He is incredibly knowledgeable and fixed several items for me, including a patio door screen, squeaky hinges, and a fresh caulk job on my bathroom counter and sink. What really sets Al apart is his 'can-do' attitude—he is consistently cheerful, considerate, and responds quickly to every request. He truly goes the extra mile and always reminds me not to hesitate if I need anything else. It’s a huge relief knowing the property is in such capable hands!
Fantastic experience: I’m glad that I have this opportunity to tell you how much I appreciate the fantastic job that the maintenance man Pat K. does at the apartment building that I live in!! “The Eddy” He is very thorough , meticulous yet down to earth without tooting his own horn! I have witnessed him going above & Beyond several times with no complaints! He took the time to talk with someone that was looking at the outside of the building , they were considering the possibility of living at The Eddy! He gladly showed them all around mentioning the various highlights of the apartments & area! When I’ve needed him to enter my apartment to do any repairs as he just did fixing my bathroom faucet, he does a great job and is always professional yet kind & considerate! We are all very lucky to have someone like Pat Maintaining The Eddy , the place that we call home!! Also, I will mention how well he keeps the building next door “ the Current!” clean & Maintained!! The Eddy and The Current share a garage , Pat can often be seen doing minor repairs & spraying down the cement and sweeping any debris up inside the garage & outside around the buildings! He does an awesome job keeping up with the ice & snow in the winter and the landscaping & mowing in the summer!! Fantastic experience: I would like to make a comment on 3/18/26. Apartment 109, David was my service tech. He put a new toilet in, in my apartment and he was very fast and efficient.
Negative experience: Vendors!!!!!! stay away they don't pay their bills on time they drag you out 45 to 60 days Poor Management!! Part #2 I did call, (veronica, accounts payable) lots of times throughout the past 5 years (late at least 25 times) your property manager called everyone, and the person i talked to yesterday (Jonesy)said you had no money to pay the bills ( no back up plan) and you were waiting on a check where's all the money? what if i was renting an apartment and said you are gonna have to wait for rent because I'm waiting on a check and its gonna be 45-60 days! WISCONSIN MISMANAGEMENT!!!

Negative experience: They will not pay their garbage bills, and we're living with garbage.That's been there for over a month with rats getting in dogs getting in and it's a health hazard Now it is just 3 weeks later. Have the same problem. Management is aware, as I'm the one that made them aware.So I know they know what is going on, but nothing gets done last time.You said it was a billing error. No true you knew you hadn't paid the bill. This time it is not from non payment. This time it was filled up with furniture from tenants. It is in our lease that they are responsible to pay to have that taken away, but our management does not make everyone follow the rules.Some rules apply for some people and others apply for some people. Some people pay for pet deposits.Some dont. I Guess it depends on who you are. Our manager is 2 hours from our property has been here twice in 4 years.I would not recommend Wisconsin management to manage anything.This is getting disgusting.It's nothing but a bunch of lies.
Positive experience: Pat K, the service technician was really fast and fixed our request within 48 hours. Even though our apartment has things that fall apart frequently, Pat is quick to fix them. The main office is never open so don’t expect to go in and see them. I think that they moved the main office. Our new AI assistant is unhelpful in my opinion.
Fantastic experience: Came into the leasing office and was greeted by Laura, Jamsie , and shar and I have to admit this was one of the most pleasant leasing offices I’ve ever entered. I left with all my questions answered and they made me feel like i was at home thank you ladies I really appreciate you

