Negative experience: I have rented most of my adult life, and I have never had landlords that do not care even a microscopic, minuscule amount like this property management company does. I have been misled and overcharged by landlords in the past, but I have not been completely disregarded and disrespected like I have with All County. AVOID THEM AT ALL COSTS.

We’d like to provide some additional context while still respecting resident privacy.

We began managing this property very recently after the unexpected passing of the owner, who previously lived onsite and personally handled maintenance matters. During this transition, we have worked to implement standard service procedures and ensure all requests are handled through our maintenance system.

In early February, multiple service requests were submitted regarding a smoke detector. A vendor was promptly dispatched to replace the batteries. When the issue appeared to continue, we contacted the vendor again and have arranged for the detector — as well as other common-area detectors — to be fully evaluated and replaced as needed.

Regarding the washing machine, the equipment is owned and maintained by a third-party laundry provider. We contacted the company immediately upon receiving the report and followed up multiple times to ensure service was scheduled. A technician did inspect the unit and reported no operational issues at the time of the visit. We have continued communication with the vendor to ensure proper follow-up.

We understand that maintenance concerns can be frustrating, especially during a management transition. Our goal is always to address issues as quickly and thoroughly as possible, and we remain available during business hours to assist residents directly.

Everything has been straight forward, and the employees are nice and responsive. The one minor maintenance issue we had was handled quickly and professionally. Negative experience: In my opinion, great tenant screening. Loved my property manager, he was over worked, had no time to intervene. Repairs msgs = 1 star. The accounting was so awful I had to explain what was going on to my tax accountant, who complained the whole time. In HIS opinion, "awful accounting", "not accurate", "NOT HOW IT'S DONE", he said. I complained & the staff became overly rude to me. I had to take my business elsewhere. Terrible experience. Update: Found a WONDERFUL PM! Great tenants! Great accounting!

Fantastic experience: All County is phenomenal. I cannot say enough good things about them. I recently signed up with them to manage my first rental property, and almost immediately the building experienced a burst pipe and required extensive repairs. They were so quick to resolve the issue, help find contractors, coordinate everything with tenants, and keep things running as smoothly as possible during this difficult and unexpected situation. I have not heard a single complaint out of anyone there, even though this has certainly been more work for them than normal. I will certainly use their services for any other property I need to be managed - unless they decide I'm bad luck! :)

Negative experience: I’m honestly heartbroken by how this property management company handled a recent situation. A technician came to my home to fix the heat, and I was nothing but polite, calm, and respectful. We actually had a friendly conversation there was no disrespect at all. I was texting my boyfriend at the time because he was helping me understand what might be wrong with the unit, since it had stopped working again that same night and I didn’t want my kids to be cold.About an hour after the technician left, I received a message from my property manager accusing me of being rude, disrespectful, and in violation of my lease without even asking me what happened or checking the facts first. I was completely blindsided and honestly in tears reading that message.I have cameras with audio inside my home that clearly show the entire interaction was kind and respectful. For my property manager to take a vendor’s false word and immediately attack me, rather than communicate with me respectfully, was incredibly hurtful. I’ve always tried to be a good tenant and treat everyone who comes into my home with respect. To be accused of something I didn’t do and threatened with charges and lease violations made me feel small, unheard, and disrespected. No tenant deserves to be treated this way. A simple phone call or question could have cleared everything up. I truly hope this company learns to treat their tenants with fairness, understanding, and basic human respect in the future.

Negative experience: Same thing happened to us, They are definitely crooked, negligent, narcissistic , mean and greedy, and no consideration for human kind. Now they are trying to sew us for thousands of dollars, because of the mold that resulted from neglected leaks ,and other miscellaneous false expenses that they invented to justify the amount of money they want from our exit of the residence. We improved the house while living there actually, at our own expense, After we turned in the keys their "painters" left the place wide open which resulted in squatters and then a police raid. But then they want to sew us , they did not do an exit walk through with us , I see that is their protocol, it is part of their routine that the leads up to a bill for thousands of dollars and a law suit, they even threatened with a letter from some crummy layer to make it look like you better pay them by a deadline or else...his reviews as an attorney are just like his "All Counties " clients If anyone wants to tell their experience to the courts , we are fighting back and I feel like they should be exposed, we could easily turn this into a class action

Fantastic experience: I have known All County for many years and know that it is a fantastic property management firm! Particularly I have known Denim with All County for his entire tenure with them and beyond… I will be the first to tell you that you will be dealing with someone that will show you the utmost respect, someone that will take you and any of your concerns seriously and address them with professionalism, high regard and will always take that call even when he is busy. Denim is a problem solver and will keep working whether it is day, night, rain or shine so that there is a resolution. Fantastic experience: im not technically a client, but i felt compelled to leave a review due to a very good interaction with Misty and her business. I was looking to change property managers and was not sure if I should call my "old" property manager i switched away from in 2024, and Misty with incredible integrity & candor suggested i give them a call back asking if they would reinstate my property as they are quite reputable. I was so impressed with her honesty I wanted to sign up with ACCS. On her advise I did end up calling my former manager and worked it out to reinstate that relationship, however I believe ACCS would have been an excellent group to manage my property based on Misty's honesty, professionalism & proactive nature. Please do not hesitate to give them a call, could not recommend higher! 6 stars!

Negative experience: All County has been managing my property for over a year now. I can't seem to reach the manager. I've been put on hold for over 40 minutes multiple times. Once, manager after extensive on hold, went to lunch. A maintenance guy took pity and answered the phone. Manager wouldn't tell me how to spell her name so that I could use the menu. I wasn't allowed to talk with the guy who does the home inspections. When it became time for lease renewal, I had to call them, no efforts were made to contact me. The current tenant hasn't cleaned the house in over a year, and I know that it is filthy. The current plan by All County, is to let tenants do their own inspections and send in photos to the office in lieu of an onsite inspection. All County charges $250. per 20 minutes maintenance fee, at least $500. an hour to put in a couple of screws on a deck.

