Negative experience: Review for Cabessa Property Management – A Warning, Years Later I’m writing this years later because what Cabessa Property Management did to me was so wrong, it still deserves to be exposed. I had a valid lease and moved into one of their units, only to discover it was completely unsafe and uninhabitable. As a licensed plumber, I immediately identified sewer gas leaking due to a missing P-trap under the sink—a serious code violation and health hazard. I reported it professionally and clearly, multiple times. Not only did Cabessa ignore every warning, they eventually wrongfully evicted me, despite the fact that I couldn’t even live in the space because of how dangerous it was. I never truly resided there because they never fixed what should have been corrected before move-in. Instead, I was pushed out, blamed, and left to deal with the consequences—financial, personal, and legal. Years later, I haven’t forgotten. Their negligence and retaliation were unacceptable, and they are now part of formal legal filings related to lease violations, health risks, and unlawful eviction. If you’re thinking about renting from Cabessa—don’t. What they did was wrong, and I’m still here to call it out.

Negative experience: Extremely shitty company I would suggest to never rent an apartment from them. They’re trying to take money out of my security deposit, for cleaning after I hired somone to clean my apartment. They’re Extremely hard to talk two half the workers barely speak English. You guys should be shut down.

Negative experience: THIS COMPANY WILL NOT RETURN YOUR SECURITY DEPOSIT! thats why it is unnecessarily large I rented a bay here for 6 months with no maintenance done to the unit by the management company, at the end of the lease i moved out and painted the whole unit and they took pictures and told me they would email me, reached out over the phone, went to their office and still have not got any response as to my security deposit it has been 4 months and they keep telling me to wait for a email

Negative experience: These people are incompetent and dishonest. I rented a small storage unit in Medley for my business for almost 20 years and never had a single problem until these people took over a few years ago. They constanly jack up my rent, repeatedly make me sign leases, increased my security deposit numberous times, double charge me left and right, have asked me to move to a different unit, padlocked my unit claiming I did not pay them when I did, started charging me credit card fees, then stopped accepting credit card payments entirey, constantly ask me for access to my unit for "inspections," their employees constantly park in front of my unit so I am unable to gain access to my unit and I have to track them down to move their vehicles, the restrooms are always locked, it floods all the time resulting in disgusting mold all over my items, it is infested with bugs and cockroaches, I can go on and on, but where wpuld be no point. I am moving out of there asap and I can only advise any property owners using them as their management company or any tenants of these people to run away from them as fast as you possibly can.

Negative experience: This is a company that blatantly scams people. The agent offering the property tells you they will return your deposit, but when you go to hand over the property, they don't return it. All the positive reviews are from the religious group supporting the good image of this sham company. It's very unfortunate that such businesses exist in the United States and that they abuse the system so brazenly. Please be very careful when renting a property from this company. You have been warned.

Negative experience: Worst property management to deal with. They will not return your deposit after moving out even after clean up and paint back the same condition received. They are very greedy increasing rent every 6 months they just robbing people. The girl name Kathy she’s the very disrespectful and unprofessional. They don’t care for tenants at all. Cabessa Properties they discriminate even though not in paper but they are. They favors their own people.They increased my rent more than 50% just to put me out. When I moved they rented the unit for less than what I was paying originally. If I can give less than 1 star I would. They kept my deposit over 7 months later they still have not returned my deposit. Stay away from these people…

Negative experience: This is the worst and terrible management company! Do not rent and do business with them as you will regret and find yourself suing them for fraud. They are perfect only at stealing your money, not returning deposits, missing deadlines and fooling people. If you complain or request service you will be ignored and jacked around. They NEVER picks up phones, reply on emails or call you back. Agent Isabel can’t even explain why this terrible company isn’t returning my deposit, all she can say “I don’t know, I can’t help you” why does she even work there if she doesn’t know anything? This company is definitely breaking the law! NEVER DEAL WITH THEM!
