Negative experience: by far the worst and most frustrating company i have ever had the displeasure of leasing with. they will let their properties run rampant with gangs, thieves, and criminals by not fixing their security and gate systems. i have returned to Greenway Studios multiple times to have found the cops there with no word from management as to what is going on, and I actually had a gun pointed at me by an officer while trying to go to work leaving from there. one apartment got broken into and honestly traumatized probably every single person on my floor and the one below us with what we all had to hear and witness, again with no word from management or even an email acknowledging anything happened or acknowledging that this break in and horrible other crimes happened that night because of their lack in promptly fixing the gate entry system. entrust will cancel work orders on you and leave you with no hot water in the middle of winter for days. i had to go 2 weeks without a single bath or shower because they would not come fix my hot water. there are truly some strange people living at these properties. there is also a “no smoking” rule at Greenway Studios which is never followed by the older women who live on the first floor. i specifically chose to live at the property because i have numerous health conditions that require me to be in a smoke-free living space. i have had to go to urgent care and the ER multiple times because people will smoke cigarettes and weed in the breezeways. when reported, entrust will do absolutely nothing and let them continue. on top of this, the constant finding of animal feces in the breezeways and green spaces was a big turn off from me. i will never rent from entrust ever again. i am seriously baffled at the lack of urgency and lack of professionalism from them.

Negative experience: Their property NORTHGATE APARTMENTS at 1435 W Talmage Street, Springfield, MO 65803 are scamming and keeping money of their tenants that move out! I was there two years and kept my apartment spotless (No kids, no pets, no visitors) and I got charged the FULL AMOUNT of $400.00 which is how much their move-in deposit was. Not $399.00, not $401.00, but the EXACT AMOUNT. They were using it for a full repaint. I asked Tyler for the itemized receipt for the charge of $400.00 that they supposedly paid to the painting company they used and he told me he wasn’t allowed to show me that. Seems a little sketchy to me. I highly advise no one to move into these apartments. Not to mention they have been through like 4 managers since the past two years I done been there.

Negative experience: Impossible to reach real people. Once finally past the AI assistant you reach people devoid of any sense of urgency and humanity. Ask for fees in advance to reserve units then lease them to other people. Good luck getting those reservation fees back too, because they will place blame on everyone but themselves for a problem that is solely their fault. UPDATE: Laci that works the front desk and Alex the manager of this company are both lazy and uncooperative. Will blatantly ignore you until after 5:00 and then call and try to say they’ve been trying to reach you.

Negative experience: The building we lived in itself has a ton more problems than what I’m about to touch on, but those are for the building’s reviews! THIN walls, faulty fire alarms, ancient toilets. Counters in bathroom are “updated” but the fake wood paneling is peeling so bad. WiFi provider they pay for is awful, but I’m getting away from myself This review is about the management company! The apartment was NOT move in ready. We had my mom do the move in inspection because we were moving from out of state and the floors were dirty!!! Trims and surfaces were Covered in dust. Floor had tons of Sticky residue stains (maybe coffee??) and nail polish stains. Every floor in apartment was COVERED in little speckles of paint. Like ssooooo much paint on the floors. It’s like the painters didn’t put down any tarps, and no one thought to give it a quick clean right before move in. Aside from nothing being clean on move in, there were just a lot of bumps and scrapes and scuffs and scratches on all cabinets, bathroom and kitchen. We had a laundry room door missing, and holes in the sides of multiple cabinets. It’s like they didn’t even clean it (or even look at it) when the last tenant left. and then we moved in lol. Also When you put in a maintenance request it’s just “we will be there…. Eventually” no date and time of when to expect someone wanting to come into your home… huge lack of communication on that front. We were told that a monthly pest control service would occur, but in the 6 months we lived here while under this management, we were only treated twice :-). When we brought this issue up, management said they would get to the bottom of it and then sold to a new management company a week later

Negative experience: Complete lack of professionalism and accountability. Entrust Solutions, you seriously need to reevaluate how you’re running Northgate. I lived there long enough to watch the entire place fall apart. The front security gate was broken and wide open for over two months, and the building entry gates were constantly left open or broken. So much for “secure living.” The cherry on top? One morning I woke up to find my entire kitchen floor crawling with maggots. After cleaning it up and spraying the crack by the wall, more came pouring out. Clearly something dead was in the wall. Pest control was “sent,” but nothing was solved. Instead, maintenance smeared some caulking over the crack and moved on. That’s your idea of a solution? Then in June, you all randomly changed the office hours with no warning. Now it’s nearly impossible to talk to anyone at the property unless you catch them at the exact right moment — which is rare. You’ve had 3–4 different leasing managers in less than a year, and it shows. No one knows what’s going on, no one follows through, and tenants are the ones paying for it — literally and figuratively. Do better. Or stop managing properties altogether.