Negative experience: worst place I ever lived, been living here for four yrs, been harassed threatened 5 day evictions of things as simple as a bicycle in the yard or having guests visit including county therapists. We on 3rd or fourth building manager, staff plays favoritism between tenants, had rights are abused against tenants, building managers and higher ups all rude, dont reply back, consistently doing unit checks, rights as a tenant trampled, kids cant play be kids, pple steal your packages staff wont help, mail has been stolen, area manager and director all abusive and manipulate disability tenants, renewal funding for cambrian commons is being revoked, due to wisconsin management breaking laws and rules they suppose to uphold board members say, u do not want to live here at all! Rent increases almost every 6 months. Mismanagement of accounts by management's they have hired, avoid living here at all costs, seriously
Negative experience: A previous manager gave out my email address to another tenant with out my permission and I found out she also didn't put the right amount of income on my recertification ther were several diferent figures she has put down that year I have proof I have been trying to get to the bottom of it and I have his a brick wall with the Reginal manager with it no call back no text back about it I am getting fed up I dont want to hear o it didn't add up to much well when you consider being on disability and living in a place that's supposed to be 30 percent of you income for rent and manager puts down you are bringing in more than you actually make that is illegal and goes against the programs for 30 persent of income so anything above my income is illegal and immoral dont trust what thay say and the manager was fired what is going on I want ancers
Negative experience: The condition of my apartment was nearly unlivable. There was mold throughout the apartment, our sink broke and was not repaired for 2+ weeks, our porch was unsafe/falling apart, and much more. I have now moved out and was promised the full security deposit back, but have not received it after 40 days of moving out (which is illegal). DO NOT RENT OR DO BUSINESS WITH WISCONSIN MANAGEMENT COMPANY!!!
Negative experience: If you have the privilege of leasing with another company instead of WMC, DO IT! I lived in one of the E Dayton APTS. My first year here was negatively impacted by a neglectful property manager, Rhonda, who was extremely difficult to reach and consistently rude to both me and my family. I only met her once in person; after that, I never saw her again and could barely reach her unless I sent multiple emails. She was incredibly unprofessional, even making a rude comment toward my mom at key pickup. To make matters worse, there was also no receptionist in the office for nearly a year, making it nearly impossible to reach not only the property manager but the ENTIRE staff. When a replacement property manager was finally hired, they openly admitted that they didn’t even know where Rhonda was half the time and acknowledged that she should have been fired earlier. One example of Rhonda not communicating with us was when I returned from vacation, I discovered there had been a furnace gas leak in the basement of my apartment. This was never communicated to me by the management — not by phone, not by email — and I had to search the fire department’s website just to find out if I was in danger. I had to call and ask about for them to finally talk about it. When the next property manager, McKenzie, arrived, she initially seemed more responsive. However, a couple of months before I moved out, there was a break-in. Someone shattered our front glass door and broke into another tenant’s apartment, destroying everything inside. That glass door SHOULD NOT BE THE ONLY SECURITY MEASURE IN THE FIRST PLACE! I called the police and repeatedly tried to reach McKenzie. After 4 hours of no answers, Katelyn the leasing agent refused to tell me where she was (since no one in this company communicates with one another, apparently). When I finally got through, McKenzie was rude, hung up on me while I was mid sentence (because I was holding her accountable), and said she could not guarantee me a wood door — which ALL the other units already have. I then called Justin, but he sat in silence for most of the conversation and, of course, did nothing about the door. The door remains an "unbreakable" glass door. The rest of the staff, including the receptionists and maintenance, are just as unprofessional. The receptionists have 0 clue where their colleagues are, and their only role seems to be hitting a button to transfer calls straight to VOICEMAIL. The maintenance team is equally incompetent — when the unit was broken into, they emailed that the door had been “secured.” In reality, they only swept up the glass while leaving the hinges still broken. To make matters worse, BLOOD from the break-in was left in the parking lot and inside the building for more than 24 hours, forcing tenants to step over it. SHAME on this company for continuing to operate while raising rent every year on broken down apartments. IF YOU DO RENT WITH THEM HOLD THEM ACCOUNTABLE AND KNOW YOUR TENANT RIGHTS! P.S I do not want an automatic reply message, of “oh call us to discuss this” if so I know that you did not read my review and do not care. I already know Justin wont listen or do anything to make matters better here.
Negative experience: Believe the bad reviews. Honestly the worst housing management company I've ever been with in my whole 50 years of life. Never have I ever experienced a company so negligent. They take your money and ghost on everything. I had to basically force them to let me sign my lease once I was approved that should have been my first red flag to find a new company. They also kept my security deposit, $800, with no reason as to why. They should be banned by Dane County government from ever owning any housing ever again, they are literally ruining people's lives and stealing from us.
Negative experience: Bad people who just take your $ and then kick you out. I had better luck with Steve Brown apartments and they're not so great either.
Negative experience: Moved into my apartment August 1st. The unit had not been cleaned, I became sick almost immediately with a bad sore throat and cough while inside the apartment. My family had the same problems (headache, sore throat and cough) when they visited to help me move in. I asked the management company to clean the carpets which clearly had not been cleaned. They “claimed they had already sent someone to clean the carpets and would send someone again.” I moved everything off the carpets for them to be cleaned and they never showed up. So I cleaned them myself. They lied about them being cleaned before as massive clumps of dirt, bugs, hair and dust came out of the carpets and the water left after was black. I spent $60 out of pocket to rent the carpet cleaner. I have never had this bad of an experience with a rental company would strongly caution against renting from this management company. Also they WAY overcharge for rent to live in apartments in very bad condition.
Negative experience: I and many others were unable to leave reviews for a couple of weeks due to google flagging the page (WMC) for fake reviews, not really surprised. During my 5 year tenancy with WMC they provided excellent service, fast fixes and quick answers from property managers, the actual service is truly worth of at least 4/5. I really thought all the bad reviews about the move out process and never getting security deposits back was just bad tenants, guess I just never experienced it myself. Those employees earned the 2 stars, the company itself lost the 3. The reason for this review is everything after being a tenant. I was expecting maybe half of my security deposit to be withheld for the common things such as nail holes and paint, what I did not expect was them to hold my entire security deposit! I found out from the next tenant that little to no work was done on the unit before their move in, carpets still had the old stain marks from when I moved in and every hole was still in the wall, all that had been truly done was the removal of leftover trash, and some vent cleaning. Now, thankfully I had overpaid on rent, this was to be mailed out within 21 days along with whatever little amount remained in my security deposit. They did not mail it for almost 30 days. They had already broken a law in not mailing the check within 21 days, now after being legally required to refund the entire amount (Wis. Stat. § 704.28(4) and Wis. Admin. Code § ATCP 134.06(2) ), they were only going to refund my rent overpayment, no remainder of the deposit at all. It took three attempts of going to their office in person, but eventually the rent and deposit were fully refunded. Be better than me and actually pursue legal action, I was tired of the runaround and just wanted to be done with this. They will try to do this to you, be prepared to get a lawyer involved, even if for nothing more than writing them a threatening email stating that they are breaking the law and have seven days to make it right, or be legally required to pay out twice the amount of your deposit.

