Negative experience: This is by far the worst HOA association I’ve ever seen. They are a bunch of key board warriors who won’t even give out contact information to resolve an issue. We have had nothing but issues with these people after our grass was underdeveloped and trying to grow it back along with a snowmobile trailer on our drive to have fun and it’s a nice trailer. If you have to deal with them don’t all worthless people.

Nick, We do not find you listed as an owner in any of our communities but appreciate you acknowledging your grass is not growing properly and you are parking a trailer in your driveway. Both are in violation of the covenants for most communities. If you correct these items, we will remove the compliance notices and any potential fines. If you would like to discuss this with the Board of Directors, please attend the next board meeting. We simply act at their discretion. All meeting schedules are posted on the community website as are the covenants and restrictions.

Negative experience: Is it possible to give them ZERO stars? Their AR team does not communicate nor do they follow the homeowner's direction(s) and wishes. Poorest experience EVER.

Jan, we understand your bill-pay check was sent from your bank on 02/05 to our lockbox location in Phoenix. The lockbox received your check on 2/13, and this was reflected on your account on the next business day, which was 2/17 (weekend and bank holiday). Because of this delay from USPS, you also went through your homeowner portal and paid online. This resulted in a duplicate payment, and we overnighted you a refund check on 2/18. We apologize for the inconvenience.

Negative experience: One of the most horrible management companies ever! Especially the community manager Matt Trebon. Why is he even called a community manager? I have no idea because he has no skills at managing. I complained about a roof leak in my ceiling. I had to harass them to come out. They put 15 patches on my roof. It started leaking again a couple months later. It leaked worse than before. It messed up my paint on my wall and it was bubbling. I had to insist on a lead test. I had to insist they repair my wall. The guy that did came to fix my wall washed his paint brush in my bathroom sink then put it on my couch to leak all over my couch. I had to harass them to come out again for the roof. The guys that came out said the roof should have been replaced 15 years ago. They wanted to put more patches on. I said absolutely not. I told them all about 15 patches previously and that I knew the roof was suppose to be replaced 15 years ago. The guys that came out to replace the roof stole my snow shovel and were drinking beer on the job. I had 2 neighbors (this is a condominium/ townhouse with 4 properties conjoined) where their ceilings fell in due from the leaks. One of my neighbors insurance company had to sue the HOA because of the damages. Getting ANYTHING done on my property is a huge fight! They are absolutely horrendously horrible. I wish I could fire them!!!!

Audrey, Your community hired a roofing vendor to provide services from a wind hail claim that ended up in a lawsuit and was recently settled. The Board is currently exploring options to pay for a community wide roofing project. Matt and Advance HOA Management do not have the authority or autonomy to make these types of large financial decisions. I suggest going to the board meetings to ask your questions directly to the board and to understand where the HOA is in the process of repairs.

Fantastic experience: To me it was confusing on how to set up auto pay for my HOA Fees that were not paid for 2 months because of a mistake on my part thinking my auto pay would go with my account when it went to this management company. I found that there were several steps to set up auto pay and when I finally thought I figured it out, I found there was a $25 charge added on my payment to use my card. I didn't want to pay the $25 charge added to my payment, so I wrote in an Email I was having trouble and didn't want to pay the extra-large fee payment. Before I received the message to my question back to me, I found a local branch telephone, called there and had a nice lady here in Denver, help me and lead me through what I had to do to pay with my checking account with only $1 charge. Today I was able to go back to the site and with a verification code I received, I was able to pay for the missed 2 months of fees and set up a monthly auto pay using my checking account. My mind is older, and I only have one brain cell left, so I'm sorry I forgot the name of the lady that helped me, but I would like to mention that I had a very nice experience with her instructions and conversation, and I want to thank her.

Positive experience: Advanced HOA management has been both a blessing and curse. It’s not that they intentionally do anything (directed) toward me personally. But they do send out alot of (emails) informing us of changes they have made “saying”. We sent that to you on such and such date to let you know prior to it becoming effective. I asked for paper correspondence I have had 4 major issues over the 5 years I have been here. 1) they are here to protect us from our neighbours and ourselves. - my neighbour above me on a slanted hill had a contractor that did not work with the HOA remove 66+ tons of grade dirt from the property. Leveling the yard below my yard. Causing a pooling of water because of the grading issue flooding my garage, yet they have still failed to solve this issue even if it is against the HOA and ARC guidelines. 1 + year in 2) Every year I pay my HOA in full. This year was no acception. They said they sent a bill in late November ? For a payment due in January and accessed a late fee after 14 days past the 1st. Send a reminder January 1st yearly please. 3) another neighbour on the opposite side had approval to install a pathway to the property, the pathway and installed incorrectly and lead to a shift of grade and soils between 2 homes. Flooding the neighbours basement due to (finding the cheepest unlicensed contractor, once again. ). Not the HOAs fault. But on my approval I was hounded with (who will be preforming the work, what materials will you use, depth of installation, grade information and water flow information). Will send them a letter, really ? After all the cases I’ve seen here of your involvement and you’ll send a letter ? Without a response of if it was fixed or not. Your hear so we don’t have to worry about flooding and grading issues. That’s your whole job. How can I rate 5 stars if you fail to do what you’re here for ? 4) my neighbours again, the kids and family had a dirty and messy driveway think paint spilled and rocks and dirt everywhere plus toys all over the yard and blocking sidewalk, for 3 years And cost us the sale of our property on numerous occasions. After seeking help from the HOA they wrote it off and sent letters of correction and they just paid the fines consistently but never fixed the issue - no help from HOA again. And they will say I only submitted photos once. That is not true I was in constant contact with Matt E for 3 years. 5) we were told that we could not add forward facing lights to our patios and they had to be recessed or can lighting. The same neighbours added (daylight) bulb indoor over table lighting x 2 to the patio and would run them overnight many nights. Blinding neighbours as they came down new season. I belive I was told that “ we never said that you couldn’t have these lights or any of those things). So inconsistencies, are what I get. What I ask to do is always meet with (no) then some months later it’s ok for others to do. Without HOA approval. Let’s be honest. The lights changed the front homes appearance which is also 100% HOA controlled and no ARC application was submitted. I feel like 1 issue a year and pretty big ones could have actually been addressed since all but (1) directly effected my property negatively. And these were not small violations. But all were quite substantial to the HOA. Guidelines and what they control on our property. - The blessings are few and far between. They also approved to change our trash days from Monday to Thursday for everyone. Which really messes up a 5 year person who easily remember Sunday nights and now has to find Wednesday nights (mid week) the busiest time to do our trash, that’s for paying for it though, that part is greatly appreciated. Thank you. 3 stars from personal experience. Still not happy because of my damaged property from minimal interactions on huge property management issues, they should have taken seriously.