Negative experience: HORRIBLE! The worst property management we have ever dealt with. Fake, overpriced charges at move out. Didn’t apply pet deposit to pet related charges. Didn’t have the pool opened last year on Trails End Apartments because “it wasn’t in the budget this year” despite raising the rent. Maintenance requests go unfulfilled for months. Morgan is awful! AVOID AVOID AVOID!

Negative experience: Worst experience. I strongly advise against renting from this property management company, especially for students. They create unnecessary difficulties, impose unwarranted charges, and refuse to refund deposits. Their practices are exploitative and unfair. Avoid them at all costs and save yourself the hassle. We only stayed with them for 6 months and they charged us $400 for partial paint. We haven’t done anything with their wall and they also charged us unnecessarily for restoration. They will give you a lot of trouble while moving out. Save yourself and avoid them.

To clarify, at the time of your lease assumption, the original leaseholder was removed, and you accepted full responsibility for the apartment and its condition. The unit was not vacated or turned before your occupancy, which means no restoration or make-ready services were performed as would typically occur before a standard move-in.

As outlined in the lease agreement signed by all parties, the leaseholder accepts the apartment in its existing condition and is responsible for any damages, cleaning, or restoration required at move-out. We understand there may have been miscommunication between you and the prior leaseholder regarding the apartment's condition; however, per the terms of the lease, the final responsibility rests with the current leaseholder at the time of move-out.

Negative experience: I lived at an entrust property & got wrongly charged for a bunch of things at move-out. They would come in to do maintenance checks & “take note” of things & tell me they’re putting a request in, but never follow through. Because of that I have $600+ of charges OVER my security deposit to pay. Not a horrible management company, but just have too many properties to do their due diligence. Note to future tenants: take pictures of EVERYTHING wrong at move in & place your OWN maintenance requests.

Negative experience: This property management team needs to realize the importance of good social graces when dealing with the tenants of these Meridian Court apartments. The units themselves are spacious and very nicely constructed enticing people to want to live here. I have lived here for over a year. My fiance and I forgot our keys and needed help getting into the building. When the employee came to help with the keypad phone entry I had told her it was under my phone which I did not have with me. She stated it wasn't under my phone number because I wasn't the primary on the lease. I said I was. She again said I wasn't. She entered the number. We could not get in. She then went back to the office for her key and let us in. We later went into the office to attempt to change the account so that this did not happen again. There was another employee there along with the one that let us in. I had told the girl that let us in that I didn't like how she talked to me. She argued with me. When she found out she had been wrong she didn't apologize. She stated she was new. She has been working here for at least three months. The other employee chimed into our conversation. I told her that I didn't appreciate the way I was being treated. Neither of them were listening to me. I was told if I was going to talk over her that I could leave. I was then sent a message that I slammed the door (I did not slam the door) and now their trying to say that I have a conduct code violation. I have given them a 6 month notice that we'll be moving out. It is they who have violated simple common courtesy codes of conduct.

Negative experience: It was all good and responsive until we moved in. Then managers very hard to get a hold of. Multiple maintenance requests that went unanswered. The house was definitely overpriced for the condition. When we moved out all of a sudden the pet fees were nonrefundable. There was some carpet damage and a few nicks in the walls. I was fully expecting to pay for that. I guess I wasn't expecting such a huge markup on the work. I have tried to get any answers from Cindy. But as usual that was worthless. One line responses with no information other than that they are keeping that money. Cindy also had my wife clean out a very nasty house for her, the kicker is that she refused to pay her for it. Always "the check is in the mail." So my summation is that this Cindy lady is a crook with a failing business that she has to prop up with unjustified charges and no maintenance. Those things eat into the profit you know! Please stay away from them. I wish I would have known how terrible they were beforehand.