Negative experience: Our family dealt directly with the owners daughter (Principal), and the regional manager, and the way they treated us was unbelievable, and NOT in a good way. I truly would not wish it on anyone.
Negative experience: I am at a loss for how these people manage to rent an apartment. Been playing phone tag for literally 2 years watching them rent apartments to other people apparently. One person will tell you you're wasting their time if you don't check the website first but you'll also be told if you ask about something from the website "oh the websites almost always wrong let me check". Every few months I'll call again and someone else is out of the office and you have to talk to this person or you'll talk to the same person who will tell you the same thing and not call you back. Gone all the way up to chain from ground level property manager to his boss to his boss's boss to the regional. Same story they talk a good game and then crickets. Will update when I either find something or move to another company that finds me something. So far not impressed
Negative experience: Will hire you to do a job, then tell you they don’t have the money to pay you. Do not recommend cause what do you mean you can’t pay for services you received. Want to give them 0 starts but can’t leave a review like that, so 1 star but really none.
Negative experience: I had stopped to your location on Park Street and Cedar Park Cedar property to obtain an application to move for both accessibility reasons and fleeing a very bad abuse situation. I had let them know that I was a "real" apartment technician with certifications, and I used the word real so that they understood I was not a do-it-yourselfer or just a hobbyist in the event they were looking for somebody part-time as I have been recruited by this company for a few positions and just at the time was not in a place to change careers. I am looking to change careers or locations rather now and the properties keeping companies, I usually live on site as I am a full certified technician, I have a degree in project management and almost done with my building engineering as well as I train year-round educationally both in person and virtually and private training. I had stopped in with a friend who highly recommends this company and all I knew was they were working on some paperwork for their apartment to renew is what it sounded like so if they were renewing and this friend thought it was that worthy and I trust their input they are highly respected individual throughout to Dane County community and further. So I got this application returned upstairs was going to fill it out at his house and next thing there was a knock at the door like police, and stepped in no permission granted, started ranting, so I stood up b4 said we said hello, the first words he said, I fell were aggressively stated and rude at minimal was while he puffed his chest, pointing finger pointing out loudly said "I am a Real Technician, x3, then crossed his arms and stood very aggressively against said I am a real maintenance technician. I tried to explain to him that where I come from and work in with new builds our construction team is in charge of them. Until the three to five year mark so I wasn't unsure if they had hired a technician and I wanted to make sure they knew I wasn't some backyard Billy. After I learned his name was Bob, I had sincerely apologized and said I did not mean to offend you by using that word "real" as an insult I was more trying to verify that I was a legit certified apartment technician, I have most my EPA core, and 1, done, I'm a certified pool operator, OSHA 10 certified and many other certificates to which he replied well I don't have any of those but I am a real maintenance and I am the director here and I said well I apologize and it did not mean to offend I didn't know if they were still running off of the construction team. When I went to my first property it was a brand new build and they were hiring maintenance for the first time for maintenance to take over, and with how large the company is. He had puffed his chest at me and dropped his hands to his side clenched one fist as I put my hand out to shake his to apologize again and said I didn't mean to offend or disrespect that's not how I meant it I am very familiar with this property the company rather and was putting it out there if they had a position available anywhere. I like to live on site and work for my company and put my All In. I tried to shake his hand and he pulled it away like a 16 year old playing the gotcha or psych game. I found this to be the most unprofessional presentation as he overheard I guess what I said went to the office then tried to throw the leasing agent under the bus and say she told him. I don't know what anybody took it as but as an abuse victim the word real to me is something I utilize greatly because my ex made me feel like I was an imposter. I was also told by my former coworkers and other jobs that I've earned my right and no my stuff so that is how I should put it. Next time I will let you know that I am nationally apartment Association affiliated and certified apartment technician I meant no harm by the word real. He took that as fighting words and I'll leave it at that and stormed away. I don't know if this is how you all conduct professionally but if I ever have to like this at my property I would no longer be employed.
Negative experience: EDIT: this company is doing nothing after my mail was stolen, SEE SCREENSHOT! Don’t live here if you value your possessions! This company doesn’t care about their tenants. Also heard they’re going bankrupt! I’ve lived in this companies apartment complex at the eagle harbor location for technically going on 5 years now. 2 years in one apartment and almost 3 in my current apartment. Walking in to my apartment from the hallway is like stepping into another complex completely. It is embarrassing to live here. I’ve never ever had an issue with the property manager up until recently. Amanda and Dana were great. Easy to talk to, and Dana really was on top of things while she was here. However, they hired Stenesha Phillips, and ever since she’s been acting property manager things just don’t seem to be done properly around here. I’ve reported her 3 times already to corporate, still has done nothing. She has the worst power trip control complex I’ve ever seen in a person. She’s very rude and always has an attitude. She speaks condescendingly to the tenants, and she looks down her nose at everyone here. Since she’s worked here, nothing in my apartment has been fixed. Nor in the hallways or elevator. Same with the storage units. She has an attitude with me every single time I talk to her and the last time she did an “inspection” in my apartment she locked away my personal belongings in a closet I was told I could use before she was even working here. She also neglected to tell me she did this. I only found out when I went to call her about it being locked where she sheepishly mentioned “oh by the way, we locked your closet”. She throws random inspections whenever she wants, parking lot lights are never on so it’s pitch black outside and anyone walking in the lot could end up being hit by a car or our cars being broken into where the cameras (if those even work) can’t see. The back hallway wreaks of urine, the carpets are all demolished in every single hallway on every floor, the hallway walls are halfway painted and smeared with poop and dirt, and someone smokes cigarettes in the storage units downstairs. I have a list as long as my leg of things that don’t work or are broken or breaking in my apartment. Some of these things have been like this since I moved in. They half assed painted my apartment and left a huge hole in the wall as well as food splats on the ceilings. Said they would paint these, never did. They neglect to use water softener in the water, so the water constantly leaves a weird yellow/orange stain on all the sinks, showers, and counters. Someone is constantly pulling the fire alarm so the fire department has to come out here for false alarms on a regular basis. One time it was done twice within a 12 hour period. And yet corporate still decides to do nothing. Stenesha does not care about the tenants here. She’s barely ever on site, and when she is it’s only for a couple hours or she’s always late. Don’t bother trying to live in one of their places to rent , it’s not worth it for the price they’re asking. Not to mention how many times my truck that is registered to my apartment complex has been towed and I’m stuck paying the amount ($500) to get my truck back out when it should have never been towed in the first place. When talking to Stenesha about this, she said “this is the best we can do about the tow company”. There’s constantly dog poop in the yard as well as garbage, and the dumpsters are ALWAYS piled to the top with trash and also all over the ground. The dumpsters wreak and are full of raccoons, opossums, and squirrels all over the dumpster areas as well. NOW ON TOP OF ALL OF THIS, my mail is being stolen and Stenesha couldn’t care less. She has done nothing to try and remedy the situation. It was already painful to live here when they had a proficient property manager here, now it’s just unbearable. I refuse to renew my lease now mostly because of her and now this company because they also do nothing. Reported them as well. See my review for Eagle Harbor Apartments too.
Negative experience: What you pay for what you get is ridiculous. Run down apartments, corporate office is beyond rude and not helpful. Managers don't stay past 6 months. Run.
Negative experience: Well I found out that the security deposit check was sent to apartment address instead of forwarding address he couldn't get the address right but the new regional manager deserves a raise for putting up with incompetent people
Negative experience: We have not had a full time manager the entire year I have lived here, one day a week she comes to Two Rivers from Madison it's a nightmare. We have tons of problems in our apartments,Bed bug problem,bullying,too many animals,dog poop not picked up,hoarding,I could go on there is no control it's disgusting and difficult to live here . Sad no one cares or steps up to do anything!!!They won't give us the time of day ...

