Negative experience: Slum lords. Instead of replacing the orangeberg plumbing for my main line they cut down all the trees on the property in the middle of July even though they knew the AC was not working. They finally have an app to submit maintenance requests. They will delete them without saying a word if they don't want to fix it. Have to submit multiple work orders because they somehow get lost and they will tell you never submitted. We should be allowed to give negative stars.

Negative experience: I have lived at 213 Bedford Way in Bakersfield for over a year and rent through this property management company. My experience has been extremely concerning and unsafe. Since moving in, my apartment has had serious habitability issues, including rats actively entering the unit, holes and gaps that allow pests inside, unsanitary conditions in the garage beneath the apartment including human waste, strong mold-like odors, plumbing problems, and fire safety concerns. A disabled elderly resident lives in the household, which makes these conditions especially dangerous. These issues were reported multiple times. Instead of resolving the health and safety problems, management required repeated maintenance requests and then served a Three-Day Notice to Pay Rent after I notified them that I was withholding rent due to uninhabitable conditions. This felt retaliatory and left tenants afraid to report problems. Tenants should not have to choose between their health and retaliation for speaking up. I am now working with Code Enforcement to document the conditions. I would strongly caution anyone considering renting here to thoroughly research and inspect the property and understand their tenant rights before signing a lease.
Negative experience: The city is condemning our apartments due to maintenance issues they were given 30 days to make repairs, they have not came. Looking at the reviews I may not even get my deposit back STAY AWAY from these people THEY ARE TERRIBLE I literally drive around ripping their signs down!
Negative experience: I lived here for almost 2 years don't rent from these people this place is ghetto these people won't fix anything there's trash outside side they charge you $995 a month until you move in then they start charging you $1082 a month they trap you take my advice don't rent from them
Negative experience: I normally don’t leave reviews, but after months of dealing with this, I feel like others should be warned before renting through Equity Property Management. Since the day I moved in, it’s been one issue after another, and the lack of response or real effort to fix anything is unacceptable—especially with a newborn in the home. There has been a roof leak since move-in that has never been fixed, despite multiple requests. My house doesn’t even have an AC unit. I had to go out and buy my own window unit just to keep my family safe in the heat. As soon as the weather warmed up, bugs started coming out—clearly a sign that the home wasn’t properly cleaned or sealed. They didn’t actually repair anything before I moved in; they just painted over problems to make it look better on the surface. When someone finally came to look at the heater, they threw my swamp cooler off the roof, said it was broken, and I’ve never had a replacement since. They also promised that they’d take care of the front yard as long as I kept the back maintained, but my front yard has been completely neglected. My tree is overgrown, and the branches are now hanging onto my car. This has been an incredibly stressful experience, and I would strongly caution anyone thinking about renting from this company. Negative experience: Aka Equity management. Slum lords of bakersfield. Moved in with a leaking roof and then had to threaten with lawyers just to have work orders complete. Had someone come and look at the roof guy didn’t speak English and showed up in flip-flops to climb on the roof. GREAT customer service aswell.
Negative experience: I definitely would not give this company any stars or even negative stars. I co-signed for my boyfriends daughter to rent this place and when she decided to move outta state I took it over. The rent amount is ridiculous! Way over priced! The house is infested with roaches and rats and then there's the plumbing. Where do I start? I have lived here just under a year now and my boyfriends daughter just over a year before me. Id say the toilet and sewer lines have been backed up 90% of the time! NO TOILET! And the pipe from the shower is busted so it drains under the house which is causing soft spots on the foundation. My boyfriend's daughter requested the plumbing be fixed on several occasions they just sent their "plumber" to the house which all he did was snake the line, put a band aid on it, and said it was fixed. Only to be plugged up 2 days later! The house was even red tagged once and the same thing was done, put a bandaid on the problem and call it fixed. So now I have mailed a letter, certified registered mail signature required, to Mary Perez letting her know of the issues at hand and that I was with holding rent for repair and she has since called daily demanding her rent, she has called the police on my dog and said I sicked her on her, she brought 4 other woman and 2 men with her to collect rent and drives by my house countless times a day very very slowly. She is harassing me badly! She threatened to lie to the cops about what's going on at my house, and when I talk with her on the phone she screams and yells at me and puts me down and calls me all sorts of names! She is extremely unprofessional and just a horrible person and this is a horrible company. If u currently rent from them I would suggest moving or if u don't then damn sure run like hell as fast as u can cuz this is the SLUMLORD PROPERTY MANAGEMNT COMPANY! That's more fitting of a name than EQUITY. Thank u for ur time to read this! Have a blessed day!! Update on this review. I am now going to court with this company after refusing to pay rent and receiving a plumbing quote of $23,000 to fix the issue! I am the main on the contract yet was left off the eviction to make it difficult for me to respond to the eviction. Mary Perez is rude, unprofessional, vindictive, and an all around bad property manager. I would HIGHLY RECOMMEND going anywhere else to rent from but here!!
Negative experience: If I could give 0 stars I would. There’s so many things wrong with the house. I was promised a 500$ credit because the house wasn’t move in ready and I couldn’t move in till the 1st due to fiber glass in the vents. The back of the house was falling off exposed wires. Also there’s a leak under the house since June 1st that no one has came to fix. It smells deadly In the home from the kitchen sinkAnd cabinets all around the house smells like a sewer my kids and I have been getting sick a lot in this house in the matter of a few months. Will be contacting my attorney and BBB!. Since it’s been months.
Negative experience: This management company is absolutely horrible. Me and my family planned to move out on the 17th(which we told them) and they still decided to only give us 24hrs to move even WITHOUT giving us the 3day notice. There was another tenant that moved in next door and they brought roaches to our unit. The management company did nothing about it. The unit is extremely outdated, cracks all over the unit, and for some reason they decided to give everyone else a gated door except us. They don’t keep up with maintenance, if you call about it they don’t show up until 3weeks after. The manager doesn’t do her job, she lets people smoke weed and cigarettes inside the unit, causing the stench to go through the floors into our unit. This company should be out of business, especially for the outrageous pricing for an apartment that’s roach infested, laundry room dingy and dirty, with a pool foggy and musty. Even a couple years ago it took them the ENTIRE summer to come fix my AC unit. This management company will be hearing from my lawyer.
Negative experience: These people are lowest of the lowest, they will not fix anything! They steal your rent checks so make sure to keep receipts and money order tabs. I refused to pay rent after not having a water heater for a month they threat to take me to court but never did they want there rent but won’t fix anything but because i refuse to pay them guess what they came to fix everything. Mickey Mouse everything, they paint over problems they don’t seal things properly they half ass everything they do. My advice if u do end up renting with them hold your ground and know your rites. They don’t want the problems in court clearly and will adress issues asap if u hold your rent! What are they gonna do when u go to court ( say u don’t pay rent) no you r refusing to pay because they can’t do ther job to simply fix your apartment. Keep proof of maintenance record , txt message, record all calls with them. Hold them accountable! I been renting for 3 years my ceiling is still leaking. Dealing with roaches constantly. Lack of communication. Unprofessional behavior.
Negative experience: Currently takling to attorney. I have a case. They communicate ok until you need something fixed or need the apartment ACTUALLY fumigated. All the apartments are infested with roaches. I paid 1st got keys the 5th looked around manager wouldn't even come inside she handed me the keys and ran. Windows is not even a real windows or properly sealed, neither was the door. Never got to move into my place I paid for due inhabitable conditions these people will say they're going to fix something and they do not do it or make up some excuse as why the door won't shut if they sell it the correct way which I built houses I know how it works they just didn't want to put out the money as well as spray for roaches if you see them during the day that means it's infested. Make sure you do a walk around your apartment before you give them your money or sign a lease they always made excuses on why I could not look at my apartment before I paid. Also the owner is not based here in town they are out of town that's why they can't give you the actual supervisors number or name because they don't know how these people here are running it which is shity

