Negative experience: Atlas real estate SUCKS, my girlfriend and I recently moved into a unit in Colorado Springs and are absolutely frustrated with how we have been treated in the 1 WEEK time frame we have lived here. From our washer not being installed and not working after being installed, to a hole in our wall in the bathroom for the toilet paper roll holder because some maintenance guy never anchored it in properly. Gave these guys thousands of dollars and seems like we got robbed.

Negative experience: I have thankfully been a year removed from the clutches of this nightmare of a company. I have put off a Google review for some time because I wanted to feel what a different leasing company could provide. This company is hands down the worst organization I've ever had to deal with. Winter months without heat, unsafe tenants all around, bugs in the kitchen. Whatever your brain thinks of when you think of horror, these people will deliver it! In the time I rented with them, there was a rotating door of around 20 land lords. Any issue you have will require you to visit their downtown office multiple times in order to get a resolution. This company rents out what should be considered condemmed buildings. I still have rage a year after my departure. I cannot warn you enough to never do business with these people. Rent from anyone else

Negative experience: Even if I pay early with a check and they processed it after the due date I still get a the late fee and they say they can’t do anything about it. I still will have to pay that late fee. Their system turn off the option for you to pay online if one payment wasn’t processed correctly.

Negative experience: *Edit*: Their response below is crap. They know it s because they just got ANOTHER violation from the city regarding the heat. Again the city says the baseboard heaters can only be supplemental and they do not provide enough heat for the unit. They pick small things out of reports (ex: resident prefers not to use the baseboard heaters when in reality we have to tuse them plus space heaters to meet the required minimum for the city code) from the professionals to blame the resident for a problem and ignore the real issues. Nice try in gaslighting another resident but there is a very clear pattern in the reviews that can speak for itself. Lastly, they say they warmed with the city but I am here to tell you the city does not agree with atlas. *end of edit* These people are the lowest of slumlords there probably ever was. Take high reviews with a grain of salt and google where these people work or where their family works because there is almost no way they can be real based on our experience and everyone we have spoken to that also has rented here. Maybe they have some okay properties but overall slum is a better description. Our experience has been awful from day one. Our first day we had to call 3 times to get our move in information and how to get into the unit we had already paid for the lease to begin in. Also the listing online was misleading that paint was “fresh”, it was “freshly yellowed” in my opinion. It also listed tons of storage. There are 2 closets in the whole 3 bedroom house. Also listed “laundry on site”, surprise when we got here there is no laundry machines or even hookups. We should have run then. Our pipes froze within 1 week of arrival because the heat was abysmal and the windows were broken. (found out later that it had also happened a few months prior to our move in and they are still not don’t repairing the water damage - surprise to us since we have been living here since Jan)z. Upon arrival we had 2 broken windows at the end of Jan in Colorado. We had several windows without screens which is also against code. It took over 6 months and getting code enforcement involved and finally they offered to us break the lease and let us leave, but within 2 days took that back. My spouse left an honest review anonymously. Atlas asked us to reach out and give them more info and when we did they did not answer. Surprised? Nope not at this point. Now we have been without appropriate heat (again code enforcement confirms) since Nov 1 in Colorado Springs.Thankfully it’s unseasonably warm this year. To be clear we have baseboard heaters that do not supply enough heat to meet the minimum standard by law. We previously were able to also use a wall furnace that they serviced last winter to fix. This winter they are claiming it was never to be used and they won’t be fixing it. They are now accusing us of lying and being aggressive (when we have only been firm and assertive in asking that our tenant’s rights are honored and the unit be made up to code) and threatening escalating to their lawyer anytime we assert our tenant’s rights. The accuse us that we change what our work orders are when they come out, not true, only confusion since we have only asked for the gas furnace to be repaired and the city has cited them for the same and they are sending people to work on baseboard heaters. Recently since we have had to use the baseboard heaters and space heaters to try to stay somewhat warm we have begun to have more electric issues such as breakers tripping frequently. They sent someone to look at it and the electrician noted that it was too much on the system. Atlas now says sour fault for using space heaters, but still won’t fix the heat correctly. Atlas relies on their tenants not knowing their rights and we were not those tenants for them. Just run away, as far away as you can. Their prices might be cheap but you get what you pay for (or much less).

Negative experience: Do not waste your time doing business with Atlas. They are slumlords who only care about the lining of their pockets. I have a heater that has been going on and off. They send 2-3 different people out to “look at it” but no real solution in fixing it. Now the heater unit is not working and will be without for the next 6 nights with temperatures below freezing. Atlas responds is just use the baseboard heater which runs the electric bill up and don’t put out enough heat to warm the place up. Also after we told them that we don’t want to renew our lease, they continued to send our reminders to renew and want to dump the place onto us for ownership. It is like they don’t want to fix the problems, but have no trouble of dumping their own problems on you while you’re freezing without heating just to take you money. They DO NOT CARE about anyone unless your face is on a dollar bill. -100 out of 10. Do not do business with these people.

Positive experience: This review could change in the future but so far initial impression has been poor upon move in. I have dealt with 3 leaks immediately after moving in. Toilet, ceiling, and garbage disposal, all had their own leaks. The response time to putting in a maintenance request has been phenomenal though. The workers have been very knowledgeable, prepared, and kind. Just wish I didn’t have to deal with so much given my deposit had to be $45 short of $2000 and 1st month rent was due upon move-in.

WORST MANAGEMWNT COMPANY FOR AN APARTMENT IVE EVER HAD! 3 LEAKS AND 3 MOLD SPOTS THEY NEVER TOOK CARE OF ONLY BANDAIDED....KIND OF INTERESTING THAT HELLO MANAGEMWNT TOOK OVER MAY 21 AND MY OH MY THE PROPERTY IS BEING LOOKED AND TAKEN CARE OF. THEY FIXED THE ROOF TO REPAIR ALL THE LEAKS. NOT JUST MYSELF HAS DEALT WITH THIS. BUT THEY ARE KEEPING THE PROPERTY CLEAN AND MAINTAINED WHICH IS WHAT ATLAS NEVER DID!!!!! YOUVE BEEN WARNED AND IF YOU THINK YOUR EXPERIENCE IS GOOD, GIVE IT TIME BC THEY ARE GOOD AT PUTTING A FRONT ON UNTIL THERES A MAJOR ISSUE AT HAND. THIS COMPANY LACKS RESPECT FOR THEIR TENANTS AND LACK THE ABILITY TO TAKE ACCOUNTABILITY. THIS COMPANY SHOULD LITERALLY CLOSE ITS OFFICE IN THIS TOWN. Pictures below of the issues i had since 9/24 and atlas never took care of, dont put yourself in a situation to where you have to deal with this shady and crooked office. Negative experience: 11/4/25: I have been trying to switch the tenants on the lease for months now. I was told that it will cost almost $200 to do so, which I've been saving up for (and also is insane, because there's no need to charge money to change the names on a lease). Nobody will get back to me. They are trying to increase the rent by $150 a month, despite just having listed a more updated unit for the same amount that I pay now. The heat has been out for a month and all they have done to address this is deliver a small electric heater (so I will have to pay for the additional electricity usage outside of the $150 a month I already pay them for utilities). They respond to all of their reviews saying that they are working on it, but they don't change anything. They have an entire house downtown that is their "office", but it's only open by appointment. Yet another contribution on Atlas' behalf to the issue of homelessness. Renting/owning an entire 4 bedroom house, locking it up and not using it while people freeze to death on the streets is crazy dude. I'm financially sucked dry because of their rent increases and inability to get back to tenants, so scraping together a deposit to move is just not an option. I genuinely don't know what to do. Initial review: There were some moments in getting through the leasing process that seemed uncomfortable and a bit predatory due to there being a very corporate property manager, but Kyleigh was there every step of the way and was there to help out everytime I brought up these concerns. I'm so very glad that Kyleigh was the Asst. Property Manager, as there's a chance that we would not have signed the lease if she were not there advocating for us the whole way. Editing to add: after having been moved in to this apartment for a month, Atlas does not answer questions or handle any maintenance requests after you've moved in. They installed a new dishwasher while we were moving in and it was not installed correctly and the person that installed the dishwasher and the property manager have not responded to my messages. Another addition: Atlas implemented a parking permit system without providing notification to all residents, resulting in me having to pay $400 to get my car back. The way they decided to notify residents was solely via mail, which proved to be unreliable. I check my email religiously, and they have multiple other forms of contact that could have been used. There was no first warning, per the Colorado Towing Bill of Rights. The whole thing feels incredibly predatory. Will update if they decide to rectify this issue or make it worse. (Update: not rectified)

