Experiencia positiva: I have been renting from Marathon for nearly eight years and overall it has been a nice experience. Setting up the portal was because I can pay my rent and request maintenance from my PC or phone. I only have one BIG complaint the garage door doesn't work properly and I've requested several times!!! The team they sent out is rude and NEVER actually fixes anything!!! It's been like 3 years since I've been able to pull my car in the garage properly. Come on Marathon... make this right so I can give you the 5 star rating you deserve!!!

Experiencia negativa: I have had rats, wasps, flies all because the house wasn’t sealed properly. The house is infested with rats and every time we need to contact someone we have to send through the portal. We can never get anyone on the phone. When we have issues all they do is refer us to our lease. Poor management and upkeep. If you move into any of there houses please do a triple inspection.

Experiencia negativa: Looking for rental properties and stumbled upon some houses from Marathon, l came to the reviews just to see if things had changed with communication, and still see that Delores is still being Delores and having bad customer service. She is grouchy and mean and was mainly the reason a couple of years ago l decided not to go with Marathon. She needs to change her attitude you are working with the public.

Experiencia negativa: RENTER BEWARE!!!It's ok when you pay on time but if you ever fail on hard times this company will make it harder for you!!They will take you to court so fast and then you will be out wayyyyy more!!When you already was struggling.!!!If you see Marathon MGMt..Run Run and Run.If you read this don't say you wasn't warned.Everthing is set up for you to pay a lot more money!!Just sad how greedy this company is praying for your downfall!!So they can get extra money out of you!!I been through it that's how they treat their tenants!!Im going through it as we speak!!Just terrible

Experiencia negativa: TERRIBLE COMPANY. We have been without heat for almost 2 weeks now. They came to replace our kitchen floor on Tuesday. Ripped it all up and left it, said they would be back Friday (today) and now the work order hasn’t been approved? The company never called, never showed up, and the marathon manager is out sick so who knows what’s going on. So we are left with a huge hole in our kitchen floor. They won’t answer the phone. We have had numerous issues from the moment we moved in. They moved us in with no hot water, no air conditioning, and no working fridge. It took OVER a month to fix the a/c, a few weeks for the hot water, and we actually bought our own fridge because we were tired of calling them. We have 3 small children in a house without heat!!! In the winter! We have been told multiple times that the hot water heater needs to be replaced by the company THEY hired and the refuse to do so. It literally started smoking this last time and they told him to replace the elements and as long as it works they weren’t doing anything about it. It has an exposed wire that gets hot and melts things REGULARLY. We had to call multiple times for them to replace the not work fire alarms. They have multiple windows screwed shut because the locking mechanism is broken. I could go on and on about this terrible maintenance. The house should have never been rented, period. It is just barely habitable. And we pay $1400 a month for a slum. Ridiculous, unacceptable, and reckless on their part.

Experiencia fantástica: I just wanted to say thank you to Amanda Rodriguez for her prompt attention to repairs, details and follow up. I am an owner using Marathon Management for over 7 years, when something goes wrong with one of our properties she is always very upfront about what the problem is and does her best to get things fixed for the tenants to make their experience less stressful. It is not always good news when repairs are needed but hopefully being prompt to notify us and getting it done on time is good for everybody. It has been my experience that Amanda has a great sense of humor which is needed in this business! Repairs and problems don't go away by themselves and she is always quick to work on the fix!

Experiencia negativa: Absolutely awful experience the worst people I’ve ever met. They are god awful. If I could do zero stars I would. Never can answer the phone I literally called them constantly. I had to call them over twenty times throughout the day just to get an answer. They took my application fee of 78$, then never answered my phone calls or emails regarding moving in and paying the deposit. Then when I finally get a hold of them they tell me someone already paid a deposit on the house the same day I called. Absolute BS people and they are a scam. DO NOT USE THESE PEOPLE THEY WILL SCAM YOU. I would rather sit on a cactus for 48 hours than ever have to deal with these folks again. Politicians are more honest than these people. SCAM ARTISTS, that won’t answer the phone just so they can take your money.