Negative experience: I called asking what's the latest date I can pay the rent. Which I know everywhere is from the 1st to the 5th. I called this morning and some woman with a thick Spanglish accent picked up telling me rent is due on 1st only. Nope She's wrong it's actually considered late everywhere after the 5th.
Negative experience: Worse property management known to Kern County. No honest professionalism. Absolutely no accountability. Maintenance and repairs is trash. They’ll Mickey Mouse everything on their properties to get you to buy in. Place wasn’t even clean when I moved in. I left it cleaner when I moved out than it was when I moved in. Will only give you a third of your deposit if you’re lucky. Properties are full of roaches, mice, ants and critters. And the office is full of rats and snakes and I’m talking about the personnel. Unfortunately you get what you pay for that’s why it’s so easy to rent from all these unlicensed, code violating slumlords.
Negative experience: This management company is horrible, they took over the apartment complex here in oildale where I’m renting, been here since 2019 and the previous management company where pretty good, when you needed things fix, there out there once you call with your issue, right now I have a problem, I have no water pressure, can’t wash dishes, can’t shower etc, I reported it on a Friday and now it’s Monday, I’ve called and asked how long, I just got different answers and looking at everyone’s reviews I see why this management company is horrible, I don’t understand how there still in business
Negative experience: If I could rate ZERO stars, I would. Where do I even start?! Easy-ish to apply, but their apartments are overpriced specially since they're all in the East side, ghetto areas. Apartments look clean enough when checking them out but as soon as you move in, it's a nightmare. The kitchen's ceiling collapsed, and made a huge mess. This was reported immediately, but it took them almost 3 days to come by and clean up that mess, so we couldn't even use the damn kitchen. There was mildew and mold all over the apartment prior to the kitchen ceiling collapsing so this probably happened before. And it's all they did, just kinda clean up, but made no attempts to have this fixed. We stayed until our lease was up, so that hole in the ceiling stayed there up until we moved out. Apartments are rat and roach infested!!! We lived in 1015 Water St, we had to daily fight for freaking parking, my car got vandalized the night there was no parking spots available so I had to park on the street. I couldn't WAIT to finally move out of there. When we did, we got our deposit back minus $200 dollars because they supposedly had to re-paint a room which is bullshit after all the stuff we had to go through in those apartments. Do yourself a favor, don't rent thru them.