Positive experience: After working with Zac on the issues in my apartment for a while now, I think this will be my final review of Atlas Real Estate. There have been a fair amount of difficulties since I moved in. The tile in the shower was cracked, that issue is still on-going, leaving me unable to properly use my shower. A horrid smell of rotten eggs came out of the bathroom, any time I used the shower. Come to find out, the toilet wasn't quite installed properly, and horrible smells were venting out from the space between the toilet, and the floor, any time I used the shower, due to it. I currently don't have a toilet to use, either. However, after talking with Zac and some of my neighbors more today too, I've learned that the actual owners of these properties are also a huge part of the problem, in getting these issues addressed. The owners themselves (not Atlas) often choose to handle issues themselves, and frequently do not provide adequate service. I did not know this before, but now that I do, I want to include this in my review in the interest of fairness. And Zac is by far the more reliable property manager here. Sometimes he isn't easy to get ahold of yourself, but he will always get back to you in a reasonable time. Sometimes I've had a hard time reaching him, but I typically hear back from him reasonably quickly. Zac seems to really genuinely care, about his job, the properties, and the tenants. Today he offered me two months of the rent I prepaid in return, instead of just the one I was asking for. I've had a lot of frustrations with renting here. I still do. The problems still aren't quite resolved. But Zac is working with me on it, I was able to speak with him this weekend, and he's been incredibly helpful and understanding. It's because of Zac, that my views on Atlas Real Estate, are not as bad as they would be, without him. A lot still needs to get done. And it's taken a long time, which has been incredibly stressful and frustrating. But if we can get these problems resolved, and things can go back to normal for me moving forward, I would still renew my lease in this apartment next year. Zac is the best person to work with in Atlas Real Estate, and I hope he never quits. It would definitely be a lot harder, without his help throughout this process. From what I've heard from others too, he really puts in a lot of effort, to get problems resolved. Moving forward, once these issues are resolved, and if there are no further major issues to contend with, I might add more stars to my review. And I would consider renewing my lease next year, once these things are resolved. Because frankly moving is hard, I don't want to have to move if I don't have to, I just want the things in my bathroom to work.

Fantastic experience: Been great so far. Believe the house I’m renting is owned by Atlas. Furnace went out and they had a new one installed within a week. The contractors and maintenance guy are professional, friendly and know what they’re doing. Solid arrangement. I can get work and hobbies done with my son while they handle maintenance.

Negative experience: The first manager who took over this complex did a pretty good job in making improvements to the property and was exceptional in responding to tenant questions and issues. I have to give consideration to in that regard. otherwise this management company does a poor job with maintenance, communicating with and responding to tenants. They also like to add fees for anything and everything they can and say its because of rising costs and what not. I belive this to be an excuse for nickle and timing tenant as much as they can and being greedy. I guarantee that nobody was given a raise when they started to charge an "admin fee" in addition to the rent. Newsflash Atlas Realestate...thats your job!!!! Why should anyone pay extra for you to do what youre hired to do. I mean how greedy can you be. they double charge for utility fees for stuff they dont wven manage like electric...its in my name on my account. whey should I pay twice when Atlas has nothing to do with my electric account. I've seen other properties they manage and they are all ghetto run down and dilapidated. I would not rent from these folks again and when I move from here I will make sure that this is the last time I have to deal with this company. Sorry but Atlas your company is not up to par and you folks should do better.

Negative experience: Updated 10/01- We continue to wait for a vendor who was supposed to show up between 4 and 6 PM to fix an issue that code enforcement brought to light. There’s no communication from the vendor and or the property management about status/ETA and none I can try to call. I work a full time job and my time is valuable; this sucks. They even tell you if you miss your appointment time and the vendor comes out, you have to pay for their time. Who’s paying for my time? Updated 09/22- **Que the corporate responses on how this is somehow our fault or what I missed** There’s a couple reasons this company gets so many one star reviews. 1) you can’t do less than one star and 2) they’re out of touch and could care less if you’re house is in clean or functional condition when you move in. **** Updated to 1 star 04/28: I updated my review to one star because communication regarding maintenance has not improved at all. The Meld system/site is the worst for tracking tickets and communicating with management. I could go into specifics of our issues, it’s pointless. Just be very wary when renting from this company and keep everything documented. Previous Review: The communication regarding maintenance issues, is sorely lacking. It’s either non existent or they’re reaching out days after something was already resolved or asking when you’ll pay your rent. The maintenance request process is unorganized and we end up with multiple different technicians to fix one job. It’s insanely frustrating, and with hardly any updates done on the site, I don’t know what’s happening. We’ve had issues with the toilet not working properly at the start, the stove was not functioning completely from day one(still waiting for it to be fully connected after being delivered yesterday and no one to hook it up) and the power breaker is in the neighbors house. Which makes it incredibly awkward when it blows a fuse while using the fridge and the microwave at the same time, we have to ask them to pop it so our kitchen has power. Just be sure you check the specs of a property under Atlas. The ease of doing everything online is great; but the poor communication, lack of organization and delayed resolve of the issues, made this a 2 star review. 1 for ease of use, and 1 for Kyleigh, who responds more often than not.

Fantastic experience: After living in apartments, we moved into a newly renovated house with Atlas almost 2 years ago. We love having the space as well as the backyard. Atlas has been prompt in answering any of our questions and needs. Only 1 service request put in for a missing slider screen door which was put on promptly per our request. We appreciate the rent reminders that are sent out monthly. The only complaint we have is we would rather have grass in the front and back instead of cedar chips and a small fence around the front of the home. Other than those 2 items, we are happy with Atlas!

Negative experience: This company is a joke. I knew I was going to be in a bad neighborhood but the way the place looked before I moved in could have been easily fixed if they actually tried. You can never get ahold of anyone and their hours for the move out inspection are a joke. I'm a single mom working full time and 7-3 Monday-Thursday is a laughable offer. I can't imagine anyone thinking the way their places look is okay. Thank god I'm getting out of there.

Negative experience: Poor quality rentals, my sister is a single mom with two kids and is dealing with constant electrical and plumbing issues, no outlet in the bathroom except a power strip hanging from a hole in the wall, buckled and caved flooring, the windows in the living don’t open, previous gas/heating issues. How they can get rent this place is insane. If a breaker pops she has to go to the neighbors unit(triplex) to reset it and if they’re not home she’s out of luck and has no power. She can’t move because they won’t release her deposit so she has to stay until her lease is up in July so she can save money to move somewhere else. Slum lords at their finest. Do not rent from them.

Negative experience: I rented a house from Atlas for almost 3 years. I know you're thinking "why didn't you move if you weren't satisfied" which I would have loved too, but it's expensive and time consuming just to move to a different house. My time with Atlas was pretty lack luster. Twice a year, home inspections would be completed via mobile app which is okay...expect nothing was ever done to address deficiencies. When maintenance would be called to address issues they would find the cheapest way to fix a problem or just not fix it at all. Rent would be increased without any improvements to the property. When asked, they would say "that's the value of the home" without providing any type of evaluation to prove that. If you can use another company, I'd highly recommend it.

Negative experience: EDIT 05/07/2021: We renewed thinking the new property owner would help LIES. STILL HAVE THE BUG PROBLEM AND NOBODY ANSWERS. We reach out for problems with the apartment, only to get an swer WEEKS layer. Because of this living situation, I had a stroke. They will be hearing from us.::: We've lived in our apartment for over a year now. We've been fighting bugs and water damage from a leak in the roof for over 5 months now. I've spoken with our property manager about it and all they say to do is out in a ticket for it. We've had a pest control guy come out so many times that its not getting fixed. Nobody will answer us and I have an autoimmune disease so if I continue to get sick, I will sue. EDIT: 08/16/25 The only reason we're stuck here is money and Atlas knows it by not sending plumbers to fix our bathroom. It's been WEEKS and most of us have not had a proper shower let alone a bath. We've been washing in the sinks which are not looking good now! We keep getting pushed back and they still expect us to pay rent! They finally put a new table outside but not much else.

Negative experience: ETA 8/8/25 - I will be updating here as that is apparently the only way to hold this company accountable. I still do not have a refrigerator after 17 days. I have had to jump through hoops and do my own measurements trying to get them to get me a fridge that works, only to tell me the fridge that had an ETA of 8/5 to 8/7 is on back order until 8/20. I've emailed the address I was given and was apologized to but nothing's changed. My requests for a temporary mini fridge have been completely ignored. _________ I've had a horrific experience with Atlas since moving into one of their units in December. To begin with, the water heater was dead when I moved in and I had to go without hot water for over a week in December. Since June 17th, my refrigerator died, a pipe completely broke under the sink, and most disturbing of all, I discovered mold under the bathroom sink. The plumber said the leak had likely been going on a very long time, as the walls and flooring were wet and water had been "raining" into the crawlspace every time the bathroom sink was running. The refrigerator was not replaced for 9 days after submitting the maintenance request, and all of the food I had went bad. It was replaced with a 20 year old fridge that died less than 3 weeks later, meaning I am once again in a situation of waiting for a new refrigerator while my food slowly spoils for the second time in less than a month. I submitted a request to get my windows replaced in April, as they are original to the 1951 property, rotted, cracked, missing locks, and most importantly don't open properly so I couldn't get out in the event of a fire. After sending people out FOUR times to look at the windows and get estimates, I received a text this evening saying "At the moment, one of the windows opens fully, so there's no need to replace the windows at this time. The estimates for replacement were not approved, so we'll be proceeding to close this meld." One single window opens properly in the entire unit so apparently that's good enough? What if I'm in a different area in the event of an emergency and am trapped? There is no way that is safe or even legal. I will be doing further research into this and getting in contact with the Division of Housing for all of this. Having to coordinate all of these repairs has been time consuming and exhausting. I already have a demanding job, and dealing with this on top of everything else has not been kind to my mental health. I'm attaching photos, including the state of my laundry room after the mold remediation, as well as the massive maintenance list that accumulated in just under a month. Stay far away from this company. For obvious reasons I'm not putting my address now, but when I move out I will return to this review and add it because no one else should ever have to live here in these conditions.

