Negative experience: I normally don’t leave reviews, but future tenants deserve to know what they’re walking into. My experience here was extremely disappointing. When my family was dealing with serious safety concerns, there was absolutely no compassion, urgency, or willingness to work with us. Being treated like a number instead of a human being ,especially during a dangerous situation ,showed a complete lack of heart. On top of that, maintenance issues throughout my time there were handled poorly. Repairs took far too long, follow-ups were inconsistent, and problems that should have been simple fixes dragged on unnecessarily. It felt like once the lease was signed, basic upkeep and tenant care were no longer a priority. Families deserve to feel safe and supported in their homes. Unfortunately, that was not my experience here.

Negative experience: Most unprofessional property management company. Their renewal team doesn’t respond in a timely manner but would still require the tenants to do so or be charged extra fees. My advice for anyone moving to a property managed by the Dallas county office, is to reconsider, if possible for you.

Fantastic experience: I have been renting this property with Open House for a little over a month now and have great experiences with the group as a whole. WAY better than the last property management company I had to deal with the past 4 years. I put in a work order on Thursday and they scheduled me the next morning. Heath was sent out to fix my sink and was very knowledgeable and even gave me more information for other concerns on the house.

Fantastic experience: I've only been in an Open House property for a few weeks now, but they have been very responsive regarding our maintenance requests. Specifically, we had requested that someone come out and fix the bathtub drains that weren't sealing. Open House sent Heath and he was amazing. He helped with some other issues he noticed when walking into the property and educated me about some of the fixtures in the house, before getting to the issue we reported. He was efficient, friendly, and professional.

Positive experience: If I needed extra time to pay my rent, they didn’t haggle me or threaten me with eviction. Each time something needed fixing, they would send a vendor out as soon as possible. We kept the house nice and clean just the way it was rented to us. We treated it like it was ours. The only reason we left Open House was our kids grew up and moved out on there own and it was just me and my babe in a big 4 bedroom house, so it was too much just for the 2 of us so we downsized. They were always professional I put 4/5 stars because if I didn’t have to pay rent, it would be perfect lol

Fantastic experience: The over all process was great, the only issue I have after the move in process, is getting in contact with someone. Is there assigned person I should reach out to for things other than maintenance. It’s been a headache trying to get someone on the phone to ask a basic question or respond to a message in the findings app.

Fantastic experience: The maintenance worker, Heath, came out to fix an electrical outlet right before Christmas and then again to fix some plumbing issues while the roads were still icy. He was very polite and friendly. He got both jobs done quickly, and even ran out to buy new tools to fix them. Really appreciate the help! Open House has been very quick to respond to any requests and we have had no issues so far!

Positive experience: If you lease from Open House make sure you take pictures of EVERYTHING on move in. They will try and make you pay for obscure things (caps on refrigerator water lines, light bulbs that dont match and never did, weather stripping that was never in place, etc...). Also, do NOT understand any circumstance use your fireplace. If you do make sure you not only clean it, scrub it and repaint it. The one positive I will say about this company is that they do take decent care of the property. Never had any problems getting maintenance/repairs.

Fantastic experience: We’ve been with open house since March 2023 and so far so good! They are very prompt when it comes to maintenance requests, my family and I are really enjoying our new home ☺️ **edit to add: we will renewing our lease again come March 2025 open house has been good to us since we’ve been a resident, Amber Ramon is awesome maintenance request have all been answered and fixed in a timely manner and we’re very appreciative for it. ** edit to add: will be renewing our lease yet again March 2026 still haven’t had any issues with Openhouse property management! Negative experience: I would give zero stars if that were an option. My experience with Open House Property Management has been nothing short of a nightmare, and I genuinely feel compelled to warn others before they make the same mistake I did. We have a schizophrenic/meth addicted neighbor who often posed a threat to our safety. He threatened to shoot my fiancé, hopped our fence, threw nails in our driveway, poured gasoline around my fiancés car while he was welding in the garage, the list goes on. We reported this to Open House and sent them evidence along with the police reports and they said we were stuck in our lease until it ends. We expressed to them that we don’t feel safe and they said to break our lease we would have to pay them 4K and continue paying them until our lease ends. It blows my mind the lack of care for our safety. My attorney is involved now and Open House is fighting us on this to the point that it looks like we have to take them to court. They have been an absolute nightmare and do not care at all about the safety of their tenants. They try to get as much money as they can out of their tenants. It’s disgusting. There are truly terrible people working at this company.

