Negative experience: This company is extremely unprofessional. All I wanted to do was renew my parking permit, but instead I kept getting brushed off and sent in circles. The only thing they needed to do was approve it on the website so I could submit my payment. Then I find out they blocked my email — even though I was simply trying to pay. Now I have to wait until Monday to see if anyone will actually help, and in the meantime I’m left worrying about whether my vehicle is going to be towed. I’ve lived here for 11 years, and this is how they treat a long-term resident who is actively trying to follow the rules and pay on time.

Negative experience: Unfortunately, my interactions with Janice Avery have been consistently negative. Each time I or others enter the office for assistance, she responds in a manner that makes it seem as though we are inconveniencing her simply by asking her to perform her job responsibilities. This behavior is not only discourteous but also unprofessional. Additionally, I have been waiting for over three weeks to receive my parking garage key fob and other necessary items. Despite multiple attempts to follow up, there has been little cooperation or urgency shown in resolving this matter. Access to these essentials should not require repeated requests or prolonged delays. I have never experienced a property manager who communicates in such a dismissive and disrespectful manner. This type of conduct reflects poorly on the building and creates a negative perception of the company overall. Tenants should feel respected and supported, not disregarded.
Positive experience: They have been very responsive and involved especially at board meetings. I love their financial variance report.

Negative experience: I’m very disappointed with my experience with FirstService Residential, particularly in my dealings with Jennifer. I submitted an architectural request to install a small mini-split system for my garage after seeing that another homeowner in our community has an exterior Generac generator installed on the side of their end unit. The mini-split condenser would have been ground-mounted and visually similar in scale and impact. For important context, our townhome community went nearly three years without an active board. During that time, architectural rules were not enforced, and homeowners made exterior changes without submitting forms. I strongly believe the generator was installed during that period and has since been allowed to remain. What’s especially frustrating is that the HOA now states that nothing is allowed on the side of the homes. Homeowners have even been denied permission to place garbage cans on the side of their units, despite attempting to conceal them with small fences. Yet a permanent generator remains plainly installed on the side of a home. If that is allowed to exist, it’s difficult to understand how a small, discreet mini-split unit is not. Whether intentional or not, this clearly sets a precedent. The handling of my request only added to the frustration. My completed application—including a clearly labeled, AI-generated rendering—sat for over a week with no questions or follow-up. It was ultimately denied without any discussion or attempt to explore alternatives. My frustration isn’t simply being told “no,” but the inconsistency and lack of communication. After years of lax enforcement, the sudden rigidity feels arbitrary and unfair. I expected better communication and a more thoughtful review process from a professional property management company. I hope FirstService Residential uses feedback like this to apply rules more consistently and engage homeowners in a more transparent, communicative review process going forward. 1/31/26- When you hear bad things about an HOA community, this company is the poster child. Absolutely no engagement other than email. You can try calling all you want and nothing, but email gets you a response pretty quick. To me that is a sure sign of pure laziness! I've been patiently waiting for a reply to my review and have noticed First Service replied to reviews posted after mine. I guess the truth hurts doesn't it?

Negative experience: I am a unit owner in a condominium managed by FirstService Residential. After I disputed a fine and requested a hearing — which I am entitled to under Illinois condominium law — FirstService Community Manager Pier Bell refused to provide one. Instead, I was hit with a $650 chargeback and a cease-and-desist letter from the HOA’s attorney, without any hearing, evidence, or opportunity to respond. I was also told I would be responsible for their legal fees. This felt less like property management and more like intimidation. In my experience, FirstService escalated a simple trash issue into legal threats instead of following basic owner-rights procedures. If you value transparency, due process, and fair treatment, be cautious.

