, yet they still charged us lawn maintenance out of our security deposit. Because of this, per the lease, they could charge an additional $150 on top of the "supposed" lawn care they had to do, which they charged $225 for. Complete crap. Don't recommend if your expect the full security deposit back. On one of my reviews, they responded asking me to call, which I did. I believe they only left that response to make others believe they are trying to help. Guess what though? They don't respond to me leaving a message on their voicemail or walking in the office to drop off a letter objecting to them stealing part of the security deposit. Not sure why this review never posted. Better late than never I suppose.
Fantastic experience: Kayla Urban has been a fantastic property manager. She’s always responsive, looks after my best interest as an owner, and she alerts me whenever I need to fix something at the property. To be honest, I’ve struggled with Bosshardt Property Management in the past, but ever since they changed management and hired Kayla (and Alyssa Whitlock) in 2024, I’ve really enjoyed working with them.

Negative experience: Having Bosshardt as a property manager for the past year was the worst year of my life. We had a unit that had a health violation that we did not know about until after moving in. They did not want to help us or address our concerns. It was only after threatening legal action that they decided to help. They never responded to our maintenance requests. They never answered their phones or emails. Upon moving out they made us do more work than any other apartment I have ever been in. We had to fund most treatments, replace lightbulbs, stove tops, and AC filter. I cannot begin to explain how terrible they were to us. If you can help it, don't ever have them as a property management.

Negative experience: Took over a week for them to get back to us about a property. They finally did with an automated response. Days later, we finally scheduled a tour. Right before our scheduled tour, they raised the price of rent by at LEAST $1000! We canceled the tour. Such bad practices, and we didn't even get to the tour stage. Can't imagine having to deal with them as a renter if we rented from them.

The property manager also followed up via email the very next morning and again later that day. A showing was scheduled within three days of your initial inquiry, which is well within our standard response window—especially during our busy turnover season.
Regarding the change in rental price, our listings reflect current market conditions and the status of the property at the time. As with any property manager or landlord, pricing may be adjusted up or down based on demand, condition, or timing. While we understand it can be disappointing when a price changes, those adjustments are not uncommon in a dynamic rental market.

Negative experience: Took over a week to hear from a rental agent. Ignored multiple asks for information and a tour of a property. Once the tour , and I was told one tour and only 1, was setup, a few days before the tour the rental price was increased 44.4%. From 2250 to 3250, with 0 explanation. When I reached out to ask if that was the rent or a mistake, confirmation eas given but no explanation why it increased $1000. Horrible service.

Negative experience: Crooked terrible company. Sent me to collections for HOA nonpayment even though the website was inaccessible for payment. Could never get ahold of anyone to help with the portal. Ended up costing me $7K in HOA & attorney fees. Now that the contract has been filled I still can’t get a phone call to open up my portal so I can pay new fees. Everyone has been rude, unprofessional and terrible. Sad that a company can make you want to sell your home. I would advise on never dealing with them if you can.
Hi Caitlin, we are sorry you are having issues but as you know, once an account has been referred to collections, the portal is turned off and you must make payments directly to the attorney. Once your obligation has been satisfied we will be happy to open back up the portal. Hope this helps.
Positive experience: Its OK. Just Ok. I wouldn't say its kids friendly like other apartments I know where there is a play ground. Also it would be nice if the steps are power washed. The office staff respond to you quickly but there is room for improvement overall. Cricket club apts
Negative experience: First, I’m happy to take this review down if issue gets resolved. My husband and I have sent over 5 inquiries to see 123 Nw 34th street property. The realtor texts us and asks us questions on move in dates, our income and credit score etc which we reply. As per criteria listed, we qualify. She then offers a time to see the the property 3 weeks out. We keep on requesting that I’m travelling from Orlando and have limited dates but still agree to her times. When it comes to time to confirm, she just does not respond. Now she claims that she has not go any email. We also saw other properties in the area and no one had such unprofessionalism. Ive still sent so many requests but I think everything goes through this person and she covers it up. This is so discouraging. I wish we could let the property owner know we are trying to view the property for last month and half, and she claims she needs 34 hour notice but gives us dates 3 weeks out and never once confirms when we reply yes to anything. First time with BPM we requested for another location near Butler plaza and the realtor called me, asked me personal questions to screen. When I said my husband is working 9-5 and I can view property during those hours, she refused to show me stating only one viewing allowed. I told her I was happy to decide by myself and my husband is good to decide on a video, she never gave me a time to see the place. Now, this nw 34th street property which we have been trying to view for last one- one half month. Too bad because you just lost two honest tenants who are homeowners themselves and know how to take care of property. Meanwhile we saw two other properties managed by Bosshardt through other realtors. These realtors did discuss with us how difficult it is for them to have any work done with Bosshardt Property management. Very disappointing. Highly unprofessional and yes, I know Miss KU will cover this up again. Very shady.

