Fantastic experience: Anthony came to my home to help with several plumbing projects while we were having our floors redone, and I honestly could not be happier with the experience. He replaced our toilet and bathroom sink, and everything was done seamlessly and with such care and precision. From start to finish, Anthony was extremely professional, punctual, and incredibly knowledgeable. He took the time to explain what he was doing, answered all of my questions, and made sure everything was installed perfectly before leaving. You can truly tell he takes pride in his work. It’s rare to find someone who is both highly skilled and genuinely pleasant to work with, but Anthony checks every box. Negative experience: Not a good company. They tell you what you wanna hear. Sad for the folks at El Greco. Bruce doesn't care I will not remove this review. Negative experience: UPDATE: I have no idea if you just copy pasted that response from somewhere else or if you are genuinely confused me with another tenant because at no point have we had any issues/communication regarding “missing employment verification.” Our package was complete and sent to you in a span of one business day. Both Laura and Vanessa informed us that the application fees were NON-refundable & that the only option would be to transfer them to another property which we were not interested in. Given this note I went ahead and forwarded this entire exchange to both of them (attached) asking for that “processing deposit” guess who never replied to me on that - what a joke! ORIGINAl: We spoke on the phone with Laura who were at first pretty helpful in explaining the application process to us and encouraging us to apply asap so she can expedite the screening for one of the properties. We submitted our application the same day along with $225 of application fees to only be informed 2 days later that the house was already leased to someone else. Why would you encourage new tenants to apply for the property that was already in the process to be leased to others? Mind you the listing for the house is still up - something tells me that it’s just a strategy to collect non refundable application fees.

(owner) 1 week ago: Thank you for taking the time to share your concerns. When your application was submitted, it was unfortunately incomplete due to missing proof of employment. Our team reached out multiple times requesting this documentation, as it is required to proceed with screening and approval. While we were waiting to receive the outstanding information, another applicant submitted a complete application with all required documents and was therefore able to move forward in the approval process. That applicant was approved for the home. We want to be very clear that we do not encourage applications as a strategy to collect fees. Applications are processed in the order they are fully completed, and approval decisions are based on completeness and qualification.

Regarding the listing still appearing online: we do not remove a property from the market until the approved applicant has signed the lease and paid the required deposit. In this case, the approved applicant is scheduled to sign their lease and submit payment tomorrow, which is why the listing remains active at this time.

Additionally, we have already communicated to confirm that the application fees will be refunded, and that refund check is being processed this week. Please don’t hesitate to reach out if you have further questions—we’re happy to help.

Negative experience: I moved into a Henderson Properties rental at 505 E Hudson St on Dec 28, 2021, and within two weeks (by Jan 15th, 2022) I reported moisture coming up through the floors. What was first described as a minor leak turned out to be a major sewage leak under the flooring that contaminated the home. By mid-January 19th, 2022 the entire backyard was dug up, by January 23rd, 2022 the floors had been removed, sheetrock was cut 10–12 inches up, and industrial blowers and heat (set around 85°F) were running nonstop. I was displaced to a hotel for what I was told would be 1–3 weeks, without a kitchen or laundry, and had to pay several nights out-of-pocket before a plan was arranged. Ultimately, repairs were expected to take 6–8 weeks or more. Henderson offered three options: wait for repairs, move to another Henderson property, or end my lease. Because no suitable units were available and even the neighboring duplex was affected by the same sewage issue, I ended the lease after only one month and had to move twice in 30 days. I did receive reimbursement for hotel costs, spoiled groceries, damaged items, prorated rent, and my security deposit. All was agreed to with Jennifer who was working with me. The lingering issue—and the reason for this review—is the utility bill. I was instructed not to disconnect power so their commercial blowers, heaters, and contractors could work. I was also told Henderson would transfer utilities back into their name and handle any outstanding charges on the account. Years later, when starting new service, I learned that a $136.69 utility balance from the repair period and time frame I was displace living in a hotel, was never paid. I never received a bill, notice, or credit report entry. This amount reflects power usage that occurred after I vacated, entirely due to repair equipment and construction crews. It more than doubled in less than a month leaving this balance. I’m only asking Henderson to cover that portion—just what I was assured would be handled. I’m willing to pay for the small amount of electricity used while actually living there. I hope Henderson resolves this last piece as they stated at the time; it would go a long way in closing out an already stressful situation. I have spoken with 3 different Property Residential Representees, and Nick in Maintenance. Nick confirmed everything I have stated, he found the logs and requests, dates, and times, he even agreed I should not have to pay that, and he would put this in front of accounting ASAP and have them take care of it. That was 3 days ago and now he will not answer calls, or respond to voice mails left. They will not return calls, emails, set up a time to meet in person, they even lie to you when you can come into the office and when the property managers will be available to meet with you. Even after emailing them proof, videos, time stamps of the videos, every thing I can find, they still refuse to pay a utility bill on a property they manage when it was unlivable and they had their on restoration, and construction crews in the property using the power 24/7. I have done what I need to do to report them appropriately in hopes they will make things right. But I'm also not holding my breath as I can see clearly why they have so many 1 star reviews, do your homework! **Edit to update: I have reported them to the BBB and NC Relators Association, they are a scam of a company. Nick whom works in maintenance, confirmed the restoration company had to come in and do the work and I should not have had to pay any utility bill during that time. However Phil Henderson wont do the right thing and pay for the power his construction workers, and restoration company used to fix their property. Stay FAR AWAY from this company! They follow up with generic responses of no one can call you back, they don't take phone calls, they don't make appointments to meet with tenants. I was also GIVEN the option of terminating my lease by your company, so don't throw it in my face. BEWARE AND READ THE REVIEWS !

