Fantastic experience: First time landlord and ColoradoRPM made the process easy and gave us peace of mind after we moved out. Negative experience: This company may be good for landlords but only because they treat tenants terribly. Any maintenance issue takes weeks to months to sort out and only because I follow up every day and call and reopen requests that were closed without informing me or fixing the problem. Don't sign a rental agreement with this company if you can at all help it. I am getting ready to escalate to the city of Denver due to their negligence because I get nowhere with RPM.

Negative experience: Interesting and frustrating experience to this point. Colorado Realty and property management has provided vague instructions which were followed as closely as possible, making the process complete on my end. However, contrary to the provided instructions regarding move-in, I received a late payment notice after my cashier's check had been delivered and signed for via FedEx. Furthermore, no way to access the property was provided upon my taking possession of the house (I had to make a 20 minute phone call to get this sorted out, while my movers waited and charged by the minute). Worst part being the property's condition upon moving in - it is as though nobody had cleaned any part of the property after the prior occupants left. I have spent six hours cleaning dirty doors, knobs, greasy cabinets, oven, floors, walls, switches... all of which should have been done prior to my taking possession. No offer whatsoever of compensation or remuneration from Colorado Realty and property management. This group has made the rental process extraordinarily difficult - four separate website logins (all required), one separate app to download and log into. Michael with the customer service group has been the one pleasant part, as he is polite and apologetic. Last note - this group charges a $35 per month fee which essentially provides delivery of furnace filters. This is $420 over the span of the lease, which they refused to remove. I have lived in rentals in the past, as well as owned several homes. I've never encountered a group like this, as difficult a process including the purchase process of a home, or more indifference from the management company regarding these issues. In fact, no word whatsoever from them regarding the condition of the property, but excuses about the initial payment were readily available. Avoid, if possible.
Landon, we’re sorry you feel this way about your move-in experience, but we’d like to clarify a few important details.
The property was professionally cleaned prior to move-in, and we’re happy to provide the cleaning invoice. We understand everyone’s standards for cleanliness are different, and our cleaners are always willing to return under warranty if contacted. We can send the cleaners back out to warrant their work.
Regarding your move-in access, the code was sent later than scheduled due to a simple timing error on our end, which was corrected within minutes of your call. You were able to move in that same day without delay.
As for your payment, it was received via FedEx without a name, which is why it wasn’t immediately matched to your account. Once identified, it was properly applied and confirmed by our accounting team.
The Resident Benefits Package (RBP) you mentioned is outlined in the lease agreement, in the listing, and referenced in two separate emails prior to move-in. It covers far more than furnace filters including renters’ insurance, credit reporting, and 24/7 maintenance coordination and is a standard part of our leasing program. Please let us know if you’d like us to forward those emails for reference.
Lastly, we did reach out directly to discuss your concerns, but you did not respond.
We take pride in maintaining our homes to a high standard and supporting our landlords by addressing all legitimate concerns quickly and professionally. While no process is perfect, our records reflect that we acted promptly and transparently at every step.

Negative experience: This has been the most stressful upsetting difficult experience I’ve ever had moving into a place. There is no actual person that you ever see everything is online you’re sent so many different emails. It’s very confusing to keep track. I have asked multiple times where my mailbox is and my mailbox key and no one will tell me I never received a pool key. They refuse to help me with that. They direct me to email the HOA. I email the HOA they did not respond, but I would assume they’re gonna tell me they can only speak to the owners. The listing for the unit said that there was air conditioning in the unit and now I’m here and there is air conditioning but it doesn’t blow cold. I put in a maintenance request and their response was to cancel it because they say there is no air conditioning in the unit. I specifically rented this place because I wanted air conditioning. It’s over 100° in this apartment and now I’m stuck here. The unit was not cleaned before I moved in and for some reason they told me I accepted the unit as is to move in when I did, what does that even mean. I’ve never had a new place that wasn’t cleaned especially following the COVID days. The staff are cold and short with their responses. I’m so disappointed when I should be happy in my new home.