Fantastic experience: I live on an Entrust property and I love where I live and hope to live here a long long time. I also have been very impressed with how quickly they get to my maintenance concerns. Not only has management followed up after getting something fixed. But Dwight that does the maintenance for my building is FANTASTIC! !! He gets here quickly even when I can see he is busy. He is kind, patient, and ALWAYS gets any concerns taken care of and asks if there is anything else that needs checked. We have lived in a lot of apartments over the years and my husband and I both think Dwight is the BEST maintenance person we've ever had! Thank you to Dwight for all he does! Thank you Entrust!

Negative experience: Awful Experience and Unfair Charges** Do yourself a favor and don’t move here. The management is completely incompetent, and their billing practices are a disaster. I’ve been charged random fees almost every month, even after paying my rent on time. This month, they reversed my rent payment (despite my proof) and charged me an additional $70, and now they’ve added a $96 legal fee for no valid reason. Last month, I was told all backlogs were cleared, but they continue to find ways to charge more money. I’ve complained multiple times, but the management doesn’t care or bother to fix their broken payment system. They just keep adding to my stress. As a student, I can’t afford these constant unexpected fees. I even considered breaking my lease, but they want two months’ rent as a penalty, which is impossible for me. Living here has been a nightmare, and I wouldn’t recommend this place to anyone. Stay far away unless you enjoy being overcharged and ignored by management.

Negative experience: Constant Overcharges and Poor Management I regret ever signing a lease here. This place has been nothing but a financial nightmare. Every month, there’s a new “fee” or charge that makes no sense. I’ve already paid all my dues, including rent on time, and even have proof of payment. Yet, they reversed my payment and charged me $70 more without explanation. To make things worse, they’ve now added a $96 legal fee on top of everything, despite agreeing last month that I had cleared all backlogs. I’ve reached out to management multiple times about these issues, but nothing gets resolved. They simply don’t care about their residents. Their payment portal is unreliable, and instead of fixing it, they punish tenants with extra charges. As a student, this constant overcharging is overwhelming and unfair. I’ve even thought about breaking my lease, but they demand two months’ rent, which is completely unreasonable. This is one of the worst managed properties I’ve ever encountered. If you’re considering moving here, save yourself the headache and look elsewhere.

Negative experience: Terrible Management and Constant Hidden Charges Living here has been one of the worst experiences I’ve ever had. The property management is completely unprofessional, and their billing practices are absurd. Every single month, they find a way to add extra charges, whether it’s “legal fees,” unexplained fines, or mistakes on their part. This month alone, I was charged $96 in “legal fees” after already paying all my dues and rent on time. On top of that, they reversed my rent payment (even though I have proof I paid it) and charged me an additional $70. None of this is my fault, but they refuse to take responsibility for the countless issues with their payment portal. I’ve tried addressing these problems with management repeatedly, but nothing changes. They just keep piling on fees with no explanation. As a student, this has caused me so much stress and financial strain. I even considered canceling my lease, but they demand two months’ rent to break the lease—a ridiculous and unfair policy. Negative experience: They charge a 400 dollar admin fee on top of all their other fees. It cost almost 1500$ to move into senior living apartments in Carthage MO. Because entrust property solutions benefits from a “tax credit program” they are not permitted to charge any administrative fee. Legal Aid of Southwest MO has gotten involved as well as the Missouri Attorney General and they continue to refuse to give this money back. If you have suffered this as well please contact Legal Aid as they will go after them for this . To date they have not returned my money and have ignored my emails to try to get it.

Negative experience: I have deleted and reposted this review so it will get seen. We moved in to trails end apartments on 5/30/2024. On 6/27/2024, we found a dead cockroach and promptly notified the management company. Since then, the roaches have just ramped up, no end in sight. Management has sent pest control out a handful of times, promising to resolve the issue, to no avail. Honestly, 5 sprays and still having them is impressive. We're pretty sure they're coming from the upstairs neighboring unit, management has confirmed that it is not us that is the source. After 3 months of this I messaged management requesting to break the lease because of this. Management is willing to allow us to break the lease, for a nearly $2,000 fee of course. We feel screwed over, we moved into a nice remodeled unit next to someone with roaches and now WE have to pay the price. This isn't right.

Negative experience: Yall switched management company's at the Spirit of St Louis apartments and did not tell me. Supposedly yall switched the day I moved in! I have not had any hot water for several days now so there's no one that can help me until the new anonymous management company contacts me whenever that is! I called your office and they couldn't tell me anything. They didn't even know who the new management company is. This put the worst taste in my mouth and I wish I never signed a lease! Poor communication! Reporting yall to the BBB!

