Experiencia negativa: This place is the worst property management I’ve ever experienced. I used to rent through Kaizen, which the owners of the house for some reason chose Lubin. There is no one to get in contact with even if you go down to the building. I wish we had read others ratings. We are currently being charged Double convenience fee call me return payment that we resubmitted and paid the late fee and convenience fee .

They Never Truly Fix Anything They Patch Up Everything Like Mold!!!!!!Which They Paint Over, They Have Ongoing Flooding ,Stopped Up Pipes ,Broken AC Units & BUG INFESTATION WITH RATS INCLUDED!!!! I Put In Multiple Maintenance Requests & They Took All Year Long To Patch Things Sometimes They Never Came By & They Have The Nerve To Ask Me Ro I Wanna Renew Or Am I They Lost They Mind With One I Wouldn’t Recommend This Company At All!!!!! They Don’t Care About Anything Not Even If You Have Kids & I Have 3 Small Kids & We Were Constantly Getting Sick Due To Bad Mold Under The Floors & Throughout House Caused By A Broken Pipe Under The Sink That Flooded My House Daily If I Attempted To Cut On 1 Drop Of Water From The Faucet…They’ll Also Wait Til You Report Them & Leave To Fake Fix Things Like Patching Of Course…These Ppl Are DIABOLICAL

Our records reflect that you moved into the home in March. Shortly after moving in, you requested to move out. In response, we attempted to address the repair items you submitted so that the concerns could be properly resolved. However, access was declined on multiple occasions, and the required documentation that would have allowed us to proceed with an approved move-out was not signed.
You are correct that there was a busted pipe during your tenancy, and our team responded and repaired that issue. We also conducted a full audit of the property to ensure that major systems and reported concerns were reviewed.
Regarding the eviction, this action was filed due to non-payment of rent. We understand that eviction situations are stressful, but it is important to clarify that it was not related to maintenance retaliation.
We take maintenance requests seriously and respond to documented work orders. If there are any specific, documented work orders that you believe remain unresolved, we are always willing to review them directly.

Experiencia negativa: The house I’m in is horrible the plumbing has been a big issue since I’ve moved in only been here two months and it’s constantly flooding with BM inside the sinks the tub and the toilet every two weeks I hate I’ve moved here this house needs to be demolished then as this problem proceeded I was hassled about my money for rent when it was a major problem going on after tempting to be fixed I left the home for 3weeks the first week of moving in didn’t return till October 10th moved in September 14th code enforcement has visited and I’m waiting because the house failed inspection

Experiencia negativa: Terrible ppl my house caught on fire September 10, 2025 due to faulty wiring they had aluminum wiring through out the home knowing they band that wiring in the 70s. I lost my dog & cat they did not check on me & my family they did not offer us another place being that the fire was the fault. They have no heart my kids are devastated we lost everything we have nothing but the clothes on our backs. I hate these ppl I have so many pictures I could post

Experiencia negativa: I am writing to formally express my deep concern and frustration regarding the ongoing mold issue in my apartment unit at Lapaloma Apartments. For the past four months, I have been unable to live in a safe and habitable environment due to the presence of *white mold throughout the apartment*. Despite my repeated calls and complaints to the leasing office, the problem has not been fully resolved. While maintenance did come out to replace the carpet and fix the water heater, *the mold remains* a serious health and safety issue in the unit. Photos documenting the extent of the mold are included with this letter. This is not the first time I’ve experienced this. Around this same time last year, I was relocated to a temporary unit because this same apartment suffered from *black mold caused by sewage issues*. This ongoing pattern of poor maintenance and unresolved damage has now resulted in *significant damage to my personal property and furniture — for the third time*. Given the repeated health hazards and failure to resolve the underlying issue, I am formally requesting **one of the following**: 1. To be immediately moved into another clean, mold-free apartment unit while this current unit is properly and fully remediated, **OR** 2. A **significant reduction in my rent** until this unit is made fully habitable, considering I have not been able to reside comfortably for over four months. I hope this matter can be resolved swiftly and professionally. I would appreciate a written response within 24 hours, outlining how your office plans to address this issue. Thank you for your attention to this serious matter.

