Negative experience: I am extremely disappointed in how this company has handled our issue with a broken toilet. We are now on day four or five waiting for it to be fixed! The plumber they use is as unprofessional as they come. They have either not shown up or shown up way after the window they were supposed to (at which point we were at work)or were not able to be reached. When I had inquired about a different plumber in the beginning of all of this, their response was, “We would rather not call someone else because they can be a bit pricey”. They obviously care very little about their tenants or if they are inconvenienced, let alone the time frame to have an issue handled.

We would like to clarify that this home has multiple bathrooms and the issue involved one toilet. Because additional bathrooms were still available and in working condition, this situation did not meet the criteria for a maintenance emergency. Even so, our team worked to prioritize the repair and resolve it as quickly as possible.
In reviewing this work order, the original appointment scheduled for March 3 had to be rescheduled when the assigned technician unexpectedly called out. Our maintenance coordinator reached out to arrange a new appointment and also attempted to bring in an additional external plumbing vendor in hopes the issue could still be addressed the same day. When that vendor was unable to make it, we rearranged another Ascend technician’s schedule to prioritize the repair and placed the home on the first available appointment the following morning.
We always expect professionalism from our vendors and our team, and we also ask that communication remains respectful so our staff can effectively assist in resolving the issue. Please feel free to contact our office if you would like to discuss this further or have any additional concerns.

Negative experience: I normally don’t write reviews, but after dealing with Ascend Property Management for an extended period of time, I feel it’s important to share my experience so others know what they may be signing up for. From the beginning, communication has been a major issue. Phone calls go unanswered, emails are ignored, and follow-ups are rarely acknowledged. When someone does respond, the tone is often rude, dismissive, or clearly uninterested in helping. Instead of addressing concerns professionally, it feels like tenants are treated as inconveniences rather than paying residents who deserve basic respect. Two individuals I’ve had repeated interactions with—Megan and Gisela—have consistently demonstrated this lack of professionalism. Conversations with them often feel rushed, unhelpful, or outright dismissive. Questions are brushed off, concerns are minimized, and there is little to no effort made to actually resolve issues. Rather than providing clear information or solutions, communication frequently leaves you feeling ignored or talked down to. Maintenance is another ongoing problem. When maintenance requests are submitted, they are routinely delayed and pushed back weeks at a time, regardless of the nature of the issue. There is no urgency, no proactive communication, and no transparency about timelines. You are left waiting with no updates, no explanations, and no reassurance that the problem is being taken seriously. In some cases, it feels like requests are intentionally delayed as long as possible. What makes the situation worse is the complete lack of accountability. There is no follow-through, no ownership of mistakes, and no sense that tenant concerns matter. Even reasonable requests are treated as annoyances rather than responsibilities. This creates unnecessary stress and frustration for tenants who are simply trying to live comfortably in the property they pay for. Overall, Ascend Property Management gives the impression that once they have your lease signed, tenant satisfaction is no longer a priority. Professional property management should involve clear communication, timely maintenance, and respectful treatment of residents. Unfortunately, that has not been my experience here. I strongly urge anyone considering a property managed by Ascend to read reviews carefully and think twice. A home should be a place of stability, not constant frustration caused by poor management and lack of care for tenants.

Fantastic experience: As of today I stand CORRECTED and have to eat my words, from my frustration I have a moment of clarity as Ascend pretty much catered to me to get me in a place. They got me in a place in 2hours from talking to Stephanie as I was not the most enthused tenant they made it pivotal point to get me in a place today being the previous apartment was not available. This tenant stands corrected as of by closing day i have a place in a great area and the apartment is spotless smelled and look very clean and well maintained. Negative experience: I was told my unit was ready and it wasn't at all, and exscuse after exscuse about the unit being ready as I moved here on the word of a agent or whomever answers the phone at this property. Unfortunately I'm bound to this unit that doesn't seem to have any date of completion. If I wasn't bounded by my deposit I'd find somewhere else to live as this rental company is unprofessional and exceptionally incompetent if you are to rent from this company make sure you go in to check the availability of your choice of apartment as it probably isn't ready and you'll be told anything just to get you off the phone I regret that I chose this company as I believe I could've done better somewhere else.