Positive experience: I had mold everywhere in my apartment and the landlord said she would move us to a different apartment and never did I’ve been trying to get ahold on management for a month now they want me to pay over 4,000 for leaving when my apartment was unlivable the reason my apartment was molded was because maintenance broke my sink and it flooded for months and the landlord said it was fine and there wasn’t a leak and it leaked into my downstairs neighbors house! WE DID LOVE OUR OLD APARTMENT WITHOUT ALL THE PROBLEMS I THINK IT WOULD BE A GREAT PLACE TO LIVE I DO WISH WE COULD HAVE GOTTEN THE BALANCE DOWN MORE CONSIDERING HOW POORLY WE WERE TREATED BUT IM THANKFUL FOR WHAT WE GOT.

Negative experience: Never picks up the phone, you can leave a voice mail but they wont call you back. At trails end apartments many of the buildings need repairs that they never fix, the gate has been broken since November of last year, pool has a crack i was told they wont fix because the owner doesnt want to make that investment, bugs are a constant issue and whenever we’ve put in a request to have pest control come they will just say they did it and not show up?? Last time i was home all day and then there was message on the app saying they had been by, definitely didnt. Much of our unit had drops of paint everywhere upon move in and during our walk through we were told it was just cleaned (there were stickers on the mirrors and it was gross) when we came back to sign the lease we had to ask AGAIN to have it cleaned despite the agent claiming it was (stickers still on mirror and still filthy) ive requested many times to have our windows looked at becuase the seal is nonexistent, when it storms wind and rain blow through the seal

Negative experience: Was told my apartment is livable with one room at 75 degrees and the rest of the apartment at 85 degrees because the AC is out. It is baffling to be told that the property manager thinks that there is nothing wrong with that.

Negative experience: I am a current resident at Trails End Apartments, and have had a horrible time with the office, they tacked a charge on our rent for the first time for august rent. We called them multiple times and left voicemails and finally got in contact with them in JULY and refused to remove late fees because of their inability to answer. Do not work with Entrust properties or trails end apartments.

Positive experience: I have had nothing but problems and miscommunications. It seems since I begin renting here.. Prices I saw on the Internet that drew me to Greenway suddenly became a lot higher with stiff stipulations, told me by my leasing agent. I was very discouraged and had nowhere to go and signed the lease. Paid the money and got in just to find a apartment that I had to clean myself to do it properly.. I met Dwight after being locked out of the gate to the facility and then trying to get to my vehicle and being locked in out of desperation I called the after hours number and Dwight showed up and if it wasn’t for him and all of the effort that he put in to getting me a fob, teaching me how to use it and correcting the wrongs And made them right. I probably would’ve contacted an attorney or bought my way out of the lease. He made everything a lot better for me and did his very best to make sure I feel comfortable here. He is the only reason I gave four stars to this place in my opinion he deserves a raise.

Negative experience: To all renters HEED MY WARNING. Read through your lease agreements carefully. Tried to pay an over due city utilities bill using aid from OACAC to prevent an eviction. They denied it because "they don't accept third party payments" even though that was not evident when we signed the lease in the first place. My lawyer nor OACAC could believe it either. These peeps are straight up lame as hell. That and they own a handful of properties in this town. Always read thoroughly and if possible negotiate before signing y'all.

Positive experience: Wow y’all got ALOT of negative reviews Anyway, I recently moved into one of your properties, and I'm feeling a bit torn. On the plus side, even though my unit is small, it's well-designed and affordable. I feel secure, and I haven't encountered any significant problems in the month since I moved in. Dwight, our handyman, is awesome—he's quick to respond and very helpful, which makes me feel much more at ease. Jamie, one of the property managers, is also fantastic. She's reliable and always kind when we ask for help. On the downside, Hannah, another property manager, has been quite rude and unhelpful since I moved in, which makes me hesitant to reach out for assistance. Plus, it sometimes takes multiple calls to get through, and the app used for property-related tasks is not user-friendly and frequently malfunctions. When I first moved in, there was also some misinformation given to me, which was frustrating.