Henderson Properties did reimburse for hotel costs, groceries, damaged items, pro-rated rent and security deposit, and also permitted termination of the 11 remaining months of the lease, without any early termination fee. At no time did Henderson agree to pay for electricity charges incurred during your time in the unit. Keys to the unit were returned on 2/3/2025. Our records show that 2 of our staff members on our Rentals team communicated with you, 1 within 48 hours, conveying the information that the electricity charges were, at no time, to be covered by Henderson Properties. Negative experience: I give them a 1star they are no good to rent from they will find away to not pay you your deposit money. This is far the worst rental property company they don't fix anything. They charged me $900 for a half paint job which they was going to have to paint anyway I lived in the condo for 2 years. They never came and repainted my home I cleaned everything up even patched small holes which they said if it was the size of a nickel then it was ok they lied took my deposit and haven't reached out to me yet about my concerns. I recently moved into another unit before I knew they was trying to steal my deposit. And I have sent them a list of things for them to fix no one has came out yet. When I say I don't recommend them at all one of the worst rental property company ever. I even tried to dispute it no one has reach out yet crazy part is I over paid in rent they sent that but tried their best to keep my deposit I cant wait til this lease is up they are the worst

Negative experience: UPDATE: Just scroll through and look at all these 1-star reviews. The service level of the rental services and maintenance departments are piss poor. Save yourself the trouble because once you have signed a lease - good luck! - I was notified that plumbing is TENANT RESPONSIBILITY!!! This is insane!!! - They only took care of the glass and pest control after this review was posted. They sent someone to my house to pick up the glass without scheduling a work order so someone came to my home and went into my backyard without me even knowing why they were there. - They scheduled a maintenance request for someone to come into my home and service my furnace without even consulting with me as the tenant to confirm that day works for me. Apparently again in my lease they don’t have to gain my permission for entry or to schedule maintenance. So they can plan to come into my home whenever they please Be very cautious if you are planning to rent with this company. If you have a satisfactory credit score/history and have your pick of the litter then WALK DON’T RUN! The level of support I have gotten from this company is piss poor. READ YOUR LEASE LINE BY LINE and get all your questions answered BEFORE YOU SIGN IN WRITING!!! I would not recommend them unless you are in a desperate situation and need your approval odds increased. Note the only positive reviews are from people who are not tenants. Regardless of a generic response from the company to this review about whatever is important to them, don’t trust it. I have an email from 10/3/25 that STILL hasn’t been responded to as of today. If they spent more time responding to tenants than to Google reviews, they’d probably be in better shape. 1. I was told they would re-paint my master bedroom before I moved in - they only painted 3/4 walls then insisted that it was completed because that was the status of the work order in their system even though I provided images as proof. They ignored my emails and never followed up on phone calls and the office is appointment only and no one ever responded to set me up with an appointment. This was never resolved. 2. There was shattered glass in the backyard when I moved in. They tried to tell me that this was MY responsibility to remove. It wasn’t until I threatened to reach out to the housing code authority that it was resolved. They sent someone to collect the glass without communicating with me that it was even going to be done (because that would require them to respond to an email or give me a call) 3. Pest control is tenant responsibility. Never had that before. Even though this is a persistent issue leftover from the previous tenant.

Negative experience: AWFUL! Do not recommend! We have been living in this house for a month and it’s awful. The painter washed paint down the sink in the bathroom so the sink was immediately clogged up lol. The pipes are so old and outdated that our washing machine and kitchen sink are dumping out into the kitchen floor and the maintenance team won’t come fix it because it’s after hours and on the weekend or they will charge us for the service so my family is without a kitchen and a laundry room and are paying the full rent. The maintenance team has been by multiple times and failed to fix the issues. Other issues include faulty electrical work and BROKEN windows. I strongly feel the good reviews on here are just fake or they are homeowners profiting with the company because they obviously don’t care about the tenants.They should be ashamed charging almost $1700 for a home that is not even functioning. Considering pursuing legal options. DONT RENT FROM HERE!

We have very detailed Move Out Instructions available to all of our residents which go line by line and room by room on what the expectations are when moving out of a rental home. Moreover, we provide a detailed breakdown of all assigned charges and allow a lengthy dispute period in case there is anything we overlooked that should be taken into consideration. In your case, your security deposit of $500 was forfeited because you failed to pay your full final month of rent. Beyond that, we also documented a collection of damages including broken doors and bulk items left behind that needed to be discarded.

Negative experience: We originally went with Henderson Properties because our HOA was managed by them—though not well. I reached out to Shelly Henderson (the owner) to help fix our HOA issues, and she was very responsive. Because of that, I decided to use their rental management services for our property. That turned out to be a big mistake. Just like their HOA management, their property management is the same: zero quality. We signed up with Brandon Davis and made it very clear that communication was our top priority in a property manager. Unfortunately, communication is where this company fails the most. Neighbors reached out to us directly about issues that our property manager never reported. We learned about maintenance problems weeks after they occurred. After repeated problems, I once again contacted Shelly hoping she could help. She assured me that someone named Adam would follow up within a day or two. That never happened. Instead, Adam relayed things back to the very property manager I was trying to avoid, even though I had explicitly asked Shelly not to do that. At this point, it became obvious—if the owner and higher levels of the company lack communication skills, I shouldn’t expect their property managers to have them either. This company is extremely unprofessional and shockingly poor at communication. Both property owners and tenants should beware. As a property owner, I want my tenants to stay happy and long-term. Instead, I constantly felt bad for my tenant, who deserved better management. I will never recommend Henderson Properties to anyone. Take the negative reviews seriously (the genuine ones—not the glowing reviews clearly written by the company). Henderson Properties is completely useless and should be ashamed of the way they operate.

Negative experience: When I tell you this is the worst company I'm not lying, i promise you I'm not writing a bad review to just write one. This company lied and said the apartment was messed up after moving out. I cleaned for days and got professional cleaning like they REQUIRED before i moved out and it was completely spotless. They completely lied. They tried to charge me 3 THOUSAND DOLLARS for dust left in the kitchen drawers and other insanely tiny things!! Please do not use them. There are so many horror stories from people like myself. They also DO NOT answer their phone. So unprofessional. Went without a trash can outside for weeks and they never could fix it.

