Fantastic experience: This is my first year living here and I already renew my lease. The maintenance crew is professional, promptly and friendly. Negative experience: They will schedule almost constant, every day tours of your apartment for random people if you let them. You will literally never know a day of peace in your own home renting with Goldleaf Development. They are a predatory business that obsesses over finding every little fee they can apply, never returns your security check, and are extremely aggressive over every little issue that they can nitpick. The staff are extremely unprofessional and are happy to enter your home without any prior notification. It's happened to me twice this month and they gave absolutely no warning that they would enter. Also I can see y'all deleting every negative review about yourselves!! You can't escape the consequences of your actions!!

Apartment tours are scheduled in accordance with lease terms and local regulations, and we make every effort to provide proper notice and minimize disruption to our residents. Entry into a home without notice is not acceptable and is not how our team is trained to operate.

Regarding fees and security deposits, all charges and deposit returns are handled based on the lease agreement and applicable laws, with documentation provided. We do not withhold deposits or apply charges arbitrarily.

We also do not remove reviews simply because they are negative—feedback is important to us, and we welcome the opportunity to address concerns constructively.

If you’ve experienced specific issues, we want to look into them directly. Please contact our management team so we can review your situation in detail and work toward a resolution.

Fantastic experience: The Abbey has an above & beyond management & maintenance staff. All the staff I have met & have/had interactions with are professional, kind and greet you with a smile, a hi or a simple wave as you pass by them working to keep the property in excellent condition. Negative experience: I’m a returning tenant at University Bay Apartments, and unfortunately my overall experience has been extremely frustrating. Shortly after moving in, I was shocked multiple times by the light switches, which was genuinely concerning. During warmer months, I dealt with an ongoing gnat problem. When I first moved in, there was also mold inside my kitchen cabinets. The most serious issue was a tree root in my drain line, which left me unable to flush my toilet for over a week. Maintenance informed me that I needed an entirely new drain line and cabinets. Eventually, management remodeled my kitchen and bathroom, and they are much nicer now — I do appreciate that the work was done. However, I was forced out of my apartment during this process and was not compensated at all for the disruption, loss of use, or the serious issues leading up to it. That lack of accountability is what makes this experience so disappointing. My frustration is not with management personally, but with the overall handling of these ongoing problems and the lack of support for a returning tenant who went through significant hardship living here. Worst renting experience I’ve ever had.

Fantastic experience: I had a positive maintenance experience for a burst frozen water pipe. When I called the maintenance line, the staff were polite and the repair was completed within the promised timeframe. As the work was being done, I received regular updates from Jonathan, which I was very appreciative of. I was extremely happy that my place was kept clean and dry throughout the work!

Fantastic experience: I have lived at Hunters Creek for 13 years and had a great experience. Their staff is very nice and professional. Their maintenance was very friendly and timely. Usually fixing the problem the day of. Goldleaf has events usually every month with free food and/or free prizes. Very nice prizes too. Also they kept the building and grounds very clean and tidy. I would highly recommend renting from Goldleaf.

Negative experience: Where do I begin? 1.) FIFTY FOUR!! (yes 54 I counted) apartment tours in the span of 5 months. I was going crazy over how many apartment tours we had each week. 2.) You won't get your security deposit back. We were charged with extra cleaning when we left it spotless for the disgusting carpet that we received AND charged for a new microwave because the one we had had a crack from before I moved in. Mind you the microwave was from 2003 and the crack was on the handle. 3.) We received a noise complaint email from management that was rudely worded. When I stated we have not even been in the unit for a couple of days, they responded with another aggressive email calling us liars. We were not even in the state. 4.) The unit was either freezing or boiling hot with no control over this except for a window unit that leaked air from outside and didn't do anything. There is more but overall, the price is not worth it for how little you receive.

Fantastic experience: I contacted the maintenance request at The Addison to report that my furnace and my fireplace was not working. Jonathan, fixed my issues and placed the furnace filter too. The maintenance staff, is great. Any issues are fixed the next day.

