Experiencia negativa: FEBRUARY 2026 UPDATE - McKay has done what I thought was impossible and has actually gotten worse since I wrote my initial review 9 months ago. Our entire condo complex is without water tonight (2/19/26) because McKay once again didn’t pay our water bill. Our water service was turned off late this afternoon. We have everyone from newborns to elderly people in our complex. This is absolutely unacceptable. They are truly the worst. ————————————————————————— I’m not one for leaving scathing reviews online, but I’m making an exception for this “management” company. I’m really not sure how this place is still in business. They didn’t pay our condo association’s water bill for months (to the point that Birmingham Water Works was in our parking lot handing out water shut-off notices). They also let our Internet and cable contract lapse after claiming the renewal was taken care of and not to worry…”no one’s service will be affected.” These are just a couple of recent examples. The turnover rate at this place should also tell you something…we’ve had probably 4 or 5 property managers in as many years. They’ve all been nice for the most part, but something is seriously wrong to have so many leave the company so quickly. Stay as far away from this company as possible!

Experiencia negativa: This company is absolutely horrible, communication is terrible. They will not contact you until they can assess a late fee and then when you combat the late fee due to never receiving any kind of notice. They will just ignore you until they can assess a late fee and lien your house with zero notification. A joke of a company. If they are your home owners association when purchasing a house I suggest you run the other direction and not purchase that property. You’ll be paying your house payment in late fees shortly after you move in

Experiencia negativa: I DO NOT RECOMMEND THIS BUSINESS!! I am writing to express my significant concerns regarding the lack of responsiveness from Richelle Acueza, our Community Association Manager. On October 23rd, I sent an email requesting a virtual meeting link, which has yet to be provided. This issue appears to be a recurring one, as other community members have reported similar experiences with both Ms. Acueza and the company. Additionally, despite receiving email notifications, I have not received any physical mail correspondence from the company, a matter I have consistently raised during our meetings. If these issues are not promptly addressed, I will be compelled to schedule a direct meeting with the President to discuss these ongoing concerns.

Experiencia negativa: EDITED 10.17.25- STILL no response on my concerns after calling, emailing and submitting requests. They just close them out without updates. If you have a choice choose a different management company! This company recently took over for our neighborhood with no communication to residents and they are impossible to get ahold of. They will not return phone calls or emails. They have raised dues and have not provided an expense report/ breakdown when requested. They do not do any upkeep or enforce regulations outside of sending a notice about bringing your trash can up and keeping it from being visible from the streets ON TRASH DAY. The renters are allowed to destroy the properties they’re on with garbage and excessive bikes/toys & vehicles parked on lawns and in streets which will bring down owners values and is posing a hazard as it has in the past with emergency vehicles being able to get down the streets. They’ve got zero concern for safety with the tall grass throughout “common areas” housing the one of animals and insects that are invasive & prevent you from being able to enjoy sitting in your own yard. There are also excessive potholes at the entry points and down every single unfinished road causing damage to vehicles as well as one entry gated under lock and key for no reason. If you are considering living in a neighborhood managed by them or choosing them as a management company in general, don’t- it’s not worth the money, home equity depreciation and hassle it’ll cost you.

Experiencia negativa: AssociaMcKay mismanaged our HOA funds in that right now we don’t have street lights because our funds are depleted. They lied to us and the new management company is having to get our funds early just to maybe stay afloat. How horrible of people can you find to lie and steal and pretty much get away with it since the only recourse is court that costs money. Alden Glen Subdivision has been terribly wronged. These other reviews do tell a story of bad customer service and our neighborhood has experienced fraud

Experiencia negativa: The absolute worst community "management" company. They consistently lie, fail to take action, fail to get results and fail to communicate effectively with homeowners. They are eager to take homeowners' fees, but are unmotivated to provide action and meaningful, significant or timely feedback on numerous requests, even after some have been reported up to 6 times. How they stay in business is anyone's guess. They have been reported to the BBB, the County Health Department and to the State Attorney General's Office of Consumer Protection, yet they continue their consistent, deliberate pattern and practice of poor performance and consumer disdain. Avoid this bunch if at all possible.