Negative experience: Terrible customer service. The accounting department double drafted my checking account, and they still have not refunded the duplicate charge. I have contacted them 6 times in the last two weeks with no resolution. It appears I will need to report the charge as fraudulent with my bank.

Negative experience: I called about our AC going out because every time we make maintenance requests online, they all get ignored or cancelled. The only one completed was the one we ended up having to do ourselves. Despite this, I am fine with making a maintenance request and even being patient, but AC going out in Florida is no small matter and I wanted to speak with actual people about taking care of it. No one is ever at our properties office anymore, so I called BPM directly. The first girl I spoke with (Carly) didn't have any answers for any questions and had to keep putting me on hold. She then had another woman get on the phone with me (I believe this woman's name was Nora? But she did not want to confirm her name with me) and she was extremely rude. She was nasty right from the beginning of getting on the phone with me and trying to talk over me the whole time. She was upset that I called after 5pm, as if I decided to have the AC go out on my own. I tried asking her about an updated emergency / after hours maintenance phone number and she would not give me one, she said I could only do a maintenance request. I asked her "What am I supposed to do if something terrible happens like the toilet backs up and it's leaking fecal water all over the bathroom and into the apartment? Am I supposed to just make a maintenance request and let fecal water soak into the floor all night?" And she said YES!!! After this unbelievable treatment of a tenant who always pays on time, she hung up on me! Stay far away from these people!!! Edit: An erroneous response from someone who is certainly not the owner, trying to call me a liar, is everything you need to know! ✌️
Ashlyn, as explained during the call with you today, all maintenance requests must be submitted in writing. We offer many ways to submit these requests, the most convenient being online via your tenant portal. AC's are not considered an after hours emergency per the Florida Tenant Landlord Statues. While I understand this was not the answer you were seeking, we are simply following the lease as it is written which mirrors the laws for our state as well. We do not have a separate after hours phone number, after hours our phone system automatically has prompts to follow in the event of a true after hours emergency. If you call with a true after hours emergency the call is redirected to a call center that will dispatch the maintenance request as needed on your behalf. If you are calling with a request that is not considered a true after hours emergency, they will not dispatch the request and you will be asked to submit the work order during business hours.
Fantastic experience: I had a great experience with Emily and the team at Bosshardt over the past eight years. They have a high standard for the properties they manage and play an important role managing communications and requests and repairs between owner and tenant. They handled issues with professionalism and expediency. Everyone wins when the communications are clear and the expectations are set. I would not hesitate to select them to either manage your property or be a tenant of one they manage. Thank you again to everyone on the team!

Negative experience: I was told my payment was late, though paid by bill pay on the same day automatically. I wrote 3 letters without response. I hired an attorney, who contacted their attorney, and was never called back. A friend had Mrs. Bosshard’s cell number. She was not eager to help, but we did get things worked out.