Fantastic experience: I’ve been living here for over 3 years and I’ve been extremely satisfied with my experience. The place is new, clean, attractive, and well-maintained, and the amenities are excellent. The staff is very helpful and responsive. Special shout-out to the maintenance crew: while my problems have been very few, whenever I do need maintenance they arrive promptly and they fix the problem quickly and unobtrusively, and they never leave a mess. This is particularly important to me, as I work from home and appreciate a minimum of disruption. Nice folks, too.

Negative experience: Trying to swindle money out of my security deposit. You lost all credibility when I bought drip pans for my apartment then charged me for new ones once I left. I remember when I arrived in my apartment there was left over snacks in a closet, pearl earrings on the carpet, absolutely filthy ceiling fan that I cleaned on my move in. I spent hours cleaning my apartments dust only for a written reports of items being “dusty” and a “burn near window.” I don’t even know where they got that idea i burnt a window. So in summary they will try to steal your money for “cleaning” and whatever other issues they can scam out of you. Casa blanca was especially trashy with the smells in the hallways, stains on carpets, and hearing every single neighbor above, below, and adjacent.

Positive experience: They're a corporate landlord, so they're not going to be perfect, but they're eons better than other Madison-area landlords I've had. In particular their maintenance team is incredible. They respond to requests so fast it's almost scary - often same day or early the next business day. Everyone in the office is always so friendly too! They have hundreds of residents and yet somehow several of their staff remember my name/unit on sight. And I'll never forget when I was doing a painting project outside and one of their grounds??? guys came up to give me a few super useful pointers. I've seen other review saying that they try their hardest to keep your security deposit, and that was not the case for me. There are some items I'm frustrated by, but all are reasonably fair deductions - I ended up getting around 66% of my security deposit back.

Negative experience: My experience with this management company was deeply frustrating mostly due to unclear policies and poor communication. This became especially apparent at the end of my lease, when poor communication created unnecessary confusion and stress. The situation escalated to the regional manager - unfortunately, her handling of the matter was extremely poor. Given her leadership role, I expected accountability and a grasp of the facts. Instead, I was met with dismissiveness and a lack of professionalism. The handling of the security deposit was equally frustrating. They deducted for virtually everything they could, including charges that were unreasonable and unjustified. Despite walking the unit with the property manager during move-out, where she mentioned only a minor chip in a bifold door (which she stated should be easily fixed by maintenance), we were later charged for that and more which we were not informed of during the walkthrough. Fortunately, we thoroughly documented the condition of our unit with detailed photos and videos - a step I strongly recommend to any future tenants. After reading similar complaints in other reviews, we anticipated issues, and unfortunately, those concerns were validated. Despite the unit being in excellent condition after four years of occupancy, with clear visual evidence to prove it, it’s apparent to me that the company uses deposit deductions as a routine practice, regardless of the actual condition of the unit. This is the first time I’ve ever felt compelled to write a negative review. When you see others warning about this company - believe them. My experience confirmed that resident satisfaction is not a priority here, and accountability is sorely lacking at every level. We were always aware of our lease obligations; that was never in question. They should take the time to educate themselves on a landlord's responsibilities - I'm certainly not the one needing a lecture. Save yourself the frustration, there are tons of other options that are far superior!

In the property Ownership and Management industry is paramount to us that the lessee's that enter into a lease agreement with our company fulfil their portion of the rental obligation. Unfortunately this isn't always the case and we need to mitigate these issues as best we can. Negative experience: They cut too much from deposit amount. The apartment was super unclean when we got it, things were partly broken and the maintenance weren’t responsive. They charge way too much to just add a sublet (no where else in other management properties in Madison) Even though the apartment was clean and fixed (via maintenance after multiple follow ups- even though they are supposed to give us well checked utilities before us moving in) they heavily cut down our deposit saying “The maintenance did all the work and the apartment wasn’t clean” Every other friend of mine living under other property management received their full deposit, inspite of calling the maintenance multiple times (that’s how it should be). Absolutely wouldn’t recommend them.