Negative experience: I am writing to formally express my deep disappointment and frustration regarding my recent experiences while touring properties managed by Entrust Properties. My name is Jonathan Bell, and I have had the unfortunate privilege of touring two properties with your company, namely Boomertown Location and Greenway Studios, on August 21st, 2023. My grievances begin with the leasing agent who accompanied us on both property tours. It appears that this agent either identifies as female or as non-binary, as their physical appearance led me to perceive. While I certainly respect everyone's gender identity and expression, I must focus on the lack of professionalism and competence displayed during our interactions. Our tour of Boomertown Location left much to be desired. The leasing agent did not effectively showcase the property, nor did they provide adequate customer service. They failed to offer valuable information about the property, and it felt like we were left to our own devices to inquire about even the most basic details. While my partner and I were genuinely interested in the property, this visit left us feeling uneasy and uncertain. Unfortunately, our experience at Greenway Studios was even more disheartening. Initially, we had difficulty contacting the agent upon arriving at the property, leading us to question the legitimacy of the entire arrangement. To our surprise, when the agent did appear, they were accompanied by another individual. It was apparent that this second person had no connection to the property tour, which only added to the confusion. As we proceeded with the tour, we found ourselves sharing the small studio space with another couple who had coincidentally arrived at the same time. There was no sense of privacy or professionalism during this visit. The Entrust Properties team simply stood outside, making no effort to greet us properly, provide initial information, or establish a welcoming atmosphere. Instead, I was left to ask all of the questions, which is not the level of service one would expect from a professional leasing agent. To make matters worse, it became evident that the other couple grew increasingly disinterested in the property due to the lack of attention and information provided. Ultimately, both couples left the tour with no intention of considering your properties for rent. This experience has left a lasting negative impression on us, with a complete absence of professionalism and an apparent disinterest in fostering positive tenant relationships. In conclusion, I am deeply dissatisfied with the level of service and professionalism displayed by your leasing agent and team during both property tours. I believe that these experiences fall far below the standards one should expect from a reputable property management company. As a result, I am left with no desire to rent from Entrust Properties in the future. I kindly request that you address these issues internally to ensure that future prospective tenants do not endure similar experiences. Professionalism, transparency, and a commitment to customer service are essential for success in the real estate industry, and I sincerely hope that Entrust Properties takes these concerns seriously. Negative experience: very very bad company to rent from. they are trying to scam me for bogus eviction filings and some crazy fees...after realizing they were wrong they are now charging 400$ in legal fees for a court case neither I or them knew existed until i looked up casenet for a speeding ticket.... i will attach some pictures that depict the property soon if no response :) (roaches, leaks, broken stuff, etc...). UPDATE: they told me to call Monday to attempt to sort this out, nearly 30 minutes on hold and my messages read. Great customer service I tell ya. UPDATE: I got ahold of them, and they hung up on me like I saw other people saying. Morgan in the front office is the one who hung up on me. Terrible front desk lady. I’m sure you could find someone much nicer to pay $10 an hour to sit up front and answer phone calls. Very sad. Entrust will charge u as much as they can and do not care about keeping any customers happy

Negative experience: I lived at Walnut Place apartments in Springfield Missouri for 2 months before discovering mold in the entire AC and heating unit. Upon multiple request the unit had to be taken out for over a month with no rent compensations.. the manager Latisha and Alex were extremely rude during the entire process and impossible to work with. After hiring an attorney I was able to get out of my lease. DO NOT RENT FROM THESE TERRIBLE PEOPLE.

Negative experience: Our son rented an apartment at the Moon City Lofts. He was not able to move in until later in the day as per their manager. They jerked him around on a move in time arbitrarily for their own convenience. Cited "busy period" yet parking lot empty all morning, we photographed. Rude on the phone. Not helpful. No courtesy. Why charge someone for the full day of rent, make them buy insurance and utilities for the full day, then jerk them around on the move in time just to have a power struggle? When someone wants to move in, they want to start early in the day. He has to work to pay for this place and we are helping him, so his schedule and our schedule are also important. They didnt care. We aren't off to a great start, I will say that. Not too impressed. They feel very corporate and put policies over people.

Negative experience: Actually disgusting leasing agency. They don't communicate with you but will still claim they did, even after you've given them thousands of your dollars, charge you for every single thing they can, try to renew your lease without your knowledge, and then try to evict you if you're late in paying rent any one single time. Truly disgusting company which is just out for your money. Trying to even talk to someone seems to be considered offensive, and the way that they take as long as they possibly can to get back to you, if they even decide to, you'd think there was never anybody in the office. I'd give them zero stars if I could.

