Negative experience: We rented from them for 5 years and always paid on time. I had no problem with the fees or inspections—the rental itself was fine. My only issue was the attitude: too much legalese, a passive-aggressive tone, and unnecessary ultimatums. Our new landlord talks to us like normal people, which is a refreshing change. Negative experience: Worst property management ever. Extremely passive aggressive talks to you like a child threatening to evict over anything and when I say anything I mean ANYTHING patch of dead grass evicted to many cars evicted mailbox left open evicted a ridiculous amount of fees with literally 0 explanations

When ever there is a issue with the property they are very fast and efficient with their vendors to take care of it. Mandee who my Son and I have dealt with .Always Always is there to answer our questions . Also it is a relief that knowing your rent money is going where it needs to go. Not shady at all. Negative experience: Worst company to apply for. Applying with Austin Fleck has been disappointing, Frustrated and stressful to me and my family and has caused an impact. They claim that applications are processed in the order they are received, but the experience was horrible. The property was listed for 3 days I went to the website to make sure. I immediately got a tour March 6 I quickly applied that same night and got an email the next business day that they needed more information. I sent them an email and waiting for a response. I waited for a response. I had finally got one stating that my application was approved. I was excited but then they asked for photos of my current residency. That day I was working because I’m also a college student. I even left home early to take pictures of my current residency knowing that I wouldn’t get paid for hours missed. Took the picture and sent them immediately. I waited and waited for that email. I had the deposit ready and funds to secure the home because my lease is about to end and it’s stressful because I go to school and work and took time out from my class and work so I can be ready for that new home. However I opened my email ,and received disappointing news stating that a customer had already made a deposit and that the home is pending and no longer available What a deposit? I didn’t have a chance to put a deposit. Then why was my application approved? I feel like my application was not honored and i submitted and I did everything immediately. I believe “ first come first serve” was not honored. I was not given time within less than an hour someone else was approved I was approved and didn’t get a chance what a horrible service that is. This process was not fair seemed unprofessional. We spent over $100 on application fee for nothing. Such a waste of time and money as a college student spending $100 on application fee is worthless This property management suck like any other management company doesn’t care about their customers all they care about is their money. Those $100+ I won’t get back. I feel like I was ripped off and scammed. All they told me was took look at their website and we can transfer but their is nothing available in the area and now I have no home and I have to spend more money because this management keeps your money so beware because their process is not fair I warn you this experience felt a waste of time and money regardless of what they claim.

Fantastic experience: I'm a tenant with Austin Fleck and I've had a great experience with them for about two years now. The whole team is friendly and the communication is top notch. The portal they use for payments and work orders is easy to use and we always get a response right away. We had a tough time maintaining our landscaping and Austin Fleck was not only understanding, but they helped us fix the issue and saved us a bunch of money, something I doubt any other companies would do. So we are extremely grateful for Susan and her team. If I ever own a rental property in the future I will definitely be hiring them.

Fantastic experience: Most people try to steer away from property management companies when looking to rent, but Austin-Fleck property management has been a blessing to work with! The agents get back to you fast and friendly and they make living here feel like our own home. They are also super duper quick to respond to work orders! Not that we’ve had a lot wrong with the home (it’s been absolutely perfect) just a couple small things like the backyard gate not latching properly and a bush getting uprooted in a storm; they were right on top of it when we filled out the work order! We are coming to an end on our first year with this management company and have nothing but wonderful things to say about them. Negative experience: This is THE worst rental company I've ever rented through. Gave us our townhouse in horrible condition, constant harrassment with stupid fees, kept our entire security deposit after we professionally cleaned the carpets and painted/sanded any holes in the wall. Definitely avoid these fraudsters.

Eric, yes, we kept your deposit to pay for damages done to the home. In fact there is a balance due on your account. I am hopeful you will take responsibility for your actions and pay the balance due to make the owner whole. You were charged what it cost to restore the home back to rent-ready condition. The home had been newly painted when you moved in and now the home looks like it has leprosy with all of the patches that need to be redone, textured and painted. There is also a door completely missing, a door that has a hole in it and needs to be replaced and another one that is damage - not to mention various other damage, dirt and debris needing cleaning and removal. I am posting photos to our Google profile so the public can see and determine the true fraudster - or who should be persecuted for false defamation of character and held accountable for their actions.