Negative experience: Posting on a friend’s account so they don’t come after me to retaliate. This has been the literal worst place I have ever lived and it’s managed by atlas. Please avoid at all costs. We moved in with no heat at the end of the end of Jan and broken windows that weren’t fixed for 6 months even with the city code enforcement involved. Also they will gaslight here and deny records of most of this or say we lied, but read more reviews ad you will see that is their pattern. The 72 hour move in inspection wasn’t even sent to us until over 2 weeks into our lease. We did our own within less than 72 hours for our own documentation purposes. They refuse to fix things and gaslight you to try to say problems are your fault. They will serve you eviction notices at the drop of a hat or even require extra steps like paying in certified funds after one misstep of yours, but they have no standards for themselves. We should have not ignored the red flags at move in like receiving two emails for the same property with. 2 different deposit amounts and no one contacting us the day of to tell us how to get in, until we contacted them 3 times on that day. The yard was trashed (with not just trash but razors blades and screws) and overgrown.

Negative experience: This is by far the worst real estate company to ever exist. The amount of cleaning I did when I moved it was ridiculous, as well as the damage to the apartment was intense. The property manager as well as just the company was non existent when we lived there still to this day never met them once, maintenance took weeks to resolve and half of the time I fixed it myself. They also stole over half of our security deposit due to damages that were in the apartment upon arrival. If you are looking for a company who won’t bother you and you’re okay with fixing all their mistakes yourself go for it but I would never recommend any Altas property to anyone.

Negative experience: This company is poorly operated and managed. From moving in to a dirty townhome with large stains on the carpet, hair on the walls, and a dishwasher that didn’t run to the move out process including getting a check for our deposit, cashing it, and having them revoke the funds due to their own error. This has been the most frustrating rental experience I’ve ever had. As someone who works with other landlords. I would NOT recommend using this company to manage your real estate. There’s far better out there that can keep your property from becoming run down.

Negative experience: It’s EXTREMELY hard to get ahold of anyone in the office unless it’s a 3rd party answering the phone for a maintenance request. I’ve emailed and asked over 5 months to have ANYONE from for leasing office contact me and it has never happened. The apartment I MOVED INTO was not cleaned before hand and was disgusting yet they didn’t offer anything. The deck above me was replaced and they had wood against my door and saws cutting most of an afternoon with 0 warning any work was being done. But yet I can’t put a nail hole in the wall! Blinds were ripped and falling apart when I moved in and no replacement or acknowledgment even when the move in report was turned in. No one reached out to fix or replace any problems but yet if I hang a picture I’m liable. Have had issues with the neighbors and cannot get ahold of anyone. Very bad communication from the company.

Negative experience: I am so sick of greedy people and companies finding anyway to add charges. These people are ridiculous with all the extra charges they want to add on top of rent. I wanted to see a property until I read their descriptions a $10/month lease management fee is astronomical. What r u man again every month with a signed lease ? Positive experience: EDIT ON 5/4/25: I’ve been meaning to update my review- maintenance has improved significantly! We now get quick responses, and our manager, Austin Edwards, is always incredibly responsive to any emails I send. It’s been a huge improvement since we first moved in. EDIT ON 8/26/24: HVAC issue was resolved in June. Property Manager reached out and apologized. EDIT ON 3/29/24: Multiple times, our heat has not worked correctly. Like 56 degrees inside. We’ve had HVAC out and they said that Atlas is sending us the wrong filters for our system which is hindering it and damaging it. Atlas will not send us the correct ones so we will continue to have issues and freeze inside our own house (because remember, the fireplace didn’t work when we moved in and they won’t fix that either!) OH and we pay $20 a month to atlas for these filters and we can’t even opt out of it! Also, wanted to add that we recently had an issue with our dishwasher and found out it was fixed with duct tape. So yeah. EDIT on 1/2/23: Atlas has improved their maintenance system and now we have quick responses to any request. ——— I would give 0 stars if I could. We have only lived in our house for 2 months and there has been nothing but issues. I have never dealt with such an unprofessional property management company. I wish I had looked them up on the BBB before we signed the lease because then we would have known to stay away. It took a month for us to get our microwave fixed. They originally marked it completed when it was not fixed. I had to keep contacting people because nobody was getting back to me. We finally got a new one a month later. My fireplace hasn't worked since we moved in. Maintenance said it needs repairs to be safe to use. We were never told that the fireplace was unusable and we were relying on that for the winter. I have yet to hear the resolution for this yet they marked this request completed. One of our upstairs toilet are leaking out of the base and into our downstairs bathroom and I have not heard from anyone to fix this but they marked the request as completed. It's impossible to get a hold of anyone by phone. Nobody answers their emails in a timely manner. When you call the maintenance line, they have no idea about any tickets that have been submitted. I've had my property manager changed multiple times in 2 months. This has been the most frustrating experience I've ever had as a renter.

Negative experience: Absolutely HORRIBLE management company. The backyard of my apartment was covered in broken glass from the day I moved in, I notified them multiple times and all they did was send people out to rake up the dirt, which just dug up more glass and made the issue worse. They refuse to do proper maintenance even when threatened with rent witholding or legal action. Update: again with the gaslighting, as if I didn't just open another maintenance request this morning with new pictures of glass I found without even having to look for it.

All the things that were "in progress" when I moved in almost a year ago are still evident. Negative experience: My boyfriend wrote a bad review a few weeks ago, and it was the only way for them to get the ball rolling on addressing our trash concern. I’m writing one now because our issue is still yet to be solved!!! About an hour after he wrote that review. Someone did reach out, called the trash company and said we have 3 dumpsters back here for each building, and the trash company did NOT put a lock on the dumpster that was for our building , but someone on this block has put their own personal lock on the dumpster. The person we’re communicating with on this issue Jessica Cuellar, last we heard was that she was going to have to come audit the place, but that was almost 3 weeks ago! My boyfriend Christian sent her 3 emails to follow up, since she says she works primarily from email and still NOTHING. We basically have two 4-plexes sharing one dumpster! Most of these tenants have kids and multiple people living in these units, so the dumpster fills up within 1 or 2 days and is overflowing before being picked up by the trash company. Leaving us having to hoard trash until there is room to dump it again after trash day. There has to be atleast 10 people being inconvenienced here. This is not acceptable at all and extremely unprofessional. It’s not fair to everyone in my building and it’s not fair to everyone in the building behind us. It’s unfortunate we will probably have to end up taking matters into our own hands to have this issue solved since atlas can’t seem to handle doing it. We only have lived here since February and I’m extremely dissatisfied so far.

Negative experience: Scheduled a showing, confirmed multiple times, at least 3, showed up early and no one showed up. No way to contact anyone. No email or message regarding being late to showing or needing to reschedule. It is highly unprofessional and unacceptable. I'm very disappointed. No one has time to waste. To make matters even worse about an hour later after leaving after have waiting for 15 to 20 minutes after my appointment time I got an automated message saying thank you coming to the showing.