Regarding your comment about Kim Bosshardt, the only reason your friend may have perceived she was not “eager” to assist is that she is not a decision-maker for your Board of Directors, the Community Association Management division, or their legal counsel. However, she is a rock star, and we’re pleased she was able to help facilitate a resolution for you. If you have any further concerns, please don’t hesitate to reach out.
Negative experience: If you’d like to pay $240/month for “exterior maintenance” and get absolutely zero service, Bosshardt is the company for you! They ignore your calls and emails. Here’s a giant branch that fell during the fall hurricanes that they’ve neglected, leaving my family to haul it out ourselves. Ridiculous.

Negative experience: They do a really poor job, do not answer emails and allow very dangerous activities going on our neighborhood: this is how neighbors have been closing their porch and obviously the allowing a pitbull be left out in the community. I am not renting. I am the owner.

Fantastic experience: Bosshardt has been a godsend for me. I was overseas when I received an email saying that my insurance for the rental home will not be renewed unless I got a new roof, and that had to happen within the next few weeks. I wasn't going to be back in the country for a while, so I called Bosshardt and they were on top of it. They hired a roofer, got the roof done, and all was well. That's just one of many similar examples. They are a first-rate company!

Negative experience: I am extremely disappointed with the unprofessional and potentially unlawful actions of Bosshardt Property Management. After vacating my rental property and meeting all the lease requirements, including proper cleaning and key return, I requested my security deposit. Bosshardt Property Management has made unjustified deductions from my deposit (additional cleaning, excessive costs for maintenance and materials, etc.). I requested supporting documents to justify these deductions. They refused to provide any documentation, ignored their own requirements for an appeal and ignored any communication. I sent a formal demand letter weeks ago and made multiple follow-up attempts via phone and email, but they have ignored all communication. Their lack of response is not only frustrating but also appears to violate Florida Statutes, Chapter 83, which governs landlord-tenant relationships. This behavior is unacceptable for any property management company. Tenants deserve better than to be ignored and denied their legal rights. I strongly caution anyone considering renting a property managed by Bosshardt to think twice. I am now forced to escalate this matter through legal channels. Bosshardt's disregard for the law and tenant rights is appalling. I hope this review warns others about their conduct.

Positive experience: Since moving in January, we've had issue after issue at our rental house from a pre-existing pest in the attic, falling down fence, and appliances failing left and right. It doesn't seem to be any one parties fault as they're mostly just issues that arise with any house but unfortunately, we've had to suffer the consequences of living with them. Tabitha and Pamela have both been really good about helping us get things sorted out each time and fairly compensated for the impact its had on our living situation. We just finished the last repair in September, and I hope I never have to put another maintenance request in again!!!! Overall, I really do like the property and the price/value is great. I've dealt with many property management companies in Gainesville as a renter of 5+ years, and I have to say I do like Bosshardt more than the others. (Minus one star because the last repair was a huge headache and time suck.)

Fantastic experience: I live part time in Florida and the other part in Indiana. I noticed an increase in my electric bill. Thinking the worst (someone broke in and was living in my condo in my abscence). I reached out to Bosshardt with in 24 hours (really 12) they looked into the issue and found the problem fixed it for me. They saved me many dollars and time. This is above and beyond service. Negative experience: I rarely write reviews, however this one does justify the time. My family and I were reluctant to use Bosshardt due to negative reviews, both written and word of mouth. Alas, here we are adding our own story. We were notified 07/30 that there would be an additional charge of $236.50 added to our account for a repair charge of the washing machine… from February. This had never been mentioned once before, the casual email telling us our rent would reflecting the same two days later. 5 months ago vs two day notice, spectacular. Now mind you, this washer is likely 15+ years old, and quite frankly not worth that price if you were to buy it. Communication with this management group is non existent, seriously try to call one of their agents. Also, they do a fine job of placing all the blame on the owners, which makes it difficult to determine who’s the driving culprit. This is after the fact we had patiently waited for two weeks without a working refrigerator in the residence in the spring. Our response was left unanswered, until today 08/05 (with the erroneous charge added to our rent 08/01). When they responded with “our team missed it” and “were surprised the account team added it so quickly to your August Rent”. Coupled that with a subsequent email stating our renewal lease would carry an 18% rent increase. Buyer/Tenant be very aware of this management group. Will update if there’s any retaliation due to this public review.
Thank you for taking the time to provide feedback. We would like to clarify a few points regarding your maintenance requests.
First, you submitted a work order for your refrigerator on 2/3/24. Our Director of Operations promptly assigned it to our appliance vendor. Please note, we partner with third-party vendors for maintenance services, and as such, we do not control their availability or scheduling.
Additionally, we have a maintenance threshold with our private owners. If the cost of the work exceeds a certain limit, we must seek prior approval, which is also outside of our control. The refrigerator repair was completed six days later.
Regarding the washer and dryer, as outlined in your lease, these appliances may be provided but are not warranted. This means that if they were to stop working during your tenancy, you would be responsible for any necessary repairs.
Lastly, I see that your security deposit was fully refunded. Please also note that the lease specifies rent may increase by $25, 3%, or any other amount as determined by the landlord.