Negative experience: Would not recommend. There are better companies in Madison than this poorly run management company. They think their policy/policies supersede state laws and they nickel and dime you for every last item on your security deposit. I guarantee they will write back to this review taking zero accountability like every other review they respond to. Do not believe their sob story and trying to save face. Negative experience: The staff is very rude and not helpful when needed. We found mold growing in the carpet after a leaking ac unit. ( I had told them it was leaking water the day we moved in. They clearly didn’t believe me bc I was a girl) then it grew mold and they just pulled out the growing mushrooms claiming they fixed it but they did not and the mushrooms grew back.

Positive experience: We had some A/C issues and the maintenance staff took care of it before the hot weather came down on us. Having never been apartment living before I must say I'm impressed with local management and the swiftness that things get taken care of. Fantastic experience: My girlfriend and I rented with Goldleaf Development for 2 years and it was hands down the best rental experience I’ve ever had. The amenities are fantastic; large gym, yoga studio, saltwater swimming pool. Our apartment was beautiful. We loved having a huge balcony and tons of natural light. The location of The Abbey is outstanding. We walked to Marcus Theater almost every week, and Target and TJ Maxx numerous times. The grounds team always did a great job with landscaping and snow removal. Maintenance was exceptional and often completed requests on the same day. Management was great and easy to work with, and often hosted resident events with food and prizes. Highly recommend living with Goldleaf!

Fantastic experience: My family and I have been living at the Hunters Trl apartments for almost 5 years. This is my favorite place I've ever rented! -Maintenance is AMAZINGLY responsive and great at their work. I am not kidding, I've never had such a quick turnaround for requests. Things get fixed quickly. Multiple times a year they check our alarms, vacuum dryer vents, and refill water softener as well. Dale is very knowledgeable and his whole team works well together and is very friendly. -the units are full of light with large windows. My houseplants and I are very happy even during the dark, long winter. -Apartment management (Andi is my favorite) is very friendly and helpful, and holds contests / games with a free buffet multiple times throughout the year with cool giveaways.. we got a deduction of rent once and there's other fun household items. -I haven't seen the exponential price increase other renters have over the last few years. *I do renew early every year which has helped to be fair, but I think Goldleaf has not price gouged their renters like other places. I hope they continue to offer early renewal to retain tenants, we appreciate having a steady expectation for rent! -the location is fantastic. Walkable distance to several stores including Walmart. Can get to several parks, the library, walking paths. Jump on 151 in 1 minute to get to where you need to. Goldleaf and this location have made renting more than bearable!

Fantastic experience: I have lived with Goldleaf for the last 7 or so years, and have plenty of positive things to say! They have been responsive on maintenance requests, including going above and beyond with not only fixing the things that were broken but upgrading equipment and space if they notice that additional things need updating. The access to the fitness facility, and the helpful office staff (and the excitement they bring to their events) has certainly kept us renting here for as long as we have.

The maintenance is quick and efficient, and all the staff I've met are nice. The gas station next door is a lil sketch, but that's not the building's fault. Overall a solid apartment to live at :)

Negative experience: Avoid renting from this company. My experience at their Autumnwood building on the East Side was the worst. I was shown one unit but forced to lease another with older appliances and poor insulation. Despite being told the fireplace wouldn't affect utility costs, our bills exceeded $250. After three months, we had a bedbug infestation that was blamed on us, even though I work from home and rarely travel. The property manager, Whitney, was extremely unhelpful and accusatory. Despite multiple treatments, the pest problem lingered, and they held our security deposit and charged us for exterminator fees.

Fantastic experience: I had very squeaky doors which I applied WD40. That fixed the squeaking issue, but now several doors just would automatically close. Maintenance came and fixed the issue in less than 5 minutes. All is good!

Negative experience: Lived in Hunters Creek and The Abbey. The Abbey looks great on the surface and we were excited to “upgrade”, but it’s all a facade. It was built cheaply and is surely starting to show its cracks. When you move out expect to get robbed. Kiss your security deposit and then some goodbye! Experienced this after moving out of both properties. Even though it is illegal in Wisconsin to withhold security deposits for normal wear and tear… they will every time! NOTHING BUT CROOKS!!!