Experiencia negativa: Lubin has been a really big headache for me. My plumbing goes out and it takes them a week and 2 days to fix it. This was during when it snowed and the pipes froze.. My tub drain is still clogged and NOW my water has been off for 2 almost 3 days. It is very frustrating when u can't even wake up to brush your teeth let alone take a shower or use the toilet!!! We had to go shower somewhere else before I had to go to work that week. Save your time and money and rent somewhere else! I live on LaPaloma Circle and It's not worth it. They've increased our rent but it's not worth it! I'm currently looking somewhere else to move at this time! They turn your water off without giving you any type of notice. I'm really fed up. Yes it's a place to live so I'm thankful but it's not really worth the 725 to me..

They mark them as closes and nobody has ever addressed the issue. Whoever owns this company needs to be closed down. They so quick to go up on rent but can’t handle property issues. Experiencia negativa: They are the most opportunistic people you can deal with. They said my income was not enough for the rent we applied for (my wife is full time in school and we saved for years to supplement our expenses while on single income). The house was without a tenant for 4 months and we were looking for a 2 year lease. When I showed them my savings statement to show that we had our finances in order for the rest of my wife’s school time they took the opportunity to demand a whole year of rent upfront in order for us to get the house. They will take advantage of you at every opportunity! Don’t even waste your time with these people!

Experiencia negativa: I resided with this company for 2 years & all I can say is never again. As many has already mentioned several times the exact same complaints I endured as a tenant with this company. Maintenance is horrible will place a band aid on an issue that will soon arise again, whenever you finally get a hold to someone or someone even shows up. This will eventually cause a tenant to say its pointless to even attempt or try to reach out.I received the most concern with my property after they realized I was anticipating a move . Then and only then is when all the calls and unexpected pop ups started to come up out of nowhere to fix issues Ive had for over a year. I hated being at my own home due to ongoing plumbing issues as many of the previous reviews . From toilet, kitchen sink & tub back ups I truly feel you alls pain. Issues of water flowing if I even attempted to wash laundry ( had someone look at this issue 5 times each time no one knowing what to do). These issues going unresolved as many know will cause other issues such as pest issues which I had to pocket out myself several times for the same plumbing issues to arise again 2-3 days later. It was simply miserable an uninhabitable and I honestly Thank God for answered prayers to be able to be removed from that situation tor my girls sake. I read a comment on social media platform where an agent with the company stated the truth behind the company in a jokingly boastful fashion that they wont allow tenants to move if there is an ongoing issue without pretty much a fight. Well Im here to say please have the whole armor of God on when dealing with this company & if you are a current tenant just watching the reviews as I did when I was searching for insight on if your the only one, know sweetheart your not alone and if there is a will there is a way. Remember whose you is and no one deserves to not be happy and comfortable were they lay their head. The sun always shines after the rain. For those looking to do business with this company please sweetheart pray before you proceed and ask for guidance. He hears each and every last one of us. Praying this company can turn these negative lights around and truly show some care for their tenants vrs just looking and seeking a payout. Money and greed is the root of all evil. My dues have been paid me and my girls are now comfortable in a clean and safe environment and honestly it brought me to tears. Experiencia negativa: Maintenance is terrible no one never answers the phone. Go to the office no one is never there to speak with anyone. Months and months go by until u finally don’t worry about it and wonder why people don’t pay rent. Rent is paid on time maintenance shouldn’t be an issue. Year after year it’s a rent increase with no new touches on the home no upgrades I been living in this house four years I never seen a property manager come out and see if the home need new upgrades paint chipping mold termites eating wood on the outside of the home toilet water brown pipes all stop up old cabinets that need to be replaced because they were patched up from the beginning no installation in the home light bill super high cold in the winter and hot in the summer I mean it’s a mess and it’s so inconvenient because they say it’s not on Lubin but the homeowner, well the home owners are giving Lubin a bad reputation. And I wouldn’t rent from them ever again. And if you thinking about it I’m telling you go else where!!!!

