Positive experience: Honestly, the place as a whole is pretty okay. We have had multiple property managers but not an issue if everything is paid on time. My only issue is long time tenants rent increasing with no updates to the property. It’s not the best way to keep people especially with this economy that we are in now. Also, I am not a fan of additional fees being added this year regarding a bpp (building protection plan). When it was a requirement for us to have renters insurance. Positives: When 33 management and evernest merged they brought back the ACH which waived the fee we had to pay when paying rent. Thank you for that. Also, working with Maricon B, has been a breeze. Such an amazing experience speaking with him, he answered all my questions, very kind and helpful, I would seek out to him if you ever have any issues or need something resolved. He will get you answers (may not be what you want to hear but remember he is just the messenger)! Hope this helps anyone!

Negative experience: I made sure to make this review after we moved out. DO NOT MOVE HERE!!!!!!! We dealt with mold from Jan-May 2025 and we moved in November 2024. There was a flood 3 floors above our apartment and we dealt with the consequences ever since. Not only dealing with the smell in two major rooms of our apartment, but to have management tell us TO OUR FACES that it wasn’t mold was terrible. They refused to acknowledge our claims until MAY when they finally decided to open up the walls to find what??? MOLD! My mother is a 4X cancer survivor and has a partial lung due to lung cancer. She was even in the hospital after it happened from what they thought was pneumonia. They never asked to put us up or switch our apartment for a vacant one. Not to mention the entire building is on a slant, the water pressure is inconsistent, and the parking garage is still unfinished after being told it would open in a “couple months” when we moved in. Just save yourself the trouble and rent elsewhere.

Negative experience: Even though the building at 4000 W Diversey Ave is listed as a luxury building and every unit has their own thermostat, the units are unheated. Prior to Evernest taking over this building, tenants could monitor their own heat and air. Now with Evernest management, we are told to shut our shades in order to preserve heat and use the wall space heaters. As a consequence, electric bills run high bc we are not receiving adequate heat in the apartments via the radiators. The heat is barely on and then shuts off on its own no matter how tenants have their thermostats set. In other words, Evernest Property Management is a slumlord.

Negative experience: Very disappointing....Signed up with Evernest based on positive reviews of this company and talking with their sales person, who obviously promise the moon and everything under it. Their fee is actually higher than their peers, which I accepted hoping to get good management service. Unfortunately that is too much to ask for. Very poor communications from them in all matters, even when the tenant is late on the payment. Then they hold on to your rent income like if it is theirs, and make up all kinds of excuses to not transferring the funds...completely unacceptable! Last but not least, they charge the tenant up the wazoo with the late fee in the owner's name, but then put the late fee into their own coffers....what?? So if the tenant is financially struggling, they have even less mean to pay the rent.... Very disappointing with this company....all hype...underdelivers.

Negative experience: Already posted and not sure if they removed. Evernest took over 33 management. Both horrible and now Evernest has not returned our security deposit and lease was up in August. I am the co signer on the apartment and it was left in perfect condition. They don’t reply to emails or calls. Avoid a landlord like this. Apartment located in Old Town in Chicago.

Negative experience: I live in the Glen Ellyn, IL townhomes on Surrey Drive. The maintenance portal here was updated and didn't work for multiple tenants. We have been trying to get ahold of management all month to no avail. We were told someone would reach out regarding this multiple times, the most recent time was 10/17/25. Still nothing. The maintenance guy that served us this document said this happened to multiple people and he had multiple papers to hand out. You would think that would tell management that it's an issue on their end...It is near impossible to get in touch with anyone on the management team.

Negative experience: The worst property management company I've ever leased through. They don't answer phones, don't reply to emails, don't do even the most basic duties (e.g. making sure you have keys for move in day). Strongly recommend avoiding them if you possibly can.

Negative experience: Worst management group I have ever worked with. Completely unresponsive, do not respond to emails or phone calls. Did not keep the building clean while I lived there. Were not timely with any maintenance or response times. Owed my roommate and myself a rent refund for moving out early to accommodate for a new lessor and it took them months to get us a check and the check is short hundreds of dollars. Had to email 15+ times and call 10+ times to no response over the course of a few months. Would never lease from Asenath and Nathanial again and would recommend all to stay away from this group.

