Fantastic experience: What an amazing experience we had selling our home with Mark Spain! We previously had our home listed with another local agent/agency for six months—over 20 showings, two unsuccessful open houses, and zero offers. Then we turned to Mark Spain Realty and his team, specifically Mark Hargrove. Approximately 48 hours after our new listing went live, we received an offer on our home. Throughout the entire process, Mark exceeded our expectations.

Negative experience: I reached out to get an instant offer and instead ended up meeting with an agent, never received the offer. I was up front and told the agent I am a retired real estate agent. He showed me comps, lower than I expected and suggested that we list low so we could get into a bidding war. Hum, this is not the market for a bidding war, not quite sure where he was going with this. I asked him what the commission is and he said "mine is 4.25%", I knew he was not being 100% straight forward, I said "and the selling agents commission is 1.75%, so the commission is a total of 6%, right?" I did not list with him. I received a call from him the next day and he proceeds to tell me that he has some investors that are interested in my home, now I know where he was going with the low ball listing price. Needless to say, I am in the process of selling my home myself.

Fantastic experience: Robin was great! He told me what my house would sell for and it did. He told me how long it would take, and it did. He knew his business!

Negative experience: I had the worst experience with Mark Spain. I am writing this review because I’m tired of the false advertising. Every time I hear guaranteed offer on the radio or tv has prompted me to write this. Not only did I not get a guaranteed offer but I had zero showings. Their marketing strategy is poor and put you on a spam email. The agent said she doesn’t do open houses. They hid behind data analytics and it seemed like they didn’t even know the market or the data they were reading. They had no strategy around how to generate interest or capture the buyers in the data they were showing. The agent touted that they had 23 listings that never went to market. Their strategy is to never goto market apparently. There was poor communication and they used my own marketing strategy a week after we had zero showings. I sat on the market for a little under two months. Poor goto market strategy I even had the agent list the property lower than what they suggested to generate buzz. I thought I had a desirable home as it is new construction and less than 4 years old. Other homes in my neighborhood sold. My recommendation is to find another brokerage and a team that cares and not undercut the seller with low ball investor offers. I wouldn’t know either because I never got a “Guaranteed offer”. Change your advertising and stop lying to future clients.

I was sick through almost the whole process & Aiyana took care of a lot of extra business that she didn't have to help me with but she did. Thank you so much Aiyana.

Negative experience: I thought doing business with Mark Spain was what they represented. I knew I was gonna lose money on my house. I wanted to sell it quickly and that was OK. Rhonda came into the picture. She didn’t have time for anything. She didn’t wanna answer any questions she yelled at me several times. I don’t know what the experience with Mark Spain would’ve been like without Rhonda so I’m gonna have to review this because of Rhonda Kosor. Rhonda does not want you to make money. She doesn’t wanna answer your question she wants a $10,000 commission without doing anything when I asked her about this. She was offended. She was very offended that I read the contract. And my lawyer read it too. And now we all know what’s happening here she did not like this. I’m gonna reach out to Mark Spin??’s higher executives and see if this is how they do business because this isn’t business I would do.

Negative experience: WHAT A SCAM!! If I could’ve given them zero stars, I would have. Avoid Mark Spain at all costs and get an actual agent. You will thank yourself, it will be quicker, and you will earn more money on your sale. Their “cash offer” was just them putting together offers from OpenDoor and other sites like that. If that’s what you want to do then save on the commission and just do it yourself. We ended up choosing to list our property with Mark Spain and our agent, Kevin Brunner, was absolutely worthless. Took 4 months to sell because he provided either no or terrible advice and was flat out lazy. Asked him to do an open house or anything and he did nothing. Admittedly, we worked with Mark Spain in 2023 but I didn’t realize how bad this company and this agent were until I worked with another brokerage and agent.

Negative experience: BE AWARE - This ‘business’ doesn’t believe in customer service - when inquiring about a home for sale, the rep on the phone explained he could not tell me anything about the home “if you want to know about our listing, you need to have your agent get a hold of us’ I explained I don’t have an agent - he would not even tell me if the home was still available for sale - they obviously have more $$$ than they know what to do with - no worries my money is spendable elsewhere lol hey mark spain realty-send your reps to ‘customer service / courtesy school - manners matter

Fantastic experience: Much easier than a regular sale but at some costs that maybe you might not have. Fit well for at 77. I just needed to without all the hassle and I did. Paid everything off and had enough left live. Fortunately I had another home to go to. Agent Nicole Ingram was superb and a lovely person to work with. Give her a 10 out of 10. Thanks.

