Experiencia negativa: This place is a joke! Your telling me for a home that cost 2,000 a month to rent ALL APPLICANTS have to make 6,000 a month!??? No wonder homes are sitting empty for so long. Oh yeah don’t trust them when they say PRE-APPROVED, that doesn’t mean what you think it does for this company!!! The preapproval is just when they make you pay 65.00 a piece for every person over 18 in the home and your application! If I could give less than 1 star I would!

Experiencia negativa: First off, I’d like to say getting this place was strenuous and lengthy but the lady I worked with was super helpful. Moreover, let’s talk about the condition of the property and the company’s willingness to repair things. Every time I place a “meld” about electrical issues it gets deleted by the manager so they won’t have to come out and the repairs that has been completed are mediocre and above all they trust to tack mysterious fees on you. And every time I try to contact someone in the office, they’re always conveniently unavailable. You have to take care of everything yourself. Which makes you wonder, what the whole point of maintenance is. And I guarantee something will mysteriously happen to my deposit when it’s time for me to collect it. This whole experience has been a 4.5/10 living here. I’m so disappointed.

Experiencia negativa: Frustratingly slow and careless process. As a working professional, this delay directly disrupted my business move and cost me valuable time. I applied over a week ago, submitted everything promptly, and still received no timely follow-up. On top of that, my address was entered incorrectly, a careless mistake that held up verification and made the process even longer. No one should have to chase a property manager for basic communication or wait nearly two weeks just to be acknowledged. Not to mention they make you do a zoom call to show your current place, which I find invasive. I’ve since secured housing elsewhere with a company that handled the entire process from application to lease signing in under 72 hours. If you value efficiency, organization, and professionalism, I wouldn’t recommend relying on this team.

Experiencia negativa: WARNING: Do not rent with this company. I had a HORRENDOUS experience renting from them and want to save others the headache. Shortly after moving in, I was told the homeowner wanted to sell the house—something they knew from the beginning, since I later discovered the home had been listed for sale before I even signed the lease. Because of that, they began scheduling multiple showings. I work from home and explained how disruptive this was. Andretta’s response was basically, “deal with it, you don’t own the house.” At one point, she even lied and said I followed people around during showings—impossible, since I was working and have proof. Following that, they tried to tell me I couldn’t be home during the showings. Imagine paying $1,685/month to be told you must leave your own home. I read the lease and confirmed with an attorney that I had every right to remain there. After I pushed back, they tried to smooth things over by offering me… a $100 Amazon gift card. The unprofessionalism was laughable. Katie asked me to leave during showings after the false accusations Andretta made, which made no sense at all. Andretta routinely screamed and argued, then excused it by saying “that’s just how I talk.” On another occasion, after I specifically requested not to deal with Andretta, she literally sat silently in the room while Katie spoke to me—like middle school behavior—before interrupting anyway. When I visited the office again, Andretta came out after I asked for Katie and said, “oh I just wanted to put a face with a name.” I repeatedly asked to speak with someone above her, but those requests were ignored. This group displayed immaturity, dishonesty, and flat-out disrespect at every turn. I was relieved when the house finally sold and I no longer had to deal with them. Bottom line: BEWARE. These are not professionals, and I would not recommend this company to anyone. UPDATE: As you can see from the “owner’s” response, she claims they provide excellent customer service. That’s simply not true—I have recordings of screaming matches with Andretta to prove otherwise. I also have documentation showing the house was listed for sale before I even rented it, so it’s clear that was the plan from the start. The emails show I was never accommodated during the constant showings, which is exactly why I was given a gift card as compensation for the hassle. On top of that, I was told I couldn’t be present during showings, even though that is nowhere in the lease. I can provide the lease itself, which further shows how many of the terms you all chose not to abide by. It’s also telling that I’m now being offered the chance to “speak with someone,” when during my entire tenancy I was denied that right and forced to deal with Katie alone. And yes, I am writing this review a year later—because I always intended to warn others of my experience, and I was reminded of just how bad it was when your company came up again today. The response I received shows no accountability whatsoever and only highlights the lack of professionalism and customer service I dealt with. I’m grateful I’ve moved on, but I want others to know exactly how terrible this company was—and clearly still is.

