Experiencia fantástica: Many, many thanks to April Herrik for helping me through the registration and payment process on your website. I had become frustrated because on-line bill pay with my bank would not have gotten the payment in by January 31. I feel pretty certain that the postal service would not have reached you in time either, so I tried the NHMLLC site. This did not go well. After going in circles for several attempts, I called your company and was connected with April. She walked me through the entire process of registration and payment. Without her assistance, I would have encountered more problems because the payment process is not as straight forward as the instructions lead you to believe. April was warm, considerate, patient, and most helpful. It appeared that she was eager to assist and not troubled at all by the number of questions I had. April made my day. I appreciate her and her demeanor very much. Please convey my sincere thanks to her. This was true customer service as we used to know it years ago.

Experiencia negativa: I wouldn’t recommend the management company who has the Laurelbrooke sub division. They singled me out for a garbage bin violation but ignored my two neighbors. Probable because I asked them to clean up broken down trees that have been laid down since I moved in six months ago. Leslie is our manager and tells me she inspects monthly, my garbage bin has been in the same place for the past six months but this is the first time. I’ve had a violation she must inspect with blinkers on

Experiencia negativa: I paid my HOA dues in November 2025. Check your records for those of us who have paid before sending a mass email reminding us we're late. Other than saying no to any request in the HOA bylaws, and letting perspective buyers know there is a HOA and a pool, there is no HOA. When the last house is built, I vote to dissolve the HOA.

Experiencia negativa: I wouldn’t recommend this being the company you use for your HOA. Lauren is over ours and there has been some serious questions come up over finances and she told everyone an audit would be brought to a vote and fast forward 10 months later and pressure from myself during the summer she has choose to tell residents we will not be offering an audit. If you want transparency, and want to be able to trust your management company stay away from this one.

Experiencia fantástica: Dead tree from the common area fell onto my property (Pine Beetles) damaging my fence. Niki explained my recourse. I cleaned the debris called the fence company for repair. In the course of looking at what was remaining of the tree that fell, I discovered and marked 5 other large dead pines on the common property. They are sending their subcontractor out to confirm that these trees are a danger and are dead. I appreciate the HOA and Nicki.

Experiencia negativa: Worst property management company. they just find some silly reason with compliance violation and try to fine residents. they just send emails and if you forget looking their email they will charge hundreds of dollars fine per violation. they are not property management they are actually property parasites. sad we have such company as our HOA.

Experiencia fantástica: I just want to share how impressed I am with Gretchen Cox!! Ive had alot of difficulty getting online to update my credit card for my HOA payment! Since I had to cancel my credit card because it was compromised and needed to add a new one. I promise you I tried to do it and it was almost next to impossible… Until I called Gretchen and She walked me through the process. Experiencia negativa: This review doesn’t go for the whole company but for the Manager I have dealt with for my subdivision. The manager that is over my subdivision, has not only excepted a contract, voted on by the board of our community and approved pay to a person who does NOT have a business license, a EIN or a LLC . She also, paid this contractor to provide work on my property, not HOA property, which in return damaged much. I could go on & on but I’ll keep it clean. At the end of the day, no one did their homework and because of that, I have damage done and did not pay my dues, due to me trying to come to agreements on what next step is needed. With no resolve and now I have a lien placed on my home.

She is always polite and very professional. Recently she actually replaced a latch on one of our storage doors. Betsy is a very good manager and a good person.

Experiencia fantástica: Neighborhood Management LLC took over the management of our neighborhood about one year ago. They have done an excellent job in solving our past due HOA dues. Also vastly improved yard maintenance and common area maintenance, bookeeping and communication. Our CAM is extremely experienced and very professional and easy to work with. We give them 5 stars because they have earned it.

Experiencia negativa: These clowns put a lien on my house by mistake and refused to have the lawyer they sent after me write a retraction noting I did not owe anything to anyone. Also, my idiot neighbor set a hula hoop on fire and started throwing it around her yard with a big 'ol flammable tree nearby that borders our properties. After seeing the video proof their response was, "This is a neighbor to neighbor dispute." This company is WORTHLESS. Edit to response: Since I did not pay a dime towards that lien it was either a mistake or you did it maliciously because you had to fix it with the county probate court. This is public information so now because of this anyone who sees this will not know why it had to be removed in the first place. Do you see why this might be a bit upsetting to a homeowner?! UPDATE: Turns out this company allegedly took 8,000 dollars from our HOA fund when they were terminated. Be VERY WARY of positive posts about this company.

Our neighborhood pays a $100 monthly HOA fee but Madee won’t come out and fix an issue.

Experiencia negativa: I’ve lived in my home for 24 years with no issues. Since the arrival of this group I’ve had to change things that have been in place long before they showed up. This must be what living in socialist societies feels like. Example I keep my mailbox painted and rust free with numbers displayed. I was fined $100 because the numbers I bought at the store were gold with a black background. Shame on me. They have to be white. Which I had to special order. They have harassed a widow neighborhood because her pine straw needed refreshing. Meanwhile the entrance to the neighborhood has pine straw that hasn’t been replaced in 2 years. And I’m still waiting on an answer of when that will be corrected. Run away from these control freaks.

Experiencia fantástica: There was confusion about my account due to an error by the HOA which resulted in a penalty fee which was applied and then removed. I was confident that I was current but, in the end, there was a balance. April worked with me multiple times to resolve the confusion which got worse when my bank took forever to deliver the check and I couldn’t get logged into the portal. I appreciate the patience and excellent customer service.