Negative experience: BEWARE — THINK TWICE BEFORE RENTING HERE. We recently rented a property through this group and immediately encountered a serious issue with the dryer outlet. The home had a standard 4-prong outlet, so we purchased the correct 4-prong dryer cord to replace our 3-prong. It would not plug in. We double-checked—yes, it was the correct plug. When we contacted the maintenance team, we were told the outlet was “AS-IS” and that no one would be sent out. We were even told to “try flipping the plug upside down,” which is both dismissive and concerning. A non-operational dryer outlet—especially one presenting a potential fire or safety hazard—should absolutely warrant a technician’s review. Because the maintenance team refused to help, we were forced to hire our own licensed electrician at our own cost ($85). The electrician confirmed the outlet was indeed faulty and required correction. In other words, our concerns were valid from the start. We pay $3,400 per month for this property, yet the level of service has been worse than what I’ve received in apartments costing one-third of that. Extremely disappointing, and I hope management addresses this—both for us and future tenants.

Fantastic experience: Hey I really want to express my appreciation for open house. Ever since I’ve been with them they provided excellent customer service all around. I had some issues with my house and I tell you the maintenance man Heath Elliot I mean this guy did a spectacular job he went above and beyond .Most importantly his customer service is just as great as his work. I highly recommended open house. Update 12/4/24 still the best property in town. Great customer service and they care about there tenants. And No it’s not a fake review it’s genuine. Update. Open house has still been soo good to my family and I. Negative experience: We rented the house in November 2024 with a one-year contract the house when we moved was quite clean we never had problems when something broke they came and fixed it. But about two months before the contract ended, several things began to be damaged in the house to which we made claims and experts went and told us that the foundation of the house is bad that it was dangerous. To which we moved to our new house early. We left the house super clean we paid to fix things inside the house and even so they wanted to charge us for the fence $300 dollars when we had to fix it because it was shutting down and other things charging for microwave filters when the house didn't even have that. The truth is that the company is an abuser. I would like them to see the amount of things they are charging us when we leave the house impeccable. They have no empathy, they don't care about anything, even so with proofs and receipts, all they want is money. No matter what conditions the house is in, it can be falling on top of one and from what I see they don't care. I DON'T RECOMMEND THIS COMPANY AT ALL.