Negative experience: I was with Colorado Property Management for about a year as a landlord of a single home. I’m not a big real estate investor—just someone trying to hold onto my home and rent it out. While the relationship started out with a very polished, “glitter and glam” introduction, my experience quickly proved that once things moved off the golden path, it became a series of headaches. And even after I would repeatedly escalate to my given representitive, I did not receive adequate support until it was time to terminate. To be fair, when everything was simple, it was convenient to have someone else handling the basics, thus 2 stars. But in practice, it was far from hands-off. A few examples stand out: Redundant cleaning fees: I paid for professional cleaners and carpet cleaners before moving out, and the home was absolutely move-in ready. Despite that, the company ordered additional cleaning at my expense, wasting hundreds of dollars. Repeated maintenance irresponsibility: There were at least 3 occurences of 'issues' brought up that after thoughtful consideration on my end did not warrant the charges that ensued. For example, even after I replaced all the fire alarms before moving out, six months into the lease they decided to replace every single one again when one went out—another few hundred dollars unnecessarily charged. Payment issues: I had to stay on top of payments and fees myself. On one occasion, an early termination fee from a broken lease wasn’t paid until I followed up (even after waiting well past their stated timelines). On another, I was incorrectly charged a monthly management fee that I had to request be corrected only after I noticed it and called it out. Without constant monitoring, I could have lost thousands. Fee structure: I'll admit, apparently I agreed to this when I signed up - which I regret - but their fees are both rigid and excessive, with no willingness to compromise under the justification of “legal” requirements. Worse, the exorbitant add-on fees they attempt to charge renters are a major turn-off to potential tenants. For example, they enroll renters automatically in a “Resident Benefits Package” for $45.95/month, which included things like air filter delivery, credit reporting, and identity protection. While this might sound appealing on paper, in reality it comes across as unnecessary padding and a deterrent to securing good tenants quickly. They assign you to a “color team,” which sounds good on paper, but in practice I found little difference between them. I requested a new team a few months in, hoping things would improve, but the issues only continued. Ultimately, after 56 days with no new tenant landed and too many costly mistakes to justify the service, I decided to terminate. My advice: if you’re looking for true peace of mind and a mostly hands-off experience, don't expect that here and be prepared to closely monitor everything anyway—or consider looking elsewhere.

Maintenance: The smoke detectors were replaced only after residents reported persistent beeping and our technician confirmed they were malfunctioning. Safety always comes first, and in situations like this, thoughtful consideration does not outweigh safety standards or our obligation to provide habitable housing.
Cleaning & Move-In Prep: Both carpet and general cleaning were completed prior to showings. After the lease was signed, we scheduled a light touch-up so residents could move into a clean space. I’m sure you can empathize with future residents wanting clean floors, wiped countertops, and a fresh start.
Accounting: Aside from a one-time system error in October 2024 (corrected within five days), management fees were consistently charged at the contracted rate, with credits applied promptly where necessary. In this case, you received your monthly distributions on time and without error.
Leasing & Marketing: By law, we must disclose all fees (deposits, application fees, Resident Benefits Package, etc.) in the marketing description. Our screening criteria and tenant expenses are standard in the industry compared with other professional property management companies. Rentability comes down to three factors: location, condition, and price. Location cannot be changed. We repeatedly shared concerns about the property’s condition, particularly cosmetic issues and non-neutral paint colors, which you refused to address. Showing feedback reflected these realities, with several prospective residents pointing out cleaning and cosmetic updates as barriers. With location fixed and condition unchanged, price was the only remaining lever.
We understand that being a landlord can be stressful, especially when things don’t move as quickly as hoped. Our intent is always to protect our clients and their investments while remaining transparent with prospective residents.

Negative experience: As of today I have recieve 31 emails to sign a lease that ended. I was overcharged by about $300 on backdated bills that they never properly set up, when asked for transparency they failed to provide it. This company is pathetic. STAY AWAY!!!!!