Negative experience: Our experience with Austin Fleck and their team was extremely disappointing. They claim that applications are processed in the order they are received, but our experience suggests otherwise. A property was listed on Zillow on 12/24/24, and we reached out the same night to schedule a tour for 12/26/24. Upon realizing it was a self-tour, we moved it up to 12/25/24 at 12 PM. After viewing the home, which was a great fit for our family, we submitted our application that same night on Christmas to ensure it was the first one received. The company reopened on 12/30/24 and sent us an email requesting additional documentation, such as current vaccination records for our cat and photos of our current residence. The email emphasized that applications are processed on a first-come, first-served basis and stated: "The home remains on the market until all steps in the application screening and approval process are complete." We promptly provided everything requested. I even called and left a voicemail on 12/30/24 to confirm that we weren’t missing anything. On 12/31/24 at 8:01 AM, we received an email notifying us that our application was approved and provided next steps to make a deposit to secure the property. We were thrilled. However, just an hour later, we received another email informing us that another applicant had moved forward with the rental, and the property was no longer available. We called the office and spoke with Becky and Mandy, who confirmed that our application was indeed the first one submitted. However, due to their backlog from being closed, all applications were processed simultaneously, meaning “first-come, first-served” was not honored. They further explained that a property isn’t secured until the deposit is received, but we were given less than 75 minutes to make the payment before losing the opportunity. This process was not transparent or fair. Despite following their instructions diligently, spending $100 on application fees, and dedicating time to meet their requirements, we were left empty-handed. Furthermore, their approved application is now useless to us as they have no comparable properties in our area. While the office staff were polite and respectful on the phone, they defaulted to vague disclaimers in their emails rather than addressing the root issue. Their reasoning that they can’t hold properties without a deposit is understandable, but the timeframe we were given to act was wholly unreasonable. This entire experience felt like a waste of time and money. For anyone considering working with Austin Fleck, be aware: having deposit money ready immediately is the only way to avoid losing out, regardless of their stated process.

I am sorry you are disappointed with the process Jake. We do process the applications in the order they are received. As you have explained in detail, you were approve and we were awaiting your earnest deposit. While awaiting that, we moved on to the next applicant to process in the order received and they too were approved. Then they came forward before you did with their earnest money. That being the first come forward was the first served. It is unfortunate that it happened so quickly and you lost out on the opportunity for the home. Sadly, as stated we cannot hold a home off the market. I sincerely appreciate how you feel. The reason we will not hold the home off the market is because we have had too many people who get to the point in the process where you were and then we never hear from again. If you put yourself in the owner's shoes, I am sure you can understand that you would not want your home to sit off the market waiting for someone who may or may not want to proceed forward in the process or who have change their mind and didn't bother to let anyone know. As a courtesy, I will refund you application fees. Please contact my office and ask for Becky or Susan so I can make arrangements for this for you as I do not see a prospective applicant with your name in our system. Perhaps you are posting under a different name. I hope you would reconsider your rating of our company knowing we did follow the procedure that was fully disclosed and honored our commitment to the owner who is our client. Fantastic experience: I certainly hope that there is enough space to write all the good comments I want to say about Austin Fleck Property Mgt! Susan and Terry have been a tremendous help in managing multiple properties for us for many years now. Their professional and ethical business practices allow you to "rest easy" regarding your rental properties. They have not raised their management fee since the day we signed with them. At the same time, after market analysis, they have priced our rental properties fairly every year. I could write several paragraphs about the repair service people and companies that they employ. They are all of the highest quality and also fair pricing. We have used several of Austin Fleck's vendors at or own residence due to the quality of their work. Communication with Austin Fleck is superb! I often send emails or call them with questions and their response is always immediate. Positive experience: Not terrible but not great. I recently just got out of a 2 year rental with this company and let's say I left their house in better condition then I got it but still got fined for stuff. First off they want you to leave the house in pristine condition but arent able to provide that when you move in. Your expected to even "wash the walls." But yet when you move in expectations are lowered for them. When we moved in the landscaping wasn't done I had to email them to get someone out, the washer in the laundry room had mold on it, there was no toilet paper dispenser in the bathroom, there was a 'clothing rod' where a shower curtain rod should be, the vent in the bathroom was caked with all sorts of nastiness and trash wasn't even taken out. We put in a door lock (that was approved), we added a shower rod, replaced the vent cover in the bathroom, a toilet paper holder out of the kindess of our own hearts since those werent provided the door lock was more something my husband wanted to do to add to the house. We ended up being fined for re keying the house which apparently no matter what your going to pay upon moving out. If they have to do even one thing to the house they will fine you for it not being 'move in ready.' And if your not going to do the landscaping yourself make sure to pay someone because the place they use charges ridiculous money. I was charged for dead bushes when it's the winter and I can't do anything about those. Overall the move out process was not the best but I realize most places will try to keep as much of your money as they can from the deposit. I have listed the pictures of the house when we moved in vs when we moved out to show what was done before and how we left it after. Although, l will say on a positive note about the company the ladies were never rude they were professional and if something ever needed to be fixed they did have someone out there very fast. My main issue was just with move in and move out other than that no issues. If I could go back I would have been more picky with things upon moving in instead of not seeing things because I was rushed to throw down a deposit to get the house because there was apparently 'many other people that wanted it as well.'

Negative experience: Do not apply with this company. They are collecting applications fees and declining people just to make money on fees. Declined me after 20 minutes of applying . applicate had a 756 credit score and they use af credit that has credit information that don't even belong to people. After I pulled my credit had no negative but they said af credit system pulled a collection. They automatically decline. The account that wasn't even mine.

Your application fee has since been returned by your bank for non-sufficient funds, so you are out no money. We are actually out money because we paid for the third party service to run your credit and criminal background. I am sorry we could not help you and you are dissatisfied. Negative experience: Horrible service, paid for two applications and did not give the chance to fix issues. Did not answer in a timely manner. Were not willing to even help or find a solution or offer options.

