Negative experience: Literally the most unresponsive property management company I've ever seen. Ongoing noise issues at our condo complex from people's children screaming while windows are open, 'emotional support dogs' barking non-stop when left home alone, pounding on walls and the floor. No response, calls go to an extensive phone tree during business hours, then to voicemail which isn't returned. If your HOA is selecting a new property management company - steer as far away from this one as possible.

Negative experience: Unprofessional. I have been trying to look at some of their properties for about a month. They just continually spam me different properties through email... but they won't discuss showings and it takes forever to get a real person on the phone. Finally called them to ask about showings ... to just take a look at some of the places they keep spamming. The bubbly chic on the phone was actually quite rude and literally said that if I wanted a showing with a person, they probably weren't the company for me. Guess you don't really want to rent anything. If I cannot get a real person to show me the property, I probably won't get a real person when I need things fixed either. Remember that as property managment, you are also being interviewed, during these showings. Not giving all our money to someone who cannot even show up and be professional about doing their job.

Negative experience: ***** Predatory Fees & No Military Support I’m new to Colorado, and maybe some people here are used to these kinds of charges—but in other states, this is NOT normal. Colorado residents should really start pushing for change (or vote differently) because the way property management companies operate here is taking advantage of tenants. I didn’t choose to move to Colorado—I had to for the military. The cost of living is already high, but Dorman Property Management makes it worse with endless hidden fees and lack of transparency of costs. They’re the only company I’ve dealt with that does not waive application fees for military tenants. They also charge a monthly “risk fee” if your credit score dips below 700, even temporarily. I had to buy a car that would hold up in the snow. Mine bounced back within a week, yet I’m still forced to pay $15/month despite 12+ years of perfect rental history (no missed or late payment on any bills). Then there’s a $25 “Resident Benefits Package” fee that no one can clearly explain—another $300 a year for EACH tenant. Just another way they get money from everyone. This even goes on your credit report. The water utility bill is full of mystery charges: sewage, “admin,” fire department, trash, even a “streetlight” fee. My first water bill was $171, and I wasn’t even home—I was deployed. Tenants should be warned that these hidden costs will easily push your utility bill to $150–$300 per month. When I moved in, I submitted reasonable requests like replacing mismatched, broken blinds throughout the unit. The response? “We only replace them when they break.” Each window has a different style of blind, and apparently that’s acceptable to them. The ESA verification process is another unnecessary headache. Despite my dog being documented in all my previous rentals with zero issues, I was forced to go through an invasive online verification system. They already have my rental history and my security deposit—this was excessive and unnecessary. Their billing practices are equally deceptive. You pay a full month’s rent even if you move in mid-month, and then they pro rate it the following month. That’s another policy I’ve never encountered before in a decade of renting. It was $5,000 upfront. The only positive thing I can say about Dorman is the maintenance staff. They’ve been responsive, professional, and genuinely helpful every time I’ve submitted a work order. Hey… maybe it’s just how it is everywhere in Colorado but if you’re military, or anyone relocating under time constraints, avoid Dorman. They will nickel-and-dime you. I chose this home because I love it and want my boyfriend to be in a nice home while I’m gone for 9 months out of a time. I’m going to take care of it, but it would have been nice if the property mangers cared about it as much as we do.

We appreciate your tenancy and will do everything in our power to turn this review into a 5-star during the window of time that we are in a tenant/landlord relationship. I would like to a address a few of your comments:

1) You mentioned fee transparency which we take very seriously. We provide a break down of potential charges multiple times before a resident signs or pays anything. Specifically, we provide a link to review any potential fees on the ad, when a showing is scheduled, at the time of application, and then again when the application is approved.
2) We care a great deal about our military. Many of our team members are former military and/or children of former military members. However, Colorado passed legislation which made "military status" a protected class. Because of this, at the advice of legal counsel, we cannot treat people differently based on their military status (whether they are in the military or are not in the military).
3) Many management companies will not accept prorated rents for the 1st month - however - you will pay those proratiopns in the 2nd month. This is because of the risk that property owners take on when a tenant moves in with just a small payment. As for "deceptive" this was also mentioned at the time of application - which was acknowledged via signature on the application by all applicants. Again, we value transparency.
4) Our ESA verifcation process is through petscreen.com which is a commonly utilized 3rd party company that aids with verification. Unfortunately, the reason we have to use these 3rd party verification companies is due to rampant ESA fraud.