Negative experience: Rusted out edging for years! Rocks all over the grass. Advanced doesn't encourage our board to ask Landwise to pick the gigantic mushrooms. Looks like crap - before & after mowing! Keisha emailed me that "mushrooms are a natural occurance"! (Thx for the botany lesson!) Advance lets our Board hire a contractor to pick up speed bump debris. We have a guy on the property 40 hours a week!! All the little expenses add up!!! Board lets the littlest plants stay dead for months! Terrible looking! Advance HOA should be advising our Board of Directors of cost-saving measures. I used TONS of HOA ice melt to make a path for my maid & my company. Oct. 11, 2024 - To the owner Mr. Smeltzer, I do not have a ceise & desist. You are publishing false information about me!!!

Negative experience: Advance is non responsive to requests. Abusive is a better word. Not sure which is worse, my neighbors who they have entrusted to do their dirty work or Advance office staff. Maintenance is lame and ineffectual to solve the problems. They bow to darkness on every level.

Negative experience: Awful customer service. I moved out of my neighborhood and needed to cancel auto pay for the HOA. I called, put my number on a list and was never called back. I also reached out via the portal/email and was never contacted. You cannot cancel the autopay online so I ended up getting charged for the month even though I had contacted them to cancel multiple times. When I called again and finally got ahold of someone, I could barely hear the client services member because other conversations were echoing into the phone the entire time. I asked to cancel my auto-pay and be refunded for the amount I was charged since I reached out multiple times before my autopay renewed. The client services member was short and rude. I did not get any kind of email confirmation that my auto-pays were canceled or that I would be receiving a refund so when I asked for that confirmation she was clearly annoyed and rude about it. She also said I would receive my refund by mail in 4-6 weeks but never asked for my updated address so the check would have gone to the old address that I had moved from had I not corrected her.

Negative experience: If I could give them less than zero, I would. We sold my sister's condo in Kendrick Lake Quads in Lakewood and because of their incompetence and unwillingness to hold their end property maintenance, they took 30k in proceeds from the sale of the condo. We also lost 15k to roof damages and they wouldn't help us get the information to home owners insurance company. Therefore, we never got that 15k back from insurance. Pam was HOA manager and to call her awful and useless would be an insult to someone who is actually awful and useless. The worst people and HOA ever. May they rot in hell. I had two sisters living in this condo that passed away only 18 months apart. Yet, they still acted like terrible people and put me and my family through hell trying to get this place sold. They cost us one buyer because of their BS and almost cost us a second. We have a lawsuit filed and hopefully they will be held accountable for the malevolence and negligence.

Kevin, If you are going to post online, please present accurate information. While we are sorry for your personal losses, we are contracted with the HOA to assist with the day-to-day operation of the community at the discretion of the Board of Directors. To be clear, the title company collected $23,326 at closing to cover all monthly assessments that were in arrears since April of 2024 and the sewer line repair that was owner responsibility, not HOA responsibility per the governing documents. We did remove over $1000 in late fees and interest owed to the association as a courtesy. The additional money was for the $14,834 wind/ hail special assessment. All unit owners are advised to carry HO6 insurance to pay these types of special assessments, and the negotiations lie between the carrier and the insured, not the management company. Kendrick Lake Quads is notoriously a tough property for lenders due to the deferred maintenance of the property and in your case, the timing of the wind/ hail claim. As you are aware, the lender for your second buyer was much easier to work with and secure funding for the purchase of the home. Again, none of these issues are within the control of Advance HOA Management.

Fantastic experience: Advance has yet to satisfy my requests to stop the terrible waste sewer and chemical smells coming into my townhome from unknown source. This problem is ongoing from 2020 as is currently greatly bothering me. I wear a gas mask to sleep. The company lets certain residents have authority, with no accountability. These certain residents bully other residents.