Your application was received on 9/18/23 at 6:13 p.m. which was after our office is closed. A full credit and criminal background check was performed on the next business day and verification of income took a bit longer. On 9/21/23 at 11:14 a.m. (within a day and a half) your application was declined as it was found to not meet our rental criteria which is fully disclosed on our website and application. There were 7 additional correspondence back and forth between the 21st and the 26th answering your questions and explaining in detail why your application was declined. Sadly, they were not issues that could be resolved on the spot or that we could offer a solution to. I would suggest pulling a copy of your credit report and meeting with your creditors to see how to best resolve the issues. The income criteria is firm and we must see verifiable proof of income of 3 x the monthly rent. I am sorry you are disatisfied with the service you received and ultimately in the decline decision. I wish you the best of luck in your rental search and hope you are able to find a home and property manager that meets your needs.

The second property was undergoing repairs and the lockbox was being changed out so it was not available for viewing at that time. Fantastic experience: I used Austin Fleck to manage my rental for about six years (until we sold the property in 2021). When our renters decided to leave without notice and without paying for the last months rent, they knew the intricacies of the law for our particular situation and handled the court proceedings (we weren’t even in the country at the time). Our renters didn’t show up to court and Austin Fleck has continued to work with collections to obtain the rent and fees from our former tenants. Even though we are no longer using their services, they never closed our file and just sent us the final check collected from those tenants. We would have never known how to handle the situation ourselves and have been very pleased with their work on our behalf.

Negative experience: We attempted to rent a home through Fleck over the new year. Not only did they ask for a very strange amount of personal information (and I've been renting different properties for years); they also required detailed photos of our 'previous living situation' and illegally declined my service animal letter because it was from out of state, among a few other occurrences. The office was incredibly rude and defensive about these practices as well, which seems to be consistent with their responses here on Google where tenants are simply attempting to voice their concerns. We dropped the idea and ate the application fees to avoid working with this office and are relieved we did.

I don't see your name in any of our prospect applications so perhaps since you are posting four months after the alleged attempt to rent you are posting under a different name.

I am happy to respond. The questions we ask in our application are detailed, but not out of the ordinary. In doing our job for the owner we must adequately screen each applicant. Asking for photos of an applicant's current living situation is part of the evaluation process as we want to ensure the applicant's home is actually their home and kept in the cleanliness standards that the owner would require of a tenant. i.e., that the applicant is not a hoarder or not living out of their car and falsifying their application.

Your accusation of "illegally" declinining your service animal is false. We abide by the law and do not deny any service animal. However, we often see the proof provided by prospective tenants in the request for a reasonable accomodation does not meet the HUD (U.S. DEPARTMENT OF HOUSING AND URBAN DEVELOPMENT) Assistance Animal FHEO Notice: FHEO-2020-01

Negative experience: After renting from them for 7+ years I would avoid doing business with Austin Fleck Property Management.

Negative experience: I had a terrible experience with Austin Fleck Property Management company. They approved my application to rent a house on Friday at 5:10 pm and asked me to bring the earnest deposit to their office. They said their business hours are from 9 am to 5 pm on Monday through Friday. I came out to bring my deposit to them in person on Monday at 3 pm, after the weekend. And, just like a drama, I received an email from Austin Fleck on my way to their office that 'an alternate approved applicant' has come forward with an earnest deposit and the lease is out for signature. We will hold your application in a back-up status and let you know if the lease falls through.' It is unreasonable that the Austine Fleck Property Management Company took 45 dollars (total of 90 dollars) from each applicant for the application process and gave only 6 business hours to bring a deposit. I called Austin Fleck's manager and said it was ridiculous that you approved my application on Friday at 5:10 pm and moved forward with an alternate applicant on Monday at 3:00 pm without giving me a reasonable amount of time to bring my deposit to your office. The manager said they received several applications to give everyone a chance to apply, and people who brought their deposit to them first took a chance to rent the house. I agree that they disclosed the 'first come, first served' rule in their email about approval. But the rule should work within a reasonable management timeline for people who want to work with the company. Austin Fleck Property management company should not expect me to be able to visit their office during my work hours on Monday after they notified me of their approval on Friday at 5:10 pm. To be honest, I think the company's first come, first served rule is not to give everyone an opportunity but to maximize the Austin Fleck Company's benefit by earning money from more application fees and having back-up applicants for their convenience. They brought me a feeling that they don't care about people who spent time filling out the application to them, paid money, and planned move-out based on their approval. I lost my application fee and a significant amount of time, and now I should start another house hunting to find a house in 10 days because of the Austin Fleck Property Management Company's ridiculous timeline that only cares about their benefits and convenience. It is hard to avoid the thought that Austin Fleck Property Management company just took my money, time, and effort for granted for their benefit only. If that was not their intention, I would say their management is not professional enough to avoid a ridiculous timeline and bringing a trouble to their clients.

