Negative experience: The service provided to homeowners has gone seriously down hill since my last review when I was able to talk to a real person we have been trying all morning to pay the bill online. However, no one ever answers the phone that we can deal with. We’ve asked for a call back three times when they call back game the first one we could barely hear the person calling and requested a call back which never came we got in the queue again requesting a callback which came and there was no one on the line. This is the third or fourth time that I have tried to get in the queue to call back. I have also left a voicemail for it. Very poor customer service for the homeowner. I wish our HOA was using a different management company

Negative experience: very bad experience with SBB management. Their online portal unreasonably assumed residents understand what "assessment" stands for. According to them, it was HOA fee. They kept accumulating two late fees while I did not receive any notification! This is absurd!

Negative experience: SBB Community Management is the worst company to run an HOA. Since they switched their billing system, every 3 months they are taking two payments from my bank account. The first time it happened, a refund check was issued and I received it within a week. For the January payment, it has been 4 weeks since I reported this and their system shows that the refunds was approved on January 9th but I have yet to receive my refund. Their staff is horrible and act like it is no big deal that they have not yet refunded it. Avoid this company like the plague!

Negative experience: Communication is zero. Being charged for things going on at neighbors properties, no response. They want to charge amd do absolutely nothing. This is like the DMV but worse. They absolutely suck

Negative experience: Absolutely the worst, most incompetent HOA property management company in existence. They charge the HOA exorbitant fees to provide absolutely awful service. Our neighborhood playground was destroyed by a few trees falling on it (that should have been removed by the HOA in the first place) and it took nearly an ENTIRE YEAR for them to repair the playground. They are completely unreasonable when it comes to violations and take advantage of homeowners over any issues considered subjective based on bylaws. I tried to email them multiple times in regards to a violation letter and received no response but instead received a fee with no further communication or clarification. Extremely unhappy with this company. Also, all of the reviews that have been posted together around the same time with 5 stars are FAKE!!! Look at those accounts, they work for the company and/or are fake accounts - this company deserves 1 star across the board.

Positive experience: I rated 3 stars because I was told that the manager of my community will call me to answer the specific question I had when I called; and 3 days later nobody had reached out to me. My question regarding significant increase of annual fees for my specific neighborhood (not for the entire state) was answered verbatim from “google answers” (almost word by word) for general inquiries about HOA’s fees. I would rate 5 stars for MA. NICOLE POLANA for her patience, kindness and guidance helping me to access their website and be able to access my own account.

Negative experience: Performed Irrigation repair for this company at 781 TableRock in Prosper. Bryan Robertson reached out to us several times to repair two irrigation lines. 3 months later and this management company has still not paid! He’s told me twice the check will be ready tomorrow. Unbelievable how they are scamming a veteran owned company. Guess we are going to have to go and undo our work and let them pay another company atleast 3 times what we charged.

Negative experience: I’ve been very disappointed with the responsiveness and follow-through from SBB Management. I reported a gate access issue at my community on November 30, and despite multiple follow-ups, the problem still has not been resolved nearly a month later. The issue was acknowledged and attributed to a system problem on their end, but no timely fix or workaround was provided. I’ve repeatedly had trouble accessing my own neighborhood, which is not reasonable. Communication has been slow, and responsibility seems to get passed around without resolution. This is a basic access and security issue that should be handled promptly. I hope management improves follow-through and accountability going forward.

Negative experience: Horrible HOA management company. Does a horrible job in up keeping the community as well as assuring correct payments. They essentially do nothing and expect no one will complain. They charge too much for what they offer, which is nothing. Save yourselves the trouble and find another management company for your neighborhood.
Negative experience: Impossible to get a hold of. The fees to sell your home our outrageous and do not match what is stated on our HOA’s website.

Negative experience: Warning to HOAs: Read your contract’s "Addendum A" carefully Our HOA Board made the decision to terminate our management agreement with SBB due to ongoing performance issues. Unfortunately, the exit process has been extremely difficult and unprofessional. 1. Attempting to Charge Unauthorized Fees: Despite our contract having a specific fee schedule (Addendum A) that caps the early termination fee at one month for the third year, SBB is attempting to charge our Association for the full remaining balance of the contract (approx. 11 months). They are demanding 11 months' worth of payments for future services they will not perform, while completely ignoring the specific "1-month" provision written in their own agreement. 2. Reason for Termination: We did not take the decision to leave lightly. We experienced repeated operational failures, including: Financial Errors: Failing to provide monthly bank statements (specifically Jan 2024) for extended periods for an audit, then misrepresenting that they never knew about this request, even though emails showed they knew about it months in advance. Unauthorized Spending: Authorizing vendor work and releasing non-autopay funds without required Board approval. Ignoring Directives: Repeated failure to follow Board instructions regarding compliance enforcement and vendor controls. 3. Unprofessional Response: When the Board pointed out the specific contract language limiting their fees, SBB refused to correct their stance or escalate the matter to their President. Instead, they responded with threats of legal action and characterized our standard dispute resolution efforts as "defamation" and "retaliation." If you are an HOA considering SBB, be aware that they may try to enforce penalties that contradict your written agreement if you ever decide to leave. We urge other Boards to review their "Addendum A" fee schedules very carefully.