Negative experience: Don’t recommend them. Our property owner switched to them halfway through our lease. We got stuck with the clean up and household repairs that were even worse when we first signed a lease. If they would’ve looked at our move in checklist they would’ve known but it probably got lost in the transition over. Not to mention repairs never got done and furniture in the house ruined 100s of dollars in our own belongings including the bathroom shelf coming out of the wall just to find out it was never installed right and the garbage disposal broke leading to flooding in our kitchen. Looking for a property in the springs? Honestly just don’t. I should also note that we never signed a lease with them. We moved in December of 2023. Included upon our move in we gave a check in list of the property to the people that ran it before these guys which included broken trees in the backyard, broken blinds, a chandelier hanging by a wire with a small clip. Most of the lights in the house didn’t work without causing a potential fire. We had a mold issue for several months and moved in to a garage and house full of the people’s furniture before us so uh yes we left what was left for us behind because it’s definitely not our job to pay for other people’s furniture clean up.

Our records show you moved in around early February and stayed for about a year. After move-out, our team had to remove a significant amount of debris from the yard and haul away numerous items left inside, including furniture, electronics, and household goods. Some items, such as a TV, monitor, and computer tower, required special disposal. Additionally, we addressed property damage including broken blinds, baseboards, and drywall.

We also want to mention that any maintenance issues could have been submitted through our resident portal, which is designed to ensure timely and efficient service.

Negative experience: I strongly advise to poor people like me, NEVER in your ENTIRE life go through this property management company, including the Alternative Deposit Program they are connected with called Lighthouse. They ARE money greedy. They will empty your wallet dry taking most of what you have left to live on by giving you a flase deposit charge. They charged me $355 over some basic house cleaning and I did NOT leave the house dirty. Bullcrap. Also a few things that were broken like blinds that I know were cheap. I took pictures and videos of the whole unit before I vacated it. The backyard was always messed up even when I first moved in. I just left it how it was. I was not even able to use the back door the whole time I lived in the unit because of the filth. If anyone who is poor end up renting from them, get prepared to pay a high lease fee or high deposit, a high renewal fee if you decide to stay, and if you ever decide to move out get prepared to receive a false high bill of the deposit statement, even if you didnt do anything wrong to the unit or leave it dirty. Lighthouse will not help pay anything, even though they are the ones who recieved the claim, not me. They are useless. They will also rush you to pay it. This county property management and Lighthouse has caused 'undue burden' for me and I'm sure for everyone else. God is a God of Justice. They will NOT keep getting away with this in The Name or Jesus Christ, The Living God.

Negative experience: They took over my lease 2 months before I moved out after I had lived there with no problems for 4 years. They kept my $1500 deposit and charged random things to it when they never even step foot at the property. I took them to small claims court and won and they didn’t send the money until I reached out again a month later. It feels like they take deposits hoping nobody fights it. That’s not the right way to run a business or treat people. Do not rent from them or use them to manage your properties!!

Molly, many of the facts you have presented are not accurate. When you turned possession of the property back over to us, we had to do a significant amount of cleaning, hauled away materials you left at the property, made a number of repairs (that were much more than fair wear and tear), and mowed and cleaned up the yard.  We did not make anything up, and documented all of our charges with pictures and a very complete inspection report.
 
We did not collect the same charges from the owner.  You have absolutely no basis to say this. 
 
We did go to small claim court, but to state “you won” is simply a fabrication of the facts.  Your statement is false. The magistrate did return a small portion of the security deposit back to you.  As you know, you wanted a significant amount of money back, which you inaccurately presented on your court summons, that was not granted, as it was your misunderstanding of the law.  We did pay you back the money.    
 
We were never rude to you.  We never directly spoke to you, but only through the magistrate, providing the evidence of how you left the house when you moved out.

Negative experience: Another shoddy company that wants to have as little involvement as possible. Instead of putting in the basic effort to answer the phone, they run everything through this junk website called tenant turner. Well, tenant turner doesn't work... It requires you to upload a picture of your DL to schedule a showing, which is asinine to begin with, then when the crappy site doesn't work, there's no way to contact anyone. Try to message on zillow, you just get another automated link to the crappy website. Here's an idea... list your phone number and answer a phone call like a decent human being. If you're a property owner, look elsewhere for a management company because these people can't be bothered to speak to potential tenants. There's a good chance I would be renting a property that they manage, but I couldn't get a hold of anyone to see it- pathetic.

Negative experience: As a property owner seeking reliable management services, I feel compelled to share my experience with All County Property Management, which I believe warrants serious consideration before entering any agreements with them. Over a tenure of more than three years, I have encountered significant challenges and concerns that I believe future clients should be aware of: Maintenance Costs: The costs associated with repairs and cleanings were exceedingly high. For example, I was quoted over $750 for basic cleaning services (not including carpet cleaning), $2,700 for a water heater replacement, and $3,700 for repairs related to water leak damage. This raises concerns about either a lack of awareness regarding fair market pricing or potential unethical practices involving kickbacks from preferred vendors. Additionally, the company's contract stipulates that any repair exceeding $500 requires authorization from the owner, yet I found that All County often disregarded this protocol, classifying most repairs as emergencies to bypass owner approval. Communication Issues: I experienced significant difficulties in communication with the management team. Repeated attempts to reach them via phone were largely unsuccessful, with many of my calls going unanswered. Instead of open and transparent dialogue, I was met with a series of ineffective email exchanges. Effective communication and accessibility are key traits to seek in a property management company, and unfortunately, All County fell short in this regard. Negligence in Management: I was troubled by instances of apparent negligence, such as a tenant terminating their lease and moving out two weeks later without adhering to their 60 day notice, and my property remaining vacant for six months without undergoing necessary cleaning or repairs. Many of the office staff appeared to lack the experience and oversight needed to manage properties effectively, often indicating that tasks had been completed when, in fact, no on-site verification occurred. In summary, my experience with All County Property Management has been disappointing and has led me to recommend that potential clients consider other options before proceeding. Caution is advised if you value reliable management and effective communication for your property.