Negative experience: I'm always going to be grateful for having a roof over my head, also I am going to be upfront on my experience with this company, it's management, and complex. This has been an absolute nightmare of a curse. Anything you can imagine going wrong has gone wrong. First week we were here one week without hot water, thankfully it was the summer. Since then on 4 different occasions we have gone without hot water and heat, we have only been here 6 months. Our bedroom has a 73% humidity level which is causing moisture to where it looks like someone is dumping water down our walls. Also, I'll be providing pics to go with this we have had a rapid reoccurring problem with black mold in our bedroom and they said "mold doesn't grow behind cement walls" they sent someone with an air scrubber and dehumidifier, surprisingly put us in a hotel for two days and here we are just a few short weeks later and the mold is back again. Putting band aids on problems is there specialty. The person in charge which I won't put names does not answer emails, phone calls, and just so happens to always be in meetings, on tours or out of the office. Here we are in January going into February and we are going on 7 full days in freezing temperatures with no hot water or heat. Not one email was sent out to notify us, no space heaters were offered, no hotel was offered. On day 6 they sent an email out letting us know they have been tirelessly working on the situation. We haven't been able to properly shower, we had to buy our own space heater and leave the oven on. This place is excellent at putting band aids on problems. The mold is affecting how we feel and sleep which is affecting how we perform our everyday duties between work and life. They answer emails when they feel like it, and getting a hold of anyone in charge is a 3/10 chance. If you want to experience what living like an animal is like and having no support, might I add the management doesn't operate on the weekends, then rent from atlas, other than that stay as far away from them as possible. I could keep going on about everything else between multiple window leaks and no vents in bathrooms and nicotine stains they just paint over which causes brown running leak marks coming down the walls etc... but I'm going to just stop here. I'm sure they will respond to this review quickly, same day even, with how important it is to them that our well being is number 1 and how they deeply regret that I feel this way.

Negative experience: I didn’t want to write this as I’m still, very sadly, a tenet at their property. But they seem to have no problem answering reviews on here… This has been the worse place and company I’ve had to live at or deal with. PLEASE don’t waste your health, or peace of mind living at 1802-1806 E LaSalle st. MOLD, NO HOT WATER, NO HEAT, LEAKING WINDOWS AND SO MUCH WALL CONDENSATION YOUR WALL WILL DRIP WITH WATER. Yes this place is very cheap but that’s for a reason. We had SO MUCH mold in both closets all up the wall and all around our windows it felt like something out of a horror movie. Someone came to clean it after having to wait three nights with no answer then finally put in a hotel. The mold people said we had to wash all our clothes but Atlas wouldn’t reimburse us because “the hotel was our compensation”. LESS than 10 days later MORE MOLD AGAIN. We reached out Friday and come Wednesday no one has come to look even after they said Monday someone would be here. You CANT get ahold of Kathryn Ryn (property manager) to save your life she’s always “in a meeting, doing tours, or just not in” then Pamela B says call her for any questions for maintenance issues AND GIVES A NUMER THAT DOESNT WORK. Now today AGAIN no hot water (when we moved in there was no hot water for 6 days, and multiple times weve put in maintenance requests for no hot water since we’ve been here just for it to start working randomly 4 hours later) the guys fixing the hot water said there will no hot water/ heat for at least three days bc a part is being shipped from Canada. Do you think any of us residents get a email? Maybe a text? Maybe just ANY info on this? No. We happened to ask the vender and they were the ones to let us know.. we also had a window POURING water one night during a bad rainstorm and it wasn’t considered an emergency, so we had to try and tape up our window and use 6 towels to and stop water from pouring all over our outlets. This place probably needs mold testing in all units(I saw a similar review of this exact complex with the same mold issue) and should come with a warning when you move in *no hot water, but we have mold and poor communication!* all I wish is that I could get of this lease and be free of this anxiety causing, health concerning, dirty, apartment. (When we moved in there was so much dog hair in the heating ducts it looked alive) (yellow stuff dripped from walls we had to constantly wipe down) (gross stuff under the cabinet) and soo soo much more. *EDIT* Jessica did reach out at almost 7pm to my boyfriend saying the mold guy said the “mold wasn’t harmful”… and that they would be trying to find a different vacant unit for us to move into And Pamela reached out to let us know the mold guy will be here Friday… finally some answers, thank you.

Negative experience: It's mind-boggling how bad the Colorado Springs office is. They refuse to answer phone calls, texts, emails, or voicemails. You're forced to drive downtown to speak to them in person where you can find them super busy browsing Facebook and looking at pictures of horses. No wonder they can't respond to their tenants! Edit to add: See how they ask you to email the [email protected] address? You can do that, and then they will say, "Okay, we will reach out to your property manager and have them get in touch with you." Guess what happens then... nothing!! It's a joke. All I can do is laugh about it. Never have I experienced such an unprofessional company.

Negative experience: Seeking assistance from this company or interacting with the Colorado Springs office has been an extremely frustrating experience. My mother's refrigerator has malfunctioned three times, and each time, they have replaced it with outdated and subpar "refurbished" components that only last a few months. Consequently, we have had to discard spoiled food and have been unable to purchase groceries due to the lack of storage space. Additionally, the heating and plumbing systems are severely outdated. On top of the refrigerator's malfunction, we recently discovered a substantial water leak originating from the heater. This morning, a representative from the heating service informed us that we cannot turn on the heat until the issue is resolved. Furthermore, they warned that attempting to do so would result in the water leak and that we would be responsible for paying for the drying and suctioning of the water. It is important to note that this is Colorado during the winter, and this morning, the temperature outside was only 14 degrees Fahrenheit at 7:00 AM. We recently learned from the individual who repaired the refrigerator that when my mother contacted the Atlas office in Colorado Springs and spoke with a representative, she had not placed a work order despite stating that she was doing so at the time. It appears that this organization prioritizes profit over the well-being of its customers.

Negative experience: Company is a joke. I’ve been dealing with this “professional” company for 2 years now and the heat will cut off whenever it wants they will tell you put a maintenance request and they won’t show 2-3 weeks. Even if you have a newborn and then make you come to the office and do money orders if your rent is late but won’t put the money is until about 2-3 weeks later and then will add a late fee. Worst Rental company in the springs better off spending more money.

Negative experience: If it were possible to rate less than one star I would. My husband and I payed a deposit to move into one of the properties and waited till our move in date to get our keys. Upon that day when we got there, the apartment was dirty and not cleaned, there was a dirty toilet, dirty stove, fridge, counters and walls. There were brown spotting on the ceilings in the bathroom which I know is water damage. On the trim throughout the entire bathroom there was water damage and swelling and mildew. The bath tub was missing the drainage piece. The laundry room was very dirty with trash and behind the washer and dryer there was severe rust/mold/mildew where the water pipes were and cobwebs and lint build up it was terrible and was toxic We took pictures of all of this and submitted it to the inspection app they told us to. The landlord said she would give us a voucher which we never received for someone to go clean it (how sad). I told the landlord that I was not happy about any of this and didn’t feel safe moving in, The landlord told us that we could look at another unit, which happened to be worse. The kitchen sink reeked of fresh mold and water damage to the wood under sink, the bedroom had cat pee all over and then fresh white spray paint was sprayed in the shower. I told the landlord at that moment we didn’t want to proceed with moving in we don’t feel safe and we’re highly disappointed about this. So we never moved in and all of these reports happened within 72 hours of our move in date, well Atlas does not want to give us our deposit back and we never moved in for a single day. They said we signed the lease so too bad. I’m writing this so that no one else makes the same mistake we did by agreeing to rent from this company. Don’t do it and save your money

Negative experience: This company is selling my property and has closed my resident portal and made it so I am unable to pay my rent. they refuse to tell me who the new owner will be, promise me that I will be able to pay on the day it is due, and break their promise. Fantastic experience: I just wanted to say that yesterday was one of the worst for me m, and Becky helped me through the whole situation she made sure I was safe and kept reassuring me she would help me figure it out and within a matter of time she sure did she did more than I thought was even able to be done. Atlas and specifically Becky made sure I knew they were there and would work with me or thru whatever I needed. She was very kind and even called me again this morning just to see if I was okay and let’s not forget me calling 10 times yesterday with questions while she’s trying to do her job to help me I’d apologize for bugging but she was kind and reassured me to not worry I wasn’t bothering at all. Negative experience: Do you want a leasing team that ignores calls and emails? Do you want to live around a ton of teenage kids who scream racial slurs at the top of the their lungs because even their parents can’t control them? Do you want to hear your neighbor and his girl friend drunkenly scream until one in the morning? And not even have a manager provide them a final warning to get them to stop or evict them? Do you want to open your window and have bugs come in constantly because they can’t be bothered to put screens on any windows? Do you want to be able to park in the parking lot at night but not be able to because they don’t tow people who park in the middle of the street or double park? If you answered yes to any of these questions then this leasing team is for you. They will in fact not resolve any issue you have with their property or other tenants and then still continue to take your money with a smile. But you won’t know if they’re smiling because their office is locked to the public and there’s no one even there. If you get lucky enough to have a management team on site you’re one in a million. This place is a nightmare and I cannot express how excited I am to cut ties with this team of incompetent check collectors.

Negative experience: NEVER RENT FROM ATLAS! Three years ago I gave Atlas a positive review about the rental process. The nearly three years that I've rented an apartment from them has completely changed my opinion. This is an abysmal property management company. They ignore maintenance issues for months. They do not communicate with residents. When they do get around to "repairing" things, the workmanship is very poor quality.