According to your lease agreement, the tenants are responsible for utilities in the unit. Negative experience: If you are a homeowner considering working with Colorado RPM for their rental management services please reconsider. Over the one year they managed my rental property the following happened: - Delayed communication - I was charged $150 for a plumber who found nothing wrong with a toilet the tenants claimed was not working. - I was informed the current tenants decided not to renew their lease 23 days before the lease ended. Tenants are contractually obligated to communicate their intention not to renew 60-days prior. - The tenants moved out after one year and the house was filthy, the carpet needed to be replaced, there was a couch in the garage, the yard was overgrown with weeds and appeared to have not been tended to at all during the emote year. - After leaving the house in this manner they told me the cost for having the lock box picked up was $45 and if I wanted to keep it was $30. What tenants do and do not do cannot be controlled, but if the tenants do not comply with the rules they set forth in the lease it is the company's responsibility. At least don't charge me $45 for a lockbox pick up. Customer service! Addition as of 7/08/2025 As per CRPM's response to this review, the photos speak for themselves. This is the state in which the house was returned to me after only one year. It is costing me nearly $6000 to remove junk, landscape and deep clean to the property's previous condition. Please read other reviews on google, Yelp and the better business bureau to get a fuller picture. My pain points are shared by many others. I am not a business professional. However, common courtesy and common sense go a long way. You do not have to have an MBA to know that the way to mitigate a situation like this is to 1 - acknowledge a mistake was made, 2 - take responsibility for the mistake and 3 - apologize/compensate. Continuing to antagonize an unhappy customer by getting defensive and justifying mistakes online is not good business or good common sense. Also, pointing out that charging $30 for a lockbox is "standard protocol" when I've shared pictures of a house that will cost approximately $6000 to bring back to pre-tenant condition demonstrates the stinginess of this business. A wise and savvy business would offer this nominal voucher to the client as an apology. Because losing $30 will not break the bank for this business. But, losing multiple potential future clients due to a bad review and a defensive response could result in thousands of dollars of revenue in the long term. Again, I'm not a business person, just someone with some good old common sense.

At the time of lease renewal, one tenant intended to stay and the other planned to move. We were waiting on income docs when both tenants chose not to renew at the last minute. We notified you as soon as that decision was made.
You viewed the home before receiving the final Move-Out Report from our third-party vendor. That report was forwarded with a breakdown of tenant charges based on the lease.
With respect to the plumbing issue, although the plumber found no malfunction, the residents were ultimately held responsible and you were reimbursed.
The lockbox charge is standard for our company, and the $30.00 is fully refundable if the lockbox is returned to us at any point in the future.

Positive experience: It’s fine. They’re responsive which is good because the information they provide is not complete. Leasing and moving in with them feels like getting directions in a city from someone who has never actually been there; the general landmarks are correct but you need a lot of help along the way because none of the details are clear. From when we toured, the third party realtor they work with couldn’t answer any of our questions that weren’t in the listing (like extra fees, parking, etc.) When we moved in, we received about half of the keys and fobs that we needed to both access the building. Their move-in to-do list did not include the things the HOA expected new move-ins to do (the checklist even had a line item that says “HOA” but it does not mention their move in forms and fees). They also told us to complete this detailed inspection in another app, but we had to bother them to get them to send the log in information that they said they had sent already. It’s not like they’re doing anything egregiously wrong, but having them as the management company did make an already stressful process slightly more stressful.

Negative experience: UPDATE - could barely get a response when our neighborhood was going through some legal things. Ultimately we moved away from working with CRPM We have been working with CRPM for a few years now and the relationship has progressively gotten better. Negative experience: Jaimie has terrible communication and had no intentions on helping me get into a home. I paid for an application that was never even processed, I was looking at three different properties in hopes of a home. Every time I would try to reach out to have my application moved to an available property no one would answer my emails or calls. When they would finally reach out to me it was to let me know they were processing someone else's application for the property. This place is a joke DO NOT WASTE YOUR MONEY AND APPLY HERE!

Negative experience: Absolutely ridiculous customer service! We went and took a self-guided tour of a house at 3131 California St in Denver (because self-guided tours is all they offer) We had a few questions about the property so we called to speak with a leasing agent at the local office, but all their customer service is outsourced overseas so you can’t talk to anyone local. When I asked to talk to a leasing agent in Colorado, they told me they wouldn’t allow it after multiple requests. I made it very simple. Allow me to talk to someone local or I’m not renting and as you can guess by this review, I’m not renting nor do I recommend you use this property management company unless you Are OK with having a completely hands off Rental experience. I can only assume this translates to Pör Customer Service once you rent a property and a complete lack of transparency or follow up if there were to be any issues. I have zero clue and I’ve got 4.6 star reviews they’ve got to be fake!