Since Vatche wrote this review, I feel compelled now to share our side of the story.  I think it is important to state that I worked directly with Vatche’ and we discussed the issues and came to a professional agreement.  I agree with Vatche’ that we held some responsibility.  Again, I feel we left on good terms and most of all professionally.   My intent is to clear the record on a few items. 

Vatche does clearly state these are his opinions and I do not agree with them, and we did discuss them.  Of particular concern for me was that he indicated potential unethical practices involving kickbacks from preferred vendors.  We do not take kickbacks, and we are proud of the fact that we are one of the few companies in Colorado Springs that DO NOT MARK UP our invoices.  There was absolutely no foundation for making such an accusation.  The invoice we receive from the vendor is directly passed to the owner.  We have several vendors that we have worked with over the years, and they know an inflated estimate will not get approved. 

The tenants did leave the house very dirty and $750 was a good price for the condition of the property.  Another estimate came in at over $1000 which we disapproved.  Vatch’e did share with me that he had to spend over $1,000 on cleaning the property and the carpets. $2,700 for a water heater replacement is a great deal and includes pulling a permit, installation, purchase and follow up inspection.  It’s not worth arguing about it anymore but any experienced investor would know this is an good price.  $3,700 for a restoration company to come in to mitigate is a standard price and over the last 30 years of being in property management this too was a good price. Again, these prices can easily be found.  I often have conversations with owners about the repair limit.  In the case of the water heater – it was an emergency, and our concern was for no further damage to be completed.  We do send out notifications when we are doing Security Deposit repairs, and we sincerely try to use the Security Deposit funds for tenant negligence or tenant billings. 

Vatche does go on in his email about some other items in a professional manner.  He was a client for over three years, and I regret not finding out about any issues until the end when the property turned over.  Of course, my perspective is different, and we work very hard for our owners.  I tell everyone in the property management business that it is a relationship between the property manager and the owner/investors and communication is key.  I have taken all of Vatche’s comments very seriously and I will use them to make sure we review them, figure out what led him to his comments, right or wrong, and become a better property manager in the future.  I wish my long-time owner, Vatch’e all the best and I am glad we came a respectful and professional parting of our relationship.

Negative experience: I’ve been with all county as a home owner for over 2 years. While starting up service was great, communication has degraded. when I asked them to address my communication concerns and for a frank assessment of if we have a feasible landlord-PM relationship, a senior manager feigned concern for about a week but never followed up. As it stands, they have good maintenance staff but it seems they don’t really have management staff. They don’t communicate proactively about what’s going on in the property, as one would expect when one is paying a management fee. I entrusted my home to all county when I spoke with PJ, who I believe is an owner and whose email address now bounces. Now, the rest of the administrative side has taken a hands off approach when I have questions and concerns. One example is I specifically requested a follow up about a fire near my property at least five times and never got a response. At the time the maintenance crew reached out to ask me what I wanted to do about it and I told them it was the first I had heard of it. I repeatedly asked the property managers for details on the fire so I could respond to the maintenance team, but they actually ignored me and never responded for over a year on that specific query (and still haven’t to this day), even though they occasionally responded to other queries when they came up. It felt like a cover up. How hard is it to describe the event? Is that not your job as PM? I also experienced unprofessional treatment from a manager with whom I no longer interact with (they took an accusatory tone with me about radon testing. It’s obvious the PM isn’t from the area and they seemed to rouse the tenant’s anxiety unnecessarily based on their own fundamental misunderstanding of the radon threat and errantly and flippantly told me I was required to mitigate by law. However, law states that owners are only required to do testing upon tenant request — and that failure to do so terminates the binding tenancy agreement. Therefore, the only repurcussion for refusing to test would be that my tenant would no longer be obligated to fulfill the tenancy agreement after 6 months of my refusal, and could thereby move out before the agreed upon date. That’s it. Furthermore, as I would have been open to mitigation if it was indeed deemed necessary (which it wasn’t— which isn’t a surprise, but I paid to give myself and others peace of mind and reset the tone and paranoia set by said PM), but I actually would not be required to mitigate, either. I only would have been required to do it in order to maintain the tenancy agreement. The PM accused me of breaking the law when I hadn’t even been informed that tenant was concerned). After having a senior manager consult all county’s legal team: we all concluded in legalese that my interpretation of the law was correct and after the testing concluded no mitigation was needed, none was done. It felt like the PM just inherently dislikes homeowners in general and was treating me as though I had purposefully done something wrong- but they failed to tell me the tenant’s concerns so how could I have even known? Since I requested a different manager who could communicate it seems all county’s answer is that they have no such managers and so I now hear nothing unless maintenance has an issue which is a concern I would love to talk about with PJ. I imagine if my property generated more monthly rent I would be more of a priority for them. I’d love to have answers about whether all county wants my business or if we have an irreparable scaling clash. I’ve been open to solution and waited for over a year, as I don’t like to write reviews in the heat of the moment. They’ve had plenty of time. Is PJ still with the business? That said, my tenant has been tricky and I appreciate that maintenance does what they can in lieu of no admin to speak of. they are definitely a cut above the previous property manager I had, but that is a pretty low bar. I’m curious of the response from the owners. Surely you aren’t surprised by this review?