Negative experience: Edited to add, it is now Oct 21 and I have still not gotten my money back. This HOA is either incompetent or are thieves. They continued to charge me HOA dues after I had sold my condo, admitted their mistake and claimed they would issue me a refund of $892.28. That was back in June and I am still waiting on my money. They have not returned any of my emails since then.

We do not know if properties are sold until we receive the packet from the title company and we have no control over how long this takes. We processed the refund on 9-2-2025 and mailed the check to the address we have on file. If you have not received the check, please email me directly at [email protected] to confirm the address or to arrange a replacement.

Update: Tina, Our Accounting Department received an email from you on October 21 where you provided an updated mailing address. The check was re-mailed on October 22 and cashed on October 28.

Negative experience: Terrible management. They issue improperly stored trash can violations ON trash day! The literally have to be in plain sight for the trash company. They also send violations in error due to mistaking one owners name for another which creates issues and[problems as you can image.

Negative experience: We have had several homes that are managed by this company. From website and autopay issues, to issues with insurance coverage, problems obviously come up and need to be addressed by property management companies. That is the job of a management company (it's kinda in the name). This company, above all others we have ever worked with, fails to deliver customer service in a spectacular fashion. From taking days to return phone calls or emails, to using grammar that is so incredibly poor that you cannot interpret what they are trying to communicate Advance HOA Management has been terrible to work with. Negative experience: This is the worst HOA company ever they charge us $108 a month just to do accounting only we don’t get any services over the last 12 years we’ve paid them over $150,000. We only have $12,000 in our reserves to do anything on our property. This company just steals your money and they sign off on paperwork for you and then when they wanna raise your cost they also add extra things in there that they don’t tell you they just worded.

Negative experience: If I could leave zero stars, I would. My experience with Advance HOA Management has been nothing short of a nightmare. Before I even purchased my condo, they claimed a mold issue inside the walls had been mitigated. That turned out to be a blatant lie-the problem was never properly addressed, and I only discovered the truth when I started a bathroom remodel. During that remodel (which they approved), I uncovered a serious structural issue that could have affected not just my unit, but the one above. I did the responsible thing and reported it immediately. Their response? They blamed me for going "beyond the scope of work" instead of appreciating that I caught a potentially dangerous situation. Now, thanks to their negligence and refusal to act, I've been unable to live in my home for over three months. Meanwhile, I'm paying rent my mortage, and a useless HOA fee for a property I can't even access-while they sit back. Their communication is slow, evasive, and downright unhelpful. They take no accountability, offer no solutions, and clearly don't care about the people they're supposed to serve. Advance HOA Management is not just unprofessional-they are actively harmful to homeowners and the community. Avoid this company at all costs. They are a liability, not an asset.

Grant, Below is a copy of the email the community manager sent to you on May 19th, the same day you posted this review on Google. Please understand, this is not like an apartment complex where community managers have full authority to repair and spend HOA operating funds. All maintenance repairs are to be approved by the Board of Directors.

"Thank you for the voicemail. I sent it to the Board as well. Board said they'll need to approve the expense for the architectural drawings at tomorrow's evening meeting. After that, the vendor should be able to get started on the work.
As the Community Manager, my role is to serve as a liaison between the Board of Directors and the vendors performing the work. I do not have the authority to make decisions regarding project scope, approvals, or timelines.
In this case, once the wall was opened and mold & structural concerns were discovered, the situation shifted from a simple vanity replacement to one involving common element repairs. Since this area falls under HOA responsibility, the Board is required to follow proper procedures — including obtaining a city permit and competitive bids — before authorizing any work. These steps are in place to ensure compliance with governing documents and municipal regulations.

I understand the delays are difficult and your concerns are completely valid. Please know the Board and vendors are working to move things forward as quickly and responsibly as possible.

Fantastic experience: I have a condo on Prairie Meadows in Parker. I wanted to leave a review for Advanced HOA mgmt because they have really done an amazing job communicating about a loss assessment that we have had. They have been communicating with us for over a year now about it and had an amazing meeting (along with the BOD) to explain the situation. Then once they called the loss - their website was SUPER organized with all the information I needed to file my claim with my insurance company. My insurance didn't even have to ask me for anything additional as Advanced was super organized and had everything right at our fingertips. HOA management is a challenging job - it's impossible to make everyone happy all the time. I have been very impressed with the kindness in their communication, the structure of their notices and information etc. I would highly recommend them. The test of a good HOA mgmt company isn't in the "easy" days (haha as if those exist!) but in those times when they have to deal with something like a big assessment, etc.

Negative experience: Worst HOA company ever. My latest problem is that after a year, I found out that my automatic payments are being taken one day after I get charged a late fee and interest every single month. I've never been notified and total monthly payment isn't enough to make me notice, even with the $20 late fee and 0.33 interest they charge me on the 17th of every month before they take my payment on the 18th. They are the worst. No willingness to make any accommodation, they just told me I should go in and change the date the payment comes out. I'm pretty sure this is the only automatic payment I have ever heard of with any company where the customer is responsible to set a monthly payment date in which a late fee is charged within less than 3 weeks. Wish I could give them 0 stars