Hello Parker - We understand that having move-out charges can come as an unwanted surprise. We do our very best to help residents avoid common charges by offering comprehensive Move Out Instructions that detail what is considered damage and the associated costs of repairs. Moreover, we make sure our move out inspections and security deposit deductions are handled in a fair and reasonable manner consistent with industry standards and state guidelines. Following your move out, we identified a number of areas that would not be considered normal wear and tear and assigned charges accordingly. That said, we were particular in evaluating each room and only assigned repair costs to you where appropriate. These included painting the stairwell and landing (though only half of the total cost was charged to you), painting 2 walls in the half bath, just 1 wall in the hall bath, and patching approximately 10 holes in the master bedroom. Similarly, painting was needed to cover excessive wall marks on 2 walls in the second bedroom, as well as replacing a missing doorstop, 2 light bulbs in the master bedroom/bath, and two HVAC filters, among a few other items. Negative experience: We have a lease agreement with this company, but it has been a total disaster! To begin with, we received a house in poor condition (a broken dishwasher, an electrical system with short circuits, damaged floors, leaking showers). The only solution they gave for the electrical system, for example, was to put a patch on the spot where the short circuit occurred so that no one would touch it! Unbelievable, right? But that’s not all. When you submitted a complaint about something not working, they wouldn't bother to fix it the first time—you had to send up to three notices before they would even consider it! And if that wasn’t enough, when they told you someone would come, someone had to be there to let them in, and if they didn’t find you, they threatened to fine you $75! Ironically, they were always the ones who didn’t show up on the dates THEY THEMSELVES had scheduled. Currently, they’re still charging us a fee for a service we’ve never received. For example, we pay monthly for our air filters to be changed—and guess what? They haven’t changed them since the last time… nine months ago! They are intrusive, arrogant, and completely UNPROFESSIONAL. Our fence is in such bad shape that it’s nearly falling over (we’ve reported it so many times). I have a 5-year-old daughter who regularly plays in the backyard. After so many complaints, they finally put up some bars to support it, but they never replaced the wood—the fence is still falling down. But when it comes to charging their wonderful fees on time, they’re excellent! The refrigerator doesn’t produce ice either, and since I moved in (almost two years ago), that’s something I’ve never been able to enjoy—it seems like a privilege I’ll never have. It’s frustrating, disappointing, and exhausting. I’m fed up. NEVER HIRE THEM."**

Negative experience: RENTER BEWARE!! Henderson properties took over a lease on a property that I held, and managed the property for my last three months there. Upon move-out, they fraudulently and maliciously sent me an itemized list deducting over $5,000 from my $2300 security deposit, leaving me with a balance due. At first, I understood why, and sent them a dispute letter, providing photographic evidence from my date of move-in, showing that every item they deducted was actually present, and a noted issue when I rented the home. I figured it was an honest mistake on their part, as they just didn't have the background info, and I trusted they would make it right. BOY WAS I WRONG!!!!! Not only did they procrastinate in responding to my dispute, they came back basically verifying that the information was accurate, less two small concessions, and stated that I still owe them a balance. When I responded yet again, they told me to take it up with the homeowner!! I don't know the home owner, I am renting!!! I don't need to take this up with the homeowner, this needs to be resolved by Henderson Properties, as they are the ones illegally withholding monies due to me, and unfortunately, it looks like this will now have to be handled through litigation, unless they reach out to me to make this right and return monies owed to me. For renters who may be thinking of doing business with Henderson Properties, RUN! I attached some photos to this, showing how bad the homes condition was the day I moved in (3/13/2024) and just want everyone to know, that they will provide you with a home in horrible condition, refuse to make repairs or corrections, and then will try to charge you for the items they gave you to begin with!

Hello Ryan. As you’re aware, Henderson Properties began managing your rental property during the final 3 months of your tenancy. While we were not involved in the initial leasing process or the condition of the home at the time of move-in, we do understand how frustrating it can be to receive unexpected charges at move-out. It's also important to clarify that Henderson Properties was not a party to your original Residential Rental Contract, which was signed between you, the previous management company, and the property owner. When we assumed management of the property, our role included facilitating the move-out process and processing the final account statement based on the owner’s instructions. Our responsibility is to communicate any security deposit deductions on the owner's behalf. These charges are based on estimated costs for repairing damages or addressing excessive wear and tear attributed to tenancy. Any disputes concerning these charges are submitted directly to the owner for review, as Henderson Properties does not make final decisions on deposit adjustments. As we’ve communicated, the owner reviewed your dispute documentation and emails and approved a credit of $2,502.50 to your account. At this time, no further credits have been authorized. That said, we remain committed to relaying any additional concerns you may have and will continue advocating for a resolution. We sincerely hope to see this matter resolved as smoothly and fairly as possible. However, please understand that Henderson Properties acts solely as the management company, and final decisions regarding deposit matters rest with the property owner. Thank you.

Negative experience: I hardly ever give 5* but more than 18months in, I can testify about responsiveness. Emily is such a pleasure to work with, maintenance could sharp their pencil a little, which I think could save property owners some $$$. Overall, very happy with the service from Henderson. What a shame that I have to edit this review. Be careful of the great service and responsiveness I testified to. Once you are not a client or tenant anymore, getting a response from Henderson is dead. Withheld almost $500 for carpet cleaning from my deposit, been 3 weeks now after sending the receipt from Zerorez I got to professionally clean the carpets after I moved out, still waiting for a response as to why they charged me again to do it and when I can expect my refund. What a disappointment after 2 years of being a loyal resident

Negative experience: Beware – Do Not Use Henderson Property Management UPDATE- Despite Hendersons response to my review I still have not heard from them. I reached out and spoke with the tenant at my property, and they expressed extreme dissatisfaction with their experience, noting that they’ve had the same frustrating communication issues with Henderson. According to the tenant, none of their service requests have been properly addressed, and it typically takes multiple attempts just to receive a response. Even when service technicians do come out, the same issues remain unresolved, often requiring a second or third visit by different individuals without resolution. As a result of these ongoing problems, the tenant has decided not to renew their lease. Original Review My experience with Henderson Property Management has been nothing short of frustrating and disappointing. Their communication—or complete lack thereof—is beyond terrible. I typically have to reach out 3 or more times just to get a single response. Due to their poor communication and excessive fees, I tried to terminate my agreement, only to be told I had to pay their fees in full just to end the contract. Most recently, I contacted them four times to gain access to my own property in order to evaluate selling it. They finally replied saying they needed to give the tenant 24 hours’ notice. I responded within an hour, requesting access for the following week—and again, no response after three more follow-ups. It’s clear Henderson is more interested in funneling work to their affiliated service business than actually managing properties. On several occasions, they’ve carried out repairs without my authorization—repairs I believe were unnecessary—and then deducted the cost from rent payments without giving me any ability to verify or dispute the charges. To make matters worse, they pay owners rent at the end of the month, even though tenants pay at the beginning. If you’re considering using Henderson Property Management, don’t. You’ll regret it.