Negative experience: Worst property management I have ever witnessed. We had a rat infestation from the day we moved into the house. Contacted management right away. We had rat poop all over are beds everywhere in the house. This issue went on for over 6 months and the heath department had to get involved. Our property manager Haley was fired. It’s actually astonishing how poorly the communication and lack of remorse. Stuck paying rent for house that was completely un livable. The owner of the property was completely unaware of the issue that had been going on for 6 months. Absolutely horrible and absolute dishonest

We appreciate your feedback and would like to address a few important points. From the time you submitted work orders, our team promptly scheduled the necessary services with our vendors. We have documentation proving that the pest control vendor serviced your unit ten times before you vacated the property early. On several occasions, the vendor confirmed appointments for pest control treatments, but you did not answer the door. Additionally Bosshardt Property Management and other vendors serviced your property to total 24 times.
Furthermore, we must address the parties you hosted, which resulted in significant damage to the property, red solos cups scattered through out the back yard, including the burning down of the owner's personal picnic table and leaving the doors wide open for pests to enter. Our team also scheduled professional cleaning services for the property, but we were unable to obtain your confirmation to proceed with the cleaning.
We kindly request that you take responsibility for your actions in the future before publicly criticizing others on social media. We strive to provide the best service possible and value open and constructive communication.
Fantastic experience: Bosshardt Property Management has helped to turn our neighborhood around, Somerset Village. Natasha Gonzalez has been our CAM for a few years now. Negative experience: Terrible customer service and communication. Myself and my roommate have been trying to get in contact with the property management team for weeks. Calls go straight to voicemail. Voicemails remain unanswered. Emails are never responded to. Some helpful advice: they are sure to call back once you leave a one-star review. Three years and thousands of dollars later and they can’t bother to answer the phone. When you call to follow up, please have the answer to the question that I’ve called about several times. It’ll be in the voicemail. It would be nice if the letter that I emailed last week has been read too. Thanks so much! As an edit: I was calling to ask for more information. My typical payments were changed because may rent was prorated and I received no information why. All relevant laws weren’t followed. I needed itemized receipts for all services done for my security deposit. How can there be $300 labor to fix a closet rack, a bathroom mirror and to install a new smoke detector? Why wasn’t a picture taken of the air filter that allegedly needed to be replaced? How am I being charged for certified mail for something that isn’t a damage I inflicted. Ridiculous and bad faith. I’m happy to have a judge take a look.
We understand that moving out early can be a stressful process, and we’ve made every effort to handle your situation with courtesy and in accordance with the lease agreement you signed.
As you are aware, your lease runs through July 31, 2025. Although you chose to vacate the property early, you remain responsible for rent payments through the end of the lease term unless or until the unit is re-rented. As a courtesy, and not an obligation, our team promptly re-listed the property and has been actively showing it in an effort to re-rent and minimize your financial responsibility.
Regarding your security deposit: By Florida law, we are required to either return your full deposit within 15 days of lease end or provide a claim detailing deductions within 30 days. Our office, through Emily, has followed this process and issued the required notice within the legal timeframe.
We are aware of the online reviews you’ve left and want to emphasize that we take tenant feedback seriously. However, the statements being made are not reflective of the actual handling of your lease or your deposit. Emily has been in constant communication with you.
Continued calls without new information are not productive, and we ask that you communicate in writing going forward so we can provide clear and accurate responses.

