Negative experience: Every property your interested is sold but still up as if it’s for sale. You have to really search for any information on the property only to find it was sold ages ago DONT know if this is a real legitimate site or fake

Negative experience: As other people on here have said who are interested or have bought land through this company, the covenants are not upheld. The area where my property was located had many shanty shacks on the properties. Anything from dilapidated tents to small sheds that were dilapidated. Called and talked to owner about this after I had regretfully made my purchase and he informed me that he would check into it. Yeah, RIGHT!

Negative experience: This place is a joke don’t buy from them worst mistake we ever made they refuse to do anything they say like survey the property or hold up the covenants they put it place hope you are ready to live next to dog kennels and junkyards. They had a ditch dug completely across our property so now access is impossible

Negative experience: Pretty sure this place is a scam. I only say that because I've never met a realtor that didn't want to sell property before. I called to set up an appointment and got told no.I asked a half dozen questions, all of which were answered "I don't know" was told that if I had any chance I'd have to camp out on their website 24/7 and and finally was told good luck in a dismissive tone. If I didn't know any better I'd have to think that this is a group of bored friends that just like to trade real estate back n forth for you tube money.

Fantastic experience: Very detailed information, very user friendly website, good drone video of almost all the properties, the FAQ section is well detailed, the information is clear, and easy to understand, the pricing for the financing isn't a deal breaker by any means, I only wish they had more listings for homesteading as they sell out VERY QUICKLY & Unfortunately I can not spend time daily checking the website & by the time I get the emails most of the available properties are gone.

They stepped up and bent over backwards to accommodate me and get me into a property that better meets my needs. Josh and Zach made me feel like I matter and are very responsive to emails and phone calls. They made a very stressful situation easy and made sure I was satisfied. Thanks again.

Negative experience: A company that I would NOT really recommend. They get into a business that is supposed to help the folks who made bad credit choices in the past and give us an opportunity to rectify that and create a home of our own. They abuse it from the start. The covenants disappointingly micro manage almost everything you do on your own property. You cannot have buildings near any boundary lines and fences cannot be within 50 of the road. Roads are not paved and horrible maintained. The roads constantly cause problems for the residents here. Many construction companies will NOT come out here because the roads are so bad. The residents pay Instant Acres to maintain them. With all the covenants they put into place, there isn't one about too much noise. So you have a neighbor move in next to you that powers his entire house with an extremely LARGE generator that runs 24/7? Too bad. Your peace and quiet is now gone. Your deep wood, off grid homestead now sounds like a construction site. There is plenty more (like some of the properties are logged to hell and back) but I will wrap it up. The moral code of this company is twisted. Find another one somewhere else. Or get a co signer for an actual lender. Buy something better. You deserve it.

Fantastic experience: I purchased land last week and although it can be risky buying property online, Zach was very understanding and put my mind at ease. If you search the data base of the county recorder of deeds you can see that this company has been doing business for a long time with many successful transactions. This one thing will help me sleep at night. Cant wait to explore the property soon!

However, in reading their covenants the retain complete control of a very large portion around the inside of your property line even if it's completely paid off. To me that's not buying property, its renting at a very large price.

It's like it's never updated, but I have a feeling they have such great deals on property that they're sold almost as soon as they show up on the site. Very informative and detailed descriptions, seems like they are very candid with everything and have plenty of information on the site. I frequently check the pages to see what's available.

I have great credit and a decent job....but you need 2 years of work history for a mortgage........in the end it all worked out because I have found dream property to call my own and start the rest of my life on. Zach (sales associate) was more than helpful in my search (I sent MANY emails) and I just cant put into words what getting this land means for me. So far the process has been easy......

Fantastic experience: For all those who have spoken about the restrictions, remember that if you do not want to live with a scrap and sale of used parts of cars or a factory or a big log business, or with noisy animals or trash next to your property, that kind of Restrictions will give the owner peace of mind in the future. I've been following Instant acres publications, descriptions and explanations for a year now, I subscribed to many similar spaces and although I do not intend to buy this year, surely next year I will buy a few acres in Ozark and I am sure that I will do with Instantacres, for everything I found out about them and learned and for the simple and reasonable restrictions that will give me years of tranquility to enjoy a beautiful land without anyone destroying my dreams. Fantastic experience: Ive purchased two Parcels almost 60 Acres total last year and I appreciate what little restrictions they have. I don't want to hear dogs from a kennel or have a junkyard blowing trash everywhere on this pristine land, especially when I finally build a house and live on it. I recommend you do your due diligence and read the covenants before you purchase (very first page of the website)

Negative experience: These properties are nothing like they claim to be. Me and my wife had our heart set on property that was exactly what we were looking for but there's too many restrictions. Looks to me as if you put the money down and make monthly payments they can't tell you what you can and can't do on it, as long as nothing illegal. But from what I understand from Zach, you can't live on it full time without pouring at least 600 square feet of concrete which we were willing to do so we can put a temporary living quarters on it until we can get a trailer from one of these manufacturers around here (Pitt homes, 3 stone etc) but was told that we couldn't. So I wouldn't recommend ANYONE go through InstantAcres unless you sit down with them and get on same page because a little over a month ago when we 1st planned this, I spoke on the phone with a lady named Charity and she didn't say anything about any kind of stipulation. All she said was we were responsible for getting our own well dug and electric on property unless otherwise there. Too much flip flipping going on and no one on same page so to speak