You were advised of the anticipated availability date of January 12, and you were also offered the option to transfer your application to another available unit if your timeline required immediate occupancy. It was also made clear that if you chose to proceed and wait for this specific unit, the deposit would be non-refundable.
During a recent walkthrough, additional items were identified that needed to be completed prior to move-in to ensure the home met our standards. Our team promptly contacted the owner to address those items and is actively awaiting confirmation so we can provide a final update.

If you have not received a summary of how your security deposit was applied to tenant responsible charges, or if you have not received any information on the status of the return of your security deposit then we likely did not have a correct forwarding address on file or the information was mailed and never returned to us, and we assume those summaries are received by the tenant. Negative experience: The staff here are so incredibly rude. I am apparently inconveniencing them by asking for the status of a repair for a huge water leak in the wall from a maintenance request a week ago. I have been unable to use my new washer and dryer and still going to the laundromat. The girl slammed the phone in my ear because I asked her to stop speaking over me in the conversation, she just kept telling me I have to wait for someone to call me back. The maintenance request is still unresolved.
Hello, your maintenance request was submitted and promptly forwarded to the property owner for authorization, as required. Because this issue did not meet the criteria of a maintenance emergency, we are required to obtain owner approval before proceeding with repairs. As this occurred just before the Christmas holiday, it unfortunately took longer than usual to receive the owner’s response. We understand that waiting is frustrating, and we were actively following up during that time.
We would also like to clarify that there was not a water leak inside the wall. The issue involved a component that required replacement, and even if the appliance had been turned on, water would have drained properly through the appropriate line. Once owner approval was received, the necessary component was ordered and scheduled to be replaced as quickly as possible.
In addition, our team made multiple attempts to reach you by phone to provide updates. We were unable to leave a voicemail due to your inbox being full, so our maintenance coordinator sent a text message to ensure you were kept informed about the status of your maintenance request.
We value respectful communication on both sides and remain committed to resolving maintenance issues as efficiently as possible within the approval process required by ownership of the property. Negative experience: Bakersfield, CA Property Management An owner that is not available. An office manager who exhibits no experience with de-escalation or customer service as evidenced by my frustration even after the phone call. An office that has no communication as evidenced by various emails where one does not communicate with the other. My tenant explained that they were not happy with the service. Now, experiencing this first hand ( one month in)- I am extremely dissatisfied, disappointed, and frustrated.

The recent concern involved a plumbing issue reported by your tenants on October 30. After reviewing reports from both your plumber and ours, it was determined that the blockage likely developed prior to the current tenants’ move-in on October 6. Because of this, the tenants will not be held responsible for the repair as it would be unjust to do so.
We understand that unexpected maintenance costs can be disappointing, but as part of owning an investment property, certain repairs must occasionally be absorbed by the owner. Our goal is always to handle these matters fairly, based on clear documentation and professional recommendations.

When your initial application was submitted, it indicated that you were currently unemployed and did not have any rental history. In accordance with our company policy, applicants must have at least one year of verifiable rental history; otherwise, a qualified co-signer is required.
After we spoke by phone, you explained that you do, in fact, pay $500 in rent—sometimes in cash and sometimes by bank transfer—and you later submitted a second application including that information. Unfortunately, because our policy requires rental history to be independently verifiable through standard documentation or third-party confirmation, we were unable to confirm your rental history based on cash payments alone.
We refunded your second application fee in full and communicated by both phone and email about the next steps, including the option to proceed with a co-signer.

