Fantastic experience: THANK YOU MARJORIE!!! This morning my sister and I went into the Visconti Property Management office and met Marjorie for the first time. My first impression of her was that she was very kind and welcoming. When we sat down and explained our situation, she listened carefully and then she realized that my dad had sent her an email earlier describing the exact same situation that we were explaining to her. Then to our delight, she assured us that she had already resolved our issue!!! This was an issue that prior management refused to even consider, never mind resolve for us!! Marjorie let us know that it was no big deal and that she was more than happy to help. We cannot put into words the relief and joy that my entire family feels right now, and it’s all thanks to the care and compassion that Marjorie showed us today. Fantastic experience: I want to give a shout out to Chris Graveline, the Front Desk Manager at Sea Ranch Club A. Chris really cares about his job and the owners he serves everyday. No matter what I ask him to help me do, he always comes through! I had bought a new dog carriage and didn’t know how to collapse it. I asked Chris if he might take a look at it. He did and figured out how to open and close it and took the time to teach me how to do it. He always picks up my heavy packages without complaint. I wish his staff would follow his example. Fantastic experience: Outstanding Management - Night and Day Difference! I'm a resident at Villa Valencia boutique condo in Coral Gables. FSR took over management of our building about a year ago, and the transformation has been incredible! From day one, the difference in professionalism and service quality has been remarkable. The entire team--under property manager Yami Alvarez' direction-- is friendly, professional, and respectful, consistently going above and beyond to make our lives easier and our homes more enjoyable. The building looks great, and their proactive approach to maintenance and operations --under Orvey Fernandez' supervision- shows they truly care. Their vendor management and financial reporting have also been excellent. I have to give a special shout-out to Raiza Perez, our front desk supervisor. She is absolutely amazing - always warm, attentive, and genuinely looking out for residents. It's clear she takes pride in her work and cares about creating a welcoming environment for everyone.

Fantastic experience: As an owner at Bravura in Aventura, FL, I want to commend the superb work of FSR property manager Guillermo Arias and his team. Like many older condos in South Florida, our two-building, 190+-unit community had been neglected by prior boards and managers, who kicked the can down the road on major capital improvements and, in some cases, failed to get permits for smaller projects. Working hand-in-hand with our current board, contractors, professionals and the city, Guillermo has been skillfully leading a series of major capital projects that include concrete restoration/repainting, roof replacement, and more that will get our buildings in compliance with local, county and state regulations, dramatically improve the appearance of the property and, hopefully, lower insurance costs and lift values. As we approach the midway point, the transformation is already striking. While navigating us through these major projects, Guillermo and his team have also been busy improving day-to-day maintenance, re-doing smaller projects that were performed years ago without permits, and working with the board to come up with solutions for parking and to ensure that other rules for residents are being enforced. After some hiccups in the beginning, communication with residents about the status of all projects has been superb--whether it's through regular email updates or rapid response to phone calls. Concurrently, working with the board, Guillermo has dramatically turned around our finances and shored up our reserves. We still have a ways to go, and the assessments have been a hardship for many residents, but in the end, we will wind up a transformed community. I can't say enough about Guillermo's role in this turnaround.

I have been leasing in Horizon West complex in Kendall Miami, building #1 since 2022 and have recently purchased in the same complex, anything I ask Angie for that either neeeds to be authorized or approved first is done ASAP, she is a great person and very understanding, elevator is down or electrical issues in the building, Angie takes care of quickly as well, I take my hat off. Fantastic experience: My husband and I are technically the first residents to move into Slate when they first opened in June of 2022. When we first moved in, we stayed a year. The place was a perfect spot because everything is in walking distance, as well as my grandmother. But back in 2022 there were very few rules, the residents didn't respect the place and the amenities, and honestly it made me feel bad for the workers in the building cleaning up after people who decided not to do it for themselves. Let me not forget about the staff and concierge... Not the best. That's the honest truth. We moved out within the next year. We are NOW BACK! And honestly, we LOVE IT! The building has rules and restrictions, which keeps the building looking beautiful and clean. The dog park and tennis facilities are amazing, the building upped their security, and I feel more secure in my home and walking around the building. The Staff and Concierge are so polite and kind as well as the valet. I always feel welcomed with my husband and doggies whenever we see anyone from the building. Comparing Slate from 2022 to 2025.. I give it a 10 out of 10. We are all happy, secure, and welcomed here :)

Negative experience: My Surfside condo is managed by FirstService Residential, and the experience has been consistently frustrating. The on-site property manager acts with a “mean girl” attitude—rude, dismissive, and openly hostile to resident concerns. At one point, she made it clear: she works for the association, not the residents. There’s blatant favoritism. Some unit owners get special treatment, while others are penalized with no flexibility. Rules aren’t enforced equally, and transparency is nonexistent. Trying to escalate through FirstService leads nowhere—supervisors deflect, and the system is a corporate maze of excuses and deflection that protects itself instead of solving problems. This review reflects my personal experience and is protected under the First Amendment and Florida’s anti-SLAPP statute (§768.295). Update. FirstService’s recent “outreach” on resident grievances felt more like retaliation than genuine problem-solving. The regional manager tightly controlled and curated the discussion, even labeling some resident complaints as “frivolous” instead of addressing them openly or transparently. This reflects a corporate culture that prioritizes protecting itself over listening to residents and fixing real issues

Fantastic experience: We have some exceptional front desk employees. There are a few that I believe need to be highlighted as they often go above and beyond. Johnathan & Jhoanna, at SRCA are always professional, friendly and willing to help. They always greet you by name and with a warm welcoming smile. They make an amazing team together and are also leaders when they work separately with new employees or floaters. They always have a handle on whatever is going on, they are calm and professional no matter what the situation may be. They make dealing with the front desk easy and a pleasure. We have had a few overnight employees who have not met SRCA expectations over that past few years, however, we currently have three employees that deserve recognition as they are always on top of everything - no matter what time of night it is. Kaleel, Shalonda and Lauren are always attentive, friendly and ready to great you with a smile whether it's 10 pm or 3 am.

Fantastic experience: JHOANNA AND JOHNATHAN- individually and as a team are true assets to our Sea Ranch Bldg A home. They are the vital point of first contact for guests and residents and present the right blend of friendliness and professionalism. It gives me confidence knowing that they are on our front desk team because I know if something comes up, they will check it out, ask the right questions and find the answer to help as they do multiple times daily. The past year has been particularly challenging with changes in staffing and construction projects that make changes in facilities, entrances and temporary procedures the new "norm." The added noise and dust make this anything but a "normal" front desk assignment. Yet Jhoanna and Johnathan take it all in stride and good humor. We are deeply grateful for the continuous efforts of manager Jackie Gonzalez and the other Aquasol staff members to enhance the living environment, as well as for the genuine hospitality extended by the entire Aquasol team. We also greatly enjoyed apartment 11S, where we stayed, which offered a spacious and comfortable living space, tasteful furnishings, a fast and reliable internet connection, and a wide selection of complimentary TV programs.