Negative experience: Would give no starts if I could Literally just wants your money lady who answered the phone was so rude and was talking over me they don’t have a website to view available homes I wanted to see a house before I applied for it to make sure it was something I’m interested in but they said they needed money up front before I could see any homes which is ridiculous because why would I pay up front for something I’m not even sure about. Negative experience: Terrible place to apply for apartments, they’re liars and will always change up their answers and will dodge you every chance they get and will deny you based off of frustration. So I highly highly recommend never to apply at this office for anything. Terrible service and no people skills here , if I can give a negative 5 stars I would.

Negative experience: Severely, unethical, property management Kern County DA publiclly called parent company, Pama, "sophisticated scumlords" following the verdict of manslaughter, of the trailer park manager, resulting in the death of a 6 month old baby girl following a fire in her parents rented trailer due to habitability issues. The trailer park, mansger was convicted of manslaughter. The trailer was purchased with fraudulent paperwork. The overall owner has been dubbed "the millionaire slumlord" as he lives in a 12 bedroom Mediterranean style house in Beverly Hills with no concern for his tenants or the law. Rent must be paid in person by cashier check or money order.They knowingly lie that "all tenants must pay in person". No! Fair Housing laws have been in existed for decades out of MLK and the Civil Rights Movement. The disabled can pay from home. I've had to fight an uphill battle to pay from home. Thank God for free lawyers thru Greater Bakersfield Legal Assistance. I need to file complaints against Equity for denials of my reasonable accommodations. Expect to call maintenance about 10 times for a problem, minor ones become major ones. Expect poor workmanship from their maintenance employees. They knowingly do not hire enough maintence workers, to reduce costs and pocket more profit. The head of maintenance directly oversees the subcontracted, maintenance employees for the upkeep of 300 properties, however, this is an impossibility. So, the maintenance employees are pretty much unsupervised. They took two weeks to get my toilet to flush. No appliances, month to month lease, washers on the porch, no landscape, little upkeep, inhabitable, by California law. Equity violates their own lease which, is literally 64 pages long in small print. They wrote a bunch of legal jargon because they've been sued numberous times. Civil lawsuits are considered a normal business expense. Apartments in South LA, owned by the parent company, Pama, El Monte, became gang warfare turf for over a decade, simply because the perimeter fence was not maintained. Gang members brandishing guns walked thru the apartment complex the size of a city block. A boy, at a church across the street, was shoot by a stray bullet. LAPD had 1,800 incidences over a decade by this notorious, Pama apartment complex. For one call, LAPD showed up and were surrounded by 35 gang members. LA DA is litigating Pama for so poorly maintaning the property which, allowed such violence for a decade. Some properties are pest infested. They don't care, more profit for their pockets. My electricity was siphoned by a neighbor, another tenant. Equity doesn't care. These same neighbors were given my same address allowing to steal packages. Equity has no concern. Equity's concern is profit at the expense of their tenants and property. I heard the California Attorney General is seeking to prosecute Pama.

