Fantastic experience: A couple of months ago, I found myself having to find a place to live in less than two months, with both the Thanksgiving and December holidays in that same time period. Negative experience: I’ll preface this entire thing with saying I hate having to do this but I feel it is fully justified and I am so upset with the way Julia has handled MY financial investment with such lack of care. I strongly do not recommend working with Julia. I have never experienced working with an agent like her and I’ve worked with several agents before. My apartment was on the market for 8 months and had minimal showings and ultimately did not sell. Throughout the entire time I’ve had my property listed with her, the experience has been frustrating and disappointing. She never gave me the energy and drive I’d expect in an agent. I’ve had to repeatedly follow up just to get basic updates, and her lack of responsiveness has made the entire process unnecessarily stressful. We have had minimal showings - yes partially attributable to the market - but she also put bare minimum energy (if that) into it. Worse, I requested to terminate the listing agreement twice, and each time she refused unless I paid her thousands of dollars in penalties, despite her lack of effort, communication or results. She seems more concerned about holding onto contracts than actually delivering service. This level of unprofessionalism, poor communication, and unwillingness to act in the client’s best interest is unacceptable. i’m sure she will respond to this saying i didn’t answer her when it came to the modification agreement - i frankly was so over it at that point because I had to be the one to follow up a week later asking her where the agreement was so yes after that I was over it / done. === examples below of her non responsiveness: example 1: not calling me or texting me an update after a showing on sunday (when we finally had one) and i followed up monday evening to understand how it went and this was her response example 2: when we first listed, she kept me in the dark all day despite having told me that she was going to list in the morning example 3: asking me questions at midnight the night of launch - completely unprofessional and things she should have proactively asked me and/or the building for (she had over a week to do so). yet when i, the client, texted her in late evenings she all of a sudden had boundaries. example 4: i felt like i had to do constant chasing with her, me sending her other listings when this shouldn’t have been on me as her client. the apt below me sold for a similar price and she didn’t even make me aware proactively that this was on market - i could have adjusted pricing so i could have been sen by those buyer(s). example 5: having to constantly follow up with her - again never experienced this with an agent, it should be the other way around example 6; still having to be the one asking, following up… example 7: more asking… example 8: when i asked to pull the contract for now and we could consider in a years time she sent this — despite taking any accountability she tries to strong hold me that she “talked to her lawyer” example 9: rude when i asked her why a showing was last min she also doesn’t think ahead to what would be needed - with the front desk approvals etc and it looked sloppy to potential buyers having them wait in lobby etc.

Julia went beyond her duty as a realtor, she helped with paper work, HOA document, attorney, closing day, negotiations. What started out as a business relationship quickly morphed into a lasting friendship. The sale of a co-op is more challenging than a condominium because they are typically cash deals and the HOA's can be picky about approving new buyers. Julia helped us come to a reasonable asking price given those challenges and the softness of the market. She hired a very good photographer and generated an amazing listing, complete with video and 3-D virtual walk-throughs. After only a few weeks (including the Christmas lull) we had received several written offers and more on the way. The first time around she helped us purchase our townhouse in Hallandale and we were astonished with how seamless and easy everything went. We thought we got lucky the first time around, but now after working with her a second time we got to see all the work she does behind-the-scenes to make sure things are as smooth and stress free as possible from the time we placed the offer until we closed a couple days ago. We bought houses with agents before in other states and it was never so easy. Fantastic experience: With such a big investment as a home purchase, you need a tough, professional and knowledgeable negotiator like Julia Ray. From the first day we met I was impressed with her knowledge of the real estate market, and the nuances of buying a condo in Hallandale Beach. Also important to me was having someone I was comfortable working with. Julia is very well sought after, and for good reason, but she has a warm personality, and made me feel like I was the only client she was working with. She followed up with all of my questions promptly and her excellent communication skills made it easy for me to understand the process. In fact, she somehow was able to negotiate nearly twenty percent below the asking price. Look, every deal is different, and the seller was motivated to sell, but I would not have known that, and I probably would have just paid the asking price. I consulted with Julia on many decisions I had to make, and I always ended up going with her recommendations, and I’m glad I did. I also chose to go with her recommendations when choosing a lawyer, and an inspection company, and I could not have been happier with both. She has a lot of connections with good contractors, plumbers, etc., which came in very handy after my inspection. I have worked with four real estate agents thus far, and while the other three were good, Julia’s knack for making deals, the excellent way she communicates the complex process of buying real estate, and the way she made me feel like I was her most important client even after I closed, made her outshine all the others. In fact, a few days after the closing, Julia gave me some valuable advice on reducing my real estate taxes for next year, and a couple of names and numbers for contractors to help me fix up some issues with the apartment, which I will definitely be using. Fantastic experience: Being a property manager I deal with many real estate agents and brokers. Most of them are doing a good job, but Julia is by far the most knowledgeable, honest and overall just a pleasure to deal with. I see how she is helping the buyers way after the sale.