Experiencia negativa: I had one of the girls (Kelly) at McKay responding to me putting a one-star today and she was very nice until I told her some of our Hoa issues. Kelly asked me what subdivision and her voice changed and I asked her to let me have one of our guys on our board call her back tomorrow so I gave her my email address and I never heard a word Then I called the phone number back and of course, it went straight to voicemail. Once again they are a piece of crap company.

Experiencia negativa: I sold my house in Calera and McKay management charged me 509.00 to send a letter to closing attorney. I was paid through the end of the year and paid on time for 6 years. This is outrageous! I have called every from McKay in Hoover to the president in Dallas. I even called the mayor of Hoover since the company is located in Hoover. Next step is Channel 6 on my side. Horrible company!

The only reason they're in business is because Developers hire them to take over and they do a shitty job of the main things they're responsible for. Experiencia negativa: This is our first experience, dealing with an HOA company and it has been absolutely horrible! Two years ago it was taking about a month to get a response, and now no one responds at all! We are told we have a new contact, and then months later we are told they are no longer with the company, but no one told us! People keep leaving We’re getting fired, and no one tells us who to contact. I have tickets that have been sitting open for over a month with no response, and no one addresses any of the issues in our neighborhood! We pay a lot of our hard earned money to this HOA and they do absolutely nothing. The most horrible customer service I have ever experienced!

They ignore legitimate homeowner concerns and instead depend on neighbors to submit false or exaggerated reports, which they use to issue arbitrary fines for trivial issues like grass height or trash can placement. Meanwhile, serious violations—such as rusted-out vehicles and piles of trash in plain sight—go completely unaddressed. Even worse, they’ve dug rainwater trenches just an inch from property fence lines, then refuse to maintain the overgrown weeds and grass behind them. Their actions reflect a clear lack of accountability and respect for the homeowners they claim to serve.

Experiencia negativa: Absolute clowns that send out HOA violations to houses that have nothing to do with the violation and beyond the control of the resident. I've had violations for everything from an ATT cable running between neighbors houses in the STREET in front of my house to two limbs from a bush that were literally about a foot taller than the rest of the bushes. The punchline is they were different types of shrubbery and are supposed to be tall. I don't know what absolute geniuses, that's sarcasm by the way, voted to have these fools running the HOA but whoever did is an even bigger clown than the management company. Dont even get me started on the fees that go up year after year. You should see what they charge our phase of the subdivision yearly for envelopes, ridiculous.

Experiencia negativa: I could make a list of grievances about this company but will save readers some time and only mention the latest awful experience I’ve had with McKay. I live in a condo building that is managed by McKay. Back in October a unit above mine experienced a sewage leak that subsequently leaked into my ceiling and dwelling. To make a long story a bit shorter, the sewage water had to be cleaned/dried and eventually plaster in the ceiling had to be removed to complete this process. I’ve been waiting since last fall for McKay and the contractor they hired to complete the ceiling repair. Last week the contractor finally had someone out to assess the situation and work out a plan for repairs. I was contacted the following day and was told that the exposed part of the ceiling likely contains asbestos. This material has been steadily breaking off/crumbling from the ceiling in a powdery form over the past 7 months, so my dog and I have been walking in, breathing, and completely exposed to this material the entire time. I spent several days trying to reach Macia at McKay to find out if any environmental reports had been completed within the building that may have mentioned asbestos. After a few days of unanswered phone calls, voicemails, and emails I finally succeeded in getting her on the phone. Unfortunately she seemed entirely uninterested and even made the excuse that she was recently promoted to vice president (I suppose that meant that this problem was below her responsibility) and seemed as though she couldn’t have cared less about the situation. There have also been emails sent to Andrea from someone on our board who was kind enough to try and assist, but of course we’ve received no replies whatsoever. I’ll add that this is and has been typical of Andrea from past instances. I am absolutely stunned that a company can stay in business with such awful customer service. I would strongly discourage anyway, even my worst enemy, from living within a property under the “management” of McKay. *EDIT* I knew it was only a matter of time before McKay replied with their copy and pasted generic reply asking for me to reach out to their office to work out the issue. I have plenty of documentation showing that I’ve called Macia and other office personnel on numerous occasions, left multiple voicemails, and several emails. None of that worked… The truth is this company really couldn’t care less about their tenants as long as the money continues rolling in. I must stress this to anyone who is considering working with McKay because I don’t want others to have to deal with these issues.