Negative experience: The worst! No wonder the advertising on 94.7 says close within a week. This company or Donna with mark spain is only interested in selling to investors for a fast sale and flip and offer $15-$20k less than what your home appraises for. Then when you ask to get closer to the actual value you get told you’re better off to just list it for sale. Like what in the world, I thought this was a real estate company but no, they just want fast sales and commissions. They do t want to list it under their company as it might take too long. Definitely don’t recommend unless you want thousands under what your place appraised for.

Negative experience: Suprised at all the good reviews here based on my experience. Took me 13 days to get my instant cash offer, it was 64k below the last appraisal, and they wanted to take close to 50k in fees out of that. Update: they never did try to contact me and we ended up selling the house for 47k more than they offered.

Negative experience: I sold my home using Mark Spain's Guaranteed Cash Offer program. Following is my experience with the program. The Guaranteed Cash Offer program involves selling to a 3rd party company (I'll call them "the flipper", though they didn't actually do any work to the home), who resells the home, and the Mark Spain agent facilitates it. The flipper takes about 6.5% for this, and as far as I can see provides no benefit. Part of the process was to identify repairs that were required. I was provided an estimate for this work, which was to be paid from the proceeds of the initial sale. I had no right-of-refusal to these repairs (other than to back out), but they were presented as enabling me to "get top dollar" in the final sale. When the deal was presented, I was told the home would be listed for sale at that estimated value I was provided initially. This turned out not to be true. They listed it for 10,000 less than that amount. I asked why, and got no real explanation. It was under contract, at asking, within a couple of days. I was really frustrated with this, partly because it wasn't what I was led to expect, and partly because I had no control over it. I came to realize at that point that the flipper's interests didn't align with mine. They got the bulk of their money as the "program fee" which was cash out of my pocket. Then they just wanted to sell the house, and didn't really care if it was a good deal for me. THIS IS NOT HOW THIS WAS PRESENTED. Directly from the flipper's offer paperwork: Sell fast without settling for less cash...you can sell and cash out quickly – without giving away your upside when the home sells on the market. The program gives you: ✔ Confidence that your home is sold ✔ Fast access to your home equity ✔ Ability to sell for full market value This involves three easy steps: 1. Sell your house and make your move. You accept the cash offer and receive the proceeds (minus fees and closing costs) as soon as you close. 2. Your agent lists your home while you relax. We’ll work with your agent to immediately put the property on the market and get a top-dollar offer. 3. Get your upside from the sale. Unlike investors, we pass on the additional net proceeds to you as soon as the home is sold. My mortgage balance was 77K less than what the house eventually sold for (after a total of 3 days on the market), which was 10K less than I was told it would be listed at. After paying tens of thousands of dollars in program fees and commissions, plus repairs that I had no control over, plus the discounted listing price that I had no control over, my final proceeds were $21,000. I'm sure this program works for some people. If you have lots of equity and want your mortgage closed out quickly, and you're willing to give up an extra 6.5% over commissions, then it may be a good deal. Mark Spain Real Estate's role in this transaction was as a facilitator. As such, there were things they also had no control over (namely the listing price). And, my agent put significant effort into handling things since I had moved out of state. But, communication could have been better (me: when will the sale close? my agent: "Today...yay!"). And Mark Spain markets the program and is its face, so as far as I am concerned, they are responsible for it.

Fantastic experience: The process was more efficient than I imagined. My agent, Deidre, was wonderful. I would highly recommend her to anyone looking to buy or sell their home. Her commitment to ensuring that my home sold in an expedient manner was impressive.

Fantastic experience: I have bought and sold numerous homes over the years and my most recent sale through Deidre Jackson with Mark Spain was an amazing experience! Deidre’s professionalism and communication skills are outstanding! I never once had to reach out a 2nd time with a request or question! She was on top of it every single time! HIGHLY RECOMMEND!!

Negative experience: I initially contacted Mark Spain for a guaranteed cash offer. Rather than telling me upfront they don’t make cash offers on a property in my price range, they sent an agent to meet with me at my house. I did really like Donna Kokol and eventually decided to list my home with Mark Spain after meeting with Donna and interviewing several other agents. My home had previously been on the market with another firm and did not sell. Donna came prepared with a lot of facts and stats. She stated she was well networked and had a strong background in getting homes sold. After signing the listing agreement, it took Donna several days to get my house on the MLS because she hadn’t even scheduled photos. Once she realized I was upset, she put a rush on the photographer. Donna then let me know she worked a second job on weekends and was very busy on weekends and did not do open houses. Donna kept telling me to be patient and wait until the Fed meeting because no one was buying houses right now. She just put my property on the MLS and went about her busy life. Our listing agreement ended on 9/16 and she didn’t even reach out to me! I’m very disappointed.