Negative experience: Was led to believe I had an approved apartment at the Addison in Fitchburg. Left my old place, rented a storage unit nearby. Even ordered furniture. I showed up to get keys and they said I was denied!!! Will not tell me why and I'm homeless now!!!! They could care less!!!! Unbelievable experience. Negative experience: Attempted to raise our rent $1000 in one year, which is scalping even by Madison standards. Their snowplows ran over my bike without giving warning, and when I approached them for only $100 for a repair job (which according to their terms, they could be liable for), they refused. They also initially withheld $700 dollars from our security deposit and only reduced that amount once we all scheduled a meeting and talked it out. I doubt they would have returned any of the "mistaken overcharges" had we not explicitly discussed them. That being said, living was generally comfortable, and Goldleaf is very responsive to emails and calls. They are a professional organization and present a friendly face. Kana Hall was nice to work with. However, as an organization, they are trying to get every penny from you that they can. Be ready to pay more than you expect.

Negative experience: DO NOT SIGN WITH GOLDLEAF!! If I could leave a 0 star review, I would. GoldLeaf claims that ‘their residents are number 1’ and this is so far from the truth. GoldLeaf is greedy and only cares about taking your money, and this is the reason my roommates and I decided not to sign again (for reference, GoldLeaf was going to raise rent prices an additional $200 for an apartment that was already overpriced). The issues began when we first moved in, as this is the dirtiest apartment I have ever moved into. Throughout the year that we lived there, management was never helpful and never accepted any responsibility for their apartments. But the worst part about GoldLeaf comes down to their ethics surrounding damage deposits. GoldLeaf will happily keep as much money as possible out of your damage deposits for things you never even did. To start, we spent several days and hours following the move-out cleaning list that was provided by GoldLeaf. After completing everything on that cleaning list and returning the apartment in cleaner condition than we found it, we were still pegged with a $100 cleaning fee. Not sure where this money goes because it clearly doesn’t go toward cleaning. GoldLeaf also decided to keep $1,300 of our deposit to replace their kitchen countertop due to ‘cuts in counter’ that we did not make. The cuts were so small that we didn’t note them on our move-in form and could barely see them on GoldLeaf’s photos upon move-out, but somehow they merited an entirely new countertop. We were also hit with a $140 charge for ‘dents in fridge’. Our kitchen was not big enough to hold any furniture and thus I don’t know where these dents could possibly have come from. They also charged us to replace a dairy drawer that was never in our fridge to begin with (we didn’t know to note it on a move-in form because it was missing to begin with). I have never had a landlord keep ANY part of my damage deposit before, so to only be given back about ¼ of my deposit was a complete shock and tells me that GoldLeaf is just looking for ways to make money, rather than accepting normal wear & tear of their apartments. My roommates & I scheduled an appointment to discuss these charges, but GoldLeaf did not listen to any of our concerns and talked down to us as if we were criminals. GoldLeaf WILL take advantage of your damage deposit in any possible way, so be prepared not to get any money back if you sign with GoldLeaf. Make sure to take photos and videos of your apartment both when you move in and when you move out, but still don’t expect that to get you your money back because GoldLeaf will still charge you. GoldLeaf does not hesitate to take advantage of their tenants in any way possible. I cannot express how frustrated and disappointed I am with this company, and I will be avoiding any GoldLeaf properties AT ALL COSTS in the future (and I recommend you do the same).

Negative experience: Would not recommend renting with Goldleaf. I fell victim to their scam of a Home Buyers Clause and moved out to give them time to prepare the unit for a new renter. They told me they would advertise it as available right away, however, they advertised it as available 3 months after it actually was. It’s pretty clear they also didn’t do their walk through until 3 months later because they charged me for dusty countertops… which I wiped down thoroughly the day I moved out. As other reviews have stated, they nickel and dime you for damage or wear and tear that was there when you moved in. As a meticulously clean person, I spent time cleaning every surface of my apartment when I moved out, but yet they’re claiming it was dirty and dusty. They even noted black cat hair as an issue, yet I’ve never owned a cat in my life. There was, however, a disgusting amount of cat hair in all of the carpet when I moved in that I had to vacuum 5 times before it stopped covering my socks. I can tell you that I did a better job cleaning the apartment when I moved out than they did when I moved in. Yet they kept my entire $500 security deposit and are charging me over $600 in damages. Trust me, I know what real damage to a unit is, and it wasn’t the case. Pictures included to show the state it was left in. Do yourself a favor and steer clear of these crooks.