Negative experience: Every website and every time I call I get a different price I was told they raised the rent and are giving 2 months free. How is it free if you raised your rent? I contacted through Zillow only to be told the man why replied to me doesn’t work there. Don’t give him info. It may be fraud. One website says they have a pool and washer and dryer in unit and another says laundry facility. When we called the management company we were told “if we like you we will call you back about the apt”. Yesterday the gentleman said they have many open units. Now I know why Be careful. No one can give you an honest answer

Negative experience: Avoid this company. TLDR: Properties are in poor condition and property managers have chronic communication issues. They'll follow up to this message with an apology and explanation, but this only proves my point - while you're in the unit, communication is less than an afterthought. My experience with this company started badly and never improved. When I moved in, the apartment was absolutely filthy - the air vents were full of moldy dog food, strong pet smells, garbage in the yard, roach infestation in the kitchen. Direct communication with Asenath, the property manager, was reasonable at first but deteriorated rapidly, culminating in an issue with the mailbox. The mailbox was noted as damaged by USPS in late March and notice was provided to 33 Realty, but no action was taken. Due to this no mail was delivered to the mailbox for months, causing damage to my credit score from missed bills and nearly resulting in gas being shut off to the building (result of no response to an inspection request). I raised these issues to Asenath numerous times over the two month period but was ghosted. Please realize that any response to this negative review is an attempt to save face, and in no way addresses the chronic issues this company has.

Positive experience: I recently moved into a condo in Evanston as a renter and had a very seamless and easy process from the tour to signing the lease thanks to my realtor, Dale. He was, and still is incredibly responsive. He helped me with questions about the lease and communicated well with the property managers prior to my move in. He really seems to have my best interest in mind. If I were able to give Dale individually a rating it would be ⭐️⭐️⭐️⭐️⭐️! I am giving this overall review a ⭐️⭐️⭐️, though, because I did have some issues during my move in. There were quite a few problems with the space, including my AC unit not working and not having a toilet seat installed. I completely understand that some issues are going to come up with moving into an older unit, but these were unacceptable to me. I immediately reached out and was not able to get a response until a few days later (due to the 4th of July weekend). They came out to check on the AC and ended up leaving without fixing the unit and without giving me any information about the situation. It has been 4 days since then and I have not gotten responses to several phone calls, emails, and texts. Other smaller issues that I put in requests for have also not been fixed. The poor communication and feel of disorganization on the property management side has left me quite frustrated. I am really hoping that I can have these issues fixed shortly.

Negative experience: Resorting to writing a review in hopes I hear back from my property managers (Asenath and Nathaniel). We moved into our apartment 7/1 and found the shower to be left in terrible condition with black mold. We contacted them immediately to remove the mold and Asenath replied it was just black stains and will replace the whole shower. We ended up testing the shower and it was indeed black mold. Since then we have followed up and called over 20 times and have not heard a single update or response. I get not hearing back from the owner or vendor but to not respond to a single email is absurd. We are still here waiting for a response and living with a black moldy shower. I just really hope this reaches the people that truly help us. We feel so helpless and frustrated at this point. I’m really concerned about the health of me and my roommate especially since I have asthma and mold exacerbates my asthma symptoms.

Negative experience: They “managed” our apartment complex in Des Plaines for a year and half. Horrible communication. No sense of urgency and a generally rude attitude whenever you need something from them. One of their staff members told us they would never ensure our personal safety or properties safety because then they would lose business lol. This was after we had rampant package theft and a resident vandalizing the buildings common areas. We were contacting them for well over a month in regards to a simple matter, and then out of the blue we get a text message that they will no longer to be “managing” our building. So without fixing anything, and basically leaving myself and my neighbors in the lurch, they passed us off to an even worse company by the name of SB Real Estate. I would avoid any property that has 33 Realty’s name attached to it.

Negative experience: Negative stars. I truly cannot overstate how distant and neglectful this company is with both their tenants and properties (unless you're a luxury tenant, then you get a pizza or plant party that they'll post on IG) I have been trying for almost 2 months now to get 33 to check for mold after a wall leak was caused by a neglected missing patch of siding on the house. If you are a tenant and you hate yourself, rent from them. If you are a property owner and you hate yourself, your property/portfolio, and your tenants, put your investment in their hands. Everyone else, avoid 33 Realty and now Evernest Holdings at all costs- you do not exist to them unless you owe them money and they will not hesitate to make that sentiment known.