Negative experience: Decent company to rent from. They are easy to communicate with and maintenance requests were swiftly handled. The monthly "Residents Benefits Package" is required and is another $25 a month and seems like just another way to squeeze money out of their tenants. Most of the perks offered from it should just be part of renting from any property management company. We are always careful about leaving our rentals in great shape when moving out in order to get our security deposit back. We had the house and carpet professionally cleaned upon move out and patched + touched up holes in the wall ourselves. We were somehow still deducted over $700 from our security deposit. Some of that may be valid but certainly nothing that should be of that value and some of the noted damage was pre-existing prior to our move in. The largest issue has been trying to get the dispute resolved with the property manager. It seems the effective communication we experienced before no longer was there. The dispute has been open for over two weeks as one of my emails was not responded to for 11 days. It was only after following up that I heard back. Perhaps cause we're no longer paying customers the effort is just not there. Hopefully, it is resolved soon and we can all move on. Overall, not the worst company to rent from but definitely room for improvement.

Negative experience: After a few more years and several manager changes, we are really struggling with Dorman. At first I chalked it up to an untrained, new person and a mess of an account. But after elevating issues to upper management several times and slow improvements, we are still having problems. I don't know if it's our manager or the company but now upper management is gaslighting me. If I hadn't stepped in a put a squash on spending we would have been bankrupt. We make decisions at board meetings but manager doesn't follow through. We haven't had an audit in 5 years. We asked manager to hire someone 2 years ago and it is still not done. She lies to us about doing things, only to find out they were not done. The property is not being walked. Violations not issued or followed up on. I have to change my review. I do like the way the company is trying to be more visible to the board, but I am struggling with personanal, follow through, actually doing what we ask and what we are paying them for, and when we ask for help, we are being gaslight. ‐----‐-------------- Many negative comments are left by angry codo owners and tenants for Dorman because they are upset about dues being raised because insurance in Colorado has gone up 400% in 1 year. Plus they bought 40+ year old condos in a large area and expected their to be little to no maintenance and then claim no maintenance is done. Then the rip apart the few owners who are actually willing to volunteer on the board and sacrifice their time and attention to keep their community running but want to take no actual responsibility to actually do anything about it or help volunteer. They only want to complain that Dorman is ripping them off and not doing anything when actually they have no clue what really goes on because they do not attend board meetings!! So for a person who gives up my time to care about my community and serve on the board, Dorman has been very helpful to us board members, assisting us in everything. I will say communication with them as a homeowner could be a little better. Hardly anyone ever answers the phone or seems to be in the office. The only adequate communication I get is emails regarding board issues. The only way (as a homeowner) I can get responses from is on the portal. But I fully appreciate all their help as a board member.

Negative experience: Absolutely unprofessional. I was ready and willing to sign a lease for a rental townhome with this company before they pulled my application. Excellent credit, 4x the rent, and all I wanted was a simple confirmation that the units carpet had been cleaned professionally with a truck mounted carpet cleaner by the previous tenant. It even states in their lease that its required to be done by the previous tenant! I got down on my hands and knees during the viewing and smelled the carpet, there was no detectable odor of detergent or carpet shampoo that would be indicative of the cleaning they require in their own lease! Nor could they provide record of the chimney cleaning or AC being maintenanced before move out, all items they require in their lease. Their unwillingness to provide records of these items being done by themselves or the previous tenant is extremely concerning and makes me think they are not a trustworthy company. I would be extremely wary renting from this company if you are a prospective renter. -------- Reply to Owners Response: If you had the invoices it should have been no problem to clarify through email that you had record of the maintenance being done. Instead we kept being told the carpet would be "reassessed". Its extremely concerning that asking simple questions regarding maintenance of a home you intend to live in for a year or more is considered a red flag in your company. These are standard questions all prospective renters have a right to know. Not a problem though, I'm happy to take my business to a more reputable company in the area that wont give me the run around on these basic requests. I also look forward to renting from a company whose owner is educated enough to know how to spell "impossibility".

