Fantastic experience: Tammaria Boyd and her team are absolutely amazing. We are fostering 3 little girls and wanted a bigger house for them and Tammaria worked so hard to get us in for Christmas so we was able to surprise them on Christmas Eve! Fantastic experience: Today has been an amazing day. I did have a situation going on. Just like the rental people have a job to do and handle. Well as a tenant I have a job to actually stay in the property. Well, with communicating and expressing my frustration to Tammaria Boyd and Marlon Wright they did their wonderful blessing diligent work which allow me to stay in the home that I’m in without having to vacant. When i received the great news i burst in tears immediately because this situation has been very stressful, especially being a mother of a special-needs child. I have a lot on my plate and they were able to At least help what i was dealing with from a tenant standpoint off my shoulders I can now enjoy my home. Thanks to the owner of property, Marlon Wright and Tammaria Boyd having a stable living conditions for my for myself and family was in their best interest.

Fantastic experience: There was a situation with new tenants at our property and Marlon Wright stepped in personally and made sure the situation was handled appropriately without letting it escalate. I appreciate the care and prioritization of the safety of the home. He made sure there was no damage to the property and secured the house, visiting the property everyday to assure me that the situation was handled. Negative experience: Do not work with these people! I signed a contract with the Atlanta branch and they failed to fill my properties for two months then sold the contract to another management company who refused to honor it. Then they decided to bill me for charges beyond the deposit that they had already collected. They cost me over $10,000 in rent for 4 doors and I’m back at square one just like when I started with them. You have been warned, these guys are crooks!
Travis - As discussed, we don't put just anyone who applies in our owners homes. We vett all applicants in effort to create a positive and profitable tenancy for our owners. Many PM firms don't screen applicants to the level that we do thus putting owners and their asset at risk. We billed you for utility bills that you are responsible to reimburse us for. we do not include free utilities to our owners and the properties we manage. The statement that we are crooks would indicate that we made a financial gain from you when we actually earned zero dollars. The rental market is very competitive so i understand your frustration however your claims are baseless and inaccurate. We wish you and your properties the best.

Negative experience: If I could’ve gave zero stars I would if you are thinking of renting from this property management please be aware look somewhere else the maintenance is a joke and very unprofessional they won’t fix anything and then they blame it on the people who is renting the place as soon as my lease is up I will be looking for another place who actually takes care of their tenants

Positive experience: Floor replacement completed satisfactorily, pending resolution of several issues (furniture damage & resulting floor gouges; exposed carpet blue in MBED closet; transition strips not straight). Crew was very punctual, hardworking and installed luxury vinyl plank flooring with no issues. Crew leader Mike Daniels was very responsive to my inquires, & is coordinating warranty work with his office. Two-day installation was surprisingly dusty...would like to have known this in advance, so I could have covered my items. Wall repair (patching, painting) and blind installation completed satisfactorily, however white blind does not match recently replaced silver blind on the first floor. Technician indicated silver was too expensive?

Negative experience: Haven’t been in my home for a month and I am regretting renting through them. A major change is needed with maintenance. Sitting in a house with leaking AC unit and ceiling falling down!!! Having to turn off my AC during one of the hottest weeks because no one can get out to the home. Getting the run around when calling in. And this is just the recent problem
Jamir - Your work order was addressed timely. I do understand it is hot and uncomfortable however, it's not uncommon for and HVAC repair to take 1-2 days.

Fantastic experience: My girlfriend and I have had a great experience working with Tammaria Boyd (Assistant Property Manager)! We reached out to her about a rental that we wanted to tour and she got back to us with information the same day, and we met with her for the tour the following morning. She was super professional, kind, and informative. She answered all of the questions we had and walked us through the process that we were unfamiliar with. Additionally, all of this was taking place right before the July 4th holiday weekend began, and while plenty of other people started their extended weekend early, Tammaria was still getting things sorted out for us to make sure we were taken care of. We greatly appreciate her service and highly recommend anyone working with her as well!