Negative experience: Equity Management AKA IE Management in Bakersfield is the worse property management I've ever dealt with. I complained for months about a problem w/toilet kept running and over flowing then my Apt flooded due to it not being fixed & I contacted their after hours line & they did not come for 3 days & has not come out to repair drywall or rip out the nasty 20 year old carpeting. I'm going throgh GBLA and Code Compliance/enforcement & BBB. My front door will not shut or lock they still have not came out to fix it along with numerous other repairs that have never been addressed. Some of there employees are very rude & unprofessional. When you call in they keep telling you that they are sending someone out. I'm still waiting!!! Every time I go into their office it is full of renters complaining about Equity Management AKA EI Management Worse business I've ever dealt with I wish they never bought our apartments as it has been hell ever since! Negative experience: I have started a class action lawsuit against them if anyone would like to join. I have girls who lived with rats and no heat and the son was bitten. This company was aware and notified in a timely manner given more than 30 days to correct said problem. This company ignored and did nothing, even though no heat is considered an emergency. Negative experience: So recently we've been having problems so when we moved in firstly the house still wasn't finished. But that's besides the point we always paid 1,695 and when we are late we pay 100 extra which is no problem for us but recently they raised our rent up to 1,750 without us not knowing anything didn't even send us a letter nor did they to inform us about raising the rent

They took me and my fiance for $100 application fee, and told us "corporate" flagged my paystubs as being fake. Which is impossible they didn't even call my employer or anything!!!! Nothing to verify. The office is filled with flies, and angry tenants standing in line.

Negative experience: Update: Called a few times about my deposit. The lady told me today that oh it went to legal fees and trash haul away and cleaning of carpet. The place was cleaner then I got it and the carpet need to be replaced and trash haul I left nothing. but someone that posted the Apt for rent proves they did not clean or change carpet. And legal fees that should of been said the day of court. Which I won. They will do anything to never give a deposit back. Everyone that commits on that person posting about the Apt I private message them to say don’t do it they are slumlords. They tried to evict me. Went to the pre court and had proof I paid my rent. They lost two months rent. I still moved June 30th out of state. This company is horrible I had broken down sheds they never came and got until we went to court. My toilet rocked cause the tile was put in wrong. Had mice problem. Still waiting for my deposit not holding my breath. I took pics and a video of the place left it cleaner then I moved in. Another neighbor moved cause they wouldn’t come fix open wires in the house. They say he moved out of state they came to fix it. DONT RENT FROM THIS COMPANY!!!!!!!! Slumlords

Negative experience: Trash service. They wanted me to put other people on my lease that wouldn’t live with me and pay $50 for their application . They also would set up a view just to tell me when i got to the house that it was already rented. Don’t waste your time or money.
Negative experience: Your better off living in a motel then any property from these people. I say people not business since it's not a legitimate business. Legit businesses let you talk to corporate management, these people don't. The only thing that's professional about these people is their lying capabilities. The way you view the property is the way it will stay after you pay rent and deposit. They will tell you repairs are on the way. All lies. Don't do business with these people but if you do, have your lawyer present when signing the contract
Negative experience: update 8/28 getting evicted, the house is worse than ever but who cares right? they're spending so much more money to do it this way. they lost all the money they would have got from me in rent, having to spend so much money on an eviction, and the house is going to be in a worse state of disrepair therefore it will be more costly to fix. I just don't get it. update 7/25 The latest things that started to happen are my AC is leaking water inside the house. and the drain in the bathroom sink popped out and now I can't use it. then there's still the issue of the house being unstable and feeling like it could collapse at any moment. I've started to get used to it though now when I think it's going to collapse I just stay seated and wait for it to fall on my head cuz life sucks anyways. .original review. Awful company. Awful people. They just want your money. That's all they care about. The on-site manager that does not live on site blocked my number because I called too much to ask for help. The state inspector is in their pocket or so it seems because he doesn't find anything wrong with my place. All mobile homes are like that... So he says. Every night I run outside about six times cuz I think my pad is going to collapse. I see the signs. I know what's coming. They don't care. If I don't pay my rent quick, they're going to evict. I have two jobs and work 60 to 70 hours a week so it's not an issue of not being able to pay It's just really hard for me to pay rent when I feel so unsafe

The shower knobs are seized up & stripped, so they don’t work. The front yard spigot leaks like a sieve but if you call in to ask about an eta you can count on anyone there to just be nasty & rude. Also there is a strong mold smell coming from under the house maybe coming from the leak but I’m no expert. I won’t pay rent until it’s fixed. They also told me the stove would be fixed, come to find out a month later after they had given their word several times that it would be done, I was rudely told to buy my own & throw the old one away. Very bad service & poor management.
Negative experience: They do not care about their tenants
Negative experience: This place is unethical and fraudulent. They have been taking money from tenants, not completing repairs, and have threatened retaliation and homelessness for people with legitimate complaints. They will not give you the corporate information if you have an issue or altercation with management and 2 supervisors have called police on tenants fraudulently. GBLA has so many complaints but is unable to help resolve them, so this company has gotta away with fraud and predatory landlord practices for years. They are definitely slum lords and if you try to file a lawsuit, there is almost no way to reach the actual owners.
Negative experience: Worst customer service waiting in lobby for 30 min while like 5 employees are in back on phones or talking to each other with a line of people waiting this is second time this has happened very rude service