Fantastic experience: For many years now, I've been a board member for two different condominium associations that have worked with a community association manager (CAM) from the Community Association Division of Bosshardt Property Management. I have only very positive things to say about the service that Bosshardt CAMs have provided during that time. At the moment, the board for Somerset Village is guided by Natasha Gonzalez, who has been knowledgeable and professional in all matters related to our association. This includes everything from minor matters, such as dealing with a new wasp nest, to major matters, such as preparing our annual budget and meeting new statutory requirements. I have experience with CAMs from other management companies. It is not an exaggeration to say that Natasha and Bosshardt are wonderful by comparison, both in terms of cost and quality of service. I hope that Natasha will be with us for a long time because I don't know where we'd be without her!

Fantastic experience: I’ve had Bosshardt Property Management since June 2018 to manage my condo & met with Carolyn Cauthen on site to check & evaluate the property. She’s very accommodating & anticipated guided me in the process as far as what to do & who to call which really helped me a lot since I’ve never had experience using property management before.I’ve also met Jonathan Griffin on site he’s the portfolio manager assigned to my property,he’s accommodating as well & we talked about what needs to be done since we only planned on staying a week..then the property got turned over to Christina Sanford as the new portfolio manager assigned to the property..which I really appreciated her since she acted as my eyes & totally trusted her as far as what needed to be changed & repaired .She needed to be commended on what great job she did on my property.I also appreciated & should be commended Lanea Curl from the maintenance department for notifying me in a timely manner of the repairs & cost of some maintenance repair that is needed as per tenants request..All in all I’m happy & exceeded my expectations with their service.I thank Bosshardt Property Management & portfolio managers & staff for their excellent service.P.S..I apologize it took me too long to do this review..I’ve tried several times before but no avail..I’m really not a tech savvy..I finally figured it out

Negative experience: Horrible experience with staff turn over, not being accountable for their awful service, hard to get a hold of anyone, did not rent my house in a timely manner, communication and accountability was completely non existent, I still have not received a full months rental income because they keep charging me fees. They are completely incompetent and have a better business bureau F rating. Take your business elsewhere. Renting through them has been the most stressful and awful experience. I think they only care about getting paid and have no investment in quality at all.

Fantastic experience: Lee Glicco was recommended to us after our parents died. She walked us through selling our parents home and property. She handled everything with compassion and knowledge. Negative experience: Horrible customer service. My property manager Amanda has been actively ignoring both me and the other owner of my property for a week. There is active construction to the roof and I have serious questions that apparently only she can answer, just my luck. Every time I call, even if I ask to be put on hold until she can take my call no matter the wait time, I am always put through to voicemail that gets ignored. The fact that I cannot contact the person who manages MY PROPERTY is unacceptable. Frustrated and furious are an understatement. UPDATE: I got an almost immediate response to a google review but it takes over a week to get a call back?! Are you joking? When I was emailed back by Amanda after this review, it was pointless, didn’t answer any of the questions I had regarding my property, and was full of false sincerity. It should not take “bad press” for a crucial response. If anyone has any doubts about this company, just look at the other reviews on here and Yelp of people who have also been ignored by this company.

Negative experience: We had a working relationship with them while living in the apartment. However, we moved out over 100 days ago, and they have neither returned the deposit, nor sent a letter stating why they would keep any of the deposit. They have been non-responsive to many calls and emails over the past two months, which has left me looking into how small claims court works. I've never had this type of problem before. Update - I eventually did get through to someone and found out they had sent a check to the address of the apartment we moved out of. They forwarded it to our new address. It was about 60-70% of the deposit.

