Negative experience: Rent at your own risk, do not recommend. First, I did not rent with them, so I can only offer my experience having viewed a property- but that experience might point to what could have been. If you read my reviews, you know I'm thorough; I found a listing for a place through Chanticleer, hit up Carla & told her I was very interested. Cool, she asks for a picture ID tomorrow and she will text me a code to get in. Next day, I text @830 with my photo ID; no reply. Call, no answer. Okay cool no sweat, I can google- I call the main office & get access. Now the property: Clear signs of poor flipping, paint canisters still in places, a few beers in the fridge, uneven patchy-paint work, doors with scuffs and handmarks on the inside still, paint on the inside of the toilet (who flushes paint down the toilet!?), on some of the new flooring & then dead, frozen roaches in the freezer. I noped right out of there. This place was listed as move-in ready, she was talking about handing me keys for that weekend. 6PM later that night, Carla texts me back as if she just rolled out of bed and saw my text, unaware I'd even visited the place. I let her know I'd been, and what I saw, and just got a thumbs up. I'm aghast. I don't usually give 1-star reviews merit, but this one I'd make sure to read them all.

Negative experience: We inquired about a home through Zillow and this property management company contacted us to schedule a visit. We toured the home, liked the home, and paid to apply for the home. We were then rejected because we had a cat - which is clearly outlined in the ad that we were contacted through as not being an issue. When we brought this up, the person helping apologized for their mistake of not checking and getting us to not only submit one application but a second 3 days later and getting us to pay for both. When we asked for a refund for the two applications based on their mistake they let us know it was our problem for not going on their personal site to double check the pet policy before applying. They still have not issued a refund, so unfortunately I’ll have to go into their office next week to get it sorted. Be wary of this company, ethically based - I wouldnt want them to be my landlord…

Fantastic experience: Seamless and efficient. We worked with Jessica Spruill to rent a home. She was amazing from the very start. We needed assistance to gain access to the property and it was at extremely short notice. Jessica offered immediately to personally show us the property. The entire leasing process was stress free as Jessica was always responsive by text or phone.

Negative experience: We rented from Chanticleer properties for 3 years, and I would never rent with them again. When we first moved in, there was one room that was not sealed properly, which led to it being infested with roaches. We contacted them about this multiple times, and the perosn they ended up sending did nothing to fix the issue. I pointed out that it was clearly due to the room having massive gaps between the floor and wall, but they did not do anything about it. I had to caulk the entire room myself, which unsurprisingly stopped the infestation. Certain fixtures that were present during our tour were removed before and after we moved in. A fan and chandelier on the main floor were removed and we were made to meet with the previous tenants to return them. The fans on the top floor, which were present in pictures and during our tour, were completely missing when we moved in. Eventually they were replaced with regular lights. A couple years later, the hot water tank broke, and flooded the entire downstairs. We contacted them immediately, but they dragged their feet sending someone out. They did get someone out to assist with the tank itself, but they left the standing water for almost 2 weeks before finally sending someone to put dehumidifiers and fans in place. The entire downstairs smelled awful. For two weeks we had to call them daily to harass them about getting the issue taken care of. We had to explain to them why gaving standing water on our carpet was bad, because they did not see the problem. They eventually replaced the hallway flooring and carpet sub floor, but refused to replace or clean the carpet. When we indicated that the carpet still smelled mildewy, they simply said that the contractors did not smell anything and that they would not do anything about the carpet. This was my workspace, so i had to deal with that smell, and possible mold, for a full year. In the last year we were there, the ice-maker on the fridge broke, and made a clanging/whirring noise that could be heard across all three floors. They decided this wasnt an urgent issue and refused to fix it, simply telling us to use ice trays and turn off the ice maker (Turning off an electronic ice maker when the electronics are broken is impossible), so we had to live with this noise on-and-off for weeks at a time. In general, maintenance requests are slow, and require a lot of follow-up for anything to get done, even when they are emergencies. Be advised that tenants are expected to handle exterior maintenance, including yearly gutter cleaning. Additionally, you are expected to pay for a professional deep cleaning and carpet cleaning (From their preferred vendors) upon move-out, or it is deducted from your deposit. This is despite the fact that they outright refused to do anything about our water-damaged carpet.

Negative experience: I would use 0 stars if I could. The home I rented for 1 year was a beautiful home. However, The lack of communication is crazy. I had my garbage disposal out of order for months because "there was a back up in maintenance employees". My ice maker did not work upon move in and instead of fixing it the response was "we can buy you ice trays/molds" My paint ALL around was a mess and MONTHS after complaining about it they had someone come and paint ONLY over the scratches and blemishes so it ended up drying and being super blotchy. My master bathroom was missing a vanity drawer. Maintenance came and put a wooded plank over the missing drawer and said it would have to be a special order. The drawer was never fixed/replaced - I lived in the unit for 1 year and 2 months lol So, I was NEVER able to use it. Then, when I moved out I was charged for damages that I reported when I moved in. There was so many move in discrepancies I had to create a google doc to list everything it wouldn't all fit on the form they provided. After complaining and begging for repairs for months the manager gave me a call and said "at this time since it is so much to do in your unit, you are still not happy, I can break your lease for you" 4 MONTHS INTO MY LEASE. Instead of fixing what needs to be repaired. Overall not a good experience.

Fantastic experience: I have bought a property and sole one with Veronica as my agent. On both occasions she was superb! Veronica Solomon was not only proactive and very thorough as my realtor but she has also continued to follow up on questions and suggestions relating to my homes and decorating. She was imaginative and infinitely patient with the staging. I was also particularly impressed by how careful she was in preparing the documents, ensuring that I had all my ducks in a row, and following through on the inspections, painting and repairs. I strongly commend Veronica to anyone looking for a realtor in the Apex/Cary area.

Fantastic experience: This is my 4th time using Chaticleer Properties help in finding a tenant for my townhome. They found a tenant within 2 weeks and made the entire experience so simple as they did with my previous finds. I can rely on this team anytime. Special kudos to Evi & Carla.

Negative experience: This could be a scam/fraud! I tried to book a tour for a Chanticleer property listed at the Duke off-campus housing website and was taken to a Turbotenant profile identified as Carla Sevilla, who insisted I texted a photo ID in order to book said tour. The exchange was very one-wordy and unpolite. After I reluctantly agreed to do so, I was informed the property had just been rented. The price was also low, so I feel like I just provided a scammer with my personal information and I am here to warn other people and maybe prevent them of doing the same.

Fantastic experience: Recently been working with Nate on a maintenance issue at my son’s home in Chapel Hill. He has been fabulous! He is professional, responsive and stayed in communication with me from start to finish. Hector, the handyman we worked with, was extremely pleasant, reliable, punctual and effective. Fantastic experience: After staying in a hotel with all of our belongings in a storage unit, as a single mom of a 4 year old girl, I truly received a blessing when working with Nate! He was very responsive over the phone as well as via text message. He made the process very simple and smooth and I was finally able to have fun throughout the moving process instead of being stressed. He answered any questions I had and kept his word each time he gave me a date of when he was going to follow up and what his plan was prior to following up with me. We literally inquired about this house and applied the same day. After applying, Nate instantly set something up with us to be able to view the property and I fell in love! Nate has worked with me with the move in date and even pushed it up some as well as worked with me on submitting my payments around my pay schedule with work. I 10 out of 10 recommend Nate and this company in general when it comes to renting. They are very up front and honest and seem to actually care about their renters. Thank you again Nate!