Fantastic experience: Today I was scheduled to have my sprinklers turned on for the season. I have an old system that has unique characteristics- developed through many years of others creativity and engineering. The tech contacted the references, studied the photos and we reviewed the property. I am an older woman and appreciated his additional assistance, in setting up my various water sources. Fantastic experience: We haven’t even moved into our new rental yet and already I’m blown away by the level of care and attention we’ve received from CRPM! Our leasing coordinator has been very welcoming and communicative, answering all our questions and keeping us updated with the transition process (setting up accounts, explaining resident services, communication platforms/tenant portals). Only hours after we paid our deposit and 1st month’s rent, another member of the team reached out to let us know that he was already in the process of setting up our utility accounts. Fantastic experience: I spoke with Jed Domingo a few days ago. I explained to him that because I am blind I am not able to see the pictures on line of the specific property I was calling about. Jed treated me with respect and took the time to describe the property to me and answer all my questions. I will certainly call back next month closer to my moving date. Negative experience: Good communication until you actually move in, they said the repairs will be fixed prior to move in and its been almost a month and still nothing. Repairs included drywall that was completely ripped off, a shower head that was not working, the blinds in both bedrooms are completely broken. They will continue to push it off and stop answering your calls. Lesson learned.. never rent a property through Colorado Realty and Property Management.

Prior to move-in, we coordinated with a vendor who confirmed they could complete the necessary work and meet the new HOA requirements, including listing the building and HOA as additionally insured. Unfortunately, they later informed us this had not been completed, which delayed access to the unit.
Once we were made aware, we advised the vendor to coordinate directly with you. The work order has remained open as ‘Pending Resident Availability,’ and we’ve continued attempts to get updates. We recognize communication fell short during this time, and we’ve since reassigned the Work Order to a different vendor, who has started their scheduling process.

Fantastic experience: This company has primarily been attentive to our needs as tenants since we moved in. Ryan, the Maintenance Coordinator in CoS, is especially on point re: clear communication and a willingness to make sure expectations are met. The contractors/vendors CRPM works with are on time and everyone is diligent, professional, and good to great at their jobs. However, whoever they use for their cleaning crew for move-in/move-out deep cleaning should be replaced immediately. Definitely recommend seeing rentals in-person and not renting sight unseen as well; our circumstances made this necessary and we've ended up with more surprises due to this factor than if we'd been able to travel from out of state to view in person. But in general, happy to be dealing with a company who takes requests and concerns seriously and expedites everything to be dealt with ASAP.

Negative experience: Our lights started to flicker whenever we used our oven. We cut power and unplugged the oven for an hour. When we plugged the oven back in, the lights started to flicker again so we cut power and unplugged the oven. We reported the problem and Property Management sent a technician from Complete Appliance Repair Inc. the tech plugged in the oven and said he didn't know what was wrong. The tech then reported to management that we pranked them. So management charged us for the technicians blundering. Now we live with a possible electrical problem that could start a fire and cannot use our oven.

We weren’t aware that you were still experiencing issues, so we are sending out an electrician to take a closer look. We also noticed that the original work order was initially rated 5-stars before being changed to a 1-star after a resident charge was applied. While we understand that charges can be frustrating, the trip charge was assessed because the technician did not find any issues during their visit. This is standard practice, as service providers charge for their time when no repairs are needed.
For now, the original charge remains in place, but if the electrician identifies an underlying issue, we will reassess accordingly. Our goal is to ensure everything is working safely and properly for you. Please don’t hesitate to reach out to our team if you have any questions—we’re happy to help.

Fantastic experience: I have been a CRPM customer for over 10 years now, my only regret is not engaging with them sooner! My first townhouse that i was planning to rent i spent a lot of time and money working with contractors to get it cleaned & painted. It was the last contractor i called to remove trash and appliances that made me rethink about trying to rent it myself, their estimate to remove trash was over $1,000! I called CRPM and compared their prices against some other property management companies and decided on CRPM because they were so nice on the phone! They did a walk thru of my townhouse and indicated my cleaners did not do a good enough job to have it rent-ready, they got rid of the trash for only $150.00, and they hung a cabinet in the garage for free! The balance of the cleaning was only 100.00 and their contractors did a great job and were super fast! Everyone i have worked with at CRPM is knowledgeable, responsive, and caring. I keep thinking back to the almost $8,000 i spent in cleaning and painting on my own, and I know CRPM would have done it for much less and much faster had i engaged with them from the get-go. Between me & my hubby we now have 3 properties with CRPM. We are very happy customers!