Special thanks to Dayli, Katie and Janet for answering all of my questions during the application process. They were all very knowledgeable and answered my questions respectfully and treated me like they really cared. It's a leased home, and there's always challenges with the property in the beginning. We're still trying to figure out how to submit maintenance requests for a long list of discrepancies we've found during our actual move in, beyond the occupancy review on day one. It asks me to request an invite, when I click on it I never get the invite. I'm sure we will figure it all out as we go forward. 1st choice, so far has been the best management company we've worked with in this area.

We use Rently for our showings because it allows prospective tenants to tour a home privately and on their own time. Rently also allows the customer to tour up to 10 homes (or the same home up to 10 times) on their own schedule.

This company makes money on your back gound checks and then proceeds to make sure you still have no place to stay. Jessica Gomez needs to lose thier realtors licenses. Alabama realtors are the worst there is.

Experiencia negativa: Unit 4509 Oak Drive: I haven’t been in my place a week and I’m already disgusted and ready to go!!! First of all when I did my initial walk through roaches were all over the place but after Angel assured me it would be handled prior to moving in I went ahead and still went through even though something in my head told me not to. I went back to the house with my movers to start moving and everything was an absolute mess!! Spiders still in the exact same spot from when I did my first walk through, dead and living bugs all in the kitchen drawers/cabinets, yard not touched at all, carpet stains, holes still the wall, dead roaches painted over, just horrible. I called the property manager and she claimed they did a walk through twice therefore they can’t go back and but there’s no way I’ll believe they did anything to this home. Mind you all I’ve been doing is transporting my stuff I haven’t even slept here yet and have all these issues!! Even after their walk through I still seen a roach and they didn’t do anything to the yard but have all these guidelines for the move-out clean (shampoo carpet, wipe down cabinets, repair damages, etc). Literally an absolute joke and not what I expected at all for my first house experience, after this I’d go back to an apartment ANYDAY. It’s so outrageous that I haven’t even been here a WEEK and already have to do a full deep clean, call an exterminator, AND get the lawn together. I wouldn’t recommend 1st choice to my worst enemy. I really blame myself because my gut told me to run from this house when I seen the 1st bug but i was so happy to be in a house. Wow Update: It’s November & I’m still having issues and finding new things wrong with the home. I was never sent out an initial inspection (apparently I was supposed to get one). When I got in contact with management to get proof of the “inspection” they did this was the response from one of the property managers. If my initials pictures isn’t necessary I’d hate to see how she lives. To me it just seems like they bullshit so the owner doesn’t have to come out of pocket for repairs because of financial issues. This has been the worst property management company I’ve ever dealt with. What’s the point of being in a management position if it’s nothing but complaints when it’s time to actually work? I’d advise you guys to look around and research before choosing First Choice & I hope the experience is better than mine.

I can see the other bad reviews about them denying people due to Not having enough credit history or active accounts on the credit report. I Applied for a house and I have good credit and I know for a fact I have enough credit history. These people expect you to have Several collections accounts or open accounts on your credit report instead of just focusing on the credit score itself and the one or two open accounts I am currently paying on time that I Never missed a payment on and always pay on time. I’ll NEVER recommend this company to anyone, especially if you are using a Housing Voucher, they will obviously find a reason to deny you.

Experiencia negativa: If I could give zero stars, I would. My experience with this rental company was deeply frustrating and unacceptable. Throughout my tenancy, I submitted multiple maintenance requests for issues including mold on the walls—an issue that was never properly addressed. One request was even denied outright by a property manager. I was consistently ignored or given vague, non-committal responses with no real action taken. Upon moving out, I was shocked to receive notice that not only was my entire security deposit being withheld, but I was being charged an additional $1,550 for repainting due to "dark spots" on the wall—spots that were clearly mold I had reported numerous times. Despite my repeated attempts to get clear answers, I was met with silence or vague explanations for over a month. I eventually did recover my full deposit, but only after persistent follow-up and pressure. No tenant should have to fight this hard for what is legally theirs. Beware of this company. If you rent from them, document everything, insist on written responses, and stay vigilant—especially when it comes to unresolved maintenance issues. Their lack of accountability and failure to uphold basic standards of habitability raise serious concerns.