Experiencia fantástica: I enjoyed living here ..light bill was under 200 due to the HVAC package, rent was cheap , water was included , lawn service included , filters were delivered every 2 or 3 months. Maintenance solved all problems...heat worked great and AC was decent during the summer but will go up sometimes. Unfortunately couldn't stay because of job loss but if I moved here again I would. Great company !

Experiencia negativa: If I could leave 0 stars, I would. All I can say is that October will be here soon enough. I'm getting tired of looking at my washer and dryer because there is no way to hook it up (there are drains for the hot and cold water, but no vent for the dryer, and no outlet to plug it into). I have to go to the laundromat every week to do my laundry, which is extremely frustrating in horrible weather, AND I have to work around my work schedule to do it. I'm tired of the never ending pest issue, and of course you have to provide your own method of extermination. I'm tired of making coffee in the bathroom, because if i plug my coffee maker into the one outlet i have in the kitchen, it trips the breaker, and of course the box is outside. There is no vent for the stove. Not sure how safe that is.... Maintenance has been the only positive experience I've had in the short 3 months I've been here, and I'm pretty sure someone's getting tired of coming out here for stuff that should've been fixed right to begin with. No air when i moved in, found out it was the compressor. That has not been fixed, but i was at least offered a window unit until the end of the season. The plastic plumbing that was under the kitchen sink fell off one morning, and well, at least i have a clean floor now... then the heat went out. Maintenance was great in getting it going again, but now i find out that i have just ONE vent in here that blows warm air. My electric bill will probably suffer because of this. Ugh. There is also 0 cabinet and counter space, so this is not an ideal place if you own anything. RENTER BEWARE. I should also add here, that I was never allowed the chance to view the property before I moved in. Definitely would've been a no go

They have no urgency to fix anything mold, leaking roof, busted hot water tank, busted pipe they don't care. They should ve shut down

If you need to talk to someone goodluck..the phone always says no is available they never return your calls and when you go to the office noone ever answers the door! I gave them a 60day notice turned my keys in on time and then they filed an eviction after I had already left the property and given them they keys!!! How is that even possible. Tried calling them emailing the masking what is going on and guess what as always no response!!! DO NOT RENT FROM THEM!!!

Experiencia negativa: If I could give this place 0 stars baby i would 1st they sold us a rat and roach infested home 2nd the roof has such a bad leak it's literally about to cave in 3rd it's fungi and termites under the house 4th it's a hole in roof 5th there's no insulation 6th no gutters whatsoever We got approved April 19th and been complaining about all this nobody has done a lock of nothing at all we haven't even moved in our place yet due to this it's ridiculous oh and God forbid don't ask Angie for help she gone say put in a work order instead of helping you get to the right people...... We eventually moved in the month of July 2024 we were supposed to be moved in April 2024 the place was still infested with rats and roaches we had to get rid of them ourselves our kids room ceiling fell in after they fixed the living room ceiling the air conditioner continously keeps going out our living room ceiling looks like it's about to fall again our floors literally are uneven it's like humps are in the floor mold everywhere we're getting rid of it as well rent is still the same price they knocked it down once after moving in month later and basically doing everything ourselves

My hvac system has been leaking for 2 months and my floors are completely soaked and you can smell the water damage from outside. I'm sure there is mold in my home as I've grown sick and been having health issues since it's been leaking. I've reached out to management multiple times to no avail. They told me to turn my air off. What a joke. But it's not funny at all, I have a small baby in the home and cannot turn off my air with heat advisories. Despicable.