Negative experience: The worst Homeowners association, they'll harrass you over landscaping and not do their jobs. They'll end up on the local news for mismanagement and harrassment, for sure.

Negative experience: Our townhomes are getting repairs done from a previous hailstorm in 2024. As far as I can tell they completed the roofing. The gutters, downspouts, elbows, end caps, and hangers are not done and they did not work to complete them. We are expecting rain for the next week. I took it upon myself to take pictures of all the buildings with these nor complete. I called the emergency hoa number. Her smart self said you should of called when they were open. This isn't an emergency. We'll water that could end up in our homes is in an emergency. She said it hasn't happened. I said it can be prevented! She told me to submit a work order. The storms in 2018 a whole row of buildings and 2 others across from us had our siding off from the winter until spring. We have a board meeting on the 29th! I pray for all my neighbors not to have any damage! God help us!

Fantastic experience: Drew Bartlett met with us in July when we were considering putting our house up for rent in last year's challenging real estate market. He spent so much time educating us on the new aspects of Colorado tenant/landlord laws, the unique aspects of COS rental property market, and housing maintenance, as well as potential pitfalls to avoid. He also swung by the property on short notice to give us some possible rental ranges and times to market. We really appreciated his candor about becoming a landlord and what the company could and could not provide. He also provided ongoing education in the forms of emails, vlogs and short videos. Although we ultimately sold our house, I'd definitely reach out to Drew again and highly recommend him to other families who need a property manager.

Negative experience: Terrible company. My rental company switched to them and they've not returned a single email I've had to send. They refuse to provide a phone number for the manager. I have made multiple complaints and nothing has been done. They do not care about the quality of living for those under their control. Recently, another tenant's dog attacked my child and dog because they let it into the shared yard, off leash. The HOA is still ignoring me, therefore allowing this to happen when it is completely against the HOA rules and against the law. Magically today, they tell me they've just decided how to proceed... they process complaints twice a week, but mine went ignored on TEN of those opportunities. They refuse to communicate in writing which is interesting. The unhoused behind the complex literally broke through a fence to access the property and Dorman has done nothing. It's been an entire month now, I've sent multiple emails and they are completely ignoring me. The tenants ended up boarding up the fence at some point because Dorman employees are negligent and lazy. I've made multiple complaints and they claim they handle none of it; the parking I pay for, they don't know anything about it. Unhoused people using our complex to relieve their dogs and not picking it up, not their problem. Unhoused people breaking my property, stealing, etc? Not their problem. Yet they'll allow predatory towing for guests of tenants who have Dorman's stupid parking passes displayed at time of tow. Daily, I watch unhoused people move and store their belongings along the interior fence line of the complex. They steal my packages, have loud violent fights, then litter the grounds with drug paraphernalia (Fentanyl/Meth) and their personal items and Dorman does NOTHING. Neither do the police. They are now actively ignoring me because I continue to ask for a safe, clean complex to live in, which IS their responsibility. They have now raised HOA fees to $395/month because they took a huge loan to line their pockets. Dorman refuses to allow owners to attend the meetings to vote on these increases, to make sure they get to rip everyone off. They refuse to justify where this money is going; it isn't being used on the complex. For one, all of us are maintaining the trees and bushes ourselves when there are lawn care companies that come around; they should be paying us for doing their work. The fences and garbage areas are destroyed, the yard is full of trash and pet waste, I have no working light bulbs outside my unit (which they replace), there are clothes in a pile near the fence, the unhoused have a tarp hanging over part of the fence... so many things that they just refuse to maintain. As far as attending meetings, they hold every meeting without the tenants; they refuse to let us join any meetings by doing them online and ignoring requests to join. They are completely corrupt. They hang up on us when we call, won't allow access to their meetings, ignore emails, and have never even shown their greedy faces here. Disgusting, horrible, cowardly, greedy company with shady practices.