Negative experience: 3rd and final edit: Thank god I am moving out of this nightmare of an apartment. If anything has changed, it has been things getting worse. I asked called and put in so many maintenance requests for an ant problem that even the previous tenant had that it is just laughable. Every time you call their “leasing office” it is an outsourced and they will likely hang up on you during the call and won’t call back. Actually just happened to me now! Cannot get ahold of whoever my property manager is so I can get some final questions answered about moving out. Apparently my property manager was fired and I was just never assigned a new one. Since I have given up on maintenance we have mold growing on the wooden window trim in the shower (great place for wood), a light out in the bedroom fan, an AC wall unit that needs to be cleaned out (was not cleaned when we moved in), ants everywhere, and someone tried to come into my apartment through the unlocked storage room! I have lived in a few apartments now and have never wanted to tell everyone I could to not move somewhere more. To whoever they found to take over the lease I would rip that agreement up into a million pieces and RUN. I would go live in Waukegan over this place. Everything that could’ve gone wrong at some point has in fact gone wrong. 2nd EDIT: Maintenance came after my review and fixed nothing. I was given the maintenance man’s “personal” cell and have been ignored after he has been here twice to serious just look at the problems and not fix them. Our radiator still pops and our dishwasher still doesn’t work. I feel bad for whoever moved in here after me. EDIT: Changing my review to one star. Please do not move here. Dealing with so many maintenance issues that just get cancelled and never fixed. I’ve tried putting in requests, calling, emailing and the most I have gotten lately is cancelled requests and voicemail boxes. The only toliet in the apartment has not been working for two plus weeks. The “emergency maintenance line” is an outsourced call that actually just puts in another maintenance request that gets ignored. Side note my packages have been stolen multiple times now so despite the outside neighborhood being decent the apartment neighbors are not all so. END OF EDIT I live in an apartment on Basil rd and I have not had the best experience. When we moved in the place was not clean, the fans were falling out the ceiling, there was mold and water damage, the dishwasher did not work properly, the water has an extremely bad smell, and more. Maybe about half of these problems have been remedied and I am still waiting on the other half. I have made several calls to the leasing office and have been able to get ahold of a property manager a whole one time in the past month over the phone. Emails do get responded to but one property manager in particular is rude. Maintenance requests have been cancelled or marked completed when they are not done. My fans are fixed after putting in multiple maintenance requests and emails but my dishwasher still does not function correctly for past a month and the water still smells awful. I also have an “internet charge” from both the lease and have to pay my internet company full price for internet which makes no sense and was not agreed to on the lease. Apartment is livable but it seems like I am always dealing with some kind of issue. Don’t recommend.

Negative experience: Avoid at all costs! It’s impossible to get in contact with them, there is extremely high staff turnover and maintenance requests, emails, and phones calls are routinely lost or ignored. They do not care about their properties or tenants, they ignore critical issues and neglect all basic upkeep and gaslight you if you try to complain. So glad I don’t live in one of their properties anymore, worst housing experience of my life.

Fantastic experience: Can be pricey....But you get what you pay for. I've been here for a couple years. First in the 3 bedroom ground floor apartment and now in a 2 bedroom 3rd floor apartment. Negative experience: My experience with 33 has been extremely frustrating. My unit flooded 4 times. My Family literally walked in feces. Our blankets, comforters and towels were ruined by the flood because failed to fix the issues. These maintenance issues have caused significant inconvenience and stress for my family. Despite multiple requests for timely repairs, the response has been slow and inadequate which could’ve prevented damage. When I demanded proper compensation for the inconvenience and expenses incurred, management offered only $200—an amount that does not come close to covering the hardship we faced. Their dismissive response shows a lack of care for tenants, and I would not recommend renting from them. If your thinking it won’t happen to you, think again!

We understand that when emergencies arise, there is an immediate reflection upon management to take care of the situation. When your bathroom flooded initially, we dispatched our technician within the hour, and he attempted to rot out the sewer line. He was unable to get far enough down the piping, so we dispatched a professional plumbing service and they discovered debris deep inside the pipe left over from construction on your unit, which 33 Management did not complete. After we fixed the leak, we offered to cover any damage to your personal belongings provided you submit receipts for items lost. We also urged you to reach out to your renter’s insurance company for any other recompence, which you declined to do. Negative experience: Lived at one of their properties in the suburbs in Glen Ellyn and did not have a good time. The first unit we were supposed to move into was not cleaned out at all. It smelled of pet urine and there was this type of small dust debris. Took them over a week for them to get us moved into another one. Fast forward a year, new management came in and completely disregarded every complaint we had given them. The units had roaches/mice and every time we complained about them they’d do the bare minimum of sending out an exterminator who sprays a couple corners, left traps and leaves, which never solved the issue. After I emailed the manager her response was basically “aw sorry that I know that sucks.” Furthermore, I got a new car and couldn’t take off the parking pass bc it was the type that would ripe, told management it wouldn’t come off and they charge me an extra $25 for another one which took them WEEKS to get to me. Left several messages never got a call back, sent emails only to be responded to several days later. Once we moved out they took money from our security deposit and charged us for stuff that was left in the house that was ALREADY THERE before we had even moved in. I didn’t bother even arguing because I was just exhausted and thankful to be leaving that awful unit. Overall, we were not happy with how they handled everything and don’t recommend even dealing with them. Not worth the prices they charge for the units either.