Fantastic experience: Our move-out started out with huge communication gaps, and honestly, it was overwhelming. After trying different modes of contact and with less than a week before we had to turn over the keys, we still hadn’t heard anything from our property manager (Houston). Somehow what I was going through came across Kyjuana (KJ)’s desk. She wasn’t even in my district, but she was a concerned staff member who took action — and honestly, that changed everything. She listened. She made sure I received the proper move-out documentation and even offered a direct phone number in case I had questions. The level of kindness and dedication she showed was incredible. It’s truly how everyone should operate with one another. She walked me through every step with the patience I desperately needed, especially with only four days left to complete everything. She took a situation that had me worried and helped me turn it into a manageable to-do list so that I could ensure the best chance of getting my security deposit back. I did everything stated and I can confirm my deposit is being returned. KJ didn’t just go above and beyond — she showed genuine compassion. And that made all the difference in my review of Open House. I am so incredibly thankful for her assistance. ——— As for my overall experience with Open House - Houston, it was a mix. While it started with a lot of hoops to jump through at the beginning just to lease the property and ended with communication gaps, the people who handle maintenance calls were responsive. **A broken garage door and a leaking A/C line under the sink** It can be extremely difficult to get in touch with anyone directly, as most communication is through email or the tenant portal. At one point, I even received a random email stating we were to vacate within 48 hours for unpaid rent. It was a Friday afternoon and no one answered the number listed on the website. I had to reach out to the showing agent who then contacted those she knew. Thankfully, she remembered us and I later received an email clarifying it was an error. That was definitely an unsettling situation! Again, it wasn’t terrible, but for tenants who are respectful, honest, and pay early—having a direct contact number for a property manager should be the minimum. Fantastic experience: I always felt like i am alway misunderstood and people never understand when things happen thats out of your control. Sometimes rental places dont show sympathy or even empathize when things happen. But Open house is different, they have been super understanding and patient with me during my tough times. I don't feel misunderstood at all and they show so much compassion and really do empathize your situation and willing to work with you. They have been so amazing and a blessing towards me. Each time I have an issue KJ always makes things better for me, she always have my back and make things work breakthings down to me without shaming me or belittle me.. She sees me and listens to me, she is such a incredible and intelligent uplifting woman with a big heart. I pray that the Lord continues blessing her. Negative experience: This is the worst company to rent from we had black mold in the house we rented, Adrian the property manager did nothing about it. We moved out due to my kids getting sick and they tried to change my family all kinds of extra fees. We are still fighting this company. Do not use this company you will regret it.

Negative experience: RENTERS BEWARE!!!!!! RUN!! Renters beware. A serious plumbing leak left us without a shower for over 2 weeks. The damage caused mildew in the bathroom, and instead of taking proper steps, management dismissed it, saying it wasn’t mold, and refused to conduct a mold analysis. Their “solution” was to cover the wall with plastic and tell us to use another bathroom that only has a tub. They also refused hotel accommodations, even though the property was clearly not fully habitable and we have young children. To make matters worse, they tried to shift blame for repair delays onto us. Texas Property Code requires landlords to repair conditions affecting health and safety within a reasonable time (7 days is presumed reasonable). This company ignored that responsibility and put our health at risk. On top of that, after we moved out, this company tried to charge us for things we did not do, claiming we left the home in “terrible condition,” which is a complete lie. We have video evidence proving the condition we left the home was in great shape for a 5years tenant! Absolutely unprofessional, negligent, and dishonest. Avoid Open House Texas Property Management at all costs

Negative experience: I originally wrote a positive review for Open House when we first moved in 4 years ago because the move in process was easy. Now that we've lived under their property management for 4 years, I unfortunately have to change this review. Fortunately our house did not have many major issues, but when it did, Open House was slow to respond and at times completely unreachable. We put in a request because the showers in both bathrooms were peeling. Every time, they sent someone to reseal them the same way, even though we told them it didn't work and peeled again within weeks of them doing so. It took 4 times of putting in the same request and asking them to provide a different solution before it finally got done correctly. Later, we had a gas leak at the home, and the city shut off our gas for safety. We were left without gas or hot water for 3.5 weeks while we left messages, sent emails, and posted the maintenance request repeatedly in the portal. When we did finally get someone to answer our call, they refused to give us our area manager's name for the first week. When we finally received it, she didn't answer or call us back for another week. When we called the gas company, their calls were also being left unreturned. We did eventually get a partial rebate for that month, but not until I had called every other day until I got a manager on the phone and argued with her for another hour. She claimed we should have requested a stipend to stay in a hotel until the issue was resolved, but that is no where in our paper work and no one at open house offered or mentioned that at any point as an option. Any request to escalate an issue is ignored. They outright refused to give my roommate back her money when she accidentally double-paid rent, and she had to call her bank to have them rescind the funds. Open house has been horrible to live under. They are unresponsive and shady. If you can avoid living in one of their homes, I absolutely would.