Positive experience: I must preface this review by acknowledging my relative inexperience with renting, let a lone through a management company, as I have been fortunate enough to own my own home for most of my life so I am a bit ignorant to what's customary. My wife and I recently relocated to Colorado Springs, and we opted to rent initially, rather than purchase, to familiarize ourselves with the greater Colorado Springs area. Our original rental management company was acquired by All County Colorado Springs (All County CS), and, at first, the change was almost imperceptible. The company was rather uninvolved, apart from a somewhat perplexing habit of leaving weekly notes on our front door regarding the exterior condition of the property. While an unusual practice, it was not unduly troubling, and we consistently maintained the property in excellent condition. The challenges with All County, however, began to surface during our departure. Despite the generally pleasant demeanor of the staff, there was a marked lack of consistency in the information provided regarding our lease termination. Upon purchasing a home and deciding to break the lease, I reached out to clarify our obligations. A member of their staff assured me—multiple times—that we would not be liable for further rent after vacating the premises at month’s end. I found this somewhat surprising, yet the gentleman persisted in his reassurances. Several weeks post-departure, I was informed, rather to the contrary, that further rent was indeed due. Whilst I had anticipated potential obligations upon breaking the lease, the inconsistency was irksome and suggested a distinct lack of professionalism. Additionally, upon receiving the initial disposition, we were confronted with a variety of charges, including repair costs, rent, a “late” fee (even though I was told I was obligated for any further rent), and remaining utilities—all of which totaled nearly double our security deposit. Aghast, at first, we do have kids and 2 dogs so most of the charges, to include the rent mentioned prior, seemed reasonable. While we were prepared to settle the balance, I ultimately raised several disputes with the charges we deemed unreasonable. Regrettably, the process of finalizing a revised disposition, accounting for these disputes, was excruciatingly protracted. Over the course of several months, I placed numerous calls, only to be informed repeatedly that dispositions were handled by a single individual, requiring me to call back at later intervals—at which point, I found myself wishing I had simply paid the original disposition just to bring our dealings with them to a close. It appears that All County’s greatest shortcoming lies in its administrative procedures—a rather crucial aspect of rental management. Perusing other reviews, one finds a familiar theme of administrative inefficiency, although a lot of the reviews seem a tad exaggerated. While adequate during our tenancy, All County’s handling of the move-out process revealed a considerable gap in both professionalism and operational efficacy. In summation, a three-star rating seems a judicious appraisal. They were sufficiently competent throughout the duration of our tenancy, yet their performance during the lease termination process displayed an unfortunate degree of mismanagement.

Negative experience: This company manages my neighbors property and it’s been turned into garbage with an old mattress and box spring stored in the backyard along with the yard itself turning into a sand pit with weeds out of control. I’m selling my house and have had potential buyers decline to place an offer because this yard is an eyesore to look at, so I called the management company for resolution, and here we are, weeks later with nothing being done. When I called to follow up, they relayed they couldn’t disclose anything - not even if the issue was addressed. UPDATE TO RESPONSE: The address was disclosed when I called, if it was needed again, why didn’t you respond to my email and ask for it? The 2nd time I called Hannah put me on hold, checked with a manager and said she couldn’t update me on the status..but what did she think I was referring to if the address was never provided???

Negative experience: Very negative people when you decide to leave, makes up ridiculous lies & fees to keep your security deposit. Charge me for fees that the home needed fixing with anyway! One minute you claiming I owe over 2k, next minute it's $936, just take me to court I have my paperwork! SCAMMERS!!!! I should put more up here, but don't rent from them. I was allowed by the state to break my lease, didn't even make it to 6 months of leasing and they charged me almost 2 months later.. you won't get a dime from me, but I'll do small claims court, I have ALL PAPERWORK, EMAILS, TEXT MESSAGES, ETC..... we all going to court....

Negative experience: We will make sure the whole world knows you are stealing peoples money and scamming!! My sister was never late not one paying her rent and you guys didn’t even want to fix the leaking their ceiling. I will make sure we reach out to every lawyer we know in the family. I came over to my sisters house all the way from Texas with my kids it was sad seeing the ceiling in that condition they paid almost $2000 in rent to live like this I took pictures myself because I told them this was not right when she told me her father fell through the patio. I instantly encouraged them to document everything. you smell mold all through the house because of water in the walls.. instead of fixing the issues they sent her a non-renewal. They are trying to charge her for baseboard damage and drywall damages, and lawn repair My sister and her husband spent countless days trying to get their grass to grow and called me on numerous occasions to get my help because I also work in the business. My sister is a property manager and we have been doing this for a long time. They are trying to charge her $9000 I will be adding my pictures that I took from Christmas. My sister sent multiple emails and they came out to fix the sink as if that was the issue. A lot of connections through the military base and I am definitely requesting that they put this property on the blacklist. Especially people who pay their rent on time should not be taking advantage like this they are charging to change the lightbulbs in the house They charged her for 24 lightbulbs They do not own the house preventative maintenance. Should’ve been performed in that house when requested in writing times. Her neighbors talk to us when we were there for Christmas and let us know that the owner did not take care of the house. The windows were damaged from the previous storm and still did not fix the windows have multiple witnesses and I will make sure my sister will not pay you a dime.. I ENCOURAGE ANYONE RENTING FROM THESE SLUM LORDS TO LOOK AT THEIR ACCOUNTS THOROUGHLY AND DOCUMENT EVERYTHING AND SEE LEGAL COUNSEL IF YOU ARE DEALING WITH THESE SCUMS.

Negative experience: Before you rent find out who the property management team is. All county will nickel and dime your security deposit down to zero! Regardless of producing receipts for cleaning and yard cleanup, I had my carpets professionally cleaned and they replaced the carpet anyway and still added a carpet cleaning fee to my final invoice! I took pictures and documented everything that was wrong prior to moving in and it was never fixed and now they charged me for all the repairs! They will keep your money no matter if you document prior to moving in!

