Experiencia negativa: Terrible, it took a very long time to get into contact with the Board of Directors after numerous emails and calls to BRIGS. Whenever you call BRIGS just to ask a general question, they almost NEVER give you accurate information. As bad as property management gets. Thomson do the right thing and find a BETTER company to use. Contracting BRIGS was the worst mistake and decision this HOA has ever made.
Experiencia negativa: Brigs do you hire property managers for condo complexes? It takes days to a week to get a response back from a property manager . Why is the property manager asking me to assess a leak situation? I am not a plumber. Also ALL VOICEMAIL BOXES ARE FULL !!! is that on purpose? I believe so.
Experiencia negativa: Between the board and Brigs manipulating election out comes and allow projects that harm the current residents such as the project shown below or them allowing their facilities manager to forgo clearing an emergency egress in a snowstorm if you look at the pictures behind the snow piles is the emergency egress. Also adding stunts like this. See below PLEASE DO NOT EVER USE BRIGS Look at the article in the photos. I can assure Brigs is in non danger of being transparent
Experiencia negativa: If you live in Washington Park Condominium in Andover - find the facebook group to discuss the lack of heat and hot water. They're throwing people out of the units and turning off water because they don't have the money to replace the boilers.

Experiencia fantástica: I had a minor billing issue arise and I asked for clarification of what was going on by putting an inquiry into BRIGS' online portal (Vantaca). I had a response from BRIGS customer service within an hour that included an offer for them to rectify billing issues going forward. This is the level of service that I hoped for with BRIGS that we never saw with our previous property management company.

Experiencia negativa: Terrible experience with BRIGS Property Management. Rick is one of the most condescending and unhelpful property managers I’ve ever dealt with. From day one, he has communicated with hostility, issued baseless fines, and dismissed reasonable questions with sarcasm or outright refusal. He does not live in the building but regularly makes judgments about tenants vs. owners and fosters an "us vs. them" dynamic. Additionally, regular email communications are consistently sent out with errors and follow-up remedy emails to address miscommunication. This lack of professionalism is glaring. During the annual meeting, he was visibly angry with tenants complains and told residents it’s not his job to keep us informed. Requests for maintenance, FOBs, or even basic communication are met with blame and disrespect. Property management should serve the community, not talk down to it.

Being promised things would be fixed one day and to this day there still broken. Also they can’t handle there work load and respond in a timely matter. If you want service go elsewhere!
Experiencia negativa: Cruel, Misleading management company ever. No help with any resident issue. There for show. Unhelpful. Dismissive. Very manipulative and no honesty or genuine concern for any of your issue. Extremely disappointing management company. If you want your fees up and no service go for Brigs. ZERO STARS.

I moved to the Ashland area in June 2025 and my experience with the management especially the property manager, Tracey Rhodes has been consistently disappointing. She rarely answers calls, does not return voicemails (which are often full), and responds to emails selectively at her convenience. Over the last five months, we have received incorrect warnings, been instructed to follow rules that are not listed in the handbook, and have dealt with ongoing unnecessary pressure from management. The overall environment has become hostile and uncomfortable due to the way concerns are handled. The property manager’s approach feels intimidating rather than supportive, and it has made living here far more stressful than it should be.

Experiencia negativa: Review for Brigs, LLC – Property Management I own a property in Framingham, managed by Brigs, LLC. The manager, Rogeria, has never returned my calls or emails since I bought the property. She’s an extremely poor manager. Every issue takes almost a year to resolve because Brigs constantly changes staff. I requested two parking permits in January, and it took nearly a year to get them. Meanwhile, my tenants’ cars were towed over ten times, paying $350 each, only because Brigs refused to provide the required permits. I’ve also received several unfair fines: $1,000, $700, $100, and $500 — all against my unit only. The building’s financial report shows that only about $2,000 were collected in fines for the whole year, which means my unit was the only one fined — since I alone paid more than that amount. Where did the rest of the money go? The housekeeping, managed by Silvia, is poor. The building is always dirty, and she has entered my unit without permission, taking photos — completely against Massachusetts law. There are no cameras to “cut costs,” even though we pay $500 monthly condo fees, for a service not even worth $150. After all this — unfair treatment, lack of communication, and clear discrimination — I believe I’m being singled out. I’ve already filed a court complaint and am pursuing my rights. Hopefully, this review warns others about Brigs, LLC.

Experiencia fantástica: During a recent tenant move in, we had several issues where Brigs management specifically Dana stepped in. His support, professionalism, and level-headed thinking helped both the owners and the tenants. He took control of the situation and provide reasonable solutions for both parties. There was nothing more I could ask him to do in this situation.