Negative experience: These guys manage my neighbors property. The fence is falling apart and almost wholly on their property. I’ve offered to do all of the labor to match my updated fence. Over 5 calls and Three times promised over roughly 7 months information on whether or not the owner will cover the repairs material cost. Still nothing. No one to even escalate things to. I’m at the point now I feel I have to travel over an hour to talk to a real person to force a conversation so I don’t get passed through call centers that “don’t have direct contact with the property managers.” I’m so grateful my property managers are more competent and considerate of those they manage.

Negative experience: I would not Rent from this company ever again in the future. I rented a house from them recommended from a real estate agent. We moved in with pre existing bad repair work prior to us moving in not only did they over charge for a move in deposit of $2,800 for a place costing $1,900 a month they attempted to take $900 for that same pre existing damage even though it was covered by original paint, they tried to charge us for painting doors they never painted and cracks is the walls from a sinking foundation they never addressed stains in the ceilings from roof leaks they never addressed tubs and showers peeled because it turned out they were painted... Deposit was return was settled Aug 18th and there choosing to hold up the return to the very last second they can stating Texas law says they can... I wouldn't recommend this company to anyone.

Negative experience: I recently moved into a property managed by Open House Texas Property Management. Unfortunately, my experience with their customer service has been very disappointing. Upon move-in, I followed instructions and submitted my Move-In Condition Form along with photos documenting minor issues in the home (including a water leak, damaged door seals, and a malfunctioning lock). Because the third day after move-in fell on a federal holiday (Labor Day), I submitted the form the next business day. Despite this reasonable circumstance, management refused to accept the form and dismissed my documentation, citing a strict “72-hour” rule. Their response was not only inflexible but also unnecessarily rude. Instead of working with a new resident in good faith, they showed little willingness to accommodate a simple, good-faith effort to protect both sides. I am disappointed with the lack of professionalism and empathy, and I cannot recommend their services to others.

Negative experience: RENTERS BEWARE!! DO NOT USE THIS COMPANY TO RENT A HOME. I have had no problem renting, and always pay on time. We have been struggling with this company since JUNE! First (which should have been a red flag) our move in date was delayed because we were told the ceiling sunk in due to an AC issue. The drywall that was damaged behind the ceiling fan HAS NOT BEEN FIXED. We have not used the room yet because it was supposed to be a nursery for our son and we do not believe it is safe. Not to mention the home was dirty. There was tape, paint, trash and food crumbs in the home. Secondly, we have been having issues with the AC since we moved in, and each time they always find something wrong with it, however when notified, they tell us we will pay for the visit if they find nothing wrong. Which is absurd. We have a baby under 1 in this home and we often have to change him and cool him down due to him sweating in these living conditions. They do NOT care about you as a tenant, of course there's an option for early termination, HOWEVER please read carefully as they will charge you two months worth of rent and 1.5X your rent as a fee. Which is CRAZY. PLEASE GO ELSE WHERE TO RENT A HOME. IT HAS ALWAYS BEEN THIS HOT IN TEXAS AND I HAVE NEVER HAD THIS PROBLEM WITH ANY OTHER HOME!! Not to mention the previous tenants were smokers clearly because the master bedroom and restroom smell like pure cigarette smoke. THIS HAS BEEN THE WORST EXPERIENCE FOR US EVER!!!!!!!

Fantastic experience: I normally don’t write reviews, however when a good one is warranted, I will take time to post. I’ve been in my home for over three months, and unfortunately, there were a few timesI had to place maintenance requests through the portal. However, I’m really happy and pleased with Ashley’s quick responses and scheduling of my maintenance requests! They have provided great service, thus far. In particular, Andrew was dispatched to check my plumbing, however, he also attended to another concern I had, which turned out to be a water mane leak in the front yard. He immediately assisted and called in the additional maintenance request. Andrew was really courteous, friendly and knowledgeable. The other techs dispatched for previous concerns were also knowledgeable and pleasant! They are doing a great job and deserve 5 Stars!