Negative experience: This is in response to Samathas review and atlas’s flat out lies. They do not work hard to pay their vendors. You have a policy of lie to vendors to keep them working. Atlas in fact still owes me $1,800 for work performed that they have never paid. This work was done and completed over 18 months ago. In fact I reached out to owners and they confirmed that invoices were funded. Where did the money go Atlas? I have talked with other vendors that have not been paid by this shady company. In fact they owe their Vendors 100s of thousands of dollars currently. If they contact you to do work for them run as fast as you can. This company is crooked. They don’t care about their vendors or tenants.

Negative experience: Response to their response: Don't be sorry, be better. Grab yourself a blanket and a bucket of popcorn for this one. Atlas Real Estate is a joke. Not only do they promise tenants the best communication and units, but when they hire people they promise them all of these benefits and work-life balance. Let's start with the business side of it. MOST of the units are horrid. They are either in some of the worst parts of town, rundown and never updated, or neglected by the tenants. Most of the buildings have serious bug issues. That is why no one wants to come out and inspect or take care of any other issues. Some units had pest control come out, but because tenants weren't home or Atlas didn't have keys or want to meet up with the vendor, they weren't able to combat the issue to help rectify the problem. They recently fired the best pest control vendor they had blaming him when the manager would never let him have keys or access to the units. How awful. Most of the owners of these properties are out of state and are being lied to about the state of their properties. They are paying Atlas thousands of dollars to handle their investments, why wouldn't they believe them? Tenants, if your PM tells you that the owner isn't allowing something, question it. It probably isn't the truth. I was thankful to manage for some amazing owners that wanted nothing but the best for their tenants. Not all of them are money hungry. They have a handful of super nice properties, but only "special employees" get to manage those ones, and they only let top tier applicants rent those units. They owe their vendors thousands, no 10s of thousands. NO actually 100s of thousands of dollars for all of the work they have done for them. But they still somehow keep coming up with "excuses" not to pay them, but then reprimand employees when they try to take care of the vendors and get them paid. Most of the vendors leave, and then get a big pay out just to come back and do it all over again. I hope most of them left and never went back. They deserved so much better since most of them would bend over backwards for some of the property managers. I worked there 2 years ago when we had this issue, and it is unfortunately still happening and probably worse at this point. Let's move on to the more personal stuff now. I started working at Atlas right after Covid. They promised proper training, a nice work-life balance, mental health care, opportunities for bonuses, and lots of support from management. I went up to the Denver office for training, where they booked me a hotel so I wasn't having to drive hours to get there, fed me lunches, and really made me feel like I was part of the team from the start. The Colorado Springs team even took me out for brunch before I started, it made me feel so appreciated. I remember even saying to multiple people for the first week or so that "my life has done a complete 180 since starting at Atlas." If I only knew. Things started off great, for about a week. I was then given my portfolio and was told, "I gave you the harder properties because I know you can handle them better than the other new hires." I thought it was a compliment. Within the first week, one of my units had a homicide in it. That honestly should have been the red flag that got me to leave. The lady who lived below that unit had a bullet hole in her ceiling for months after that never got fixed, but as soon as I became aware, I sent someone over immediately to fix it and sent her a gift basket. I always had my phone on me, because if you missed a call or email, you would get in trouble and be told you were not doing your job and get put on a performance plan. Quick note: I was getting at least 100 calls a day, sometimes more depending on weather, and emergencies. As a PM, you were expected to answer your phone at any time of day, including in the middle of the night. Have much more to say. Character limit sucks.

Negative experience: Rented from them feb 2023-2024, moved out, am off the lease, no longer renting from them in any capacity etc. However, they have not taken me off of whatever rental lists I am on. What does this mean? I have access to the SMART LOCK of my last rental property. I complained to them because I am getting spammed by emails from the company who manages pet rent, but also how I shouldn’t have access to the house other people live in, and they acted like it was no big deal and that theyd “look into it, but {I am} probably not on the lists still”. I contacted the other company and they just tell me to contact Atlas… not helpful. Anyway huge annoyance and even bigger security violation so double lock your doors if you rent from them.

Negative experience: I’ve been with atlas for a few years now and they’ve conducted themselves the same way every time. They cannot seem to maintain employees, specifically property managers. They don’t not communicate these changes ever. They consistently increase and add charges but never take the steps to actually improve the properties. It’s a battle to get ahold of anyone in upper management. They are awful overall.

Deat Danielle, We appreciate your feedback from your review. We were concerned about the lack of communication and increases in fees that you had stated. We investigated the issue to find out what was happening.

We looked at your current lease and the lease you had just signed to renew for another year. There is an increase in rent of $46.00 a month.
When we speak with our ownerships of the properties about lease renewals and amounts, we provide overall details. What utilities are increasing, are trash costs increasing, landscape costs/repairs/replacements, fence repairs, building repairs, appliance repairs, required backflow testing each year, exterior paint, etc. These are just some of the expenses of what it takes to run the building. When work with them on a plan for what is needed currently and what can be done in the next 3 years.

Compiling all this information together helps in obtaining an overall figure. We then take this figure and see if we are forced to increase the rents. This is where the increase or decrease amounts come from. This is not an easy process when you have to increase. We prefer to stay the same or sometimes get to decrease.

Colorado Springs Utilities is wanting to increase their cost of services up to 45% by 2029. Starting in 2025, it will increase to 9.6. This impacts on the costs of the building and we have to incorporate this cost into the rents.

We thank you for the reminder that it is good practice for us to share this type of information with our residents in how costs are reviewed and calculated as it is a task each time we renew a lease.

We also investigated the communications in 2024 with the Maintenance and Manager Team. Our software dates and time stamps all communication. Regarding communication, our records show that our Maintenance and Management Teams have responded to your requests in a timely manner, often within the same day or even the same hour. We hope the detailed explanations provided by our management team were helpful in your decision to renew your lease for another year.

Negative experience: * Update: Below after almost 2 years they finally responded to my review, and I had someone over two months ago contact me about they showed to have an outstanding check to me AND I sent my name and address to them and SHOCKER I still not received my deposit. I can understand if you haven’t had that property in over a year but I lived there over two years ago, so really no excuse. Before it was sold or switched over all the expenses, and outstanding balances should have even taken care of. I lived here for three years and it wasn’t awful, but when things got messed up and it could take a while for things to get fixed. Didn’t have heat for three days or longer when it was winter, and they had to fix it twice because I guess the first people they had come fix it couldn’t do it. Wind blew an electrical pole down, and luckily it was not active BUT you had to bend underneath it to get to wash room. It only worried me for the older tenets living there. Then when I go to move out the landlord comes to walkthrough for my apartment before I leave and brags about how great I kept it, and how I would get my deposit back. I had to REMIND them about my deposit and then they sent it with the new city I moved to spelt incorrectly. That made it hard to get cashed in the small town I live in.Texted constantly asking for a new check and always got asked for my address was but never saw the deposit again. Overall, do not rent from them. Communication on their end is awful. They are not trained properly or just don’t care cause they are getting paid. Would have given more stars, but since they can’t own up to what they say like sending you your deposit it’s a one star for me. I don’t like how I had to remind someone who gets paid to be a landlord that they need to send me my deposit and then the accountant or whoever does the checks can’t spell correctly, so I guess you don’t really have to know how to do much to work for them because it doesn’t seem like the people I ever spoke to knew much at an academic level.

Fantastic experience: I am an owner and Atlas has managed my properties in Colorado Springs for over three years. They are incredibly professional and reliable. Kathryn and Kyleigh have gone above and beyond to take care of the properties, my concerns, and tenant concerns. Despite one property having repeated maintenance issues and massive repairs from an insurance claim, they have repeatedly displayed sound judgment and overseen the repairs and insurance claim process as if they were owners. I'm sticking with them for the foreseeable future.

Fantastic experience: This has been the best rental company we have ever had! They have been so gracious when my husband had to have his fusion surgeries and we didn't have the usual finances. They worked with us to get caught up and are the friendliest bunch of people I've ever encountered during financial difficulty. Anytimewe've had to put a maintenence request in they are quick to resolve it...I highly recommend renting from atlas!