Negative experience: I was looking for an apartment and didn't have a lot of money to pay a bunch of property for companies. I chose the one that had the most properties that fit what i needed. It was Ascend. I paid them 50 dollars in order to run a credit/background check. Which, btw, i ( as well as any of you)could have done for free. I received an email the next morning saying that I had given them the wrong ss# so could I please fill out a new application, oh and FYI? We won't be returning your$50 because this wasnt our fault. So i let them know that I was very dissatisfied and I wanted to see where I had entered the wrong ss#. So she sends me the document...my ss# was correct. So when I emailed her back letting her know that I had given them the correct ss# and that I noticed how, in the area where they entered my ss#, there was a bunch of x's( making it impossible to tell what they had typed), nothing. Crickets. So I went to Clemmer and Company. Best decision i could have made! EDIT: so someone did call me back. She called because she saw the review and wanted to 'explain' what had happened. She didn't explain anything. What she said was that it was the 'systems' fault it was the system that charged me $50 to NOT run a credit check ( which, once again, I could have provided for free), and it was the 'system ' that won't allow them to refund my $50. Anyways I couldn't listen to this woman(Janine)? say the word system anymore so I hung up. She was condescending in a way that made me laugh. Maybe next time you want someone to take down a review, you don't send in your weakest player. You know what would have caused me to take it down? $50. Do(BE) better Ascend. And in response to your desperate attempt to justify keeping my money for doing nothing? Methinks she doth protest too much. I'm done.
Hi Lori, the application was kicked back to us because you did not enter a physical residence associated with your other personal information. We cannot alter any of the information on your behalf, as you verify that it is all true and correct for our system to process. Credit and background checks that are soft inquiries are typically free or a lower price to you as a consumer, but as a business, running a hard inquiry is more costly in time and technical fees. Janesse did try to go over this with you on the phone, but she mentioned that you were quite upset and terminated the phone call. Glad you are having a good experience elsewhere, the priority should be finding you a place to live once proper identifying items are obtained. We wish you all the best!
EDIT: if you can’t comprehend, and won’t listen to a person giving you an explanation of what you may have done in error, we simply ask that you don’t project individual incompetence or embarrassment onto our company. Our leasing agent is an incredibly kind hearted human being, and most certainly should not be called “weak” for treating you as an equal. A respect which you have not offered anyone at our company. Fantastic experience: i’ve lived in a lot of rentals, but my experience with ascend has easily been the BEST. my AC went out during one of the hottest weeks of the summer (in bakersfield RIP). I submitted a maintenance request expecting to wait a couple of days but to my surprise someone showed up just a few hours later. They got the AC working again that same day!! Since then, every maintenance request has been handled just as quickly and professionally. It’s rare to find a management company that’s this responsive and genuinely cares about its tenantsbut with ascend ive felt taken care of since day one

Negative experience: Service is unproffesional they just need your money . They give broken washing machine and not working dryer and no refrigerator inside the apartment be aware when u rent apartment from them
Thank you for your feedback. To clarify, the unit you leased does not come with a refrigerator, which was noted in your rental contract. The washer and dryer were provided by the property owner and were in working order at the time of move-in; they are supplied as-is and not scheduled for replacement, though you are welcome to store them and purchase your own units. so long as they are returned in working order after your rental period with us has concluded.
We understand these details may cause frustration, but we do our best to be transparent about what is and is not included in each rental. If you have any other maintenance concerns, please submit a request so we can review them promptly.
Negative experience: They only care about their money you can keep complaining that something isn’t working or needs to be fixed. They’ll keep telling you to put in work orders, but denying them. All they care about is u paying your rent
Hi Leah, we’re sorry you felt as though we weren’t taking your work orders seriously. In truth, we encountered some trouble getting the owner to approve the completion of the work as the items were not pressing for habitability (I.e. you had hot water and AC, items that could lead to major problems if left unresolved). Once we had the owner’s response, we scheduled your weather stripping, 1 stove burner not working, low water pressure on cold side of shower items for completion as soon as possible and the work should be completed Friday as per our voicemail to you yesterday. We hope this will close out any issue you have with the property and our services. Meagan in maintenance works diligently to get items taken care of as quickly as possible, but there are times that we are at the mercy of the owner for approval. The only reason your work order(s) were denied was because they were duplicates, but the originals are still open and ready to be handled Friday. Thanks!
Fantastic experience: We hired Ascend to manage one of our properties. We had an issue when a communications company was installing fiber in the neighborhood and accidently destroyed our sewer line. The damage ended up costing us over $10,000. And Ascend handled reaching out to the communication company and their insurance provider to get us re-paid. It was a long drawn out process, but we finally just got approval they are going to reimburse us for the money paid. Big weight off our shoulders. Thank you Ascend!