Positive experience: My experience with OH has been good, they usually take care of the orders I place in their portal and they do a great follow up, with the rare exception of a couple of times where they delayed in taking care of the situation. But in general, I would say that they are doing a good job. I would give them 4.5 stars! This an updated review on 06/14/2024 In general, I'm still happy with the service Open House offers, nobody is perfect, and there have been only a couple of minor glitches in a period of 14 months. Like for instance they sent someone to to fix a small leak on the roof a few weeks after the technician came to inspect the roof first, to the point that I forgot, until I heard the steps of a guy on my roof at 7:30 AM without me being notified of his coming. That was a bit odd I must say. (But he fixed the problem on the roof!) Aside of that I would say that every other maintenance orders have been successfully completed. At this point I want to say that if you're interested in renting from Open House, this is a company that you can trust, they will fix any problem with the property. I'm so confident in what I say that if I had my own house and wanted to rent it out some day, I would consider OH to administer it. If something changes in the future (which I doubt), I will update my review. UPDATE JUL 2, 2025 It took me long to update my review, but, so you can have a complete picture of my experience with OH, here's another detail. I was blessed with the opportunity to buy a house and had to brake the lease after a few months after renewal. I spoke with them to explain my situation (by phone and in person), because I didn't want to be punished so hard by breaking the lease, I even was looking for someone to take our place so the owner would lose no money because of us leaving. To make the story short, there was no empathy. At the end I ended up paying almost $7000 for braking the lease. That is, a penalty for braking the lease + 2 months of rent (what they call "accelerated rent" if I'm not mistaken), which brought it to a total of almost $7000. You need to know this, because if you brake the lease they won't forgive you no matter what. Just keep that in mind if you work with Open House.

Negative experience: Between touring our home and signing our lease, communication was very poor. The "dedicated" team was incredibly difficult to get a hold of at times and when they did reply to our questions, the answers they provided were sometimes unrelated. It took involving our realtor to get straightforward answers. We found a decomposing animal in the sideyard prior to move-in, and when bringing this up to the "dedicated team", they said it would be addressed before move-in. It was not. We ran into one of OpenHouse's inspectors on our second tour and prior to signing the lease, they pointed out that the back sliding door does not latch and that it will be taken care of before move-in. It was not. We submitted an emergency maintenance request over the phone once we realized our home was not secure and the biohazard was still present, it was actioned a few days later. Our home is in a great neighborhood and is in a great location so we really did not want to abandon ship over this. So far after moving in, we have not had any issues (but we haven't needed to communicate with OpenHouse again, so that might be the only reason we haven't had issues.) I plan on updating this review periodically.