Negative experience: CURRENT TENANT commenting on NEW MANAGEMENT Be mindful that is a big company and they will treat you as such. I’ve dealt with 2 or 3 different individuals, from countless numbers and emails, from the start of the application process to moving in so prepare yourself for a lack of accountability. They will have you sign your lease, pay your fees, and then you’re off to fend for yourself. Backstory: I came from out of state the day before my move in because I was informed I would be given access as long as my fees were paid. The day of no response from anyone, so I was forced to sleep in my moving van because of my fear that someone might take the vehicle (The area is kind of sketchy) and no acknowledgment of the situation. They just passed me to the next rep. The Property - Riverbend: While the inside of my unit is decent, aside from some new paint, the common areas and exterior of the building look almost condemnable and the staff do not seem to take notice. The partially painted walls, lack of trim throughout, the ongoing, yet non-progessing, construction, dirty stairs/lobby and flickering/missing lights throughout definitely add to the condemnable aesthetic. There’s also an overbearing smell of cigarette smoke as you walk the hallways. The parking lots are constantly littered with trash. The tagged up dumpsters are being emptied periodically but there has been illegally dumped items (mattresses, tables, etc.) next to them since I toured weeks ago. The gates are broken and there are constantly wanderers roaming the parking lot going through trash and looking through vehicle windows, yet you are required to have a parking pass to park in the unsecured area. I’ve been told that there are no on-site staff, so do not think you can visit the office near the entrance of the building. Also, communication between staff is non-existent. I have one rep reaching out about maintenance that was already completed, while others are scheduling jobs that no one shows up for so beware that your maintenance request might fall through the cracks unless you send follow up emails and texts. Your call will likely be routed to voicemail and gone unanswered. Verdict: A lot of people say this but read reviews and be mindful before applying.

Negative experience: Continuously have to deal with my toilet overflowing from the floor, and sewer water backing up into my bathtub...this happens every couple weeks now. I submit maintenance requests, but they say they're duplicates and don't do anything unless I call or email multiple times. They need to start taking care of these things especially when they expect rent on time every month. Also, no working on site washing machine for five months when they were notified back in February! Apparently the only way to get their attention is to leave bad public reviews, so that is what I now have to resort to.

Negative experience: So many issues with communication, I would not recommend renting with the company whatsoever. Landlord Almost never answers unless it involves getting you renting from them and signing lease papers, It will take them weeks to deal with maintenance requests, or they will just not deal with them at all. They left me in the winter with no working heater for three weeks in winter temperatures as low as -3. Now it's summer 90/100+ degrees heat and they Will not fix the circuit breaker so we can run our AC (STILL ONGOING 2 AND A HALF WEEKS NOW). They do not care about you, they care about the money you pay them which is supposed to cover repairs, guess not. STRONGLY RECOMMEND RENTING ELSEWHERE UNLESS YOU WANNA BE LEFT IN NEARLY UNINHABITABLE CONDITIONS FOR WEEKS AT A TIME AND MAY HAVE TO PAY OUT OF POCKET FOR OWN REPAIRS.

Negative experience: I have waited YEARS to post this, so grab a beer because it's a long one. Atlas Real Estate is the WORST property management company I have ever had the displeasure of renting from. There were multiple times that the people above me would blast their music at 3am, or you would hear screaming and domestic violence all hours of the night and the regional manager said she contacted them and that I was disturbing THEM and that they can't control their tenants actions even though the lease states quiet hours and right to quiet enjoyment and if there are complaints after so many warnings tenants can be evicted. I even sent them video and audio recordings of the music you could hear from inside my apartment. In February of 2021 my kitchen sink flooded, they had a plumber come out and my entire kitchen sink was removed, a huge hole was created in my floor, and one in the wall, then the kitchen was left like that for days with no use of the kitchen area. April of 2021 the kitchen flooded again, this time from under the sink and any time my neighbor or myself would turn the sink on it would flood both of our apartments. Had to deal with the constant flooding for a month before they allowed me to move apartments. The lack of communication and responses is absurd. There is no on-site office to address your concerns to. They are slumlords to the extreme.

Negative experience: DO NOT RENT FROM THEM While living under atlas real-estate our apartment was neglected and atlas moved in meth dealers before new managers took over. They allowed trash to pile up around our building and drug dealers to basically take over an apartment which then gave everyone cockroaches. There were people selling and doing drugs around our building. The meth dealers were supplying the homeless which began camping all around our building. They allowed the property to decend in to chaos and criminality due to one apartment thar They refused to deal with properly. The new management had to deal with the nightmare created by Atlas real estate. Thank goodness for the new team who helped us clean up the place.. They advertised this building as luxury but has no amenities whatsoever. Slum lords.. Atlas only cares about your rent checks not you safety and well being as a renter. AGAIN DO NOT RENT FROM THEM

Negative experience: Leased a garage with this company for a couple of years. Decided not to renew the lease. Did not sign the lease agreement. The company pulled the renewal payment without authorization. The payment was disputed. Now my sister is receiving notices on a past due balance being billed for several months after the lease renewal when all of the contents were removed prior to the lease renewal and the renewal agreement was never signed. After numerous attempts to contact someone from Atlas, there has been no resolution.

Negative experience: Do not rent from them!!! They are money hungry and very difficult to get in contact with. I have rented from several different management companies and they are by far the worst I have ever encountered. They charge you for ordinary maintenance requests they clearly state in the lease are a responsibility of the owner. Was just billed insane move-out charges when there was no damage to my apartment, other than a chip in the bathtub. They charged me $172 for a “paint refresh” when the walls were in perfectly good condition and there was no damage whatsoever. Also not to mention the property manager for my complex, Kyleigh Kephart, said “i really don’t have the time or energy to deal with this right now. let me get back to you” in which I never heard from her again.

Negative experience: Not a great place to rent from, it’s not too bad if you’re in a pinch or just need a cheap place to stay and save up for something better. Neighbors are pretty down to earth where I’m renting and not too bad to deal with, management for the property is difficult, took 3 maintenance requests and 3 phone calls to deal with black mold in the bathroom. 2 of the 4 dryers have caught on fire in the last few months (the same two dryers, maintenance keeps plugging them in). The neighbors that are obviously regular people trying to have a roof over their head are the ones making up for the not so great place to live in, if there are other options for a similar price I would take it. Don’t stretch yourself thin for Atlas, unless it’s your last resort.

Negative experience: moved from central Florida to Colorado springs. was told no units in Colorado springs have central a/c. there's no ceiling fans or a/c, just floor heaters which I could live with, if the broilers weren't still on and it's mid may and 80+ in the apartment when it's 50 outside. The unit clearly wasn't inspected prior to me moving as the pantry shelves were missing, the sliding door for the medicine cabinet in the bathroom was missing, bedroom closet doors were too bent to open or close, there was something blue burnt onto the stove burner, and I did not have keys to the mailbox. I can't get Internet because they sealed the basement due to homeless people and that was just the first week upon move in. I visited the office and they said a request would be put in, I put one in myself the next day and a week later someone showed up. they're ere friendly bad got everything they could handled a WEEK later however I am still without shelves for the pantry, I am unable to get Internet due to them sealing off the basement due to homeless people camping out, but the connection for the internet is there. Now my oven is not working and I was advised another uses unit will be delivered to me in a week or so depending. Getting responses from the property manager or the contact have either been delayed by a day and were "we're sorry for the inconvenience". I paid all deposits and fees as requested on time expecting a unit that was inspected, cleaned and have working appliances but that was apparently too much to ask for. it's only been 13 days in this apartment and I am very much dissatisfied with the experience.

Negative experience: ZERO. I won't waste my breath on this waste of time...just read the reviews. They are forcing me into an eviction by having their "in kahootz" towing partners tow my vehicle without notice or warning. I am disabled and live on a low fixed income and cannot pay next months rent because I had to replace my windsheild due to the poor condition of the unkept property and flying rocks in heavy winds. After 9 months of parking in the same spot which is my assigned parking spot and is clearly marked/painted on the wall of the building and is one car length in front of the "fire lane" sign that is covered over with white paint, they towed my car late at night without warning because they are cockroaches. I had to pay another $308.00 THIS MONTH to get my car out of the tow yard and I already know that they will keep my $1300.00+ deposit because they don't do their jobs and have to get paid somehow... ***UPDATE*** AND RESPONSE TO ATLAS'S REPLY... Sybil did not "deliver" anything, that is a lie. She said she was going to leave a permit in an envelope taped to the outside of the door at Atlas office so I could pick it up on my way home from work and when I got there to get it, there was nothing there for me. This happened a second time also and so I had to go to Atlas office a third time during office hours to get one from the receptionist. The tow receipt says FIRE LANE is the reason for towing my car, it doesn't say anything about a parking permit, I have the tow receipt to prove that. Atlas real Estate is a poorly run property management co., they discriminate and only enforce certain rules on who they choose. They don't take accountability for anything they just pass the buck around through their staff and all they care about is collecting up your money. The biggest joke they have going is charging $29.99 per month for a "Tennant Package" that doesn't benefit us tenants in any way. They require you to have renter's insurance but won't accept it from your insurance company. They charge $135.00 per month for water, I am one person in my apartment and next door there are three people, it's a total rip off but what can you expect from money hungry weasels...

Fantastic experience: I can't thank Atlas real estate enough for working with me as times have gotten very tough for me. My job slowed down my hours to below full-time hours so my paychecks took a very drastic cut and I was unable to pay rent on time for a few months in a row but upon reaching out to Zachary Odenweller I quickly found a resolve. Got my rent paid and still have my apartment. Not getting evicted. Thank God and Zac!!