First and foremost, I want to clarify that Dorman Association Management operates as the managing agent for associations. This means that while we work closely with the Board of Directors to manage the community, certain responsibilities and decisions are governed by the Board and the association's governing documents.

Regarding your concerns about the issues with unhoused individuals on the property, it’s important to understand that our authority extends only to the residents and owners within the HOA. Unfortunately, we do not have the legal authority to enforce rules or take action against individuals who are not part of the community. We encourage residents to report such issues to local law enforcement, as they are better equipped to handle situations involving individuals outside of the association.

I would also like to address the accusation that Dorman has refused to allow homeowners to attend meetings or justify the recent increase in dues. This is simply not the case. All homeowners were mailed a copy of the budget, which included a detailed explanation of the increase. The budget increase was necessary to address critical life and safety issues, including $100,000 allocated for deck repairs and replacements, as well as a significant rise in insurance premiums due to current market conditions. The budget, along with monthly financial reports, is readily available for viewing on the homeowner portal at any time.

Regarding communication, our policy is to treat all homeowners with respect and professionalism. The only instance in which a call might be ended is if the caller becomes abusive and refuses to engage in a respectful conversation. We are committed to open and constructive communication and are always willing to discuss any concerns in a civil manner.

Finally, I want to assure you that Dorman is dedicated to the well-being of the communities we manage. We encourage you to attend the upcoming Board meeting where you can voice your concerns directly and hear from the Board and management team about the ongoing efforts to maintain and improve the community. You can find the meeting information on the homeowner portal.

Fantastic experience: I currently work in the industry and have worked with several members of the Dorman staff. I have served with Betsy G in an association that fosters training and development and in several charity service events. She is an incredibly hard worker and I would recommend her as a knowledgeable property manager. A recent and incredibly helpful interaction with her prompted this review, but I would be amiss to leave out several other assets to the company. I have worked with Drew B in several business interactions; transfers and competing interviews with new clients. He is very transparent and factual. I am not always happy when I hear from Ed R in the HOA division because it usually means I am receiving an HOA violation, but he is very responsive and works to resolve issues and violations to maintain beautiful communities. Finally, Alex Y is extremely involved in the community through service, associations, and local politics. He is an asset to the community and a wealth of knowledge.

Negative experience: We’d already paid $480 for a professional cleaner (required on move out). Somehow, our house was still dirty enough for an additional $450 move-out clean. The pictures provided of things missed by our cleaner would have taken maybe an hour to clean. Dorman will also give out lease information without notifying the people on the lease. We are also military and had to involve legal when trying to move out under the military clause (deployment orders). They did eventually do it but after we involved legal.

Negative experience: Absolutely awful experience! I was a client for over 5 years. Alex and Drew were great in the beginning. Then as it progressed, about 2nd or 3rd year issues started to appear. The biggest one was owner funds. Drew has full control over the owner funds and when to release them. Even though tenants would pay on time, he would release funds much much later. I tried multiple times to professionally resolve this situation, however both Drew and Alex would get quite defensive and completely disregard my concern. Every time Alex would have the audacity to "educate" me on the fact that I should not rely on income from my rentals. He probably though I got into real estate for charity. To summarize my experience, Alex and Drew exhibit entitled unprofessional behavior. They completely disregard and disrespect their client of 5 years and become defensive as soon as you bring up a concern. They always put the blame on the property owner and never take responsibility for any of their wrongdoing. I am waiting for my contracts to expire and I'm taking my business elsewhere. They do not deserve to have me as a client. During the 5 years we did have multiple issues however I was trying to be patient with them until i decided that I've had enough. To add to this, we are a family of Ukrainian refugees and when I asked Alex to take our personal situation in consideration, he prioritized his personal financial gain over being a decent human being. I do not recommend this company to anyone! Alex, please note that my name is Iryna.....not Irnya! You'd think for 5 years of working with me, you would notice that! Also, those who work hard to not get such reviews......do not have issues with clients, hence their reviews are positive. You failed to resolve issues with me and validate my concerns. To those who decide to try to do business with this company, my advice to you is to not sign their contract, they will work with you without it! Because if you do, they will take advantage of everything they possibly can! Also, look them up on Better Business Bureau......they have awful reviews and 8 complaints. Apparently I'm not the only one with such an experience.