Negative experience: We moved here from out of state and chose to rent a house from this property management company. they are horrible, they did mold remediation 2 weeks after we were living in the home they did not put me or my family in a hotel nor attempt to offer to put us in a hotel room, the attic access ladder was broken and zip tied together this was brought to property management's attention and at that time property management said it was zip tied together for our saftey. Back yard floods this was brought to property management's attention nothing done about it. Paint spots all over on the hardwood floors from painters painting the walls. kitchen cabinet floor falling in horrible work done to repair the cabinet with caulk 3/4 inch think in some areas and sheetrock screws used to screw into the face frame of the cabinet. The previous Tennant was clearly a heavy smoker cause the walls have yellow staining on them also brought to property management's attention with nothing being done about it. My daughter's restroom had broken tiles in the shower which were replaced with unmatched tile and then maintenance crew did not use thin set or grout they used caulk. There were broken tiles on the floor of my daughter's restroom never replaced also brought to property management's attention. Rotten wood on the eves of the home and rotten wood on the front of the house brought to their attention and still has not been replaced. glass stove top broke and they left us without a stove top for 13 weeks stating it is not their fault the stove top was on back order. I have an autistic daughter who has severe food adversions from us being left without a stove top. Upon our move out we received an email from Tanya that we must higher a professional cleaning company to come and clean the home and provide her with a receipt or we would be charged for them to have it professionally cleaned. no where in our contract does it state we must have the home professionally cleaned however she is still trying to strong arm us for $250 for a professional cleaning even though upon our move out the house was cleaner than when we moved in pictures were uploaded to our Tennant portal and forwarded to property management as well all being ignored. my daughter's door was falling apart upon our move in, maintenance crew was sent out to repair or replace the door so it was replaced with a door that did not match any other door in the home, door never shut properly and was never painted screw holes on door frame were never filled or painted either. Roof had a leak and damaged stuff we had stored in the attic no compensation on that damaged property we were forced to file a claim with our insurance company, took them three weeks to repair roof and 3 contractors later it was done the right way. We are being charged to paint walls in this home that were not damaged nor need to be painted. Tanya is trying to charge us to trim shrubs in front yard and to remulch around shrubs. Myself and my family have had a horrible experience with this property management company, they are money grabbing crooks and will take any chance they have to treat you unethical and inhumane. I would not recommend them to my worst enemy. (Update) funny 10 days after we moved out you guys have 4 cars out front of the house working replacing stuff that we said were needing to be fixed and never were addressed the whole year we were there. Fantastic experience: I really enjoyed the BEAUTIFUL house that we rented out for the year. We were offered a 2 year option too. The portal was very easy to navigate, to put in work orders etc. I am ESPECIALLY GRATEFUL for Adrian the Property Manager AND Tanya the Assistant Property Manager. Both of them are VERY kind people, very communicative, available to help, and I love how they didnt treat me as if I was just some random tenant. A relationship was built and I am truly grateful for them. I am definitely putting them on my xmas list this year. Im a property & casualty insurance broker, I insure businesses, real estate, and transportation, so I deal with property managers all the time and most of them dont really care about their tenants. I can definitely say, for sure, that these 2 are amazing people who do care. So if you are renting from open house, having these 2 as your POC is amazing. I wish I could take them to my next rental in the future.

Fantastic experience: Finally a rental company that treats you like a person instead of a number. I have rented from apartments and other home rental companies over the last decade and have never met a property manager like Tanya for the home I am renting with OpenHouse. She was professional and courteous. It’s rare to find someone in the industry who genuinely cares to listen to their tenants and take the time to help them out while maintaining communication through the process. Even the maintenance team is efficient here and has resolved any issues I’ve had since I’ve moved in. Couldn’t be happier with my decision to rent from this company.

Negative experience: honestly, the most shady company to do business with. charging me for utilities, even though I have utilities in my name set to start for the day I moved in sent them proof and they’re still charging me even tried to set up automatic payments with their system. They didn’t even try to pull the information and still charging me late fees, so they’re just cash grabbing. Not to mention, you can see daylight in between the window and the wall and clearly see how the windows are not installed properly and they have still yet to fix that and that’s going on almost a month. It has been problem after problem with this company and they don't reach back out to you after “taking a message”

Negative experience: I purchased my home through Open House in Dallas about a month ago. During the inspection, a leak was identified in the main water supply line to the house. We raised this issue, and the company assured us that it had been properly repaired. Unfortunately, after living in the home for just a short time, we discovered that the leak had not been fixed at all. The pipe continued leaking for an extended period, causing damage to the front yard and leading to additional repairs that we now have to manage. It’s clear that the issue was not addressed as promised, and the misrepresentation of the repair has resulted in both financial and structural consequences. Based on this experience, I cannot recommend this company. The lack of transparency and accountability has been deeply disappointing

Fantastic experience: I had a great experience with maintenance through Open House Fort Worth. After submitting a ticket, they reached out quickly to schedule an appointment. Heath came out and did a fantastic job—he fixed my toilet seat and a loose shower head efficiently. While he was here, I also mentioned a closet rod that had come off the wall (something I noticed after submitting the ticket), and he kindly took care of that too. Negative experience: I lived in a property here for a year. I would not do business with this company again. Multiple "mistakes" on their end that would have cost us a fair amount of money if we hadn't been on top of it. At move out they attempted to overcharge us, and after a long back and forth finally did us a "courtesy" by not charging us for a mistake on their end.