We do apologize for your negative experience with our company. As you know we retained management of your property and were unaware of any previous issues that you may have experienced before we started managing it. The property manager worked very closely with you to research the history on the property to ensure that you received your deposit back in full.
Experiencia negativa: One star is to high. First of all it was a complete hassle to even get a place. The first house I looked at we were approved then a week before we moved in the house was no long available because another tenant moved in. Maintenance is awful, took 2 weeks to get out sink unclogged, they “fixed” our air conditioner in the summer 3 times. They “fixed” our back door lock. On march 1 they told us we had 60 days to make a decision on renewal. Our renewal was 60 days from March 1, the email was sent to me at 4:45Pm March 1 when the office closed at 5:00. Giving me 15 minutes to make a decision. Tried to charge me for a maintenance charge my first week here when outlets weren’t working. After I told them I wasn’t renewing they have pestered me about renewing. And charged me a 30$ renewal fee. Charged me a 50 dollar fee for not having the correct corporate office address on my insurance policy, when I asked “how long has the address been wrong?” They told me since I got the policy. Why didn’t you tell me that the day i submitted my policy. I would not recommend my dog or a homeless man to rent from this company.

Experiencia negativa: House failed inspection 2 times due to it being mold in basement, mold up under carpet also in the roof due to bad roof. I asked for a transfer even offered to not renew my lease so I can transfer to another property they basically told me i wouldn't be able to rent through them again due to my complaints. Do not apply especially if your receiving sec 8. They will charge you for making melds and add a 75$ late fee every month which is crazy and make your bill higher than your rent portion. They don't care about there customers at all.

Experiencia negativa: Do not waste your time doing an application they will tell you one thing and then deny you. Teresa Riley has a nasty attitude and when asked a question about something they said she gets confused. They are just letting people put in apps and denying them so they can run up the application fee. They say they run equifax but the denial says transunion and when asked for a copy of the credit report because you are looking at it currently and the score is past the requirement she says well it was locked and they won’t provide a copy of that report They contacted me to unlock my card to process the app. But claims my equifax was locked they didn’t call me to unlock that and said well even if my score was meeting it was locked! And I think it’s bait cause the house literally still avail and was supposed to be ready and still not plus I knew something when I asked was an application on the house they said yeah still pending and I called a wk asking the same question before applying but they processed my app in 1 day literally a SCAM

Experiencia negativa: I had a bad experience with 1st Choice. Was told I was denied for not having active credit. So I called to verify that they had the correct information, cause obviously that’s wrong. Teresa (leasing agent) was so nasty and rude. Telling me I was denied for another reason, so I asked what was the other reason?..she gets snarky and starts reading and says I had missed payments in 2021 and I hung up. After she said that there was no reason for us to go any further. At that point she was just saying something to get me off the phone after I had asked for a copy of the report…it’s illegal to deny. Which of course she did…I will be seeking reimbursement for the $65 fee. No reason to be so nasty to someone for asking a question.

While I cannot locate you in our database as a current/previous occupant nor an applicant, I would like to address your concerns in order:
1. Limited Transparency on Fees: The “No Deposit” is clearly spelled out in each home’s description and is offered through Rhino.com. The “No Application Fee” is indicated and is handled on a home-by-home basis. The other charges (like pet fees) are clearly stated in our Acceptance Policy on our site.
2. Outdated Web Design: Thank you for your input. We will pass this along to our technology department.
3. Availability Issues: Our Leasing Agents have the dates that we expect to have homes ready for a new family. As with any home repairs, sometimes delays are caused by unforeseen issues that are found or occur during the repair process. Once found, the dates are then shifted to accommodate those repairs.
4. Narrow Range of Property Types: Yes, the vast majority of our rentals are single-family homes. There are several other vendors that can assist you in locating an apartment if that’s what you prefer.

The agent angel work day in night to make sure my family was able to get a home. The maintenance is amazing they will come out the same day or the next I respect because they always want to make sure sum one is home…

Experiencia fantástica: I have been with them since First Choice Properties bought out J.R. Adams Investment properties. So I never applied directly through First Choice Properties for renting until my recent renewal of my lease. My experience has been a very good one, the individuals in the office have been helpful with any questions I have had and Marlene has been beyond amazing with helping me renew my lease. My work orders have been followed up on in a fair amount of time and Marlene has been quick to respond to me even via email.