Negative experience: Bottom Line are thieves. They have literally stolen money from me the owner and the tenant. I have fired them because they advised me to turn off my alarm system so they could show the house. The house was broken into and they did nothing about it for 24 hours. They didn’t call the police, they didn’t secure the house and did not help me in any way. The tenants were moving in a found the house vandalized. The tenants informed maintenance and maintenance informed me by email and photos from the tenants. My point of contact there did not even know about this and never called me back after our initial conversation. Bottomline then did nothing else. They did not speak to the tenants or send anyone over to secure or work on damage control. I ended up having to come to Charlotte and handle everything myself. They did send someone to place a board over the broken window in the back door, but this person cut the wood inside the house that created a bigger mess. Then drilled the board into the door destroying the door. After firing them, the new Property Management company informed me Bottom Line did not collect a deposit from the tenants and left me completely at risk. We are not sure they even did a background check. Bottom Line will no longer respond to my emails and still has not returned all of the money they own me. I did get an email a month later from them requesting me to pay a negative balance. They don’t even communicate internally to one another. Do not work with this company.
Joshua - Your claims are baseless and preposterous frankly. We advised that we use a lockbox showing system that the majority of PM companies use to show properties and that any alarm systems cannot be active. We reacted quickly to secure the home despite your claims. We also worked with the tenant to accommodate the them and the situation. Regarding screening and the security deposit, we have a detailed screening process and offer a traditional security deposit or security deposit insurance program to tenants. Thus particular tenant chose to use the security deposit program which covers the owners ore than the traditional security deposit would. We offer this to tenants for the benefit of the owner. You were also refunded any funds due to you timely and accurately.

Negative experience: I have experienced significant issues with the property management company since moving in on May 1, 2025. These include a lack of electricity upon move-in due to their failure to coordinate with Duke Energy, a unit that was not properly cleaned, a malfunctioning refrigerator resulting in food spoilage, and a washing machine with irremovable mildew. These issues have caused considerable inconvenience and financial loss. The property management company has demonstrated a severe lack of organization and responsibility.
Hello Rachael - It's the responsibility of the tenant to have utilities connected prior to moving it which is what is stated on your lease agreement. We would not coordinate this for you as you would need to get utilities on in your name. This process is sated to you prior to moving in. We only market homes that are clean, safe and functional. The home was in this condition when you toured in which is likely why you rented it. If there was any dirt found after, it would simply be from tour traffic. Washing machines to collect mildew if not run regularly. This was a simple fix that we walked your through. we hope that you are now enjoying your home.
Positive experience: We've recently moved out of our BottomLine property and things did get worse during our time there so I'm updating my review from 5 to 3 stars. Contributing factors was that it seemed BL had turnover and lost a number of the people I shouted out in my initial review. The biggest issue came with maintenance requests and communication in general. An example, our fridge broke and, after taking 3 days to come out, BL's repair company said that it would take 8-12 business days to get the part & repair and quoted the owners upwards of $1000. I worked directly with the owner, found a reputable repair company that day and they completed the repair for half the price. They don't have the urgency you need when day to day appliances or things go wrong and suspiciously use never-heard-of-before companies to over quote the owners for repairs. Something to keep in mind for both owners & renters... Some vendors they used were better than others and repairs could be done in a timely manner - my reason for not knocking additional stars off. (previous review) After a few months in our rental home we’ve had a great experience with BottomLine. A few shoutouts, Yessi who helped us throughout the lease signing process, was attentive, and made it smooth. Ally, the property manager has been on top of everything and can point us in the right direction. Dawn and Poly with maintenance have been very helpful. Our house is pretty old but BL worked to get it in good shape and we’ve really liked the vendors they use for different maintenance requests. The team seems fairly small, and they’re often quick to respond, sometimes it can take a few outreaches to get assistance or the ball rolling but they’re quick on bigger issues (not that we’ve had that many or anything too extreme). Probably missing some people who’ve been supportive but I honestly think everyone we work with there cares and is trying to help us out. Would update if our positive experience changes but right now, we look forward to continue renting from them! Thank you BottomLine staff!

Negative experience: I own 4 homes previously managed by BLPM. BLPM used to be good but the rent 1-2 years their operations has been off track. They’d put whoever in your property and result in eviction and high cost of turnover due to the damage to the house. I ended the contract with BLPM this year and still haven’t received the rent for December 2024 for one of the properties.