Experiencia negativa: I am not satisfied Mrs.Delores had so much attitude she seems as if she woke up on the wrong side of the bed this morning. I'm taking my money and voucher elsewhere. She expects u to already know this section 8 process but hey I'm New to this program and still learning the process so she should learn better customer service We had a misunderstanding about my proof and her patients was absolutely terrible. She should be fired to be honest.

Experiencia negativa: Horrible company to rent from. I literally don’t have the time to put everything wrong out there, just take my word for it. Renters beware. If you want a roach infested home then go ahead, they will charge you to get rid of them or get pest control but never do anything. And when they do they send you a bill that you already pay $40 monthly with your rent.

Experiencia negativa: I had a very bad experience with this company they gave me the run around wouldn't answer my calls most of the time the application process is horrible they want to know all your business but don't keep you informed to none of the process and when you do give them all the information they figure out a way to keep you from getting the house I met all of the qualifications have no criminal background but still wasn't able to get the house just because the leasing manager felt like I didn't make enough money even though my income was three times to asking amount they felt like I still didn't make enough money. I really felt like it was a race thing I hope it wasn't but that's how it felt she was very judgmental towards me definitely wouldn't recommend using this company for your rental needs

Experiencia negativa: This is the worst company to lease with been with them since February 2023,they charge you for everything and do not provide receipts for repairs. Rent is too high considering all the problems with this place.$1300 is outrageous for an home with less than 1000 sq ft.OVERCHARGED.When I started the lease I had to pay deposit, first month’s rent and pay prorated rent. I wasn’t allowed to move in until 2 weeks later after I’ve already paid the fees so they can install the HVAC system. Which never happened and still had HVAC problems and connection problems. Overall, Autumn in the leasing office and Chloe was very nice understanding and attentive. Now Amanda, the maintenance manager has the worst attitude in the department she can’t control her anger. She yells and hangs up on tenants when she can’t fully explain something to you. She doesn’t mind who she sends to your home just calls anyone out there.Everyone sent for repairs has half did the job. Everything a request has been for in needs attention due to never done right. They pick cheap workers and charge you extra fees.I’ve mentioned leaks in the home & outside the home. The worker sent for floors informed me there was. Amanda claims no leaks are detected she’s never been to the property to know about the property.The place is remodeled and it sucks. This place has roaches and spiders, walls are thin, power rarely works, leaks in the bathroom, leaks under the floors, outside the kitchen and A/C and heating unit goes out often.Every problem here is basically your problem and if you use their maintenance request service just make sure your willing to pay whatever price they want you to because no receipts will be provided your receipt will be your payment after you pay them for whatever request you decide needs done.They are ready to take your deposit for anything.Don’t use them go somewhere else or just live in your car before going with this company. Best thing about them is they will let anyone get in a home

Experiencia fantástica: I'll get the negative out of the way since the ending is positive. I moved in back in August and there were quite a bit of issues that personally I feel should have been taken care of prior to me signing the lease, but, to be fair, there were also things that could not have been predicted. In a nutshell, it has made for a frustrating first six months here. That being said, I do have to express my gratitude for Amanda (maintenance manager) and Autumn (leasing manager) for their help throughout each process. While they both caught me in some moments of considerable frustration, they did everything in their power to make sure it all ultimately got resolved. I greatly appreciate those two and Marathon Management for making this right.

Experiencia negativa: So I haven’t been renting from this company not even a year yet and 2 months in I started having plumbing issues up until now! The 1st time I reported they said it was grease, which I know not to pour grease down anything! The 2nd time they didn’t say anything just cleaned my drains, this time they’re saying they pulled out wipes from my drains which they had pictures, I don’t have small babies and I don’t use wipes! They put an $356 charge to my rent for that which is insane because if I have been having problems from the time I moved in what does that tell you, they didn’t inspect the plumbing system well before I moved in or else I wouldn’t have been having problems from the start I spoke with a rude lady by the name of Amanda which stated she was ending the call because the conversation wasn’t going anywhere were her exact words! My fireplace leaks every time it rains and has yet to be fixed even though someone was sent out for that! When my year is up I’m definitely moving!