Negative experience: Renter beware: Horribly managed properties. From day 1 of moving in we were made to drive from one part of town to the next because we were given the wrong location to pick up our keys. Then, when arriving at our new place, one of the rooms was completely gutted, walls scrapped and paint all over the floors. Maintenance calls are never answered - most the time we have to wait for one the the Maintenance people to randomly knock on our door due to an emergancy for the business downstairs, let them enter with no notice, and then ask them to help with things weve requested months ago. Weve gone through 3 different managers since moving in - clearly this company cant retain employees, so even if they did manage to recruit a good one theyd likely leave (and I dont blame them). The parking rules change frequently, and have cost us 100s of dollars to keep up with. Were going on our 4th policy change since moving in 1.5 years ago. Ive never ever met a person with a postive review of this company so a 3 sounds far fetched and likely artificially inflated.
Negative experience: This review is about Briarwood's management. Over the last year and a half, we have average 1.5 entries in to our apartment per month. That is about once every 3 weeks. Sometimes a month goes by without one. Sometimes they come more than once in a week. Most notices say "you don't need to be home, please clear the work area and secure all pets." We have to keep our cat in the bathroom more than we are comfortable with. We have houseplants that are on permanent loan to a friend because the workmen continually knocked them over, and Jameson told that he could just not renew our lease if when we complained. We are paying for offsite storage for our valuables because of how many strangers come and go from what is supposed to be our home.
Negative experience: Contacting these people is impossible. They don't respond and I've called/emailed more than anyone should have to.
Negative experience: I live in the Beloit apartments. Poor management, hard to contact, dishonest, don't communicate legally. The maintenance people are rude, liars. I had to placed a video camera, because I believe the maintenance man, sabotaged my refrigerator? I lost over $100.00 of meats and didn't get compensated.
Fantastic experience: I had a great experience living at Yahara Landing for almost 10 years. There were a few managers over the years, all friendly and professional. They made repairs when requested, without any difficulties. They returned my complete security deposit, which I had never experienced with any other landlords. As a general point, I'm not excited about landlords, and I've had some really bad ones. These guys did what they were supposed to, and were professional about it. Credit where it's due.
Negative experience: I like my apartment. If it was on its own I’m sure it would be lovely. BUT: the water sometimes runs brown and stains my clothes when I do laundry, the single coin-operated washer and dryer in the basement (meant to service 14 units) is constantly breaking, the hallways smell like feces and cigarettes, and my property manager takes weeks to reply if he ever does. The turnover here is HIGH, both in staff and residents. I’ve had 4 different property managers in the 15 months I’ve lived here. That means there is zero continuity of care and nothing gets done. The building is falling apart (literally) and no one in management cares as long as they collect our rent money. Edit: so far this year we have had: 1 basement sewage leak that took 2 days to “fix” (and by “fix” I mean they dumped at least 3 gallons of bleach on the floor and didn’t tell us, so some residents woke up with red eyes and sore throats and the building smelled like bleach for 2 days and we had to air it out in the dead of winter), 1 gas leak, 1 CO leak due to a faulty water heater which they replaced with one that isn’t the correct size for the number of units in the building (according to the maintenance person I called after not having hot water for 2 days), and have gutted our entire backyard we were using as community spaces. It’s gotten so bad, we had to call Dane County building inspectors twice and the fire department hazard inspectors once.
Negative experience: ***DO NOT RENT FROM THIS COMPANY*** This company has been withholding my security deposit. They were provided notice that I was moving out and have been holding my security deposit longer than 21 days with absolutely no itemized list of why. Multiple employees have refused to give me a reason as to why. These are the landlords that you hear horror stories about. You can find better to rent from.