Negative experience: They hot water heater is old and running up the gas bill and not even providing hot water to the bathrooms. The pool filter is old and needs to be replaced it is running jp the electrical bill. They refuse to make repairs blaming it on the owner. They dont care about their customers at all. We have filed many maintenance requests but they refuse to make the mecessary repairs but still want to charge us outrageous rent. Be careful wen dealing with them.
Hi Jameson, while we make every reasonable effort to clear up maintenance requests to everyone’s liking, we can’t always approve everything. We rely on our technicians and vendors to make recommendations on when to replace certain items. If they see it as the best next step, we send that request to the owner for approval on larger, costly repairs. The owners own the home and therefore control the funds they would like to contribute to repairs or upgrades, and as a company we cannot control or require them to make upgrades.
If there is no hot water in your home, please submit a new maintenance request asap as this would be something we would look into immediately. Thank you for your honest opinion, and please know that our tenants and owners are both very important to us. It is our job to bridge the gap in communication between the two. Thanks!

Negative experience: I hired this property management company to manage my rental, but ultimately had a disappointing experience. Communication was inconsistent, and I encountered issues during the eviction process that led to unexpected costs. One major concern was how they handled tenant placement—they did not conduct a thorough screening and never consulted me or gave me the final say before moving someone in. It felt like they rushed the process just to fill the vacancy quickly. As a result, the tenants they placed never paid rent—only the initial deposit when they moved in—which led to serious financial losses. This is a large company, and in my experience, they seemed more focused on profit and moving quickly than on acting in the best interest of me as a client or the long-term well-being of my property. When I decided to terminate the service, they provided a termination agreement that included restrictive language preventing me from sharing my honest experience. I asked for that clause to be revised, but they declined and instead offered a financial incentive to sign it as-is. I chose not to accept the offer or sign the agreement, in order to preserve my right to speak openly. I strongly urge future clients to stay alert when dealing with this company. In my experience, they did not prioritize client interests and made decisions that ultimately caused more harm than help. Read all contracts carefully, ask direct questions about their processes, and don’t assume they’ll put your property’s needs first just because they’re a big name.
Hi Jaime, we are sorry to hear that your experience was less than desirable. We do our very best to vet all applicants, but even in the day and age of technology, it is impossible for us to guarantee applicant quality. We move forward with applicants that meet our criteria (which is more rigorous than many competing companies).
With that being said, our number one priority is always safety (for all staff, tenants, etc.) followed by owner satisfaction. The termination agreement you were provided is our standard agreement, and you are well within your right to speak openly of your experience. We do get slanderous material spread on occasion, hence the clause that you were asked to approve when signing.
We thank you for sharing your feedback with us, and we are deeply apologetic that we were unlucky with your tenants and their hidden motives.

Negative experience: If you are renting, just don't. Most of their homes are covered in black mold and they neglect them. My friend's home is having this issue as well as another friend. All from their rentals. I currently have painful asthma from the black mold. This business needs to be investigated

Luckily, black mold is actually quite uncommon! We do send our professionals out to investigate if the growth is mold or mildew, and typically it is the latter. I found a great two-bedroom, two-bathroom unit in the North Meadows area of Oildale — one of my favorite neighborhoods — at a very reasonable price. Fantastic experience: Received a maintenance visit for a request I placed for my clients home , I am a caretaker for special needs adults . Dylan arrived and was extremely pleasant and helpful I mentioned my client was on the spectrum and loud noises might be triggering. He acknowledged her needs and was very helpful and understanding about not being loud with his tools to make sure she was comfortable in her home while he worked on what needed to be fixed . Negative experience: Bad customer service , as a landlord with a vacant home with them for over 5.5 months all they do is collect their fee for every month without trying to get a family to occupy. They blame it on the holidays and anything else they can think of. I lowered the rent to what they recommended and not what I want to rent it for and still empty. Wouldn’t recomen sorry.