Fantastic experience: EDIT: my fiancé and I lived there for 1 year and had nothing but problems with property owners. During our stay there were 3 DIFFERENT PROPERTY MANAGERS! Had black mold growing in our bathroom for 7+ months with maintenance being notified and nothing had ever been done. Definitely do not recommend these apartments to anyone especially people with small children. Recently moved into the canden crossing apartments and throughout the process Jeff and Vanessa have been so helpful and the professionalism is a solid 10/10!

Negative experience: Absolute trash, and they will take your money. They violated two ordinances and are trying to kick everyone out of the apartment building. The kicker about this is they tell us this on Christmas eve that they will not be renewing leases. These are people who have lived in these buildings for over the last decade. Negative experience: I rented from 33 Realty when I first moved to the city years ago, and had one of the worst renting experiences I've had to date. For months, we had to essentially beg them to repeatedly repair a large water leak in our bathroom that left the ceiling dark and molding. We were legitimately afraid it was going to eventually cave in. Now, I'm not surprised to hear that they've taken over a historic Logan Square building and are attempting to evict multi-decade tenants, leaving them displaced, and informing residents on Christmas Eve that they have to move out. These are residents who are elderly, or with new borns, or who have lived in this building for 20+ years. Shame on 33 Realty, and all power to the residents in this building attempting to unionize and keep the secure housing they deserve.

Negative experience: This business is unbelievable! As soon as they took over ownership of a gorgeous historic apartment building in Logan Square, these slumlords took away garbage and recycling for the entire building and told tenants just to store it in their apartments. The business had no plans to return these services (which is illegal) until City Representatives got involved. They also said they plan to gut this amazing building--with hand carved wooden built-ins in every apartment--so they could jack up rent. And they're so rude, literally laughing at distressed tenants telling them "33 Realty is in the business of bad news." What? My advice is for everyone--investors, building owners, tenants--to steer clear of 33 Realty!

Fantastic experience: My husband and I moved into Low-Line Commons this month, and we’re absolutely loving it! The experience has been near perfect so far. The staff have been nothing short of amazing, responsive not just to our needs but even to our wishes. Uzo (Property Manager) and German have gone above and beyond to address every single one of our property inquiries, which has truly impressed us. German, our building maintenance hero, is absolutely fantastic at his job, and our dog is completely smitten with him, so much so that we’re starting to worry he might want to trade us in for German! Negative experience: This is the worse place i have leaved at. I moved in may, got robbed in July in the middle of the night in my own apartment due to main apartment building left open and my own apartment door not securely closing. This traumatic event happened at 1am in the night, police was contacted and had personal things stolen. Management said they security cameras were of poor quality and couldn’t recognize the thief but can see him entering the apartment and leaving!!!!! They claim to have security on site, yeah… that was the day security didn’t show up. Later in September when i requested to leave due to my apartment door being left unlocked AGAIN after i had put a maintenance order 6 days prior, management said the offer is no longer available and will be charged penalty if i leave as a way to trap me. I asked to speak to the supervisor and couldn’t get access to him. He said he will contact me, this never happened. I just got locked out of the apartment which is not the first time and out of no where, the management asks me to pay a $150 just to access an emergency key in the building and return it to the safe. A fee not mentioned in my lease, something that was never told to me before hand. When i complained the manager informed me that it’s a new policy. One that was never advertised before. This place is just out there for their own profit and money. They don’t care about the safety of their tenants, little do they even care about applying rules and fairness. I just can’t wait to leave and hopefully finally live in a home that’s peaceful. You always have to know that management is out to get you and will not collaborate with you in making this place a safe and harmonious environment. PLEASE DO NOT RENT FROM THEM AND TELL YOUR FRIENDS SO IF YOU CARE ABOUT THEM.