Negative experience: I called today on behalf of a friend (current WMC and Nichols Station tenant) to inquire about subleasing an apartment from my friend. I asked about their policies, what fees they would have to pay, application process, etc. The woman on the phone was extremely rude stating “That’s not your job, the tenant can call and ask”. I explained that the tenant was busy this week at a conference and requested that I call to speed up the process. The women on the phone stated that she won’t explain anything to me. I was left speechless. If this is how this company treats prospective tenants, I can only imagine how they take care of their current tenants. Because of this interaction, I will not be subleasing this apt. or renting from any property managed by Wisconsin Management Company. If you are looking for a property management company to manage your rental, look somewhere else. This is NOT the company for you. If you are looking to sign a lease with this company, good luck.
Negative experience: I've lived in one their apartments for going on 3 years. When I moved in I had income and 6 months later it changed to no income. I turned all my information in. Then one day I get a notice stating I'm $1,700 behind in rent. I contacted the manager and was told it would be taken care of. Well it wasn't. Over the next 2 5 years I've received multiple eviction notices. I've talked to every one of the 5 managers they have had since I lived here and not once has anyone said. Hey, about we adjust your income? I even filled out paperwork for rental assistance. My mother came and signed papers stating she helped me out with a little money every month. I never heard anything so I assumed all was taken care of. Wrong. I get another notice stating I'm even more behind. Most recently I received a notice stating that I owe $21,000 in back rent. I'm going to be homeless because they won't just simply adjust my income status. I'm told another issue is that I don't have a lease right now. Welk guess what? I don't right up my own lease. I've never had one brought to me to sign. They even shut my water off at one point. Not the water company. The maintenance man here. I've called and kept multiple messages for a call back from the general manager hoping to get help from them. Not once have I received a call back. This is entirely unfair and unjustified. I have nowhere to go and no money. I like living here. I don't bother anyone. But they will just not help me. Pretty messed up thing to do to someone when it's going to leave them homeless and it could have been easily fixed. REPLYING TO WISCONSIN MANAGEMENT: Sad that you would come on here and lie. There has absolutely NOT been numerous attempts to give me paperwork. Not once since I moved in here has anyone approached me with a new lease or with recertification papers. Stop it. Lynsay did not adjust my income all the way back in 2021 and ive told each of the multiple managers that have been here ever since then that my income needed adjusted. Instead of doing so you just giving me papers with an amount that grew and grew. I have every bit of it documented.
Fantastic experience: We have a great apartment manager, Kristin Mitchell, who goes above and beyond to support tenants. She takes the time to get to know tenants, which is important when working with elderly and disabled people. She has a confident personality and she knows how to get things done, but at the same time she’s compassionate, and offers help and advice whenever she can. You can tell she truly cares about people, and that it’s more than a job to her. She helped me get a coffee group off the ground to bring unity to our building. She has fixed up the building with nice furniture, paint, landscaping etc., even putting up positive sayings in the hallways to lift our moods- that she crafted. You get the idea: we are fortunate to have her managing our building. The maintenance team is also on top of everything. Aaron and Nick are easy to get ahold of, and very quick to fill maintenance requests. Typically repairs are made within a day or two, sometimes even the same day if possible.They are friendly, knowledgeable and approachable. They keep the apartment building up and running in excellent condition. The cleaning person also keeps the building in great shape, and has an eye for detail. They also decorate the building nicely for holidays, which makes the building feel like a home.