Negative experience: My experience with Advance HOA Management has been one of the most frustrating and stressful interactions I have ever had with a property management company. When faced with a straightforward request (providing a simple, dated letter stating that an insurance company requested certain maintenance work) the response from their representative, Stephen Weiss, was dismissive, unhelpful, and unnecessarily combative. Instead of making an effort to assist a homeowner in a time of crisis, the company repeatedly deflected responsibility and refused to provide documentation that could have facilitated an insurance claim because they think the assessment will not be covered by my insurance. Their unwillingness to provide basic support is not only frustrating but also completely lacking in empathy, especially given that I am dealing with an extreme family medical emergency. Upon firing the former property management company over suspected embezzlement, our board took over operations and carefully selected Advance HOA Management after speaking with Sky in 2017. At the time, we believed they would bring professionalism, transparency, and support to our community. However, this latest interaction has proven that Advance HOA Management is either incapable or unwilling to provide even the most basic assistance to homeowners, even those who have dedicated years of volunteer service to the community. Advance HOA Management appears to prioritize bureaucratic red tape over actually helping the community they are paid to serve. Despite serving on the board for five years as a volunteer and working to improve the community, I was met with indifference when I needed assistance. Their refusal to provide a simple letter one that could have easily been written and would have potentially saved a homeowner thousands of dollars is inexcusable. This experience has led me to seriously question their competence and commitment to their residents. If you are looking for a management company that is responsive, empathetic, and willing to help homeowners navigate challenges, I would strongly advise looking elsewhere. ETA: In response to my review, the company posted a brief statement but I want to clarify the challenges I faced in dealing with the HOA manager. Despite multiple requests, I did not receive the letter I needed in a timely manner. It required several emails back and forth before I was finally provided with *a* letter from insurance. However, what I specifically requested was a dated letter confirming the special assessment and that insurance required the work to be done which has yet to be sent. There is no reason this could not be done. I asked for nothing but the facts of the situation to be presented. Unfortunately, the HOA company’s statement does not acknowledge the difficulties I encountered while simply trying to obtain necessary documentation for a loss assessment claim with insurance. Instead of assisting me during an already stressful situation, the HOA manager was contrarian and uncooperative and made the process unnecessarily complicated. I hope this feedback leads to better responsiveness and professionalism from the company and I will happily updated my complaint if in fact they are able to deliver a simple dated letter stating insurance requested the work for the assessment be done.

Negative experience: If there is one thing an HOA management company should be good at, it is collecting payment. They can’t even do that. We have a huge special assessment that I went to go pay on the portal, just to discover they had removed access to my account. This was done without notice and while still auto debiting last year’s dues amount from my checking account. When I called this to their attention, rather than apologizing for their mistake, they were rude and condescending. There was zero accountability. They tried to make excuses and point blame (my favorite was that the deceased previous owner must have put my checking account information in). So if you’re looking for a new management company, you might want to find one that doesn’t make owners spend weeks fighting just to try to make payments.

Negative experience: Gordon Staab has no business managing HOA’s and Advanced HOA has been an absolute joke. My community has had 3 different managers (all from advanced) in the 7 years I lived here. Every one of them have dropped the ball but Gordon is doing it epically! Our corrupt board president rn has decided to force every unit to pay a special assessment of over $4000 within a two month span. Majority of our neighbors at the meeting voted against it, but come to find out my board wrote into our bylaws that we literally have no control in voting situations. If we do not receive 51% of our total community to vote against an issue, no matter what it will pass. Now, clearly I have issues within my own house that I need to deal with. But it is Gordon’s job to oversee funds and to make sure that individuals are not squander a community’s funds. Our corrupt president is not being double checked, and Gordon is praising her in public. Now 22 days after the special assessment was due we get notice our HOA wants to raise our rates $200 more/ month. This is going to make a bunch of votes ineligible for people who couldn’t pay +$4,000 out of their checking account because shocker Advanced HOA can take a credit card but you need to pay $150 for the transaction alone, but hey they offer a payment plan at the low low price of 8% interest. By allowing all these price increases to pass with zero oversight of legal budget guidelines, Gordon is aiding in destroying our community! When I’ve asked for city violation documents he tells me “I need to come to the office and go through their records room” it’s 2024 everything is on computers. This run around and lack of knowledge is obnoxious and reflects poorly on Advanced HOA. At this point there will be a serious change of management(s) if Advance doesn’t intervene and do their job

Megan, Your assumptions are way off base, I would suggest becoming educated on how your community works and being familiar with the governing documents. Hear are some facts for you. All association records are on the HOA’s website and include the financial statements. Also, your board did not write the governing documents for the association and state law does require budget ratification by the owners. This acts as a veto not an approval. My assumption is that if the owners did not show up to veto the assessment, then a majority of them agreed it was necessary. Gordon does not approve invoices. The board does based on contracts and work orders. Here are the facts on the special assessment allocation and need for the board to levy it.

Insurance + Iliff fence + Baltic Cir Mailboxes one-time assessment per unit
• Insurance $2,680.48
• Iliff fence $1,334.94
• Baltic Cir mailboxes $103.92
• $4,119.34 - round up to $4,120 per unit = $362,560 total for community
The total insurance cost for 2024-2025 is $235,882.41 which includes the interest fee for the 9-month premium payments. We purchased $228,700 insurance for 12 months, made 25% down payment of $66,781.78 leaving balance due of $161,918.25. Because we didn't pay the balance in full, we are charged interest which is $7,182.48 for total due now of $169,100.73.

