Experiencia negativa: This place has been sending me junk mail for over a year. I did the online opt-out in September and still continue to get junk mail. I had the home closing 7 months ago and still continue to get junk mail. I would never recommend working with such an annoying, inconsiderate company. If they can't manage to stop sending mail to someone that opted out, I would imagine the overall competency is very, very low.

Experiencia positiva: I really only recommend this if you know what you are doing to market, stage and price your property correctly so you are not paying the absurd fees charged by traditional real estate agents. They aren't going to go above and beyond for you but you will save a lot of money. I lowered the price of my home to get it sold quickly in this buyer's market and I went against advise given to me to negotiate concessions and buyers agent fees downward. If you just sit back and hope they will do extra then you are mistaken and your home may not sell as quickly as you want in the wrong environment. You also need to do your due diligence to check listing details because my initial listing was incorrect. The agent I worked with did not double check to make sure details were correct so my lot size was listed as half of what it actually was. I was also displeased with the initial description written so I went to Google Gemini, gave it details about my house and asked it to write a better home description for the listing. The biggest detriment to selling my home in 2025 was the existence of new construction offering rate buy downs and such so I had to signal seller motivation and offer concessions to entice buyers to look at my property instead. Unless your location is outstanding you likely will have to do the same. Because I'm a more savvy home seller I found the service adequate and I would use again but I urge caution for people who really need someone to lean on to make sure their home is being marketing to the max. I will admit that I did not pay for the higher tier packages that AZ Flat Fee offers (that to my understanding would have just given my home more visibility on social media sites and a walk through video created etc). I didn't feel this was worth several thousand dollars more as I believe a product's ability to sell has more to do with pricing, location and amenities than anything else. Your mileage may vary.

They will take care of listing, pictures and all the documents, just don't expect on site visits, hand holding and reassuring words like local agents. Their photographer could be a little better. I am satisfied with their communication and paperwork. Their basic and standard packages don't offer 3D virtual tour. I suggest using zillow app to post your home 3D tour before you vacate.

Jared (Photographer): His photos were underwhelming and lacked depth. Fortunately, we had additional photos from a different photographer that we ended up using instead. Kehaulani Kerr(Listing Agent): Every call felt like we were speaking for the first time. She struggled to remember the home's features and didn't effectively follow up with potential buyers. I believe we lost money during negotiations due to a lack of strong representation. Kylie Shope(Closing Agent): Knowledgeable and highly responsive. She handled her part well. Pros: ✔ They work as a team, with different specialists for each stage of the process. We saved 10K by paying a flat fee. Cons: ✘ The listing agents that was assign to us was not a good match. We lost money on the negotiation

Experiencia fantástica: The real estate market is changing with the new laws, and AZ Flat Fee is there to fill a very important role. Our experience with every person on their team was absolutely flawless. We saved over $22,000, and I have no idea why anyone would go to a “full service” broker. They have the business of real estate down to a finely oiled machine. Be sure to talk to AZ Flat Fee before you agree to a real estate agent asking you to pay 5% or 6% for selling your home.

Experiencia fantástica: Just closed (Jan 2025) on our house in Queen Creek using AZFF. As a person who has sold my last four home on my own (FSBO), the key was getting the house listed on MLS. When I searched and found AZFF, I called the number on site and the actual realtor on the webpage answered the phone. This is a big deal considering many websites will charge you a fee (usually 1%) to list on MLS and you still have to do all the work. With AZFF, a local realtor, in this case Joe Perry, came by the house and we agreed to all the details of the listing, etc. AZFF does all the photos, videos, signs, lockboxes, etc. We chose the basic package as listing on the MLS was our primary goal. The Listing Agent, Jessica was very professional and communicative. She will send you weekly listing reports. We worked directly with Kylie (Realtor) on showings and the actual offer/counter offer. She was very responsive and professional as well. For anyone debating on using AZFF and listening to their realtor friends/family, etc who are telling them it's not full service, I would say it is absolutely worth it. For us, paying 4-6% in realtor fees just doesn't make sense and hasn't for decades now. We saved well over $30k just with the listing agent/process alone. Highly recommend AZFF!!!