Experiencia negativa: Not a serious rental/property management company, they are just collecting application fees. They only show units by self showing, staff can’t be bothered to show you the rentals or give any information about them, and they invent and manufacture reasons and requirements for the rental process as they go. I completed their full application to then be asked for additional rent ledger receipts, to then be asked for a copy of my current LEASE (something that has never been asked as part of any rental application, ever) to then be told I need to fill out an additional form to re/further verify the rental payment history I had already verified twice. And each added step of this process takes a full day to complete for some reason. Very unprofessional and a waste of time.

Nina, I'm sorry you had this experience. We do offer self-showings, but we are absolutely willing to meet future tenants at a property when necessary. As far as the background checks go, we do our best to approve all applicants, the reason we may request additional information is because we are trying verify your history so we can approve you. I'm sorry the additional information was such a burden. We don't like having to request more info, but sometimes we must.

Experiencia fantástica: I have utilized Marathon management for 7 years now to manage my 3 properties in Memphis TN. They have been a fantastic and I have zero complaints! I would like to recognize Katie Eldridge who has gone above and beyond multiple times to keep my tenants and I very satisfied. Katie has come to my rescue multiple times and is quick to get my properties fixed if a problem arises. Experiencia negativa: Communication from this rental company is absolutely poor. I signed a renewal lease just to be told the owner wanted to sell the property vacant. Was offered money. Now that I have completed my portion of the agreement , they have stopped email responses, returning calls, or even acknowledging my voicemails. I also did my move out walk through today and no less than 30 minutes later I got a email stating I forfeit my deposit with a $200 charge after the onsite property manager had just told me that he doesn’t see any damage that would not allow me to receive my full deposit. Again, have called & sent multiple emails with nothing response. & not to mention during my stay it took weeks to months for any of my maintenance requests to be completed even the water leak I had. Will never rent from this company again.

I'm sorry you had this experience. As a third party management company sometimes, very very rarely, an owner does want to see their house and this can effect leasing. This is a very rare situation and I'm sorry you got caught in the middle of it. We certainly didn't want this to happen either.

Experiencia negativa: My experience dealing with this company is the reason I DID NOT decide to rent from them. I only gave two stars because the receptionist was nice and pleasant however the management team, has NO RESPECT, RUDE, INCONSIDERATE. I put in the an application, and had to reach out to them because it was coming up on a week with no reply. I was eager to find a place. When I did reach out it took some time getting in touch with someone and they told me they needed more documents, ok, so I provided them. Then two more days passed and I reached out again because I still hadn’t heard anything and it’s very inconsiderate of what I have going on. I spoke with a woman at 9am who was YELLING at me. I stayed calm because I was having a good day but every time I tried to ask a question she’s over talking me constantly saying NO! & that I just need to do what they said and turn in even more documents. I politely say ok and hang up. The conversation made me really uneasy and confused. I had to ask myself what homes do they have that I’m interested in. Because why would I allow myself to give anyone my money and they’re rude or mean to me for no reason! At that point I decided not to rent with them. I just want to give a far warning. If the management team is rude before renting I can only imagine how terrible they would be with a contract.

Experiencia negativa: I called soo many times to ask about section 8 and not one time Laura said let me remind you that even tho we do section 8 you got to have 3 times the rent plus the voucher she told me that after I paid for the application and scan my RTA packet now I can’t get my money back and told me to called the manager the manager didn’t pick up the phone at all and it’s kinda funny that as soon she told me I had to have 3 times the rent plus the voucher the house I wanted was sold fast I would no recommend this company

Hello Crystal, I'm sorry you had this experience. The policy is three times the rent, BUT the MHA funds count towards the income. So if you want a place for $800/month and Housing will pay $800, then your total household income would need to be around $1,600. However we do our best to work with everyone. Today was my first time speaking with a representative(Laura) from this company and unfortunately wasn't as professional and pleasant as I thought it would be. I received incorrect information from the company's actual site and the representative in which I only spoke to once over the phone. I tried calling her back pertaining to the incorrect deposit amount on the application and the false self schedule showing, she didn't answer. Seem to be when I started asking questions and needed more ACCURATE information she became rude and unprofessional through texts messages. I would NEVER do business with this company.