Negative experience: This company is absolutely terrible. They will issue unwarranted violations based on someones report without any proof and then do nothing to others who repeatedly violate hoa rules. Our hoa has had the policy since day 1 where staining of fences was to be taken care of by the hoa association but when the neighborhood voted down the special assessment to pay $800 per household to pay for fence staining and concrete repairs they decided it was now the homeowners responsibility. This company mismanages funds and then expects the homeowners to make up the difference. AVOID this company at all costs.

Matt, Since you did not provide your last name or community name, I am unable to reply directly to your complaints of false allegations of funds mismanagement. However, I will provide a general response. We provide compliance inspections at the direction of your HOA Board of Directors and per the community covenants. We will not issue a violation based on an owner complaint about a neighbor. Compliance notices are based on inspector observations, or as directed by a board member. The internal politics of your community regarding fence staining is not our issue and perhaps you should take it up with your board at the next meeting. Also, as a homeowner, you are not privileged to see the other compliance notices that have been sent to the community in its entirety. Tread carefully if you are going to make allegations regarding community funds. No checks are issued to vendors without board approval and consent. Perhaps you should get involved with the process vs making uneducated observations for the betterment of your community and to protect your investment. If you want a specific answer regarding your community, share your address and email and I will be glad to review.

Negative experience: Apparently the Windstream HOA board loves the look of dirt and black plastic. Rocks are all over the grass, everywhere!!! Landwise mows and doesn't pick up the HUGE mushrooms at the pool area! Rose Paving (& concrete) leaves a huge DENT in the ground right next to where they paved! They also leave huge gaps where the wood was placed for pouring new cement in the driveway. Cement, GAP, grass. Things don't get taken care of. There's a garage door that's been white (primer) needing paint for about five months. The grounds keeper that's on the property 40 hours a week picks some weeds and leaves others that are right next to the ones he picked. Advance lets our Board and Landwise Landscape wait until everything is dead or nearly dead before they pull it out.

Negative experience: Why is it that most HOA management companies have no protocol & spine to make sure Board Members follow the Governing Docs, CCIOA and even transparency. The Management companies forget who they really work for THE HOMEOWNERS! They may take direction from the BOD. I think they worry more about getting paid then truly caring for the Homeowners. THIS IS ONE OF THOSE COMPANIES!! Stay away! For some reason I am not able to respond to the person at Advance HOA. Please don't deflect by repeating what I said that mgmt co's take direction from the Board. If there were no homeowners, you wouldn't have a job, there for ultimately you work for us. "We" pay you with the expectation that you know what you are doing in the business as most Board Members are new to being directors. 1) the list is so long, it's hard to put into words. i.e. lack of transparency, don't following governing documents, amendments or CCIOA, BODs don't show their faces in the monthly meetings that we finally had since Nov 23, I have an email that you accidently copied me on saying "your not worried about this disgruntled homeowner" - WOW! I would have to say customer service is definitely not your forte. It's your job to be sure that the Board takes care of the HOA Business but to teach your Board Members that they serve the homeowners (investors) not themselves. You want to get to the nitty gritty - look me up and call me. I would be glad to give you an ear full of how we are treated like renters and you let the board get aways with it. Think they ever called me - BIG NO! Here's the update! Thought I would post an update and see that their star ratings have gone down even more, no surprise. Same position as last year - control freak 2 BODs sabotaged our annual meeting and would not allow others to run so they could stay in control. They fired a management company that was trying to make them follow the rules. They then hired Advance HOA who does not give 2 cents about the homeowner's and does whatever the Board wants them to do. Including ignoring homeowner's issues that they do not like. Stephen stinks, he managed to let the landscape company trim our landscape 2 times in 2 months, this year and last year. My bushes are dying in-front and they never do walk-throughs. We have been waiting for over 6 months to get FHA approved to no avail, hindering the sales of our units. TOO MANY SECRETs too, they won't post in our legal documents or our portal the BODs Positions, Terms and Titles AND are trying to tell me this is Attorney/Client privilege. Such a disgrace what people in your community who do not know what they are doing can literally ruin your community and the value of your asset. BTW - I WOULDN'T PAY ATTENTION TO THESE REVIEWS - check out the BBB and Yelp! I am sure they have their friends and family post to boost their ratings!