Experiencia negativa: UPDATE: So I have been at my new place for a little over 2 weeks now and today (a Saturday at that) my air conditioner isn’t blowing any cold air. I put in a work order at 7 something this morning when it was showing 78 degrees in the house. A few hours later someone reached out and only texted the question “Has the filter been changed?” Umm it better be new since I’ve only been here 2 weeks so why would I need to put in a new filter. I digress. I put in a newer filter and it’s now over 90 degrees in the house. I called the emergency line bc at this point this is way too hot for me and my 4 children to be in here. Mind you ALL OF THE WINDOWS ARE PAINTED SHUT so no outside can help with the circulation of the fans blowing!!! What if there’s a house fire? Who even thought to paint windows shut??? Anyway, once I listened to the recording they have the nerve to deem only flooding and having only 1 non-working toilet as an “emergency” and have the nerve to state THEY WILL CHARGE YOU $75 IF YOU LEAVE A MESSAGE THAT ISN'T LISTED AS ONE OF NAMED EMERGENCIES AND THAT A/C ISN'T AN EMERGENCY!! It’s the middle of the freaking summer and people are DYING of heat strokes and you’re telling me sitting in a hot house reading over 90 degrees inside with PAINTED SHUT WINDOWS with children of 2 yrs old and older ISN’T an EMERGENCY!!! That’s so disgusting and I see this has set the tone for the remainder of my lease. There’s no telling how long they’ll take someone to even come fix this. I have to find a way to keep my babies cool in the mean time which will cost me even more money since the house I’ve already paid a deposit for and first month’s rent has no working A/C!! I was so worried that I wouldn’t get the approval since I didn’t when I applied a year prior but with my now ex. I needed something that was strictly for me and my children and 1st Choice Properties really gave me that opportunity to have a fresh start with a approval ALL ON MY OWN!! Angelica was an absolute angel from the beginning of my process to the end and got me into my new place within the 2 weeks of my asking date! This is so refreshing and I’m excited for my new journey.

Viewing the home was easy, the application process was very detailed and straightforward. The process was 90% seamless from app to keys with minor communication issues that happen with any human interaction. Angel has been the most helpful, she is genuinely sweet and personable. I called 12 million times and no ounce of frustration detected. She made sure we understood our options and all requirements. I would recommend first choice properties!

Experiencia negativa: DO NOT APPLY! They are taking application fees and scamming you into thinking you are applying for a home!! Constantly they told us we are just going through the process that we have to wait until reached out to. NO ONE reached out Once we got to the last part of the process. I went to go and view some of there homes and the serial numbers on all the lockbox's from each home has been cut away so you can’t even view the homes they are “renting” . When I went to go and look at the home i applied for some one was living in it! So my guess is, they put up the properties again online after having someone rent them to gather rental applications to scam everyone that is looking for a home! They should be ashamed of themselves. Just so disappointed. It took us three weeks to even have anyone report to us anything that is going on. Thank God I went to another company and got approved and moving in within a week and a half! But seriously! I hope you do not apply to 1st choice properties. You will never see that money again!

We use a 3rd party vendor for "self-showing" capabilities. In the event that you are unable to read the serial number on the lockbox, there is also a sign in the window of each house with the lockbox number. Once a lease is signed, we take the property off the rental market within the same hour and do not accept any further applications. We apologize that you do not feel that our process worked for you but are happy to hear that you have found a home.

Experiencia negativa: This property management company is the absolutely worst and the president Jennifer the same. Watch out if you are a landlord and have them managing one of your properties. They will secretly charge your tenants an extra $100 once their lease ends and they go month to month. I didn't realize they were doing this until I reviewed the tenant statements. There is nothing in the landlord agreement about them charging this amount or keeping it. If anything that is the property owners money. I reached out to the owner Jennifer about it and she was unfriendly and refused to do anything about it. Stay far away from this company!

Experiencia negativa: My experience with this housing application process was disappointing. Despite my efforts to follow up, I received inconsistent information and promises were left unfulfilled. I was initially told my credit check hadn't been done, but later informed it had been, leaving me feeling frustrated and misled. Additionally, the treatment of my mother's Section 8 status raised concerns of discrimination. It seems their priority was collecting application fees rather than providing fair housing opportunities. This experience was disheartening, and I advise others to approach with caution. Update: After my initial review, I received an abrupt phone call with an insincere apology, which only added to my frustration. They didn’t even follow up with me this fast during the application process. Checking online reviews, I realized I wasn't alone. Many others had similar issues, including reports of poor living conditions mentioned in another review. Thinking about it, I believe this company could do better by showing more care and professionalism towards their tenants and future tenants. So, I decided to look elsewhere for help with my mom, and we found a better option quickly. I hope this feedback helps the company improve and remember the importance of being kind and helpful to their tenants and future tenants.

AND to add on to the response you decided to come with to look as if you do get in touch. It wasn't about getting approved. As I am in a nice renovated place as we speak.