Negative experience: Do not rent from the address 2855 montebello units 1-4. The building floods is covered in mold, theres termite damage and the roof is in desperate need of repair. Currently renting a unit from this company and we have lived here for only 3 maybe 4 months and have had multiple sever issues such as flooding, unsecured windows, and now termites. The only reason I'm giving 2 stars is because yes they may get things done but it takes incredibly too long. When the apartment was flooding it took over 14 hours for anyone to even come look at the problem. Now we have termites swarming my sons bedroom and still have heard nothing from them. The property is in absolute dismay, the weeds and grass is over 2 feet tall amd littered with garbage. No matter the severity of an issue you are on their time and they'll get to you when they feel like it. If you do decide to sign a lease with them, make sure they have everything ready and also call code enforcement, we do not have a carbon monoxide detector. The roofs are in need of repair. Over all I am not any where near happy with my experience. Let me down grade this to one star. Atlas comments on this poor review yet they do nothing to actually fix anything. The building we live in is falling apart. We've called code enforcement twice in order for them to replace our windows causing it to only be 65 degrees in our unit. The limit on how much I can type isn't enough to tell you how disgusting this company is. Do not rent from them!! Heed that warning. Atlas are a bunch of slum lords with run down properties and they refuse to do anything about it. They comment on this amd say they will help with anything and that they're sorry. It's a lie. They don't care about their tenants which is why most their buildings are run down moldy hellscapes. Oh not only that but sybil straight up lied to us she never came here and left a note I sat outside and she never showed up. When she did show up she showed a week earlier than scheduled and my 7 year old son answered the door and she asked for my wife my son said she was at work amd I was sitting on the couch, she didn't bother asking for me and she just left. Who just leaves a 7 year old and 5 year old at home by themselves? No one. She is incredibly unprofessional and a liar. Sarah how ever was the only helpfully person in this company, and sadly we got her for help at the end of our horrid time with atlas. If you're going to go with this company you need to speak to Sarah.

Negative experience: Impossible to get ahold of your property manager. Sybil was a good property manager though, if you get her, consider yourself lucky. Maintenance requests that never get filled. High turnover(had 7 property managers in 3 yrs). Sure, their properties are usually cheaper than the competition. But you will pay more in the long run and feel helpless when something goes wrong. and it takes 5 days to talk to a property manager on average. It may seem enticing, but don't do it. I promise renting with atlas is more of a headache than its worth. Lastly, look at any 5 star review for Atlas...most are fake and have no other reviewing history. I sincerely wish we never rented from atlas, this has been a nightmare from the beginning. Don't be like me, don't rent from atlas. You will regret it.

Negative experience: Atlas is the worst leasing company I have ever dealt with. They lie, steal, and harass people. They thought it would be okay for me and my family to move into a house without telling us it didn’t have running water so we had to stay in a hotel plus they wouldn’t reimburse us for any of that first months rent. They threaten eviction even though they didn’t want to fix anything like my leaking tub or sinks. Their house was falling apart and they told me to keep an eye on it. Kayleigh is the worst out of any of them she is disrespectful but doesn’t like it when it thrown back. Over all these people don’t care about anything but the money you’re sending them.

Fantastic experience: Atlas Real Estate has been great as my land lord. Nick Hutson the property manager for my house has been fantastic. He responds in a timely manner to texts or phone calls and gets things done. Maintenance has been out to fix my door and replace my over the stove microwave, excellent job both times.

Positive experience: I'm currently renting a home from Atlas. I was a bit put off by initial reviews but it seems that many of the issues that people have mostly come from not thoroughly reading contracts. I pay my rent on time through recurring deposits and have no issues, no one bugs me, and I live in peace. My initial property manager was virtually non existent but the new people seem to be a vast improvement. The only small issue I had was that when moving into the home, it seems that contractors just sort of... delivered a dishwasher, left it in the crate, and called it a day. They never came back to install it. However, I'm a homeowner myself so I just installed it on my own. Not the end of the world. Is Atlas perfect? No. Are they good enough for landlords? Sure. Just pay your rent, pay your utilities, and own up to your debts and you won't have any issues.

Negative experience: At this point they still have some of the most reasonably priced property in the state. But, the property managers work from home and our not fully dedicated to understand your circumstances. They literally ask you for blood and sweat applying for these cheap ran down probably roach/bed bugs apartments just to be denied. Initially, I was approved for another apartment in which they told me was no longer available so they advised me look for another property. However, it's still available to this day. But, luckily I found a better property near my church and applied for that. I applied through atlas real estate on December 14, 2023 and didn't get a response until January 2,2024 that denied my application after I threaten them to call an attorney. In which I did. I don't know what's going on within Atlas Real Estate but the "Findings" people they use are seisty and need to be investigated. They lied about my credit score and other things. I will continue to work with my attorney to get them exposed. However, Amber was always available and helpful although she was working from home with distractions.

Negative experience: Atlas is the definition of a “slum lord”. Unfortunately, Google’s character limit won’t let me elaborate like I truly want to, but I’ll try and condense all their ridiculousness to one review. My wife and I moved here from Iowa and found an apartment online, managed by Atlas. Long story short, there was lingering nicotine damage from past tenants that was not properly cleaned (along with other damage upon move in). The nicotine damage eventually gave me a lung infection that became so bad that I was coughing up blood (I have Cystic Fibrosis so smoke or similar environmental factors pose a big issue). After many emails back and forth and being CONSTANTLY gaslit, I ended up citing ADA in order to get us out of there. The offered us a different property. We decided to give them a second chance and move into to another apartment of theirs. It had the exact same issue (and no, we’re not smokers). After months of fighting Atlas and even getting Code Enforcement involved, they “cleaned” the walls. It didn’t make much of a difference. The units around us also had severe black mold issues that were not properly addressed. In the end, Atlas turned the entire complex over to another company (in the midst of a hot water outage). They gave no notice, no information at all about the new company or how to pay rent, and left countless problems hanging. I can’t even begin to elaborate as much as I want to and I’m leaving out SOOO many infuriating details to make this fit here. However, I do have pictures so, enjoy. Don’t do business with Atlas. They do not deserve it. (Photos are from MULTIPLE apartments. 2 were units we lived in. The pictures of mold are from 2 other neighboring apartments. This isn’t the case of one “lemon”apartment).

Negative experience: Updated, 2 years later. 4250 Loomis Ave is unsafe. The foundation was breaking, unit A consistently had sewage leaking and heat kept breaking with no responses. Please see my wife’s review- wish I could go back in time and tell myself to never rent from Atlas Real Estate. A few things to note for why I give them 1/5 stars: - Lack of communication: could never get ahold of anyone (texts, calls, emails, maintenance requests, voicemails, etc.) even when we had emergency situations. example: there was a gas leak and we had to get the city involved...but Atlas would not respond for days - Property Issues: we would inform Atlas of our property issues that were affecting our life and sometimes even dangerous, and they would not adequately fix the problem examples: - no heat - no hot water for 72+ hours (this happened 10+ times while we lived there) - gas leak - water leak - mold - shared washer and dryer promised in lease did not work at all for over a year; had to pay for a laundromat instead - foundation shifted so our door didn't lock Anyways, I could go on and on but here is something I had success with. If you can't get ahold of your property manager, you can look up contact information on the website of people who are high up in the company. I wrote an email to my property manager and cc'd everyone who I could find on the Atlas website on the email. I definitely heard back from my property manager after that. All in all, please do not rent from Atlas.

Fantastic experience: Kyleigh, Kathryn, and Nicole were all so helpful during such a stressful process. They went above and beyond to make sure I found the perfect rental for my families needs, and they even worked with me and pushed up cleanings and repairs to allow us to move in a couple days before the lease started so that we wouldn't be without a place to stay after my previous lease ended. They are very diligent and responsive, I very much look forward to working with Atlas they seem like a great property management company so far.

Negative experience: I chose this rating because I drove from 40 minutes away and no one ever showed up. I would rather have used a 0. I have family in town and my schedule is tight and now I had to miss time with them for no reason. After a couple of phone calls to Adrianna to coordinate the appointment I felt confident that it was something I was interested in. I made multiple attempts to call when I arrived and it went straight to voicemail each time. I was never contacted until this rating request. Extremely unprofessional and I wont have trouble letting my friends and family know to stay away from your place of business.

Negative experience: Trash company. I moved in to a place last Wednesday and by Monday we already had a new company. But those few days showed me enough to know they suck. The whole apartment smelled like raw sewage and was NOT cleaned before I moved in. Like, at all. They sent a guy out who said he didn't smell it and then he left. The odor is horrid. And to top it all off: they took maintenance requests from me over the phone on the morning that we were all notified (by note on our doors) that we would have a new management company taking over. So for some reason they took my request and wasted my time, only to ignore me a couple hours later because, unbeknownst to me at the time, they weren't even managing my complex anymore. What the hell? They left me with no mailbox key, no way to get into the laundry room, and ignored basically all my phone calls and complaints. Again I'll say: trash company.