Negative experience: Worst property management company I've ever worked with, and that's saying a lot. I called about a property several times throughout the course of my application, and was never told that an application was already being processed. As a result, I paid $70 for nothing. Never even got evaluated or considered, just immediately informed the property was gone. I contacted them about this, and was offered a check. That would have been great, if they'd followed through. Instead, they kept stringing me along, saying they'd send it, until I gave up, which was surely the intent all along. If they'll rob you and lie to you before you've even signed a lease, it sure doesn't bode well for those who enter into a legal agreement with this company. I will never consider one of their properties again. Neither should you.

Negative experience: For owners looking for great service and convenience, KEEP LOOKING! The first three years with them managing my property were fine. Or rather the tenants were fine. Reasonable maintenance costs and no issues with receiving payments. Then those tenants left and All County's business model showed its flaws. You pay 10% every month, but they WILL NOT inspect anything or visit the property for any reason--unless you spend days emailing the owner Scott. The only thing they do is a quarterly drive-by and take pictures of the exterior, and forward texts from the tenants. You can pay 4% for that level of service, but I learned this the hard way. Do not trust that they are efficient or have the owner's interests in mind. When it comes to repairs they say you don't need to do anything, then approve unnecessary repairs including replacing a hasp on a warped piece of plywood, then charge you $65. So then you have to ask to approve all repairs with photos. Another "repair" was fixing a door for $440, except it's the same door, and when you ask why there isn't a work order, they say it was really two doors and there's no work order just some notes... When those tenants left after having $2400 of repairs done for a 900 sq ft house in one year, my house sat vacant for 4 months because All County can't guarantee renters will stay. I mean, since they just forward texts and that's about it, I should not have been surprised.

Negative experience: Applied for a house in Divide, Colorado, I make enough money for it and passed the background. I get the lease sent to me then get a call that they are going to look at other applications. The lady was very pushy & I feel like I was lied to the entire time. Very poor business and also illegal. Waste of my money & my time. Do not rent with them. Don't use them for you're property. Extremely UNPROFESSIONAL!!!!!

Negative experience: I rented from this company 10 years ago, and 10 years later I'm still amazed at how dangerous this company is. I watched them neglect safety checks like basement drains and heaters, until the point of failure. A storm completely flooded the owner's basement because of this. In addition they refused to streamline payment systems which allowed them to issue frequent fines. They had time to issue the fines in person on the house, but would not have time for customer service or to even call to say that their auto payment system is down. Money you spend here makes a bad person richer, and bad people richer.

Fantastic experience: I’ve only lived at my new rental home for a month now, but thus far I have not had any complications whatsoever getting anything looked at or repaired with All County. The staff are very helpful and kind, and as soon as I put in a request to have something fixed, I am contacted within 24 hours with questions and dates to repair. Communication has been great, my only concern is the tenant portal won’t let you pay rent on the day it’s due… but someone in the office was able to enable the payment after we called them. Great company thus far!

Negative experience: Avoid. Avoid. Avoid. Renters and Owners beware. Unprofessional and non-existant communication. Took me months to get in contact with anyone as a resident with pressing and legitimate concerns. Horrible excuse of a property management company. Also the company leaves these pathetic insincere replies (as seen below) to comments after they take advantage and abuse their tenants. Please do not give them business. This company should cease to exist. Turns out the only way to get a response from an employee is to leave a negative Google review. AVOID. AVOID. AVOID.

Negative experience: "I would like to bring to your attention some issues I have observed with the property management practices at Institute Duplexes. My experience with the renting process has been less than satisfactory, as there seems to be a lack of direct communication with the landlords. Instead, a renting agency is utilized, making it challenging to address concerns directly. One notable concern is the discrepancy between the advertised properties and the actual conditions. There have been instances where photos from one unit are used to depict the entire property, leading to false impressions of updates and amenities. Additionally, during my residency, I encountered issues with the maintenance of appliances. Many of them were connected via extension cords, and turning off the switch would render them inoperable. Furthermore, I have experienced unexplained additional bills on a monthly basis. Despite being informed about the necessity to pay for sprinkler usage, the sprinklers were never activated throughout the entire year of my tenancy. This is particularly concerning as the duplexes are advertised as accessible units, which, in reality, is not the case. Another notable inconvenience is the inconsistency with the online payment system. It has been consistently turned off before the scheduled date, causing disruptions in the payment process. I would literally recommend ANY OTHER PROPERTY/ RENTAL AGENCY!

Negative experience: When I say RUN I mean RUN do not rent from these people they do not care about their residence. I have been a property manager for over 10 years and I have never seen anything like this. My lease is up February 29 and I was just served today a non-renewal. We have been great tenants we have been great residents and make our $2000 payment on time. we have never been late. We are now being retaliated against because of work order complaints that we have put in. I have a special needs child and I feel like his health has not been taken into consideration. I have been complaining about a leak in my Son ceiling that has an active hole in it. The first time I complained about the sink leaking in the kitchen they sent somebody to change out the screen on the Fossett, which I explained that that was not the problem. Now we have mold every where we have mold from all the moisture in the ceiling. This has caused my son to be severely sick. The only thing they seem to care about is the landscaping. The grass is not growing, and that’s the only thing that they care about. They have put notices on my door about grass despite how much money my husband and I spent on trying to make the grass grow. The back patio is a hazard for anybody who moves in here. I took over this lease from a family member three years ago. They have been in the house for over 12 years and no preventative Maintenance have been done the tenants before me has also complained about the back patio. They have multiple reports that they requested for it to be replaced it is a hazard. My kids cannot even go out in the backyard and play. my father was here for the holidays. He stepped out on the patio and fell through mind you he is 70 years old. They had multiple people come out for multiple bids to get the patio done. All of the vendors said that the patio needed to be replaced. Instead, they sent samps to come and put a 2 x 4 to cover the wholes. Kari Rodriguez one of the property managers came and requested to do a walk-through of the house my surveillance camera in the house caught the whole conversation and she said that the patio needed to be replaced and the ceiling definitely had water damage. I even showed her in my bathroom, the mold on top of the ceiling. The reason the leaks are coming through is because the owner or the property management company is neglecting the fact that the shingles have been falling off the roof and the roof needed to be replaced due to multiple hail storms I’ve had neighbors come up to me and let me know that our roof needs to be redone and that this company has not been taken anything serious. The sink has now fallen through at the bottom and I have had machines in the house for almost a week now with no communication Julie the property manager never responds and every time I speak to someone in the office they are incredibly rude. I feel really bad for some of the tenants who don’t know their rights because they talk to you like you’re stupid and like you don’t know anything. I feel like I am being discriminated against and retaliated on I am a pretty patient person because of the type of work I do and I try to give grace to everyone, especially in the property management field but the way that you guys treat your tenants is terrible. if I can warn anybody especially my military people to steer away from this company. please do not rent from this company. And if you are currently renting please make sure you are doing your due diligence, and following up on all of your service request. I have never had any problem with payments going through an electronic check before every time I put my check in they said it was returned after the second time it happened. I called the bank and the funds were in there. So they cut off my electric payment and I’ve had to go to King Soopers to pay every month. And again that shows it was their system because my payment has never been late. If I can give this company zero stars I would. I will do everything I can to make sure people know how this company treats their residence.