Negative experience: We worked with an agent named Becky last year to rent an apartment. Initially, we fell in love with the place. Becky was very nice and always answered our questions, but her promises were not real at all. She told us the apartment would be painted, cleaned, and ready on our move-in day. However, look at the photos of how we found the apartment! After a hard day of moving, the last thing you want to find is the apartment in such terrible condition. The whole apartment was dirty, with broken items everywhere. It was really unsafe… this one it’s in Oakley blvd The patio floor was rusty and in a dangerous condition when we saw it, but she assured us it would be repaired. It took three months of fighting with the property management to get the patio repaired. When I asked for a refund of my moving expenses, they only gave me $50 out of the couple of hundred dollars it cost. I do not recommend working with them at all because the agents tell you one thing and then deliver the apartment in completely different conditions. If this is professional cleaning and fixed I don’t want to know what more they lie about ….. still waiting on my moving feed money back. UPDATE: In the comment, they mentioned they don’t work with this apartment or something similar, but I do have a text message from a girl named Becky, where it clearly says Becky from 33 Realty (PLEASE SEE LAST PHOTO OF THE TEXT). When we rented the apartment a couple of years ago, it was through them, so this agent was working for them. She also promised things that weren’t part of the agreement, so I don’t understand the situation. Even working with either 33 Realty or the other group, I wouldn’t recommend them because they don’t deliver the apartment in good condition, and the agents are not trustworthy.

Fantastic experience: Me and my boyfriend just recently moved in at the beginning of September and we are definitely very happy this is our first time moving out and we are very happy with our apartment. The area is very quiet which we love. The maintenance guy troy has came out and helped us with a few things and he is very quick and very helpful, we love that there is quick maintenance help available! Only thing we were not entirely happy about was the unit was not entirely clean on move in day there was dead flys by the windows as well as grime inside on the oven door and underneath the washer. It wasn’t anything to crazy that we couldn’t have cleaned ourselves but would have been nice to have it fully clean upon moving it.

Negative experience: I’ve lived in over 7 different apartment buildings and trust me you don’t know a bad management company till you live in an apartment ran by 33realty. Goodluck getting a hold of them on the phone or questions answered. All they know how to do is transfer you to “managers” that will respond to a phone call or text message once a month if lucky. If you are an apartment building owner I’d highly recommend reconsidering before hiring the world’s laziest most unhelpful workers. Even the owner of my building is debating on firing them, I hope he does. Have a great day 33 I bet you’ll respond to this review faster than a phone call.

Negative experience: Don't bother with scheduling viewings. I was stood up for an apartment showing at the same time as another couple. I was sent multiple automatic email & text confirmations. The realtor Dhereck never answered any attempts to communicate while we stood outside. I tried to reschedule. I had to reach out to confirm the second appointment. He finally said, curtly, there were already applications on the apartment. The website is still scheduling showings.

Positive experience: First, Becky was fantastic! The listing stated cats were allowed but then the owner said they did not want cats on the property. I expressed my time was wasted with the viewing since the listing said it was pet friendly. Becky got the owner to agree to what was on the listing. The reason for 4 stars is Becky assured us certain things would be done prior to move in which weren’t completed. That wasn’t on Becky but I’m assuming the company that was hired to make the changes. We were told would be a deadbolt added to a specific door we requested and it wasn’t added (they did block the door however, that was not what was agreed upon), the apartment was not professionally cleaned, and other small things were not completed prior to move in. I think the leasing company needs to do a better job of ensuring everything is up to standards prior to tenants moving in.

You are currently renting a unit through a private owner and not one managed by 33, so we have no way of helping you resolve the maintenance issues you mentioned. When one of our agents makes concessions for tenants, it is always under the leasing agreements that they have with the individual owner/property managers. We recommend getting in touch with your property manager to get resolution for your maintenance issues.

Fantastic experience: Lived at The Bristol going on three years with my wife, I have only recently had issues with noise from inconsiderate neighbors. We have never had issues with management other than not having the same property manager for more than a year or sometimes months and not having a consistent means of communication however that has changed for the better. Our unit isn't perfect however the buildings on the property are older with very recent renovations/updates. The property maintenance tech Troy is a great asset to the property, and he's does great work for the time and resources he's given. People have to realize not every maintenance/building issue can be addressed immediately, I say this as a school custodian. The Pinata rental reward app is a nice touch also, if only for the credit building and financial growth tools it provides. Would recommend.

Fantastic experience: My complex has a great maintenance employee who responds right away, the exterior was recently upgraded with new new Mulch and the grounds crew keeps the grass looking nice. I really like the stainless steel appliances and wood floor look. The enclosed, locked entrance is definitely what sold me on the complex.