Negative experience: The “ONE WORD” that epitomizes FirstService Residential Chicago is ‘INCOMPETENACE!” From the ‘revolving door’ of both Property Managers to the ‘revolving door’ of their bosses or as they title them ‘Regional Directors’ there is NO stability that they offer! For example, during the 6-year tenure of our current Property Manager, Racheal Davenport we have experienced 4 Regional Directors from Erin Kearns to Ivana Komljenovic to Jeff Joel to now Coreigh Michael! Then when the Regional Directors are in-fact in place they are totally incompetent! For example, when I was verbally assaulted by one of the doormen, instead of allowing me to voice the facts to the Board, the then Regional Director to Ivana Komljenovic not only accused me of inciting the problem but also did NOT allow me to present my case to our Board of Directors! Instead, she provided her own biased and false narrative. This is the norm not the exception with FirstService Residential Chicago! Moreover, the Property Manager failed to adequately discipline this roque employee and they still work here to this date. There are many, many more egregious missteps by FirstService Residential Chicago, but this is one relevant example. Suffice to say I recommend that they change their name to “NO SERVICE RESIDENTIAL CHICAGO!”

Negative experience: I’ve called this HOA over 5 times to have two false tenant fee charges of $280 removed and nobody ever calls back even after they told me it was moved up to “upper management”. This is unacceptable everyone involved in handling my case should be fired, totally incompetent. And again today the lobby lock is messed up at 9725 Karlov Ave they never fix properly despite increasing assessment payments almost 15% for this year. There should be a key fob system and automatic doors by now for this kind of increase. Do better.

Negative experience: Rita Lima is extremely unprofessional. She attended our HOA meeting after the last manager disappeared without explanation. She is rude, inexperienced, and not able to provide the level of service for the price of this low rated property management company. I waited 20 minutes on the help line with your company to file a formal complaint and was only directed back to our board which is a giant red flag to the quality of your services as you don’t take any responsibility for your bad employees.

Negative experience: The building at 445 S Cleveland Ave, Arlington Heights has been without hot water since October 21, 2025, and as of today (October 23) we still don’t have any. Management claimed the issue was fixed, but that’s clearly not true. The 24/7 customer support actually called me back on October 23 and advised that, according to the property manager Brandy Cafaralli, the problem was fixed - while all the neighbors still have no hot water (I personally knocked on doors to confirm). They also told us that we should get our own plumber to check if the issue might be inside the apartment. UPDATE: We got our issue resolved on October 24th- thank God! Friday and Saturday were amazing days where we finally had an opportunity to be human beings again. But happiness didn’t last long- on October 26th ( SUndsy) no hot water again, bing- getting ready for work, had to heat up a pot just to take a bath. Monday the 27th, the issue is still not resolved. The "best "association ever.

Fantastic experience: I recently closed on a property at 1211 S Prairie Chicago IL and I couldn't be more pleased with the entire experience. From start to finish, Rhonda Allen Davis and Katelin Dorsey with FirstService Residential were professional, responsive, and incredibly knowledgeable. Every question was answered promptly, and they made what could have been a stressful process feel smooth and well-organized. Their attention to detail, clear communication, and genuine care for both the property and the people involved truly stood out. It was clear they take great pride in their work, and it shows in the way they handle everything from documentation to logistics. They were replying to emails well into the night! Negative experience: FirstService Residential took over the condo building association where my 87 year old Mother has a condo. Ever since the transfer from Hillcrest, the bills come addressed to my deceased sister (who never owned the condo) and was charged rental contract fees of $50. The rep wanted my sister's death certificate and proof of my mother's ownership before they fixed the records. We refused to send the death certificate because my sister never owned the condo. This company could look up the owner in the county records themselves or called Hillcrest to get it straightened out but instead chose to send multiple emails stating they can't change the owner! My mother sent in the deed showing it is hers but got a reply back that they couldn't help! It stresses my mother to see my sister's name and this company doesn't care and would rather have inaccuracies in their data. Can't wait to see how they are going to collect HOA payments from a deceased person! If you are looking for a management company, keep looking. FirstService Residential is not worth your time.

Negative experience: Not a fan of this property management company. Everything is automated and unnecessarily difficult. They are constantly switching the individual contact for properties -- if you are even lucky enough to have one -- which shows that their employee loyalty is bad. It makes sense because this company is publicly traded and cares more about profit than quality service.

Negative experience: Very disappointing experience with FirstService Residential. During the purchase process, they misrepresented the financial health of the building by highlighting reserves but failing to disclose the outstanding loans attached to those reserves. When serious issues arose with the property manager, no one at FirstService Residential responded or took accountability. The lack of transparency and follow-through from corporate leadership is alarming and unprofessional. During the sale process they charge many illegal fees and had to be ordered by attorney general to refund. Terrible management.