Experiencia fantástica: I never heard of or believed a real estate company could be called Flat Fee, and it was by happenstance that I stumbled across information on AZ Flat Fee and was hoping they might provide some references to help on selling a Phoenix property by owner; especially a fair and reasonable title agency. An email was sent to Richard Harless and over the course of several weeks, maybe a month, I was ready to stop trying to sell my property by owner (me) and due to his helpfulness and the FLAT FEE, which I believe is way less than any other sellers agent would request, (it’s all negotiable now including the buyer’s agent fee), AND Richard is a first responder, (FD), (I am a retired LEO), we got the paperwork in motion. Prior to this I had other real estate agents come to me out of the blue and try to tell me my price was way too high and saying they have a friend or family member interested in the house. Those interactions were just weird and misleading and Richard after his research, felt my asking price was right where it should be. Papers were signed, deposit paid and the property hit the MLS on a Friday and on Sunday we had an offer I could not quibble with! It was just under what I was asking and obviously my asking price was not too high. The house was going to be sold. I worked through several folks within the organization who are assigned specific tasks and each was courteous, helpful and understanding. I have bought properties before and only sold one forty years ago and things are a bit different in selling today. Coupled with a property that has been in the family for over seventy years, emotions were present and at times I am certain that they thought I was a nut case. I bothered them a lot with probably stupid questions, and things not seen that were right in front of me. Most everything was handled through text and email but a lot of phone calls were made… by me! Everyone was helpful, courteous and knowledgeable. Going through the escrow process was painless and they just made it easy! Needless to say, I had an excellent experience with AZ Flat Fee and I saved a lot of money which is without a doubt a plus! Things just clicked. I certainly would recommend Richard Harless’ AZ Flat Fee real estate company and I will use them again in the Tucson area in the not too distant future. I will suggest to my son to look into AZ Flat Fee as he is in the market to sell and buy a home in Tucson.

Experiencia negativa: The only good thing I can say about AZ Flat Fee is that I did like their realtor David. Other than that it was a very frustrating experience. As soon as I signed up their office personnel took over. I was talked down to, lectured to like a child and scolded. This is only on a rare occasion when someone actually returned my calls, texts or emails. I was just about to fire AZ Flat Fee when my house sold. My house selling had nothing to do with AZ Flat Fee, it is a good house and I knew I would have no problems getting it sold. If it wasn't for the good relationship I had with the buyers I would have never known what was going on or had any of my questions answered. The buyers knew I was in a bad situation with AZ Flat Fee and did everything to help. AZ Flat Fee made it clear that there only concern was the $3500 fee. They don't care what I was going through and refused to help. These people are cold and uncaring. They don't keep you informed. I was the one behind the scenes making sure things got done including the appraisal. AZ Flat Fee did nothing but fill out some paperwork. Most realtors get paid a lot of money for doing very little work, and most realtors will agree. I would go the discount rate route again, but definitely NOT with AZ Flat Fee. I needed to do more research. If you have a good home that is priced right, your house will sell. Great pictures is a hugh plus. AZ Flat Fee is a good concept. The owner needs to start by getting rid of the office staff and hire employees who understand the meaning of customer service.

Experiencia fantástica: We can't begin to tell you how easy AZ Flat Fee made the process of selling our home. We were skeptical at first on how they could only charge $3,500 and still provide all the services necessary. Our initial contact was with Dave. He was knowledgeable, explained their process thoroughly, and almost immediately alleviated all our skepticism. There is no "contract" per se with AZ Flat Fee. You can fire them after one week if you want - but believe me, you will not do that. Our next contact was Ariana. She notified us of showings, offers, etc. and always answered her phone when we called with a question. Very responsive and knowledgeable. AZ Flat Fee listed our home on a Friday and by Monday evening we had four offers. We ended up selling $10,000 above asking price. Our next contact was Kathleen who was the go-between the buyer/buyer's agent and us. Again, couldn't ask for a more knowledgeable, kind and responsive person. She always answered her phone or our e-mails no matter what time of day. We would not hesitate to use AZ Flat Fee again. We've been telling everyone how thrilled we have been with their service, their fees, their professionalism - everything you want when selling your home.

Experiencia negativa: The ancient khalulani Kerr in Tucson could not keep the appointment came over a half an hour late I had told her everything that I wanted to do I wanted to sign up and she pulled a bait and switch instead of the $3,500 for the buyer's fee she told me I would need to pay $3,500 for the buyer's fee and $3,500 for the seller's fee both. She said that she was the manager and then she told me that she had to ask the manager for a discount so she's a liar as well. The people that I spoke with were really rude they use bait and switch tactics it's just not worth it do not use this company they do not stand behind their word they have no integrity and have shady business techniques.