Fantastic experience: We just had a semi annual walkthrough with Miles Vaughn. He was prompt, on time, very professional and extremely efficient. The people who coordinate when the walkthrough was supposed to take place left much to be desired. I was originally told the walkthrough would be on January 23rd. Nobody showed up during the given time slot. I then wasn’t given any update…. until the next day with only a 30 minute notice that someone was on the way for the walkthrough. Outside of this one incident every other experience with this management company has gone relatively well.

Negative experience: This is the worst management company I have ever worked with. I’ve lived all over the country in apartments for the past 10 years and have never worked with a management company that provided such poor customer service. They spam you with emails and texts that don’t align with your lease and when you try to get in touch no one responds. They call you monthly and ask for feedback on how to improve but don’t take action on anything you relay. They also don’t respond to maintenance requests unless enough “adds up to make it worth it to come out.” We traveled across the country to get into our apartment and they didn’t have keys ready for us and had to get a locksmith on site. It took them 8 months to acknowledge our security deposit. Would proceed with caution before signing a lease with any Colorado Realty and Property Management property.

While we hadn’t yet received all the details from the previous property management company, we worked quickly to ensure a smooth transition and a successful move-in experience. For example, we rekeyed the property on 1/10, just in time for your scheduled move-in on 1/11.
During your tenancy, you submitted six work orders. Four of these were rated 5/5 by you, while no ratings were provided for the other two. You also expressed appreciation for our prompt communication and the quick resolution of your concerns, which is why your review feels inconsistent with the feedback you provided to us.
Regarding your security deposit, the previous management company collected it, and we had to wait for them to transfer it to us. While your account reflected the balance during this time, we always acknowledged that the deposit had been paid. This was explained to you multiple times to ensure clarity.

Negative experience: If they had a Zero Option I would put it Because this is the worst company ever dealt with. I applied for a house on rent about a week and a half now and was told it was 3 to 5 business days. On the week I called regarding updates and I would get told tomorrow I will know and tomorrow I will know I called yesterday and was told that the leasing coordinator was out so I will know tomorrow(today) as of today I called and was told in the morning that she was in a meeting and said “nvm they are out and I was told that you should receive an email about the results in a few minutes after the call.” 4:00pm I call back again and ask hey what’s up I never received an email a person named Hazel checks and tells me that the application was rejected because I did not have credit and had no idea about what an “itin” is. No where in the application did it said to have a social security yes or yes but it did have the option to put an itin so we did . They were quick get my the money for both applications mind you both being almost $50 each to waist my time and not being efficient. I didn’t know my social status was a way to neglect a home. (You can see it yourself when you try to apply)

I have been actually very pleased with the service provided by this team. Taylor-initial meet and discuss what needs to happen, Ryan-handling getting the house ready and assisting me with maintenance prep, Alex and Charity-communication and posting the listing and follow up. They send the packet of what to do and how to do it to get everything established and I have been worried sick about finding a good team and this team has put those worries to rest. What I really have enjoyed is how professional they have been even with my random question or worry. It has been 10 days since I left the area, and my house is listed already, and I am very pleased with the photos they even took! I had to pack up and leave and this all happened about a month before I left so, please reach out to them if you are in quick turnaround need for a listing. Negative experience: Do NOT go with this management company they are SCAMMERS. I moved into one of this management companies properties and I had to move out from a terrible roommate, and when I transferred the new roommate over onto the lease I did not know that the security deposit that I PAID went to the new roommate. When I asked if I can receive that back and the new roommate pay, they said they cannot do that. So the money that I PAID went to the new person and I will not be getting that money back. I would stay far far away from these scammers and I will be taking them to court. Like I've said to this leasing company I had a very bad falling out with my roommate and she blocked me ON EVERYTHING and owes me money, so I know she will not pay me back. There is no way for me to reach out to my old roommate in order to get any SECURITY deposit back. What kind of management company takes the money that you paid and says yeah that's the new roommates money now? The proper process is refunding half back to me and the new roommate having to pay half of the deposit. Like I continue saying and telling them is that my old roommate is a user and scammer and will keep the money and never pay me a dime that I spent hence why I moved out. Taking this management company to court if I do not see this money. And they say to reach out if I have more questions? Well I have multiple times and they do not respond to me. Do not waste your money on this poorly ran and operated management company.