Please know that as a company, we release owner proceeds around the 15th of every month (as contractually disclosed) for all residential rental clients. Even though bank holidays and weekends will occasionally alter the specific pay-date by 1-3 days, we have consistently complied with this contractual commitment (and we take it very seriously). Negative experience: The company has gone down hill since I began working with them as my property management team several years ago. I receive hardly any communication from my property manager about my property. I used to get annual property reports with pictures of my property, which I haven't seen in some time. I have gotten several HOA violation notices for my property as the renters are not maintaining the landscaping and it is somehow my responsibility to pay for the damage caused by these violations. I am also paying for some landscaping maintenance which I am not sure what it is exactly I am or was paying for but it seems this isn't happening either.

Fantastic experience: We worked with Danielle M for 22 months at a rental property never had a single issue with maintenance or communication. We paid the fee to re-lease early as we have purchased home. She was prompt in viewing home for re-lease and getting it listed. I recommend Dorman and Danielle. Will follow up after re-lease and return of our security deposit as home is in better condition then when we leased it. Curious to see how this all goes based on so many negative reviews. But so far our experience has been exceptional.

Negative experience: If you rent from Dorman, no matter how new your place is, no matter how clean it is when you move out, they WILL take as much of your deposit as they can! The charges were so crazy, they charged me for cover up streaks on the wall that THEY did before I moved in, and you could only see it in a certain light. It was absolutely ludicrous. Never again and would not recommend

Negative experience: After trying to resolve issues with the property Rocky said would be taken care of I've had nothing accomplished and nothing but lies!!! He's completely incompetent and his mother should fire him! I've never seen such poor management and dishonesty before. Fantastic experience: I have never been a fan of property management companies, but I like and appreciate Dorman Property Management. They manage the property where I live. Everyone I have dealt with has been great. Whenever I place a maintenance work order, it always gets taken care of in a timely manner. They have an online portal where you can access your lease, pay your rent, and submit maintenance requests, and I feel that it is very helpful and convenient. I have never had an issue using the portal or something not going through. I highly recommend Dorman.

Negative experience: Very unhappy with this company. We've tried several times to call just to get a second key to our building. No answer and no response about another issue. Our building is having lots of issues, they give our HOA board very little real help, but they won't let us out of our contract.

Negative experience: EDIT MOVE OUT: We just recently received our deposit back, and we’re surprised to see a cleaning fee added. We used a cleaning company RECOMMENDED BY DORMAN (RAGEN) to be emailed and told “we don’t send vendors back not on our reccomend list”. I emailed a screenshot from her own email recommendations. Let’s see how long it takes for her to write back and what excuse she will have for a cleaning fee. It takes her so long to even answer emails. This rental company has been the worse we ever encountered. Will update again to see what ridiculous response she will have to her mistake. I currently rent with Dorman. As a military family moving every few years is already a stress and this company could care less. From the beginning communication hasn’t been the greatest. To get ahold of people the loops you have to jump is insane. At one point no one came to the phone it was all emails … FYI you can only sign 1 year leases, and EVERY year your rent increases $100+. The contractors they have to come fix things in your home are also a joke. They love to send these “late” water bill notices with a backdate on them when they JUST upload them. Unfortunately the cost of rent and living is just so expensive at the moment. This home is not worth what the rent is, and to think it’s increasing again is such a scam. Military families stay away from Dorman. I’m afraid when it comes to moving out what they’ll try to charge us, and if we will even see our deposit back. I will update my review when we move out. I am just beyond sick of this company. This company should defiantly be on the blacklist for military housing.

Leslie - This one definitely hurts, as we love our military families. We do not do $100 increases every year (for all properties); rental rate increases are % based and follow market trends and/or client requirements. Some home owners ask for higher increases than others, and 98% of them have mortgages to pay; mortgages that go up every year due to tax/insurance hikes. As for communication, we always have 2-3 people answering phones to ensure people don't feel this way, but for higher level questions we do often ask folks to e-mail their property manager. I do agree that we are very e-mail depandant, which helps us with time management, but it is also is considered best practice in our industry. We have never charged you a late charge for your utilities.