We cannot say enough about her professionalism, attention to our likes and dislikes, and treated us like we were her only clients when we know there are several properties she manages. Negative experience: I rent a property with this company and I want take 2 minute, to explain how much I'm disgusting with this company..... I rent the property in November 28 and from the beginning I start to have many issues, the personal in charge to this company in particular both manager Scott and George they are very unprofessional, this guy by the name Scott he blocked me by phone, the guy by the name George I sent him the email in copy with other people working there, and he never answer me, the email regarding many issues I have in the property, about the dryer about the HVAC, and the last one in the December 20th in my master bedroom the wall it's cracked completely and I sent pic and video, and at today nobody came to fix the property, also mate things happening to this property and they don't take care about the tenant, won't answer at the phone o by email...... Giovanni- I have researched your complaints and have concluded the following:
The Dryer is not working - You reported the dryer was not functioning properly, the owner approved dispatching a vendor to assess the situation. The vendor recommended replacing the dryer as it was not cost-effective to repair. The repair estimate was forwarded to the owner. The owner approved and scheduled to have the new dryer delivered however you were not available until 10 days after that which delayed the installation time.
Heat it not working - You submitted a work order Dec. 23rd, 2024. You were not available to meet the vendor until January 11th and the work was then completed. We cold have repaired the unit much faster if you could have offered more availability or allowed us to enter with you absent.
The corner of the bedroom has a crack. - You summitted a work order on Dec. 23rd and is was not scheduled for repair because you were not available to meet the vendor until Jan. 11th, 2025. After review, we concluded that this may be an HOA issues and reported it to them. January 16th, the HOA deemed the work to be owner responsibility and informed the owner. Owner then approved the work and we scheduled the vendor with you however you were not home at the time of the appointment. You then rescheduled with the vendor to show up on The tenant requested for this to be rescheduled on the 20th as you were out of town.
We do our best to address maintenance issues asap but when the tenant request to be there, it can delay the process.

Negative experience: Allows their property manager Melanie Millard of Trenton Mills Loft to belittle previous tenants, when asking for previous mail potentially there (which is a federal offense to withhold). She has a lack of communication, is aggressive, and does not offer more explanation when asked. She reflects poorly on this company. Edit: Email has been sent to the company to review her conduct. The response from the owner here as you can see does not even address this and is a further reflection of the company.
Christy - As mentioned on our email, we cannot check or hold previous tenant's mail. As suggested, its best to forward tour address with all mail carriers.
Negative experience: Do not rent from this company. I moved out of a property they leased in August. Left the property in perfect shape and paid $250 to have the property professionally deep cleaned. While I was a tenant, I replaced the kitchen appliances with a brand new LG set, replaced the washer/dryer with a brand new Samsung set, added professionally installed luxury vinyl plank flooring on the third floor since they refused to do anything about carpet on the third floor that had red stains. I also added over $600 in audio video improvements to the unit to accommodate flat screen tv’s and surround sound. In total the sum of these improvements was over $12k of which I provided receipts for and only asked for my security deposit to be returned. All appliances were less than two years old and were left in the unit upon vacating. After vacating the property almost a month ago, they refuse to return my $2700 deposit and refuse to respond to me. I was also verbally attacked by an intoxicated landlord when asking for my deposit back. While I was a tenant there were also multiple occasions of the AC not working and they took several days to get someone out there. Lastly, there was water damages due to a hole in the roof that nobody had looked into since Tropical Storm Debby passed through. As someone that works in the professional services industry, I’m amazed companies like this are around.
Mike - Thanks for this information however any repairs made to a property will stay with the property. You have not received information about your security deposit because you just vacated on August 16th. We have 30 days to reconcile the security deposit. We have not refused anything to this point. we will certainly reconcile the security deposit in a timely manner. It should be noted that the property owner let you end your lease term early without penalty.
Fantastic experience: As an owner, I highly recommend this management company for its professional, experienced, effective and thoughtful team and their amazing service. Yassi is the leasing manager, she patiently and professionally answer all our lease related questions in a timely manner, and organizing the team members who are involved as a group to make sure all on the same page. This is an amazing smoothly run team who works hard to make sure all aspects involves are in good hands! They listed my house beautifully, within two days, house rented out to a highly qualified tenant (s). Their management price is fair, competitive and transparent! I deeply appreciate and believe that, my house is in good hands to manage by this great company!