Negative experience: So in July of 2022 I applied to the madisonian townhomes with lauri stamps. She raised my rent at the last minute and my security deposit due to me getting section 8. She said since I get section 8 she was required to charge me the max for rent and security deposit. Later she had a lock installed on my patio without notice neither would she give me the key to my closet with my furnace when I'm paying for all utilities. She and Justin Brady broke into my home with the police and stole everything from my home except for 1 television and my couches talking about a 6 month inspection. I receive section 8 subsidy and they're the ones to inspect my home. I can't move in without section 8 inspecting my home so where is the power of a Management Company inspection when they're not certified in that work field. Lauri later put an eviction out on me falsely and won't return or respond to my emails or phone calls, under a Odessa Senior Housing LLC without reason and now illegally tampered with my lease and edited it without notice, adding Odessa Senior Housing to my lease when they're not even part of Wisconsin Management Company and I'm not a senior citizen. I than went to the office asking for something that I signed with Odessa Senior Housing and they said they couldn't and threatened to call the police on me if I didn't leave. I currently have 4 leases in my possession when i should only have 1 due to lauri and Justin having access to my home and all of the leases say something different. I'm constantly being harassed and mentally disturbed when they're aware of my mental illness and they don't care. I would never recommend anyone sign a lease or anything with lauri stamps or Justin Brady because they're fraud and committing identity theft and I'm seeking legal actions as of August for harassment and stolen properties and violation of my tenants rights. Please people be careful who you sign your name or give your social security number to because it's a lot of people who steals and lies. They gave me a 2 month notice that they were gonna enter my home when i wasn't there for no reason at all telling me that a lease i signed give them permission to enter my home when I'm not there and it's nothing i could do and that's when they assisted the police in stealing my properties. I told them to come in while u was home and they refused but came in uninvited and stole everything from my house. I thought Senior Housing was for seniors only. I didn't know you could sign a lease with one property and get sued or evicted by another that you never heard of or dealt business with. At first I was under madisonian townhomes than when I signed my lease they became Wisconsin Management Company, and now they're Odessa Senior Housing LLC. THESE PEOPLE ARE FRAUD THE WHOLE 9 YARDS. I'M currently up on a $5000 credit towards my rent and they're trying to evict me for no known reason at all plus I have a $4044 security deposit. I'm taking action and I regret renting with these people because they're racist. Justin told me because I was black nobody would care or help me and that I didn't run anything and that they do what they want to people that move in their neighborhood. So please be wise and careful about who you deal business with
Negative experience: It's not the Company that I'm angry with. It's the Employee/ property manager that seriously needs to go back to school and revisit that course. She apparently missed the chapter on dealing with and resolving conflicts and her attitude needs much attention too. They should also be checking her background because she's as shady as they come.
Negative experience: I moved out August 1st, and the apartment itself was fine, but the management company is a disaster. I have called 20+ times and left probably five messages now regarding my forwarding address since I moved out, and no one has gotten back to me. I even went to the downtown leasing office and was told that the small apartments are not really managed by the leasing company downtown, I’m very confused. I have called Justin Brady, and Rhonda many times, and left many messages, and nobody picks up. I have mail at my last apartment and I need to retrieve it. They are no help.
Negative experience: They have several locations but the one I am concerned is the Old Hospital. Hall windows are atrocious dirt filth and never been cleaned since the management company took over. Across the board rent increased by 20% and they put it into the onsite manager's fun and expenses. the residents live in complete lockouts to all the facilities the rooms and halls have surveillance cameras throughout watching and threatening a fella who visits his very elderly mother. The dinners they provide comes from tenant's monies, nothing free is ever given by WMC. The cleaning duo husband & wife, start fights with tenants and then run tattling. The cleaning woman grabbed a man's body from wheelchair and threw him out the back door. no blacks have ever lived in the place since that occurrence. The gossip and problems all stem from the onsite manager and her husband wife tattlers.
Negative experience: If you see that a property is managed by this company, no matter how good it looks, RUN! It's not worth it! Rented from this company in 2022 into 2023. The apartment was about what we could expect though not what they advised or originally showed us. But that would have been fine, had they not tried to charge us an extra month, after we had moved. We left the apartment cleaner than when we came, we broke nothing. Yet 2 months later we haven't gotten our security deposit (or even a fraction of it) nor have we received any sort of receipt. Last we were able to communicate with them they were still charging us for an extra month without actual cause. Now they just don't answer our calls. Tried calling the phone number that was given to me. And got the answering machine 9 out of 10 times. When I finally got through to someone that could have helped me... They said they would then never actually did. Now they refuse to answer my calls or return them.