Negative experience: Rejected mine & my spouse's application and have thus far refused to provide a reason, despite us having far more than enough income, perfect rental history across multiple states, and outstanding credit. I suspect illegal discrimination based on our ESA, or some other arbitrary reason. To get an explanation of the reasons for rejection, you have to send a hard-copy letter to their office, which is an absolutely absurd hoop to jump through in 2024. They were perfectly reasonable to work with up until the application, but I am utterly baffled. I may update this review pending a response to that letter.

Negative experience: These people have no class. Don't waste your time. They're rated poorly for a reason. Imagine a co struggling with employees and look at their other reviews. They went out of their way to make me look bad. To be clear my last "eviction" was legally my roommate... 12 years ago. So if you're denied enjoy having your credit and information put on blast in public.

Negative experience: Once your lease is up they tell you to not cancel your electric and that the new tenants will take over the electric. Unfortunately that is not the case. I was still charged from MGE even though the apartment manager stated that would not happen. Now they are unresponsive to email and phone calls to get this issue resolved. Electric bill should be on the apartment complex for miscommunication. I worked with Sadie and Goldleaf management for over a MONTH to try and get this paid, but they just give you the runaround. Response times are notoriously bad and no one can give an answer. I'd recommend not renting an apartment from them.

Negative experience: I find it rich that Goldleaf will reply promptly to these public 1 star reviews looking eager to resolve issues, asking to reach out to their team, but I have already been in communication with them about extremely unreasonable security deposit charges, and this company does not listen or accommodate. One of the worst apartment management experiences I’ve had in the past 10 years/9 apartments I have rented. The money-grabbing feels very insulting. And their unwillingness to meet in person despite requesting an in person conversation to sort things out. Glad to be moved out.

Negative experience: tldr: don’t rent here unless you want mice as roommates and not a penny of your security deposit back! Pros (Casa Blanca) -fitness center -bus stop directly outside -French doors Cons: -mice. Yes, mice. See pictures. Found a mouse 2x in our apartment and LOTS of mouse poop. Notified management of the poop and the workers came and put caulk around some holes and laid sticky traps, but the mice came back anyways and we found one in our apartment. This time, they told us to “keep our apartment clean” even though we always keep it spotless and don’t leave any food out. To be clear, I am not blaming the maintenance people. They’re kind and helpful. We were cleaning the kitchen one day and found a giant pile of mouse poop back behind the oven, as pictured, so clearly they were still getting in. Goldleaf didn’t take proper measures to exterminate or prevent the mice and instead laid some traps and told us to keep the place clean. We bought mice prevention supplies and that seemed to help for a while, but they need to get an exterminator as they clearly have structural problems. -move out: they will scam you for every penny that they can. Charges like $100 for a small chip in the microwave that didn’t at all impact the functionality, over $200 for door replacement for a small dent in the door, etc. this is despite there being damage to other doors when we moved in that they didn’t fix, so it makes me wonder if they just take the money and don’t actually fix any of the damages, since they don’t impact the functionality of the apartment. All in all, they claimed we owed over $1000 in maintenance/damage repair, despite us spending hours scrubbing walls, counters, the bathroom; mopping; wiping walls; vacuuming and spot cleaning the carpet, etc. there was $130 charged for “cleaning beyond normal wear and tear” and they claimed the apartment was “dirty,” “black/grimy,” “sticky,” and “dusty,” when we bought multiple kinds of cleaning supplies on top of the supplies we already had to do an extra good job of cleaning. We did cause minor damage to 2 of the doors, so I didn’t fight the $500 charges for those (even though I find it ridiculous because one was a minuscule dent and the other was peeled wood that didn’t impact the functionality of the door- they claimed they had to order new cedar doors, but I’m sure they bought the cheapest doors possible.) they ended up taking our entire security deposit and claiming that we still owed them money. Essentially a giant scam that screws over college students & hospital workers. Before they try to leave a snarky reply about how we left the place, I attached pics from when we moved out, showing that it was clearly cleaned, mopped, and vacuumed. -on multiple occasions they notified us that they were doing showings of our apartment, but then didn’t show up for the showing and never let us know that it had been cancelled etc. I wasted time waiting around at my apartment just for them to not show up for showings. I called the leasing office to ask and they said that they show a “mass amount of apartments” so it’s not even guaranteed that mine would be shown. I can’t take off work each time they are doing showings just for the small chance that they would show mine. Why not choose specific apartments to show and only notify those people? -very high rent for the age/construction of the building, and they raised the rent by $500 in the 2 years that we lived there, despite not making any upgrades to the apartment. Do not be tricked or scared into signing a lease early because you think you can’t find something nicer and more affordable. You can. We were scared we wouldn’t find a new place, so we re-signed our lease in October 2021 after only living there a few months. The next year, we didn’t sign a lease at a new place until January 2023. We found a nicer, more modern, and almost double the size apartment that was closer to campus for $200 cheaper than what Casa Blanca raised their rent to for a 1 bedroom apartment with old appliances, old flooring, awful natural lighting, no central air, etc.