Fantastic experience: We most definitely have the best Property Manager and Assistant on the planet!!! We have used First Service in the past and weren’t very happy then decided to give them another chance and we hit the jackpot!!!!!! We have the best office staff and a heavy hitter in the maintenance dept!!!!! We couldn’t be in a better spot with the people we have now. I, myself, feel extremely safe with Shelly at the helm. Fantastic experience: How likely are you to recommend FirstService Residential as a management company to do business with?: Why? Our FSR property manager is very professional, dedicated, and competent. He has a great relationship with his supervisor and together they are able to utilize the excellent resources of FSR to help us make the best decisions for our association. As the Treasurer of our building I am particularly impressed with the financial acumen of our property manager and his ability to use the resources of FSR to find the most cost effective and competent contractors. LPT is very fortunate to have FSR as our property managers!!

Negative experience: This is the worst property manager service I’ve ever experienced. They are a huge company and I have dealt with them many times. My most recent experience they kept charging me for a parking lease that had expired. Despite over 15 attempts to clear up the accounting errors, they still sent bills with $50 late fees every month. No one would help me. With erroneous charges and late fees it added up to over $750. Despite sending them proof of an expired lease and 12 canceled checks for the previous year… They kept billing me. Just an awful company.

Negative experience: Since taking over our building, FSR has only hemorrhaged money. Our monthly assessments have gone up 24% since 2005 with additional special assessments totaling 13% of the total value of my condo in less than a year. All of their projects have been a disaster since taking over in 2016 and their managers rarely stay more than a year. New Development: I went to pay the exorbitant Special Assessment on my credit card to at least get some miles and points for this massive hit to my savings and they charge AN ADDITIONAL 3% FEE!! That comes out to $510!!!

Negative experience: Condo (1313 N Ritchie Ct) did damages to my unit as a result of a building wide project. Significant delays in getting ANY response from FirstService Residential to fix the damages. Called FirstService Residential Corporate office on 8/4/25 to resolve issue and no response from the Corporate office. Owner is stuck with the damages caused by the condo and FirstService Residential ignores all requests to fix the damages that they have caused. The worst and most incompetent building management company in Chicago. Avoid at all costs! 8/12/25 Update: In response to FSR’s comment below, instead of the boilerplate language that I see you have copied and pasted to all users who have a negative experience with your company, how about having your corporate office return homeowners’ phone calls? Or have your property manager return homeowner’s emails in a timely manner?? That’s professionalism 101. Also wouldn’t hurt to talk to your own Property Manager and Regional Director who are in charge of the condo building.

I have lived in the building for 23 years and I believe she is the best manager we have had. Our building is run so efficiently and alot of that is due to Latrice. Fantastic experience: Our First Service Residential community manager Latrice Ward is phenomenal! I've lived in this building over 10 years, with First Service as our association management company. I have to be honest and say that my experience with past managers was mixed (some great, some not--which may be reflected in older reviews)...but they seem to have listened to feedback and made some significant changes for the better in the last year. Latrice has been welcoming when I have popped in for a quick question and responsive over email communication. I feel she really tries to accommodate my questions and requests, while also being fair to everyone about sticking to our community rules--that's a careful balance and Latrice does it well. There also seems to be good coordination/communication between Latrice and our front door staff even on weekends or when she is not physically in the office so the management of our community is consistent. As a bonus, Latrice also provides a furrrrr-ific and paw-tastic level of service to the furry friends in our dog-friendly community (per my own dog).