Thank you for you feedback. I appreciate what you are saying. Let me first clarify that we do not profit from your application fee. The price you pay is what we pay to run your credit and criminal background and what is costs to thoroughly process your application. By asking for "reasonable time" is asking an owner to hold their home off the market while you decide if you want to move forward with the house. Sadly, we have a hard time finding what that balance is. We have some people that apply and we never hear from them again. So, if we held the home off the market for them - that would have been time lost where we could have found someone else. We have others that work nights and are available in the day. We disclose that you can bring your deposit to our office after hours so I am not sure why you waited until Monday. Waiting for you to decide if you wanted to move forward would have held the owner's home off the market Friday evening, Saturday, Sunday and most of Monday. If you owned the property, I think you might have a different position. It is tough for us to draw a line and make everyone happy. Other companies let multiple people apply and gather applications to choose the best one. We allow people to apply and process the applications in the order they are received - which we believe to be fair. I am sorry you were not satisfied with the process even though it was fully disclosed. I am happy to refund your application fee and incur the cost personally if you would like to reach out to me directly with your information so I can make this right for you.

Negative experience: This agency is the worst of the worst. Do NOT rent from them or use them to manage your property! We tried to rent a house, filled out applications and paid $180 in fees. The next day, we are asked to send in some paperwork. Ok no problem. But a few hours later, we're told they rented to someone else. Never told that other applicants were being taken. Never told that we had a 2 hour time limit to get the paper work submitted. Never told that they were going to discard our application for another. The money is lost because is "non-refundable", yet they never truly even considered our application. We definitely qualified otherwise. Taking "backup" applications and charging a fee is horrible business practice. THIEVES act like that. AVOID! AVOID! AVOID! Edit: To respond to this pathetic excuse for property management's BS response: Yes, the application said it was non-refundable. What you DIDN'T disclose was that we were competing against other applications AT THE SAME TIME! Why is it OK to think I should pay $180 just to be considered? You are hedging YOUR bets at MY expense. That $180 was literally flushed down the toilet! YOU ARE THIEVES PLAIN AND SIMPLE! And NO, the application did not have any place to put the documentation first of all. Second, I was asked ONCE to provide the information and then a few hours later told that we were no longer being considered. You didn't ask us to put down a deposit. STOP LYING!

I am perplexed that you are writing these comments having signed that you read and understood the application process which is 100% disclosed on our website and the application. Applications are processed in the order received. The information requested was something that was asked for in the application so instead of discounting your application when you didn't provide the appropriate information with your application, we again reached out to you to request information a second time. I am not sure how that makes us the bad guy. We cannot complete the processing of your application without verification of income, social security numbers for all occupants over 18, copies of driver licenses or state IDs. We needed additional information which we notified you of as a courtesy. While awaiting that information, an alternate applicant came forward with all of their documentation and was processed and approved. Then they came forward with an earnest deposit. I don't know of any company that would hold a home off the market (especially in this market) while waiting for a prospective tenant to provide information that was asked for in the application and not provided. So, yes - please avoid us if you don't want us to thoroughly screen a prospective tenant and please avoid us if you want us to hold your home off the market when a prospective tenant doesn't complete the application process.

Negative experience: I saw a property they had posted with a very vague description. I went in person and asked if I could see the property, they said no and that it was under repair. I asked for more info they told me they didn’t have any info and that I needed to submit an application to view it. There was a $45 nonrefundable application fee for both me and my fiancé. After paying them $90 dollars we got to see the property with no refrigerator, washer or dryer. I asked them about it they said no we don’t provide that and they wouldn’t return our application fee. They basically conned us into submitting an application for a property they knew we wouldn’t want once we saw it. Stay away from these crooks. UPDATE 01/06/2022: Untrue about the check bouncing back. I never gave you a check, I paid my application fee online. I have uploaded a picture of the charge to my bank account. Stop lying. Again proof that these guys will lie and deceive to steal your money.

Hello Islam, I am sorry you feel deceived. We did not require that you submit an application prior to viewing the home. This is never required, but many people choose to do so as the market is moving quickly. This home was undergoing repair at the time you inquired and was not available for viewing. It was a choice to submit an application and not something we force. I am not sure how you feel we would know you wouldn't want it once you saw it. I will make a one-time courtesy exception to our non-refundable application fee policy and send you a refund to the address listed on your application in hopes this will resolve your dissatisfaction. As you continue your rental search, please note that unlike apartment complexes, many single-family residential homes are not rented with a washer, dryer or refrigerator (This was disclosed.) If this is a deal-breaker for you, I would suggest asking prior to submitting an application without seeing a home. I wish you and your fiancé all the best!