Negative experience: Awful communication. We used Henderson for over 10 years for multiple properties and the last couple years it’s really gone down hill. We found they did not respond to tenant complaints, letting our properties suffer. They were negligent in their inspections, and when they did maintenance it was done incorrectly. For ex. Wrong sized toilets put in, exposed subfloor, etc. we tried to end our agreement and it took MONTHS and we still have not received the keys to our last unit (we’ve requested since Dec). As a landlord, stay away. As a tenant, I’d stay away as they did not respond to our tenants either. This is my maiden name. It is surely your company. You have my email as this. Please don’t try to defer. Take responsibility, please. John still has not responded to me regarding our keys in Summerfield.

Negative experience: Terrible service and rude behavior from front desk staff. The front desk staff never respond to customer calls nor reply to voicemails. Even they take 5-7 days just to simply replying an email. The worst part is their maintenance service which is the worst service I have ever experienced in my entire life. Even for an emergency service, they won’t respond nor even reply back. Avoid this property management and find someone else if you want to get what you paid for.

Fantastic experience: We have several properties that we have asked Henderson Properties to manage for us. In all cases the team communicates quickly, usually has the solution to an issue, they are professional and aways willing to go above and beyond for us and ultimately our tenants. These properties generate income and the Henderson team is always prepared when and if we have a tenant problem or a vacancy. They ensure all facets of owning an income property are met so we don't have to worry about it. I have recommended Henderson Properties to my friends and recently learned that they will do maintenance services for other properties where they don't manage them.

Fantastic experience: I am currently in transition of changing jobs. Henderson Properties had applied a $75 renewal lease fee for the first time. I explained them my current situation and told them I have been paying rent on time and before the due date. I was never charged that in the past for every renewal. Anyways, they were very kind to remove that fee and it has been a relief considering my current situation. That was very considered of them. Thank you so much Henderson Properties for helping me out. I really appreciate it. Also want to say throughout the years renting through them, they have been very good on any maintenance issues I have had and have done a great job in getting it resolved. Negative experience: Very corrupt company, only after money, no empathy or compassion, toward their tenants or other clients,so I am having to file civil charges against them in State Court, contacting the 3 major local TV. Stations and filing a complaint with HUD for Housing because I am Jewish. With this company, It's all about greed since the company was founded 1 October 1989, and became a corporation 6 July 1998. I will state this there is one employee in the Leasing Department named Jordan, that is a decent person that has tried to help me settle this Legal conflict to the best of his ability, sadly he is the exception not the rule.The real problems comes from Grant, Adam, Shelby, and Joe,who is no longer with the company. (Joe left a few months back).,and the Owners, Philip and Shelly, which you can easily look up their info on the N.C. Secretary of State web Site and the BBB web site. It's all public record. As stated above also having to have HUD involved for Religious discrimination against me because I am Jewish., and I also am having to have at least 4 employees investigated for alleged criminal crimes committed against me as well. . Avoid doing any business with this company, if at all possible, unless they change their ways. I shall gladly see them in court with a jury trial if need be.I have offered to settle out of court, but other than Jordan, they mostly refuse to even reply back to me or even speak to me at all.The public reply below is the first reply at all in days, and it's full of falsehoods just to cover their tracks and look good to the public.You do not have to take just my word, read all their reviews at Google and the BBB Read their reviews, even Property Owners not just Tenants, give them bad reviews.The says a lot. Also check out their BBB complaints. They refuse to see my side of the story, and admit their wrong doings against me.I was put in a very unsafe and uninhabitable apt for 4 months, and I have suffered personal injury, along with losing money as well,and having to be displaced into another unit, and charged nearly 945.00 along with moving cost of 808.68, after being told I would not be charged any money at all for November 2024 and no 35.00 a month RBP at all, which is a scam in itself. Also I was told they would cover my moving expenses with a rent credit.Instead they send me a invoice, that in no way do I owe. They need to understand that justice shall be served against them and that they are not above the Law.They will be held accountable by the State and Federal Law, in due time, This company needs to be held fully and legally accountable for years of mistreatment to their tenants and clients. Also and I have proof of this fact, I have never threatened anyone at Henderson Proprieties in any way.I have simply stated my legal rights and options available to me by due process of law that is stated in the U.S. Constitution.We all have the same legal rights. December 11 2024 Update: Today December 16 2024, they sent me a demand letter saying that I owe them over 9,000 dollars, which is totally false.I owe them zero,they owe me. They did this after I left this public review.That's called Rule To Vacate Retaliation, which is also illegal on their part.

It is completely unwarranted and inappropriate for you to continue to threaten our business and associates on an almost daily basis. We have ceaselessly listened to your evolving concerns and addressed every tangible one. When you were discontent with your existing unit, we allowed you to transfer to another one with no transfer fee or penalty, despite having to hold that unit from other interested renters for several months. Per your signed lease agreement, you are responsible for paying rent each month but you have chosen not to do so for an extended period of time, resulting in a delinquent balance. Our staff has an obligation to enforce our policies and procedures in a manner consistent with state and federal laws (some of which you have referenced in your emails, voicemails and other reviews) and we therefore treat all residents and applicants the same, regardless of race, gender, religion, etc. We remain hopeful that we can work amicably with you and are prepared to do so, but if you continue to insult and degrade our associates and threaten our team with legal action over unsubstantiated claims, we will direct any future communication to our attorneys.

She tried to track down the original builder, worked through multiple buyers and inspection issues, worked through warranty issues. She really dug and dug to get answers for the buyers. Negative experience: If I could leave 0, I would. I had a disappointing experience with Henderson Properties. After moving out, I was not shocked to find that they overcharged us from our security deposit for issues that were either pre-existing or negligible, as this behavior was consistent throughout our entire tenancy. We were charged for paint touch-ups, holes in the walls, toilet seats, and carpet marks that were already present before we moved in. Despite providing evidence that these issues were not caused by us, the management was unresponsive and unwilling to address our concerns. There was no point in allowing any sort of contention to the charges, as they did not supply any sort of response other than "the charges stand." That is not a reason why. The lack of transparency and fairness in handling the security deposit left a sour taste in our mouths. I would not recommend renting from them, but if you do.. expect to lose most of your security deposit. We were left the home better than it was found and was responded to as if we trashed the place. Overall, I cannot recommend Henderson Properties based on my experience. Response to their response** In their response they make it seem like there was no pushback from us regarding the amount we received. AS REQUESTED, we sent a PHYSICAL LETTER to contest the errors. There was never an opportunity for conversation as their response was "the charges stand". THERE WAS NEVER A REAL CHANCE FOR US TO RESPOND AS THEY SHUT DOWN OUR CONCERNS WITHOUT REASONING INSTANTLY. Until we left a review, they didn't seem concerned.