Positive experience: I don't think they ever followed up with me on any of my inquiries. I'll have to look back to see if I can email them my portable tenant screening report or not. If I did, and they didn't want to rent to me, it's still professional, courteous, and good business to make a formal response. The housing market for renter's in Colorado is a brutal process. you can literally have 10 applications to apartments in and if you don't have a thousand plus dollars upfront are phenomenal credit scores It's entirely possible you could have to apply to 50 or 60 apartments before you move in somewhere. I think if someone is willing to spend $12,000+ dollars a year with you, then they definitely deserve a response of some sort! That's a lot of money these days, and everyone moving here has $450 a month apartments renting for $1500.

Negative experience: WORST real estate company EVER! They have no idea how to do their bookkeeping & have had 7 months to get it figured out! They harass elderly people & leave evictions on their door even though they have paid & have sent in proof 4 times! Do you know how stressful it is for an elderly person??!! Especially when they know they have no one to help advocate for them! This company should be ashamed of themselves! WORST COMPANY EVER TO RENT FROM!!! Fantastic experience: I actually had an excellent experience with Axisa and Zac during my search for a new rental. They both were incredibly helpful in finding a place for me within my budget and even told me about a deposit assistance program to ensure I could move in on time. I was losing my old place quickly and couldnt take forever searching. Their knowledge made the whole process smooth and with a lot less stress than I thought would happen. I definitely recommend them!

Negative experience: We have repeatedly reported that a homeless drug dealer has been living in our parking lot for months. Despite Atlas being aware of the situation and that he is selling drugs to children, they have refused to act. His mobile meth lab is out on display and they still don't care. Property owners should avoid Atlas because they will erode your property values and tenants should avoid renting from them because they won't help with anything, regardless of the situation.

Negative experience: I lived in the Jubilee apartments for 4 years. I always paid rent early. I moved out in July. I had a professional cleaner come and in clean EVERYTHING. I replaced a door, and fixed many things out of pocket. They are now saying that I owe them money. I got my letter from them saying I owe money today.. I turned my key in July of this year! Anytime I ever called, sent a text or email, I never got a reply unless I called multiple times over and over. The apartment complex didn't have laundry facilities for over 3 months due to the washers not working. There were homeless people camping out in the back yard area during the night, doing god knows what. The 3rd floor and the stairs leading up to it are falling apart. Overall, I am glad I had a place to call home but I would never rent any place that is managed by Atlas Real Estate ever again.

Negative experience: PLEASE save yourself the headache and DO NOT rent with this company. If I could give zero stars, I would. These guys were SO nice and easy to get in contact with UNTIL, I signed my lease. The pipes were old and were having issues and was back flowing my bathtub to my kitchen sick and vice versa. Took a MONTH to fix and be able to use either. My fridge had some issue from them not properly clearly one of the mechanisms in the freezer causing everything to get too cold and short out. I had to use a cooler and ice to keep my food for TWO WEEKS because even though I was calling multiple times a day, I could not get through to anyone or get anyone to call me back until I literally called once a hour and threaten to use Colorados "Unfit for habitation" clause. When the pipes burst under my shower causing the tenants under my apartments roof to collapse from flooding damage, I didn't hear anything from my rental company, I got a call from the plumper they called requesting access to my apartment. I have found "notice to pay or vacate" on my door when I was only a couple days late paying rent and a couple times that I wasn't even late. There were several times that I had to go through the incredibly hassle of getting ahold of them because they had added charges that didn't make any sense or weren't correct. They tried to start charging me for gas out of nowhere even though it says in my lease that they cover it. They promised amenities and upgrades to the property that ended up not existing or ever coming to fruition. Of course when I called to ask about these, I could not get through to anyone for days and days. The property manager has changes 4 times since I've lived there. I could go on and on. These guys are cheats and bullies and I'm so grateful I am finally out of my lease. PLEASE save yourself the headache and DO NOT rent with this company.

My interaction at first with the property manager Amber was quick and professional. She was very thorough on education of the complex as well as the financial aspects of it. Negative experience: I glad that everyone has such good experiences but I don't think they care about their lower paying tenants, we have mice their to cheap to hire a monthly exterminator to keep the mice away. Mean while us tenant have to patch the holes up with tape. The plumbing floods twice a year and not to mention I've been waiting for about 9 months now for them to fix my shower.They company next door had to fix the fence be cause Atlas realsate doesn't care. It like pulls teeth just to get them to hire people to fix things. But bless they companies who they hire because their always so nice and above and beyond. Not to mention their constantly switching landlords and the person who in charge of maintenance requests. Just be cause we pay lower rent doesn't mean we should be treated less then there elderly here their mother and a child their people who trying to live their live. They make you fight to get the care we deserve so much so most people give up and it's sad and pathetic. That this company doesn't care about some tenants.Oh and for you Atlas,I will do everything I can to hold you response for your scummy business and lack of care. Through lawyer, department of health and even if I have to stand and warn everyone about your lack of care, and scummy business.Update shower was fix took 11 months . I don't care what going on but any property is not worth it , they obviously care about getting your money. It still hard to get in connect with anyone , I will say if you do manage to get a hold of the property owner the one they have now , does a decent job.But no of their places is worth it If you can please avoid any properties by Altas Realties.

Negative experience: I rented from Atlas when they took over at my old apartments on Carmel Dr. A little over 2 years ago. One of the worst rental company's there is in Colorado. Kyle and Conrad are trash managers or whatever they claim to be. Kyle looked so high when I came to address my concern at their main office. Dude couldn't even talk. Conrad just sucks at doing anything or even replying to residents concerns. They are useless and put an eviction on my record that I never deserved. I paid them all the money they claimed I owed and now want to say I owe them $1800 still. Haha you guys are a joke. Nothing but money hungry BUT can't even keep up with their rentals. Homeless people make laundry rooms their homes and all the apartments come with roaches. Might as well call them the next slumlords. Please don't rent from Atlas!! You will have more stress then peace believe me.

Fantastic experience: I just signed a lease with Atlas. We had a disagreement on something with my lease. Rather than saying there’s nothing we can do, Kyleigh went the extra mile to reach out to the property owner, and get some things figured out. I am extremely satisfied with the way this disagreement was handled. No threats and no disrespect from Atlas or Kyleigh, which is extremely hard to find now a days with things like renting shelter to survive. Most property management companies know you need what they have, so customer service always seem to be bad. I do not feel this way after working with Kyleigh.

Positive experience: Since Atlas took over the apartment complex I lived at, they have been quick to respond to any of my questions. The apartments themselves are tiny, but I appreciated that there is plenty of parking and other amenities. Negative experience: I own an apartment building that Atlas managed for several years. The first three years were fine, but the service really deteriorated the last couple of years. I think they outgrew their ability to manage and keep vendors. I had two apartment units that were empty for more than 6 months each last year because Atlas lacked the vendors to turn them. And there was a constant turnover of property managers. (5 in a bit over a year!) I would warn any property owner or tenant to stay away from this company.

Negative experience: I have been at their 138 Creekside property for less than a year and have experienced excessive and unresolved maintenance issues. In the fall when the boiler was turned on the heat for my unit was stuck on full blast. The plumber was not sent for 5 days, and it was 85+ inside with fans in the windows and doors wide open. The plumber was able to resolve the issue but 5 days of 85+ degrees with all the windows and doors open is too long, not secure and too hot / unsafe for my dogs. Roof leaks during heavy rain. Main electrical breaker switch went out, was fixed the next day but very frustrating in combination with other issues. Bathroom vent fan has been out for 1 month+ still has not been fixed, in combination with the excessive heat from the boiler it makes the bathroom extremely hot and humid. Starting in the spring, the boiler system underneath the apartments started putting out excessive heat that rises through the floors into the apartments above. Even with the heat turned all the way off, residents in the wing above the boilers must keep their windows and doors open otherwise it is 80+ degrees inside even when it is in the 50s and 60s outside. During the winter a pipe burst in the vacant end unit when it was -7 outside and we had no heat for over a week, myself and another neighbor had to tell Atlas that a pipe had burst because we saw condensation inside the windows of the vacant unit. Now there are ants and silverfish entering the apartment into the main bathroom from under the toilet, bathroom is kept in a clean condition, have placed ant traps, did not resolve. The landscaping company hired by Atlas took the push broom from my front porch and never returned it despite being requested to do so. Have always paid rent early in full and placed maintenance requests as soon as an issue arises.

Negative experience: Rented for a year through Atlas. Didn’t have hot water several times for more than days. Took several times for the landlords to respond to any questions/concerns I had. Terrible communication between tenants and landlords. Had my medical packages stolen several times. Never gave back my deposit after multiple times of calling and questioning. Boo Atlas, do better