Negative experience: Edit: Scott (manager) reached out, initiated a conversation, and then ceased all communication...so thank you for proving my point that you leas by example, and not replying to emails is an acceptable practice. ********************* Poor Communication - Avoid, Avoid, Avoid This outfit is terrible with communication, which means terrible with taking action as well. The only way to get anything done is to call and (hopefully) reach someone directly. They don't respond to emails or requests in any written form. I've had items outstanding for weeks that they just ignore until you call to follow-up. I don't know that there are any "better" options by way of property management companies in the springs, but god help you if you wind up in a property they manage...because you are on your own.

Negative experience: We rent through this company unfortunately. We have had nothing but issues paying the bill through their portal. If you can't figure it out by the 2nd they turn off their online pay feature and force you to go elsewhere to pay (Walmart or other). If you have schedules that keep you out then get used to paying wayyyyy more in rent and fees. The house had repairs they don't address or fix. Their office is impossible to contact. Save yourselves headache and grief. If you are a soldier with a wily schedule and do not want to set your account to autopay, it will cost you if you go into the field.

I am writing to express my deep disappointment and dissatisfaction with the quality of service and professionalism that I have encountered during our interactions over the past several months. Unfortunately, my experience with you has been far from satisfactory. Despite multiple attempts to engage in productive dialogue regarding a security deposit dispute, our interactions have consistently been marred by a lack of respect and a dismissive attitude. One particular instance that stands out occurred when I contacted you prior to my move-out date to ensure that the management company was aware that certain appliances in the apartment were my personal property. During our phone conversation, you verbally confirmed that I could keep those appliances, stating that the management company did not have any interest in them. However, when I requested that you send me an email confirming this information, your response was both unprofessional and disheartening. You laughed off my request and mentioned sending a blank email. Such behavior not only undermines the credibility of your position but also reflects a lack of respect for my concerns as a tenant. Furthermore, during another conversation, I attempted to engage with you to seek support, clarification, or a potential transfer to someone who could assist me better with my situation. Upon explaining my concerns, your response was marked by an audible sigh and a complete disinterest in addressing my inquiries. You repetitively inquired, "Is there anything else I can help you with?" without providing any substantive assistance or resolution to my issues. This dismissive approach to addressing tenant concerns is wholly unprofessional and leaves much to be desired in terms of customer service. I acknowledge that your role may involve navigating challenging situations, but professionalism and respect should be cornerstones of any customer-facing role. Treating individuals with dignity and empathy, even during difficult conversations, is a fundamental aspect of customer service and human interaction. I firmly believe that individuals in customer service should prioritize effective communication and empathy above all else. In closing, I hope that this letter serves as constructive feedback and an opportunity for self-reflection on your part. It is essential to remember that professionalism and respect are integral to your role and should not be compromised, even under challenging circumstances. I trust that you will take this feedback to heart and strive for improved interactions with tenants in the future. Negative experience: Worst company and scammers. I feel bad for the person who is renting the home after us. We moved in and the home was so dirty. There were patches of random paint on the walls, screws sticking out of the floors, holes in walls and floors under carpet and large gaps in the wood, sticky carpet that had been there for decades, black mold in the shower, etc. and I documented it all. We moved in without seeing the place and it was a temporary means to an end since there was nowhere else in the area to rent. I took photos and detailed everything the day we moved in because the neighbor told us the last tenants were screwed out of their security deposit. The last tenants didn’t live there long and you could tell the damage to the house had been there and neglected for years. When we moved out we were also “accidentally” charged another month's rent that we didn’t get back! It was close to $5k they took and the house was left in the same condition when we moved in. I wasn’t about to spend our own money repairing walls, floors, and paint when I knew we would be leaving asap. However we did replace some things with our personal money since the home was that unbearable to live in. The heat also didn’t work upstairs ever so we had to sleep downstairs in the winter. They overcharged for cleaning and turns out they used our money for cosmetic repairs and replacing a decade-old carpet that we were not responsible for! The company will also randomly show up to the house monthly to inspect it without warning. No privacy.

Negative experience: These people are thieves who will try to charge you out of your security deposit. I should have sued them when the laundry room door broke due to shotty workmanship and fell and hit me. Instead they are trying to charge me to have it replaced, as well as over $1000 in other bogus charges. BEWARE!

Negative experience: They took money from our deposit to renovate the property. (Replacing sinks, repairing a rotten deck) took over a month to get the paperwork. I responded and it's been almost two months. Almost $2,000 zecurity deposit and i can't get this settled for almost 5 months now.