Negative experience: DO NOT RENT FROM THEM. Throughout our entire tenancy, we experienced extremely poor communication. If an issue arose in our rental, it often took weeks and multiple follow-ups before we received any response, and we usually ended up addressing the problems ourselves. The one time they did send someone (for a leaky faucet), they entered our home without notice or permission. At the end of our lease, we meticulously followed the move-out checklist to ensure we met their requirements. While we accept responsibility for not covering every single item, we were still excessively charged for tasks we completed correctly. We used the paint provided in the shed to spackle and touch up the walls. Despite this, they charged us over $1,000 for painting, claiming they don't need to provide paint and the color was off. Additionally, they charged us for pre-existing imperfections, such as hooks already on the wall, broken toilet seat covers, and damaged toilet paper holders. Their contract states they will provide air filters every three months, but we only received ONE air filter during our 12-month tenancy. This neglect further exemplifies their lack of adherence to their own stated responsibilities. After moving out, I discovered I had accidentally overpaid in rent. Despite reaching out immediately, it took over two months for them to return the money. Overall, I feel completely scammed and disrespected. This company is unprofessional and does not care about its tenants. Henderson Rental Properties operates with dishonesty and greed, treating tenants unfairly regardless of what their records claim. Their lack of transparency, poor communication, and unjust practices make it clear they prioritize profit over people. This has been the most frustrating rental experience I have ever endured. I cannot recommend Henderson Rental Properties to anyone seeking a place to live. In response to your reply: It’s disappointing to see such a generic response to valid concerns. While we understand move-out instructions were provided, this doesn’t excuse the excessive and unfair deductions we faced. We used the paint you left in the shed to touch up walls, only to be charged over $1,000 for painting because the color was “slightly off.” If that wasn’t the correct paint, that’s on you, not us. You also charged us for pre-existing damages, like hooks on the walls and broken toilet paper holders. Additionally, the contract stated air filters would be provided every three months, yet we received only ONE the entire year. While the contract states tenants must have the carpets professionally cleaned, it was clear the previous tenant had not done this (despite any receipts). The carpets reeked of cat urine upon move-in—a problem so severe we had them professionally cleaned twice during our tenancy. Yet, you still required us to do this again at move-out, even though the carpets were in better condition than when we moved in. You claim to offer a chance to dispute charges, but this seems performative at best. Your responses show no willingness to review our concerns or make a fair assessment. Even if you follow state guidelines, this treatment of tenants is incredibly disrespectful and dishonest. We maintain that these charges were excessive, unfair, and poorly justified.

Initially, I was unaware of the issues tenants had with the company until I heard from neighbors that they left due to dissatisfaction. When I asked the property manager for clarification, they claimed to be unaware of any specific reasons, which raised my skepticism about continuing with them. After deciding to terminate my agreement, I was informed that a lease had already been signed with new tenants. The property manager insisted on delaying the termination for another month, which I reluctantly accepted. However, on the last day of the month, I learned that the property manager had told the new tenants they needed to pay their rent early. This left me in a situation where I was uncertain about when I would receive those funds. While I can't speak to the overall performance of the company, my interactions with the property manager left me feeling mistrustful. Communication was lacking, and I felt my concerns were not taken seriously. Based on my experience, I would advise caution when considering Henderson Property Management.

Negative experience: I cannot give zero stars or I would. This is one of the most difficult and unprofessional organizations i have ever dealt with. After move out, we were denied a large portion of the deposit. We were charged hundreds of dollars for surface cleaning even though we paid a professional cleaning company to clean the house. We provided proof of this. We were also charged for a towel bar that was loose on the wall. It was $265 for the "repair. The henderson technician was previously out to fix this and it we were still charged. They refuse to accept the facts here and I will let everyone know to stay far away from this deceptive company.

Fantastic experience: Becoming a tenant of Henderson Properties was the best decision my family and I. We started our relationship with Henderson Properties about 3 years ago. Up until recently everything was normal. Annual walks, maintenance issues, etc. All were handled promptly and professionally as expected. The home wasn’t so great but it was maintained well by Henderson Properties. We recently had a tree destroy the home. We were distraught to say the least. Although we still had some time with our current lease, we still were in need of a home immediately. Without the help of Shelby, Emily, Jordan, and John at Henderson Properties, we wouldn’t have found a home as quick as we did. Negative experience: Apparently you can’t leave multiple reviews nor reply. But I said what I said ! Never rent from them! They’re unprofessional and my review definitely aligns with others. Those of you that know, knows! And those of you that don’t, don’t risk it. You’re wasting your money and time! Clearly the don’t follow up on maintenance requests! Which I defiantly put multiple in. If the washer ever got fixed then the kitchen tiles would’ve never been messed up from water damage. Other than that, the house was definitely empty when I left. And the trash that was left outside was bulk items, still have my reference number from 311. It’s a waste of time trying to talk to them and waste of energy communicating with them. I stand on everything I said and have proof of every email, maintenance request etc. even the recoding of the last conversation I had with them. They’re rude, disrespectful and unprofessional.

