Negative experience: I was a tenant with Real Property Management for 2 years, and I am writing this review to share my real experience and how I was treated. My front bay window was vandalized, and around 8:30 a.m. I called the office to report it. I spoke with Jackie and explained that the window was severely damaged to the point that I could not safely leave my home to go to work to pay rent. Jackie showed no concern or sense of urgency. Her only response was that I needed to submit a work order online, or she could transfer me so a work order could be submitted over the phone. No concern was expressed, and no guidance was provided beyond that. After the work order was submitted, Mark from maintenance called me. The phone connection was very staticky, he spoke very quickly, and he had a heavy accent, which made it difficult to understand him. Because my anxiety was already high due to the vandalism, the staticky connection, and the fast pace of the conversation, I informed him directly that if I was responsible for paying anything, he needed to slow down and speak clearly so I could understand what was being said. He apologized but then proceeded to speak quickly again. I had to ask him a second time to stop and slow down. Due to the poor customer service and lack of clear communication regarding costs, I requested that a manager call me back. Samantha called me back and took my complaint. However, during that conversation, it became clear that she had not been made aware that my bay window had been vandalized, which was concerning given the seriousness of the situation. I later learned that Samantha is an assistant manager, not a property manager, and this was clearly a situation that required manager-level attention. I was eventually able to meet with the leasing manager (Martha) and the maintenance manager (Katie) in person to discuss the poor service I received. They were apologetic. However, during my move-out process, Katie did not show up to my scheduled move-out inspection, and no one called me. I was left waiting without any communication from Real Property Management. During move-out, tenants are given a checklist of required items, including professional cleaning and carpet shampooing, and tenants must provide receipts as proof, regardless of how clean the unit was left. Tenants are strongly directed to use their preferred vendors. If the cleaning is not accepted, the same vendor may be sent back to redo the work, and the tenant remains responsible for ensuring the requirements are met and documented. I maintained my unit carefully and left it in excellent condition, and I also have photos documenting how I left the property. I also want to note that I ultimately paid for the bay window repair myself, despite the vandalism not being caused by me. The process and communication surrounding that situation added unnecessary stress during an already difficult experience. I am writing this review because, based on my experience, this company did not treat me with the level of care, urgency, or professionalism that tenants deserve. This is the reality of my experience as a tenant dealing with Real Property Management. I also noticed another reviewer mention that some of the positive reviews appear fake. After reading them myself, I agree that they do not reflect my experience. I am sharing this review so prospective tenants can hear from someone who actually lived there and dealt directly with the company. This review reflects my personal experience and is being shared so others can make informed decisions.

Negative experience: My family and I have been through so much this last year with this house we are renting and the way all of our issues have been handled. I’m so upset and after not even a whole year, will be moving out of this house and far away from RPM. We had mold, had to pay to relocate ourselves during remediation during the holidays (extremely expensive) , heater has consistently had issues since moving in last April, also had to replace carpets ourselves after them being soaked in cat urine from previous tenants, stove broken for months, dishwasher broken for months… hospital bills due to the mold exposure… I’m just so tired and truly want to warn everyone that this company is not what it used to be.

Negative experience: It’s nice some people had positive experiences but my family and I had a horrible experience with this company. If possible find someone else to go through when buying or renting. The staff was always rude or did not respond at all. The second we got the keys, our stove didn’t work so we sent in a work order and they immediately blamed us when we literally had not even moved in yet. The house we rented included gardening and the gardener just one day decided to never show up and when we requested help with this, the said “Gardening is included they should have went to the house you will be charged if the yards are not fixed by the time you move out.” Someone also tried to break into the house while we were renting and broke our windows. We were very shaken up and tried to call them to see what to do next or who to call whatever, they did NOT care and did nothing and showed zero concern. This place sucks and would highly recommend not renting through them. Also they are reusing photos on the house we just left. The photos are from two years ago they are the same ones we saw when WE moved in so those photos are not up to date.

I spoke directly with Marina at RPM with a ton of questions I had regarding a property. She was super helpful and very knowledgeable in the field. My mind was at ease after speaking with Marina. The information she provided clarified up so many questions we had. Her commitment to making sure we well taken cared for, is not something you see much of now a days. I will definitely be keeping her information for future endeavors!!