Experiencia negativa: Do not lease from them! My mom is taking them to court for her deposit. And do not trust Angie she is a liar and scammer. They false advertised on a home, the floor reeked of urine after they finally showed the property after weeks of trying to view it. Did not fix the floors as agreed or the other issues! They just put a clear coating over the floor which made it worse. they told the BBB they would be willing to let her into another property but she ask Angie what other properties she told my mom she couldn’t lease with them and forfeited her deposit. But just told the BBB that they would allow her to look at another property to move into. My mom had pictures and the texts. Don’t not lease with them! Please look at the other reviews. Oh and don’t get me started on the lease which I’m glad she didn’t sign. You are responsible for your own repairs, they don’t have to fix nothing. After the 1st the landlord does not have to take your rent payment oh the list goes on. EDIT: no you did not! They property was not moved into because it was not fixed as promised, y’all stuff towels in that huge hole in The bathroom wall. Yall only stated the deposit was non refundable after she asked why wasn’t the issue fixed as told and again yall told the BBB something else so that’s where yall messed up at. So just because you telling somebody their deposit it forfeited doesn’t mean anything when the company is at fault and you stated out your own mouth in text to the bbb that you would be willing to show her the property again( for the 3rd to show that y’all cleaned it) or show her other available properties so again yall just proved that yall are liars. And I also will post pictures and screenshots of the conversations with my mom, the bbb and screenshot of the lease.
Mrs Crawford if we reserve a house for someone and they do not move in they loose the reservation fee. We have had numerous conversation with your mom about this.

That holds my meter fell off in the storm and the maintenance man the request when i called said he wouldn’t be able to come today won’t b back till Monday so my son who has asthma had to wait 3 days not to mention food in the freezer and refrigerator!

Experiencia negativa: Maintenance cut my water off before I got home from work and didn’t turn it back on before they left for the day. They have been working on the apartment downstairs since last year 2023. They have consistently lied about the problems the downstairs apartment have that causes them to always inconvenience me. I pay my rent every month on time leaving me to believe the way I stand on business is not what they’re looking for. Government Assisted Living is the way Lubin does business everyone else is in the way. Black mole is growing in the windows in the apartment downstairs and Lubin got them advertised as Condominiums. When I post the real thing compared to the lies and manipulation that Lubin is trying to pass it will be easy. I called management several times to report my problems but they don’t seem to care. The woman in the office pretend to care but nothing gets done. I am going to post the problems to show that this is reality and Lubin doesn’t care.

Got stuck with Lubin last year after other great management companies, and it has been disastrous. Our plumbing has now been messed up for more than 5 weeks and we can't even get a status update or any amount of caring, accomodation, or interest in our very large problem from Lubin. They outsource to call centers and make it impossible to talk to someone actually at Lubin. I just want to be able to shower at home and use the bathroom, is that so much to ask? Hoping for some growth and betterment as a business from this "management" company.

Experiencia fantástica: I've been with Lubin for 2 years, Bethel Grove area, and I've never had an issue with my neighborhood(loud music, shooting,theft). Anytime I needed maintenance or clarity regarding my lease IT WAS ALWAYS TAKEN CARE OF. There's always someone there to respond. Even if the person you speak with who isn't sure of something, because they all serve different purposes, they will transfer you to the person that can help. Im pretty happy with Lubin.

Experiencia negativa: I was very interested in their property, however; they showed it to me completely dirty and unrepaired. Broken and non functioning lights. Extremely filthy. Very weird, because before I toured they told me it was “move in ready” … I called multiple times and multiple people to try and get the property cleaned or repaired before move in. I also emailed, so if they reply back to this telling me to contact/email, I already did. Multiple times. They were completely unresponsive and gave me the run around multiple times. No help whatsoever or reassurance. They still have not gotten back to me and are presumably ignoring me. Unprofessional company with a lot of red flags. I believe the other bad reviews here now, you should too!!!