Hello LaQuia - As we communicated earlier, please note that you were not “locked out” of the home but moved out on your own accord following several lease violations reported by neighbors and local authorities. We processed your moveout charges the same we have done for all our tenants for the past several decades and in complete accordance with state law. The reality is you left the home in objectively poor condition, with excessive wear and tear throughout and trash left behind both in the unit and piled up outside on the lawn. We have dozens of photos documenting this and provided you with all the details justifying our charges. Understand that we issue move out charges reluctantly, as it is always preferred for rental units to be left in good condition and security deposits to be fully refunded to our past residents. That said, we are obligated to fulfill our duties as contracted property management professionals to assess move out charges in accordance with state and local regulations, and we do not make exceptions for any reason – including race (which is never considered or mentioned at any point of our application process), gender, etc. The fact is you were provided with exceedingly detailed move out instructions prior to your vacating the unit but you opted not to follow those recommendations. This not only resulted in the charges you are referencing in your defamatory review, but also prevented the home from being rentable to other interested residents for a prolonged period (mainly due to the pest infestation issue that had not been reported). Our records indicate that we very promptly responded to the few maintenance issues you submitted during your stay, admittedly with the exception of mowing the lawn because that was specifically listed as a “Tenant Responsibility” in the lease you signed and agreed to. While we know we cannot please everybody, we do our very best to provide exceptional and consistently compassionate service to all our thousands of residents across dozens of zip codes, year after year. It is therefore disappointing to read reviews such as yours when we feel we had made valiant efforts to help you with your move out. Fantastic experience: Shout out to Anthony, THE plumber for Henderson Properties! My commode had been out of order for over a week, and I was beyond frustrated. Admittedly, I was upset they sent the plumber later than promised, especially since I work from home and can’t afford distractions. But then Anthony arrived. Not only did he diagnose the issue quickly, but he also went above and beyond by purchasing and installing a new, tall commode fit for a queen! He worked quietly and cleanly, without disturbing my day or dirtying my floors and bathroom rugs. Plus, he even loaded the commode I had bought into my car. Now THAT’S what I call professionalism! Negative experience: If you are in the mood to be irritated, annoyed, and pissed off, you have come to the right place. This property management group is, for lack of better words, TRASH. You cannot get on the phone with anyone during business hours, they do not fulfill maintenance requests and then threaten to charge you for things they FAILED to follow through with sending someone to fix. We are paying for a "benefits package" but literally reap ZERO benefits from dealing with these people, because why am I paying $35 monthly but am required to purchase a key fob for our community pool? It goes on though. In the miraculous event that we actually can get in contact with someone at the office, they never can help us and hardly ever know the answers. When they say this, they are then going to refer you to speak with Shelby or someone else like her. Well, still good luck getting an answer in a timely fashion. Shelby will tell you that she will get back with you that day and believe me when I say you will NOT hear from her that day. It is just to get you off the phone. You actually may not hear back from her for at least 3-5 days because she isn't in office for one reason or another. I am so sick of this company and I am literally counting the days of my move out so I do not have to interact with them any further. It is a shame that they are making so much money to literally do nothing. Until SOMEONE with common sense and integrity actually starts to hold HP accountable, Do not bind yourself into a lease with these people. All the awful reviews are not just here for show, they are literally giving you a summary of what doing business with them looks like.

Negative experience: Do not rent ANY property that has Henderson Properties as the Management Company. The repair and emergency services are non existent...took months for appliance repair resulting in water damage etc and still no repairs....They are TERRIBLE.! As per the companys response...lets see. hmm. Washing machine was broke and reported on 01/16/2024. They responded to replace after six months (and 30+ calls) and left the broken washing machine in the living room all weekend with water draining on the floor damaging the carpet. They returned on 07/16/2024 to pick up the old one. They could care less about their tenants...just collecting the money!! TERRIBLE!!!

We handled your original issue submission within 1 business day and received approval from the homeowner. We were able to quickly have one of our Henderson technicians to your property within 48 hours to ensure that you had proper use of a washing machine prior to the weekend. The new washer was successfully installed for you at that time, and understand the short delay was an inconvenience. Fantastic experience: I have been. Extremely pleased with the professionalism and the cooperation of Joe and Grant and the way they help me work through the decisions that I wasn't sure of and that I'm happy that I made. The apartment is very clean and the neighborhood is very quiet and they do screening and so they do a lot of things that help to protect. Other tenants, they want to make sure who is renting from them and I appreciate that too. They to check the backgrounds and and other things. I am very pleased with them and I'm so happy that I'm going to be moving in and it's so quiet and it's secluded a little bit, so I like that I like the way the rental property is and where. It's located is not far from anything. All the restaurants in cherry road and? But I really think I'm going to enjoy living there and I know I'm going to enjoy dealing with Joe and or Grant , the employees that work for Henderson properties ,they are really good. I do I recommend them highly, I can't say too much about them because they're just really outstanding. Thank you so much.

Negative experience: From the day I applied it seemed like the communication was solely on me to get anything moved forward. I have had to contact multiple times regarding any issue with a deadline, or I don’t get a response at all. Moved in with trash outside my unit, looks like a property manager didn’t walk the unit over. Torn carpets. Maintenance request for heat in winter took a week to have someone out. To get any answer on any questions I have to wait multiple days and make multiple points of contacts. It doesn’t seem like a very well structured company for the customer. Out of any property management facility/persons I have dealt with, this company has been the worst. I advise first-time renters to stay away, as your experience will not be matched with a reasonable one. SERIOUS restructuring needed.

Negative experience: As a tenant of Henderson Properties since 2021, I've encountered consistent issues with their maintenance service. It's a recurring nightmare – maintenance requests take an eternity to fulfill. When my stove started sparking, it took three weeks of relentless calling just to get someone to answer the phone. A month later, I finally got a replacement stove. Now, my patio door needs replacing, and it's like pulling teeth to get any action. Props to the maintenance crew – they're fantastic. But the problem lies in the company's horrible communication after the men come out and attempt to fix or repair any issues in the home. Once they leave, good luck getting anything done. I can't wait for my lease to end. No tenant should have to beg for weeks to get basic issues sorted. My advice? Steer clear of this company.

Fantastic experience: I am a CAM for Real Manage and recently used HP maintenance for a community project to replace all the columns for the 44 patio homes in the community. Parker communicated each step of the process along with walking the entire property with the Board President to provide his recommendations and answer her questions. Fantastic experience: I dropped by the Henderson Properties office today to discuss a maintenance issue. I was greeted by John Shivers. John does not work in the maintenance department however, that did not stop him from listening to my concerns and doing everything in his power to assist me. Thanks to John, I received a very helpful and informative call from the maintenance supervisor approximately 45 minutes after leaving the office. John understands that sometimes people need to know they are seen and heard. He is a great listener and his follow through is on point! Thank you again, John!