As you may recall, we did not send the deposit refund to your unit address but instead the address you provided on your key return form, which was incomplete/not correct. As such you did not receive it nor was it returned to sender to us for us to know this address was not correct. As soon as this was brought to our attention we reissued a new check to you immediately. I am sorry that you had a delay in receiving your refund however that was at no fault of ours as we must legally send to the last known/provided address.
Negative experience: I honestly hate writing bad reviews. However, I must say this company doesn't even deserve 1 star. Bosshardt was the property manager for my home for 2 years. In that time span, I checked on my house more than they did....and I live across the country. Basic things like keeping track of the exterior maintenance of my home and making sure the tenants were in compliance with HOA was like pulling teeth. I had more than 4 property managers in a 2 year span and only once was I notified in advance that there would be such a change. I would call to ask for things (like increasing my tenants rent, home repairs, etc.) and MONTHS would pass. When I'd call to follow up, they mysteriously had no record or recollection of the conversations. Part of the contracted services is maintenance and repairs (up to a certain dollar amount). For some reason they always insisted that I use my home warranty for repairs, instead of using their maintenance services. I would get billed for the home warranty services (they charge per visit) which was never passed on to the tenants, and I was still being billed for maintenance through Bosshardt monthly. I gave Bosshardt a lot of grace, as I knew coming out of the pandemic there would be some strains on staffing. However 2 yrs later, there were not any improvements. When I finally decided to put my property under new management with a different company, the transition was met with clear resistance. They told my tenants that they wouldn't be able to reside in the home, wouldn't give us contact info for the tenants (so that we could offer them a new lease with the new company), refused to give us inspection documents (likely because they never did any inspections), and now they're withholding the funds in reserve for incidentals. My house hasn't been under their management for nearly 4 months; why they're still holding these funds is beyond me. At one point they also withheld my tenant payments; when I let them know they had no legal reason to do so they finally released the last 2 months payments. Needless to say, Bosshardt does not put their clients first and it's clear they're overwhelmed and understaffed. Despite their poor attitudes when facing opposition, I wish them the best.
Hello Zakiya, I am sorry that there seems to have been a misunderstanding of your management agreement during the duration of the 2 years relationship. We have never included maintenance services up to a certain dollar amount in our services provided. We also use the homeowner's warranty program first as this is what it is designed for and generally why the homeowner pays for the warranty. In reviewing of your account I do not see any maintenance charges billed to you accept for work you approved that was outside the scope of your home warranty. Negative experience: They don’t do their work. Staff members are very rude and unhelpful. The properties that they manage are dirty and unattended. Security cameras don’t work and anyone can access the properties. My bike was stolen and they never sent me the video recordings because their cameras don’t work. This company is terrible. They charge a lot for doing nothing.
Negative experience: they switch services for payments multiple times. gets really annoying when the next service they switch to is worse than the latter. Only person that answers the phone is reception. never had a consistent property manager so it always delays projects that need to be worked on.

Negative experience: Run in the opposite direction!!!! Awful!!! The no one ever answers the phone. Messages left and no one calls back. Property agents never follow up on ANYTHING!!!! Dealt with lots of HOA’s all over USA and this is the worst ever. You can tell everyone is somehow related or a friend of a friend because no matter how bad they screw up, no one gets fired. They just move them around. Website is a joke for payments and trying to submit maintenance requests is impossible.
Negative experience: This by far was the slowest and worst place to deal with Signing up for a house , 2 weeks in had to basically visit in person and ask them to move it along so we could get a answer on whether we were gonna be approved or not , long story short , apply for multiple houses your credit goes down , I was under 650 then and they asked for a whopping 4200 deposit and a Garuntor , extortion in my opinion , maybe if I had another 0 in my holdings I would be a millionaire they would let me slide guess not , these people don't know how to do business or negotiate, which probably let's alot of money slip through the cracks , we went with Turlington Real Estate instead and they day by day worked with me and my three roommates and got us approved for a great location same size house and 9 acres of land! I will soon in a year be ready to buy a home and I will avoid Bosshart at all costs and never recommend them , also the house they wanted a 4200 deposit for smelled like cigarettes, they would need to tear the floor out to get the smell removed , maybe next time learn how to do business better

I see your application came in on 8/31 and our team immediately began working on obtaining the rental verification's on 9/1 as well as having you and your co-applicants provide all the missing income needs that you didn't complete your application with. Any completed application generally only takes 24-48 hrs to process. Any longer time-frame is generally due to back and forth working with applicants to provide acceptable documents for income verification, such as your circumstance.