Fantastic experience: It took me a while to figure out how I wanted to structure this review. It is a lengthy one so bear with me. I just finished my undergraduate at UW-Madison and rented a one bedroom at University Square for the 2022-2023 academic year. The apartment I chose was one of the "non-updated" units. I thought it was great. The rent was about $100 less than other units I had considered and all utilities except internet were included. Plus, the location was very decent. There were a few noteworthy things while I stayed there: The good: -Working door PA and buzzer to let your friends in -Large window for lots of natural light (Not so great views though) -The maintenance staff for this property seemed to be very responsive. My lot and sidewalks were always among the first to be cleared. I often would leave for class and other apartments and businesses had yet to have cleared their walks. -This was the first apartment company I stayed with that actually FIXED some of the things on my move-in checklist. I had windows and closet doors fixed very quickly after I moved in. - The company often hosted events that had prizes and free food for tenants at their leasing office at a frequency much higher than I had seen before. - They dropped off candy on each door for halloween and cookies for Christmas. -$50 dollar discount if you renew The not so good: - The building is older and it shows in some places. For me, this was never a problem. - Small bathroom -If you do not renew your lease apartment tours are frequent (I never raised this as an issue because I really did not care all that much) -Boiler heat was plenty warm enough for even the coldest days, but during the time when Wisconsin isn't sure if it wants spring yet and temperature swings heavily it is impossible to turn the heat off on the warm days. Instead, it was simply left on, making the warm days uncomfortable. ^^This is my biggest and only real gripe and you should be aware of it as a possibility^^ Now for the part that sent a 4 star to a 5 star and the sole reason I left this review: As I mentioned above, I graduated in the spring and thus had a would-be-empty apartment for the summer months. I chose to sublet it to offset my cost. I spent an extremely exhausting month touring the apartment myself to interested parties. After I finally found a person willing to sublet I paid the $200 processing fee and that individual took over the final 2 and a half months of my lease. Here is where things get interesting. My sublessor was great, he paid the rent and saved me a lot of money. In the final half month (August) he left a money order for the rent and forgot to mark a name on it. Since this was so close to the end of the term, Goldleaf's financial team assumed it was from the upcoming tenants for the 2023-24 lease year and credited them the $415 dollars. This flew under the radar until I received my security deposit in early September. My security deposit, which should have been $900 dollars was about $360. The invoice was fairly straightforward and I was able to target to major things that I did not agree with. The first was obviously the $415 dollars deducted for the missing rent and the final was around $100 for a damaged bathroom sink. After calling, I was given an email and told to raise my concerns with Kana Hall, the building manager. She responded within the hour and asked for the photos I had taken of the damage to the sink when I moved in and confirmed that no payment was processed for August. I contacted my sublessor and told him about the problems. He was great and called the money order company and got all of the information to Kana. This is where Kana went above and beyond for me and what ultimately earned a 5 star. She took all of the info and in about 2 business days had everything tracked down. She kept me updated, informed, and reassured. When all the dust settled my lost $500 dollars was found. Contrary to other reviews, I never got an attitude, and really felt like I was being supported through this process. Thank you Kana for all your help!

