Positive experience: I want to point out one person who has been great to work with and that person is Joshua. Joshua has been a great partner for our association. He is responsive, transparent, and consistently follows through on requests. Fantastic experience: We transitioned to Hales about a year and a half ago, and the experience has been positive, due in no small part due to Joshua Knepper. He has been extremely dependable and has gone above and beyond for us. If you ask him to do something, he actually follows through to completion without needing to follow up with him. If there are issues with the building, he proactively tries to solve the issue. He is cost conscious while keeping the best interests of the building in mind with solutions. He provides valuable industry insights that have helped us make informed decisions. If people ever join meetings and are upset, Joshua comes in with a calming presence and helps alleviate concerns. In short, he is the type of person that makes you happy to be paying the management company rather than begrudgingly paying because he manages the building well and provides such excellent service that reduces the amount of effort needed by owners.

Fantastic experience: I’m writing this review because when my condo was devastated by a fire, I learned very quickly which people in this process were truly dependable — and Kate Leth and Nicholas Douglas-Scott from Hales Property Management rose far above the rest. Throughout months of stress, confusion, and slow responses from other parties, Kate and Nicholas were the only consistent sources of professionalism, clarity, and action. They communicated quickly. They followed through. They stayed organized. And most importantly, they treated my situation with seriousness, empathy, and urgency. When you lose nearly everything you own, the smallest delay feels enormous — and Hales was the only team that never left me waiting or wondering. Their honesty and reliability have been the anchor of this entire rebuild. I always knew where things stood because they made sure I did. They set the standard for how a homeowner should be supported during a crisis. I only wish every contractor and restoration partner involved held themselves to the same level of accountability and care. Fantastic experience: Priscilla Johnson, as usual, jumped on the problem and promptly and professionally arranged the several plumber appointments which were necessary to address the water leak issue. Lopez plumbing always appeared for the scheduled appointments and were courteous and neat. He explained everything that he was doing. As to whether the plumber managed to fix the problem is still unknown, but we'll certainly see as time goes on.

Positive experience: UPDATE FOR DECEMBER 2025: As a community we are continuing to break ground with our newest management company - Hales. While initially I had a rough start with them, we have resumed what I would call a good working relationship. Natasha and her team are cleaning up the messes leftover from previous years and I commend them for their efforts. Communication is good through the portal, which is easy to use. Usually response time is good. Additionally, we have had a good run with receiving other emergency communications outside of work hours, which is great to keep the community informed.

Negative experience: This company plowed a mountain of snow across the street and into the front of my house. I have spoken to 2 associates about the issue who refused to do anything. The fist person told me their computer wouldn’t let them file a ticket and to call back. The second person advised for me to reach out to their vendor through email.

Negative experience: update: they pay for good reviews to drown out honesty feedback. See attached screenshot from another reviewer. FYI this is a FTC & Google violation and please report them if you are offered $. Once I have more time to write a thorough review I will - but in the meantime this is for anyone considering a switch to Hales. I am a board member and was a proponent and defender of Hales as our HOA chose them when leaving another management company. But I no longer can serve such a role. In less than a year we have had 3 property managers and absolutely nothing of substance has improved despite a tireless effort from our Board willing to put in time and effort to assist. The staff is extremely defensive and lack any accountability for basic functions of their job. It's ALWAYS somebody else's fault. How is it almost a year since taking over our vendors still have difficulty accessing our property? Apparently not Hales! So for anyone reading this researching property management companies for their HOA - even for a small one with basic needs like ours - go elsewhere. My suggestion is to find HVAC, plumbing, electric, etc. companies you trust and ask them for suggestions. Wish we had done that because now that I've gotten to know the work-persons that service our HOA none of them like or trust Hales.