Credit score of 650 or above is approved.
Credit score of 620 -649 is conditionally approved with a double security deposit OR a guarantor.
Credit score of 550 to 619 is conditionally approved with a double security deposit AND a guarantor.
An applicant with no credit score AND no credit history will be conditionally approved with double security deposit AND a guarantor.
A credit score requiring a double deposit AND a guarantor, as you have noted here, would be lower than 619.
We pride ourselves on our screening criteria being what has allowed our company to average a less than 1 per year eviction rate among our portfolio of properties. While this is likely not to the advantage of all prospects seeking rentals, it certainly saves our landlords thousands of dollars in legal fees and loss rent from less than qualified applicants.

Negative experience: These people are terrible! I tried to apply for an apartment but was told my application would be rejected without proof of income. I'm a full-time student and I don't work because I don't have to. My dad passed away 2 years ago and decided to use what he left to me to go back to school full time and get my degree. I explained this to them and brought my all my account statements to their office to show them that I have more than enough to cover the rent. I even offered to pay the $16,000+ up front for all fees and the 12-month lease. They wouldn't even sit me down to take a look. They just told me if I can't produce pay stubs then I need 2 years of tax returns showing I make 3x the rent in gross monthly income. Again, I explained to them haven't worked full-time since my dad passed, but that I brought my account statements. Then they said I need a co-signer... WHY WOULD I NEED A CO-SIGNER IF I PAY YOU UP FRONT IN FULL? Worthless property management company. They have zero understanding or compassion. Don't even bother with them.
Fantastic experience: We had a water leak in a second-floor condominium unit managed by Bosshardt Property Management - Gainesville. The water damaged our unit and intruded into the unit below ours. Bosshardt hired and coordinated the various contractors needed to perform the repairs, dealt with the aggrieved unit owner below ours, oversaw all of the repairs for both units, and provided us (the property owners) with photographs and invoices. I highly recommend their services for absentee landlords.

Negative experience: I agree with the last post, if I could leave less stars I would also. I moved out of my rental home in June of this year. I have emailed and called numerous times trying to get my 5,000.00 deposit information. If I was charged for anything I deserve an explanation and the remaining balance that is owed to me. They will call you every 5 minutes to get you to rent the property and ignore you when they owe you money. Shame on Bosshardt Management.
Negative experience: If I could leave less stars, I would. I rented from them for a year lease and it was the worst experience I have had in Gainesville. When I moved in, they did not give me a parking decal for my car (and didn't tell me I needed one), so my car was booted and towed. When I informed them and asked for a rent credit for the hundreds of dollars of fees, they were rude, blamed me, and refused to help me. I went back and forth for months of them accusing me of violating their parking rules, even though I parked only in my assigned spot but without the decal they did not give me. Glennette Maxwell is rude and extremely unpleasant to work with. She does not have an ounce of common courtesy. If I communicated with customers the way she does, I would lose my job. Her supervisor is of absolutely no help either. They do not care about tenants. They love to charge fees for random things (like a $50 "administrative" fee for placing a maintenance order), but refuse to make you whole when they mess up, which is often. When I moved out, they charged me for a new microwave for absolutely no reason because it was working perfectly when I moved out. I have wasted so much money because of this company. I could not wait to move out to stop dealing with them. The apartment was nice enough but it was NOT worth dealing with the terrible service they provide. Do not lease from them unless you feel like throwing your money down the drain.