Fantastic experience: I am an out-of-country property owner. I’m a mom, busy raising a family. We were able to buy a place in Az a few years ago by extending our mortgage here, and by renting out this home, we hope it will eventually help us in our retirement as we don’t have any government pension coming to us for that. We are not wealthy. We took a huge risk and hope our renters will pay what they have agreed to. We repair the home when necessary & hope if we do our part to provide a beautifully kept home for people that they’ll do their part and respect it. Sometimes repairs have come at terrible times and caused us to have very lean times, but we take the advice of the property managers & keep it in good repair. If we end up with renters who don’t respect our place it affects our family. Austin Fleck has chosen excellent tenants for us since they took over about a year ago. They have given us honest advice on necessary repairs. We rely on them to collect rent so we can pay our expenses on the rental home. I appreciate their work, their careful screening of tenants, their efforts to pay us our agreed upon money, and their prompt communication. Home owners can’t always afford to give free rent, especially in tough times. We own our own business. We have had tough times too. I’m so thankful for our great renter who hasn’t caused us even more financial stress-and I’m thankful for an excellent experience with our property managers. It should we positive for everyone involved. I’m so thankful that over a decade of owning this home, it has been much more positive for us with really respectful renters than not. Fantastic experience: Before Austin Fleck we used other property management companies , lost a 2year old high quality fridge, month of rent , spent thousands $$$ on renovations,lost one year old pool pump and had countless problems with tenants and almost quit renting , but decided to rent just for one more year if we can find property manager who will work with us and find tenants who will enjoy living in our house and make effort to take care of the property . Now we feel very comfortable having Austin Fleck looking after our lovely house and taking care of our tenants . We have them as the property managers for a few years and so far we are very confident Susan and crew are very professional and trustworthy. Ward to potential tenants and landlords , please read agreements and talk with Susan and her workers , they are diligent dedicated pros , will help if you honest and need advise . Thank you Mr. Casanova for your patience and trust in us. The legal issues have certainly been trying and completely unfair to you in my opinion. I understand a tenant's need for assistance, but a Landlord should not have to be the charitable source of that assistance against their will. We continue to fight and will do so up to the Supreme Court level. The CDC order is a clear violation of our rights under the 5th Amendment Due Process clause and Just Compensation clause. The CDC order has a tenant testify "Under Penalty of Perjury", yet no one is holding tenants accountable that are perjuring themselves and are taking advantage of the system. We can prove the perjury, yet because we can't have our day in court, tenants continue to skirt the system and live in homes rent-free. Very unjust! We will continue to fight for your rights!

Positive experience: We just finished renting from Austin fleck after one year. We moved due to us needing more space to have children and the house was only 2bed/2ba Pros: Application process: super quick, super easy, and they were very accommodating to my fiancé’s small amount of positive credit history. Move in: very smooth, quick and easy as well! Repairs: repairs were all done in a very timely manner. HOA violation: an HOA violation was sent to us by mistake and they removed us promptly. Notice to vacate: sent a letter prior to the 30 day requirement and no problems at all! Move out and deposit: move out went perfect with the move out coordinator Rhonda, which we made sure to add in our notice to vacate so ensure we showed her a few little things around the house. WE GOT OUR FULL DEOSIT BACK!! Why? Because we were CLEAN tenants who took care of the home as if it were our own. I was very nervous for move out after the reviews, but those are people who did not keep the house clean or make sure it was at least clean for the move out. I repeat, as long as you make sure the house is clean and the way YOU would want to move in, YOU WILL get your deposit back! Also, this by no means is a paid review or am I a friend of theirs, this was a true professional relationship that was beneficial to both parties. Cons: Advertisement: there was an advertisement originally for the house that showed a community pool. So when we got the keys they said to put a service order in for the key, we did and heard nothing. I have lived in the area for years so I called the HOA. They said we do not have access to the pool. Okay, so I called Austin fleck and they said the advertisement has a disclosure stating they are not responsible for false information. Okay fine. But they still are saying they will work on a key...never got it. Finally at the end of the lease they in fact cleared up there is not a pool Repairs: read your lease carefully that if you have a repair guy come out who deems it your fault of something is broke, you pay $50. Appliances: fridge was not in working order, but appliances are “in as is” condition. Overall home maintenance: the home was not that clean upon move in, huge dark brown stains on a white popcorn ceiling. They came and painted, but it was just odd. Overall great company, I would work with them again and may use them in the future for our own investment properties. Thanks so much Austin fleck, it was a pleasure!

Positive experience: I only have had the opportunity to work with Brandie and Wendy at Austin Fleck Property Management and dealing with those two is very easygoing and very professional . I have been a tenant for a long time and havent had issues getting repairs done in a timely manner. Rent has been raised more than i like , but its understandable.It also helps to be a good tenant (pay rent on time or early, be proactive in regards to possible maintenance issues)and treat the property like its your own.

Negative experience: If I could give no stars I would. With the covid pandemic my husband became unemployed and I am heavily pregnant (due the 30th of this month). I tried to pay rent but didn't have enough in the bank so of course Chase Bank took the money back. Im not even a month late on rent and I received a summons, entailing they're trying to evict us immediately with the court date the 28th of this month.... right when Im supposed to deliver.. I tried to explain the situation to them but they have no humility, and I also applied for many rental assistance programs they suggested- that were all VERY surprised about the daily late fees, ect and told me to contact a lawyer because they're not sure what this company is doing is totally legal, but that there are 100s of people ahead of me applying for assistance as well- so I have to sit and wait my turn. They wanted me to STOP my direct deposit (since my bank account went into the negative) and bring them my WHOLE check which wouldn't even covered rent by its self.. What about feeding my family for the next two weeks?? Or paying for gas to get to my job WHEN I SHOULD BE HOME NESTING. This is the most vulnerable time of my life and they don't have an ounce of empathy- They just want their money and will stack on fee after fee. Also, when I went to pick up the keys when moving in, I was told "they have to be picked up between 12pm-4pm, its the law". What law?