Experiencia negativa: I applied for 8958 Smith Ranch Dr. over a month or so ago and have not received any response. I sent an email previously and spoke with Autumn who told me I was missing documents. I then uploaded those documents to her on January 16,2024 and have not heard anything back. From what I can tell my credit was not ran. I have called the office several times and have not gotten an answer from anyone in no department. I have also reached out to Autumn via phone and email and still no response. This company I do not recommend.

Experiencia negativa: Absolutely the most unprofessional company I’ve come across. I inquired about a property. this company responded and I was told to schedule a self access tour online. So I did and it has proven to be the biggest waste of time ever! I’ve been rescheduled 3 times! All 3 thirty minutes before the scheduled showing time, I’ve actually gotten to the property twice before I was aware of the cancellation. I called Laura Black back after the second rescheduled showing time, she hung up in my face claiming the call was breaking up! I called right back not even 3 minutes later and no response, I left a voicemail no response. I’ve been calling all afternoon and absolutely nothing! I’m not longer interested in the unit, to say the least! At this point I don’t even believe there was ever a self access tour, are they even trying to occupy these vacancies? I’m to the point I’m ready to report them to the Better Business Bureau, I feel as if they are just taking advantage of people!

Additionally, there are times when several people apply for a house at the same time. Since we never know who will be approved or who will ended up following through, we allow multiple people to apply to the same house. This is quite rare and I'm sorry if you got caught up in one of these rare events.

I think they take application fees and never run them. I'm going to speak to a lawyer to see what are my options. Everytime I call, Brooklyn says Autumn is busy, no matter the day or time. Experiencia fantástica: Marathon Property Management does a great job. They are based in Memphis and easy to reach. Sometimes tenants get frustrated with owners not approving repairs and management companies have to step in and try and remedy the situation quickly. Also owners can get upset if tenants stop paying. I know several local management companies and I'd recommend Marathon. They can handle all sorts of properties from Class A to section 8 plus they can review and assess repairs.

I had to be in a hotel with red cross and filled out an application and was forced to pay $850 I f money I did not have. In the process of being approved..I was moved to several hotels..Again while awaiting approval. My application was put in hold because of a third party and now they are saying that I forfeit My deposit I just went through one of the toughest times of my life only to be treated wrong by a corporation that refused to refund money to an apartment I never moved in. Make sure you do not get taken like I was. Not only am I starting over with my life but people are still taking from me. I'm more hurt that mankind could be so cruel.

Experiencia negativa: Our AC has been out for a couple days and didn’t even try and to get a hold of us. We have a 5 month old baby and this isn’t suitable for her. And on top of no response about the AC, our lease was up in late July of 2023. We tried to get a hold of them trying to renew it, and they still haven’t even gotten back to us now (written 9/29/2023). They are horrible about responding and taking care of their tenants. We pay rent. We do our part. And they can’t even do their end. It’s ridiculous. I cannot recommend this company. I’ve talked to dead people that are more responsive than this fools.

Experiencia negativa: I'm disappointed with the service. I rented for 2 1/2 years from this company and it has been difficult to get anyone on the phone or to return calls 90 percent of the time. I moved out 8/31/23, finally see there is a letter in regards to move out deposit but it's going to the address I moved out of! I was instructed to leave my forwarding address on the exit form and to place the form on the counter of the home with the keys. Of course I call but guess what? No one answers. These property management companies really need to do better. You rent pay rent on time and do all things required to live in the property but you all provide poor service!

It’s either the ac unit causing water damage and let me not forget the mold. I wouldn’t let my dogs live in some of those houses. And I had so many holes that squirrels and rats came in.