Negative experience: This is the worst management company/place I have ever lived. The staff are frustrating to deal with and rude in general. Whenever I called to ask a question, they acted like it was a major inconvenience to them. Whenever I had issues or concerns they never took it seriously. They are incredibly greedy people. Plus, their maintenance in the winter is terrible! They do not use salt or have the parking lot plowed in a reasonable amount of time. With the lot being so steep, it was really difficult to get my car out and multiple days I had to call into work due to not being able to get my car out. Everything having to do with them was a nightmare. I wish I could leave 0 stars. My advice is to AVOID this management company at all costs!

Negative experience: Very poor management company, especially when it comes to any maintenance. Driveways were almost never salted well which resulted in lots of slips and injuries from falling on the ice. Maintenance also once gave me 24 hour notice to “repair the closet” which I mentioned to them was difficult to open. Maintenance failed to mention that it would be a 4 day project that lasted throughout the weekend and I found out when I came home and my entire closet was torn out. Once finished, there was drywall dust covering my bed and clothes, as well as several spots of paint on my sheets. Highly recommend not signing a lease with Goldleaf.

Negative experience: I’ll keep this short. 1. Was pressured into signing a 2nd lease after having been in my apartment for 2 months. Was told my unit would not be available if I did not sign the second lease then. 2. Lost my job in February 2023. When I informed Goldleaf, specifically Kana Hall, that I lost my job and would be forced to move when the summer rolled around, she informed me that it was my responsibility to find a replacement tenant. Confusing to me since they were so willing to show my apartment less than 4 months prior. 3. Was unable to find a replacement tenant before the summer as I was new to the area and didn’t know many people and no one was answering my ads. Was forced to move out as I had no other option in August 2023. I should point out that I was foregoing meals, basic necessities such as toothpaste and toilet paper, and not leaving my apartment AT ALL so that I could afford rent. Between rent, 1 decent meal a day, and medication that I needed, I had completely burned through my savings. 4. After dropping off the final rent check and keys in Goldleaf’s dropbox, I received an email about a week later from Kana Hall. She informed me I was delinquent on a parking lease (that hadn’t started yet) and that I needed to pay her immediately. I informed her that I had moved out and to stop contacting me. She responded with confusion, almost like she had never spoken with me about me moving out before. I reiterated my previous email, to which she viciously responded that I was responsible for the entire duration of the 2nd lease and that if I didn’t find a replacement tenant, I would have to pay the full duration of the lease. My guess is Miss Hall is not super familiar with Wisconsin law, as it states that a landlord must do everything in their power to find a new tenant if an existing tenant moves out early or breaks the lease. To tell it true, this has been a completely soul crushing experience. This was my first apartment that was just mine and it turned into this absolute nightmare. I feel as though I had been manipulated throughout this entire process and that I am now expected to take responsibility for something that could have been resolved if Goldleaf and their LOVELY (read:deplorable) property manager, Kana Hall, had listened to me in the first place. Because of the stress of this situation, along with a number of physical and mental health issues, I am now disabled. I ended up having to block all forms of contact with Goldleaf as they have hounded me since my last conversation with Kana Hall. TLDR: Don’t rent from these people. They are only interested in your money and do not care about any circumstances or hardships you may be dealing with. Their business is shameful and disgraceful and I hope they are able to sleep soundly knowing the kind of turmoil they bring upon their tenants. Thank you for your time.