Experiencia positiva: I have had very *mixed* experiences with Brigs, LLC. Sometimes they are very quick to send maintenance out to address an issue when reported through their maintenance portal, other times, not so much, and you have to hound them a bit to get a response. Some of their representatives can be difficult to reach, rarely respond to emails, when called don’t pick up the phone, and you’re left with a “full” voicemail box. Also, I had an issue with a water bill I received, had been dealing with employee A for several months, with no resolution. I email employee A to follow up on the issue, to find that they were no longer with Brigs, with no communication, just an automated email response. I was told to get in touch with employee B, who seemed to have no insight on the issue and has since stopped responding to my emails. When I communicated prior to this issue that employee B was difficult to get in touch with to someone at Brigs who happened to be a superior, he played dumb and seemed unwilling to help me resolve whatever issue I was having at the time, while making excuses.
Experiencia fantástica: This review is meant to recognize Guillermo Balderas personally. Over the past five years, he has been the best property service employee I’ve met. He is always responsible and patient, taking the time to carefully address even the trivial issues without dismissing them. The answers he provided always go beyond satisfaction. An employee like him is truly rare in any service company and deserves to be appreciated.

Experiencia fantástica: Brigs LLC manages our multi-unit building. They recently oversaw our very successful major masonry project and before that managed our new roof project. They are very responsive and have helped resolve issues within my unit as well as some inter unit issues. They keep owners well informed and make sure that our heating and water systems are in good working order. I am very happy with their services and can relax knowing that in the case of an emergency they respond quickly. Thank you Rick and team.

Experiencia fantástica: Winding Brook Condos in Dracut has changed management companies more times than I can count. BRIGS, LLC is now the management company, and they have been outstanding. I was walked through step by step to set up automatic payments for the condo fees. The process was simple and the fast online assistance was great.
Experiencia fantástica: I've lived in my condo for 18 years. As a first-time homebuyer, I knew nothing about purchasing property—let alone how condominiums actually operate. I didn’t have a buyer’s agent representing me, and I wasn’t aware that the agent involved was actually working on behalf of the bank. I purchased a bank-owned foreclosure (REO) during the height of the predatory lending era, using a no-documentation loan. The condo was overpriced, the interest rate was high, and the property was financially unstable. Every year brought new special assessments because the building was in serious disrepair. I decided to join the condo board to better understand what was happening behind the scenes. That’s when I learned that the owner of BRIGS formerly Greater Boston Properties at the time had personally invested funds to help keep the HOA afloat. Over the years, we cycled through several property managers, but our current one—Richard Ploss—has truly been a godsend. There was a time I felt embarrassed to have anyone visit where I lived. Today, I feel proud to come home to a place I can finally appreciate. (Aside from the dumpster placement!) The curb appeal, the ongoing repairs, and the genuine care being put into the property make me want to hold onto my condo as an investment. Huge thanks to Scott, Rick, and the entire BRIGS team for your hard work and dedication. You are truly appreciated. As a Realtor, my personal experience has fueled my passion and expertise in helping shape the way I now serve my clients—making sure they’re informed, protected, and empowered in ways I wish I had been.

I live in an apartment building managed by Brigs in Boston, the heat is managed (turned on) by the building (so Brigs), it's 70 degrees in Boston and the heat is on! even if we turn off the radiator, there's heat coming off of the pole thing next to it. I've called them multiple times, they either do not answer so I leave a vm that never gets returned or they transfer me to the "Boston person", this person does not answer and does not return my vm either.

Try calling the emergency number and you’re forwarded to another country and they really don’t help at all. Forget the management team. They are never there when you need them. I could just go on forever is how bad this company is. After getting rid of them we have over one million dollars unaccounted for. We hired a forensic accountant and are going to sue them for our money back

Experiencia fantástica: Within minutes of my submitting a work order on my condominium site's portal at Brigs, I had an acnowledgment email and recognition of the submitted request and within a short time thereafter two different crews, with the right equipment, arrived to resolve the issues to my total satisfaction. As for the signs of a fully professional follow-up I got both a phone call and an email requesting my input as to whether or not the issues were resolved satisfactorily.
Experiencia fantástica: I just bought a house under the management of Brigs, LLC. They were very prompt and attentive and they immediately follow up by sending me a “welcome package” and promptly answering all my questions. Their rep, Paula Lodi, was great. So far, I am very pleased.

Experiencia negativa: The absolute worst management company! They shut the water off with no notice. You call for repairs and they downplay your problem as if it’s not a priority and that’s only if they bother to respond. The heater has been broken for over a month now and they try and tell condo owners that there is no problem but then turn around and say they’re aware of the problem and they’re “working on it.” They hire under qualified/cheap labor to resolve issues that require professional expertise. They raise the condo fee but the complex always looks like crap. Where is our money going? We haven’t had heat All weekend and it’s been below 30 degrees. Terrible service. Not to mention the property managers attitude whenever you email about anything at all.

Try to stay away the complexes have so many problems that will cost you thousands and they’ll do nothing to help just makes it all worse.