Negative experience: Update: our property is managed worse than ever. Our new association manager Andrea Haas has the worst attitude on the phone. She repeatedly told me to educate myself when we pay for the HoA to resolve these issues. I have a job to focus on. This is your companies job that we pay you for. Don’t tell me to educate myself. If I said that to a client at any of the companies I’ve ever worked for, I’d lose my job on the spot. If anyone has the right to be upset, it’s us residents for being hit with a $1,500 assessment. I was told that I can have 3 minutes to speak at board meetings, but the HOA has no responsibility to respond. Shocking. Why would I even take the time to attend these meetings if I don’t have a voice? I have concerns with how much we pay and I don’t know anyone that pays as much as we do for their HOA and I’m just told it’s because of Covid. Our screen and roof repairs that we’ve been waiting on for 2+ years are hung up with insurance companies with no resolution in sight. In the comment below from Advance HOA, we were told to take on a HO6 policy with our insurance company for extra protection, so I’ve been paying for that increase for over a year and still haven’t seen any changes or repairs. They chose the insurance companies they work with, but pass all the blame. Again, not something I’ve ever been able to do in the workforce. Who knows what the damage to the inside of our property looks like at this point, but we’re responsible for that, so I’m sure they don’t care. I even offered to loop in a third party broker for insurance premiums to save our association money and was refused on the spot. Our monthly fee has gone from $350 to $450 in the short years Advanced HOA has taken over and now they are threatening a jump from $450 to $550. I’m getting chased for violations that they clearly stated via email were resolved, but I continue to get violations. Our fences are destroyed by rodents. I'm pulling my hair out and have yet to have a good experience with this company. No pool, no gym and the only addition to our property that I can tell are two massive street bumps that my car barely fits over. Our mailboxes have broken into multiple times and nothing has been done to prevent this. If we had cameras, I would have found out who ran into my garage that I’m being forced to fix which will be about $3,000. So I bought my own cameras because I do not feel safe living here, or trust Advance HOA to look after my property. They then proceeded to send me a violation for having a camera in my garage when everyone has a ring doorbell. I have yet to get an explanation as to why I can’t have a camera in my property. I’m now looking to move because of how astronomical our monthly fees are, but can’t imagine that anyone wants to take on a $550 monthly HOA and I’m sure this will heavily dictate my ability to sell my property, seeing as how that’s over 1/3 of my mortgage. Our trash company constantly skips our building. There's a gopher infestation that has been here for the entire time I've lived here at Prarie Meadows and my dog has gotten sick multiple times as a result. They have burrowed under the fence and ruined some foundation over here. They eat all the grass and draw in coyotes that leave poop and animal parts everywhere.

Will, I will reiterate the previous reply regarding the hail claim. The Board and General Contractor have hired a PA to negotiate with the insurance company for their bad faith negotiations. Of note, the current insurance company was inherited by us during the management transition. We do not have preferred insurance vendors, and like all companies, help our clients shop internal market providers and the broader markets. Also, HO 6 insurance costs are about $40 per year and give multi family homeowners a peace of mind for paying special assessments for catastrophic damages to their communities. Regarding the monthly assessment - These are the costs associated with maintaining your community so they can address all of the issues you mentioned in your review. While approved by the Board of Directors, the budget is ratified by the homeowners at the annual meeting. Perhaps joining the board or more frequently attending their monthly meetings will assist you in either education as to what they are dealing with and how they will be approaching community management strategies.

Negative experience: Unfortunately Adam Smith was rather rude with me on the phone and then abruptly hung up on me. Quite strange. I wish him well but was dissatisfied with the service I received around a basic inquiry.

Negative experience: Our Assocation moved to Advance HOA earlier this year. On the whole, the company seems like a slight improvement over the last management company. However, Trish Bayer, our community's assigned manager is horrible. She doesn't seem able to comprehend written material, or uses that facade to weaponize incompetence and deny/drag out homeowners' due process and record access rights. She comes across as remarkably uneducated about basic laws HOA's must comply with. Advance HOA - please provide more education for your staff on HOA laws and skills needed to de-escalate conflict. Edit: Based on the owners response I'm providing more information for them. I made a sufficiently detailed written request for copies of association records on Aug. 9th during my ongoing efforts to resolve an architectural request decision I have appealed. I believe the HOA's denial of a recent architectural request violates state law on a couple points. Due to the Board's preferences, all such communication goes through the management company by default. In the records request I included that I would like the information by Aug. 30th OR an update by then on when I could expect to receive copies. I also asked to be provided an estimate of the copying costs if the anticipated costs to complete the request would be in excess of $25. Aug 30th came and went with no real response beyond that it would take a lot of time. Early in Sept, I brought my request back up after the HOA threatened legal action against me for how I proposed to move forward in lieu of their refusal to consider my written appeal. Trish emailed me again about the record request. She pretended my request had been for the governing documents. I had already assured her multiple times in writing that I have the governing docs and understand them. I reiterated my request for approval/denial records of past architectural request decisions. She then sent me my own recent denial letter (the one I had appealed in writing) and said Advance HOA didn't have any other architectural request decisions for my unit because the previous management company didn't send the records over. I had to clarify (again) that my request was not only for my unit, but all approval/denial decisions over the last 4 years. I also sent the relevant statutes related to an Association's responsibility to maintain such records. I requested that if they were being withheld pursuant to the HOA's discretionary ability to withhold certain records related to architectural plans or other units that I wanted confirmation that was the reason the document were being withheld. Trish then indicated it would be a very expensive record request and cited the management agreement's fee exhibit (which I do not have copies of) saying each copy is 25 cents and her time is billed at $65/hr. I responded that I understand my obligation to pay the actual cost of making copies. I asked for clarification if the 25 cent per copy fee was for both hard copies and digital (& if digital is it per page or per file). I highlighted that if staff time was needed to get the relevant documents from past management companies or board/committee members then those costs should not be passed along to me for this request as it is the Association's responsibility to maintain these records and such time would be remediation of their failure to adequately maintain records. I again asked for a reasonable estimate of the total cost as our association policies allow the Board to require payment of estimated costs in advance. Trish has continued to stonewall for the BOD, effectively discouraging me from getting records under threat of high, but unknown, total costs to get the records. Seems unreasonable to me and not in the spirit of homeowners' rights to inspect and copy association records. Seems like it might be meant to hide evidence that the BODs denial is in fact, arbitrarily made and thus selective enforcement, especially considering other units in our community already having what I requested (which is not specifically prohibited in our governing docs).