Stephanie, I take each review seriously and am shocked you would say the things you have said after our discussions. Once again you are taking your anger out on the wrong person when you are not getting your way or being told what you want to hear the same as you did on move-in day when you cursed & raised your voice at me and slammed the door. I did not cause your check to bounce. I did not fire your husband. I did not get you pregnant. I did not force you to move into a new home in the middle of a pandemic and I certainly didn't cause the pandemic. I agreed to work with you on your rental payment and waive your fees and allow you to pay rent and rent alone. You have not responded or proposed a partial payment agreement as we discussed and have made no attempt to pay any portion of your rent since bouncing your check. You cannot expect the owner to allow you to continue to live in his home for free. The owner didn't cause your circumstances either. What about the owner? Who pays for his obligations that he relies on the rental income for? I am not being paid either, so we all lose. You moved in in the middle of the pandemic crisis while pregnant knowing full well your obligation to pay your rent. We did not provide you free housing. I am sorry you are in this situation, but please stop blaming others and take responsibility for your own circumstances. Allowing you to live in someone else's home for free is not mine to give you.

Negative experience: Criminals honestly. Read your lease very carefully. 30 days notice has to correspond to the 1st of the month, they won't prorate for a partial month. Then i turned the keys in a day late, on the first, so they charged me a WHOLE other month's rent. Was charged for things like missing smoke detectors. What? If they are missing, they were missing when I moved in, no one told me to count the smoke detectors! Worst experience of my life. Of course I do owe the money because I signed the lease, but they have no compassion and NO OTHER property management company I have ever rented from charges for things they do.

I am sorry you are not happy with your security deposit disposition. In reviewing your disposition that was completed in October of 2019, it shows that the owner was actually lenient in your disposition and only charged a pro-ration for the month because the possession was returned late. He had the legal right to charge for the entire month per your lease, but didn't. I have photos of the smoke detectors that were present at your move-in and that were missing at your move out inspection if you would like to view those photos. The interesting observation of this review is that you are posting it only after the file has been turned over to a collection agency to collect a balance you admit you owe. When you thought you were not being held accountable you had no complaint - yet we are labeled the "criminals".

Negative experience: ****Potential Tenants Stay Away**** I spent over $600 cleaning the house (move out) and received a bill from Austin Fleck for over $1200 in bogus charges just to deduct from my deposit. Ive had 3-4 property management companies I have dealt with and these guys are by far the worst. I'm most mad about them charging me for their pool issues as if I own the house when I asked it to be repaired WHEN I LIVED AT THE HOUSE!

I am sorry you feel this was unjust. It is tenant responsibility to maintain the pool which unfortunately was not done properly. The pool vendor had to drain the pool due to the lack of care stating it was one of the worst he had seen. The owner paid for the repair of the equipment that was damaged as a result of neglect. The house needed house cleaning, carpet cleaning, landscape clean up, pool drain, acid wash and refill, minor repairs, re-key per lease and non-rent-ready fee per lease. We received an invoice from you for the carpet cleaner you hired and they stated in their invoice that you declined the cleaning of the heavy traffic areas and deep cleaning that they recommended for best results. Unfortunately, this resulted in us having to contract that to be done properly at your expense. No other receipts were provided and we have hundreds of photos to document the before and after condition. I don't think you would have been happy if we would have allowed you to move in with the home in the condition in which you left it. Again, I am sorry you are leaving unsatisfied and wish we could have resolved this in a better way.

I was going to rent one of their homes but caught them in a lie then looked into Susan Flecks background and the complaints against her and decided to take my business elsewhere. Positive experience: Update: Despite Susan's agreement to try to rent our home out sooner, no effort was made on Austin Fleck's part to market the property, aside from listing the home on their website. Instead, they used the time that the house sat empty to do renovations on our dime. The property wasn't actually marketed anywhere until our lease officially ended in February. Nice way to treat renters of 3 years. We rented from Austin Fleck for about 3 years and had a mostly good experience. They generally addressed maintenance issues promptly and were easy to get ahold of. Unfortunately we had to break our lease a couple months early to relocate for work, but Susan was very helpful and willing to try to get the place rented sooner to help us out. We spoke and emailed with her directly several times and appreciated her generosity. Grade A landlord! Becky the assistant, on the other hand, was always rude and short with us, telling us we had no options, even after we'd already made arrangements with Susan. She was the only thing that made the move-out more difficult for us, so we eventually just tried to go directly through Susan every time. Aside from that minor issue, our experience with Austin Fleck was great, and we'd absolutely recommend them to good quality renters.

Negative experience: Deactivated my payment account after my move without telling me. Went to pay on the first and "Surprise!", I can't pay. Contacted owner, said they wouldn't charge us late fees if we could prove we mailed it. Sent check, and emailed a pic to prove it. Was still charged a late fee. Bunch of liars. Also, terrible service and rude staff.

I am sorry you feel we were rude or you were wronged. When you broke the lease and gave possession of the home, we are required to enter that move-out date in our system. The software automatically cancels any online access. Paying a balance due could therefore not be paid online. This was not purposeful as it is a software default I cannot change. In our conversation I have noted that you would mail the check but do not show we received any proof you are mentioning. The payment arrived 8 days late and unfortunately fees were assessed in accordance with your lease. If you would like to forward the proof you are mentioning, I would gladly re-open the file for reconsideration of those fees.