Experiencia negativa: If I could give this management company 0 stars I would! They don’t listen to homeowners concerns, they don’t take care of issues, they are constantly raising rates. We have a retention pond behind our home that isn’t treated for bugs. Our yards are infested with mosquitoes and flies. We cannot even go outside! Common areas look awful and are overgrown. They started citing my neighbors for small things like having trash cans out on trash day, having bikes and toys out, etc., but they don’t cite any of the rental properties that have overgrown lawns and trash in the yards and on the curb. They refuse to return calls and emails. Our neighborhood wants to defund them and disassociate from them because they are awful. They hired a man to come to our neighborhood and report back even though we have 2 people on their board that live in the neighborhood. We don’t have a pool, tennis courts, a bike path, a dog park, not even doggy waste stations, side walks, or enough lights! There is dog poop everywhere! They are still building and they refuse to fix potholes left by the construction companies without raising the rates even though they are making bank off us. We hate them! What a scam!

Experiencia negativa: If you want to get violations for having your trashcan at the street ON TRASH DAY or want to lose a tire or two from potholes deep enough to swim in then this company is for you. The community "manager" doesn't speak to any of us or return any of our calls/emails. The 2 "common areas" there are is a retention pond and the grass by the highway and they can't even manage to upkeep that. You can put a request in and not hear back ever. This company is a complete joke. I would give 0 stars if possible.

Experiencia negativa: Extremely disappointing experience with this management company. If I could give zero stars, I would. I’ve been reaching out for months regarding ongoing issues in our community, and nothing has been resolved. My TownSquare requests are frequently marked as “complete” even when no action has been taken. Most recently, a request was closed despite the issue still being unresolved. As paying homeowners, we want to take pride in our neighborhood, but it’s incredibly frustrating when our concerns are ignored and community resources seem to be poorly managed. This company oversees many new-build communities in the area, and the general consensus among residents is overwhelmingly negative. Their lack of responsiveness and accountability is unacceptable. REGARDING A NOTICE THAT WAS SENT OUT TO THE COMMUNITY ABOUT OUR AGREEMENT WITH SPECTRUM WAS COMING TO AN END APRIL 21st. CRYSTAL AND OUR HOA PRESIDENT ASSURED ME TO DISREGARD IT WONT HAPPENED. WELL YESTERDAY APRIL 21st AT 9:00am MY CABEL AND WIFI WAS DISCONNECTED. I HAVE SENT 3 EMAILS AND CALLED AND LEFT A MESSAGE I HAVEN’T RECEIVED A RESPONSE FROM MCKAY OR CRYSTAL. I FEEL LIKE I HAVE BEEN LIED TOO. ITS VERY UNPROFESSIONAL. THIS IS VERY INCONVENIENT WHEN YOU HAVE COLLEGE STUDENTS AND PEOPLE THAT WORK FTOM HOME AND RELY ON WIFI. THIS IS UNACCEPTABLE.

Experiencia negativa: It is so difficult to get them to do anything. Have had water getting in from the roof of my condo. Have called four times within 3-4 weeks span for them to send someone out and still nobody has come to look at it. Something similar happened couple years ago and they did nothing then as well.
Experiencia fantástica: Not all property management companies are created equally. Associa McKay in Birmingham Alabama sets the gold standard for property management the way it is supposed to be and what you would expect, and beyond. McKay provides an abundance of resources for HOA’s to maintain compliance requirements. The team of April Herrick, Andrea Evans, and Bryan Stewart define professionalism. I have read a couple of negative reviews and have asked myself if they are talking about the same company because they are so far from the reality I have experienced. As always, there are two sides to the story. Bryan, who is also the President of McKay Management demands excellence from his staff and they deliver. Since Bryan assumed his fairly new role, he has made a good company a great company.