Negative experience: I have respect to all those positives reviews but I had personally a bad experience. I called them as an owner More than 30 times during 6 months but I was not able to talk to the only person in charge Mrs. L!! Consider this before any new contract with them. They can ignore you! WARNING DO NOT WORK WITH THEM They just pretending they are professional by these fake replies to the comments. Yes I called to this number one more time. She is not available.

Negative experience: During the move in everything was great. If I had issues they'd fix them. When I moved out there was certain things that were messed up because my children which I understand. But they kept all my deposit which was $1050.00 and in addition to that I was charged another $333 with some change. They kept all the deposit on top charged me more. I cleaned the house and cooperated every step of the way but, it still wasn't good enough. I was there for 3 years and had to downsize so I moved. Many times they spoke to me as if I was an idiot or stupid. Unfortunately, the move out wasn't as great as the move in... Goodluck!

Negative experience: Where do I even begin? The amount of positive reviews in this rating pool (with almost identical verbiage in each review) goes to show you how shady this place is. Every single review calls "BeeJay Isip" by first and last name, and we are supposed to assume thats normal? HA! The reviews here are very clearly review bots that this company has had AI or bots review for them. And most of the reviews are 1-2 months ago? Totally normal, nothing to see here.... Lets start off with moving in: Upon move in, there are legal requirements for a property like properly weathered proofed doors and windows, in tact screens on the windows, etc. Well the home I moved into had none of that, and I included it in my "move in inspection". Upon moving out, they noted the pre existing damage in their "move out inspection" but I had(and still have) very clear documentation of the damage existing before I got there. Before moving out, they send you a list of required services to be paid for by you before vacating (painting/repair, carpet cleaning, general cleaning) and they include 2-3 approved vendors of theirs that, if used and the work is not satisfactory, they call their vendors back out at no cost to the tenant. Well I used their vendors and the total of the work needed was around $1300 (there was quite a bit of paint repair due to 3M mounting tape really doings its job). I was fine with this as I knew if anything was not to the offices standards, they would call them back out, at no charge to me (as clearly stated in documentation they sent me....THAT I STILL HAVE). When I turned my keys in, I was assured that the refund could take up to 21 days (by law) but that they were confident that it would be much, much quicker than that. Today is 20 days since I vacated the property and they JUST sent me the Disposition Letter, and I haven't seen a penny of my deposit yet. HOWEVER (heres the good part), in the Disposition Letter, they have deducted $150.58 but they list it as "General Maintenance Work Order". Hmmm. So I send them a follow up email explaining how CA law states that normal wear and tear cannot be deducted from a security deposit. I let them know that CA law also states that any deduction over $125 must include photos of the damage, receipts for the services/parts, and if the work was done by an in house maintenance person for the rental company, that they must provide an itemized statement, a description of the work, the time they spent working on it, and the reasonable hourly rate. I advised them that these documents were also required prior to the 21st day or a full refund would be legally expected. It has been 24 hours and they have not responded to that email. I have followed up again today to let them know that I am still waiting for the documents that I am legally entitled to, but I assume they will still not respond because they think that I won't take them to small claims over $150. Well, that's where they are wrong. They have until tomorrow to respond and then its game on. Steer very clear of this place, at all costs. TRUST ME. (Also learned in the reviews that they charge a $100 month to month fee and the landlord has no knowledge of it. They are profiting off of other peoples land/assets without telling them they are doing it? Insanity.)

I've read all the reviews & I saw a lot of negative comments. For a moment, I was questioning if it's a good idea to hire Real Property Management. I decided to give a chance to Real Property Management of Bakersfield a chance. So far, I haven't had any trouble with Real Property Management. They do a fantastic job. Sometimes they can be slow at responding back. Which is ok, they have a lot of properties to take care. They always reach back out. BJ ISIP maintence person does a great job at communicating. I highly recommend RPM.

Negative experience: This company is a scammer. I am having a bad experience with them as a home owner. First, this company asks my renter to pay them over a few hundred “extra fees” like $100 “month to month administration fee, etc without the home owner’s knowledge; in another word, it uses your property to make money solely for themselves! Second, it imposes many huddles for you if you try to end your property management agreement with them. It is the worst one I have ever encountered….

Negative experience: Tried reaching out and spoke to one the agents in regards to one of there tenants about keeping their trash emptied so we don’t have to smell it nor see it over flowing because it has not been emptied in 7 month because they used there green waste barrel for Regular trash. This property management company they do their job by renting that place out, but they don’t take in consideration .that other people that live in that neighborhood own their houses don’t want to see this stuff.