Negative experience: Like other recent reviews have mentioned, I too was hit with a fee for something I knew nothing about. For many years, this company has required owners to submit an owner information form, always due in July. They also always sent out multiple reminders leading up to the due date, clealy seeking compliance. This year, mid-July, having heard nothing about it, I contacted them. And guess what? They told me I was late and added a $25 fee because they changed the due date to May! I never received any notice whatsoever, although they claim to have sent ONE email. I find this very surprising because Hales loves to send out emails on any number of inconsequential topics, spamming my inbox each week. But the one mail I needed to receive from them . . . ? This feels like an obvious cash grab to me. I have had other poor dealings with Hales. Most recently, their employee, the building engineer, called me to tell me that the plumbing issue I had would be covered by the association as it was a building problem. The Hales property manager later claimed it was my responsibility. This is a really egregious miscommunication to have with someone when you are discussing over $2k worth of work. Some of the older, positive reviews on here may not even be truly trustworthy. Obviously, there are plenty of recent reviews of others having difficulties with Hales. But several years ago, Hales offered Starbucks gift cards to all owners in exchange for reviews. Maybe they need to run that promotion again to counteract the negative reviews. Or maybe, Hales should invest in some ethics training for their employees because that sounds an awful lot like purchasing reviews.

Positive experience: For the first time since you have been our property management team you finally have an advisor who actually cares with Nick ! He went beyond what was required and quickly helped us figure out where the issue was saving both residents time and money calling plumbers to figure it out! If your prior staff had been this helpful people in the building wound have a different opinion of your company ( which is negative in this building) so I hope he remains here for a long time and through his kind actions will change our minds regarding our service. Negative experience: Our HOA uses Hales Property Management and as an owner an resident within the building, we've been dissatisfied with their support. There's a lack of communication of ongoing work around the building, no communication of increased assessment costs, and they tend to charge hidden fees (ex late fees) after changing due dates without communications. Overall have not had a good experience personally.

Positive experience: UPDATE: The issue happened to be with a certain technician in the plumbing company hired. The fault shouldn’t go on the management company too much, but when these water shutoffs are scheduled last minute and notice is given last minute, it’s not great. Horrendous experience with this management company. They always schedule water shut offs for the worst time and cannot manage vendors and contractors properly. They hire the cheapest people who mess up and don’t get the job done. Water shutoff scheduled for today 8am for -04 tier units and email notice sent at 6:45am. However the incompetent plumber turns off the whole buildings water and then supposedly fixes the issue at 1pm but still no cold water in the bathrooms which means we can’t flush toilets or take showers (can’t shower with piping hot water!)

Fantastic experience: I contacted Hales because the garage door was not opening and we have 35 cars in it. As it turns out they were already fixing it but called me back immediately and said let's make absolute sure can you go back downstairs and double check it. I really appreciated this. I went back down make sure that it was working and called them and thank them for not just blowing it off. Hale's has been terrific.

Negative experience: Horrible customer service. Charged a $25 late fee for not sending them a new lease within 7 days. Wouldn't send documentation showing that I had ever been informed. IMPUTED 100% PENALTY one week after sending notice despite my polite request for more info. CHARGE $10 to pay a $25 plus $25 fine via credit card. I have dozens of apartments and this is the worst management company I have ever dealt with.

Positive experience: The process was quick and easy to scheduling the water shut off for the building. The only problem I (my plumber) ran into was being able to fully shut the water off. The valves in the basement are so old and corroded. My plumber ended up getting a shower as he changed out the water valve.

Fantastic experience: Excellent experience with Hales. Site is very user friendly, from transmitting updated information to allowing residents to quickly and easily do their own updating, payments, etc. Hales is also very good at sending residents info about upcoming issues that may cause inconvenience to all, such as moves in or out, or water being shut off for a couple of hours, etc. Quite pleased with their professional and friendly service to our building.

Negative experience: Awful property managers. Our HOA engaged them this year and for the 6 months or so we’ve worked with them, there has been significant turnover in the property managers assigned to us, they’ve been late on bills and they were only paid because we have to watch and supervise everything they’re doing (basically managing the property managers), and similarly they’ve double paid bills that would go unchecked had we not been supervising their work and noticed this. This is literally the bare minimum we’d expect from a property manager and they struggle immensely with it. This was meant to decrease workload for the board but given how incompetent the managers we’ve assigned are, it’s not much of a help especially compared to the very high cost. After all the issues, I’m shocked that we weren’t extended a credit for those months where they’ve had so many issues carrying out their basic duties - we weren’t getting the service we were advertised those months and paid for so that would’ve been a good faith gesture.