Fantastic experience: My wife and I had a great experience since moving to Carillon at Cambridge Lakes in Pingree Grove, Illinois. Asia Torres was so helpful, she was understanding, patience helpful in everything we asked. Asia was never short or like she answered the same question 100 times. We were new to a HOA, and new to a 55 and over community. Asia answered everything and went overboard with kindness and respect. Asia is a plus, bonus for our community. Fantastic experience: I’ve lived in a FirstService Residential building, specifically the Shoreline Condominiums (6301 N. Sheridan, Chicago IL) for 2 years. I’ve lived all over the world for most of my adult life, mainly in luxury living. I have NEVER had such an incredible staff from top to bottom. Starting with Jodi Middleton & Ethan Dyckman leading the staff with a constant smile and reacting to requests as if nothing is ever a hassle. I’m greeted by Jerome every morning who knew my name by the end of the first day. Even Charles had my name memorized in the first week. However, it’s not just them, it’s the whole staff. There isn’t one weak link. Everyone greets me by name, always offering to help, and they do everything with a smile. There really is nothing like the team here. I’m only sad I’m moving because I can’t take them with me to New Orleans. I will for sure remember this staff for the rest of my life. Thank you for everything!

Negative experience: Sent an email to the property manager some two weeks ago concerning the lack of consistency with Door Staff and Maintenance workers. There was no response so I reached out to the Regional Manager (Rita Lima) some 3 days ago through a call to customer service. Still no response from anyone at First Service! So I did receive a call back which I missed and returned the call the next day. Still waiting for a follow up from First Service. Walked into the building this a.m. and the Door Person who sits directly outside the First Service Managers office is deep in a personal phone call. Voice is loud and the First Service Manager couldn’t care less. Still no response from First Service! I did reach out to the email address they provided. Seems like their response was autogenerated.

Negative experience: You guys have me upstage my insurance and pay $250 to register as a contractor and to NOT hear from you at all. Its been two months and I have been contacted by absolutely no one! No acknowledgement of any sort, this shell company has horrendous customer service. No vendor relations or person of contact exists.

Negative experience: Absolutely terrible. They have been managing our association for only a few months. I received an assessment bill that had extra charges on it and when I called their customer service their response was "no we can't connect you with your property manager or accounting to resolve". They refused to connect me with anyone in the meantime. Gave me no clarity on the charges. And would not do anything to resolve. Absolutely terrible customer service. I will definitely recommend that the board switch management companies.

Fantastic experience: I’ve lived in a condo downtown for two years and sadly need to move. The First Residential team who manages the building couldn’t be more customer service focused, attentive, and pleasant. Of note, Jacqueline C, a property manager at the building, is always helpful and kind. I remember when I first moved in as a new resident of Chicago. She went out of her way to welcome me and give me all of the information I needed after lease signing. Moving is very stressful and she was available to answer any questions I had and to put me at ease. The employees at the front desk and building engineers are also very focused on the residents. Top notch experience!

Fantastic experience: Matthew Schomburg is the Assistant Manager for a condo building managed by FirstService Residential Management. Building management has to deal with different demands than many urban condo buildings because of the location of the building on the bank of a major river and a car valet service that must utilize car elevators due to the narrow width of the building footprint. Matthew responds to all requests and complaints in a calm, caring, professional manner. His goal has always been to find an appropriate solution for every situation, no matter how small, while staying within the guidelines established by the HOA. His suggestions have proven invaluable especially in those situations in which the request really was not possible. He provides leadership to the entire building team of front desk, valet and maintenance personnel. It is a pleasure to know and work with him. The entire building is lucky to have him!

Fantastic experience: I would like to Thank the assistant property manager Mali Arwood at 3900 N. Lake Shore Drive Condominium for her work, assistance, support, and care of all of the residents during her time at our building. She treated everyone with kindness, compassion and respect and got the job done well. She was very supportive and instrumental during our recent Riser Project and showed incredible leadership and commitment with incredible patience for all. She has moved to a new building location with First Service Residential and I personally wanted to give credit where credit is due. Fantastic experience: I was put in a difficult situation because I closed on a lease a week before I had to move out of my apartment. Due to the condominium association processes, I only had a day to schedule my move with the building. I'm writing this review because without the help of Julie Bellis, Denise Lavender, and Karolina Dudkowska, my move would not have been possible. They made it happen within 12 hours, working on my behalf and I am very very grateful. It is nice to know that there are people out there who still care about helping out individuals rather than only focusing on the corporation and themselves. Thank you!

Fantastic experience: As Part of FirstService Residential, Rhonda Allen of One Museum Park East has been very helpful in enabling us to celebrate my daughter’s successful wedding shower at the OMPE community room last month.