Negative experience: Where to begin.. my wife & I just recently bought ap home in Painted Prairie.. we have had issue since we moved in with neighbors whom don’t leash their dogs & allow them to run free in common open space (illegal in city of Aurora & according to HOA laws). Called numerous times & left multiple messages for Kristin regarding issue, to no avail. Then yesterday I was in our front yard & notice the same neighbors dogs off leash, I recorded video for proof & the gentleman proceeded to walk down to our yard, threaten us & then spit in my face.. he’s now being charged w harassment & I’ve had to reach out to animal control. After calling them 3x this morning, finally got a call from their director, Judy, who not only wasn’t helpful but was extremely rude & indifferent to us being harrassed & threatened in our own front yard. Highly recommend avoiding Advance HOA management at all costs as they don’t care to support their owners.

Positive experience: I called trying to dispute a delinquent fee they issued after just 16 days of processing my architectural review fee because I was never notified that we were even billed. Ultimately, this is a a horrible management company with long queue times and customer service agents with minimal ability to rectify issues and default to forwarding your call to a supervisor who will not pick up the phone. I was forwarded multiple times to Hannah and Matt after waiting 40 minutes on the phone just to receive no response. Voicemails are not responded to either and their urgency to help their clients does not appear to be a priority. Avoid using this company at all costs. Update: Sky reached out to me directly and helped with what I needed. Updated to 3 stars.

Fantastic experience: We've always lived in communities that have HOA's. Our most recent isn't too far from our new neighborhood. To say we were always left disappointed is probably an understatement. Since moving to our new home, the HOA (Advance HOA Management) is a pleasant surprise. They are usually on top of things even before we express our concerns or something we enjoy. They care about the community and try to make sure residents take pride in it as well. Hopefully it stays this way and other community members are having the same experience we are having so far since moving into PP.

Positive experience: Our neighborhood switched management companies at the beginning of this year. The transition has not been the smoothest: switching payment platforms, an increase in fees, and missing the emails with this pertinent info (caught one that went to spam), then was charged a late fee -the first time I've had a late payment in 17 years living here! However, when I called Advanced HOA, twice, with my issues, I have reached the nicest and most patient people! In the past two month I have talked with Chloe and Ben. Both listened with understanding, apologized for the difficulties during the transition and totally helped me out! Real people who listened and helped out with my questions. I'd give the staff, at least Ben and Chloe, 5 stars!

Positive experience: Updating to add a couple more stores, as they were able to help me with my returned check fee, thanks to this review. — Very frustrating dealing with this company & unfortunately don't have another option unless I move. Their new payment system charges processing fees even if using EFT, which is extremely non-user friendly (who still writes checks?). To avoid paying an extra fee, I coordinated a bill pay with my bank 2 weeks early with requested delivery on 5/29. I guess I should have set that up for earlier delivery, live and learn, but the check was never delivered. I kept checking my online account, but as of 6/1 the check was still not showing as being credited in my account, so to avoid being delinquent on my account I ended up using EFT and paying the processing fee, then called my bank and requested a stop check. I emailed Client Services (tried calling but that's a joke) on 6/1 to let them know to please not cash the check as it was stopped, but didn't get a response until 6/4 telling me that they received the check and deposited it. I immediately sent a response that the check did not have funds but didn't get a response. It wasn't until 6/11 when I checked my online account that I learned that I received a $20 returned check fee on my account - oh, and I'm probably going to have to pay another processing fee to pay that. When I emailed them to ask if they could waive the returned check fee since I told them ahead of time without a response, they immediately responded that they were unable to help me out. Super frustrating, and now I'm just paying a ridiculous amount of money in fees that should have been stopped had I received timely responses.

Negative experience: I had automatic payment set up so I wouldn’t have to worry about keeping up on my payments. They never informed me they were no longer excepting my automatic payments until they started charging me late fees. When I called about this they were extremely unhelpful. They don’t seem to have any interest in doing there job other than charging late fees and harassing me with threats of retaliation with a lean on my property. At this time all I get is late charges while I wait for someone to contact me to correct their mistake. By helping set up autopay at the beginning of the year this would not be an issue today. Instead they just send me statements with late fee charges. What ever happened to customer service?

Negative experience: These people are crooks, barely completing the simple tasks an HOA should do since we are charged for then increasing an already outrageous fee for condos that we don't even live in. Update, they are seriously terrible no one should ever use these worthless people, they are literally stealing money, 345 for a 1 bedroom condo? The pool is open for less than 3 months I have 2x8 foot section of grass and concrete that they "maintain" and if anything happens you still have to use your insurance while they say the insurance for the condo is am expense, all this is, is corporate greed and morons running the show while paying themselves outrageous bonuses and salaries to do literally nothing.

Positive experience: So far, so good! I just wish there were an easier, more efficient and direct way to communicate with the HOAs (two or three of them?) and, for that matter, understand how things work here. Kara is great, so I don’t question her intentions, abilities, etc, but never having been part of an HOA like this leaves much to be desired. HOA bills (three of them), their what-I-consider-high amounts (actually not bad considering all that is done here for me and other residents) plus water and utility bills leave my head spinning. It all seems too complicated, confusing and sometimes unclear. “Other than that, Mrs. Lincoln, how was the theater”?