Susan and Terry helped us so much, this was our first go at having a rental property so we were both nervous and naive. Negative experience: There is no way they don't pay people for good reviews. I have been renting homes for almost 20 years and have never ever had to deal with anything even close to how utterly and entirely unprofessional and completely incompetent these people are. Moved into a house with a broken a/c unit, tons of mold, broken gates, exposed carpet tacks, etc. Trying to get them to fix any of it literally takes hours and hours of being on the phone and trying to convince them you will sue if they don't take care of the problem. Stay far far far far far away from these "people"!!!!!!!!!!!!!!!!!!!!!

I am sorry you have had a bad experience. We strive to make every home rent-ready and available for move-in. The items you mentioned were not noted on our move-in inspection. When you notified us on the phone, we did share that all maintenance requests must be in writing per the law. I show that when you placed the A/C request it did state that it was functioning, just ran a lot. We had someone out the same day you placed your request and the unit was cleaned and adjusted to run more efficiently. Regarding the other issues, the original vendor assigned noted he attempted to reach you several times and was unable to coordinate with your schedule so we reassigned the work order to a different vendor. The reassigned new technician arrived at a scheduled time convenient for you and the appointment was missed. I appreciate that because a tenant or tenant representative must be present to allow the contractor in to the home, this can create an inconvenience, but when you place a request you must allow the technician in to the home to conduct the repair. Per our conversation today, this technician is rescheduling with you at another time convenient for you so we can get all items taken care of promptly. Please feel free to contact me directly should there be any further concerns and I will address them immediately.

Negative experience: I referred my boyfriend to them and after trying to communicate with them about renting and qualifing he submitted his application and had to keep calling for updates the lack of personal contact with someone trying to seek answers, was upsetting. Jenny, I am shocked that you say this as I personally talked to you in great detail about what he needed to do. I had responded to him in writing giving clear instructions. He then called me and I went over those written instructions in detail. He submitted the additional information I needed and then called to follow up less than 24 hours later. I advised him that it can take one to two business days for me to have an answer. Keep in mind that we are relying on other Landlords and Employers to respond with their verification before we can make a decision. Then, sadly, he was declined as he did not meet our rental criteria and I notified him - still in less than 24 hours from the time he submitted his information. Both you and your boyfriend got a live body each of the time you called to ask your questions and had your questions answered on the spot. I feel the follow up was prompt and thorough. I am not sure how we could have handled your referral better and am sorry you are disappointed.

They have always answered questions kindly and efficiently on the phone whenever I call (and I have called quite a bit over the years). Negative experience: It's too bad that there is no zero star. We rented our property through this company from 2013-2016. It was really a nightmare. We stopped renting our property through this company about 1 year and 3 months ago and are still finding missing items. They mismanaged the flooding of our property, we ended coordinating everything by ourselves remotely. They didn't even have courtesy to be present for the sign-off for the contractors who worked on mitigation. We found water softener missing. Upon asking Austin Fleck property management, we were very conveniently told that they didn't prepared the checklist. Very poor management, which lacks basic customer service

Richa, I am sorry you were dissatisfied, but feel your dissatisfaction is being aimed at the wrong company. The flooding of your home was handled by your insurance company. You are the insured and as a management company we have no control over who your insurance company chooses to repair your home, the timeliness in which they do their work or the quality in which they do it. The insurance company and the vendors would not communicate with us as we were not the insured. Therefore, we would not have a sign-off checklist for your insurance company's vendors. The insurance company should have done that for you. Regarding the water softener. The tenant reported it was leaking on 8/15/14 at 12:13 p.m. You were notified and we sent a technician to the home to cap off the system to stop the leak so it would not cause secondary damage to your home. You chose not to repair it and the system remained in the home capped off. I can resend a copy of the work order, our emails and the technician's receipt if you like. One of your last communications to me before taking over management on 4/29/16 with the tenant still in place was "I know your company has done a great job on the property condition when handing it over to every tenant thus far, so totally counting on you folks to have the tenant hand-over the property back to us, in the same immaculate condition." We did so. If the tenant has since moved out and the water softener is now missing over a year after our management terminated, this would be something you should hold the tenant accountable for as we would if we were still managing. Again, I am sorry for your dissatisfaction. I wish you all the best!

Negative experience: Don't rent any property from this company. There was a water leak and they did not get the issue fixed for over six months. When you let water sit that long especially in Arizona you end up with mold. My dog got so sick, he passed away. These people don't care, and good luck getting your deposit back. They even charged me for light bulbs. Renting this place was such a mistake - I will never forgive myself

I am sincerely sorry for the recent loss of the tenant's dog after she moved out last month. But, sadly, the information being reported is not factual other than her reference to a leak which occurred in September of 2015.

The tenant lived in a town home HOA community that is responsible for all repairs to the outside of the home. My company had no control over getting the roof fixed. We did work diligently with the HOA to keep the tenant and the owner informed of the status of the repair. We repeatedly attempted to schedule the interior repair which was drywall repair and the tenant repeatedly refused access to the home to conduct any repair. The owner even offered to have the tenant and her dog stay in a nice Residence Inn hotel while the repairs were being conducted so she would not be inconvenienced and she refused. We had to serve legal notice to the tenant to enter the home to conduct the repairs and when they were completed, the repair company reported there was no evidence of mold.