Negative experience: We had a decent experience when we first contacted them-however, communication began to lack almost immediately once an agent was assigned. We repeatedly shared our wishes, and this was ignored—then a contract thrust at us, with no communication or conversation. I replied that this was against our intentions (we only wanted a cash offer), and haven’t heard from them since! I definitely felt like this was a bait and switch. Try elsewhere, plenty of great agencies in the Raleigh area.

Fantastic experience: Just before the Christmas holidays in 2023, working with Mark Spain agent Joe Norwood, we listed my investment property condo. The first few weeks due to the holidays showings were slow but in the January/February 2024 time frame showings really picked up. Prior to actually listing the home, Joe worked with me to properly "Stage" the condo and boy does he have a gift for that process. The home looked great! As the showings increased and a few moved to the offer stage, Joe was my mentor, confident and advisor. His personal efforts I am convinced are what got us to the end of the day with a proper sales contract. I was over-joyed. With this condo investment property sold, I needed to find a replacement property and asked Joe if he would be willing to help. He was quick to agree and the hunt was on. To the uninitiated, selling a home takes a skill set that is quite different than finding a home. I was so fortunate to have Joe working with me for he has all the tools in his bag of knowledge for selling and assisting one in finding a home. Negative experience: NEVER EVER USE THIS COMPANY!!!! They claim 10,000 5 star reviews but we couldn't find them anywhere. They offered us $20,000 less than we paid for our home that's only 2 years old, and we had done $26,000 worth of upgrades from the new construction level we bought it at. Their "agents" are trained to lowball you and never make a "reasonable" offer. Unless you are desperate and don't care about losing money, stay away from these guys!!!!

Fantastic experience: We enjoyed meeting and working with Amy Huller. She seemed to understand our needs and listen to what we wanted with the sell of our home. My husband and I work full time, he has an unusual schedule, and Amy made herself available to us for questions and suggestions. She is a great agent to work with.

Negative experience: I engaged Mark Spain on a recent house sale, and I was not at all impressed. First of all, they insinuate that they will buy your house/bring an offer themselves when in fact they just bring you one from other companies such as Opendoor, which you can get yourself. However, MS would then take money AWAY from you in such a scenario by charging a buyer's agent commission on it. In the end, I got ZERO competitive/market-rate offers. My agent did seem competent and well-versed, to her credit, but she also did not really seem that interested in getting the business done. I got little follow-up, communication, and engagement. Also, I got contacted repeatedly from the "concierge" side about things that were in direct conflict with what I had discussed/arranged with my agent. It became annoying to deal with them. The right hand did not know what the left was doing. All in all, the experience came across as an ineffective gimmick. If you DO use, them, I HIGHLY advise on a short agency term so that you can get out quickly if/when they do not perform up to the expectations.

When my mother passed away hundreds of miles from where I live, I really did not know where to turn. I called Mark Spain because I saw the billboards on I-40 and I thought their cash price would at least put a floor under what I could expect. Stirling showed up with a well thought out strategic plan (which, of course did not involve a cash sale), and found a terrific buyer in a very short time. Then he was with me every step of the way. I also should mention for praise the gentleman who took pictures of the house and the brilliant way the house showed up on the internet. Fantastic experience: My Mark Spain agents kept me connected in two states. I was selling my home in TN, and buying in NC. Both my agents Marie (TN) and Kenneth (NC)were great. The communication and reliability of my agents made it so much easier. There are many different ways to buy and sell a home. When it comes to doing it across states there is sometimes a different process (like closing with an attorney) like in our experience. My agents were knowledgeable and able to walk me through it.

Negative experience: We contacted Mark Spain based on all those ads about a guaranteed quick price and sale of your home. An agent visited us to look at our house on June 12th. We still have not gotten a price and have followed up with the agent. Her first reaction was not knowing who we were. After she looked up her records, she said she would get back to us but she never has. Certainly seems like false advertising and bad business practice to us!

Negative experience: Recently bought a home listed through Mark Spain. Their communication was AWFUL. They did not respond to general questions we had regarding the property for TWO WEEKS during our due diligence period to the point our realtor had to get their broker in charge to contact them to get any information at all. They then had the audacity to rush us because they were “antsy” before our due diligence ended. They are beyond unprofessional and I do not recommend buying a home listed by them or using them due to their professionalism and poor communication.
