Experiencia fantástica: When I first listed my home back in June with another agent, the experience was frustrating. There were very few showings, no real marketing plan, and the strategy felt more like “hope and pray.” That simply wasn’t good enough for me, especially since I had already set my sights on purchasing a new construction home. That’s when I reached out to Josh Hisaw and his team in Memphis, who offer a guaranteed sale program. Josh personally came to my home and spent over 45 minutes with me reviewing the contract and explaining the entire process. He answered every question I had and made sure I felt completely comfortable before moving forward. I can’t tell you how many people asked me if the guaranteed sale program was a scam. They simply didn’t believe that Josh would actually purchase my home if it didn’t sell. But let me tell you — it is absolutely the real deal. After listing with Josh’s team, the difference was immediate. There were significantly more showings and much more interest in my home. It’s important to note that my house was older, with only one bathroom and a very small kitchen, and we were in a strong buyer’s market where buyers were being particularly selective. Day 45 arrived, and just as promised, Josh put earnest money down to purchase my home himself. However, because his marketing had been so effective, four days later we received an offer from a buyer. Josh worked with me and allowed me to move forward with that offer, which ultimately gave me more funds to put toward my new home. Josh Hisaw truly does everything he says he will do, and he is completely transparent throughout the process. On top of that, he is genuinely kind. I also want to recognize Meredith Gariby on his team. Meredith was incredibly supportive and knowledgeable. Anytime I called, she answered or responded immediately. She truly held my hand through the entire process. I have no doubt that if I had not called Josh Hisaw, I would not be sitting on my patio in my new home writing this review today. If you are thinking about selling your home, I highly recommend giving Josh Hisaw and his team a call. They are the real deal.

Experiencia positiva: Great marketing and we got out first offer within 7 days. However, communication with Josh was sparse. Once we were under contract, we did not talk to him again. He did not respond to calls of the buyer's agent or of our closing attorney. I learned to bypass Josh and reach out to his support staff, if there was a time-sensitive matter. We have not had contact with him directly for weeks; not even a courtesy call when we closed last week. If you are looking for a hands-off agent with competent support staff, then Josh is your guy.

For 9 months my wife and I had to pay 2 house notes 2 utility bills 2 insurance bills and we were really wanting to sell pretty badly I would have given a 5 star review because of them but I want people to know the commercial is not exactly correct and I did have to pay a hefty commission but if you want to sell your house they will get it done

Experiencia negativa: Editing my original review as we found out a year after we moved into our new house that our realtor, Meredith Ewen the homeowners realtor, nor the homeowner disclosed the covenants and restrictions on our lot during the purchase of the house. We specifically stated we did not want an HOA or restrictions/covenants on any of the houses shown to us. We also discovered that the golf course behind our house, which we were told no one could build behind us or we wouldn't have bought the house, is now closed and will be developed into a large residential project, which appears to have been known was in the works for YEARS by most people around the city of Bartlett. You'd think our realtor would make us aware of this, but we were not, and since we were moving from out of state we relied on our supposed relocation specialist realtor for this type of information. Now we are going to be stuck in a construction zone for years. Do NOT recommend this realtor or group as they are not looking out for their customers.

Experiencia negativa: Horrible communication. Not kept in the loop by my agent. I had to reach out directly to the closing attorneys office to get any updates and found out through them that we lost the first buyer. When funds didn’t come through at closing (with second potential buyer) I had to be the one to tell my agent to put the property back on the market so that it would either get the buyer to provide the funds or we could find a new buyer. Why wasn’t my agent proactive in putting the property back on the market when funds didn’t come through at closing? It felt like my agent was working for the buyer and not for me. I reached out directly to Josh to try to resolve the issue and he never responded. I would not work with them again. When buying/selling a property you need constant communication with your agent and this was not the experience I had with Josh and his team.