Experiencia negativa: On February 20 they mailed me a letter saying my fees were late even though they weren't due until March 1. They tried to collect over 400 dollars from me and charged me 50 dollars for the letter. They are completely crooked. I'm sure they will leave a generic "apology" on my review. They treat us like children by CONSTANTLY reminding us of the rules. I paid good money for my new home and they have ruined the entire experience. They do NOT care about you, just your money. Cue generic apology. Update Spoken with Bryan Stewart who gave me the run around and was completely condescending and disrespectful. He said it my situation doesn't matter. He has no business being in this line of work. Instead of helping a homeowner through a difficult time caused by associa he just kept talking down to me. Complete misogynistic jerk. It was their mistake bottom line. Great work assicia, you're running off homeowners. Update #2 I stand behind every single word of my review. FIRMLY. Yes I hung up because your ignorant condescending property manager Bryan was so unbelievably disrespectful to a homeowner and its obvious he enjoys scolding women. I'm not putting up with that. He stated that having erroneous charges and a threat of a lien were "a moot point" since the 50 dollar penalty was removed. Um, no, having erroneous charges on my account is not a moot point especially when you threaten to put a lien on my property. My fees were not due until March 1. Amanda with associa insists on saying my fees were late because I mailed the check, and it went through, in February. How does March come before February? You guys screwed up royally and now you try to use big words and long winded bs explanations to sound important and save what very little reputation you have left. Seriously debate me all you want. Hard working homeowners who have dealt with the nightmares that property management companies are know who is telling the truth. Just read the reviews. Also why is the pool still not fixed when it was supposed to open in May 2024? Get off Google reviews and actually do something. Ya'll suck and you know it and so you bash your clients who are paying good money to live on your properties. We've had 4 property managers in under 2 years. Associa and Bryan have zero professionalism, zero compassion, zero clue and are out to steal every penny they can even if it means bullying and lying as you see here in their response. I'm done with this less than childish behavior. There's a LOT more but my lawyers have advised me not to speak at this time.

Our team at Associa McKay Management did our best to try and understand your concerns, and we also let you know that we provided a courtesy refund of the late fee assessed on your account. Our team members communicated with you via email and phone and sought to discover what we could do to be of service. You chose to talk over our team member and hang up in the middle of the conversation. You then authored these very negative assertions that our Branch President was condescending and misogynistic and that you were talked down to and were told that your situation does not matter. In reviewing the conversation, we firmly believe that was not the case, but we apologize if you feel that way regarding the conversation.

Experiencia positiva: UPDATE as of 2/8/2025: I wanted to follow up on my previous review because I've seen a significant improvement at Associa McKay under the leadership of the new president. It's clear that they've been working hard to clean up operations and rebuild trust with homeowners. It's also clear the real problem lies with the absentee developer-board Rausch Coleman. Communication with Associa McKay has been much more transparent, and I've noticed a proactive approach to addressing concerns. While there's always room for growth, I truly appreciate the effort being made to turn things around and hope to update this review one more time after we've completed next steps. - - - This is a terrible company; complete lack of knowledge regarding what can and cannot be enforced in the HOA communities they manage, like Fox Hollow II in Pell City. Instead they send blanket threats to everyone, making up rules or laws that don’t exist, and it’s usually little petty things like threatening to ticket and tow your guests. Communication is the worst, and they claim they have no idea where your HOA’s money is going but are sure going to make sure you know about any increases or late payments.

Many months they failed to pay utility bills on time and they charged us for the late fee. They paid our $1500 insurance bill and then sent another $1500 less than two weeks later. We got rid of them and do it all ourselves. Basically, all they did was charge us almost $18000.00 in a year for very, very little positive action. Stay away.

I see another 5 star review saying how responsive Phil Mitchell is. Well I've left him multiple voicemails and emailed him multiple times since May 28 with no response (it's now June 6). He must choose which neighborhoods/residents are a priority for him. I'm being charged 712$ for a new account and amenity fee on top of the 950$ annual HOA dues. I am not new to the neighborhood I just moved within the neighborhood. So paying 712$ for a new account and amenities honestly just seems like a scam since I'm already paying 950$ a year for dues.