As outlined in the Roommate Transfer Addendum that you signed on 12/11/23, the deposit is tied to the lease and the property itself. Specifically, the addendum states: "I hereby transfer my rights and obligations under the lease… and my interest in the security deposit under the same lease to [new tenant's name]. I understand that the total deposit on hand… stays with the property."
This means that the security deposit remains with the lease, and we recommend that you work directly with the remaining tenant(s) to resolve any matters related to the deposit.

Negative experience: If I could rate this company zero stars, then I would. CRPM has been an absolute nightmare to work with and I highly recommend not using them. Sure, the initial presentation is great until you sign with them. They’ve ended up costing us THOUSANDS of dollars. We brought up several concerns and they told us they were addressed, but they weren’t. We ended up changing PM companies and our new one documented everything they did wrong or lied about doing. We ended up spending more money to get everything corrected. We’ve attempted to contact them several times to get refunds on the maintenance that we were charged for because either they did an awful job or lied about actually performing the maintenance. Shocker that they’re ignoring us. They also withheld our monthly contribution and tenant’s security deposit when we terminated the contract. When we told them we would get our lawyers involved, they finally released it. Our new property managers have attempted to contact them numerous times for a number of issues, but they won’t return their calls. I’ve been a real estate investor for almost ten years in multiple states, and I’ve never experienced anything like this before. I could easily write a book on all the issues we’ve experienced with them. And CRPM, please do not comment on my post trying to make your company look better. Save your words because you had someone reach out to us after we left (they didn’t even know we left, they were checking in to see how everything was going) and my partner told them how unhappy we were. He asked the employee if they wanted details and the employee said "no, we’re good." That just shows to me that you don’t care to improve or better your company and proves the lack of communication within the company. Also, check reviews on Yelp. The bad ones seem to get buried here. The true ones are on Yelp.

Demand 1: This has already been addressed. The security deposit funds were sent to your new property management company on May 22nd.
Demand 2: This has already been addressed. The remainder of your Reserve was returned to your account on May 23rd.
Demand 3: CRPM declines to refund any charges above $500 from prior invoices. The only charge that would fall into this category is the invoice for $1,140.00 from Wolf’s Home & Commercial Services. You previously authorized and approved that work.
Demand 4: During the course of CRPM’s management of the property, with each monthly statement, you were provided with information about work that was completed/invoiced at your property during that prior billing cycle. In your email, you asked for documents and information about “alleged maintenance and repairs,” which seems to indicate that you believe that there were maintenance and repairs that were billed for but not completed. Based on this, please identify what specific maintenance or repairs you contend you were billed for that were not completed. Once CRPM has had a chance to review that information, CRPM can further respond to you on this item.
CRPM disputes all of the allegations regarding CRPM’s conduct. This includes, but is not limited to, your contentions that: (1) CRPM breached its fiduciary duty to you, including “accounting in a timely manner for money and property received and keeping the landlord fully informed regarding the transaction;” (2) CRPM breached the management agreement and/or C.R.S. 38-12-103; (3) there was a “lack of communication and failure to respond to requests from your new management company;” (4) there has been “severe mismanagement of our prior and violations of multiple provisions in our management agreement, as well as Colorado state law;” and (5) that “[CRPM is] in breach of [its] contractual obligations.”
CRPM performed its obligations to you in conformance with the terms of the management agreement and applicable Colorado laws and rules.

Fantastic experience: I’ve now worked with several property management companies and CRPM is by far the best. I’ll be working with them as long as I have my portfolio in Denver. What has separated CRPM from every other PM I’ve used is their excellent communication and their response time for any tenant issue or capital project need (I.e. a recent hail storm with potential roof damage). I was so used to having to follow up on projects til completion or having tenants reach out to me directly cause things weren’t getting done. With CRPM, it’s as hands off of an experience as I think home ownership can be. Fantastic experience: I rented my property through CRPM for many years. Billy and his team were always professional and communicative. When I finally decided to sell the home I was able to transition to their in-house realty group and that is where I met Jason Cassidy. I honestly cannot say enough great things about Jason and his team! We decided to make some upgrades to the home prior to listing and Jason, as part of his project management side of the business, was able to engage contractors and get the job done quickly and with a high level of quality. This was invaluable to me as I do not live in the area. Jason was very thoughtful about pricing for the home and when we went to market, quickly got us under contract. Positive experience: Due to recent events I decided to change my review because I believe that is the fair thing to do. Initially I left a negative one star review because I was not happy with the way their office handled a few things. To summarize my previous review: we moved into a unit with a lot of issues. After looking at the cost of repairs they allowed us to move to a different unit under their management. After moving into the new unit there was a discrepancy in bookkeeping that got dragged out. Going from there CRPM sat down with us and through our conversation we realized we were both wrong. CRPM worked with us to come to a favorable solution for everyone. As far as rental agencies and landlords go CRPM is not bad. They respond fairly quickly to all maintenance concerns and they are professional. That being said they are strict with the terms of their lease so if you're going to rent with them I would just recommend to read everything very thoroughly and get everything in writing if you can.