Positive experience: The property was very nice. Only complaints I have are regarding getting in contact with the Boomertown office. Getting someone on the phone took me multiple attempts every single time, and the office door was always locked. My vehicle was also broken into 4 times in the parking lot. I reported it to the leasing office, and again, got no response. Overall, the place was very nice and well kept. I am also rather frustrated that I put in 4 maintenance requests regarding my AC unit leaking nonstop, and ruined several towels, and had to constantly keep large bowls under the unit to protect the wall and floor from water damage, and the problem was never once fixed. And no communication regarding the problem was received.

Fantastic experience: I’ve had a great experience with Entrust!! I’ve lived at Boomertown a property of theirs for 2 years now, and I love it. Communication is great, they have a number you can text and they respond immediately. The security at Boomertown is also great, I always feel safe and secure. Erica, who works in the office is exceptionally kind and is always SO helpful. Maintenance is quick to respond as well. Cannot say enough good things!! Negative experience: My college student son put down a deposit on one of the apartments overseen by Entrust. He had not yet signed a lease and changed his mind about renting from them after finding cheaper housing elsewhere. This was an error in judgement on his part. That said, there was nothing said in the application that let him know that the deposit was non-refundable. And he can't get anyone to respond to his texts and calls. If the money is non-refundable, then it was an expensive mistake on his part, but they owe him at least a reply directing him to the supporting documentation. Now that I've seen the reviews for Entrust I can also see that doing business with them at all was going to be a headache. I've reached out the CEO and the head offices. If I don't hear from one of them in the next week or so, I'm going to reach out to a lawyer. Update: 6/10/2020 addendum: I sent the requested information to the email below and no one replied to me. But they did reach out to my son and tell him that the money was on the way. When it hadn't arrived a week later, he texted them again. At this point, they told him that his money would be there July 4th. So much for it being "on the way." As we've heard variations on this ever since March (always 30 days in the future), we are unwilling to wait for July 4th. At this time, we are filling out forms for small claims court and intend to file the complaint if his money doesn't arrive by the first of next week. As it stands, I wouldn't trust this company to fulfill their end of any agreement. The lawyer I spoke with suggested Small Claims Court. That's where I'm afraid this is headed. 7/22 Further Addendum : Unsurprisingly, the check never arrived. When he gave them his new address during their last exchange early last month, they insisted that it was too late to change the address. A MONTH BEFORE it was to be sent? He also made sure his mail was being forwarded from his old address on the off-chance that they chose not to change the address. After he sent them a note telling him of his plans to take them to small claims court, they wrote back, telling him the check had been sent to his old address. He reminded them that he'd given them the correct address in the previous conversation, also that his mail was being forwarded from the old address and he hadn't received it, and asked when it had been sent. They haven't seen fit to reply. We have begun the process of filing the claim with the local Small Claims court. I've reported them to the BBB (where ENTRUST has a D- rating by the way). BBB has agreed that our case is valid. And I'm going to blog about them on every appropriate public forum and social media site until they make this right. Late July Addendum: After sending an angry mother letter to the office of the CEO asking why he couldn't just go pick up the check in person, plus the above statement referencing small claims court, the secretary reached out to me on his behalf. My son finally picked his refund a day later. It should not have been this hard.

Negative experience: My name is Tyler Cardwell. I am using a second google account to make sure my review can be seen. Entrust Property Solutions is the absolute worst. They tried to scam me out of 100s of dollars, I ended up taking them to court and the owner of my rental ended up withdrawing all of his properties from Entrust Property Solutions. When discussing the matter over the phone I was hung up on by a younger lady multiple times, so I drove up the office to see if they kept that same energy. As I walk in I see them scamming 2 elderly women telling them they are adding 100+ dollars a month onto their monthly rent to pay for late fees the women had no idea existed. The women owed 5-10$ from month1 fees, and kept up with rent for 12+ months. Entrust said 25$ day1 for being late, and then $5 for every day since, so they accrued $1000+ in late fees, without being notified. Entrust said they sent the notice via email, but the ladies were elderly and explained from the jump they did not have email access they only operate by mail. This has nothing to do with them attempting to scam me, but they attempted that also and like I said we beat them in court and ultimately they lost the rental property to manage. This place is HORRID. I would never recommend them to anyone.