Negative experience: I showed one of these listings to my clients from out of state. They liked one of their homes and applied. We have been calling and requesting an update for a week now. They do not return phone calls or give any type of helpful information in the rare event that you do get someone to answer the phone. As a real estate professional, I am shocked at the way this property management company does business. It is important for property management companies to do a good job for the property owners/landlords that they service. I would not recommend this PM company.

Negative experience: I just want to say how incredibly disappointed I am in Open House. We were really looking forward to renting one of their properties, but the almost $10,000 in fees and deposits before we even moved was out of this world. My credit score is 730, yet Open House swears that it was 599 when pulled. I even contacted all 3 bureaus and my lowest score between the three was 655 at the time. All 3 are now 710+. I’m not sure why they wouldn’t budge and they were hell bent on either lying about my score or not disclosing information on how they received 599. My income and my rental history, which has a 20+ year perfect payment history, should have factored into this as well, but obviously didn’t, even though they told me it would be factored in. I don’t plan on using Open House in the future, it was too much of a hassle and quite honestly, a massive rip off. The one bright spot was that Sergio was spot on and lots of help, even on the weekend, whereas Brenda, the rep assigned to me was useless in all facets of this process. Move on to someone else if they're the property owner.

Fantastic experience: We were having a difficult time finding a house with how competitive the market it and Elsie made sure to help us every step of the way, sending us so many houses and answering all of our questions as we navigated renting a new home. Negative experience: Idk where to begin on how this company come up with every excuse to keep from giving you your security deposit. Let see where can I begin. We stayed in the house for 5 years, my husband and I rented carpet cleaners and kept the carpet cleaned as best as we could be everyone knows after 5 years of wear and tear that carpet needs to be changed, but NO they say we were responsible for the upkeep of the carpet. They also charged for every light bulb for every light fixture. They charged for the surfacing of a bath tub after they cheaply resurfaced the bathtub rather than replacing the tub and holding my husband and I responsible for the surfacing of the tub. Before we moved into the house home remodeling material such as paint, a bag of concrete, and tile was left in the garage. They charging us for leaving materials THAT IS NOT EVEN OURS and was left there. They charging us "trash out" for things that was left in the attic from who ever stayed in the house before us (WE NEVER WENT IN THE ATTIC, NEVER EVEN OPENED THE ATTIC). They charging with a cleaning service when I have pictures proving and showing that we thoroughly cleaned the house. When we moved in the house the hedge bushes were very tall blocking the front windows so my husband trimmed them down, now we being charged with landscaping because the bushes that wasn't even trimmed when we moved in the house needs trimming. Yes with 4 children the walls may have a few scribbles on the wall and stains on the wall, but when my husband asked is ot okay for him to paint the walls the same exact color, he was told no. This company basically keeps your money and comes up with unreasonable charges. They basically find away to make you remodel the house with your security deposit. I will never recommend this company to anyone. There's so much more I can say within these last 5 years, but I just don't have the patience.

Negative experience: I don’t think I could give this company a star rating low enough. It was a HORRIBLE experience renting from them. They tried telling me that Air Conditioning is not an essential service in Houston TX, and said to deal with the fact that I was paying $350/month on electric bills during the summer to just set my thermostat to 79°. Also tried charging me for maintenance trips out to the house. Also overcharged me on MULTIPLE occasions hoping I wouldn’t notice. There is nothing redeeming about this company, I would highly recommend not renting a house that is under their management.

Positive experience: Very simple and easy process from the viewing stage up to the move in stage. I would like to physically communicate instead of messages on a chat board but other than that everything else went very smoothly. They also have a good range of houses in a broad coverage area.

Positive experience: Everything was smooth. Works have been perfect If I could reach my leasing agents when I needed to. I have to wait on chat messages that can at times take days to get a response. It's frustrating when needing an urgent answer or instructions. Other than that, the general instructions provided and ease of access with self guided tours, was great. I enjoyed the experience and will recommend. Love my new home! Also a big thanks to Sergio who assisted me more than anyone.