Fantastic experience: CRPM seems established as in this is their expertise and have been doing it for years. This is important to me since this is my first time being a landlord. Plus, I like that several of the employees have been working there for several years (Renee and Danielle 7-8 years each). This tells me they enjoy working for CRPM which means there is a great culture. This has been a 5 star experience from the moment I met with Renee Root (now Marzolf). Over a year ago we had our first Zoom call and it took me a year to finally be ready (emotionally and logistically) to rent out my first home (the property CRPM is now managing). Negative experience: The rental benefits package is such a scam, I have not had one filter delivered. Every maintenance request is completed by a different individual/company for each request. Do you need a light bulb changed, a sink faucet caulked, and need minimal pest control? They will send an electrician, a plumber, and an exterminator all at your discretion to take time out of work and your life to schedule. So inefficient and definitely more expensivez

Negative experience: I've been working with Mario to get us into a house. He really helped make the process much easier and stress free. He addressed my concerns and didn't act like it was a bother to help along the way. Thank you Colorado Realty and Property Management for helping us get into a great home. Edited review Mario failed to mention this house was built in the 1960s, wasn't grounded, had multiple plumbing issues, and was an entire housing safety violation on a lot. The picture from January 2024. We moved in January 2023. There is an electrician coming yet again tomorrow to work on this nightmare of a house.

Negative experience: Worst experience I've ever had working with a company. Communication was great up until the contract was signed and tenant was in place. After that, no one was available by phone or email. It would take days to weeks to get any response from anyone. Terminating the contract with this company was the best decision we've made so far. Even that was a headache and had to write and call several times to get anything taken care of. Still have not received the keys to the property though they stated they were sending them in the mail. They sell you on having a team of members running your property to make sure there's always someone to help. But when something comes up, it's always someone elses job and no one can get anything done.

Negative experience: Well, I moved into this place in august. I was enjoying my stay for the most part, until in October a pump broke and flooded my property with sewage water. More specifically my room. We had a plumber come and tell us how this water was dangerous and humans shouldn’t be in contact with it because it is literally active human feces. So, October 23 I had to move out of my house because soon after they began to make repairs, there was mold. While the management can’t control these repairs, it took almost a FULL MONTH TO JUST MITIGATE THE MOLD. I was told I would get rental reimbursement for hotels which they honored and I am grateful for. Anyways, They finished the wall in about another 3-5 days, and then sent me an email saying my room is ready. in my room there is not full carpet mow most of the basement. While they said carpet will be in within the week, I cannot believe I am told to move back in. I do not pay for a room that has half flooring. not only that, but the companies hired did not take care of any of my things and left my furniture in complete disarray and things were broken and ruined. Attached I have the photos I took upon arriving back to my room after a month and a half of being out. I was told to move out October 23 and was just allowed back in the property December 13,2024. When i expressed this was unacceptable, I was told it wasn’t a threat to my safety. Be careful with this property management because if there is an unfortunate issue… it will be dealt with poorly.

Thank you for sharing your feedback with us. We understand that the mold and sewer situation was frustrating for you and the other residents, as it was not a simple one. However, this review is somewhat surprising to us.
To further explain the situation:
We repaired the sump pump and initiated the cleanup within 24 hours of this situation arising. Our team promptly arranged for all residents to stay in multiple hotel rooms. While addressing the sewer/sump pump issue, we discovered mold in the property. The mold test was conducted immediately, followed by mitigation. We acknowledge that the hotel stay was lengthy, but this situation required extensive work. Once there were no further concerns of mold or hazardous conditions for the residents, we began relocating the residents back in. During the mitigation, we had to move one resident’s bed and personal items to one side of the room to address the flooring issue. The new flooring is scheduled to be installed this Wednesday and Thursday.
We understand your frustration with moving back into your room while half the flooring is missing, however there are no further hazardous conditions or concerns about habitability. From the photos and description you provided of your bedroom last week, there was no damage to your personal belongings, and all of your items were moved to the side of the room. If anything was damaged, we strongly suggest reaching out to your renters' insurance.
Overall, this situation was addressed as swiftly as possible, your landlord did everything to the best of their ability and within all habitability guidelines, and we offered to let you out of the lease multiple times, understanding that this would be a lengthy process.