Negative experience: Absolutely awful management. The property isn't taken care of, the office is impossible to get ahold of, and there is no communication ever about anything. We did not find out how to get the keys to our unit until the literal day of. The apartment was not cleaned before we moved in, there were roaches in the unit and in the hall. Our A/C was broken when we moved in (in july) and it took a full month to get it replaced with no communication on why it was taking so long or any idea if it was being done at all. Our sliding glass door literally falls into our apartment and the maintenance guy looked at it and said yeah they're probably not going to do anything about it until you guys move out. It usually takes 3+ phone calls to the office to get an answer. On maintenance requests we specifically put "call this number before you come" and a number THREE SEPERATE TIMES and they still showed up with no warning. They showed up this morning again with no warning to do a move out inspection (six weeks before we move out) without telling us that we were ever going to have one. Ridiculously unprofessional, inaccessible, and unacceptable. They overcharge for the amount of space you're given, give half sized or half functional appliances, and then ignored if you ask for help. And if they ever decide to get something done, you won't know until they're at your door. Rent from anyone else.

Negative experience: Very unprofessional. Tried contacting them for days and days before they would answer the phone and voice messages are seldom returned. They Inform you they will look into an issue and it’s a week before returning your call, if at all. Added fees to rent that were not stated in the lease agreement and were unwilling to remove them. I was never notified of these fees until they showed up on my bill, even though I had spoken to the office several times and they told me all was fine. Total scam!!!!

Negative experience: **DO NOT LEASE FROM BOOMER TOWN OR ANY ENTRUST PROPERTY** Update: The "Owner" requested more feedback about my review; however, when I requested they call me to discuss I failed to received a call. Still playing games....What a joke of a company! What a disappointing experience we’ve had. We needed a short term lease for my daughter to finish out her last semester of college. We thought we found the right fit, but little did we know of the issues we would have. Here is a quick breakdown: 1) Quoted a monthly rate, but when we received the contract it was $75 a month higher. They also had to resubmit the contract to us 3 times. 2) Their air conditioners leak down the wall. This is a common issue with several of the units. My daughter had to wipe mold off the wall and floor from the buildup. 3) Security is an issue. My daughter had a maintenance worker just walk into her apartment. The keyless entry allows them to enter at their will. Also, Boomer Town promotes locked gates to gain access to the units, but 80% of the time they don’t lock. 4) MANAGEMENT!!! Where do I begin? They will not pick up the phone and call you. I’ve left several messages, but they won’t return a call. They charged me for 2 months of insurance when I provided them proof of coverage. They refused to refund the charges and told me they will start charging late fees if it wasn’t paid. When I asked to speak with management I was told they will call me. I asked for Entrusts Corp number, but they refused to provide it. I was then hung up on. Please stay away from this property and management company. They will leave you with nothing but a headache!!!

Negative experience: We had snakes in our house coming from the basement and that is why we moved out. I called and called trying to get a hold of them and was never able to so I had to drive all the way to them and they thought putting snake away would do the trick well it didn't. We still found a live snake in our laundry room and then again in our kitchen and living room. This is seriously the worst company ive ever dealt with. Just rent through someone else cause you will regret dealing with this company. I seen after we moved out they put the house on the market, i feel sorry for whoever bought the house, hopefully no-one did!

