Negative experience: Don’t expect to get your security deposit back Expect to be harassed with “showings” to prospective tenants everyday the moment you decide to not re sign with them Don’t expect them to actually manage your property - they had the actual homeowner paying for lawn service despite the fact that they write into the lease that the tenant is supposed to take care of it - meaning they waste property owners funds through a lack of care and have no idea what goes on at the properties they allegedly manage. You’d be better off finding a different property to rent from, or manage your property, avoid doing business with these people.

Fantastic experience: Suzanne and her team do excellent job of managing the property. They are always available to help. They have overseen inside painting, replacing floors, replacing roof over the last 5 years of rental of my property.

Fantastic experience: I recently sold my home and Myles Grayson and Rhonda Cameron of Union Properties were outstanding representing me in the transaction! Starting with valuating the property by exploring comps in the area and organizing an open house to bring attention to other brokers, my home was marketed extremely well. They receive 5 stars plus for navigating a somewhat convoluted transaction which required serious negotiating skills. When obstacles arose, they were quick and determined to solve. Selling a personal home can be quite emotional and they were there to support me throughout the process. I cannot imagine another firm offering better service. I highly recommend Union Properties as either your selling or buying agents! They know their business and execute professionally!

Negative experience: Suzanne just wanted us to apply to take our $120 knowing they'd deny us. Discussed paying the entire lease at once prior to applying acted as though that was a possibility, lied about being able to change the move in date for us. These screening processes for the rentals are just to wean out the people who aren't like them white and well off. If a renter has the money to give you what does it matter? Mind you I never go out of my way to give a bad review, first ever 1 star. These people just didn't feel honest or genuine. Forgot to mention we weren't even given the opportunity to try and apply with a guarantor. 11/13 update- I have left Rhonda a voicemail to discuss details further. I hope to hear back from her soon. I am sure there will be a strategically thoughtout explanation as to why we weren't offered the opportunity to apply with a guarantor. More updates coming soon.

Negative experience: AWFUL! Specifically, Alex. We sold our home this month and we are clinching at straws to find another place to go temporarily, while we are working with our CPA to get my fiancés business taxes caught up for last 3 years. I communicated with, Alex via text on a home that I was interested in renting. I told him during that text thread that we did not have tax returns to supply for proof of income. He made me feel as if that wouldn't be an issue at all. He was very confident. We viewed the home the next day, I repeated this same information to him. Again, very confident that wasn't an issue. We ended up applying for the home later that evening. Mind you, I was told when I left there were no current applications on the home. Alex, told me the processing time was 24 hrs. As I waited for 2 days for an approval or denial, I sent a text following up this morning, he texted me back HOURS later, telling me they've been processing someone else's application this entire time. & bank statements aren't going to work per the home owner. SERIOUSLY? He couldn't have found that out PRIOR to wasting my time!! better yet, he couldn't have contacted the home owner the 2 days he had me sitting around waiting to find out, they wouldn't accept bank statements. He should have done his diligence and gotten an answer from the home owners before basically lying to me. He did not listen to me, he did not communicate with me, and he is just bad business all around. Luckily I'm getting a refund, but that isn't giving me back my time that was wasted. I now have 14 days to find a home.

Fantastic experience: I leased a home for a year in High Springs through Union Properties. I had a request at the beginning of the lease which they promptly took care of. When I left the house, Suzanne and Heather were great to work with. Online payment didn’t glitch like some do. Smooth process start to finish.

Negative experience: I would recommend that if you are renting from them that you take pictures before you move in to have the evidence of what it looked like when you rented. I have never dealt with a management company who does not do a walkthrough before and after the move in. I spent DAYS cleaning and money was still withheld. They initially charged for not removing something that was there when we moved in and returned a measly amount when I submitted a response. I still did not receive the itemized list of the charges that I requested. I spent two the first two months without a working dishwasher that had smelly water in it. Not only did it take two+ months for them to finally replace it, they couldn't bother to have someone at least get the nasty smelling water out. We were so patient and did not get any deductions on the rent and then they go ahead and keep part of my deposit.