Negative experience: Update: Facility is still a joke. There is a kid in the complex who left their fish tank running and flooded my apartment. I can't have a cat because it will "destroy property" but the IDIOT above me can have a fish and flood multiple apartments. Good job Goldleaf! This company is a joke. They tried to evict me after I paid rent on time by stating that I was delinquent $0. The office staff are clueless. Also, the company is running a monopoly on Madison properties, so their rent is outrageous. Their parking is outrageous too. Their facilities are garbage. Casa Blanca is DISGUSTING. University Heights and the one across the street is in bad shape. You are better off living at the lodge at walnut grove or university row apartments. The maintenance people randomly started charging people $10 if they don't pick up their packages within 10 days of them being delivered. They think marking boxes with an X is a "good" way to keep track of what packages have been sitting there. When the maintenance people are in the hallways, they are loud and obnoxious. There are a lot of homeless people on the property who continuously rummage through the garbage. The driveway is covered in potholes and I know one day I am going to get a flat tire. The water gets shut off randomly without notice. The elevator breaks on a weekly to monthly basis. The windows in the complex are so old, that they condense with water, and turn moldy every spring. I am obviously not resigning my lease, and I get an apartment showing about once per day for someone to sign my unit. Lastly, whatever security deposit you paid, you will never get back because they will find something damaged even though the damage was initially theirs. You are better living far away off campus and driving in and just paying the difference. Goldleaf development is a hazard to the community.

Negative experience: No sidewalks cleared, over 24 hours since snowfall. Snow partially melted then refroze like this. I (Kristy) had a bad slip right here, hopefully not serious injury. Thank you for reply! I will look forward to posting a better review next year, now that Gold Leaf has had more experience with WI weather. Sincerely, I do hope there are improvements, but I plan to have my own shovel. As a homeowner, I have had 12 hours to clear my sidewalk, even if I wasn't expecting snowfall, and I gladly help neighbors who have trouble getting it done.

Negative experience: If I could give a negative amount I would. This company don't abide the housing rule of the state. Now they discriminat if you are on housing. They don't care unless you are rich. I guess that how they make there money. Do I wouldn't rent from them. Looks like they don't want people to get better.

We can assure you that there was no discrimination that took place on your application denial. Your credit along with other items on your rental application did not allow us to approve you to live at one of our communities.

We do have higher standards than most other rental companies but we can assure you that your denial was based only one the information you provided us. There were no discriminatory actions taken.

Negative experience: Worst management I have ever experienced!!! NEVER EVER rent from them unless you want to be ripping your hair out every few months. Tried to charge money me multiple times throughout the year for their own errors with typing numbers in wrong etc and then threatened to kick me out for their OWN mistake of putting the numbers in wrong. They give no information or online documents, you have to call them anytime you have the slightest question since there is zero info online. Maintenance doesn’t repair anything the entire year even if you send in a request. They even had roof leaks that ruined my desk and then blamed me for not moving my stuff…. Such a joke of a company!! They will try and steal your money if you don’t pay enough attention so stay on your toes with all the things they try and erroneously charge you. Rent literally anywhere else!!

Positive experience: I've lived at the Addison for five years, going onto six. If I were reviewing this around when I first moved in, I'd give 5 stars, however, my confidence in Goldleaf Development has been on a steady decline over the years. The people who work at the Addison are great, but I unfortunately can't really recommend the apartment complex at this time.

Fantastic experience: Goldleaf Development is a great management company. I've rented with them for about 10 years or so. Maintenance is always very quick to respond. The Hunters Creek Property Manager (Andrea) is kind and understanding and has been very helpful.

Negative experience: Typically nice apartments with solid amenities and albeit expensive they're the same or better priced than comparable apartments in the area, at least in my experience. Quiet neighbors. However, for what you're paying chances are management and especially maintenance will not live up to your expectations. For a lack of a better explanation they're either clueless or bad at their jobs, possibly both. Friendly people for the most part but that does not excuse their ineptitude. In before the "We can't find your name in our records to resolve this issue etc" - I still have time left on my lease and don't want to risk any retaliation. God forbid any future maintenance requests or interactions were to dip even further below their poor standards.

Fantastic experience: Stayed here on a year lease. The management was always willing to work with me and my personal dilemmas i had moving in and then moving out of my apartment. The maintenance man was always super respectful and responsive to any calls or upgrades we had. I had underground parking which was kept clean and tidy. Only issue had was the batteries in the garage door opener were running low. 10 out of 10 recommend!