We strive to proactively communicate with owners about applicants and qualification standards to ensure we secure the best tenants and avoid costly evictions. Your home was listed on over 25 websites, and we have thorough documentation of the work done, which we are happy to review. This includes the cross-qualification of a tenant you found on Facebook, for which we did not charge you, as they were unqualified. Additionally, we facilitated a mediation between you, your husband, and our general manager to allow you to take your business elsewhere. It is unfortunate that we had to part ways, but we wish you all the best in finding a qualified applicant for your home."
Negative experience: Nik Boone, I'll be serving you Small Claims paperwork for my holding deposit back. Do not rent from this agency. They told us that the house would be ready at a given time and delayed us three separate times over the course of two months. Needless to say I called and said I'm done. Believe me, they were so nice at first. But when they email me the lease agreement and SAME DAY call me and delay the house AGAIN. No. I'm done. Being told "the holding deposit is non-refundable" when the unit isn't even move-in ready is absurd. It's IN the paperwork I signed. Their argument was that they could, in theory, continue delaying the house as long as they want to until it's ready. A week? Of course, I understand. Two months? Four? No. So sure, hold my $1600 for now, but I'm going to see the look on your face change sooner or later. You have a responsibility as a property management, and instead you're gonna pull this? They only want your money and function off the assumption they think you are stupid and don't know your tenant rights. Discriminatory behaviors and downright inappropriate behavior. Just know I'll be at the office soon : ) Edit: You're a joke. The house is STILL being renovated after almost five months?? Nowhere in the application before signing the holding deposit, and nowhere in the holding deposit agreement does it say that it's under a full renovation. Here's the exact email I got AFTER putting in the deposit: "Good Morning, I have received your deposit and we have you scheduled to move in Mid October. This home is currently being renovated and not viewable. Unfortunately I do not think it will be available for you to view until the week you move in. As soon as they let me know you can view the property I will let you know. Please let me know if you have any questions. I'd be happy to help." Not to mention you guys tried to offer us a new AC unit installation for an additional $100/month after the fact.. like obviously I said no but what kind of business practice is that. Then it was installed anyways and I didn't have to increase the rent. Translation: Hey can you just pay for the homeowners new AC unit we know it's super last second but we already have your deposit so no pressure
Hey Quinn, you put a deposit down on a home that required a full remodel and you were told this when you put the deposit down. Not that we had to, but when you put the deposit down, we told you the date was our best guess at moving in because we did a full remodel on the home, which you agreed to. We have been to court on this exact scenario before and are happy to show you our unchanging face :)
Negative experience: DO NOT RENT FROM ASCEND!!! If you do, do not waste your money on cleaning the property after. We rented a house from them for almost 2 years. They never took care of the landscaping as promised in the contract and there were lights inside that didn’t work and they never fixed them. Then on top of this, we payed over a thousand dollars cleaning the place when we moved out just for them to take our deposit. If you rent from this company, don’t waste your money, just consider the deposit gone and trash the place. The worst customer service. You cannot get anyone on the phone so you have to just email and wait, then they don’t fix the problem anyways. Please save yourself the trouble and rent from somebody else. They ripped us off for thousands of dollars and never fixed a single thing for us.
Hi Jared, I understand your frustration regarding the cleaning charge. The property was cleaned while it was still occupied and contained personal belongings. Cleaning should occur only after the property is fully empty. Since moving activities continued after the cleaning, it's possible the property became dirty again, which necessitated another cleaning and led to the charge. You can refer to the email sent to Taylor for a detailed explanation. Regarding gardening and repairs, during your tenancy, only one landscaping maintenance request was submitted and resolved. Negative experience: I moved out of my rental house with Ascend on December 18, 2024. Legally this company had 21 days to send me the return on my deposit, they have claimed they mailed it on January 7, yet it is January 14 and I still have not received it and the only answer they have is "just give it some more time." I have not been provided any proof they actually sent my deposit back, although I have been asking for proof of this. I was unaware it takes over a week to get a simple letter in the mail. I hope the company makes this right and gets me my deposit money and provides real proof it has actually been mailed, and I'll be happy to remove this review.... Until then, I can only comment that they are still withholding my deposit after 27 days.

Negative experience: Review of most recent repair/maintenance request. Took more than 45 days to replace the oven in the kitchen. Oven finally installed is about 6” narrower than the one it replaced. Stained wood trim red to “match” the oak cabinets and left plenty unstained and unfinished. Installer left gouges in the linoleum floor as well. At least this time he cleaned up some of his mess. Also, this is the first time they didn’t have to borrow any of my tools to complete the job.