Fantastic experience: Edwin and Yessi are great to work with, responsive for any matters regarding your property and get your properties listed quickly and give real time suggestions on pricing and incentives. Bottomline manages two of my properties for a reasonable monthly fee and I would recommend them to any owner looking to rent their home but don’t want the hassle of dealing with finding tenants and dealing with repairs etc.

Negative experience: As a renter , This company changes office staff quite frequently and anytime I have a concern or are requesting information, etc. they take days to respond to my email if I receive a response at all. No one is ever available to answer the office telephone during office hours . I always end up having to follow up with two or three emails. I do not plan on renewing my lease.
Latifah - 90% of our team has several years of tenur however we hav erecently had some turnover in effort to better ourselves and the service we offer. Anytime there is change it does take a few weeks to train and learn systems. Thank you for your patients.
Negative experience: When me year lease expired the contract specifically stated that I would automatically be renewed for a month to month contract with an increase on my rent. I was over charged more that $100 dollars. When I called they said I no longer had a contract and that the landlord can increase however much they wanted. I went back and showed them what the contract stated. The company said that after a year the contract was over. Long story short they finally acknowledged their mistake and 3 months later I am still waiting for my check. Secondly, the company wanted to keep more than $600 dollars from my deposit. One item was for garage door openers that I never received. There was also other ridiculous charges. I eventually received all of my deposit. While I was renting the microwave broke in March. They have this portal for tenants to submit service request. My partner was contacted to pay for the service as if he was the landlord. I was told someone would come fix it countless times. When I finally moved out in May the problem was not solved. I would not recommend this company!!!!!!!
Maria - At the end of your lease agreement, it does fall into a month to month lease if you do not renew however, there are month to month fees and rent increases that can accompany this. You would have received a renewal/month ot month notice explaining these details. Regarding your security deposit, we claim damages based on NC law.

Positive experience: Found a property in an unexpected way but was very happy to find it. Communication was horrible with application approval, lease signing as well as specifics of the home. However, all of that turned around when I just so happen to meet Ms Tammaria Boyd. She made sure to follow up on my questions so that I got results! If it had not been for Tammaria Boyd I probably would have found some place else to move!

Negative experience: Pros: The team was always courteous and polite. Their portal login was clear and easy to use. Cons: Contradicting communication at all times and what seemed to be a lack of care about my case. - There were multiple instances in which I was told to expect one thing, but then something completely different was done. - The lockbox was not taken off in a timely manner. When I emailed 30 days after the cancellation notice to let them know it was still there, ("Would there be an ETA on getting the lock box off my door") the response was "the lockbox should have been picked up already please advise if it's still located at the property." It's frustrating to be disbelieved by people in whom I am placing so much trust. - It took almost 60 days after cancellation and multiple email attempts to get the money that was owed to me. Any time I emailed asking for an ETA, I got a different answer about how/when it would get to me. It was finally refunded. Note: There are multiple emails to back up these claims.
Eve - We pickup lockboxes regularly and normally within a few days. Regarding settling your account, there are steps that must be taken to close out the lease and your portfolio. Unfortunately it can take more time than desired especially if there are unpaid invoices that the owner may still owe. We wish you the best!
Negative experience: I am a property owner and have had the WORSE experiences! I don’t understand where the positive reviews are coming from. They are unresponsive whether you email or message them in the rental portal. I have also called and left voicemail messages and messages with front desk and never receive responses. I got the runaround on when the first months payment would show up in my bank account. The 2nd month, I was charged extra for expenses that was were not in my contract. I emailed and it took a few days to get an email response saying someone will look into it and contact me back. They never contacted me back but I went in the portal about a week later and saw the amount was corrected. Never got a response back or an explanation. During the marketing period when home was listed, i randomly dropped by and saw electricity was not on, which could be the reason why it took longer to get it rented out. There are too many other situations to list all.
Tiffany - It certainly seems that your experience was not what you desired. Our Google reviews come form our customers just like you. Your review however seems to be an outlier of the majority so that is unusual and irregular for us to see. We have several team members that answer the phones and check voice mails daily so i cannot see how your calls specifically we not returned. Regarding our fees, we only charge what is listed with in Property Management Agreement. If we were to ever credit an owner funds you would most certainly hear from us. For the electricity claim, during onboarding a new property, one of the question is "Would you like Bottom Line to turn on utilities". We react to how this question is answered. It's quite simple really so i would say that this was not communicated correct to us.
Fantastic experience: The team and staff at BottomLine Reality works for you. Tammaria B. and Yessi listened to what I need and found me the perfect home. Maintenance responded quickly to fixing the smoke detector as well. If I could give more stars I would. The quick responses, the professionalism, the positive energy is amazing. Fantastic experience: I definitely recommend Bottom Line Property Management as an owner. I rented my townhouse through them and it was done in very professional manner. They took care of everything from leasing, security deposit, maintenance etc. Special mention to Edwin (pic attached) who is an absolute gem of a person and went out of his way to answer all of my questions and make sure that my property was rented in time. Fantastic experience: I've had a great experience leasing a new home with Bottom Line PM! Yessenia Cordero and her team were quick and thorough in explaining the process and getting me into the home I wanted. I only wish I'd started with Bottom Line. I've had PM's take my money on homes they knew were off the market, just to try and push me in something else I didn't want, wasting my time and energy. Thank you Yessenia for getting me into the home I wanted relatively stress-free! I work in a industry where I often help clients find temporary housing while their primary home is repaired. I understand how frustrating the process can be. It can feel invasive and intrusive. The requests and requirements Bottom Line asks of their applicants is standard across the board for all PM's! If I had to guess, any bad reviews are likely more to do with someone's frustration over the process than the people. I'd have no problem recommending Bottom Line to my clients for their housing needs!