Experiencia fantástica: My two experiences with Neighborhood Management have been very positive. In both cases there were somewhat extenuating circumstances that led to me getting a non-compliance notification. Sherry Hill was understanding of the circumstances and gave me a reasonable amount of time to get the issues resolved. She was very professional and courteous in our conversations and emails. I am glad to see that Silver Lakes finally has a management company that does something other than take our money and run.

My neighborhood located in Gulf Shores, needed a management team that was going to assess our neighborhood and bring it back to looking nice again. We have a lot of renters in the neighborhood and they've let their yards go. Experiencia negativa: They literally took over maybe less than 6 months ago and have literally been a pain in the butt for the entire neighborhood. If you are looking to be fined 100 bucks for stupid incidents like leaving your trash can in front of your damn house that you pay mortgage for… Then go ahead and hire these folks. I was fined 100 dollars today for leaving my trash can out in front of my house from Wednesday to Thursday. Trash pick up is on Wednesdays people have lives and the last thing after work and kid sports people are concerned about is rushing to get their trash can. This company is ridiculous. I can understand grass not being cut or something else but no we are talking about a simple trash bin. Get a life Sherry Hill and whomever else is fining families like this.. as much going on in this world and this is what we pick at. Like the cost of living isn’t already expensive we go and make peoples lives even more harder. Thank you! I’d also like to add the fine was thrown out… why!? Because when I went back to check my cameras I was told sherry made her rounds on a Friday and my trash bins were not outside on Friday my camera showed proof that the trash bin was brought in on a Thursday morning. This HOA is fining residents in our neighborhood without proper proof. Just notices with what she claims she seen. When I sent proof (video footage & camera screen shots of the drive way) no trash bin in sight on a Friday. So it was all a lie. I’ve yet to receive an apology just an email stating the board basically throughout the fine. So initially the violation was either a bold lie or the community manager had our house mistaken for another. Either way this is unacceptable! They are out to collect money from residents as if we don’t pay enough already just for them to harass the resident’s.

Since they took over, they've had no records of prior payments, yet they are sending non-payment fines to everyone—even to homeowners who have already paid. Instead of focusing on upkeep, they are issuing fines for trivial matters, such as trash bins, even when they are placed correctly. Many homeowners are now forced to pay again due to their lack of records. If anyone has advice on how to report these discrepancies or hold them accountable, we would greatly appreciate the guidance. A management company should be there to serve the residents—not to profit from disorganization and lack of accountability

Experiencia negativa: Absolutely horrible methods of treating residents! Constant harassment, threats of legal action, refuse to keep their end of the HOA, and they hide behind lawyers. These people are not fit to manage that office! Will never recommend them as an HOA and they do not represent the home owners and their privacy.

Experiencia negativa: This HOA management company is horrible from a homeowners perspective. They send people by your house and nit pick the smallest issues. In today's world amd economy, HOA companies should not be allowed to harass homeowners for small, insignificant issues. If I could give 0 stars, I would.

Experiencia negativa: I HATE THIS COMPANY. I pay $95 A MONTH. For them do to nothing and to create a budget that is SUPER INFLATED to steal our money. They don’t make sure ANY rule on the property is inforced. Dr Horton is trash too

Experiencia negativa: Definitely stealing money from our community. 40,000 a year to clean a fairly small pool is absolutely insane. I am getting a lawyer. NO IT DOESNT. as I said I clean pools I put in a bid to clean ours for WAY LESS and you chose to do that and waste our money. I’m so done. getting a lawyer and contacting attorney general and bbb

Our encounter today was the most positive experience I've ever had with a management company. I am a realtor and speak with tons of management companies! Kudos to Neighborhood Management for a great hire. I'm certain the residents will love Niki.

She is wonderful to work with, she returns phone calls, is on top of things and knows how to communicate respectfully and honestly. Nowadays, it’s difficult to find people like Chelsea and I hope she never leaves!!

Experiencia fantástica: Mrs. Betsy Davenport was so professional, kind , and helpful towards me. I presented a problem to her that I was going through for several months with the old management team before she recently started and in a matter of days of her taking over management for Magnolia Springs she was able to get my issue resolved in a timely manner. She was fair, courteous, respectful, and attentive in researching and properly investigating my issues/horrible situation that I had been going through with the old manager. I am very thankful. Welcome aboard Betsy you are so appreciated!!!

Experiencia negativa: Poor communication lead us paying hefty fines. If you are unlucky enough to have this company as your management just be careful.. they do not provide a way to resolve anything, target is gain more with fines. They miss sending the mails and send high charges for the mails that were no posted. High interest rates on the missed payments… because of the missed mails.

Experiencia negativa: I hate to post this review but this company has been the absolute WORST thing to happen to our community in Summer Salt located in Orange Beach, Alabama. The community manager, Keesha, never returns calls. I have left several messages hoping to speak with her or her manager, Amanda, in reference to our account and have never received a return call. I finally got an email response that was less than helpful. As you will see in other reviews, their management negligence also our pool. For several months they have had an incorrect email and address for us then sent our dues to collections with NO communication. Please keep in mind this was all VERY new during the onboarding process so we also did not know who to contact. I did confirm, that they did have my correct phone number on file but it is against their policy to make phone calls— I’m sorry, what?! Why would they not call to get my correct address or email address for billing? When I ask them to remove our account from collections as a 1 time courtesy due to not having our correct address and email, they refused. We unfortunately will be obtaining our own attorney. Please DO NOT hire this company for management

Experiencia negativa: I tried multiple times to log in & vote so that it would help with the quorum next week. I copied my account number as listed in email along with the voting code. Each time I try to enter & vote I receive message that last name on account doesn't match &/or the code is incorrect. I am sorry but this was impossible for me to continue.