I’ve never missed a payment in the past and was told that they won’t be able to help me. Our community is falling apart as there are several properties that are not well-kept. We have renters as well as homeowners that have brought the property value down. The HOA does absolutely nothing to make this a better, safe place to live. It’s terrible and several of us are fed up!

Experiencia fantástica: The BOD of our neighborhood had a major switch of members this past few months. Kelly Grimes helped guide and educate the new members of all of the by laws of the covenants. As the president of our BOD, I’ve always been able to reach out to Kelly for any issues and received a prompt resolution to it. Experiencia negativa: I deleted my previous 1 star review to leave another 1 star review. I'm still unsure what they do to manage our HOA. They raised the fees over 100% after taking over. Over 60% of the annual budget is McKay's fee. And they will charge a 20% of your yearly fee for every month you're late. I was charged an additional $20 for using a credit card in 2024. They're making money from this as well. Also raised processing and late fees $5. My actual HOA is $275. I paid $394.03 bc I used a credit card and am 3 months late. McKay, please pull it out gently.

They do nothing with outrageous fees we're forced to pay and instead spend their time sending out threatening letters regarding yard maintenance (I have one of the best maintained yards in the area considering all we were given to work with is clay and rocks with cheap sod thrown on top when built). I have lived here four years and have paid a lot of money (and continue to do so) to try and work with what I've got. But yet nothing seems to be enough for this HOA!! This year high winds created an abundance of weeds in everyone's yards. I've spent a lot of money already with weed killers, etc and am still fighting those darn weeds and HOA is only creating more stress for me by sending out letters threatening me if I don't do better..I'm doing the best I can with what I've got and only God had complete control of wind, rain and weeds!! I'm an 80 year woman living alone and have to pay to have my yard maintained and I do regularly ..But apparently all McKay knows to do is send threatening letters!

Experiencia negativa: I was sent a bill in the middle of January. The bill said payable upon receipt. I was charged a late fee of $25 because I paid after February 5th and a $50 processing fee on February 15th. I paid the bill on February 20th. I paid the original amount of the bill in hopes to successfully dispute the added fees. I was then charged another $25 late fee on March 5th along with another $50 processing fee with a threat to put a lien on my property. I keep getting the run around from customer service. I was told that I could dispute the charges with my property manager. However, she never responded to any of my emails. I called her office phone and her voicemail said that she will be out of the office until July. I then emailed the person who directed me to her. She said she talked to my property manager and they can't waive any of the fees. This company is the worst. They nickel and dime you every chance they get and communication is very poor.

He is extremely responsive and knowledgeable, and a great guy to work with. It's not unusual to receive a response from him even on the weekend. Experiencia fantástica: In the beginning my experiences with McKay were always pretty negative, as a matter of fact I would dread whenever I had to call in to talk with our HOA account manager. However this all changed when Sanita took over our HOA account! The difference was night and day. Sanita is awesome! She is thorough, she is excellent at her job, and anytime we had an issue she went above and beyond what was necessary to help resolve our issues. She ALWAYS followed up with us days later to make sure everything was still ok. Despite the reasons we needed to call in to McKay in the first place, Sanita ALWAYS made sure our issues were addressed and she would do it in such a way that showed us she actually cared about our issues and she would put us at ease even when we were dealing with the most aggravating issues. Sanita has proven time and time again that she is consistently amazing like that. McKay is very fortunate to have her on their team because she is truly a game changer who has greatly impacted her position in a positive and meaningful way. Sanita is truly the best. And I just want to again say THANK YOU to Sanita for always treating us like you care and like our issues matter.