Negative experience: I'm not understanding what's taking so long with them choosing an applicant for a place. I'm not sure if there stalling time or trying to make money off applications but this is ridiculous how long of a wait it is to hear about if your approved or denied. The same rental property been up for 2 months and no tentant has been chosen. At this point I don't even won't the property.. have to do better. Some people have deadline move in dates for a reason. It doesn't take 3 weeks for a application process. To much stalling going on.
Hello Morgan - It normally takes 1-3 business days to get background screening results. We don't have you in our system as an applicant. You must formally apply online at www.rentbottomline.com. Could you have possibly applied with a different company?
Negative experience: I find it hard to write horrible reviews simply because I enjoy giving businesses the benefit of the doubt but please if anyone reads this DO NOT WORK with this company. The staff is unprofessional, unresponsive and lack basic customer service skills. I do not believe anyone works at this company and it’s simply a front to take your money. Please note I used this company for their services to rent my home and due to my tenants constant complaints I terminated my service and I’ve had the pleasure of realizing why they were constantly complaining. It is almost 2024 and for the past four months I’ve had to send constant emails requesting them to close my account, refund my opening deposit and refund my tenants security deposit. As I write this I am still waiting on a response. I do not trust this company, I would never use their services and as mentioned I do not recommend them for anything. Truly a 0/10 and I am strongly convinced the great reviews posted are bots. Updated Review for January,2024: I will reiterate again seeing that the owner has the time to respond to my review but are still ignoring my emails and owes me money. Their response is a lie - Cassandra is an extremely unprofessional and unresponsive employee and I cannot wait to cut ties completely with this company. Unfortunately that is not possible because they are still mailing me a check since October,2023 and refuse to use any other payment method - though they were never once made via check. Please note “owner” if you take the time to respond again and not to my email I will post the emails here. I refuse to continue to allow business people to do the cruel work they are doing!

"We have emailed you your final owner statement, which as also been provided via the owner portal, as well as a copy of the tenants ledger. Your account has been completely closed out and you have a zero balance. We also issued the final disbursement to you, on November 2nd 2023. We do not have any more funds belonging to you or your tenant, as shown on the statement and tenant ledger. We have disabled all notifications from us for you and have removed your tenant from our systems here."