Negative experience: Ive never rented from a company whos only interest was their renters money and not the actual people who are giving them their hard earned money!!! If i hadn't already given them my deposit which i worked hard to save i would have found a different agency but because they told me the place would be ready within 30 days i did then they said it would be like 2 months and oh wait they're going to keep my money which id understand if i had wasted their time but they in fact were wasting my time. Im a single mother and workedhardto save my deposit so i basically had no choice but to let them do whatever!! Ive had nothing but nonsense from day one! I WOULD NEVER RECOMMEND THIS REALTOR TO ANYONE EVER!!! And i left this review wheni first moved in and i made that house move in ready so you calling me to basically threatening me to take my review down is ridiculous and just goes to show that i was right about this place and i lost my job and have been doin everything i can to catch up and i only stopped paying in December and my work even sent u guys a check which u denied and ive already moved out and i made that house cleaner then wen i moved in and if youd like me to post the pictures of those i will gladly do so. Your a lousy realtor and definitely dont care about ur community just their money and profiting from them....
Stefanie, you stopped paying rent and owe us over $7,000 in back rent and charges. I understand that you are upset about being evicted, but we did nothing but try to work with you before that happened and now we are being left a negative review because you stopped paying your rent. We will continue pursuing lost monies lost and damages you left to the property.
Fantastic experience: Ascend maintenance Is good at keeping up with repairs when needed and keeping contact with future repairs. Also they have a great maintenance guy Brian that is very polite, detailed and gets the job done!!

Negative experience: At first I thought they were ok but when they took over my last house paying two racks for rent they took my gardening away then 6mo later I rented a house they wanted rent and deposit and never let me see it until they said it was read,and it wasn't I pulled up in the uhal and the yard was a mess garage was flite,I was like wow I payed for this 6mo into to renting this old house and I mean old house I got to put in work orders to get things fix they already know need fixing. But at the end of the day no I'm not satisfied, oh I didn't get a gardening for this house either. When my leasing is up I'm gone done finish
Negative experience: They have very poor customer service. I moved into a property December of 2022 and it was being managed by synergy property management, in october of 2023 Ascend took over the lease from synergy, I contacted them about renewing my lease since it was a new property management. They told me that I am to just adhere to the same lease that I had with synergy. So that it what I did. When I moved into the property, I paid a 1500 dollar pet deposit and a 1450 security deposit, it is even stated in the lease. So in June of 2024 I received a 60 day notice stating the owner wants to move in family. So I was moved out within 45 days. I turned my keys in on July 31, 2024. Mind you I got the 60 day notice on June 16th. About 21 days from the date we turned in the keys, I got a text from the property management, telling me they needed a forwarding address, to send my deposit and deposition letter. So with in a couple days I received a deposition letter, but no deposit. In the letter it had a breakdown of everything they had to fix, so my security deposit covered most of the fixes, except for 132 dollars. So I contacted them back because in the deposition letter it did not mention my 1500 dollar pet deposit. So when they responded they said they had nothing in my ledger that stated I paid a pet deposit, and that there was nothing in the lease. So I got a screen of the Parr of the lease that stated a pet addendum, in which stated I did pay 1500 in a pet deposit. Ascend messaged back thanking me for catching the clerical error. It has been about three weeks since I caught their clerical error. Well yesterday they call me and tell mee I will not be receiving my pet deposit, because synergy never gave them the funds, and that the owner Is refusing to pay it. So they said that if I wanted my money I would have to sue Ascend for it. So they would rather pay for a court case, instead of making it right and refunding me my pet deposit. In the lease it states that the pet deposit is refundable. They are breaking a lease that I was told to fallow. If I had to fallow that lease, I can't understand why they don't fallow it as well. Also the owner agree with the lease that I had signed, and the deposit. So Ascend is not there for their tenants. I hope the owner of Ascend sees this review, because I will be going to the news stations soon, and having the story reported.

Negative experience: Let’s just say when we went to get the keys, it was a whole process. Very difficult and frustrating process. The guy that was getting to paperwork corrected because it was done incorrectly was very rude. The house was dirty when we moved in. All that was done was the carpets being vacuumed and cleaned but that’s really about it. There was cobwebs everywhere and dirt and leafs in the house. Ascend as a whole needs to be better at answering the phone and then if they don’t answer then getting back to you within 24 hours after leaving a voicemail. I left a voicemail and I never received a call back or response. It has been nonstop issues with this company and we have only been here for three months…