Negative experience: As a longtime tenant, owner and landlord throughout my life I hardly could be more disappointed at how Hales and the property manager J. D. have managed my situation: extremely poorly to make an understatement. Hales has had the audacity to charge me fees for the simplest administrative task (ie checking for one expense borne by me to be paid through the HOA), and that I was sure would be part of the services they are contracted for. So they just emailed me back stating that such expense wouldn't have been covered and on top they charged me an amount that is almost the same I was asking for reimbursement. And without any pre or post notice that would have been the case, I randomly found it on my ledger without any preventive notice that this extravagant request was being formulated! Unfortunately I noticed before this type of behavior in other instance (ie. They want to get paid for confirming the tenant hasn't changed). Surely couldn 't recommend any of their services. Stay away!!!

Negative experience: *Good: Hales has an easy to navigate portal for all condo resident requests. *Bad: Hales will place erroneous charges on your account without explanation (you'll have to solicit an explanation from them). I highly recommend checking your statements regularly, particularly if you're enrolled in autopay. I (recent condo purchaser) was incorrectly billed for the seller's move fee. Fortunately, I was able to identify the mistaken charge and have it removed. Unfortunately, the process to remove the charge (a) took over a year, and (b) involved multiple interventions from my attorney to explain the most simplistic of legal definitions to Hales. Jazmine was my primary contact - she was notably incompetent on the matter. In her defense, I'm sure someone else at Hales was directing her responses.

Fantastic experience: Hales manages our condo building in the city and has been a great help for out of town owners. They offer many services and have assisted with coordinating with us even though we are out of town. Chrissy is our manager and has been wonderful. 10/10 service.

Fantastic experience: Like most people, I have had some bad experiences with management companies; However, having Hales Property Management Company as my management company has been an absolute joy. I recently had an issue that I needed assistance with, I called and ended up speaking with Destin. He provided detailed information and handled my situation with promptness and care. What I particularly appreciate about my interaction with Destin is his diligence in not only addressing any question I had, but also following up on them. Fantastic experience: I've worked with Hales for many years now, and they've always been good to work with, but once Joshua Knepper took over the accounts I was working on, communication improved exponentially. Negative experience: Continuously disappointed with them as property managers. Continuously drop the ball, cannot get back in timely matters, leaves matters unresolved. Do not recommend working with. Negative experience: HE ABSOLUTE WORST! You are setting your building up for utter failure if you work with them They've employed a “bait and switch” tactic, providing a comprehensive level of property management services one year, and then abruptly eliminating those same services the next year, all while operating under the same contract language. After signing the contract, Hales transferred our property manager and then failed to negotiate our insurance renewal. The new property manager told us the board was responsible for contacting the City to ensure that the building’s elevators were inspected. Ignoring staff’s warnings that the security cameras were not working, the property manager told us she would not attend a scheduled board meeting or assist with the legally required financial audit. Hales wasn't even providing us with basic property management services this year. And they have people who aren't even licensed!!! I won't name names, but out manager did not CAM or CMCA license. Another CAM license appears active, she has been disciplined, and her Real Estate license expired in 2012. Hales breached the contract by refusing to negotiate and bid vendor services. Hales refused to answer an insurance company’s questions concerning fire safety in the building • respond to repeated notices that the building’s security cameras were not working. • respond to legally required auditor emails seeking financial information concerning • seek annual insurance bids in a timely manner, resulting in renewal at a higher-than- market rate. • reconcile the books in the time allowed by the Contract. • prepare monthly financial reports. • work with the auditor to finish t • disclose the number of units rented despite repeated requests

Fantastic experience: We have had Hales as our Management Team for over five years. I find that they have many services that previous management companies did not offer. Hales keeps owners informed of any services that may impact their units. They provide a number of easy options for HOA payments, which has resulted in far fewer diliquences. I was board president for four years and found Hale's team very easy to work with. We have had three outstanding property managers; they are Steve Walter, Jeff Butler, and most recently Joshua Knepper. Joshua Knepper does an amazing job as our property manager and Is very proactive. He responds to board requests asap. The Hales team has made, being a board member, much simpler by working well with our vendors and owners.

I believe Ariel from Hale’s Management is the Blueprint for what a management company’s should be like. I personally believe they need to educate many of these management companies out here.