Fantastic experience: Edwin Palacious MAKES THE DIFFERENCE!!! Sadly we live in a society where most people exist & perform in the realm of mediocre! But every now & then you come across someone like Edwin that goes beyond the level of excellence that helps you to truly understand what the acronym GOAT means! The conditions of my relocation was stressful enough but when I walked into a house with many unpleasant surprises I was completely ready to file a complaint with the BBB; however, Edwin went BEYOND superb to resolve every issue I had even tho it wasn’t necessarily his job to do so! Within hours he sent a cleaner while I was still unloading the U-Haul. Within hours multiple vendors had contacted me to address my other issues within 48 hrs. No matter what time I texted him and what the question or concern was he responded within minutes! The company is lucky to have such a gem!!! And I’m beyond grateful how he improved my situation without hesitation! If only the world had 100 more people like him, it would be such a better place! Thank you Edwin for being amazing! Fantastic experience: Jake has been so wonderful in ensuring that our AC issues were fixed. We were told it may not be fixed until Monday (3days from now) after we had already been without it for a couple days. We explained we had a baby and simply could not wait any longer. We had already talked to several people before getting in contact withJake(we were getting the run around) and he really took initiative to make sure our AC was fixed today, which it was. Negative experience: Bottom line property management is true to their name. The very bottom of the vertical line that is customer satisfaction. I've had the WORST experience with this company. Started with not being able to upload supporting documents using the website "file too large". They emailed me the lease the night prior at midnight and then questioned why I hadn't signed it the following morning. On my move in date, I was given the wrong code and was stranded outside my own apartment for 40 minutes before they decided to answer my call. Extremely unprofessional communications ignoring phone calls and requesting text message communication only. Then they threatened to change the locks and terminate my lease when I was unable to pay them because of their resident portal not working properly. 0/10 DO NOT RECOMMEND!!!
After researching, we found your comments to be inaccurate. Its true that we needed you to sign your lease prior to move in. You will find that to be anywhere you rent. Also, we will never give a resident an access code prior to them paying rent. We didn't offer you the code earlier for this reason. Regarding rent payment, it was your user error which caused you not to be able to pay your rent online.
Fantastic experience: Lillian and Silvia are simply AWESOME!!!!!! I was having issues paying my rent through the portal and at Walmart. Not only did they stay on the phone with me, they walked the Walmart rep through the payment process until the transaction was successfully completed. THAT IS GREAT CUSTOMER SERVICE!!!!! Negative experience: I would highly suggest that everyone avoid renting properties from this company. I was recently switched over to them after renting from a private landlord for over two years. When I was switched over, the previous property manager did not inform me that I needed to switch the auto-pay for my rent to a different platform (I had no idea who the new property manager was...until). BottomLine immediately charged a $60 late fee to my account and threatened me with eviction via email, all before I even had access to the new website. So you don't bother to send any welcome email, but they WILL send an Eviction notice and collect a late fee. They have added $200 in fees alone to my monthly rent. These fees DO NOT go to the actual property owner. Bottom Line pockets all this. They have THE MOST fees, just random fees that they enforce to profit off renters. Lets not even get into the terrible customer service on the phone, maintenance and overall laziness of this company's employees. And now, the most recent situation...I received a new lease agreement from them right before thanksgiving which included the amount of my new monthly rent. Would you believe they have increased that amount by $140 in just the last 3 weeks. I'm having the hardest time understanding WHY THEY WOULD DO THAT. My new monthly rent went from $1330 to $1479....with no explanation, no warning that it might increase if I didn't sign my lease within any specific amount of time. I would never, ever recommend any of my friends or family not even a stranger to rent from Bottom Line. They are doing the absolute most to profit off not only customers, but the actual owners as well. OWNERS --- DO NOT USE THIS PROPERTY MANAGEMENT COMPANY IF YOU WISH TO RETAIN ALL PROFITS AND RESIDENTS. So I'm unfortunately locked into a 12 month lease, after having the absolute worst experience with this company in just the last 4 months and I'm sick. I will be purchasing my own home within this time and warning everyone against BottomLine Property Management. Look at the 1 star reviews and how they are responding to customers...people that are having or have had a legitimate experience with this company and that will tell you all you need to know. Look at the reviews they've hand selected to publish on their website to understand what they are promoting to the public as legitimate versus the reality that they are a terrible company to consider renting a home from. I absolutely hate this company.
Hello - We do send out welcome letters so we are unsure why you would not have gotten one. Or did you get one as you mentioned "welcome letter" in your statement. Was it unclear? Regarding the rent rate, we were instructed by the owner to renew at the rate you received. Many times we do not choose the rate, the owner does then we simply communicate the information to the resident. In this case the rent was far below market value so the owner decided to increase it. As of today we do not have a signed lease agreement locking you in as mentioned in your statement. You do have an option to give a 30 - days notice instead of signing the renewal.