Fantastic experience: I lived in the Black Earth units which always felt a little dated. However the property manager Annie made a huge difference and although I just moved out she was transforming the place into a really nice place to live. Annie was extremely fair in working with me and my odd lease scenario, thankful for her. She was tough when she needed to be but always fair and wasn’t one to be pushed around. In my opinion management companies could use more Annie’s. She has always been very responsive and knew how to handle a myriad of situations. I hope that WM does what they need to do to keep her happy, she deserves it.
Fantastic experience: I usually don't do reviews, but this young lady, Stenesha Phillips really deserve acknowledgment. She is a great addition as manager for the Sun Prairie, Lothe St apartments. Since Stenesha started you can see all the improvements being made. Stenesha has made it her priority to meet, and introduce herself to all the tenants(including myself). If there's any problem, she promptly solves it to her best ability. You really can't ask for much more from a property manager.
Fantastic experience: I am writing this review for my brother who lives in an apartment run by this company. Since they brought on Dana Vonesh as manager and Nick as maintenance it has been a blessing for him to live there. He lives in a w/c, whenever there is a problem or issue we call and they deliver. Nick helps take care of small issues for my brother if he can. Both Dana and Nick get things done quickly and are very accommodating.
Fantastic experience: I think Annie does an extremely good job here, and I love the way she is very helpful when we have issues. I think she is the best manager we have had here in a long time!

Positive experience: The four star rating is for the new property manager, Stenesha. She has done a great job and is getting some needed projects/improvements completed around the property. She has been very friendly and helpful, each time I speak to her. I hope she stays as the folks before her didn’t seem very interested in keeping up the property.

Phillips, she is aware of building issues, she hasn't had this building long under her care and she has put in new hallway carpet, new hallway lights and has addressed tenants issues immediately, I'm Very Grateful to have her as my Property manager!!!!!!!
Fantastic experience: I currently live at Marshall Meadows, which is run by Wisconsin management. Stenesha Phillips is our property manager, and I couldn’t be more delighted to have her. She is attentive and make sure that the property stays clean and free of snow and ice. Much appreciated. But I do not like the dumpsters, we got new dumpsters, and it’s very hard for us to lift the cover to put our garbage into it. And when there’s snow in it, it’s virtually impossible. Would be nice if the dumpsters had a sliding door in the back that we could put garbage in through that way.
Negative experience: Heat was promised in my lease, I have never had heat in this apartment that wasn’t the result of a space heater. there has been a mold issue for a long time. I just want to be let out of my lease, where I pay over a THOUSAND dollars to slowly die of toxic mold inhalation.
Negative experience: They charge you a fee for online payment. Maintenance would take a while to handle. If they start a project, good luck to see it over.
Negative experience: Being one of their residents for over 3 years I can confidently say they abuse their tenants and do not care about hazordous living conditions like mold. First pictures are from July 25th, 2022 when I first brought the mold problem to their attention. Last pictures are from Nov 3rd, 2022. It is disgusting that all tenants have been washing their bedding and clothes in these mold fild machines for who knows how long. They also illegally moved my car while resurfacing the lot by not giving me 24 hour notice. Avoid at all costs.
Negative experience: 0 stars if I could. The communication and management is beyond horrible. Took almost 4 months just to get approved, just to get denied (apartment taken away due to them discriminating against my payment method) a few days before my move in date. Mind you I lived in their partnering homes in Madison for 3 years! Had to stalk management for a copy of a denial, did an appeal and guess what? It’s been over 3 months and haven’t heard nothing FROM CORPORATE I spoke with the Head honcho Elena, the only person to talk to and nothing from her! corporate doesn’t even care because they also know the turn over rate is through the roof, no one is knowledgeable on what your situation is. So long story short I’ve spent 7 months(before leaving my old unit until today) trying to move in where police presence and bad activity occurs daily. Thank goodness I was able to find a place in sun prairie that actually cared to do their job and get me approved and moved in.
Positive experience: After 19 years and 7 months, we are sad to say we are leaving Lake Delton Apartment Homes. The office and maintenance teams have absolutely been the best. I would recommend the property highly. Our new apartment is owned by the same company which is great. Thanks for the memories!

Negative experience: Update, the manager Laura at the Element is not compassionate and will lie on you. Take pictures and video and copies of your check in form and save for your own records when it’s time to move out. Record any interaction that you have at the office staff for your own protection. They took over the apartment complex that I am living in about a year ago. Haven’t had any issues with them except for the moving out process has been a nightmare. The manager and employee that work in our office specifically very rude and no compassion for their tenants. I will update my review after my final walk-through next week and let you know how everything was handled. I love giving positive reviews to let’s see if they make it right. Otherwise I will be giving a full update including video of what has happened in my experience over the last two weeks.