Negative experience: Dear college students, do NOT rent from Entrust! Dear parents of college students, do NOT let your child rent from Entrust! Dear everyone else, do NOT rent from Entrust! Here's the bottom line: Entrust is just trying to scam college kids (and anyone else unfortunate enough to rent from them) out of money, and in order to spare yourself emotional and financial pain, you shouldn’t (ever) rent from Entrust. The apartment I leased from Entrust wasn’t the worst apartment imaginable, but it was definitely far from good. When I moved in, there was black mold on the windowsills and in the bathtub, the wood on the interior doors was peeling, and the blinds were broken. The toilet had some brownish-orange marks near the bottom of the bowl, which marks proved impossible to remove, no matter how many times I scrubbed them with any variety of toilet-bowl cleaners. I noted all these problems in the move-in paperwork I completed with the leasing agent. Additionally, the wifi was often horrendously slow and unreliable, and by the end of my lease, I had to connect my computer directly to the ethernet cable in order to get any internet access at all. **If you’re a college student and need reliable internet, this point alone should be enough to alert you that you need to live somewhere else.** I should also mention somewhere in here that the roof of my apartment started leaking any time it rained about a month before my move-out date. After I moved out, I received my final Move-Out Statement to find that I was being charged nearly $400 in “Outstanding Charges”! This was despite the fact that I made sure to clean the apartment well and to leave it in a condition I thought was just as good as the condition it was in when I moved in, and despite the fact that I received NO move-out checklist. I found that I was being charged $100 for “soiling” and over $100 for “Scuffs – Paint.” I lived in the apartment for a year, and did basically nothing there but eat, sleep, study, and watch TV. I’m not sure how many scuffs I could’ve made or how much paint could’ve been needed to fix those supposed scuffs that would cost $100+. No evidence of these “scuffs” was uploaded to my account after my move-out, so I can only assume that Entrust saw an opportunity to charge me for something that I had no proof I didn’t do, and chose to capitalize on my unfortunate position. I also found that I was being charged for things that were problems in my apartment prior to my moving in, including the broken blinds, the orange-brownish stain in the toilet, and the wood peeling from the doors. I NOTED ALL THOSE PROBLEMS IN THE PAPERWORK I COMPLETED WHEN I MOVED IN, but when I contacted Entrust to dispute these charges, I was told that tenants’ move-in paperwork isn’t kept by the company after the tenants move out (which makes literally ZERO sense and which I can only assume is a line that Entrust uses to make it impossible for people to dispute move-out charges)! All these post-move-out charges (and Entrust’s absolute unwillingness to even consider my disputing of these charges) show that Entrust clearly doesn’t care. Whoever runs their individual apartment complexes also doesn’t care. They’re all out to exploit you in any way they can, especially when you have little to no hope of fighting them. That’s it, pure and simple. Once more, the bottom line is: don’t rent from Entrust. They only care about their tenants to the extent that they can use them to make additional money off through underhanded and dishonest tactics. Also, in case someone from Entrust comes on here and says they “can’t find my account,” I should clarify that I’m leaving this review under a different name because I don’t want to deal with these people anymore. As other tenants have testified time and time again in the reviews you see on here, Entrust is an immoral and dishonest company that will go to any lengths to deal unjustly with anyone who interacts with them in any way.

Negative experience: Literally, Entrust said they were upgrading our apartment complex “to better, faster internet” and it’s absolutely terrible now. Had consistent speeds of 70-130 mbps but not I can barely break 55 mbps let alone the days when the WiFi doesn’t let us connect to it anymore. Are you KIDDING me? I’ve even speed tested and had speeds in the KBPS range? What is this, 1980? They literally don’t care about their residents at all and I could go on for days and days about so many other things, too. Don’t recommend. You might spend more elsewhere but I promise it’s worth it. Don’t waste your time here.

Negative experience: Have had numerous landlords in Springfield over the course of the past 8 years. Entrust is by far the worst. Trying to get ahold of them? Don’t bother. Want something in your apartment fixed? Put in a request and hopefully they get to you by the end of the month. Ceiling was flooding from light fixtures and corners of walls from upstairs neighbors. Sprayed mold and mildew over it and considered problem fixed. Continuous problem- went to move out, now they are trying to charge an arm and a leg for the apartment being soiled. Save yourself the hassle and find ANY other company to rent from. Let the 2.1 rating speak for itself.

Negative experience: Entrust bought out my apartment building from the previous rental company, and I have only had problems since. The property and community immediately went downhill after this acquisition. The rental units are poorly managed, none of the employees know what's going on if you have an issue, and they gave me false information several times regarding tenant services. WORST OF ALL, Entrust filed a lawsuit for nonpayment of rent against me AFTER I had given them a check in their office, then required me to pay ~$250 in legal fees. I would NEVER sign a contract with Entrust. I would rather sleep in the middle of National Ave. than deal with them again. All of these 1 star reviews have been well earned. Also, they kept over half of my security deposit over damaged blinds, and a furniture mark on the wall that I hadn't even noticed, and looked like you could wash it out with a damp cloth.

Negative experience: Fighting for last 4 months about money owed. Trying to charge me for a FULL remodel of my previous apartment after I had requested multiple times to have things fixed. When maintance did come did not fix only rigged something for a moment next thing know it is broke again. Lived in this apartment 4 years very happy with previous owners until Entrust took over my last year. I am disputing the $8000 remodeling job they are trying to get me to pay for.