Negative experience: I am a current tenant. I leave this review because it seems they respond faster to a bad review than to my phone calls or requests for assistance. I have been in the property I rent for quite some time and I have an extensive history with Henderson. I have been with different property managers and the best ones always leave. My calls have been ignored and follow ups nearly non existing. I know I may face further retaliation for saying it but I am truly disappointed by the lack of professionalism, care or concern for my issues. I have left voicemails for a "supervisor" and never got a return call. I called about an issue with being charged $41 convenience fee when attempting to pay rent online and was told that I would be emailed a response and that never happened. I thank God for the owner of the property and I hope he knows how I care for this home despite the service or lack thereof from Henderson. You guys really should treat your tenants better than this.

Negative experience: People should really 1 NOT rent from them at ALL or 2 NOT allow them to manage your properties Any property OWNER with them… disgusting Peppery MANAGERS do NOT answer phones Do NOT call back if a message or email is sent It takes them MONTHS to reach back out. They do NOT fix anything that’s broken, destroyed, not working, etc. the worst rental company ever. They actually should no longer exist! Neighborhoods are the crappiest, most dangerous neighborhoods. Nothing has been fixed ever since I moved in. I went the whole first month with NO heat because they had the basement LOCKED and PNG was unable to get under the house. Tried to use space heaters but the sockets are miswired, any time a heater is turned on the power shuts out. Multiple sockets in my unit don’t work. And I’ve been renting from them for 4 months. No need to even answer the phone or email them or even submit a work order because it never gets done! When I moved in I had to clean COCKROACHES out of closets, the tubs, the home was dusty. But it was too late to violate the lease or even trying to find another place to go without having my kids out in the streets. They wouldn’t even allow us to view the inside of the unit! They are literally the WORST EVER

Negative experience: I was a renter I’ve had a lot of similar experiences as posted by other tenants Maintenance didn’t respond in a timely matter and when they came to do “repairs” - it often made matters worse. Example - a once wobbly toilet turned into a hack job that ended up flooding the bathroom, trading laundry door for two questionably painted wood slabs of different sizes and having to come out twice because they did not see the other repairs on the schedule that I had to follow up on because it took weeks to respond to the first request… Management - barely answers emails and never returns phone calls. We were charged $60.00 for something I still don’t know what it was for and when Joann Nichols reached out to me - she said she notified the accounting department that this was an error on their part. Well…in spite of this…I kept receiving automated messages with an invoice to which I responded to them until I finally I gave up emailing them and called their office twice to leave them voicemail message. Shocker- no response. Fast forward - I’m no longer a renter but that 60 dollars is now in collections. Ironic thing is… despite my less than stellar experience…I wouldn’t have wasted my energy writing this review but I’ll be darned if this affects my credit and maybe this will get them to pretend like they care. Doubt it but hey- if you own a property…consider these reviews and choose wisely before choosing them as your landlord. Henderson seems understaffed, unorganized and apathetic to their tenants concerns

Fantastic experience: The highlight of our experience was with Shelby Purvis. We were in the process of moving out of our apartment, just as Henderson Properties was taking over management of the complex. She was very helpful, polite and willing to work with us. She responded quickly to all of my emails. She met with us in person to answer questions and arrange for us to have a final walk through of our apartment. I told our neighbors that Shelby is the person to contact with questions or problems because she gets things done and she is thorough. We wish you all the best Shelby and thank you again for your great attitude.

Negative experience: Avoid at all costs. Have been in a unit managed by Henderson Properties for just two months and am ready to hire an attorney to legally nullify the lease agreement and get the hell out of here. The place was borderline unlivable when we moved in as THEY DID NOT DO A CLEANING BETWEEN TENANTS. There was literally human waste in the toilets, bugs and cobwebs on everything, human grime in the showers, food and dishes in the dishwasher, and moldy food in the cabinets. There have been unending maintenance issues including: an unusable dishwasher that took them OVER A MONTH to replace, our water being shut off without warning (water as per our lease is paid by the LANDLORD NOT THE TENANT), the emergency after hours maintenance number is merely a smoke screen that sends you to a man in another country who takes down your message and tells you that they will get back to you during regular business hours (then what is the point of an after hours emergency number), power being shut off intermittently without explanation at least once every few weeks for some varying amount of time, plumbing issues with the garbage disposal that was full of rotten food from the previous tenants, and I can’t imagine what else we will have to face if we stay. On top of all this, all communications go through the leasing office rather than the actual property manager of each unit, so there’s no way to directly contact your landlord. You have to communicate with your landlord through the leasing office, which is maddeningly slow in replying and relaying information between parties. Terrible. Getting out of here as soon as I can.

I wish we would have trusted all the horrible reviews Henderson Properties has on here. This is your sign to NOT work or sign a lease with this company. From how the rest of the reviews look.. they will reply to this negative (and public) review with a scripted response, but won’t bother replying to my (private) email complaint! They truly do not care about their tenants.

Fantastic experience: I recently moved from Florida to Rock Hill SC. I rented an apartment through Henderson Properties without seeing it ( my son did). I moved in and started doing laundry as there is a washing machine/dryer. combo, only to find out that the dyer was broken. There were a couple other issues, however, the dryer being fixed was the most urgent. After a couple of phone calls God sent me an angel named Michael Huffstetler. Not only did he fix the dryer ( which is all he was sent to do), he took care of everything that needed fixing and came back the next day to finish. Thank you Michael!