Negative experience: EDIT: What a wonderful way to glaze over my concerns. CRPM's response below is incorrect. The HOA was never made aware of our move in, and the WRONG LEASE AGREEMENT was sent to them on the day of our move-in. (I have emails and screenshots to back this claim up). The agreement that was sent to them was for other renter's, at a completely different address. We also were given the wrong parking space numbers, and a spare set of keys was never given to the president of our HOA... Which they need in case of a gas leak, fire, etc. I digress, as I can go on forever... Also, this "thorough inspection" was so precise, that they completely missed the broken showerhead and exhaust fan, 10 (not an exaggeration) busted light bulbs, half-installed towel hooks, etc. The place was maybe swiffered. After writing the initial review (see below), I finally received a response back around my payment. All you are told is to contact people directly, and none of them answer your phone calls or emails until you publicly air your concerns. It's a shame, because the switch board operators, account executives, and maintainable teams that work here are so kind, and WANT to help... But their management seems alarmingly willing to throw them to the wolves. REVIEW: This is truly the worst property management company I have ever had to deal with. If you could rent from ANYONE else, do yourself a favor and do it. Nobody is ever available, they provide zero assistance with outstanding issues, and are flat-out rude. Prior to my EXPECTED move-in, I had a cashiers check sent to their WRONG address - which they admittedly failed to notify me about until we drove halfway across the country to get to our property. After numerous bank trips, my old cashiers check was cancelled and I proceeded to hand deliver the check to their new office... However, they failed to contact the HOA and officially organize our move-in date... So I had to extend our moving truck for another week, find lodging ON MY OWN, and reschedule our movers. None of which, CRPM offered to pay for even though it was completely their fault, and I have email chains to prove it. After threatening legal action, they finally agreed to prorate the 4 days we were unable to move in... Not for the truck extension, lodging, movers, etc. Upon moving in, half of the light bulbs were out, the apartment was an absolute mess, the shower head was cracked off, the exhaust fan was broken, and more. Now, I have paid rent through their new portal, and am getting notifications that I have late fees on the way... After numerous calls, and screenshots of payment receipts, I have still yet to receive a response. The amount of stress I have incurred in dealing with this company has driven me to therapy. I am beyond frustrated with their lack of support and communication, to the point where legal action seems like the only way something will change. Stay away, or lawyer up

The property was cleaned and thoroughly inspected prior to your move-in, and no outstanding issues were noted. Negative experience: I've called and emailed multiple times, but they did not respond back within reasonable time period. They are taking a month to fix an issue (and still did not fix yet). Also, I hate property management companies requiring Residential Benefits Package (RBP). You could buy a filter for $5, but they are charging $45.95 for one filter every three month and unnecessary administration charges EVERY MONTH. I hate to pay extra for stupid things like RBP. I would recommend to avoid this property management as a tenant.

Negative experience: Many issues with this company. I had problems getting my husband on the lease after being told initially not to add him to the original application. The property had several issues, elevators did not work, water was continually shut off by HOA (weekly), and company charged a deep cleaning fee after I had already paid for the property to be cleaned professionally prior to moving out. Security deposit sent to the wrong address (one that I never provided) and every time you call you get ahold of a third party that will relay your message, you can never get ahold of anyone actually working in the company.

Regarding the maintenance concern with the deposit, we conducted a thorough assessment and have photographic evidence demonstrating that the property did not meet the required standards, despite the cleaning service.
In regards to the elevator and water issues, please be aware that these matters fall under the jurisdiction of the HOA. We do not manage the building, just your unit.
Regarding the leasing process, it is standard for an amendment to take approximately a week to complete. We work on behalf of the Owner of the property, and work with them to get final approval and confirmation before the paperwork can be completed.