Negative experience: All County managed my single family home fire three years while I was away. One of their sales reps assured me that property in a locked shed would be kept safe and checked on regularly while I was stationed overseas as firearms and some other items could not be taken with me. Valuables in the shed were stolen (from what I have pieced together All county authorized the cutting of the lock), items not worth stealing (irreplaceable personal possessions) were thrown away by someone contracted with all county. Since the guarantee was not written in the contract I got an awesome apology and a “nothing we can do” about over 5000$ worth of property and irreplaceable family heirlooms and mementos. This business promised my property would be secured and regularly checked while I served overseas, then they cut the lock and threw away my stuff.

Fantastic experience: I was going to leave a bad review at first but found out that they can only do repairs the home owners approve. I share a property line with a rental and have been trying to get the fence fixed for some time (Colorado "good neighbor" law makes both parties responsible) I finally went to their office and the front desk was very cordial and informative. If you have maintenance issues realize it's the homeowner not the company. I will submit a formal request for the fence and update my review based on communication timeline.

Negative experience: If you have a choice, don’t rent or list with this company, read all the reviews. My daughter went to look into some spaces they had and was told by a direct neighbor that don’t bother moving in because they’ll never fix anything and don’t answer or return calls, among many other things. By the looks of the other reviews this doesn’t seem like an irregular or one off experience.

Negative experience: I rented from this company for 1 year, When I planned to vacate the property, I gave 60 days notice, HD the place 3 times cleaner than when I moved in, out of an 800$ Deposit I received 40$ back. They charged me for,a ceiling fan removal that was there when I moved In, removal of an old security system that was there already, A new kitchen faucet, There was nothing wrong with the original. New window shades that I reported as old and brittle when I moved in, Painting under kitchen sink, I tried to call their unresponsive team, The Hancock's, Got the run around from this Denim creep, They have never returned my calls I'm in the process of reported to the Better business Burea, And small claims court.Shady Company!!!

Negative experience: I have had many management company's since our board hires them not me and I have lived in my condo over 20 years. I have never had any problems until All County Properties took over. I would not give them a 1 but I couldn't write a review otherwise. They never returned calls or followed up on anything. I even lost a sale on my condo because they would not send documents etc. that new owners wanted. The new owners has been on a board and had alot of experience with management companies so they researched and decided not to buy. They told me the other ones we had had were good but not this one . They would not even return calls to my realtor. Kari always said she would get back to whomever she was talking to but never did. Anyway please look into getting a different company if it is possible for you

Negative experience: Scott makes excuses for Julie’s unprofessional attitude. They did the minimum required to repair things, sort of took things apart, fixed them and left it, then charged the cost to complete the job which rarely happened. It cost me thousands to return my house back to its original state. They gave me one third of the damage deposit for my trouble, lol. If you’re ok with being a Slum Lord, then this company is perfect. If you’re a tenant it’s great but they have proven that they do not care about the property or the homeowner. I don’t recommend this company, it’s unsettling to know that I trusted them to act responsibly while I was traveling abroad.

Fantastic experience: My daughter was a newlywed with a newborn when her and her husband started looking for a home to rent. The staff at All County were amazing and kept us in the loop of new rentals and helped my daughter and her new family find a beautiful house in their price range. Negative experience: This company overcharged tenant, held money, did not refund for 25 days. Their records were completely inaccurate from what was actually withdrawn from the bank. I sent detailed documentation to the company have not received any response. They provided false documentation regarding work done on a broken window. They did not board up or repair the broken window for over 9 days while unit was occupied. Unreasonable cleaning fees & maintenance charges. They kept the full deposit and are charging even more. I would not use them to manage property nor rent from them ever.

Negative experience: Horrible. Poor communication with the owner and tenants equally. Phone calls are never returned and the security deposit has been “lost” since May. Only one person on staff can handle checks and he’s never there. You get a lot of fluff when you show up in person by they still don’t follow through. I do not recommend using this company as either a landlord or tenant. No matter how cheap their services or how nice the rental is they have available. Protect yourself and go somewhere else.

Negative experience: Unfortunately it took them over a year to fix a shower faucet leak. Throughout my time in my residential location. I didn’t have working hot water and they continued to overcharge me on my water bill as well as late fees monthly on my rent, despite the fact I communicated these issues happening. They refused to work with me in any way. I’m now finding out I can sue due to the mold underneath the shower wall and I think I’ll be pursuing further action.

Negative experience: They have been managing my property for about a year now. Though the fees of lease signing and advertising were high is concerning what really earned them this review is the sometimes late or missing monthly updates on the condition of my property. The lack in communication. Also the fact they admitted to dropping the ball in giving me the 30 day notice that my renters were moving out. I only found out a couple days before they actually moved out. Meaning they did not advertise for the month and try to find replacement renters so that there was not a lapse in renters. Yet still have not stated how they would fix it or rectify their mistake. Now I’m out thousands of dollars. Any profit made in the last year is gone. I’m in the military and out of state. Entrusting this company with my property that I worked very hard for and truly feel like they do not care or have your best interest at heart.

Positive experience: Didn’t have a completely bad experience, initial move in, house was not clean it was if they just sweep and mopped and vacuumed. The trash bin was full and covered with mold, the backyard was covered in clippings and animal droppings. Service orders weren’t a pleasurable experience, the staff seemed frustrated and were being inconvenienced by you calling, the maintenance representative wasn’t better, complained about having to do the work. The move out was very sketchy ad they did not do a walk through with you there and will not talk about it to you, stated they will send a letter to explain all deficiencies. This to me says they have Ill intent, and I still have to wait 2 months to find out my deposit return amount.

Positive experience: Leased with them for a year. Any questions you have, they will answer to the best of their knowledge. Payment system is simple. You can pay by card or bank account. It’s online, the fees are low compared to other leasing properties. I would definitely come back and lease with All County again.