I hope that we can earn your faith and turn this review around by the time your lease expires and wish you and your family only the best.

Negative experience: This business is shady. They kept some of our security deposit for “cleaning fee” when the move out agreements say that we have to get it professionally cleaned ourselves, which we did. The amount of money taken from our security deposit without proof of receipts is ridiculous. Go elsewhere to rent.

As to your comments on cleaning, we had to send someone out to clean properly because the cleaning performed was very poor. Please know that there is no "cleaning fee" - what you're seeing is the charge from our vendor to clean properly. It is our goal and hope that we can return ALL monies on any security deposit but not all residents allow us that opportunity.

Fantastic experience: Dorman is simply the Best! I’m an out of state property owner and they have been managing my home for 7 years. When I had hail damage, they hired the contractors to handle new roofing and siding. All I had to do was choose materials and colors. Dorman even dealt with the insurance company and I got money back! When I updated the kitchen and put in new all new flooring, Dorman handled everything. They screen all renters and are very communicative with me. I would recommend them to everyone!

Fantastic experience: Dorman was great for my rental property management. They are priced fairly and I barely had to lift a finger for anything. My property manager, Raegan, was especially helpful through everything. Negative experience: I’m very disappointed in the professionalism and credibility of Dorman Real Estate. It’s strenuous for military families to move place to place after a couple of years and having to deal with issues in their home. I had nothing but issues since the day I moved in. From lack of communication, credibility and maintenance. A few examples. 1.) When I first moved in John was my property manager and contacted him on few issues dealing with AC to a water leak. Since these matters weren’t executed in a timely manner. Constantly sending emails and come to find out he didn’t work for Dorman Real Estate for weeks. Then notified by the front Clerk my property manager was changed to Raegan. No sense of notification or communication. 2.) There were multiple times the AC went out. Each time it was fixed, I had to call 2 days later complaining the AC went out. Finally after 3x they were able to fix the issue. 3.) There was a water leak coming from the downstairs bathroom. The result of the leak was due to the incorrect toilet handle, in which every-time the toilet was flushed, water leaked. Resulting me having a water bill Over 3k for two months. It took the issue to be fixed 3x before the issue was resolved and to make sure the toilet handle fully goes up before leaving the bathroom. 4.) It’s July 19th 2022, I had moved out of the property May 1st, 2022 due to me PCsing. I still haven’t received my security deposit. It was said it was mailed out June 29th, 2022 but I have the check the mail almost every 2 days and nothing. The list can go on.. I have never experienced this many issues from any real estate company. This is a warning from renting from Dorman Real estate.

Josh, I am very sorry to hear that you were displeased with our services, and we certainly appreciate all military folks who serve our country; I come from a military family myself. Please allow me to address each of your specific complaints...

1) We sent out a notification to all tenants and owners about the property manager change over.

2) AC is not an emergency in Colorado (50% of the properties in Colorado Springs don't even have AC) and our HVAC contractors get backed up. Sometimes it will take 3-5 days for an HVAC vendor to be available. We work with several great companies, but it's been a very hot summer and all of our vendors are struggling with labor shortages.

3) We trust our vendors to resolve issues. 99% of the time they get it right, but there are certainly times where they do what 'should' have resolved the issue, but then we have to send them out on a call-back because the repair wasn't quite what was needed. The vendors we use are not Dorman employees and they are heavily vetted. I'm sorry it took so many trips for them to resolve that issues. For what it's worth, the city of colorado springs will often issue refunds on utility usage due to leaks, but we also ask tenants to exercise reasonable measures like turning off toilets that are running to avoid large bills.

4) It was mailed (we have proof). We cannot control the postal service.

I know this response to your review is pretty brief and to the point, but I do want to express that we did appreciate your tenancy, and REALLY strive to treat our tenant/customers as well as we do our client/owners.