Negative experience: Quite possibly the worst HOA I’ve ever worked with. This is an administration company with no one who cares about home ownership. This kind of company proves that there should be no HOA in the country running a neighborhood without humans who actually live in the neighborhood. Their online admin website is continuously malfunctioning and broken, much like the staff. The staff is unresponsive and robotic. They are benign to actual problems happening in the neighborhood itself. They are robotic, with auto-responsive emails that do not answer problems accurately. These are not humans who care about property lifestyle or property value management. These humans somehow got a management job and have no idea what they’re doing. If you are looking for an HOA company, stay as far away from advanced HOA as possible. You humans at this company should be ashamed of yourself and hang your head low every day when you clock out; you have done nobody a good service. It’s time to put companies like this on blast, as they are ruining the quality of life for people who actually live in the neighborhood.

Negative experience: Very poor management, highly bureaucratic with lot of red tape even for small updates even when not necessary. Even decide what trees you can have in backyard, if you can put a bird feeder and where. Recently they also changed their payment processing vendor and to setting up the recurring payment was nightmare, they expect you disclose you personal detail, how much balance you have in account etc in case if you want to setup direct debit. Will not recommend anyone.

Surendra, You live in a Metropolitan District that has full exterior architectural control over the community. What you view as red tape is how covenant-controlled communities maintain the appearance and price point of a neighborhood. The community has a volunteer ARC Committee that is charged with administering and reviewing all exterior home changes and the general upkeep of all of the homes. For direct debit, we have engaged with Stipe for payment processing and have found the process to be much easier than the prior system. This has also been the feedback from many of our clients.

Negative experience: Terrible company. Who still charges $1.00 for auto bank payments? I understand CC surcharges but for ACH? Are they encouraging people to pay by paper check? Doesn't seem green to me. It's a lot of hoops to jump through for not doing anything in my neighborhood. They don't "manage" anything

Peter, The mere $1 charge for the ACH payment is a fee of Stripe Inc. who is the processor of the payments, not Advance HOA Management. As noted by you, there are many other options for making payments that are of no cost to you. Using your bank bill pay being one of those.

Negative experience: Have been subject to their harassment since purchasing a home in this neighborhood in late August of 2023. The board is inexperienced at best. I received several violations as a result of a board member in my cul-de-sac who didn't like the way my automobile looked in my driveway. Was told that I need to consider "the betterment of the neighborhood" when considering what vehicle I park in my driveway. Today, received a violation notice for putting my trash/recycling cans out early as I was out of town. The only reason I give them one star is that zero stars is not an option.

Colin, Because you live in a covenant-controlled community, it is the Board Directors duty to fairly apply the covenants to all homes to protect all homeowner's values. What you have noted as ‘issues’ with management and the Board are clearly stated rules and regulations of your community. If you have issues with the levying of the covenants, I would suggest attending a board meeting to further discuss.

Negative experience: This company stopped my auto pay beginning of the year. Charged me 6 months of delinquency fees. I got no emails no notifications whatsoever that my auto pay was turned off or I was delinquent. I called the office waited 35 minutes to talk to someone after which I was transferred to "Michelle" who apparently is the only person that can drop delinquency fees. I've called twice, emailed left voicemails. No response no call back nothing. Now I'll get another delinquency fee with interest coming June 12th. This HOA is running a straight up racket charging people not letting them know and then not answering the phone to get the delinquency fees dropped.

We also sent several communications since the transition, to include a welcome letter with payment instructions, monthly statements starting in February, and emailed/mailed delinquency notices starting in April. Negative experience: We have had several issues that is the responsibility of Advance HOA. To follow thru.. Entire 82 shared homes was decided to replace roofing and gutters. Insurance companies inspected and found some homes did not need replacement. Did not matter. We were all required to pay over 23000. On top of that all homeowners were required to pay April 1st 2024. Took them 11 months from hail storm. The work was not even started until April 22. Work is still not finished. Advance sent email saying fines would be assessed if not paid. No wonder insurance rates are increasing. . Money is being spent without homeowners consent. Community asked for a meeting to provide answers to questions. Advance HOA said no meeting until june 4th. Too late to resolve this issue. Is this really happening in America.

Sandra, The insurance adjuster and an engineer approved the hail claim. The settlement and negotiations to get the claim settled took longer than anticipated as the carrier was negotiating in bad faith. Contrary to your opinion, the community had three separate meetings to discuss the claim and you have all been kept abreast of the timing with broadcast messages. The community has also been notified of the HO 6 requirements for wind hail claims at least annually.

Positive experience: Hi, I was wondering if you could find out who is pointing these bright lights out of their window please? This isn't a one time occurrence, this is a constant issue. Gotham Condos Grant Street Thank you! Yes there is a unit that has lights(very bright) that appear to be pointed outward. I live in an 180 unit high rise. Many other owners are trying to determine how we can gently ask to get this person (s) to stop doing this. It's super bright, I am 3 blocks away. Negative experience: Very frustrating dealing with this company. I sent in a design review request in January and received an email that the HOA docs were received. Someone dropped the ball and didn't send it in for review. When I called to check on it in early March they told me it was never received. I sent the request back in and received two more emails saying it was received and was being reviewed. In the meantime I had to reschedule the painting contractor. Now it is early May and I still have not received approval! I have emailed and called several times.