Fantastic experience: Our property manager, Jane, has been awesome to work with. She is very knowledgeable about the area and has answered our many questions, as we are from out of state. After we notified her of some maintenance items, she sent David over the next day. Every thing was taken care of and he was very helpful with a couple questions, too! We are so appreciative of them.. It has been a great experience!

Negative experience: Out of all the years I’ve been renting this is by far the worst company to rent from. You never get to actually talk to anyone about issues and if you do then they charge you for it. The house we rented was infested with fleas and they charged us 250$ to treat them two days after we moved in and we have no animals. They drive by each week and secretly put things on your door saying looks good or this needs to be to be done. They charge for every little thing. They never come out to actually fix the issues. They are rude and very unprofessional.

Fantastic experience: I have read lots of bad reviews here but i have had nothing but good experiences with All County. They were helpful when moving in and worked with us because we have two dogs. Any repairs we put in a meld for are always quickly addressed and solved to our satisfaction. Sorry for the people who didn’t have an experience as good as ours.

Negative experience: Probably the worst property management company I've had the displeasure of dealing with since moving to Colorado. So greedy, in fact, that they attempted to tell me I'd still be responsible for the utilities AFTER THE NEXT TENANT MOVES IN!! Beware of interactions with these people, and always know your lease inside and out. They will screw you any chance they get. Allen reality are the best property Managers I've dealt with here. If you have the chance go through them instead.

Negative experience: I wouldn’t even give them one star but Google made me. They took over the property management of the duplex I’m renting, and they have just been awful. Contractually, they are obligated to pay the water and the trash bill for me and my neighbor, but I woke up today only to find that the water was shut off. I called Pueblo Water to find out what was going on, and they said that it was shut off for non-payment. So All County hasn’t been paying the water like they were supposed to for THREE months at least. Not only that, my upstairs bathroom started leaking and the water was coming through the ceiling in the dining room. I notified them right away. It took them six weeks to get it fixed, and the delay caused even more damage so the contractor said the ceiling now has to be completely ripped out and replaced. At the same time I reported that, I reported a broken window to them from some kid throwing rocks or something. The window still hasn’t been fixed. But they sure are quick to drive by the house and leave cards on the door telling you that one chair on the porch is clutter and needs to be removed immediately. I pay my rent on time every time, I don’t need this hassle. All County is absolutely terrible for the tenants, but probably also for the property owners as well given that they’re going to end up getting them sued one of these days.

Positive experience: So, overall my current experience has been almost 5 stars but there are so many poor reviews I am still a bit apprehensive. I have lived in a property managed by them for a year now. Currently all repairs and replacements have been delt with quickly, almost always less then a week. All the maintenance men are amazing and kind, they never mind my baby when he's grumpy and let him watch often. We hope to stay here many more years and are wishful that the service this management company provides will not falter during that time. If anything changes, positive or negative I will certainly make an update

Negative experience: After "managing" the property for 2 months, they hiked my rent from $750 to $1500 SIGHT UNSEEN. That goes for all units on a month to month lease in the property. My place hasn't been updated since it was built and newly remodeled units next door are going for less than that

Negative experience: As a renter, their processes are cumbersome and not clear. From applications, to payment, to leaving the unit. When we call for help we leave messages and no one returns our calls In a timely manner. If they’re supposed to be representing the homeowner, they’re not doing a good job. I would not use them to represent me if I owned a rental property. Also, when repairs are needed they are slow to respond. For example, I have been without air conditioning for three weeks - end of August through September - and they have not fixed the problem because it is a warranty issue with the home. The proper thing to do is treat the customer and rental as if it was yours — pay for the repair and let the billing catch up. We paid for a rental with a/c and no one is taking ownership for resolving this

Positive experience: Sometimes acknowledges work order requests quickly, other times it takes a lot of requesting to get attention to necessary repairs. I would appreciate feedback from the company to say the work order will be fixed or if the home owner is choosing not to fix it. The app they use for interface with the company is user friendly. They helped me get the utilities set up and even gave me a gift bag for our rental property.

Negative experience: After renting for two years we waited the stated 60 days to get our deposit back. This was given timely. We got a partial deposit back but it was the majority. We submitted a deposit rebuttal same day for two main items we did not agree on being charged. We then waited an additional 5 months to hear back. I checked for status 2 times through email; once was ignored, the next they just said it was being processed. We finally get an answer and we were not refunded our two items. I then submitted an email response about the items because I feel we didn’t have control over these two charges but they feel we did so there was some clarification needed for me. I also submitted a complaint to BBB of Southern Colorado at the same time about the two disputed items and that I’m requesting a more prompt response. All County responded the next day which I appreciate. After reading their very long winded email they still do not want to approve our disputed item costs. And it turned very he said she said. I feel there was a miscommunication about these items however I was not given favor by Julie as she states her judgement was fair. I as the tenant was only doing what they asked me to in regards to one of the items and I feel they had no grounds to not even partially refund after it seems to be a lack of communication of the staff to me when I asked the steps I needed to take to address something wrong. So I won’t be able to get my charges rescinded. I took this route first to resolve this and wasn’t going to put reviews at all bc I didn’t think they’d not return the charges, but now that this is how they ruled on this issue and I can move forward, I will leave my experience. Otherwise all the bad reviews you read on Google, all the review sites and All County Facebook page are 100% accurate. I refuse to stoop to their level and go on speaking negatively. But those reviews are what my experience was with them as well. I just reviewed them again today and yes. It’s all true. They will come on this review with the long winded answer making themselves seem so wonderful, professional and fair. But just know all the bad is very real. All County you can save your time. Most of your responses make you look worse.

Positive experience: I have just moved into my rental property and all county has done a great job in immidiately repairing small issues I have identified once I moved in. The property was clean and ready for me to move into. The staff were very professional every time I communicated with them. I will continue to post updates as I live in this property.