Negative experience: 9/23/24 Edit & Update I'm leaving my previous review from almost four years ago (around late Oct '21) along with my original score after this update. Ironically, the property I toured back then, which I missed out on due to another tenant applying before me, became available when I was looking for a new place in June '22, and it aligned perfectly with my needs at that time. I lived there for two years without any issues or complaints until I decided it was time to move to a new city. I set my forwarding address for the security deposit to my parents' house since I planned to travel before signing/settling into my new city later this year (2024). Having rented from various companies since 2009, I've **never** had deductions from my security deposits. I always treat my rentals with respect and invest time in thoroughly cleaning before I move out, often receiving praise from landlords for the condition I leave behind. In this case, I spent an entire Saturday cleaning with a friend before my move, leaving past midnight after final touch-ups. Fast forward to today - as I've been traveling and was so confident in my move-out process, I didn’t ask my parents to open the security deposit statement that Union sent back in July. This oversight was to my detriment as they charged me $225, inclusive of a $175 "light cleaning" fee and a $50 "administrative fee." The "light cleaning" supposedly covered "blinds, stove, windows (glass door), cabinets," which is largely incorrect, except maybe the blinds, as I distinctly remember cleaning the stove, cabinets, and glass door. This ends up being even more frustrating as I documented many items that were not "cleaned" or working within my move-in conditions list (for example: doorbell not working, cracked power outlet covers, stained/sticky cabinets, a dirty oven, a malfunctioning/dirty screen for the glass door, and dirty windows - photos of the list attached). According to Florida law, tenants have 15 days to dispute security deposit claims, which I’ve obviously missed. As a result, I won’t be pursuing further action, but I wanted to share my experience because I’m beyond frustrated if this is their standard operating procedure. Overall, I enjoyed my unit and had a pleasant experience with Suzanne before this incident. I would have maintained my 5/5 star rating if the situation with the deposit hadn't occurred. Very disappointing and upsetting. Original Review: 5/5 Had a great interaction with Suzanne while touring Union's available rental properties. She was responsive and extremely well informed/transparent about each of her properties.

Recently the property needed a major refresh and upgrades before being occupied by the next tenants. Fantastic experience: Recently we decided to list our property for rent. Union properties was recommended by a friend and had excellent reviews. The representative from Union Properties, Suzanne, was extremely knowledgeable and professional. Fantastic experience: I sent in a maintenance request late yesterday (Sunday) to Union Properties because my air conditioner was dripping on the inside. I got a text back from Rachel asking me how bad it was. I told her it was getting worse. She texted me later to tell me their A/C vendor would be at my house this morning (Monday - the day before July 4th), and he would call first. Lance from Niehaus Air Conditioning called me around 9:30 a.m., and he showed up about 15 minutes later. He immediately diagnosed the problem and took care of it. I found out from a friend that Lance has been in the business for over 26 years. He was very professional and courteous and FAST. I'm so grateful to Union and Lance, because I know what it's like to be without A/C in this heat!

I notified Union Properties and Suzanne the property manager called very quickly and was able to arrange a temporary refrigerator for me and her and her husband delivered it the next day ON A SATURDAY. Very impressive. Within the next week, Suzanne had the owner purchase and deliver the new refrigerator JUST BEFORE THANKSGIVING DAY. Once again, very impressed with her efficiency and over-the-top customer service. As long as Suzanne continues running the show, I will be glad to continue renting from Union Properties.

Fantastic experience: Union properties has been a great company to rent from! Even from move in my property manager called to check and make sure that move in went okay! Any time I have maintenance needs they are very quick to respond, and always make sure to let any 3rd party maintenance companies that come by aware of my cat so she does not escape! Even if I can’t immediately get into contact with my property manager there usually is still someone I can speak with to help answer any questions I may have. I would strongly recommend going through this company if you’re looking for a place to rent!

Fantastic experience: I am so impressed with Union properties and the help of Suzanne. I kept applying for houses and they would take multiple applications just to take peoples money. This company is by the books and does things the right way. They make it so easy with the portal to pay rent and submit maintenance requests. Suzanne is on it if you have an issue it’s so refreshing. We love our house so much we are renting and it’s nice to feel we will be taking care of if something happens maintenance wise.

Fantastic experience: Suzanne at Union Properties has been a wonderful Property Manager. I first spoke to Suzanne during my quest to find a rental home about 1.5 years ago. Suzanne was very willing to listen to my needs and help me find a place. Additionally once I signed with Union on a rental home, Suzanne has been very helpful along the way.

Negative experience: This has been hands down the worst property management company I have ever dealt with. They are a rip off. Please be ware! Pay very close attention to your bills each month. They constantly send people out unnecessary and they rarely answer the phone. If the tenant damages your property you are on your own with the repairs. You will come out better managing it yourself!!