Negative experience: There is no structure with this company. My apartment has been falling apart since the day I moved in which was 3 months ago. I am steady getting indications every week saying a maintenance order is put in. When I see maintenance he says he has no work order. Then the next day I get a email saying his was my service. I email, call & text them about this and still no results. They send maintenance up to your apartment to serve you a 5-day notice. Also I have not been informed of the issue with us needing pest control every 2-weeks. I do not recommend renting or dealing with any place 33 management is managing. I can write a book about all the problems I encounter upon moving in. 33 management not recommended. No real management to talk to . I guess the maintenance crew is getting paid for imaginary jobs.

Negative experience: I'm disappointed with the leasing office “33 Management”. They demand a lot of conditions that were provided, I’ll just attach photos and videos so that everyone knows and understands that you can’t mess with them! scammers in one word. I submitted an application to poison cockroaches and centipedes, more than a week passed, and no one responded to my application. The dryer was already broken when we moved into the apartment. Fantastic experience: 33 Realty was very helpful and easy to work with! I worked with Kaylee K and she was helpful from the get-go. I found their listing through Zillow but when I was handed off to Kaylee I get a very personal touch and regular follow ups. Fantastic experience: Becky was helpful and prompt with everything when she first showed us our new apartment 2 years ago. But the bigger reason we wanted to leave this review was how much she came through for us recently while we were looking to purchase a home and had an uncertain timeline regarding moving. With only a few days to make it work, we let her know that we could be out a month early if she was able to find a new tenant for that earlier date. Within two days and only two showings Becky found the new applicant and allowed us to move early and save a full month on rent. Thank you Becky!

Fantastic experience: Had to find an apartment in a last minute situation in order to be ready for school and 33 Realty was extremely helpful and easy to work with! Danny showed me the place and was not only communicative but very flexible with the showing hours, which I was very grateful for. I also worked with Ryan who very quick to respond to any and all questions. He sent us the application and lease and the whole process could not have been easier. Negative experience: I contacted Angelique Jackson from 33 realty on May 22nd about a tree that fell from their managed property to mine. It took 13 days for her to tell me the tree was too large for them to handle.The tree is still blocking my parking area and back door. They did not even attempt to clean the area of the smaller branches and debris. I have called and emailed numerous time. No one from this building management company is following up with me.

Negative experience: I was convinced by a 33 agent to rent an apartment at 3431 N Ashland Ave. I moved in and multiple appliances were broken. Both showers in my 2 bed/ 2 bath were broken. I have a standing shower with no door, which can be practically done but this one leaks and floods the bathroom floor and into the master bedroom. The property manager has blown off our concerns and even tried to say this shower is normal. The shower is structurally flawed because it leaks into the bathroom floor and master bedroom…. Please properly screen any apartments in a building managed by 33 realty. I hope to bring awareness and hope this never happens to anyone else. And do not live at this building!

Negative experience: With regards to whoever is managing paperwork for Park Place Apartments, I give 1 star. My mom has been charged for months of their renter's insurance even after we showed proof of another insurance policy. When we spoke to someone, they asked we upload the forms to the portal, so I did. Later there was another charge and we spoke to them again and were told we were also supposed to have emailed the forms to them. Another charge later... Then we are told we need to send the forms to Foxen (their insurance company/partner). Foxen reports we need to add an interested party to the insurance, so we do. Months later, my mom is still being charged for Foxen's insurance. She, rightfully so, isn't paying it, so she's getting notices of late charges. This has been ridiculous. Whoever has been filing tenant documents is incompetent and all this back and forth sending things here and there could have been avoided with better communication. I am on a fourth round of sending proof of insurance at this time. Hoping someone new can finally get this straightened out.

In January 2024 upon uploading your insurance documents, we asked Foxen to remove the charges on your account, but since the insurance policy you provided did not meet our rental requirements, Foxen charged you for the months owed until your new policy was amended and given to us. They credited your account in March to reflect that and have not charged you since. The outstanding charges on the account are for the months owed prior. Positive experience: Since going under different management, 33 Realty's customer service has become mediocre. When I first moved in and needed services, their team use to confirm prior to coming that someone would be servicing my request, including the time they would arrive, and request additional permission to enter my apartment if I wasn't home. Now, they show up without notice, and have taken longer than usual to service requests.

They are required by law to give 48-hour notice for entry, unless otherwise specified by the tenant.