She was professional, personable and respectful (acted like I am a dues paying client instead of a nuisance).SHe did everything to address my issue that she said she would do (IMAGINE THAT!). The issue was RESOLVED in a timely manner. She should be the corporate customer service trainer. Experiencia positiva: I am very, very frustrated. This company manages my neighborhood, and I have been asking for MONTHS for the information in the phone/address directory to be corrected. I emailed Kelly twice and called and spoke with her. A “new” and “updated” directory was just shared with homeowners, and my information still isn’t correct, which means that I receive phone calls intended for my husband - while I am at work. We pay a LOT of money for the services this company provides. Completing a simple task like this one, in a speedy manner, is not asking for much. I’ll be happy to edit this review if someone will fix this issue. Oh, and I’m not the only neighbor who has had the above issue. Edited 8/15/23: Associa reached out - I’m not sure if it was because of the review or my emails to several other people - and they fixed my information. Thank you for your response. Experiencia negativa: I have nothing but headaches from Associa McKay Management since moving to Billingsly Place in Montgomery, Al. I'm a disabled Vetetan and I get reminded my home health nurse cannot park in front of my home while she is doing her job. I moved here 19 months ago and have paid my hoa dues by check, which have all cleared the bank. Now I'm going to be foreclosed on because I didn't pay a "joining fee" at closing or since moving in to B.P.; I've never heard of this "joining fee" and neither have any hoa board members. I have aggressive cancer and this was to be my quiet, pleasant retirement home. It's been nothing but a headache! This is my first, and my last, goat rodeo with an hoa! I've read the rules and I follow them. Sadly, one trip around the block and I see violations on 50% of the homes! Foreclose on a disabled veteran, with cancer for $280? Was this the Freedom I fought for?

The neighborhood I moved into was built for SINGLE FAMILY DWELLINGS. Not for roommates, parties people that could not care less about their yards and property values. More properties became rentals and the neighborhood looks like HUD properties. One property has 6 cars . Street parking IS NOT ALLOWED! Work vehicles that have advertisement on the sides are not allowed either. ie: Joe’s plumbing . Ace Yard services. I complained over and over with no response except empty promises. Jamie Schollian listened and understood. I am hoping to see improvements.

Experiencia fantástica: This week I was fortunate to rent the clubhouse at our Patton Creek Condominium complex. Kelly Breeding made the process very simple. She sent me the necessary contract and instructions right away. I was so thrilled with her follow up to insure I received everything, and even called the day of the rental to insure everything was in place and that our key fob was properly working to get us in the clubhouse. The customer service she provided to me and my group is amazing and so appreciated! I know she wears many hats in her day to day routine and is very busy. Experiencia negativa: I was frustrated at first to be honest. I called to inquire about a letter that was sent to me about a dog barking and how the loud barking was causing a nuisance to other neighbors. This made me very upset because I do not have a dog and being accused of something I didn't do. Prior to this letter in the mail I had inquired about water spots on my ceiling. My property manager advised me to contact the condo association , as they handle exterior. I'm very sensitive to mold and the past few months my health has declined due to the water spots, causing mold. Two months later after my first call to the association I had to follow up with the status. I only learned upon physically going to their office about what happened. They said their phones weren't working. The front office lady was super sweet and helped me immediately. I spoke with April and she informed me about everything and answered all my questions. Updated my review to 1 star because nothing has been fixed in my apartment. I still have water spots, nobody followed up with me after a maintenance man inspected the ceiling. Very frustrating!

Experiencia positiva: They need come out here and see all the cars parked on the street since parked on the street and sidewalks and inforce the rules. Since April has taken over our property a lot more gets taken care of out here. when Daryl was in charge they somehow they went ahead and changed putting the trash cans on the side of the house when it was in the original covenants to be kept in the back or out of sight now you got these trash cans sitting on the side of the house overflowing and it looks nasty. If anything the people should just call the city of Calara and get a second trash can. Experiencia negativa: McKay property management has horrible customer service, does not reply to emails and I regret they manage my HOA. If you are looking at renting from a residence that uses them, or contracting them for management services, RUN!

She went ABOVE and BEYOND to help me with a situation that could have potentially had real negative consequences for all parties involved. Her professionalism is something that everyone, no matter the industry, should study and strive to achieve if they want to be successful in life. Her aforementioned professionalism is only surpassed by her ability to calmly and effectively defuse tense and troublesome scenarios where both parties have their heels "dug-in" and are ready for the fight to come.