Negative experience: My review is just based on a phone call, and checking to see why their reviews are so low... I passed their sign, at a location that is very convenient. It looks bad, but the person needing a place needs something immediately. When they answered the phone, it was just a casual "hello?". Legit business don't work that way. Then I asked how much the rental was, and she said "oh that's not actually for rent, I just put that sign up so people would call and I could tell them to go by the office and grab a list. That's not how looking for a place to live works. Then she was like "yeah, I'm not even there, so I don't know". There are just so many red flags...I mean miracles can happen, but if keep them at the bottom of the list.
Negative experience: Horrible management! If you need maintenance they just brush you off. I’ve called management several times to get my heater fixed but they go on to say maintenance will give you a call and nothing! All the ladies in the office also have nasty attitudes and for what reason? Do your job!
Negative experience: HORRIBLE SLUMLORDS BEWARE!!! EMPLOYEES LACK BASIC KNOWLEDGE AND COMMON DECENCY! OUR FAMILY HAS BEEN IN OUR RENTAL ALMOST 5 YEARS THEY REFUSE TO FIX OUR STOVE NOT TO MENTION WE HAVE HAD NO HEAT THIS WINTER. MY KIDS STAY SICK DUE TO THIS!! MY HANDS ARE TIED! PATTY LAUGHED AT ME AND TOLD ME WELL GUESS YOU GOTTA BUY ONE!! WHAT NERVE! RIGHT BEFORE THE HOLIDAYS!!! AFTER BEING TOLD THAT ONE WAS GOING TO BE DROPPED OFF PLEASE DONT BE SO DESPERATE SO DESPERATE TO RENT IN RETURN THEY WILL TREAT YOU LIKE GARBAGE!!
Negative experience: They are slum lords. The house is a straight dump. They never do maintenance even if you have kids they dgaf! They are the straight definition of Slumlords & if you call the GBLA they are so many pending law suits against them. They also make you pay for water and trash!
Negative experience: Says works with bad credit, same day approval, etc...etc...,yet old eviction( bad credit) got a NO & it took approximately a week before i waz able to contact n was told no, even with $$$$cash in hand, all info. & Docz, & steady income for approximately 12 yez!?? I am still "" homelezz"??
Negative experience: Have so much issues with them. i’ve been here since 2019 & can never get anything fixed or pest control. The office has females with very bad attitudes with smart mouths. They don’t care about you, your apartment, your family, just the rent even if that means you live with no AC or with bugs. DISGUSTING PEOPLE & COMPANY

Negative experience: Poor management, let’s anyone be on-site manger. Let’s them. Harass tenets and validate legal rights. Poor maintenance as-well. I will be suing both company and on-site manager

Positive experience: So far my new landlord has fixed up the empty apartments real nice . But we shall see about the rest of our apartment complex.
Negative experience: Staff that will call and give you an address to their office that claim no call was made and waste my time with horrible customer service.

Negative experience: I've been renting my house for 13 years now and I have had 2 private owners. The 2nd sold the property to a holdings co out of town. That company has given the property to Equity to manage for them. I 1st of all don't understand how the rent increase was over the legal 10%? I honestly couldn't understand the legal terms used. I've been treated like a squatter or vagrant. The phone is never answered, there is no voicemail set-up, and there is no after hours number for emergencies? The only thing worse was actually talking to someone
Fantastic experience: Manager on sight suxs
Negative experience: Do not rent from here!! Lived at the Quincy apartments for 2 years never had issues until they hired a new property manager who plays favorites with one tenant and she allows them to walk all over the other tenants. Not only is the manager horrible but the apartment is horrible and is not worth the rent they charge. Unless you enjoy paying a lot of money for a roach infested, rat infested, no AC, thin walled apartment so you can hear everything your neighbors are doing then go for it. Also if you enjoy being woken up by your neighbors car alarm early in the morning then maybe this is the place for you. Would give this place zero stars if I could.
Negative experience: Horrible apartment managers don't take care of anything raises the rent too much doesn't fix anything will not respond to your calls when needing help will ignore your requests for maintenance no matter how life-threatening it is.. drags their feet for anything other than getting them more money do not recommend renting from them

Fantastic experience: I'm giving 5 stars to Frank he came by and repaired the pipes under the kitchen sink was very professional, personable, respectful and did his job with pride. Thank you Frank for taking care of the problem I appreciate you.
