Negative experience: I had a very frustrating experience dealing with BPM after moving out of my rental. Midway through our lease, the property was transferred to BPM, which wasn’t an issue at first. However, once the owner removed the property from their listings, everything related to our security deposit became difficult and disorganized. To this day, I have still not received an itemized list of deductions. When I requested a copy, I was told it couldn’t be provided in person and had to be mailed. The staff responsible for handling this was rarely available, and it took multiple emails and phone calls just to get any kind of response or update. I also provided my new address as soon as I secured a new place to ensure my deposit would be sent correctly. Despite that, they claimed my new address was not on file and mailed the itemized statement to my old address, which I no longer had access to. I was told it would be forwarded to my new address, but it never was. Overall, the office staff seemed unorganized and unsure of how to handle basic processes. This has been a very disappointing and stressful experience.

Negative experience: BE AWARE LANDLORD AND TENANTA.... If I could give zero stars I would...we had been renting a property with them for 5 yrs never late not once and had a double deposit. We were sent the renewal lease signed and then was notified that the landlord was going to sell the property. We were asked to move out sooner than the legal allocated time which we agreed since Omid offered to move us into another property and that it would be a smooth transition, transfer our double deposit from current property to new property managed by them. We picked a property. It took over a week to get the lease to the new property with nothing that was agreed upon and went back and forth with the office and then Omid told my brother to no longer contact him. Well they promised the buyers they would have us out and basically were more worried about the sale. We were never properly served and was threatened that if we didn't move they would start an eviction. I then contacted the Landlord directly and informed them what was going on that we got legal advice and found out that we actually had the right to stay because the lease was signed and we were never legally served. We were trying to do what was best for everyone seller, buyers and ourselves but were treated like trash by Omid and hia company. The buyer and seller had no idea any of this was going on. I wouldn't trust anything they say or do. They proved to be unprofessional and do things illegally and try to scare us with an eviction for not leaving within 14 days also wantes to take some of our deposit for cleaning cost which its a sale. We are now working directly with the Landlord and still were getting emails from them to pay rent. Get everything in writing from them and document also don't pick up calls use emails and text for communication do jot communicate through phone calls. If you are a Landlord make sure you have your tenants contact information and check in with them.

Negative experience: Very shady management. They tried to move us out of a property in 14 days cause the owners wanted to sell. We were going to move to another property they wanted to charge us another application fee and take our full deposit from this property that was more than the 2nd one. So we backed out they threatened to evict us. Then the owners decided to not sell and stop doing business with them. We started paying the landlord directly, but BPM is still requesting rent from us.

Negative experience: I strongly advise anyone considering BPM or working with Omid Daragahi to be very cautious. I paid $2,945 holding deposit for a property that was advertised as including a refrigerator. When I flew back to check the unit, I discovered there was no refrigerator at all. I immediately cancelled, and Omid agreed to refund my $500 deposit. Instead of honoring that, I was pressured and they collected an additional $2,445 from me after cancellation was already agreed upon. They also had me sign a form only after taking the extra money. The behavior was misleading, unprofessional, and felt like a scam. I am now pursuing the matter in small claims court to recover the $2,945 they kept. Based on my experience, I cannot trust this company and do not recommend renting from them. As a landrod also be careful working with this scammers!

Negative experience: This place does not properly fix problems i was a great renter for 3 years I left the house better than when I moved in and had it professionally cleaned when moved out I was charged for all the things that was previously damaged that I noted on my walk through and took pics I have proof of everything from pics text and emails on top of that they kept 1500 of my deposit in process of taking them to court beware if thinking about renting here

Negative experience: There are so many illegal things about this property and their management of it, that I don't even know where to begin But let me start by saying that as a former landlord, I would never have responded to tenants the way they do. They simply don't. And I would question the veracity of the other reviews. We have good credit and 3x the rent, but we chose this home bc it has a small finished basement, which flooded, causing a ceiling panel to fall on my husband, and we have recorded built up mold from the bathroom to the basement, where the water was traveling. We weren't aware of it until the panel fell, but had we reported it, nothing would have been done, bc they do not take care of anything except absolute emergencies. And when that occurs, as in another time when the 50 plus year old toilet flooded and needed replacing, they do a full home inspection. They do this more than one time a year, but they say it is your annual inspection. So why would I remain here? As I said, we love the layout of the home itself, and due to life and health changes with my husband and me, we gradually went from owning more than one property, to renting. It happens. But our credit is good, and I still work from home. They should treat tenants like customers, but they asked me to take my last review down. My last review was the fact that we are paying 10% above market for the area and our lease includes CENTRAL AIR THAT HAS NEVER WORKED. The State of California doesn't require that a landlord provide a tenant with air conditioner, but it was a part of our lease. We have sent them a number of repair requests, we have worked with the homeowner, and while the homeowner has been more responsive, we are going to be out of pocket this weekend because the heat is expected to exceed 104F for three to four days. The HVAC is now blowing hot air, my family member has more windows units, but the windows all have bars, shall I continue? If anyone needs me, I'll be at the Double Tree. And their favorite line, "oh, then we'll have to come in for a full home inspection first." Good. I hope you enjoy the new furniture.

Negative experience: fraud place. trying to get a close friend to move into a home that had to go down in rent because nobody wanted it. they tired to charge him around 8,000 thousand to move in. and they said to move in you need a credit score of 750. to rent a home the lowest score is 560. to buy a house you don’t even need a 750. scam artists!!!!

Negative experience: Day 1 of Moving into a house, paid, got the keys but home doesn't seem to be ready. This is very disappointing. The management company not making sure things were in order, trash left in backyard, trash cans either not there or full and unsure where to put there but making sure they get their thousands in deposit and rent is disappointing. It's day 2, we'll see If anything gets better.

Negative experience: After telling me my keys would be ready for pick up on Friday, they didn’t give me the keys until 4PM. It was very unprofessional of them to make me wait that long, especially when they had two weeks to prepare the lease to be signed. You can pay your rent on time every month and they’ll still add a $150 late fee to your account. You’ll have to hound them with calls and emails to remove the charge, which will take 3-4 months. Then it will show up again the following month. On top of that, you have to hound them with calls and emails to get any maintenance done, and it will still take months to complete. They tried to charge me for an outlet to be repaired, but I had noted it on my initial move in inspection and they never fixed it in the 12-mo lease, so I had to hound them again to get that charge removed. It’s also a legal liability to have electrical deficiencies in a rental, so that goes to show how much they pay attention to their properties. They took forever to get the security deposit and receipts back (over 21 day legal threshold). This company and their staff are insufferable. Stay away.

Negative experience: The first contact rude. Like her job matter more than you do. They manage is a young man who seem to just wanna do his job so he don't really care what you talkin about ether... because the owner got a new company I didn't have time to figure it out but it most definitely felt that way. On the life I leave I think you better stay alert when dealing with them. I'm happy to be gone.

Negative experience: Do you guys accept evictions ?

Positive experience: We have used their company about 4 years now. Biggest complaint is not receiving our rent payments on time. Our tenant pays on time and has never been late however the money doesn’t seem to make it to us in a timely manner.

Fantastic experience: They helped me sell my condo. Great and friendly service. I had a lot of questions since it was my first time selling a home and Omid and Lisa were very kind and helpful.