The tenant recently moved out and is now upset because she did not receive all of her security deposit back. She did not thoroughly clean the home and therefore was charged to do so. Yes, she was charged for light bulbs that were burned out at move-out - as per her lease which clearly states is tenant responsibility.

Negative experience: Susan Austin-Fleck, the owner, is a proven racist! As soon as she heard my last name she couldn't get me off the phone quick enough. When I asked to view the home listed for rent she said I had to apply first! Really? A viewing needs to be approved? Then she said "I don't think you're going to get approved. Good luck in your future search" And hung up. Just to test my theory I had my close friend, who is white, call and ask to view the same property and she was scheduled right away! Negative experience: Poor business practices! They renew a lease with people and keep someone who was originally on it, on there without any consent! no signatures, no letters, nothing. It has been 4 years since i have lived at an Austin Fleck property and they are JUST NOW contacting me letting me know i have 1 day by a debt collector to pay for damages to a property above and beyond the original $1,375 deposit that they kept already. They have not been able to supply any proof, no pictures, no itemized lists, NOTHING. Extremely poor business practices and shady people working there, watch out for them and STAY AWAY.

Mr. Johnson. Sadly, your statements are not factual. You signed a legally binding lease that states on Page 1 Line 20 through 25 "The Lease Agreement shall begin on 7/1/11 at Noon and end on 6/30/12 at Noon, at which time the Lease Agreement shall automatically continue on a month-to-month basis, with all other terms and conditions set forth herein remaining the same, unless either party provides written notice to the other of their intention to terminate the Lease Agreement. Notice to terminate the Lease Agreement at the end of the original term shall be given on or prior to the last rental due date of the original term. Notice to terminate, if on a month-to-month basis, shall be given thirty days prior to the periodic rental due date. At lease termination Tenant shall return all keys/garage door /entry gate openers as described herein and vacate Premises.

You are welcome to a copy of this signed agreement at any time.

Possession of the home you rented was returned to us on 6/30/14. The home was not left in rent ready condition and a written disposition of all expenses with copies of receipts were mailed to the last known address of all parties on the lease within 14 business days of possession in accordance with AZ Landlord and Tenant Act. The disposition disclosed if the balance due was not paid by 8/8/14 the file would be turned over to a collection agency.

You stated on the phone you didn't know you had to notify us that you were no longer residing in the home and claim to have left before your roommates moved out. I will gladly remove your name from the suit if you can provide proof that you submitted in writing a notice to vacate. Otherwise, you are equally as responsible for the balance due as your roommates per the legally binding lease agreement you signed.

Statements that we have no proof are also false and you are welcome to a copy of the disposition that was sent at any time. We also have a cumulative 412 before and after photos and a cumulative 24 minutes of before and after video that would sicken the public if I could publicly post them. We will gladly meet with you and a court moderator to allow you to view these.

We received a call from one of your roommates on 8/8/14 requesting arrangements. I asked him to put the request in writing and I would present it to the owner for consideration. I suspended the file from going to collections awaiting a written request. No such request was ever received and therefore the file was turned over to the collection agency in November.

It is not Austin Fleck just now contacting you as you claim - it is the collection agency. Once a file is turned over to the collection agency, we have no control over file or the timing in which they find the responsible parties or the deadline in which they give to pay. Your complaints in this regard are with the collection agency.

We are sorry you do not feel this matter has been handled in a way you would prefer.

Fantastic experience: I am pleased, and honored to have ran across you guys last year when we were in search of a home to lease... We prayed before we set out to find our next home, we knew that we didn't want to resign a lease with our old property management team, we had the most horrible experience for our first experience... it was rough to say the least, but it was a God sent when I found an add online. I did a quick research of your company and found that it was similar to most company, and so I got a little nervous and scared at the same time, thinking how are we going to do this yet again... to make a long story short, we went to the office... At first look I was comfortable cause it looks like my house without the desk of course :) loved all the decors in it, Jennifer and I strike up a conversation about Kirklands lol... love that store, from that moment I took a deep breath of relief, and said thank you Jesus... Susan came and joined in on the conversation, and I was now sunk with happiness, I don't know if they noticed but I was a happy man. They made me feel like a human being with a need and they had the answer for me to fulfill my need... with a few questions and some paperwork, I signed on the dotted line lol... It was one signature I was happy to make. I will refer everyone that I know to Austin Fleck, they are great people. Unfortunately we bought a home and we are leaving Austin Fleck and its great team of people. BUT the best part of it all for me and my little family,... we have made friends for a lifetime. I will never soon forget them, cause they have restored my faith in property managements. I pray that the good Lord with continue to prosper over them and keep everyone and their families in our prayers. If I had to do it all over again... I would come right back home to my Austin Fleck.

Fantastic experience: Susan has been managing my property now for over three years and from day one I have felt that I was in good hands. I was informed of exactly the best way to present my property and to protect myself from all the major perils that, more often than not, can plague a new landlord.