Negative experience: My renting experience with this company was awful. First, they are slow to respond to maintenance requests, and when someone finally comes out, they band-aid the problem more often than actually fixing it. Second, there were large trees in the front yard with dead limbs falling onto my car constantly, and I had to start parking in the street to avoid further damage to my vehicle. After several requests for Henderson to do something about it, they claimed it was "not their responsibility" and never did anything to resolve it. Further, at one point, a huge limb fell during a storm that was almost the entire length of the front yard. It was as big around as a normal tree, and if it had fallen on my car, it would have been totaled. Henderson told me it was my problem, not theirs, and I had to pay someone $150 to come cut up that limb with a chainsaw and take the wood away. So, I lost use of the driveway of the home I rented for 4 years because they would not do the right thing and have the trees trimmed, and I almost suffered catastrophic vehicle damage with that huge limb, all because they avoid taking responsibility. Third, the house was overrun with ants, mice, and squirrels that I paid a small fortune to try and fix, but the house itself is just so old and in disrepair that the pest company couldn't do much without the landlord cooperation, which Henderson said was MY responsibility. Fourth, I left the house cleaner than it was when I moved in, yet they charged me outrageous fees that ate up my entire security deposit. The charges were bogus and grossly overblown as well. For example, $415 to pick up a small pile of leaves that would fit into a typical kitchen garbage bag and trim one small bush, $125 to change a battery in a smoke detector that I had just recently changed in order to make the alarm stop chirping, $70 to remove a single dish from the kitchen cabinet that I forgot to grab. In my 4 year tenancy, I found Henderson Properties to be very lazy, unconcerned, and quick to fabricate "fees" in order to keep your deposit. Yes, I read my lease and yes, I know that these bogus charges are not laid out in my lease. I took photos of everything before I moved out, and the pictures prove that I did what was required of me. Do yourself a favor and avoid this company. There are much better property management companies in Charlotte with nicer, better maintained homes for rent.

Negative experience: Lack of communication, lack of motovation, lack of anything you can think of... Dragging feet to complete the community so they can continue to make a profit from the home owners. It's been almost 24 months and our sidewalks are still riddled with cracks. Our roads have developed massive potholes, which they have patched but have yet to be paved which only allows the potholes to continue to form. Our streets have no illumination, electrical wires are running across the sidewalk... Common area is nonexistent, the grass that isn't on someone's property is bare... 0 out of 10. Would not recommend. I will not. You have the same address, I refuse to remove my post.

Negative experience: Whoever Cheyenne or however you spell her name i been trying to contact her or someone at this co.pany for over a month and i have only recieved 2 emails and one phonecall. No one ever said your not approved or you are approved. But they was quick to take my 75 for the application fee. And i was told no one had put in an application on the house i was trying to rent. Very unprofessional. I will never try and rent with the. And i urge anyone trying to get your house rented out by them to go find another place. They will have your property sitting empty. While they collect application fees. Update.... since i couldn't reply. Pick up the phone and call someone instead of emails. Im not sure the who the numerous attempts was too but it wasnt me. I have all the emails to back it up. I was told this once and that was about 2 weeks ago. Which my application started to process in july. Yes my employer fell short because they suck clearly. But on henderson Property end yall communication need to be better. I been calling leaving messages and this is the fastest respond i have gotten. If you was able to hold my application i still couldn't get in touch with no one. Sooo

Negative experience: My first experience with Henderson has been bad. The Tennant in my rental called me regarding water leaking from the ceiling so I left a message with their answering service at which point I was supposed to receive a call back, this was yesterday. I called again this morning and was once again told I would receive a call back. NO ONE has called back in 2 days so I sent an email… still nothing back. I had a similar issue years ago when CAMS was the manager and they took care of it very quickly. I will update the review once I hear back from them. Update 2/17/23: It has been 2 weeks since the water was leaking through the ceiling. The leak was fixed but we have yet to hear back regarding restoration for the water damage. Henderson continues to provide sub-par service. Update 3/10/23: Despite Henderson’s response on my last update I never received any communication regarding next steps. I only found out from the owner in the unit above that Henderson is trying to blame her water heater when in fact it was the pipe in the wall which is their responsibility. The plumber who fixed the leak did so by repairing the pipe inside the wall NOT the water heater. The pipes are polybutylene and have been failing throughout the community for many years. I am including actual photos of the pipe INSIDE the wall which was fixed. Will continue to update until this is solved. Update 3/23/23: It has now been almost 2 full months since the water leak with no action taken by Henderson to investigate the problem. They are in breach of contract of the CCR’s and the health risks associated with potential mold growth is a display of negligence on their part. Will continue to update accordingly.

Negative experience: Out of frustration I am posting a negative review about Henderson Properties. The experience of dealing with them has been nerve-wracking and unprofessional. No one responds to phone calls and no one returns calls. Every call goes straight to voicemail and it takes months to get any kind of response. Positive experience: Entered an mail for fixing the garage door on a rental, no response. Called and spoke with a very courteous girl. Took all the info and was going to contact homeowner. Never heard anything until I called back. Was transferred to maintenance. They called back within 15 minutes. Made arrangements with Michael and it was fixed within the hour. Very happy. Negative experience: I really tried to be optimistic about renting through here again, as I was a previous tenant..but I couldn’t even get anyone to respond about me and my partner’s application we put in. We spent over a week with no contact, waiting for a response to even hear if we had a chance at the property we applied for. Week two, I started dialing random numbers to try to get ahold of anyone.. Brandon was helpful, who didn’t even work in that sector of renting, and eventually got me in contact with Adam in hopes to get more information. Day after day passed, week after week, to the point where I thought.. well, if you can’t answer your phone, maybe if I swing by I can talk to someone! Nope, I spoke through an intercom to a very short and passive employee who turned me away, but assured I’d get a call in the morning from someone. The call never came. It has been a month now, trying to communicate and get a refund for our applications that were not processed. I understand that you all are short staffed, I really do feel for you, but it’s completely unacceptable to charge a $75 application fee per person, encourage the applicants to call and make sure the unit is actually available, state that you have a 3 business day processing time, and then GHOST us. I can tell by your google reviews this is not the first time it has happened. I gave ample time before submitting this because I really wanted to see if there was a solution - as the last time I spoke to Cheyenne (June 7th) she said she was looking into a refund ASAP. I have not heard back from her or Adam. This is really, really upsetting. If someone can please reach out to me that would be greatly appreciated.

Negative experience: What are homeowners paying for??? Where are our association dues going? Who is on the board? When are board meetings? This block of townhomes has been here for 34 years and the roof has never been replaced. We have serious exterior maintenance request and you all do nothing. I personally am very frustrated with Henderson Association Management. Homeowners here deserve better. Someone was just here on Friday March 24, 2023 all of 10 minutes, climbed a ladder at Fair Wind Lane and pushed in a piece of the hanging gutter, descended the ladder, returned to his truck and left. Is this just patch work that you’re doing? Aren’t we entitled to the full services our HOA dues are meant for? We need a roof.