Negative experience: Impossible to get ahold of haven’t had any communication with any property manager since last august when we first signed our lease. Would be nice to have someone answer a phone call or respond to any email to get things sorted for their paying tenants. Might have to file a missing persons report with Madison PD for some of these so called “property managers”

Negative experience: What kind of pathetic business are you people running? You told me that you hold the application until the apartment is shown, then why wasn't it held for me? Lies and unresponsive to emails when I had an application sent out before other applicants, but I was denied and told other people had "dibs" - thats the actual words used. I dont know what kind of racketeering you people are running. Constant lies from all your employees. Edit: At least their management apologized for the lackluster process so I bumped it up a star.
Negative experience: i’ve lived in one of their buildings on east johnson since january 2021. have had repeated issues with bats, wasps, and mice. requested the windows be replaced in may 24, 2021. bedroom windows leak in the rain, the living room window sill has rotted out and still has paper towels stuffed in the holes from when i moved it so as you can imagine it’s clearly the main source of the pests, and the rest of the windows in the unit either do not close all the way or lack screening. in lieu of replacing the windows, maintenance taped every single window closed. as a result i could not properly heat the apartment as it steam radiators which require and airflow. i’m tired and basically resigned to the fact that it won’t get fixed before i move out. sadly made the decision to leave my beloved apartment because although my requested repairs for health and safety hazards haven’t been completed nearly a year next month - they’re continuing to raise the rent. im not writing this out of malice, but rather describing my own personal experiences. all of the claims i have made are documented if this is of concern to anybody. just letting folks know bc i would want to know before making such a big decision!

Negative experience: The worst experience possible seemed to be the goal of Wisconsin Management Company. There was no management on site or maintenance. Just a grounds keeper to throw away bikes because "bikes laying around makes the place look bad." The same grounds keeper would dress up like a mix between an anime villian and what small children think Satan looks like. But it's the bikes that make the place look bad... Maintenance tickets could be submitted but were rarely acted upon. Sometimes, a person would show up take a look at the problem and say they would be back and then never return. I considered filing a missing person report for these guys but I would quit without notice if I had to work for Wisconsin Management Company. The playground was poorly keep. The large wooden beams to enclose the playground had the large metal nails to hold them in place sticking up just waiting to impale a child. I was able to hammer them back into place after Management decided to not resolve the issue. I'm pretty sure that there is mold growing in multiple parts of the apartment complex. You can smell it in the hallways even when the grounds keeper lights incense and sticks it into the wall. But that's not the only fire hazard, the fire doors are propped open because the door knob is broken. 3/15/2022 Edit: I did reach out to Jamsie as the owner requested me to do. I left a voicemail. 3/29/2022 Edit: They used the wrong city when returning my security deposit. I still don't have it. It has been over 21 days. Stupidity isn't an excuse to get out of legal responsibilities.

Negative experience: Not very friendly, I have a aunt that live in a apartment building and the manger always on her case, said it's a personality thing there's bullying going on in this place management doesn't seem to care. Call madison head quarters nothing gets done. They need to get knew management. My aunt and uncle are getting a lawyer I wouldn't suggest renting there till they get knew management.
Fantastic experience: I love this company, the house I moved into is perfect and clean, Jamsie the property manager has been a super helpful, nice person and extremely patient! All maintenance requests are handled very quickly! I definitely recommend finding a place through this company! The whole team is great!!

Negative experience: Lived at one of their apartments and thought it was pretty okay. Then I moved out and had my security deposit stolen for issues that I had marked down on my move in sheet. Talking to the property manager I was told they did not have the sheet and I would have to talk to corporate. No matter how many times I called, both their front desk and the direct line, I never got a response to my voicemails. Even my certified letter failed to get an even token response from this company.
Negative experience: I have been renting for two and a half years and Never been late on my rent. WMC took over two months ago and because the last company failed to give me my paperwork to renew my lease they asked me to leave a month before school starts. I’m a single mother of a disabled child that can’t find anything immediately and will be forced to be homeless without real reason. My son and I loved our home. It’s devastating. They told me if I leave nicely they’ll give me a good reference but if I fight it, and I got a lawyer they will go ahead with the eviction process. I’m truly heart broken and sadden over the inconsistency and unprofessionalism of this management company.
Negative experience: The School Street apartments in Marshall are overrun with crime, cockroaches, and unsupervised children, with no management presence to boot. Cops have been to the building for teenagers pulling firearms on other kids, and tow truck drivers doing their job by removing cars from the property have been beaten senselessly by visitors. Do not rent, do not apply, literally anywhere else is better.
Negative experience: Human fluids on our pouch were poured while my children were playing covid is on the rise and this has not been clean but only growing more bacteria and my children are unsafe!
Negative experience: Me and my friend got a place in cross plains above a bar and the owners of the bar literally harassed us by turning on the juke box at 2 am for months and we sent tons of emails and nothing was ever done at all , even got the police involved . Very very disappointed in Wisconsin management company , we owe 300$ for painting the walls on top of a 900$ security deposit as well and they won’t even compensate us for being so uncooperative. Definitely would not recommend renting from anywhere who uses them

Fantastic experience: We have been renting from WMC for four years. They have always been so responsive and professional. We have absolutely no regrets going with this company. They have a level of integrity that is hard to come by sometimes with management companies. I would emphatically say YES if any of my own family or friends questioned if they should rent from this company.
